Coffee is ok…kinda weak. I prefer my coffee to be stronger. Avocado bagel was alright. The bagel itself was tasty, and you can’t go wrong with avocado but I was looking for a bit more. Maybe some radishes or tomatoes or chili flakes?? Don’t get me wrong, it was tasty, I just wanted more than the basic. Pastry case was severely lacking. I was there mid-week before 830am so being out is concerning. I’m a tough judge!! Staff is friendly. Nice vibe inside. Music isn’t too loud. Ample seating inside and out. Ample parking in the morning.

Had really high expectations for this place and was expecting an amazing latte and pastry. I got an iced vanilla latte for my friend which was great and ordered the special rose vanilla latte for myself they were advertising. My latte came out extremely sour. The croissant was super rubbery and tasted like something you’d buy in a box at a grocery store. Overall I was super disappointed, I’m hoping it was just due to it being so busy but I was really expecting a good latte from this place. I had other people in my group taste mine to be sure it wasn’t just me and everyone else was equally disgusted by the very sour taste. At over $20 for two coffees and a croissant I was really thinking it would be good.

UPDATE: I've come here a bunch since then and then playlist has been back to normal :) Thank you!! This place is amazing. I LOVE this coffee shop and come here every week to work but I’m here right now and the music is SO distracting. Usually there’s like coffee shop music - relaxing, chill. But right now they are playing PARTY music like we’re at the club. I cannot work like this so it kinda defeats the entire purpose of being at the coffee shop. PLEASE fix the playlist ASAP.

Super chill spot perfect for work, study or a game date (which I went for with the wife). The aesthetics give a clean look and the ambience is relaxing. They have a limited though very yummy bruschetta selection for a light meal. The jam and prosciutto was delicious. They also have a good selection of specialty drinks, including a rose late we enjoyed and the best chai latte I’ve had in a while. They also have a gift section that has fun little things for coffee and tea lovers. We will definitely be back!

Back when it was Provision I used to come here often. Now i’m not really a fan at all. I thought it would be the same but just a new name but it’s very different. The staff are not the most welcoming or friendly and the coffee is just not good, especially for the exorbitant prices (8$+ for a latte).

Writing this review after time and time again of slow service. It can take 25-30 minutes to get 2 lattes. The coffee is great but it’s so unbelievably slow it carves into the overall experience

Love the new Seedhouse coffee shop! A great atmosphere for hanging out and getting some work done. The staff has always gone the extra mile to get my drink just like I like it! Can’t wait to see more of their events supporting local artists.

I liked this place when it was Provisions but this location passed away after Draconian COVID lockdown era. Anyway, super cool coffee shop and diverse selection of coffee drinks. I pray that they get that cool bar going, and their awesome outdoor fireplace ( when cools off ). This place would be a goldmine, add an acoustic act on Friday nights! Boom! I think they applied for liquor license? I'd totally get a drink there and if they can stay open later also would be great. They could be masters of the espresso martini if they want that? I do agree with prior review, it does feel " unfinished" but I'm sure the owners are working on things? Nice online ordering system also.

I came here back when this place was still provision almost 2 years ago but hadn't been back since! They still sell provision coffee but it's not the same place. It still looks pretty much the same inside from what I remember! They have some fun options on the menu. I got a casara rose latte, iced, decaf, and with oat milk. I don't remember what all it had in it but it was really good and none of the flavors were too overpowering. Almost felt like a cocktail but in latte form. It was a bit busy but they got everyone their drinks pretty quickly which was great! Would love to come back for a matcha next time because those looked good as well! It is a little overpriced in my opinion, I got a small and my drink was nearly $10. But I would still come again!

As the other reviews said, no longer Provision but still use Provision beans, but I knew this since I follow Seedhouse on IG. Seating is the same, I just love the Arcadia area. I got the Cascara Rose Latte - 16oz, while delicious coffee a bit pricey $9.69 after tip. But I also knew that too from seeing their menu online. Baristas were really friendly. Good spot! I'll definitely return in the future I just usually don't go as often to shops that are $9 and above for lattes, my range is usually around the $7-$8(ish) after tip, since I support local coffee shops every day I gotta budget but definitely worth checking out!

First time at Seedhouse, which I'm so excited about! I stopped going to Provision after having a bad experience at the new (now only) location. The vibe here is really great, all the baristas are super friendly, and they had some really fun snacks. I will definitely be back!

Ahh, the sirens call of a good bagel was tormenting me so despite the heat I climbed in the car and headed to Seedhouse. Just as delicious this time, my Everything Bagel was demolished in short order. As I had promised myself, this visit I taste tested a latte and was pleasantly surprised. This small plain latte could stand all by itself...even without Bagel Heaven next to it. Expertly prepared with enough heft and smooth notes to carry thru to the bottom of the cup. Delightfully chill inside, this shop soothes the Heat Frazzled then adds quality food and drink worth stopping in for.

This was previously the Arcadia Provision location but has now been turned into "Seedhouse". Apparently "Seedhouse" will be converted to more of a retail space that still serves provision coffee... whatever that means. I've talked to some of the baristas and they seem just as confused about what's going on here as the general public does. Not sure if Daniel Suh had anything to do with this. In the meantime, "Seedhouse" looks the exact same as Provision did minus the branding and vestaboard. It also functions the same way minus the food and cocktail service. It seems to be in a strange sort of no man's land without a clear sense of direction. Hopefully with time they will figure it out and I can update this review. Also, the patio here is very nice but seems to have a fly infestation. I noticed many people swatting at them and personally had to leave after 10 minutes to get away from them Great location, great coffee, good people, but not sure what is going on here.

