An Eye-Opening Experience: My Review of Skyhouse River Oaks Apartments and the Management Issues that Prompted Legal Action I want to share my experience at Skyhouse River Oaks Apartments, which has taken a frustrating turn since I moved in. Initially, I was excited about living here; the location and amenities seemed perfect. However, my time here and my experience has been overshadowed by ongoing distress and feelings of oppression, they have not given me any Peace of mind. And I don’t know why or if they are doing this to only me? Despite my efforts as a Psychiatrist Doctor to maintain a quiet and respectful living environment, I have faced unfounded allegations regarding noise and disturbances, even when I am not at home (many times I’m at Work or outside . I have received multiple complaints about parties and loud music, despite the fact that I do not even own a sound system that works (That’s why I attached photo of my Tv stand) and am often away from home or silently relaxing from work stress and yet I gets called multiple times or they will send me multiple Lease Violations notices . This has created a hostile atmosphere, I don’t even speak loud on my phone or else I will get a lease violation notice again, these events contributing to significant anxiety and health issues, including high blood pressure and heart problems. I can’t help but feel that there may be underlying discrimination at play, as I have sensed an unfair treatment that leads me to question whether the management is truly inclusive. It’s disheartening to feel targeted in a space that should be my home. I believe that every resident deserves to be treated with respect and fairness, and it’s unfortunate that my experience has led me to take legal action to address these concerns. I hope that the management will take this feedback seriously and work towards creating a more welcoming environment for everyone, regardless of their background. I truly appreciate you taking the time to consider my perspective!

One of the best complexes I’ve lived in. Luckily, I haven’t experienced anything the people who left negative reviews are saying. My stay has been quiet and peaceful. All maintenance requests are answered right away and even overnight. Office, valet, and concierge staff are pleasant and helpful. My only con is my AC doesn’t get cold enough. I’d definitely recommend living here

The absolute WORST apartment building. Excessive noise, shouting late at night, loud car alarms day and night, rude management. The second floor where the Teslas are parked is blasting with alarms going off every few minutes and despite multiple complains, nobody bothers to solve this problem. Noise poisoning seems to be an indulgence at the SkyHouse. Avoid like the plague.

This review is not for the property but for the leasing professional Franklin. I’ve been living here for 5 years plus. I decided to move into a bigger unit and Franklin in the leasing office went above and beyond. I have been a great tenant here but he made sure the process was simple, addressed my needs, gave excellent customer service, and did the little things like letting me in to take measurements. Thank you for all your help and great customer service which hard to find these days. Update: I want to also recognize that Cynthia from the valet, is amazing! She’s friendly, professional and always in a great mood. She is very accommodating and goes the extra mile! Thanks Cynthia!

I have lived here for almost look my 10 years and I love it!! The staff is super helpful and the location is perfect, in particular, Franklin Vega , a leasing associate for the property has been here since I moved in, in 2016, and he is always super helpful, kind, and considerate, The Skyhouse is right next to 610, with easy access to everything. The gym on the roof was also just remodeled, and as a fitness influencer, you don’t need anything else. Views are also great! And the apartments are spacious. Skyhouse River Oaks is home for me.

Since the concierge Fatimah followed me at night to my apt. without permission, I will be taking my business elsewhere and seeking residence in a safer building. This unwelcome pursuit of me is very strange and concerning to my safety knowing that the concierge has access to all floors and can follow you to your apartment door without your consent without raising any red flags to the building management. This should be a safe place for all residents, no one should be followed to their doorstep by the concierge for any reason. Update to SkyHouse response below: So it’s acceptable for management to permit the concierge and/or valet follow people to their doorstep…? You may check your video cameras and can see that I immediately brought the cart down and you can also see the concierge following me from the floor back down to the lobby when she was apparently off of her evening shift. SkyHouse’s response to this behavior is unacceptable and a real safety concern.

I moved here 32 days ago and my paid off BMW that has never been involved in an accident in 6.5 years was hit by a vehicle and damaged. I'm beyond upset because this should not have happened but more so, being told that the footage can only be sent to police or insurance is insane. At this point I don't feel supported and feel like my vehicle is clearly unsafe on that property. Since love in, garage gates have been working on and off, and elevators have been broken more times than I can count. The property needs to do a better job at ensuring that resident vehicles are safe.

DO NOT MOVE HERE. This is actually an edited and updated review. My last review was posted in February talking about how the elevators have been broken since November. Guess what!? It's June, and elevators are still constantly breaking down. The entirety of my lease. Literally as I started writing this as I was waiting for over 10 mins for the one elevator that's working for a 25 floor high-rise to go up to the gym.... I couldn't even finish this paragraph without getting more bad news about this building. The gym is closed. Again. People moved to a high-rise for the convenience it offers and the amenities. The people who work here are friendly and this is not against them but for how much I'm paying, 2,300/month, I expect a functioning building. I don't want people moving here to feel as disappointed and ripped off as I do without being warned. I think everyone who lives here will agree that the rooms are dated, it's over priced, but we're constantly getting bad news. You'd think they'd offer a perk, credit, even a goddamn pizza party to say "our bad" but no. I'll say it one last time... DO NOT MOVE HERE. You have been warned.

