Don’t rent here. The apartments are fine and decently priced, but that is all it has going for it. The courtyard is infested with rats see picture. My vehicle was damaged in the parking lot and when customer relations finally got back to me they would not provide the camera footage and I quote stated “we cannot guarantee the safety of our residence or their property”. My mail box had been broken into three times, I can’t have any packages sent there or they get stolen. I can’t even count how many times I tried getting them, every time they are stolen. Also sent customer relations an email about this and nothing. They allow residents to let their dogs urinate in the court yard and it constantly smells like pee. Customer relations is amazing during the rental process, but once you’re in they take forever to reply and never answer the phone.

I've been at Santee Court for a year and a half now. Pros: -Legitimately cool units, great price per square foot. -Ricardo is super cool, works hard and does the best he can with the limited resources he's given by Essex. -modern appliances and decent fixtures. -Rooftop basketball half court is cool -Gym isn't special but gets the job done -Little bodega thing downstairs with crappy hours is cool and the staff is nice. Cons: -Management is utterly unreachable. You will leave voicemail after voicemail and not hear back from them. Had an appliance break, took them 4 months to replace it. - The bridge on the roof looks super sketchy. - Elevators break all the time (I got stuck in one one morning at 4am). Inspection stickers are horribly out of date. -No security cameras in elevators, hallways and very few on the building. Package and mail theft is an issue. Elevator peeing is a frequent thing for some reason. - Conserve utility billing is irregular and rates are suspiciously high. Would love an independent audit of those ledgers... - A pungent smell has come and gone throughout my time in the building. Its strongest on the roof and in the hallways. It is always the same stank and mysteriously appears and disappears every month or so. Carina replied with "What smell" when she was on-site and asked about it; prompting an uncoordinated but synchronized eye roll by myself and the maintenance tech who was with us. -Rats infest the courtyard. Like hundreds of them. -Had a terrible roach infestation that the exterminators couldn't fix. Was told i needed to schedule multiple successive treatments. Instead PRO TIP: i scattered a 1:1 mixture of Boric Acid (non-toxic) and powdered sugar in the roach "hotspots". This solved the issue within the month, thank god. -Essex is enormously profitable. Its profits are largely due to their insane neglect and corner cutting with building mgmt. - A while back, there was an illegal casino operating out of the 5th floor. They had lookouts with radios stationed in the lobby LITERALLY 24/7. Some of the dudes were not super friendly lol. Management would pretend like it wasn't happening, and while frantically trying to solve the issue. To my understanding, a resident got incarcerated during the covid eviction moratorium. This allowed a gang to setup a casino or trap operation in the incarcerated person's unit rent-free lol. Super sketchy while it was happening.

All of the fake reviews that mention the excellent maintenance workers are fake..people don't love their apartments solely for the maintenance guys. This place is sketchy and dangerous don't move in here. Don't move into apartments #514. There is a an empty shack/room located on the roof above the apartment that is accessible from the roof. The ceiling in the apartment was removed to create a 2nd story loft similar to the one the neighbor still has. The loft space has been removed but the hazardous damage to the building remains and despite the VP of Essex Property Trust being sent legal notices of the conditions multiple in a lawsuit they did not win nothing has been done. A large beam has been removed in the middle of the ceiling that spans 10 feet, there is a pedestrian bridge on the roof anchored in the that apartment to the cinder block walls with 6 drunkly placed bolts in 1994 even tho the blueprints on microfilm at the DBS have lost the pages for the real plans probably because whatever happened happened to create that mess which is wall holding them up is crumbling and chunks of cinderblock on several occasions fell down out of the wall as massive grew from several feet to 10+ feet in length. Also there is heavy equipment on the roof that is literally pushing threw the roofline which is visible because the ceiling in the apartment has been removed to allow for the loft space and is like 25 feet high and goes right up to the thin amount of material separating inside the apartment from the outside. Holes have been made in the shack on the roof and you can see into the apartment and there are weird tubes and hoses with chemicals and pumps that have no explanation in the room. Frequently as a troublesome tenant the air would become so unbreathable in the apartment that I had to run out of the place. Conveniently my neighbor always seemed to be headed out right before the air went noxious. I could never tell if it was coming from above or from the large gap in the wall right near the ceiling that came from his apartment and spanned 20 feet across which you can only see if you have a 20 foot ladder to reach up that high. He however has a second story loft area so he has easy access to the area where the wall is open on his side and had some sort of "door" into the wall and since my wall wasn't the least bit sealed at the top, into my apartment air. Wonderful people. This sort of hazardous building condition is really the sort of thing that could cause a total collapse of the building and it wouldn't be the least bit surprising in a 114 year old building that the owner could care less about. The cracking cinderblocks with the heavy bridge in the area with the massive beam hacked away at and the super heavy equipment bulging the ceiling right within feet of each other are a prefect recipe for catastrophe. If you live there I suggest you get out fast and notify the Housing Department of the dangers. Don't stay here the building could collapse at any minute. For real. It could be very dangerous. Was this an AI generated answer or maybe you just wish to make everyone laugh a bit for a second. This is the manner in which you deal with problems...suggest that my claims are false based on something totally irrelevant and call it a day in a almost sincere sounding way without actually doing anything about what should be a very serious concern. Your building could collapse but why should you care you moved your offices out of the premises a long time ago so youre safe in Santa Monica if something like that ever did happen. At least it's been made public knowledge of this situation even though you've all known for a year and haven't even gone to look at the problem. You locked me out of the maintenance requests and didn't think I'd see the note instructing maintenance to cover everything up with plaster...

New Review 11/17: Honestly, after their generic ass response for me to “reach out” posted below, I’m even more irritated lol. Consider this my “reach out” to fix the rats and fix the roaches or move me into a new unit that doesn’t have roaches in it :) Moved into the BH building in July. Upon my arrival, there were roaches of all sizes both dead throughout the unit. I immediately scheduled a bug treatment for my unit. It is now November and the treatments that both maintenance and myself have done seem to not have worked, as I still have a roach problem. I can confirm the review below regarding the rats. The corner of the courtyard that is right next to the trash room is absolutely infested and I've seen no efforts to combat this issue. Please fix this. Its gross. The hallways within my building are never cleaned/mopped and are really dirty. However, the lobby and courtyard are cleaned/washed down every morning (thank you cleaning team!) but by the end of the day the courtyard smells like pee lol. I really love the style of the units and the price point for them (I pay $1930 for an 800sf studio with a divider so it kinda feels like a 1 bedroom and it has a HUGE closet). However, PLEASE PLEASE PLEASE deal with the vermin and roach issues you guys have here. Shout out the maintenance team as well, they are AWESOME and very responsive.

