I really wanted the food to be amazing. It was good; however, I had higher expectations. Maybe tonight was an off night. The environment and staff are fantastic. The decor is just fabulous! This place is definitely fun to have drinks and chill.

If you are looking for Mexican, this is the place! I had the menudo and it was served impeccably with all the trimmings. I loved the atmosphere and best part were the Amazing patrons who come here and my servers. Big shout out to Nacho! Amazing meal, great people and unforgettable hospitality. Can’t wait to come back again soon ❤️❤️❤️❤️

July 25, 2025 6:36 Worst experience ever!!! Literally rushed me and my pregnant girlfriend while we still was eating. Every 5 minutes a worker came to our table asking if we were doing good. After the 6 random person came and stopped our conversation it became clear not welcomed.Had full plates of food didn’t get to enjoy had to take it home. While sitting they put a long table together with ours while we still was eating to accommodate a family that just walked in.

I've been here twice. The food has been great. I love the decor. I sat outside both times, just because inside, I felt it was a little squinched. I would definitely recommend.

Great drinks, beautiful atmosphere, but tasteless food. I was hoping the food would be better because it started out well. I don't think we would be back unless we came for drinks. Needs more flavor. Sad because we wanted to love it here ! :(

I was excited to see this open in West Ashley as I've been wanting to try the one downtown. Well, I don't know how you have 2 places with the same name and have such different reviews. I ordered the chicken mole and mole is usually a little sweet, but this was SO sweet I couldn't eat it. I didn't complain because menu says it's sweet, again mole has chocolate in it so I knew that, but this was over the top. My wife's tamales were decent. The drinks were the best thing we had, but we don't go out to drink, we go out to eat. The menu is small compared to most Mexican restaurants, which I thought would be a good thing because sometimes a place with too many items aren't that great. I'll wait until the "newness" wears off and maybe try it again, but I'll probably just check out the one downtown first so I'll know what I'm comparing it too.

Some of my favorite Mexican food is found in Southern California and Arizona... but Santi's is the real deal! I've never had a meal here that wasn't exactly what I was looking for! It hits the spot every time. Happy hour is from 4-6 and Mondays are $3 tacos Tuesdays are $5 house margaritas ... choose wisely or go both days lol. I love coming here around the holidays because they decorate so much it's so festive and fun. They have a huge outside patio so plenty of summertime seating as well. My go to order is the Carne Asada Burrito Grande

No mocktails. Bartender refused to make Virgin margarita or Virgin Mojito. My mother and I walked in at 4 pm on Friday afternoon, restaurant was dead. Head bartender was taking care of us on the Patio and when I asked for a Virgin Mojito he told me he couldn't do that because they were pre- batched. I asked if he could make a Virgin Marg and he also said it wasn't possible because they were pre - batched. I've bartended for 15 years and I know no one wants to make a mojito, hence why I shifted to a marg. But they DID Use to be known for their $5 Mojito's in a Coca- Cola cup!! I asked him if I could simply have "Lime juice, agave, some soda water and maybe some oj" and he said, "No." He said he had NA beer or a Pina Colada, neither of which I wanted. It baffles me that he'd rather blend a drink than make a mocktail. With that, I'm actually surprised his blender wasn't "broken." I literally chose to come to Santi's over Los Reyes on Wappoo because I've HAD a Virgin Mojito from them before and it was OUTSTANDING. Having been alcohol free for almost 5.5 years, I get super stoked when I find a place that has mocktails or takes the time to make one off menu . It makes me feel just as special / seen as someone who's drinking the real deal. A mocktail is the same steps as cocktails minus the booze, it's really not a tall order. It also took him a while to circle back and take our order- my mother thought he had forgotten about us. I guess Pablo (bartender / server) wasn't in the mood to accommodate his only table before shift change. I regret going there and wish I would have stuck with Los Reyes! Mocktails are becoming more of thing meow. It would be rad for Santi's to be a bit more accommodating for those who choose to live a little more consciously.... However I won't be around to see if they do!

Great drinks, beautiful atmosphere, but tasteless food. I was hoping the food would be better because it started out well. we would not come back unless we came for drinks only. Needs more flavor. Really bad. Sad because we wanted to love it here ! :(

I'm originally from the north, where we have some good food but the Mexican food is mostly lacking. From what I've noticed, the Mexican food gets worse as you head away from the Mexican border. That being said, this was some of the best Mexican food I've had in a while. I ordered three tacos which included a beef taco, an al pastor, and a steak taco. The beef taco was alright, the steak taco was good for what it was, and the al pastor was some of the best we had. I was very fond of their homemade chips and salsa; the chips were very unique and they had a smoked spicy salsa option. The staff was also very attentive. All items were decently priced. I would definitely go back if I were in the area.