I lived here for nearly two years and most of these reviews are pretty accurate. For more than half of my lease 1/2 of the garage elevators was broken. The garage gate was CONSTANTLY broken and there was always car break ins due to this. The "security" that they hired never actually patrolled the garage or anything. I ALWAYS saw him just sitting in his car, in the first floor of the garage, on his phone. He never moved. He never actually patrolled anything. Hence the break-ins. Plenty of unauthorized people parking in the garage too. Plenty of people taking up double spaces. Plenty of emails claiming to tow but they never ever do. As for the main building, yes, the elevators are also constantly breaking in there too. There were very long wait times and over crowded hallways and one working elevator all the time. The gym was decent for the most part. But often, there were children, like toddlers and kids under 10, just hanging out in there. "Playing". Absolutely unacceptable. Where were the parents?? Same thing with the pool. Lots of loud kids just running around unsupervised. I know they have cameras. I saw the cameras playing all the time in the office. I saw someone sitting behind their desk too. So I wonder why the leasing office didn't go up there and tell those kids to leave. The concierge close to never called me for visitors, no matter how many times I complained. They will let anyone up. I do understand having "familiar faces" but that's no excuse. Example, just because you've seen my friends or family before, doesn't mean they are allowed up whenever. What if I'm fighting with them and I don't want to see them?? I have to let the office know my personal business in hopes that the concierge understands CALL AND VERIFY GUESTS EVERY TIME FOR EVERY VISITOR!! Very annoying. Positives? Location. It's walking distance to river oaks district shopping center. Lots of food and drink options. The finishes on the apartment were nice as well, I did enjoy the exposed ceiling and stainless steal appliances but I mean you can find that anywhere... Overall, I'm glad I moved out. Wasn't the worst but definitely was not the best place I've lived.

They told me several lies including the 550$ you first pay the 300$ of it reduced from your first month balance but when I approved they told me it doesn't reduced from your balance and scam me with application fee.... The whole application process is scam they are looking for minor stuff or anyway to reject you! They hide the apartment with good floor plan or good view and shows you the bad one and lie to you they are not available! Many apartments didn't finish yet and they don't have money complete the exterior of building yet after several years being in market?! The building has only one entrance and compare to similar high rises it seems to me a defective incomplete high rise which is rushed to put it on market!

BE CAREFUL! Broken elevators and noise! Wont refund my deposit, I left apartment in excellent condition. this property refuses to call me back or mail my deposit amount back. I received a statement from them telling me how much is due back however they still wont mail me the check.

Avoid, there are far better options. READ TILL THE END 1. The leasing office are greedy and don't give a sh*t about you. 2. The parking garage is not attached to the building and the gate is constantly malfunctioning and getting fixed instead of being replaced. 3. No security over the entire facility, I got my car broken when the gate wasn't working and was wide open for a few nights straight. Had to call a locksmith and pay because my locks got ruined. when asked for compensation, I was rudely turned down. 4. Gym is outdated and some of equipment not functional for a long time. Again, no one cares. 5. Pool has great view but is very small. There are very few things that are worth this price range, I will never come back here or recommend this to anybody. Do yourself a favor, and avoid disappointment!

Solid building, a lot of negative feedback comes from irresponsible people themselves. A year here and haven't had a single problem. Every high rise and big community got their own problems anyway. Elevator service can be better and more often but it's mostly because of dog owners who don't give a f about cleaning after their damn dogs.

My patience with this place is running so thin. I haven't even been here a whole year and month after month there is a constant issue. The valet service is terrible (not Cinthia) I'm actually upset I'm forced to pay for it monthly. I dropped my car off (because the garage elevators are broken yet again) and was the only car there at the time. I later came downstairs for a package ( which they're unable to locate but sent an email saying it's in the package room ?????) AND MY CAR WAS STILL SITTING THERE, yet the valet guy was on his phone. The hallways always smell like dog. The elevators inside and outside are always broken. There are 2 of the concierges that absolutely need to be fired, they're lazy. There are some really nice people you come across living here but my specific neighbors are thee absolute worst. Blasting music til 3 am is crazy. Listen to the reviews. It's terrible here. Save your time, effort and money and go elsewhere.

