Amazing small cozy place. Location was fantastic. Adults only, so the place is very quiet! Immaculate and cozy. Amazing attentive staff. The decor is amazing. Miami 1950s! Amenities up the wahzoo! Kitchen, Appliances, dinnerware, etc. Well maintained, landscaping was great and probably the best motel/motor inn pool I've ever been in. Grills availalble. *The one single tiny issue is the bed wasn't comfortable. Despite that - highly recommended!

We loved everything about this hotel! It’s newly renovated, clean, hip place, pool, and cute decor in rooms. We were in bangalow which is super nice with a deck, and our friends stayed in a regular room, both options great!

Such a great place! We rented two rooms, and just plunked down at the pool. Water was perfect temperature, the property was super clean, the rooms were adorable and comfortable. We used the grill and sat at one of the picnic tables, under an umbrella. Wallis Sands beach is right up the road. Great management. The epitome of family summer fun.

Small, plain, roadside motel, located on Rye- Portsmouth line. Checkin is by text, and a bit restrictive. Directly off A1 roadway and heard Loud trucks passing by until 10 at night. Near the ocean, but no real views. Had a nice outdoor pool, water was ambient temperature-cold for early August of 2025. room about normal size, kitchen fixtures, frig, coffeemaker, toaster, cups, and silverware new. However, a real downer upon arrival, noticed foul odor in the room which remained our entire stay despite Jolene's ( from office) spot spraying & 2nd cleaning. ( split AC seemed the cause of odor.) There were no other services. No real food available etc., on the premises. But drinks are in the refrigerator. High-end price, for average room except for the location, overall too many negatives we were underwhelmed. Chosen for the pool, which was unheated and its near location to Odiorne Point State Park. Has walks and bicycle paths.

The rooms are perfectly decorated and well equipped with all you need for a perfect stay. Clean and comfortable stay. I enjoyed our time there. Conventient location and on site parking. Bed is also super comfy and the pool is great!

Wow. I can't say enough good about this place. Super cute. Retro theme. Perfectly clean. Great location across from the beach . Good parking. Well appointed with snacks and drinks available for purchase in the room. We loved our stay at the Rye Motor Inn.

Perfect place for a romantic getaway. Quaint, well-appointed rooms. Across the street from the ocean. There are small patches of sand but mostly rocky beach. No ocean view from the parking lot due to seawall. Owner nice to talk with. Swim shop has some really nice products.

Thank you so much for restoring this classic. Amazing location. My family lived right down the street in this little slice of heaven for decades. Directly across the street from the ocean. Amazing night star sky, you can hear the ocean if you open your window, fog horn from the light house if you are lucky. After 9pm this part of town goes dark and is VERY quiet. Odiorne to the left, Wallis Sands to the right. Mermaids come out at night and build rock cairns down at the tide pools. Clean air, relaxing and NH crusty. Stayed for 3 nights recently. Room is clean, spacious, well appointed and provisioned. Great local vibe. Doug has done an amazing job, this was not easy to get to this point.

We took an impromptu trip to the Seacoast and found this gem! Fully renovated, this motel has a really cool retro vibe. If you're a fan of Mad Men, it's easy to imagine the Draper family staying here for their summer vacation. With a keen eye for detail and an understanding of what his guests want, our stay allowed us to relax, recharge, and enjoy the best accommodations Rye has to offer. Thanks for such a great getaway, Doug! We will be back!

People are SLEEPING on this inn and location. Minutes from downtown Portsmouth but you're on the ocean!? So clean and well maintained. We stayed in the bungalow and it was the best experience. Always enjoy our stays at the different seacoast apartment hotels owned by the same person but this one hit different. Thanks team, can't wait for our next visit.

Our stay at Rye Motor Inn was exceptional. There is no other hotel along Rye beach with a swimming pool. The pool was beautiful and clean. The hotel has been remodeled but designed to keep its vintage 50s vibe. All the details are great. Also, I would be hard pressed to find a nicer, pet friendly vacation or weekend getaway rental with all the amenities of this one. Doug is an awesome host and we have also stayed at another of his properties the Great Island Inn on New Castle Island also in New Hampshire. This is also a pet friendly place. Any time we have had a question or the smallest concern of any type, Doug has been responsive. The beach across the street is great for a picnic and sunbathing, and you can swim at hightide easily. But the other beaches a short drive South along the road are much more sandy, swimmer friendly, and also good for surfing. When we stayed recently, the Swim Shop was going to open the following week, but I am sure that this will be a welcome addition and another well thought out experience for guests. I have seen a few negative reviews out there, but don't be fooled. Most are excellent. For example, Doug came by immediately and repaired a vintage dinning chair for us and readjusted a light fixture in the bathroom that had an issue. The bungalows are great place to stay. You have your own kitchen, dinning area, & living room. We entertained family and friends nearby during our stay. Thank you Doug - We will be back!