Santi's West Ashley is a fun addition to the area. The food is ok, hits the spot if you come with reasonable expectations. Not at all bad just not wow. Service is friendly and unrushed. Santi's is all about the ambiance and this location is coming along. Fun and interesting decor that changes all the time.

Excited to try the new Santi's in West Ashley! I have been a fan of the original Santis downtown for years. This new addition is fun, funky and a fantastic addition to this side of the river. The decor is fun and vibrant. Lots of artwork, murals and a Frida vibe. The food was delicious and the prices were great! They have lunch specials and favorites. We tried an appetizer, three entrees, a round of drinks for 75 dollars before tax and tip. Excited to have a fun spot for margaritas and Mexican food close by!

We have been waiting for a few months for Santis to open and it finally did! And it was worth the wait! They were slammed busy but everyone was pleasant and really working hard. Our server was great, really hustling and trying to get everyone taken care of . He apologized for the wait and was very attentive. We started with the shrimp stuffed avocado, which was loaded with shrimp and had great flavor. For dinner we both the Fro burrito. And a few margaritas....They have the best margaritas in town! So glad they are open .... Will be our go to for Mexican food and margs!

The atmosphere is awesome! They really did a great job with decorating and the layout. The service was super slow and our waitress never brought a few things we asked for. Given, they were slammed. The food was not great. I was really disappointed. The rice was dry and flavorless. The beans were like watery beans and cold. The burrito I ordered was so cold the cheese had hardened. I don't think I'll be back for a bit. If I do return, it will be after things slow down some. Excited to have this in West Ashley though- others seem to love it!

So disappointed. Chips with salsa were very thick and hard. Husband's steak dinner was tough and the beans served with our meals tasted of baked beans from a can. I hoped this would be our new Mexican place - it isn't.

After dining at the other original Charleston location many times we decided to try the West Ashley spot yesterday. Pleasant surroundings, good service with friendly staff resulted. The food was outstanding as we expected (even better) than the best at the original. Santi's is far superior than any other Mexican restaurants in the area.

We ordered take out for the first time while visiting family in West Ashley. We ordered the wet chicken burrito and the combo that had a tostada a taco and an enchilada. The food was ready when we came to pick it up. The portions were generous and so very good. When we return to Charleston we will eat inside. The restaurant had such a homey feel. I recommend this restaurant when wanting Mexican food

Amazing all around. Coming as an Arizona native, the bar has always been set high. Santi's does not disappoint. Upon entering we were immediately seated, and no less than a minute later were served water and chips and salsa. Both tasted fresh and home made. Requested if they had any other spicier salsas, and was given a very hot salsa tasting of roasted red peppers. Made me tear up, and I'm not shy to spice. Mixed some in with their standard salsa to add an extra kick and that was definitely the way to go for flavor+ spice. I've read in other reviews saying there are other salsas, which would have been nice to try but we were just offered the one. Next time I'll be a little more specific when I ask to get the others to try. Got the margarita, which came frothy, cold, and deliciously strong. The taco plate (steak, Mexican style, crunchy), was authentically Mexican (minus the crunchy part I opted for, which was still executed well. The shells were freshly fried yet not overly greasy.) Was garnished with pickled jalapeños which, is nothing special but will definitely add spice for those who are looking for it. Also came with a small container of green salsa, which was sweeter and milder but great with the tacos in addition to the like squeezed on. Would have liked to see two, one container wasn't quite enough. The rice was good and refried beans were also yummy, although I would have liked to see some cheese melted on top or perhaps cojita sprinkled on. I prefer something a little extra with the beans but still appreciate the protein nonetheless. The girlfriend got a steak chimichanga, which in my opinion is good but, a little light on meat compared to what I'm used to in AZ. Nonetheless it was crunchy, and the steak had a lot of flavor. She couldn't finish it so we will get another meal off of it. We tried the chips and queso as well (given on the house by our exceptional waiter.) The queso was quality, piping hot and had good flavor beyond just a cheese taste. The queso firmed up when cooled down, a good sign in my book that it isn't overly processed. Interior where we ate was well decorated, there was a freshly painted mural on the wall sporting Mexican and American pop culture icons. Girlfriend thought everything looked interesting and pretty. Music played was mostly top hits, stuff you would hear on radio. No authentic Mexican jams, but still lively and a good time. All in all, it was a great Mexican meal right close to home in West Ashley! Will be coming back. Santi's stands out. P.S. If I could ask for one menu item, quesabirria tacos would be amazing if done right. :D

From freshly made salsa to homemade tortilla chips, this place was delicious. We did learn that a pitcher of margaritas is more than for drinks. I assumed it would be for drinks because a bottle of wine has for drinks, however, that is not the case. Everything we ate, had true Mexican labor, and the decor was quirky, conversational, and uplifting.

