"Just unveiled this July in Greenport, Silver Sands Motel & Beach Bungalows is a hidden gem along Pipes Cove that feels a bit Wes Anderson-meets-the Long Island coast. Recently bought and fully restored by chef Ryan Hardy of Charlie Bird and Bar Pasquale in New York City and his business partner Alexander Perros, the motel is reminiscent of a bygone area. While the renovation was a complete overhaul, the owners stayed true to the property’s original mid-century décor with 1950s-inspired furnishing and cheery patterns throughout the 20 motel rooms and 14 cottages. The resort lies on 45 acres encompassing their private sandy beach facing Shelter Island, perfectly landscaped grounds, a salt marsh, and bird sanctuary. And because food and beverage are a focus for the owners, great dining is a priority with weekend cookouts, pizza baked in an authentic pizza oven flown in from Italy, and fresh oysters from their onsite oyster farm run by Oysterponds Shellfish Co. Restaurant options include Eddie’s, their beachfront eatery; a retro snack bar that offers house made pastries, sandwiches, and expertly brewed coffee; and Nookie’s, a renovation of the property’s original 1950s diner, which will be completed by fall."

"Why book? If you’re looking for carefree days and analog appeals, stay at the Silver Sands. The motel (est. 1957) was taken down to the studs after an intensive renovation and has been lovingly restored to its glory days. The contour of the motel smacks of a faded postcard – but with all the amenities a modern traveler appreciates. Check in for the choose-your-own-adventure essence of camp. Take a late afternoon swim in the Peconic Bay. Nap on your screened-in porch. Sit around the fire pit. Play bocce ball. Rinse off in an outdoor shower. Or simply admire the golden light. Later, a day-into-night menu of fresh seafood, wood-fired pizza and cocktails at Eddies, the on-site eatery, are happily enjoyed by the water. Set the scene A quiet wooded drive ushers you over some railroad tracks where you’re greeted by a throwback neon seahorse (the property’s official mascot) motel sign. Set on 45 acres, including a 1,400-foot swath of sandy shore overlooking Shelter Island– the gleaming new Silver Sands retains its unplugged charms with organic design and lush landscaping. It’s a cinematic setting where, depending on the time of day, you might conjure Italian seaside vibes, faded Borscht Belt nostalgia or a scene from a Wes Anderson movie. A small lobby houses shell-inspired art, books and a handsome bar with drinks (a refreshing Lime Rickey is offered at check-in). Outside, chic loungers and sand-colored umbrellas with peach trim dot the beach; while a cluster of Adirondack chairs sits around a fire pit. A handsome lobster skiff—nicknamed Rani—floats near the shore. Arriving by boat? There’s also a complimentary tender service from the moorings. When it’s time to venture off campus, guest services can arrange sailing, fishing and charters with local boating outfits. You can also set up wine tastings with nearby vineyard darlings like Macari, McCall, Paumonok and Lenz. As for the crowd? A mix of Northeastern creatives and business professionals, couples and families; and also locals enjoying beer buckets and just-plucked Pipe Cove Oysters from the property’s resurrected 15-acre underwater farm. Silver Sands is a labor of love – and in terms of its setting and cuisine, you won’t find anything like it in the North Fork. The backstory Back in its heyday, the motel hosted fashionable travelers, and in the aughts, was known for its retro-inspired fashion shoots. In recent years though, according to most Yelp reviews, the place had fallen into despair and was in desperate need of some TLC. Enter lifelong friends Ryan Hardy (a chef known for his foursome of Manhattan eateries; and hotel stints at The Little Nell and Harborview) and Alexander Perros (who worked on the business side of Holly Hunt and Lindsey Adleman design firms). Last year, the duo — who had long dreamed of opening a hotel together — underwent a 12-month renovation effort with Leroy Street Studio architects and landscape whiz Ed Hollander (responsible for the property's wild, un-Hamptons look). The rooms The motel’s relics (shag carpet, laminate kitchenettes, wood paneling) have been replaced with clean, minimalist details. Around a verdant courtyard, the U-shaped motel’s 20-rooms are dressed in neutrals with pops of yellow, red and seafoam blue. On the east side, queen bedrooms feature tidy living areas and private outdoor gardens; and west side king bedrooms have double-sized closets. All of the cheery, tiled bathrooms include walk-in showers stocked with Flamingo Escape toiletries and striped Ligne Particulier robes. Private beach shacks and bungalows (one-and-two bedrooms) are kitted out with vintage furnishings, cozy reading nooks, binoculars for bird-watching and screened-in porches; beckoning idle days and requisite naps. Befitting of its milieu, there are floral-patterned headboards, Madeline King’s ceramic shell-like lamps and hand-painted room numbers by a South African artist. This autumn, a pair of 