The communication here sucks. I wish you luck if you try. They barely answer the phones. They misquote prices on units. They don't communicate with each other, nor do they listen to understand when you are explaining your needs. I am sure my application was discriminated against due to me being apart of a non section 8 housing program. I was originally accepted without my third party then on my verification day was called and told they revoked my acceptance due to them not listening to me when I thoroughly expressed on multiple recorded phone calls that I have a third party payer. I was given the runaround for three weeks past the date I was to move in. I was misquoted when I was accepted and revoked again the second time and was being told I did not submit all of the proper paperwork even though I had it sent four separate occasions. I was willing to work through everything because I fell for all the amenities and everything the unit came with. Fast-forward to the third week, my third party had the check ready to go and we were ready to sign. I didn't even mind that I had to call the leasing office like a psycho ex, I just wanted my apartment. Well, when I finally get someone on the phone... not only is the check amount insufficient because they upped the deposit amount, but now I have to pay $100 more for rent due to having to wait to get the new amount for the rent. I felt so hurt because I have been trying to work this situation out for weeks. My best advice for anyone trying to move here... DON'T! Save yourself the headache because from what I hear when it comes to communication, I am not the only one with this problem. On the brightside, I guess it's better that it happened now then after me signing the lease and when time for renewal not being able to get in contact with anyone.

Living at Essex/Santee Court has been extremely disappointing. The management is unresponsive and impossible to reach, especially regarding serious issues like safety concerns and unexplained charges added to rent. I've called the management office—the only phone number available to residents—leaving messages for the past two months and have NEVER been able to get anyone on the phone. Instead of addressing these matters directly, they push everything onto the maintenance team. It's clear the management doesn’t prioritize residents' well-being, and the lack of communication is beyond frustrating. I can't recommend this place to anyone looking for a reliable, well-managed living situation. Funny how they have time to reply to all the negative Google reviews, while pressuring maintenance to request positive ones. Make no mistake - at the executive level are choosing to understaff their management team because of greed. Edited to reply to managements reply, just so yall know they absolutely did not respond to us within 24 hours lmao

The unpleasant experiences I had for almost two years living at this Essex Apartment Homes, downtown LA Santee Court location started with when I was ready to sign the lease agreement and moving in, without notice, the contract has shown the rent is about $100/mo. more than originally quoted. I was told it's because of the background check took longer than expected, the promotional offer period has expired !! Too late for me to bail out and realized that's the beginning of the trouble dealing with this Cooperation. Pro: The maintenance guys, Carlos and another late Carlos both were the most helpful person who took care of my unit problems. Cons: Not to list all the negative reviews I agreed with other tenants, lack of communication from the Santee Management is my most concern. They provided numerous numbers for you to contact them if any issues, but when it occurred, you won't be able to reach anyone but leave a voice message, except for the leasing office that wants your business. Carolina is the only manager that was responsive and helped resolved one of my issue [thank you] I finally moved out of the studio end of May 2024, and according to the termination of lease that I should receive my safety deposit back within 21 days. Now, 3 months passed, 3 email communication (once a month), still no signs of a check. Compare with the other tenant who moved out in Oct. 2023 and just received her check in May 2024, maybe I should be more patient ?!!

Moved out on 5/23 but the rent was charged thru 5/31; submitted all necessary documents tried to get my safety deposit refunded, but it gone nowhere. Received a phone call after posting a negative review on 8/30, I responded and left a voice message, again, it went silent. This Essex Rental Corp. must be running too many apartments and shortages of manpower, or else, as so many reviews reflecting the same issue that no one is able to get in touch with their Mgmt. So soooo frustrated !!

I don't have the words to describe how awful the management is here. I have been living here for over one year. You have to persistently knock on the door in their other office in a different complex for a human being to respond if theres anyone there. There is no on site management at the courts, they dont answer the phone, they dont listen to their voicemail, the email thats being thrown around has a response time or maybe 2 weeks average if they want to respond. I have been trying to contact management for about 3 months regarding the renewal of my lease. I filled everything out before the deadline and was told by the automated system that santee courts will reach out to me. Never did. Emailed them in the double digits about this, no response until february, said my cosigner needed to make an account, made one, managed to finally get the fella ozzie on the phone told me they would call me back, no call back. Then got served with an eviction notice in the mail because of unpaid rent -- the rent balance is wrong and doesnt reflect the lease Infuriating. Incredibly stressful and this isnt the first I had issues with management. It took them months to get me a proper parking spot instead of a temp one i had. The temp parking structure attendants damaged my car which also was a mess. I had an expired temp parking pass that they hassled me about holding me up many times because management is incredibly sluggish with providing me a new spot in the proper building. That isnt all. When i first wanted to move in i put a deposit in december to hold a specific unit and its price. I filled out the paperwork and was told to wait until someone reaches back out. No one did and when i finally got a hold of someone, they told me that the unit is still available but the price is different. What is that? Whats the point of putting a deposit if the price will not reflect what you reserved? Then they had the gall to tell me that i cant refund my deposit. Eventually, against my better judgement I pressed this issue and was able to move for the price that was advertised on the condition I moved in immediately. This kind of shady practice will get people So the management sucks and i have my receipts.

DO NOT RENT had to make my first review on yelp because of how terrible living here is 1. rent is lower than market because after utilities and fees youre paying the same if not more 2. parking situation is 0/10. you have three places to park your car and all of them are dangerous. parking structure is a block or two away walking through multiple homeless encampments and drama there per reviews below. Outdoor parking lot is right next to the buildings but youre paying $160 a month to park in a lot in downtown LA so prepared to have your car or bike scratched up/gone through/stolen. The underground parking lot had a man sleeping in the walls so theres that. 3. my motorcycle was stolen out of the outside parking lot AND the underground parking lot and ive had packages stolen from my front door when amazon/management decide to leave your packages there. NO cameras in the hallways, NO cameras in the underground parking lot, and i was told the cameras outside at the parking lot was either not working or pointed the other way. 4.roach infestation is out of control, pipe issues all the time. I had brown water come up out of my bathtub drain 6 times within 2 months. 5. their office is UNREACHABLE like many of the reviews below says. you will be ignored for months until they decide they want to resolve your issue. + so many other issues, please save yourself the headache one fun thing here is that youll have friends sending you viral tiktoks of the dumb things that happen in the courtyard, from fights to actual humans defecating if you want to sacrifice your quality of life and mental wellness for your friends to say "hey nice windows" then this is the spot for you!

