Pros: walkability, south front shops and restaurants, gym, pool, dog park, coffee machine in the office, nice neighbors, maintenance is fast and helpful, cute aesthetic in the apartments (not your typical boring apartment look). Cons: promotions for move-in aren’t flexible across layouts which is odd and front staff offered no help with that, AC/heat units are finicky and hard to keep at a good temp, packages get thrown in the front office to sift through, so things could easily be taken by someone else, gates are always broken or open, old buildings = spiders and bugs, small parking spaces, pricey rent compared to other places in Wilmington.

I usually wouldn’t go out of my way to leave a review - but I don’t wish this on anyone. If you have ANY type of allergies or any type of breathing issues, DO NOT MOVE HERE. Especially elderly with breathing trouble. I thought the brick concept was beautiful, until I moved in. The brick is not sealed on the inside (they fail to mention that), only the outside. Brick is porous, harbors a TON of mold, dust, dirt and whatever else is deep into these walls from over the years. Everyday I wake up wheezing and sneezing and it’s truly miserable. Which is my fault, I shouldn’t assume the inside was maintained or sealed to prevent said issues. To also add, if you care about your vehicle at all- the parking spaces are so small you WILL have dings all over your vehicle, the parking is assigned and you CAN NOT park anywhere other than visitors (which is no better considering the spacing. The gates are open all of the time for possible car break-ins) Multiple times someone has also been in my assigned parking spot - leaving me to walk blocks after a long day of work in any type of weather - the office has no sense of emergency. Especially after hours. There is no protocol in place for those instances OR a number to call for help. You just have to pay your rent and hope you can park in your assigned spot for your apartment…. That you pay for (Hence the constant promotions online). Also, everything may be concrete , but you can hear everything your neighbor is doing, vice versa. Also - the split units clog constantly and pour water out of them just about every other month during the summer. So, never put anything near them…. Other than that - 10/10 place!

The maintenance team here is great! Andrew was very helpful and responded quickly to my maintenance request. He was able to get my washing machine fixed before the thanksgiving holiday which is a huge help!

Living at South Front Apartments by Tribute Properties has reminded me that a community is defined not just by buildings and amenities, but by the integrity of the people who make it run. Recently, I unknowingly dropped my wallet while getting into my Jeep. Without hesitation, a maintenance staff member noticed it, picked it up, and returned it to the leasing office—cash and all—before I even realized it was missing. In a world where cynicism often comes easy, moments like these stand out. I needed my A/C unit serviced on 6/16/25. Matt and Tim came to my apartment a very short time after request made. They were extremely nice and went above and beyond to help me out. Matt evaluated the A/C unit and swiftly fixed it. Plus, he then identified two other concerns within my apartment I had forgotten to tell him about because I was focused on A/C unit. That's impressive! He and Tim fixed those issues as well. I have been living at SouthFront over a year now and cannot be happier! This is my forth summer at South Front1 apartments and I stay for the serene beauty and privacy my one bedroom up offers. The campus is very well landscaped with tall oaks and gorgeous white crepe Myrtle’s swaying in the breeze off the Cape Fear River. Best of all is the lovely swimming pool where a sense of community is always in the air from friends gathering for a dip, grilling up some good eats or just enjoying a good book on a warm afternoon. The garden on the roof above the pool is another sweet perk that everyone is welcome to. Nice place to watch the sunset on the river. Most importantly the kind people who work here exude confidence in all aspects of daily living.

I love this community. It’s one of the best complexes for young adults in Wilmington. I’m considering renting there, and was helped by Jalen. He was very professional, friendly, and offered me a move in special which was very generous. I would recommend making this your first stop when looking for an apartment in Wilmington.