WARNING ‼‼ DO NOT MOVE HERE!!!!!!!!!!!!!! This place is TERRIBLE. I hardly ever care enough to leave reviews but THATS HOW BAD SKYHOUSE RIVER OAKS HAS BECOME! I lived here for 5.5 years, from the time the building opened until recently and I lived through the management and building slowly going downhill more and more every year. The newest manager was the breaking point for us...he is worse than all the others and we couldn't put up with it anymore. WE REQUESTED TO MOVE OUT MONTHS EARLY and paid a couple months rent as a penalty just so we could get the hell out of there AS FAST AS POSSIBLE! I lived in multiple different units throughout my time at that building and in the last unit I was in... Which was the biggest floor plan that they have, we had NO HOT WATER FOR THREE MONTHS straight when we first moved in AND AGAIN almost one month straight before we moved out... RIDICULOUS!!! When we had first moved in there was a different manager and she gave us credit off of our rent for the inconvenience that we experienced and by the time we were moving out and also had the same problem AGAIN, the newest manager, Russell (unprofessional, rude, terrible at his job) told me it "was not his fault that we had no hot water and there was nothing he could do about it". I explained to him that the maintenance staff did a great job by responding very quickly (Which is what he kept reiterating to me and which ended up being his reason for not wanting to credit us anything)... But that's beside the point, because the problem was never resolved and I refuse to pay a hot water bill when we aren't getting hot water... i'm talking, we were taking cold showers, couldn't do dishes, laundry, anything... and that man had absolutely ZERO SYMPATHY for the problems we were experiencing on the property he was supposed to be "managing"... As the "PROPERTY MANAGER " (instead, he got in his feelings and got super defensive and couldn't seem to do his job reflective of his title). I literally had to call corporate MULTIPLE times and go over his head just to get a small credit for the HUGE inconvenience that we had to live with! On top of that, the QUALITY of the building has GONE SOOOOOOOOO FAR DOWN over the last few years and not to mention they're letting just about ANYBODY live there... There's people selling drugs, breeding and selling dogs, sooooo many car break-ins in the garage (they send emails almost weekly telling people to not walk alone, lock their doors etc., and the garage gate is ALWAYS broken too), there was a shooting recently outside of the building on the street, somebody jumped off the building/committed suicide about 2 years ago, and the ELEVATORS ARE LITERALLY ALWAYS BROKEN!!! We always had to take the stairs up and down because they were broken....sucks to live high up! We had problems every week with our breaker box turning off on its own (safety hazard) and losing power all the time. This building loses power every time there's a heavy storm also!!! All of the concierge people except Lisa have high turnover (there's a new one almost every shift and I've seen a couple of them cussing out residents/no manners or professionalism)! I'll say this again...THE MANAGER, RUSSELL, IS TERRRRRIBLE AND UNPROFESSIONAL (literally just a child in a grown man's body, it's really sad)!!! THE BUILDING IS NOT WHAT YOU THINK IT IS SO DO NOOOT FALL FOR THE SHOW THEY PUT ON! SAVE YOURSELF THE ENERGY AND MONEY AND RUUUUUUUN AWAY FROM SKYHOUSE RIVER OAKS AS FAST AS YOU POSSIBLY CAN!!!!!!!! Not to mention, they have zero amenities... they are also raising the prices and not doing anything around the community worth the price except for painting the fence, the parking garage lines, and a little bit of paint in the hallways... So that's their excuse for "enhancing/beautification of the community" SMH!!!! Do yourself a favor and live LITERALLY ANYWHERE else in the area and I promise you won't regret it! MOVING AWAY FROM SKYHOUSE RIVER OAKS WAS THE BEST DECISION I MADE IN MY LIFE.

DON'T EVER MOVE HERE!!!! I valeted to visit someone here. I expected my car to be taken care of. We'll it wasn't. I had thousands of dollars of car parts stolen from my car and I can't even drive it. Apparently the gate was broken and has been for months. How was I supposed to know. Now I can't drive my car and the mechanic told me it will be months before I can drive it. Now I'm without a car and the management has done NOTHING. No phone call. No apology. No we will fix the gate for others. They don't seem to care. Have done nothing. BEWARE!!!!! Don't move here. It's not worth your safety and security!!! By the way, they supposedly had a security guard on site. I guess he was asleep. Pure negligence and they should be liable!!!!

Management in this wonderful building is horrible , horrible, horrible. Tiffany , Franklin and Stephanie will racially profile every single person or guest walking through the front doors. And there isn't anyways to avoid them because they force all residents and guest to access the building in and out through one way. The building was nice looking and a decent size for the price and area but the office management alone will run u away if they feel that you don't " belong " or " fit the standard " to be a resident or guest at Skyhouse . Multiple false violations 2nd months into lease term , its there word or nothing ,they tried to force me out my lease by taking my key fob access completely away to the entire building and making me ask for permission from security for months every time I needed to access the elevators to get to my own unit and to my car

For a community that presents itself as high-end and aspirational, there are many issues that have yet to be addressed in the 6 months that I have lived here. Elevators: Plan on an additional 15-20 minutes to leave/enter the apartment. This has been a nightmare for myself and fellow residents. In spite of numerous complaints, these have yet to be repaired. Many times, only one elevator is even functional. I can't even imagine how management has not resolved this. This is enough to persuade me to look elsewhere next year. Coffee Stations: Often out of disposable cups, the apartment decides to leave styrofoam cups instead, which don't even fit in the dispensers. Closets: One of the tiniest spaces I have ever seen in an apartment. I have to rent a separate storage unit on property to store the rest of my clothes. Concierge: Lisa is the most fabulous concierge I have come across. However, the rest of the crew have been unapproachable and even rude to my guests who have come to visit. Overall the location is convenient and accessible but the property needs to get those elevators repaired. It is truly unacceptable for what you pay here.

