I wish I could in good faith rate my experience here five stars, but it would be dishonest to not mention some of the serious issues with this building and especially its management.
Before anything else, I want to acknowledge that the on-site maintenance staff are excellent. They respond promptly and are very professional.
Concierge is absent pretty often, and I've personally seen them sleeping at the desk multiple times.
Last summer, there was an HVAC outage which lasted an entire week. This is already completely unacceptable, but even after the issue was fixed my thermostat remained locked for another day due to a mistake by the technician. Summers here are brutal, and it was miserable to say the least. This was the second extended HVAC outage. None have happened since, however, so hopefully the issues are ironed out.
The garage door frequently undergoes maintenance, during which the door is either left wide open or completely closed for hours at a time. If the door is left closed, you are prevented from leaving for the duration of the maintenance.
The trash chute works intermittently at best. Much of the time it is completely unresponsive and does not allow you to open it, so trash will accumulate until someone is lucky enough to find it working and throw everyone else's down too. This leads to a terrible odor coming from the room much of the time. There was also an issue last year where the trash chute made entire floors smell like garbage until it was cleaned. I'm not sure how long the issue persisted, but it was nauseatingly bad.
Your key fob is required to operate the elevators. This is a great security feature, but unfortunately one of the three elevators has a faulty reader. This issue has persisted for the entire duration of my time here, almost a year, and it still hasn't been fixed. I don't understand how something as simple as a key fob reader can be subject to deferred maintenance, but here we are. It will work eventually, but you could be stuck riding to the 22nd floor if your fob doesn't work and someone else calls the elevator from up there.
My biggest concern stems from an incident last year in which someone attempted to break into a neighboring apartment. Someone gained access to my floor without a key fob and began to smash the lock on that apartment's door for over an hour, insisting that the tenant had "guns and drugs" inside. I don't know how she gained access to the floor; to reach a residential floor you need a key to an apartment on that floor.
When I moved into my apartment (which was brand new at the time) the cabinets were completely covered in scratches. I can only hope they don't attempt to withhold my security deposit after I move out; the issue was noted on the
move-in condition form, but they really do look terrible. The floor was also filthy with dust and debris from construction, which would have only taken a quick vacuum and mop to clean up before I moved in.
Lastly, management was very difficult about renewing my lease. They offered a 12- or 18-month renewal with a moderate rent increase, which I expected, but I was specifically looking for 15 months. They said that this was not possible. After handing in my 60 day notice to vacate, the apartment was listed on the market for the rent that I pay (no increase!) and with a 15-month lease term option. I reached out to the leasing office about this, and suddenly they were willing to offer the same to me. I had already begun looking at other buildings in the area, so this was too little, too late. They'll offer new tenants two months of free rent, but if you're a current tenant you are given zero leeway. Really disappointing experience.
The apartments are beautiful, the staff are generally kind and competent, and the location is great. If you can deal with the aforementioned issues, then you will love living here. If not, there are plenty of other options for luxury apartments in town.