Do yourself a favor and find ANYWHERE else to live! I moved into the CB building (714 S Los Angeles) in January 2023. Like most, I fell in love with the high ceilings, the exposed piping, and open floorplan. I wish I would have taken the time to read the reviews before committing to a year lease because every single 1 star review here is 100% accurate. The building is covered in roaches -The lobby, the laundry rooms, and the UNITS. There is a serious infestation problem here and the management team try to cover it up or place blame on new tenants instead of handling the issue straight on. Maintenance tickets are rarely handled in a timely manner. I've been dealing with a ceiling leak for 3 months and instead of getting the proper repairs in my unit done the maintenance team will cover ceiling mold by applying a fresh coat of white paint. The only thing Essex has excelled at during the 8 excruciating months I've lived in this building is ignoring calls and denying responsibility. No one deserves to live in these filthy conditions. I highly recommend requesting proof of extermination before moving in. Unless you enjoy living with creepy crawlers this place is not worth the 2k+ rent.

A drug cartel has taken over our building for the last five months and management nor police have done anything about it. Concurrently we have not received any mail in our building for over five months which makes life very difficult. There is no on-site management and hence they do not see, or seem to care about any of these ongoing issues. All of the photographs that you see advertised are a lie, as there is absolutely no furniture on the roof. Santee Court has descended into a slum. Not to mention the deplorable state of humanity in downtown Los Angeles, where one is forced to step over their dying elders on a daily basis. Save yourself, move somewhere else! (New) Management knows that I, and most people in the building, have ceaselessly complained. And it was over 5 FULL MONTHS OF NO MAIL SERVICE!!! The cartel is finally gone and we have mail service again, but how about some furniture on the roof so that we might use that space again?

Worst fucking place. This loft is horrible. Do not move here once again my plumbing has been shit and I pay 3k to live here. My dogs were just taken to the emergency vet due to all the odors and harsh water that had leaked from the sink and under the sink. This is beyond unsanitary . I don't even think it's legal to live this way. Stay clear of santee court lofts please. This place is a fuxking scam and a disaster. Do not move here. This place is horrible, water everywhere and a damn worst control issue which they dot take care of , of course .this place deserves zero stars . I'm about to call the department on them

I had a lot of issues this past weekend, leading into the start of the week. FOB, lights, smoke alarm, it was all falling apart. But then Nelson arrived. He was a life savior. I thought I was going to go crazy with the smoke detector beeping all day and being trapped in my apartment all weekend. Luckily he showed and took care of everythnig. I was exremeley agitatated when he showed up to answer my maintnenance request. But he made quick work of all my issues and even calmed me down in the process. On top of that he has a real great attitude and genuinely enjoys his job and helping people out. Greaty work Nelson, I appreciate your effort and I'm grateful you work at Santee Court.

Horrible parking. I got my car passenger window busted this morning. The people took my bike and laptop inside. I spoke to security and said they heard the incident this morning, 7/28 at 12 AM and did nothing. I spoke to the parking lot attendant from Joe's parking where I pay $160/month and they did nothing. They'll tow your car for not paying the parking fee but they won't have security for people paying monthly. Horrible. I wouldn't recommend this place. The cars are unsafe for the amount you are paying. I also agree with the other reviews. Security is horrible. You'll hear loud speakers at 12 AM riding inside the alley. The garbage truck always collects trash at 5 AM Monday morning, why? The open area are not cleaned of dog poop and pee. I previously recommended to provide a lawn area for dogs and didn't go anywhere. It will save them on maintenance fees and keep the place clean. The roof deck is not cleaned, full of dog poop. It's sad how the place is not well maintained anymore. The onsite staff as others mentioned are gone and you can't talk to management in person. The only helpful person here is Carlos. Will be moving out by 9/1/22. Not worth the hassle, lack of security, lack of maintenance for a $2200 studio rent. I agree with other folks here, this used to be an artist community with galleries downstairs. That's why I moved here. It's no where close to what it was when I first moved in.

Before I begin please santee do not reply with a generic we are sorry I do not need the apology this is simply to make people aware of what they are getting themselves into. I moved in 2021 into what I thought was such a cool loft space. Number 1 red flag the day we moved in they forgot it was our move in day so all the staged materials were in the apartment. We let that go and moved in. The management used to be where the gym was located and with out letting us know management moved to a different building that they own around the corner with out telling the tenants. All proper and attentive communication went out the window after this. Weeks can go by with no reply they do not have the bandwith to help people. In july 2023 I renewed the lease we let them know we were renewing but they were late on creating a new lease so they were sending us rent as if we went from month to month, again lack of proper communication and being proactive. I dont think there was ever a time I could call the first try and get someone to answer. One time I had to walk over to the other building they were in and wait in the lobby for an hour for someone to speak with me. The final straw started in September 2023 when there was a literal 24 hour operation of a drug cartel happening on the 5th floor. They hacked our mailboxes, tore down the cameras in the lobby, had their own cameras above their door (illegal) . People sat in the lobby all day to communicate with the drug dealers on the 5th floor. I reported it several times and security used to be so present and all the sudden went ghost, it was even rumored that they were either paid off or in on the plan. Needless to say for my safety I had to move out in October 2023 and just now getting my security deposit in May 2024 because they tried to tell me I owed them money when in fact the apartment is inhabitable due to California state law. Please save yourself the headache. It is not worth it.