Glad to see a Mexican option in West Ashley. Santis has great outdoor seating, 2 bars, great specials, good food but horrible chips and salsa. Chips are thick and flavorless, salsa has zero spice, and lacking overall flavor. Only the second night open but service wad great sitting at the bar. Food was affordable and pretty solid but the menu was limited with mostly Americanized Mexican options. You're not getting authentic Mexican meals here. M

I would like to start this review with an apology. An apology to my body for the abuse I put it through by forcing myself to eat most of the food that was served. I managed to eat 75-80% of my meal due to being extremely hungry and the understanding that I was going to pay for it, because the service was not of a level where they'd take care of you for a bad meal. The queso I would give a 3-4 stars, the queso fundido was chunks of tomatoes, sprinkled cheese half melted and a few bits of chorizo that was so sparse it more resembled mouse droppings. On the topic of chunky tomatoes in general the knife work on all items served was very clunky and disappointing. The steak chimichanga had zero flavor which if you think about it takes some talent! The beef enchiladas suizas tasted better, but lacked any more finesse or flavor than a 5 year old with Walmart chop meat and taco seasoning could muster. The atmosphere however was great and if the food had been more on par, I would 100% go back based on the atmosphere. Unfortunately the food was not even close to par and this has been added to the list of "worth a try, but never go back" restaurants.

Not sure where to go when we walked in. Menus were moldy. Only served dark meat chicken and only chicken legs on plates. Expensive for what you get. We got the wrong order. We weren't sure how to pay our bill. Waited a long time and waiter did not bring a bill. We approached the front of restaurant to pay and were still confused. Charged a credit card fee. Soda was offered in a can (no free refills for the price). Waiter was not friendly. Ambiance was loud and busy. Dining area did not appear clean. We did, however, receive a free entree because we got the wrong order. The tortilla chips and the corn tortillas were good. But we do not plan to come back!!

This was a disappointment. I love the location downtown, and have never had a bad experience there. This location, however, leaves a little to be desired. I understand that they have only just opened, and there is a lot of room for improvement. The physical space is marvellous. The deck in the back with access to the bar is wonderful, and I can see many tequila laden nights being spent there. The dining room's decor and ambiance, are similarly nice, but the seating plan is going to cause management some headaches. There are more than a couple of community tables, which I personally do not mind, but I can see some customers objecting to that. The placement of their two-top tables is not good. They are shoe horned in amongst the four tops at catty wambas angles, and will be very snug when things are busy. My service was tepid at best, While the server was extremely nice, I did not get the sense that he knew what he was doing. We had some miscommunication about getting chips and salse for the table, as well as a couple of the menu items. I am sure that he will grow into the job. The food was what really sent me over the edge. With Santi's opening, there are now 4 Mexcian restaurants in West Ashley within about a mile and a half of one another. With that type of competition, one must really be on top of one's game, which alas, they are not. The chips, while home made, were thick and tasteless. The salsa, however, was very nice with a nice hint of cilantro. For my meal, I ordered the combo number 2. It was dreadful. The food was bland, lukewarm, and crowded onto the plate. I could not tell the taco from the chile from the enchilada. The chile exuded an unusual amount of water, which is usually a tell tale sign that something is being thawed from frozen The presentation was colorless. Overall, it felt as if the kitchen really wasn't into making an effort, which is a shame. Considering this company has two other locations which are quite good, I imagine someone from upper management will see or hear about this spotty opening, and make some changes. I don't want to pan the restaurant since I know they can do better, but I cannot recommend the food at this time. Go sit on the deck and drink up a storm.

Tacos were very tasty and well priced and don't even get me started on the margaritas... exceeded my expectations! New go to spot for Mexican food!

It was good Mexican American food. Awesome atmosphere, wonderful decor, the best staff. They were slammed and there was a long line. A patron waiting in line with a 5 top and a 6 top behind our 2 top was waiting for their plus 1. When their plus 1 arrived, the friend decided she didn't want to wait her time and led her friend to a table that was just exiting and sat down without any regard or consideration for those of us waiting patiently. I told the waiter that they scalped our seat and jumped the queue and without hesitation, he walked over to them and told them in a patient and professional way to get on with their rude selves. It was refreshing. Grew up west of the Ashley. Not sure when people this side of bridge got rude but they need to stop.

My husband and I went to Santi's for the first time this afternoon. Where to start, the service was terrible. It was so slow we were often ignored. My order was incorrect , cold and terribly bland. We normally go to Senior Tequllia and that will remain our Mexican go to. Don't waste your money.