3-and-4-bedroom beach houses with kitchens, private gardens and outdoor showers will become available. Food and drink Part of the allure – and surely what sets the Silver Sands apart from other nearby hotels– are its wealth of food and drink options. A cheery snack bar doles out coffee, pastries and grab-and-go sandwiches; and the motel’s original diner will soon offer requisite greasy-spoon fare. Outside, Eddie's, an airy, al fresco restaurant and bar, pairs Hardy’s masterful seafood creations with wood-fired Neapolitan pies and a well-curated wine list. There are also oysters, crudos, lobster rolls and a charcoal-grilled, hyper-local whole porgy. This is simple, refined seaside eating at its best — the mussels escabeche, black bass ceviche and clam pie with broccoli rabe (and lemon) are all musts. The bar is built around the property’s pièce de résistance: a sturdy century-old oak tree (complete with a custom Mill Canvas umbrella and hanging rattan lights). One sultry afternoon, a quick-moving thunderstorm blew in (sending the hotel’s staff scurrying to secure guests' meals) as me and my fellow companions sat safely under the tree’s canopy – with local Macari rosé in hand. Ten minutes later, an eminently Instagrammable rainbow appeared. The neighborhood/area A quick jaunt by car or bike (on the motel’s loaner Public cruisers) whisks you to downtown Greenport. You’ll find fruits and vegetables at Seps Farms, artisanal meats and cheeses at Salumeria Sarto and boutique wines at OneKourt. Burton's Bookstore stocks beach reads and there are boho-flared kaftans at Lido. Hungry? Nab a pint and a dozen half-shells at Little Creek Oysters or drop by Lucharitos for Baja-inspired fish tacos. Later, hop the ferry from Greenport to Shelter Island where you’ll discover hiking trails and over 2,300 acres of tidal creeks and freshwater marshes at Mashomack Nature Preserve. The service Intimately schooled in the art of experience, the Silver Sands owners are hands-on in the day-to-day operations. The service is attentive, friendly and authentically down-to-earth. A shout out to the amicable bartenders at Eddie’s who know a thing or two about cocktails and wine director Theo Lieberman’s fun list of global juices. For families Everyone – including kids – are welcome. In fact, it’s likely you’ll spot Hardy and Perros with their own families on-site. And, with the forthcoming beach houses and an updated swimming pool on its way, it’s safe to assume you’ll find larger family gatherings bookings in the near future. Eco effort The motel is purposefully low-impact; and having eliminated fossil fuels, runs on 100% electricity. There are water-reduction methods and the property uses organic and fair-trade products. Additionally, much of the restaurant’s food is locally-caught, grown and sourced. To promote biodiversity and attract pollinators –aka bees – the property has planted bountiful wildflowers and gardens. Accessibility Because of its ground level, motel-like configuration, the bar and common areas are ADA compliant, as are a handful of the accessible guest rooms. Anything left to mention? While most of the motel rooms overlook a lovely verdant courtyard – spring for one of the corner-facing beach shack rooms with optimal bay views. And while summer is a busy time in North Fork, the all-year round spot will cater to autumn travelers in search of crisp air, cozy lobbyside fires, big red wines and epic outdoor cookouts. The rooms were large and decorated in a fine manor. They were not kitschy or trendy but elegant. Every interaction here was excellent. We played backgammon in the lobby twice and had coffee and then beers to bring to the beach. Only negative is the beach is small. Highly recommend

Beautiful renovated rooms! Stayed in one bedroom bungalow which was really spacious and convenient with two kids. The rooms are really well maintained. We had an issue with one of the blinds that was missing and they fixed it within an hour. we enjoyed breakfast at nookies! Staff was super friendly!

We wanted a relaxing beach week a short distance from NYC, and prefer small thoughtful accomodation. Silver Sands was perfect. Our beach shack, a sweet little house with a porch and private backyard shower was super. It had everything we needed and was kept immaculate. The grounds here are wonderful. The North Fork is one of natures wonders. The owners have taken care to preserve and enhance the property. The beach is rocky! Bring foot gear. Water is warm clean and calm. Great for swimming or relaxing on a sun chair and listening to the surf. |The restaurants are busy and the food is nice! People come here from all over the Island. Dinner on the beach at Eddie’s Oyster Bar is a treat. The vibe is casual chic, menu is innovative and very tasty. A good winelist and nice service. It was clear throughout our visit that great teamwork is in play at Silver Sands. |Nookies is the indoor restaurant Its a playful menu of classic, nostalgic happy food. Giant chocolate chip cookies, burgers deluxe, root beer …the coffee is great, and its very busy. |Silver Sands Motel & Beach Bungalows is a 5 star experience.