I suggest you NOT COME LIVE IN THIS COMMUNITY! I've been living in Santee for six years now. When we moved in, everything was always on point; before quarantine, management became awful, and many problems have started since then.   Intruders who broke into one of the buildings set our patio on fire. The intruders proceeded to steal our belongings from storage before setting the patio alight. Despite this, the security did not take any action to stop them. The management company, ESSEX, did not do much to help with the situation, nor did they attempt to track down the culprits responsible. To this day, we are still waiting for someone to come and clean up the patio.   The appliances in our apartment have also been problematic. The refrigerator door frequently fails to shut properly, while the stove oven does not work. Last year, one of our neighbors left the water running in their bathtub for five hours, flooding our apartment. It took two years of requesting for those two appliances to be changed, and they were only changed after the flooding incident.   The washing machines are old and have many molds, which have been reported multiple times over the past year.   The washing machines in the building are old and have been reported to have multiple molds over the past year. The management has been informed and promised to repair or replace them. However, it has been a month since they ordered a replacement part, and there has yet to be an update on the status.   There have been several incidents of suspicious activities in the building over the past two years. On my floor, there was an incident where a person was selling drugs, a fight broke out in the hallway, gunshots were fired, and a person was working as a pimp at the end of the building. The smoke shop and coke dealer on the fourth floor have loud parties on weekends and have been known to be aggressive toward those who report their activities.   The bathrooms in other apartments around the building also have the same problems. One of my neighbors informed me that the fan in their bathroom is not working, and I have also reported the issue multiple times since black mold started appearing on my bathroom walls. It has been two weeks since the problem began, but action has yet to be taken to resolve it.     I am concerned about the security of the building as the cameras are not working. LAPD had requested access to the tapes after I was attacked while entering the building, but unfortunately, the cameras were not operational. Additionally, a few months ago, I was struck by someone who had access to the building, and I reported the incident to the security team. However, despite numerous reports of similar incidents, management did not seem to take any action.   I contacted Jessica, one of the property managers, but unfortunately, she offered no solutions or assistance. It's frustrating that despite paying rent on time, management seems uninterested in addressing issues in a timely manner. This has made it challenging to feel safe in our own homes.   Consider my review as genuine. It's important to avoid reviews that may be biased due to personal connections with the management team or paid reviews.

The apartments are beautiful. Management could stand to be a little more involved, I don't have too much direct dealings with management but, i want to take the time to say the maintenance and security staff is wonderful. I see and interact with them almost everyday. They help to make this place feel like a home, and they're reliable and trustworthy. They keep this place running.

RICARDO RIVERA is the best building manger/maintenance/ property keeper I have ever seen. despite Santee being a Downtown building , it is probably the most upkept building in the area. Fairly spacious apartments for lower than market average price. Good amenities and close to everything. And top notch staff. Jessica Hill, the community manager who oversees this building and PE lofts once again has proved herself to be one of the most valuable assets Essex has - her customer service is just spectacular. When it was time for me to leave DTLA, she assisted me with getting a transfer to another Essex property, and it went flawlessly. People like her are one of the main reasons I've stuck with Essex over the years. Thank you Jessica!

In December they re glazed a tub (toxic) in the unit below me and did not open windows, warn me, or respond when I came home to noxious chemical smell that made me and my dog sick, me with a migraine and sore throat and sinuses from breathing chemicals and her with digestive upset and lethargy. We slept with our windows open after reaching out asking what the smell was hoping I get enough airflow to not be affected but my throat was burned and who knows the long term affects. The following day I did not hear back regarding what the smell was and slept at a friends house. the following day after many attempts to get into contact with them they finally messaged me that the smell should have dispersed and that it was a non toxic (doesn't exist) tub glaze and that they would open the windows. They didn't. I had to reach out again. When I tried to address the fact that this was wrong and caused me harm Jaquline said they hired an outside contractor for the job (avoiding responsibility) she wouldn't give me their contact and she also never gave me the name of the product they used that they claimed to be natural and non toxic. Again tub glaze is toxic no matter what. There are less toxic options but you're still supposed to wear ventilation around it and open the damn windows. It off gasses for 48 hours and VOCs cause altziemers. They are so wrong for this. I didn't even hear back for 48 hours and then they finally opened the windows. Countless roof leaks onto my possessions, visible mold, and loud work on the roof or surrounding apartments with no notice starting as early as 7:30 am. Projects always go longer than they say, by months typically. All amenities were out of commission for the majority of the year I lived there. I reached out for an over month trying to get into contact with anyone regarding my lease renewal. finally Carolina got into contact with me and was apologetic for her lack of response and via telephone call promised my pet rent would be waived for the last month I lived there as my dog would be elsewhere. I asked her to text or email me that right away and it never happened. When it didn't happen and I mentioned it after receiving an email listing the charges for move out some joker named Troy emailed to ask for proof which was never sent to me in writing as I had asked Carolina and her coworker to do. Do not talk to them over the phone. Take screenshots of your maintenance records and chats. These people are crooked. They even took 40 days to send me my deposit/ prorated last months rent even though legally they have to have it to former renters in 21 days. I cleaned the place top to bottom scrubbing every surface Before I moved out and while I lived there and it was a waste of my time. I left it cleaner than I received it. They still charged me for cleaning the stained sink storage that was better than I received it and a spotless toilet etc. I sealed my own apartment and kept drains covered to avoid the cockroach problem but it still got me. They blamed me for that too. Take a walk in any of their buildings and tell me you don't find roaches on every surface or save yourself time and just look at the other reviews. They'll spray for roaches in one apartment and then leave them to scuttle along down the halls and in the electrical closets etc. These people truly do not care about you, your health or wellbeing or about giving you what you've paid for. I cannot say it enough I DO NOT RECOMMEND living here. The folks that actually work here in person are lovely. anyone you deal with via the ap, phone, email etc are truly awful. Especially Jaqueline and Troy. They are particularly nasty. Honestly go take a look and ask around. I'm NOT at all a special case. This is their normal. Trash. Should have sued. There is so much more tea than this. Look up Essex Property Trust on the Better Business Bureau website. Can't wait to read their response saying how unfortunate it is that I had a terrible experience which is worth absolutely nothing to me and the people that still live there and takes no effort.