I've lived here a year now, and getting ready to re-sign a 15 month lease. Let me start off by saying what an awesome and safe community this is. When I signed my lease initially I was nervous because I have 2 dogs and read reviews about elevators always being down. In the year I've lived here the elevators have never been an issue one time. My favorite part of living here however is the staff, I've never lived in a place where the professionalism has been to this point. I don't know who the manager of this property is but I can tell they have their stuff together, everyone is so helpful and nice. The maintenance staff is also on point, quick, polite and personable. The gym could use some updating but there is LA, equinox and lifetime down the street. Pools just got re-done and the rooftop area in general is just really nice. Valet guys are awesome. They are constantly doing things to maintain the property. 5/5 stars

This place is garbage!! The management is horrible! They find ways to harass their tenants just to get rid of them. My car had been broken into and then stolen. Nothing was done when I asked for the footage to show police the told me to record it with my phone. Their security is so poor you can't even see license plates. And also the concierge let's ANYONE up without even telling you. And let's not get started on the elevators. If your job is ok with you constantly being late than be my guest. The elevators never work!!! And the entire building reeks of marijuana! Living here has been a nightmare

DO NOT MOVE HERE!!! Absolute worst place to move in to. I live here now and cannot wait to leave. I would end my lease if it didn't cost 2.5 months of my rent to end it. Worst problem- ELEVATORS. They are always out!!!! Most of the time only one works, sometimes none work. So if you live in a higher floor with a dog, good luck walking up and down. You will also get stuck in the stair wells because the doors are always locked. You will wait several minutes for an elevator. Most of the time there is a line, so good luck avoiding covid with 15 people going in one elevator at once. I have a pet and he never pees, but there is often pee in the elevators. Garage elevators often go out as well, but not as often as the main elevators. They make a scary noise and have even dropped down to the first floor, almost giving us a heart attack!!! Valet and parking- not functioning right now, but before covid, cars were being stolen, broken into, crashed by valet and so much more. Security was supposed to be helping, but that only happened for a couple of days with a random person in a car by the entrance and exit. Parking garage doors often don't work either. So you will need to wait for front desk to open at times. Also, people speed through the garage all of the time, and when you report it, they do nothing. Pet waste- oh my. DISGUSTING!! I have stepped in feces so many times. Many people don't pick up after their pets. I don't even step foot in the tiny "dog park" because you can't even walk through it. Keep in mind there are mostly never bags available to pick up poop. Make sure to buy your own bags. Amazon has them for cheap. When you email, they don't care to review cameras and fine people. But when my sister's dog accidentally let a little urine out inside (we didn't notice), they sent me a $100 fine. Front desk- Lisa and Marah are amazing!!! No complaints there, love them so much. No matter how much i hate the apartments, they always put a smile on my face. But other than that, you will have random people sitting up there asleep, not knowing what to do, etc. they will not let your guests up most of the time because they aren't at the desk or not paying attention. Cool story: the first month I moved in, my fire alarm started going off at 2am when i was asleep. Maintenance was not available to turn it off. Front desk lady was more confused than I was. She was too scared to help me take the batteries out, so she told me to just do it myself (I'm the clumsiest person in the world). Management is horrible!!! You will get sarcastic calls or emails not understanding why you are complaining, and when they do understand, they don't do anything about it. I could go onnnnn and onnnn. I am so ready to move out. DO NOT MOVE HERE!!!

Updated: The owner of the valet company, Abraham Sbeiti, is claiming that he sent someone to look at my vehicle (he will not provide a name) and they will not be covering my damage. He never contacted me and is claiming that he told the management office. He previously asked me when the vehicle would be available and I told him that I would be home late. He said he would look at it over this past weekend but when I spoke with him today, he claimed that the day I told him I would be home late, sent an unknown supervisor to look at my car after 10 PM. They are doing bad business, damaging cars, claiming they "investigated", and not being accountable ---------------------- Vehicle owners beware. Valet caused damage to my vehicle and no one is being accountable. I brought my car in on a Saturday (after picking it up from the shop to change a tire so there clearly wasn't any damage to it before), did not move it on Sunday, and when I requested it the following Monday, I noticed damage to the front right corner. I spoke to the valet employees and no one know who caused it. The video footage was reviewed and I was told that they could not see how/where I was parked. Management/concierge staff has referred me to the owner of the valet company who is in responsive. I have sent him pictures of the damage but he has been requesting to see the vehicle on in person on his time. He promised to come to the property this past weekend and I never heard from him. I refuse to file a claim on my own insurance because this is not damage I caused but it is not fair to make me chase the owner to handle the repairs. Parking is already very cumbersome in that sometimes there is no one at the valet stand and cars can be backed up. It's uncomfortable to leave your car there but I have previously waited for 10+ minutes to have someone park my vehicle. They are selective in who they speak to as well but there are two who are very polite. The area where you park is next to the dumpster so it can smell very foul sometimes. I am giving 1 stars because the concierge staff is very pleasant.