The new owners clearly thought about every little thing, creating an intimate and thoughtfully curated atmosphere. Even my less expressive husband couldn't help but label the motel as "magical" midway through our trip.||||This was our third time at Silver Sands. My first and second visits were in the fall and winter, but experiencing it in the summer has led me to rename it the Long Island Riviera. You truly feel like you're in the south of France. We got to try their oyster bar, Eddie’s, and the food could rival any of the best restaurants in Manhattan. Forget the Hamptons. The food here is unrivaled in every way.||||The rooms are a standout. The photos on the website do not do them justice. They surpassed expectations when it comes to quality, design, attention to detail, character, and cleanliness. The bedding is very comfortable and feels incredibly high-end. The furniture exudes quality and has a charming, distinctive feel. The bathroom amenities are luxurious, generous, and unique.||||Beyond the breathtaking aesthetics, the art of hospitality is perfected here. The staff is exceptional and caters to all your needs. The property is pristine, and the culinary experience is outstanding. You can go from casual dining at their diner, Nookies, to elevated dining at Eddie’s within a matter of hours. The menu’s selection is nothing short of exceptional. If I had to rate flavor, presentation, and overall deliciousness alone, I would give it a 10. The perfectly executed baked goods in the morning rival those found in a café in Paris but with the warmth and charm of a beachside motel.||||You will not need or want to leave the hotel for anything. The verdict is a firm 100 out of 10. I honestly considered not writing this review because I would hate for this place to turn into the next Montauk. But I also believe the owners deserve the praise and support. They seem genuinely committed to preserving the spirit of the North Fork, and I fully support encouraging that.||||Also, do not miss their new McCall winery experience, which includes a stroll through their estate vines, a look into their meticulous low-yield, sustainable farming practices, and a private tasting in their beautifully restored 1787 barn, which isn’t open to the public and only available to Silver Sands guests. Beyond the delicious wines, the setting is absolutely beautiful. You could easily think you were in Tuscany. The relaxed and unpretentious ambiance at McCall’s made for a truly enjoyable afternoon. It shares the same spirit as Silver Sands: local, unfussy, high quality, and fueled by a passion for great service. ||||I have not tried their oyster farm tour yet, but other guests raved about it. That will definitely be on the list for our next visit.||||They also have a new spa with a cold plunge, steam room, sauna, and massage room. I had a chance to check it out, although I did not use the facilities. It looks spectacular, with a direct view of the wetlands surrounding the hotel. Silver Sands just keeps getting better and better every time we visit.

A Modest Marvel That Rivals the Grandest Resorts. My wife and I recently escaped to Silver Sands for an off-season anniversary retreat. Though the weather was brisk and many of the establishments in Greenport lay dormant for the season, we found ourselves delightfully unbothered. The motel itself—imbued with warmth, elegance, and character—offered such comfort and allure that we scarcely felt compelled to leave the warm embrace of our charming room. Were it not for the intoxicating aroma wafting from the on-site restaurant, Nookie’s, we may well have remained cloistered in our suite for the entirety of our 68-hour sojourn. Silver Sands is a mid-century gem—an original 1950s waterfront motel, lovingly and meticulously restored. The renovation has preserved its vintage soul while imbuing it with refined modernity. I can’t understate the beauty of the design—tasteful, understated, and exquisitely curated. As for the service, it was nothing short of exemplary. Permit me one small anecdote: upon discovering our television was not connecting, we rang the front desk - at a rather late hour mind you. Within a single minute, a courteous staff member appeared and resolved the issue with swift professionalism. What truly distinguishes this establishment are the myriad thoughtful flourishes— the seemingly endless attention to small detail - each more delightful than the last. Our room welcomed us with two heartening daffodils. In the afternoon, one may partake in the house-harvested oysters—bracingly fresh and served with a glass of wine, an offering both indulgent and unpretentious. The in-room coffee service features Counter Culture beans, ground fresh, alongside a Chemex system and simple, well-written instructions for the uninitiated. It is a small thing, yet so few places bother with such considered detail. The library in the main lobby deserves special mention. Eschewing the current trend of color-coordinated coffee-table books chosen for aesthetics alone, Silver Sands presents a collection of genuine literary merit. Each volume bears the charming insignia of the “Silver Sands Library,” a mark that suggests these books are to be read and revered, not merely observed. Even the lavatory contains a refined touch: a vintage glass matchbox sits discreetly near the commode, offering a graceful solution to olfactory indiscretions—a detail both humorous and strangely elegant. Their restaurant, Nookie’s—a reinvented diner serving thoughtful and delectable cuisine—is, in its own right, a destination. The menu is creative yet approachable, with each dish reflecting a clear sense of care, balance, and culinary curiosity. It would be worth visiting the establishment for the food alone. We departed rejuvenated, both body and spirit. It was an experience of deep ease and connection, and we fully intend to return—with our children this time—once the weather permits enjoyment of the private beach. Though listed on Google as a “modest motel,” Silver Sands offers an experience, design sensibility, and level of service that surpasses the world’s finest five-star resorts. A rare and luminous find.