Finally moved into my new apartment and it has only reinforced how I feel about this community. I chose to pick up a 2nd lease for a month as I was so anxious to gtfo of here. That's correct... I wasted over $2500 just to get out of here a month early. I continue to stop in from time to remind myself where I've come from and what it's like to live in the slums (sarcasm). If you could believe it this place has actually gotten worse. I had to update the update to my review after seeing this flyer when I popped in to grab something I left at my unit here. People are literally breaking into people's units and stealing their dogs. Can you believe this s**? PLEASE SEE PHOTOS. MANAGEMENT WANTS YOU TO BELIEVE THESE INCIDENTS ARE NOT THE NORM BUT THEY ARE. 3x in the last 2 months I have come home to the same transient shooting heroin in our elevator between 1 and 3am. There are constantly residents waiting outside the door for you to "buzz them up." There is no sense of security here. People routinely smoke weed in the elevator. I love weed don't get me wrong. Sometimes I want to peacefully take the elevator with my girlfriend who doesn't smoke and doesn't want her hair to smell like a joint. Instead we get to take the stairs because the elevators hot boxed... again. The security who looks like Super Mario needs to be fired. He's routinely rude and the man never looks up from his phone. He actually makes me feel less secure in the building. His nonchalant attitude towards his job shows all the residents, transients and anyone visiting how little this place cares about protecting you and they act accordingly. This place is like the wild west. I have got in 2 fist fights trying to get people to stop playing basketball in the middle of the night on top of my unit. I shouldn't have to protect my right to sleep peacefully. Too add to this the place is filthy. When the lobby and elevators are mopped in the morning it is comparable to the job a child does when you tell them to do their chores but they rush through the job so they can get back to playing video games. The unit is cool but the constant wear of dealing with the surrounding areas, the lack of security, management's excuse filled rhetoric, and general lack of property upkeep is not worth the trade off. I'm here to remind you again. DON'T DO IT! YOU WILL REGRET MOVING HERE.

I first want to start off this review by saying our experience with the Leasing Team - specifically Ciara - was amazing. They were super insightful, helpful and expeditive regarding the application process and any and ALL questions or concerns we needed addressed. Now for the painful part - my partner and I toured the Santee Court studios twice over the last 24 hours: the first time we fell in love with the charm of the spacious unit and surrounding courtyard - security guard doing his rounds, fresh disinfectant on all walking areas, and a market with everything you could need on a moments notice. We submitted an application on the spot, acknowledging the dangers of the area but loving the proximity to the fashion district and downtown. Last night, however, after realizing our naivety and sitting down to read some reviews we saw the cracks in our potential new place - reports of roaches, drug problems with tenants, lack of security, and issues with a corporate management system. With a pit in our stomachs, we went back to tour bright and early this morning and saw what we so easily missed yesterday. Granted, we saw NO traces of roaches throughout our entire time there and noticed various garbage in the bathroom and fresh urine in the toilet during our first tour, but chalked it up to it just needing cleaning and potentially a messy prior tenant or potential resident. HOWEVER, our second visit we actually got to speak with some of the tenants - ironically the exact one who had left the review that made us truly question this complex (thank you both again for telling us the truth of this place). It was through them that we realized the roach problem wasn't just with their unit or some of the others, it was the entire building. If they're not in the unit we looked at, they're evidently in the lobby of the CB building, in the actual walls, and a serious issue at night. This is somewhat expected with a restored building, but the cherry on top was the crime and drug issues. Homeless encampments, smashed windows, and various drug paraphernalia litter the outside areas (keep in mind there are really no gates fully blocking in the courtyard that leads to the entrances of the buildings so anyone can wander through at any and all hours). We did a more thorough check of the unit we applied for and looked in one of the drawers and found a literal crack pipe - I've been around weed products in the past and this was NOT that. I'll attach the photo I took if I can - and yes management is aware and requested us to send the photo before we left the leasing office. On our way out, we noticed the only security guard on premises did in fact have his head in his phone the entire time while walking around. We also peeked in the laundry room on the same floor which had an open window to the fire escape and it looked as though someone had decided to stop in through there to do a little washing and drying - laundry was piled high on both machines. We cut our losses and pulled our application before the 24 hour mark and unfortunately won't be back. I'm sorry for the novel-length review but if you're hoping for a relatively safe, positive experience - this just isn't it. Again, Ciara was a huge help and helped us set up the return of the holding deposit (in check form to be sent via mail), but the writing is on the wall with this place. Bonus: the stolen dog poster from another review is still up all around the building and VERY recent!

My cousins was a former resident here who couldn't wait to leave. I'd visit her weekly and it seemed like every other visit she had a new story about being harassed by people living in the surrounding areas. This location is on the border of sanity. Look at a map, you're literally in Skid Row. Don't let their responses on Yelp fool you. About the only thing you'll ever receive from management is attititude and excuses. It's not a coincidence that there's a reoccurring theme amongst all of these reviews. The roaches are very real. The lack of security is very real. Every negative comment I've read in these reviews my cousin has shared a similar story. Keep looking or regret it later!!!!!!!

I was about to move in, but for the past week, no one returned my calls, texts, or emails, so I voided the lease. I even tried calling and texting from different phones, but still no response from the leasing office. Also, none of the utilities are covered, the building is extremely overpriced, and border's Skid Row. I did not feel safe walking here when I viewed the apartments.

I lived at Santee Court for 2 years, and while it was great for the first year, it was HORRIBLE the second year due to ESSEX Management. Their changing management and security companies made it almost impossible to feel secure that they were taking care of the property and your safety correctly. The location being right on top of skid row, made it very unsafe and dirty around the property. Homeless people would steal packages from our lobbies a lot due to scarce security supervision and no cameras in the lobbies. I've had homeless people follow me into the garbage room to rummage through our trash. They do not like taking any responsibility for their mistakes, and will nickel and dime you for every cent they can upon move out. I moved out in February of this year, earlier than my official move out date, and they didn't officially log my move out date until late April, and tried to have me pay more fee's that I do not owe due to their error. Also beware of move out costs being taken out of your deposit. They will automatically take out a portion for repainting the walls and cleaning, even if you do it all yourself. They took half my deposit out when they said they'd only take out $100 for the cleaning/painting costs. The only good things about this place are the cool apartments with high ceilings and other tenants you make friends with. Also, this location is on an emergency exit route so you will be hearing sirens non-stop, so if you're sensitive to that beware.