If I could rate this place 0 stars I would. Not even a month after moving in, someone jumped off the 17th floor balcony and committed suicide. No one from management informed us. All they said was that there was an accident and we couldn't leave the building in our cars. Then we had a shooting outside of the crimson and one of the bullets hit our building, again no one informed us. A few months ago we had a shooting INSIDE the building on the 5th floor by a RESIDENT. After this incident I finally had enough and feared for my safety. On top of the shooting management will approve anyone and the residents at this location have ran this place to the ground. People have been robbed in the garage and cars have been broken into and parts have been stolen. The garage didn't work for the longest time and the "security" is useless. The halls constantly smell of weed, my neighbor was definitely selling illegally and had people coming in and out of his apartment at all hours. Management acted like they didn't know but that's a lie. I constantly ran into sketchy individuals that made me uncomfortable going in and out of his apartment. Even after I complained they did nothing about it. The elevators take forever and they always smell. The gym equipment has not been kept up with. I could go on and on about this place. I had originally resigned my lease but after the shooting inside I felt uncomfortable living there. I went to management and expressed my concerns and nothing was done. Instead They were rude and not willing to work with me at all to break my lease. They wouldn't let me out of my lease unless I pay almost $2,600. Even after they leased out my apartment BEFORE i even signed the termination documents. I wouldn't recommended this place at all.

I was one of the first tenants to move here when it first opened.I loved it for the time I was living there.Everyone was nice to me.Of course not every apartment is perfect you will have some issues.But that's why you live here for a short amount of time, then you buy your own place.People complain about living in a apartment.But If it's that bad,go buy your own place!It is in a great location,and when I lived there we also had valet.Not sure if they still have it.I definitely would recommend this place based on my past experience I had.

I truly enjoyed living here even though the apartment was way too small for me. I suggest getting an apartment on the 20th floor or higher. Why live in a high rise if you can't see the view, right? Waking up to that sunrise was well worth it and when it storms you will get some gnarly views of what I like to call Houston light show (lightnights). The staff really takes care of their residents and they all have great customer service. They usually have holiday parties for the residents, sometimes brunch, or some sort of activity so you can meet your neighbors. As far as the cons go- there is no pantry and I had to remove my bedroom door bc it kept hitting my queen sized bed.

Building and Residents: Missing many amenities and certain things and, has too many of others, to make it to 5 STARS. I lived here before when it was new and, in a span of only certain time away and still being fairly new, it has lost something...yet, I am happy to be back and I hopes it will reach its 5 starts again! As personnel goes; They are truly amazing and caring... To be human is to error and business is business. I can see the balance. I have not met the new manager, but the one before was " au par" with the service and building itself as the rest of the resources working and taking care of us here.

DON'T DO IT!! I'm in my second year but there won't be a third year for me. The past 3-4 months have gotten worse. You name it... * the elevators NEVER work and EVERYONE has complained and yet Mgmt does nothing and says nothing. * the pool has rules but they are not enforced. There are people constantly smoking while they sit under the "No Smoking" sign. On the weekends? forget about grown up time! The pool is now no more than a daycare where parents bring their kids and let them discharge their energy while the parents ignore them. I guess they figure they are outside and discipline is an indoor concept only? Just today the entire south pool was one family with 2 small boys with all the toys and no supervision except the parents yelling constantly at the children from the other side of the pool. The kids were yelling, screaming, fighting nonstop. My peaceful time in the sun was constantly interrupted by wayward beach balls, and I was showered (intentionally) with an occasional blast from a Super Soaker all while the parents watched and said nothing. I left... now I know why they had the entire pool to themselves. The pool has always been popular but now that the complex is adding a lot of small children it's miserable and the adults are avoiding it now. * The artificial grass has had dog poop on it 3 times now. * The lobby security doors are often broken and just ignored. They don't lock. * The security process only serves to inconvenience the residents not the outsiders. * The concierge in the evenings are often overwhelmed chasing packages opening doors, always talking on their cell phones, hardly ever acknowledge the residents coming in, struggle with the English language, it's unprofessional and it never use to be that way. * constant floor repairs where they are running a jack hammer ALL DAY LONG! We use to get notified ahead of time now you are lucky to know a day ahead. This last time they did it on a FRIDAY and SATURDAY!!! When I complained about the timing the manager simply told me that it was necessary and responded with they would do the noisy work on Friday and not Saturday.... SHE LIED.. Saturday morning at 10 am the jack hammer started to wail. It's so obnoxious I packed up and left the building. * complaints don't get addressed * parking is impossible if you arrive home later in the evening. They are changing parking companies AGAIN! * the valet process is poorly designed and often creates a traffic jam to the garage entrance preventing me from getting in. The new management is obviously less effective than the previous guy who did a great job. Now they are renting to people that are not similar in lifestyle to the existing residents in that they are not considerate neighbors - noisy, messy, smoking, loud cars, loud kids, etc. Time to move! It's too bad because this was a nice place to live up until now, and I love the location for my lifestyle, but this is going downhill fast and I'm not waiting around to see how it ends.