Fantastic place! The room was amazing, and the service was exceptional. My girlfriend and I stayed here for President’s Day weekend, and we had a wonderful experience. We arrived a bit late on Sunday, and the lady at the check-in desk went above and beyond to make us feel welcome. I had spoken to her on the phone the day before, and her helpfulness was the deciding factor in choosing this hotel over others. She kindly showed us to our room and made everything so easy. Unfortunately, I didn’t catch her name, but I want to highlight how outstanding she is and let the staff know about the excellent job she’s doing!

This is the most detail-oriented, beautiful hotel I’ve ever stayed at. No detail is spared! What I loved so much about this place, #1, is the staff. So warm and accommodating, patient, and friendly. #2 the location is wonderful. The quiet beach and view is a refuge. #3 my favorite part about staying here is how amazingly decorated the room was (boho chic!), pristinely clean, the soft pillows, the towel slippers in the bathroom (!), and most of all… the lighting!! So many lightning options and small lamps which I LOVED. The room has everything you can need, including a safe. I’m truly impressed by this place and would love to stay again.

What a terrific charming boutique motel! Beautifully appointed rooms, great morning coffee from the lobby! Our second visit this June for 2 nights and we will be back in the fall. One of their onsite restaurants, Nookies serves the most delish meals. Breakfast lunch or dinner. We went to three of the the recommended wineries, Croteaux, One Woman and Sparkling Pointe.

Decided to take a little babymoon out east instead of flying somewhere. So so happy we did. Silver Sands was the perfect place just down the road from Greenport town and the wine trail. We came off season (mid-March) so it was in our budget (this place in the summer can go for 3x what we paid and its understandable). Completely renovated and modernized this motel was way more than we expected. The views of Shelter Island were gorgeous and the grounds were so nice to walk around. The lobby was warm and inviting as well, and they even have a small diner on property Nookies that we stopped by at for breakfast one morning and loved. Our room was stunning and had so many amenities. Small Smeg fridge, large closet with an iron/board, full length mirror, and safe. They even had beach towels for us (not that we needed them in March but they were a good touch). The smart TV was great to stream all our services and there was also a bluetooth speaker. There was a guide with motel facts and local things to do as well. The bathroom was also super modern and stylish and they had slippers and robes for us to use as well as full size pump shampoo/conditioner/body wash/hand wash/ and lotion. Maybe one day well be able to afford to stay for a beach day. We would love to come back!

We ate lunch at the outdoor bar and were amazed at what a find this place is. The food and cocktails are fresh, inventive, and delicious. The service was excellent. The views of the Peconic Bay and Shelter Island are captivating. Brian, the owner, couldn't have been more accommodating and friendly. He shared the interesting story of the history of the property. I ordered my first raised garden bed after seeing the one they had. Enjoy! It's worth it!

Wow!!! Just dropped in for lunch and I was blown away by how fantastic the food was. Mussels Escabeche were unbelievably delicious, lightly poached and presented with finely chopped white onion etc. Fresh Oysters harvested just a few feet away that were perhaps the best I've ever had. Striped Bass Ceviches was bursting with unique flavors and served in a coconut... all in all A++. The veggie and hummus dip was utterly unique with fennel, radishes, carrots etc and accompanied by a green goddess dipping sauce that was elegant and scrumptious. Crazy Good... just go. We will be back and will stay in one of the little cottages next time!l