I absolutely love living here! Been at SC for over a year now and have renewed my lease for another. I'm very familiar with all other dtla properties (I've seen them all!) and I can honestly say what Santee offers here is considered one hell of a deal in all pillars-Safety, price, space, views and a comunity environment with amazing amenities! Some People have reviews below regarding noise and skid row... you are moving to DTLA so be prepared to see that anywhere you go in a 10 mile radius regardless. Btw we are not located on skid row. Santee is actually off the grid from Spring street so you don't get any of the loud ass drunk locals yelling at night below your loft. This is a plus! Instead you meet some pretty awesome neighbors that you get to hang out with while enjoying your evening on any 1/3 rooftops we have. The fastest maintenance service I've ever seen and an attentive leasing staff! We have 24 hour security that will even walk you to your car if you ask nicely. Can't beat SANTEE!

Maintenance manager is the only person who cares anymore, the mgmt here has gone to complete garbage. They even moved their office off site to avoid the residents and the complaints about running the property, stuff gets stolen frequently, new residents are running parties on weekdays till 3 in the morning without security intervening and all the windows on every unit are broken with no communication from mgmt when they will be fixed. This place used to be at least decent but with the new mgmt nobody responds and the property is going downhill fast. Filing a formal complaint with the city and trying to vacate as soon as possible. DO NOT MOVE HERE AVOID THIS PLACE AT ALL COSTS.

I have lived here for nearly 10 years , this use to be a great place to live but starting with the new property managers that obviously only care about $$ this place really went to crap. Not sure who is living here but there is Urine in elevators and hallways, people breaking into apartments , packages stolen from your door step on the regular. Even clothes stolen from the laundry room . Graffiti left on our doors and elevators. They charge nearly $3,000 in rent and they don't even answer the phone when you call.

I've lived in DTLA for over 2 1/2 years. I moved up here from San Diego. I had no idea about downtown LA. I had never been in downtown Los Angeles. And I knew nothing about apartment communities in the area. I needed to move up here quickly for a new job and I did a lot of research online to try to find a complex that I thought I might like. After looking around for over a week I kept coming back to Santee Court. There was just something about the way that it looked that I liked. When I called, they did have an apartment! So without having visited here, only seeing the photos that they sent me of the loft, I bit the bullet and went for it! I can tell you that it was the right decision! Since I've lived here, I've gotten to know a lot of the people in the community. Many have lived here for years and there's a reason for that! I would say it's more like a community than just an apartment complex for sure. People in this building and these units take care of each other. When our lease was up we didn't leave Santee Court, we just moved to a larger loft! There's a lot of variety here in units and lofts so if you decide you want something bigger there's always something to move up to. Julie at the leasing office helped us and continues to be a help whenever we need it. The property manager is great and so are the maintenance and security staff. I don't think there's a lot of other places in downtown LA that you get a parking spot included in the cost of your unit. I would say the value here exceeds other apartments in downtown in many ways. We have a market in the complex, they are remodeling and there will be restaurants, it's close to everything in the historic core in downtown, and you could walk pretty much everywhere in downtown LA from here!!!

Love my work/live space here at Santee. I work from home due to the pandemic and the Santee agents, Jacqueline and Ciara, have been very accommodating! Ciara helped me find the right unit within my budget and I couldn't be happier. She helped me through the paperwork process and I moved in within a remarkable time. Huge help. Jaqueline has been a massive help and has really made me feel comfortable within their community. Any issue I've had, she's been there to help me resolve it. She is always around with a great attitude willing to help! Both Ciara and Jaqueline have great attitudes and give the property a great vibe. Thank you Jacqueline and Ciara!!

Santee Court requires a $500 security deposit with their application, unlike most other apartments in the area. I applied july 16th and was rejected the next day. It took them 21 days to get my $500 security deposit back by check when they said it should take 7-10 business days. They also don't refund you electronically. The front desk people were nice, but being out $500 for 3 weeks was difficult, especially after paying first months rent + security deposit at the apartment where I now live. P.S. The apartment buildings are beautiful, but Los Angeles street is not. You'll probably want to look between spring and figueroa for a better area.

TLDR: The inside of this building transitions seamlessly with its exterior surroundings. Took a tour of these apartments with my friend the other day. The common areas were absolutely disgusting. Elevators looked like they had not been cleaned in years and there is tagging on the metal as if you were in a truck stop bathroom. The unit we looked at was decent enough but I was disgusted to find a dead roach in the kitchen area (aren't they hardy enough to survive a nuclear winter?). Unfortunately this was more likely a sacrifice to whatever gods that roaches subscribe to because we came across a few that were still very much alive under the sink. The shared laundry area had a funk that gave me PTSD flashback of a 24 Hour Fitness sauna. One of the floors sounded like an animal shelter as we walked by. I'm glad the experience was awful enough to compel us to cut our visit short, because we encountered someone peering into the back window of our SUV on our way out (we knew better than to leave anything in sight, living in SF has prepared me for this). For the price this place ain't it. You can do better.

So this is hipster meets Skid row (because skid row is your neighbor).... Thought I'd write an update since almost being here of 6 months: What I like: * The residents are amazing. I have never lived in an 'apartment complex' (if you even want to call Santee Court that) where everybody is just so friendly & will hold doors open for you. You can tell people take the time to get to know you here & remember your name. * The $1 tacos you can buy every Friday & Saturday. They are the best! * The market is very handy too, decently priced. They even carry specialty items like food for life gluten free bread & coconut oil. * The hanging lights are pretty. * Very clean gym, & it always smells like Febreze in there. * Security are always friendly. * Rent is due on the 5th, which gives you more time. * The stainless steel appliances are nice. * Maintenance responds to your requests in a very speedy manner. Out of all places I've lived, Santee Court has had the best maintence team. * Gym is updated & there are free weights. What needs improvement: * Parking (pretty sure this is a big one). I just don't understand why the company can't provide one (1) parking spot either in the underground parking, or the lot next to the Bailey Hat building. Just doesn't make sense! I really dread walking through SKID ROW every morning, let me tell ya (that's where your free parking spot is located). It's just a joy getting hollered at by homeless people. I also don't think it's fair the closer lots are still not very affordable: $160 for one underground parking spot(correct me if I'm wrong) & then if you are parking in the Joe's lot it's $100/monthly. Also the free parking spot you get locks on Sundays, so without your card, you're screwed. The door to get access to the stairs *sometimes* works. Card will cost $50 for a replacement. * Recycling bin is located in trash room in the Bailey Hat. It's nasty & there are flies. & Messy a lot of the time. *LAUNDRY: You use a stupid card. The machine only accepts $5,$10,$20 bills. Oh & to reload the card the machine is in the Bailey Hat building or the Connell Building. *The light well located on the 2nd floor in the Brownstein Louis building is not smoke free. So because I'm on the 4th floor, smoke travels UP, and through my window!!! I really don't understand why this place isn't smoke free. It's very irritating because there are times I'd like my window open. I've talked to the leasing office about this, & their response was 'can't do anything about it, since it's not a smoke free building'. **** TIP: DO NOT move into units 14,15,16,or 17 in the Brownstein- Louis building. You will have NO privacy because the windows in these lofts face the walkway where people are constantly going in and out to get to the elevator. The view sucks. Window is closed all the time, feels like a cave! *** TIP #2: Get used to having your feet black, as concrete floors draw dirt (not a surprise) but I figured this isn't a personal problem with me, as I spoke with other residents who have the same issue. Think about it: you're dragging bits of skid row into your loft. BTW yes it's TRUE your rent will get raised up once your getting near the end of your lease. Which is a bummer.