Not only is it filled with a bunch of pretentious snobs who likely live off mom and dads money or are "rap" artists...all times I went someone was complaining about the elevator system. The common space is so small - for meetings and such. I went in three times. Once at 5:29pm to tour and the management said that I can't look because 5:30pm is the last tour. It wouldn't do you any harm to show a potential tenant the apartment. She said it was a Fair Housing Act violation. I'm a lawyer. The FHA doesn't not have anything about tour times listed. Second time I went about 2 weeks later...she said that I could tour. She was very basic with the tour - no real interest in discussing the details. Third time, I got the same attitude from the same lady. I decided not the lease because it's extremely expensive for a small space. I would only be able to fit the bed in the bedroom and no space for anything else - closets are small and so are rooms. I ended up renting at The Alexan - a new property just across the street. I did pay a little more but at least the management is friendly and it feels like more of a community. Also their valet parking situation is trash. I would not have anyone touch my luxury vehicle. Always a line up.

This place is an in the sky government housing project community. The management is super horrible, maintenance is lousy and housekeeping is disgusting. All of these people should be fired including the manager Leslie, the assistant Tiffany, housekeeping and maintenance. Such a nice uptown area but horrible management! Fire them all!!!!! Oh yeah, the carpets in the hallways are musty and smell like dog urine and poop. Have pictures to prove that the tenants let their dogs poop in the hallways and management does nothing about it until you jump up and down and complain of the horrible stinch!!!

Another day of waiting for the elevators to work never fails save your money and go elsewhere it's ridiculous having to pay 1700 for a 1 bedroom and waiting 10-15 min for an elevator. Don't try going down the stairs especially if you live high up you WILL get extremely dizzy .

Location is inconvenient due to the amount of build up traffic on San Filipe and Westcreek intersection. The elevators are down 1-2 times a week. My vehicle was broken into. The hallways smell like marijuana. The community manager is rude and inconsiderate. I do not recommend SkyHouse River Oaks as a place to stay.

Not quite sure why so many people left really bad reviews. I was very iffy after reading the reviews but after living here for 6 months, I have to say that some people will just complain about the smallest things. I personally like living at this place, although because it's so far away from work, I might move out after the end of my contract. The valet are hard-working and diligent people. They are friendly and respectful (they'll help you with groceries some times without even being asked which surprised me). During peak hours, there might be 2-4 of them working but because so many people request car pickup, it will still take 5-10 minutes to get them. But that can easily be fixed if you text/call them well in-advance so that by the time you get down, your car is out front. The concierge and front desk people are overall pretty good. Some are better than others but none to complain about. A few of them will greet me while others keep to themselves. I usually just interact with them to pick up my packages or if I have guests that need to go up to my floor. So either neutral or positive experiences, which in my book, is sufficient and also realistic to expect. Neighbors are overall pretty friendly. Had a number of friendly small talks with various people while going up or down the elevators. I'm on one of the top floors so I've never had issues with neighbors, although perhaps people living on the lower floors might have some. The apartment hosts a social activity in the club room every now and then if you're looking to meet and make friends here. This is pet friendly place and some of the pets here are wonderfully adorable. The maintenance workers keep the place very clean every day. Sure, there are days when I get into an elevator and it might smell like wet dog but it's literally going to take up 20 seconds of my life and by the next day, it'll be gone so why gripe about these things that happen every once in a while? Elevators: Used to be a serious problem and it had gotten to the point that I was seriously irked. However, management had the elevator company changed and since then (it's been... 3-4 months?) I've experienced elevator issues once and that was only at the very beginning of the change. Club house is very nice and always well-kept, gym is adequate and clean (though small), and pools are pretty cool (though small as well, they're more for relaxation). Overall, this is a great place to live if you don't mind the traffic nearby. Galleria/Uptown area has some of the work traffic in Houston. Pretty expensive but you're paying for an amazing location, apartment, and services. I am giving a 5 despite a few hiccups that I am ok overlooking and for certain reasons that are beyond their control (traffic, nearby construction, etc.).