I cannot even begin to say how grateful me and my family are for these wonderful people! We started our mini vacation some place else and it went (customer service wise) horribly wrong. To try to understand what happened and being hungry for breakfast we followed recommendation to stop by Nookies Diner, located at Silver Sands Motel. Breakfast was amazing, but that's another review. As we were waiting for our breakfast, we fell in love with this location. My husband decided to stop by the lobby and ask if they had any rooms available. The staff at this hotel were so friendly and welcoming and helpful, I can't thank them enough for working with us and helping us to recover our vacation. We were in such awful mood and these people rescued us and made our days so much better! Now about Silver Sands: Located right on the water with Shelter Island views. Room that we stayed at had two entrances, both private: one from the main lawn and the other leading to our private garden with chairs and a table and to the gate behind which is a parking space for our car. Inside our spacious room was a day bed and a queen (I believe), separated by very cute divider. Every little detail was taken in consideration, decoration and functionality wise. From personal notes, bird watching things to softest robes and slippers in the bathroom. I took a million pictures of every little thing, it was adorable! I can keep writing about it forever. I recommend this place to anyone, friends on vacation or business trip, families with big and small children, just a small getaway or longer vacation. You will find yourself not wanting to leave! We spent a couple nights in April at Silver Sands. What a wonderful experience! From the moment we walked in the door & was greeted by Keifa & Kimberly to Freys amazing drinks to Finn's delicious meals, it was a most pleasurable experience. Everyone could not have been nicer. The rooms are exceptionally clean and decorated in an elevated beach vibe. Can't say enough positive things about this enchanting place. The restaurant is amazing as well and Jess made it special. Such a magical spot! We stopped by for a late lunch with friends and our table was right by the water, just the best vibe. Kids loved the pizza and adults couldn't get enough of the oysters, fried fish tails. The crew did a great job with the esthetic of this place, so charming. Def worth the stop and would love to stay overnight next time!

A weekend stay just didn't feel like enough time here. Our time here was met with so much hospitality and kindness. The motel had this nostalgic and cozy feeling. I personally enjoyed all of the thoughtful touches like the binoculars in the room for bird watching, the handwritten note in the room, and the fireplace in the lobby where you can pick out a book from their shelves. It felt homey but also incredibly elevated and sophisticated.

What a fantastic vacation on the North Fork of Long Island. Beautiful grounds. The staff were caring and focused on making sure our stay was perfect. The food was locally farmed and tasted fresh. I highly recommend Silver Sands for a great vacation!!

I Love Silver Sands Motel! It's a little corner of paradise in Greenport with a private beach and even an oyster farm. The attention to details is incredible, especially in the interior design of common areas and rooms and it seems to go back in time..Staff have been amazing and food is delicious! Highly recommended!

I have been staying at this hotel for the past 12 years as I loved the 70s vibe and pink tiles. Even the cottages that looked like we would be murderer by morning didn't sway us from coming back. We just arrived after not coming for 2 years and we are BLOWN AWAY by the new owners and changes to this magical hideaway. They kept all the old school and kitschy charm but upgraded the entire resort. This place is amazing! Shhh- don't tell too many people about it ;)

I have not stayed at the "new" Silver Sands, re-opened this summer (2023) under new ownership. But I want Yelp readers to know that any previous reviews reflect the old ownership and the previous incarnation, not this one. I vacationed for many summers at the Silver Sands with its previous owners. For me, it was perfect: genuine, home-like, unpretentious, incredibly friendly. And did I mention affordable? The owners could have charged a ton, but they refused to do so. Their prices made the place genuinely accessible; I met so many interesting people there over the years, from all walks of life. And all of this contributed to the motel's welcoming, relaxing atmosphere. The rooms were clean and comfortable. The beach was great. The vibe was so friendly. And staying there was within reach of many people, regardless of income class, who wanted a vacation with their friends or their family. What can I say...again, for me, this place was perfect. Be aware that whatever it is now, any pre-2023 reviews reflect an entirely different place that no longer exists.

My girlfriends and I had a spectacular and restorative stay at Silver Sands. The property sits on a nature reserve and boasts its own private, pristine beach overlooking Pipes Cove. The natural beauty surrounding Silver Sands is equally met by the thoughtful design of the lobby, rooms and restaurants. A whimsical nod to the 70s, the interiors are not just cool and social media picture perfect, but also comfortable and consider the customer -- plush towels, Flamingo Estate toiletries, linen robes and SMEG appliances just to name a few. We were met with such warm hospitality too. Dane, the young manager at check in, took such good care of us our first night--I was feeling a little under the weather and he brought organic teas and hot water to the room. While there are quite a few restaurant options in Greenport, you're not missing out if you eat all your meals on the property. We gorged on the elevated diner classics at Nookies, ordered a bottle of rosé from the hyper local wine list, and spent the day basking in the sun. A total respite from our hectic lives back home. We can't wait to come back!