I had a really unexceptional experience with Santee court and I think it's important for people to know especially because this situation involved money. I saw several units in three of the buildings in the area. I spoke with a leasing agent about putting in an app in and she said if I didn't get approved the deposit of 300 would be go back on to my account. I got denied and she said she would speak with the financial department and get me my refund asap and get back to me the next day. Several days past I hear nothing. I call and she says hasn't heard back yet from the financial department and she would call me back in a couple days. Days pass no call. I call back she's not in the office. She calls me back several days later still no news on when I'll be getting a refund. I go to the office days later and speak to another leasing agent and she says it takes 21 days to get a refund. I was never told about this 21 day rule and by this point it's already 20 days still no refund. I call back day 24 to speaking with C (my original leasing agent) no answer. I hang up and drive two minutes to the office and there she is in the office. She says she still hasn't heard from anyone in corporate but she knows someone personally and is going to contact them directly (again). I can't move into the new apartment I found because I'm still waiting for this refund to add to my deposit on a place that actually respects their future residents. I've now been sleeping on my friends floor for over a month waiting for someone to do their job so I can have the money to move. After yet again receiving no information I leave and I call Essex corporate. I spoke to a really nice lady who told me she spoke to C (the leasing agent) several days ago and told her they sent a check out but it was returned and they would have to send out another. Why did C never say this to me? Why would she never have any new information for me when someone is telling that there have been things done on my behalf? Why does it take C over a month to have no answers or rather the same answer which was she didn't know anything. At the bare minimum C just didn't do her job. At the bare minimum she should've had a different answer for me. She should've tried to all she could instead of ignoring calls, not getting back to me when she said she would or even in a reasonable time frame. It should never be this easy to take someone money and that hard to give it back. Essex has too many buildings for this to be an issue. I know every place isn't going to be a well oiled machine but people should be held accountable when they treat some like disposable plates others like sliver spoons. I liked the units but I'm glad I got to see the people working inside. Best I never had.

Management must be smoking whatever everyone in the surrounding Skid Row area is because they kept guiding my sister to the 714 building telling us to go to unit 804 on my self-guided tour. There's only 5 floors! Luckily a resident helped us out and directed us the right way. Yeah the units were pretty big but other than that this place was disgusting and the whole area smells like a urinal. Save your money and move somewhere where you don't have to evade syringes and human shit every few steps.

I ve been visiting my friends for the past three years in the 743 santee alley building and I ve noticed recently since november that there is an apartment that has ventilation tubes running outside the windows most of the time when walking in the alley. So I asked my friends and told me a group of suspicious people moved in and they have been complaining to the office about chemical smells and fumes in the hallway coming from that apartment and sometimes my friends can smell it in their own apartment. They suspected its a drug lab and the management didnt do anything so they called the police and raided the apartment and found drugs and equipment. Fast forward months later they are still in the apartment, ventilation tubes dangling from window, u can see it when walking in the alley. My friends complained again but management is not doing anything. This is very bad for the residents and visitors as these smells and fumes are toxic and they represent a safety issue that might affect health and building. Its very reckless on management's part. Also, there are suspicious people around the building and in the hallways always watching and roaming and thats unsafe for residents and visitors considering the type activity going on. Also, there is no security daytime or night time every time I go there which makes it very unsafe if something happens because they are not checking the building. This is not acceptable for someone to live in this type of unhealthy and risky behavior. I wonder why no action is being taken? ***update: the cops already arrested them and MANAGEMENT let them back in!!its been months and the tenants are still in the apartment, larissa has replied that for privacy reasons they cannot share any actions taken, however no action is taken since the tenant is still continuing the ILLEGAL activity. So please take action and less talking. Peoples lives and health are not a game, this is very serious ***3/28/2021 update: tenants are still in the building. They removed the lock on the door and installed one of those numerical keypad locks. They still put their cooking house outside the window to cook drugs. Now they have more people coming in the apartment. Shouting in hallways late at night. Most of them don't have keys as I said they installed a numerical keypad, so they shout from the alley to their apartment. Very unsafe for residents and health hazard and illegal.

Worst place I've ever lived. Parking lot is unsafe and cars are broken into multiple times a week. Apartments are extremely over priced for what you get. My entire floor had a roach issues that were caused by the food vendors below the units. They would come through the walls and the cracks of the windows Maintenance will just walk into your apartment without warning. If you want to live in a loft in this area I would recommend checking of the Grether and Grether lofts (they have underground parking) or the mayfield lofts ( they are newly renovated). Also every single package I ever had deliver here was stolen. I ended up having things send to the local post office for pick up I really hated it here. Please don't move here. Take your money elsewhere

Although I'm not a current resident, I've been touring various buildings in DTLA in anticipation of my move this fall. I set up a tour during the quarantine and Janine, the leasing agent, was more than friendly and helpful in accommodating me. The units look beautiful, and the little community below is everything I could dream of. I've lived in DTLA before, but in South Park. I see a lot of concerns over the area, but I'd rather have to be a bit more alert in my neighbourhood than live in a cookie-cutter overpriced apartment like the new ones popping up all over. My move-in date got pushed back unfortunately but Janine was great in following up with me, even personally sending me photos of upcoming units! After a string of tours that entire week, Janine and Santee Court still stand out in my mind. I'm really hoping to be able to move in soon!