If you're interested in high-rise living with all the bells and whistles that's also affordable, Skyhouse is the best place. Aside from the usual amenities, there's also several things that put it over most of the apartments I have looked at: -Fiber internet hook-up with up to 1gbps speeds -Ample parking space in the garage for residents AND guests -Upgraded appliances (Refrigerator with french doors, smooth surface electric range/oven with convection, front-loading washer/dryer) -24 hour concierge service However, there are a few little negatives: -The parking garage is detached from the main building. Not a big problem as the garage itself has its own elevators and there's a covered walkway, but keep that in mind. -Constant construction around the apartment. Two condos are currently being built/furnished on either side and as soon as those are completed, ANOTHER high-rise (15 story Gables apartment) will be built across the street with an estimated completion date for 2020. -Only 3 elevators for the entire building. Prepare to wait a little bit especially during high traffic or if the freight elevator is reserved.

if your thinking of leasing pleare don't. Run as fast as you can. place looks nice but management is horrible. Elevator don't work your guaranteed to get stuck multiple times. If you like getting your car towed from your ow building and have extra $250 per day to get it out by all mean sign a lease. If you like getting your credit card stole from valet by all means sign a lease. If you expect service from from front office good luck. I have had issue with the matters listed and emailed front office manager with no response. But they will reach out to frequently when it's time to renew your lease. I should of ran when I had several tenants complain in the front office about the elevator when I was signing a lease. They only care about making money off you hence you have to pay a few when you make your payment. Since I have been starting September 2020, my friend that lived on my floor had his truck stole because the parking lot gate is always broke and anyone can happen. Another one of my friends had is motorcycle stolen. Each time I presented this to management and they do absolutely nothing. only positive is the lady's front desk not the office. If you haven't already guessed I am leaving once my lease is up. Learn from my mistakes you can get better value from what you spend here. I have also filed my complaint to BBB since front office doesn't respond back.

My review is specifically for the SKY LOUNGE on the 25th floor of the apartment building. I've attended two functions at the SKY LOUNGE and they were both really enjoyable. I can appreciate the great room filled with a plethora of seating and multiple televisions. The giant island in the middle is fantastic for serving food and having friends chatter over finger foods. The pool table is an added bonus. And as a coffee girl, I cannot stress enough the coffee machine is indeed fabulous! One thing you will never lack in the SKY LOUNGE is the views. They have some amazing views of Houston at that height. Whether you are at the pool, pool table, sipping a couch on the sette or engaging dialogue by the fireplace, the SKY LOUNGE is a great place to host an intimate event for friends and business liaisons.

I love it very clean nice pool but elevator so bad not working most the time one time I stuck in elevator 10 minutes and I ah e to call emergency then they opened it to me and other time 5 minutes, there is a lot of residents smoking marijuana i can smell it every times I'm in elevator, gym always you I see some ppls not residents they come to work out there, gym always messy and weights all around but clean.

Absolutely love love love Sky House! I'm an event planner and represent numerous non profits in Houston. I recently hosted an event in the Sky Lounge Penthouse, all I can say is Amazing! The main Lounge really lends itself for an evening of entertaining or a Miami style pool party with two pools to choose from. There's ample space for Dj's and dancing. The sky view of Houston is spectacular from the Sky Lounge! The staff was extremely accommodating, helpful and pleasant. The manager, Chris Prestigomo was fabulous to work with! I highly recommend Sky House as an exceptional property for Highrise living.

Awesome management. 25th floor Provides 2 pools (one heated during winter) and a club room also can't forget about the fitness center with all your latest work out equipment. And if u need a trainer (whose great by the way) there is one on site... dog groomers free to residents. Food trucks come atleast once a month. The sky lounge always has something fun for the residents. Can't go wrong. !

Lived here over a year now. Views and amenities are awesome. Concierge and maintenance people are great down side the units are on the smaller side, parking for residents and guests, and the elevators are always having issues. Overall I'd recommend living here as all places have downsides. Put me down as a referral and we can split the bonus. :)

I've attended several events at Skyhouse River Oaks and they are always fun. The Sky Lounge on the 25th floor is perfect for parties, and has amazing views of the galleria area and all of the skylines in Houston (Downtown, medical center, etc.). The outdoor pools are great locations to just relax.

Customer service being horrible is one thing, but the staff in this property takes the cake when it comes to terrible human service. They are bluntly racist and go the extra mile to disrespect their residents and their guests. From the concierge at the front door to their office staff. I was standing at the door talking to the food truck owner, who was legally parked In front Of their complex , placing my food order. One of their concierge staff coming into the building, swings open the door and shoved me into the plant right in front of their door. I'm going to find out and address the person who did it, and mention to him that he forgot to apologize. And as soon as I do that MS.Shateeka Franklin, Instead of apologizing for what her staff did the sides to start harassing me and requested for what my apartment number was and if I even belong there. After explaining to her exactly where I belong so she done went ahead and give me a call to address the issue but instead told me that I am causing a scene. She didn't care to know what the situation was or how I was affected she just wondered she was just concerned if I belong there in the first place. Which means if I If I wasn't able to prove that I belong there she would've pushed me and shout me out on the street inside of the rain so if this is how they treat their residents and guests then I believe the management company needs to make some very much needed changes to their staff.I would not recommend any respectable person getting an a place here especially if they have to deal with their immensely racist and rude staff.