It's a cute lil space. I love their outside seating and it's nice. I met my cousin there to chill and have coffee. We both got a matcha and some toast. I loved my salted maple matcha and seasonal Jam and prosciutto toast. The baristas and the cashier were great and would answer any questions we had about the shop since we knew it changed recently. We wanna come back again and try some more things from there!

I visited today to try the matcha drinks. The ambiance felt unfinished and lacking unlike PROVISION, and the drinks are quite overpriced for what you get. The baristas were engaged in a photo shoot while preparing our drinks, which might explain why it took over 10 minutes to make two drinks, even though we were the only customers. The wedding cookie matcha drink was good, though it tasted more like a cookie milk drink, which won't appeal to matcha purists. Overall, the experience was underwhelming, and I won't be returning. It would help if the staff would consider the customer experience.

I went out of my way to get what I believed was going to be a better coffee than some of the faster drive-through places, I went to provisions on a regular basis and loved it so I thought if they use provisions beans, it would be equally as good. I was so wrong. It was the worst cup of coffee that I have had in a long time, bitter, bitter bitter, I had better luck with office Keurig.

The staff was friendly and I could hear them talking to regulars and building those relationships. It is a smaller coffee shop but they have a really nice patio! It was recommended that I try the Cinnamon Toast Nitro. It was amazing!!!!

The coffee is honestly really good here, but I definitely don't recommend stopping by in the morning if you've got places to be. Waited about 40 minutes for a single coffee this morning and it wasn't even busy inside. It could have just been an off day, and the coffee was good. This is just a fair warning to those in a rush in the morning, this might not be your place.

The coffee and ambiance are great. But I had to take off stars for their using paper cups only. I had ordered my latte to drink in the shop, but was given my drink in a paper cup! I want my latte in a ceramic cup if I am drinking it in their shop! Same with all the plastic cups being used for cold drinks! I came to meet a friend for coffee and got an iced matcha with almond milk and it was one of my favorite matchas I've had. The inside area is so clean and spacious and very aesthetic. The workers were very kind and let us stay past closing time. I would come and work from here in the future!

Amazing service and ambience , I could hang around here for a few hours ! Staff greeted me and helped me decide on the perfect drink (I'm indecisive) I love a matcha ! And it was lovely . Thank you for making my day especially in this economy , it's already costly to treat yourself , but when service and product quality align , I will support !!

Love the Seedhouse! Patio situation that other reviewers mentioned seemed to be resolved as there's always people sitting outside when I visit and it is clean. The staff is super friendly and the drinks are good too! They have some really cute glassware, coffee, and tea for sale right now and if I had space at home I would totally grab some. This is a good space for studying or meeting up a friend. There's a pretty big parking lot too so parking never has been an issue. :)

I stopped by this location and found out they are no longer Provision. Super bummed because the Shakerato is the best coffee drink in all of Phoenix and they are no longer allowed to have it on their menu (and the Missouri Provision - now the only location - has horrible customer service and is always running out of things on the menu - including the Shakerato). Sadly, Seed House is just as expensive as Provision ($7.60 for a 16 oz latte). I got a maple latte. They still use Provision beans and the espresso tastes good. However, they have no straws (pet peeve) and they only have lids with the gaping hole on top which are literally hell if you have young kids. Like any mom wants her coffee cup to have a one inch hole on top when she's wrangling a baby or toddler. If Seed House gets straws (NOT paper ones) and new lids, I'll bump them to four stars.

One of my favorite coffee shops in Phoenix. Even though they are going through a transition, I think it's really starting to come together nicely. The coffee is still outstanding and I am really enjoying the new menu as well. They have put out some fun seasonal items like the pumpkin spice latte, that was really good. I enjoy the peppermint mocha that they have available currently. The service is always top notch, really friendly people. Lots of baked goods to choose from too, I have a gluten allergy and they usually have more than one option for my dietary needs, which is rare for a coffee shop.

I've always love the location and vibe of this shop. When it was provisions the prices were so high ($3 more per drink than any other shop I visited) I refused to go. I recently realized it is a new shop in this location. I was pleased that the prices are reasonable and they used organic syrups as well. Drink was delicious! I will now be frequenting!

I used to visit before it became "Seedhouse." I decided to stop by again recently, and I ordered a salted cold foam Americano, but something just didn't taste as good as I remembered. The atmosphere of the place just seems very different and not what I expected, although the baristas were very friendly and welcoming and definitely made the experience more enjoyable!

After several months since taking new ownership, I was hoping to see more. Baristas don't seem happy and are clearly distracted when someone walks in, coffee is fine but pricey, and overall the shop feels undone...it doesn't feel like it has an identity of its own. I stop in time to time mostly to enjoy the patio, but it isn't my first choice.

If you're looking for terrible, watered down coffee with bad service and a dreary atmosphere, you should go here. As an added bonus, the barista is glued to her phone, checking social media posts while customers choke down their crappy, over priced drinks. I've never bothered to make a review for another business, but this place was such a disappointment that I felt it was necessary. Please don't waste your money here.