Let's start from the outside. The apartments are located in the fashion district, which includes a lot of homeless. They are pricey in my opinion for the amount of sq. ft. There is a lot of construction going on, the rooftops look unkept, the pool looks like a YMCA pool from 20 years ago. The tenants talk about someone cooking drugs in the apartments. The PARKING!!! They actually want you to park blocks away and take a shuttle IN THIS NEIGHBORHOOD!! The food area and convenience store is a nice touch. The court yard is cute (but seems dangerous, given the area), but it's not blocked off from the general public.

I wish I could rate just Janine in the leasing office bc she deserves 10 stars!!!!! anyways, I just renewed my lease. I have lived in LA for 5 years and ofc ever building has its issues, but santee is super present about trying to fix things etc!!! My biggest issue was my heat has broken a few times and janine in the leasing office lent me a space heater!!!!! so amazing!!! the security is so nice it feels like a community!!! the little market has everything I need and there too!!! this place truly makes LA feel like home and I have just resigned my lease to live here another year!!!!! Really good management!!! Julie and her team are wonderful and reply within hours to a day with any issues. They address everything head on and made living there very easy. -the gym is really convenient and nice. -the pool is small but on the roof and good view. -the washer/dryer are community style and older but work pretty well for most part and cost money to use each time. -the high ceilings and studio windows are very pretty. -BUGS!!!! There was so many bugs all over my apartment constantly. That was my only complaint. -shower pressure is very poor -neighbors are RUDE. Overall, the management and leasing office made the experience very easy and enjoyable! However, a little over priced for an older studio w $165 parking a month. Location is basically in skid row.

I have been requesting pest control since the beginning of MARCH. My kitchen sink is leaking and has attracted an infestation of roaches. I have been asking and asking and asking for pest control to come but only receive any recognition when I yell at the office and threaten to withhold my rent. I have put my request in writing multiple times and have been ignored. I have been lied to repeatedly by the property manager Jacqueline who seems intent on not providing any customer service at all. The assistant Charlottle (I think that's her name) won't even get up from her desk or speak in an audible voice and is so incapable of providing customer service or acknowledging that she has a responsibility to uphold the lease as much as I do. Janine the leasing consultant offers every excuse about being over worked by Jacqueline to be able to schedule pest control, provide customer service or really anything else. I have REPEATEDLY requested a phone call from the regional manager MIKE who's office is at the Pacific ELectric lofts and have heard nothing from him. This is gross mismanagement from Essex and Santee Court. I have been unable to use my kitchen for over six months, my dishes and pantry are stored in a giant rubbermaid tub that I had to buy just for this purpose. I have spent hundreds of dollars of my own money on roach sprays and bug bombs. Jacqueline the property manager claims it is against "Company Policy" to reimburse me for these expenses. Today Pest Control was supposed to arrive between 10am and noon according to Janine and Charlotte. At 9am I heard a knock on my door from my bed. I called out and heard nothing. Got up and put on some pants and checked the door to discover that the pest control guy was claiming he had sprayed my place at 9am. First the office lied again about what time he would be arriving. Second he never even came into my apartment to spray and lied about that. I have received so many lies regarding this ongoing issue over the last 6 months that I do not trust ANYONE associated with the Santee Court Leasing office anymore. I will be using my quarentine time to sit in front of the leasing office warning all prospective tenants not to move here because the building is infested with roaches and the management is as useless as tits on a bull.

I just moved in with my boyfriend to Santee Court about 6 months ago. We love it so far! We looked at a couple of other lofts in downtown. However, as far as price, amenities, size, this one fit the bill! Our loft is massive at 970 square feet with beautiful factory windows. In addition, there's a huge kitchen counter and in unit laundry, which is always a major plus. The loft looks great with all the exposed pipes and concrete floor. It's a great space to decorate and I get a ton of compliments on the space. As far as amenities, there's a great rooftop overlooking the city. We often barbecue up there and it's great for entertaining guests. Also, there's a gym downstairs and an easily accessible market with necessities when you don't have time to go shopping. On Friday and Saturday this lady makes tacos and burritos in front of the market and they are delicious! Lastly, whenever I had maintenance problems the problem was fixed the next day. Not sure if I'm just lucky with my requests but it's super nice to not have to wait or follow up. What I like most is that there is a strong sense of community. It's a very dog friendly area and most residents are pretty chill. There's a lot of local businesses like coffee shops and restaurants that are great and very convenient. Not to mention I enjoy being next door to the flower district and getting fresh flowers every weekend. Overall, I enjoy living in this space. Downtown might not be for everyone and it definitely has its pros and cons. But if you're down to live in the city and enjoy going out here then this is an excellent spot!

Finding a new place to live can be a daunting task. Fortunately, my most recent experience with Santee Court was an absolute dream. It just happened that Santee was the first place on my long list of places to check out, but before my tour of the property even began, I knew that this was my new home. Big, bright, open floor plans, tall ceilings and sealed concrete floors provide the loft look and inspiration that I need working from home. The contemporary fixtures and appliances really round out the unit. I didn't have laundry at my last place so to have a dedicated laundry room right down the hall is a treat. Rooftop basketball, golfing cage, multiple grills, and hot tub/pool make my place the hot spot for entertaining friends downtown. Onsite gym and marketplace? Too easy. There are also a number of restaurants and coffee shops in the bottom floor. Security is available around the clock, 7 days a week. There's no onsite parking unless you have a motorcycle, however, they've got a deal with a parking structure right around the corner from Santee (no additional fee). For those uncomfortable walking to it during off-hours, there is a complimentary shuttle that will take you to and from the parking deck. Motorcycle parking is free within the building's underground parking (jackpot!). Julie and Monica, in the leasing office, were incredibly helpful during my application process and move in. I can rely on them to answer any questions in a timely and cordial manner. The maintenance team does routine checks and are prompt to address any tickets submitted. Recently, they checked everyone's AC units before summer hits. Smart. They found that my unit wasn't turning off automatically and have addressed it accordingly. Recently, Santee Court just made available to all of its residents an online system for monthly rent and maintenance tickets. Easy to use and extremely convenient. All my neighbors have been so friendly and everyone seems happy to be here. It's a great community. Hope to see you around at Santee Court! Xoxo, Shane-O