DO NOT MOVE HERE!!!! Unless you want to be treated like a 16 year old still living at home with your parents and all of THEIR rules. Lets get started. The only good thing about this place is the food places thats around and the two concierges, Msoo and Mrs.Lisa, and the 25th floor. The views are really nice from up there. And the staff always have something for the residents, whether its food truck night, breakfast, botox meetings, pizza, beer and wine. Now on to the many cons.......... 1. the parking garage isn't attached, so understand that every time it rains and you need to get to your car or into the apartment, you will be soaking wet. 2. the parking garage elevators are trash! Ive gotten stuck on their once and almost lost my mind because it was so hot. These elevators are ALWAYS broken! Im not sure how since they just built the freaking place smh. So please beware that you will have to ride the parking garage elevator, or take the stairs which are not normal flight length, and then have to walk in the apartment and wait for one of three of the slowest elevators known to mankind, just to get to your unit. 3. to compensate for the raggedy elevators, the apartment got us complimentary valet parking. Sounds good, but thats trash too. They illegally park cars in front\behind your car if you parked on the first floor. So instead of just pulling out and leaving, you have to wait for them to move someone else's car. The service isn't 24hrs either, so if you haven't came to get your keys or just get in your car and go, they give your keys, along with everyone else's to the concierge. 4. the unit I had was a 1\1, nothing spectacular at all, unless you never seen anything upgraded before. I had a view of 610, which is cool during the day, but extremely noisy at nighttime. Do not get this view if you value your sleep. They are also doing construction on both sides of the building (two new condos) so if you get those views, living will be a nightmare. The back side at the lower levels only have views to the parking garage, and higher up you'll be able to see downtown. 5. Staff is horrible. They obviously move any and everyone in to make money, then realize the huge mistake and starts to make rules like, you're only allowed 2 guest per unit (dumbest crap i have ever heard) in order to be at the pool (that you pay for mind you) you and your 2 guest must wear a wrist band (that even dumber than the first thing) and you also have to pay them 3k just to host a party on the roof top, and half of it IS NOT refundable (one of the workers actually told me this when i asked because you're not suppose to have more than 2 guest) absolutely ridiculous! They even close the computer room at night, so hopefully you won't need to print anything out at 2am. One worker actually had the nerve to ask me if i lived there, which immediately made me mad. your suppose to know your residents, but I'm sure she only asked because my melanin was popping and she was stereotyping. 6. One of the two pools are always broken. They're suppose to be heated, but only one ever works. Which sucks when you wanna go for a dive but you get the email saying that the side with the good pool is booked for an event. 7. If you know this area, you know that the traffic is awful, has nothing to do with the apartment, but it gets beyond annoying constantly being in traffic or hearing traffic right by your home. 8. They didn't have online pay when i first moved in, which is weird, since its a brand new place and because its 2016, but they have it now. I tried to use it twice and it didn't show my correct rent on their, so i opted not to use it. 9. If you have a dog, understand that you will be walking in dog poop when you take your dog out because majority of the residents do not pick up after their dogs, which is stupid because they provide you with baggies and two trash cans specifically for your dog poop. 10. Washer and dyer are super nice! Big, but very loud!!! if you plan on washing, put in some ear phones. 11. Be aware of those residents that smoke illegal things. I can't tell you how many times I've gotten on the elevator after them and almost died, and got the side eye from so many people who got on and thought it was me. I would never in life move back here. If you can stomach all the cons and swallow the price tag, then go ahead, but it makes no sense to pay so much for all of those cons. Thank God my 6 months are up! I couldn't get out of there fast enough.

SkyHouse River Oaks is priced extremely fair with its location and updated amenities. There's plenty of specials going on and the leasing agents do their best to help you out/work with you, especially Chris, the community manager. The amenities are absolutely fantastic! Views are great, the gym has all the basic equipment needed and also offers classes throughout the week and there's not only one pool, but two! The valet service men are also very helpful and quick to get your car for you and the concierge staff are always willing to do whatever they can for you. I highly recommend SkyHouse River Oaks to anyone looking for a complex in a great location that won't break the bank!

We arrived at The Skyhouse Saturday afternoon, at 4:35 pm. The gentleman in the office told us that they do their last " tour " at 4:30, so we would not be able to view an apartment that day. Maybe the hours that they have posted on their door should say they are open until 4:30, not 5:00, since they are unwilling/ unable to help you after 4:30. Not a good first/ last impression.

I had the pleasure of finding out about this apartment community from a business associate. When I went there I met Milad. He was very helpful and was patient while showing me several units. I loved several units and went with a 2/2. I had a very easy experience and signed on the dotted line the next day. The views are great, hope to see you there.
