This is an honest assessment from someone who lived in this building for nearly two years. Pros: - Location and walkability (Cherry Creek North is the perfect neighborhood. Shopping, restaurants, community, convenient grocery stores, public library, etc.) - Concierge and maintenance staff (A+) - They are genuinely amazing and provide exceptional service! - Design and decorating of units - modern, neutral, high-end finishes - Rooftop pool and views Cons: - Ownership is clearly going through a financial crunch. Things that break don’t get fixed. Ex: there was a huge vent hood in the lounge that broke and wasn’t replaced for 9-months leaving a gaping hole with exposed wiring in the common space that residents pay monthly to use! The wine fridge, ice machine and regular fridge in the lounge didn’t work for at least a year and were never repaired or replaced. The fireplaces is both building lounges never worked the entire time we lived in the building. - The building is aging and regular repairs are not being done. For example, when an appliance goes out in your apartment, a new one isn’t ordered, it’s just swapped with a used one from another unit, which likely isn’t in great shape either. For the amount of money you pay in rent ($5k+ for a one bedroom) you expect to have functioning amenities! - Location - the physical location is amazing but with all the construction on several sides of the buildings, the noise, constant construction dust (you can’t open your windows anymore without having dust cover your furniture) and street/sidewalk closures, the joy of living in Cherry Creek North is significantly limited. - Fees - there are all kinds of fees tacked onto your rent. Common area fee, common area utility fee, fee to pay your rent, etc. - The parking situation became a nightmare. It wasn’t like this initially but was terrible by the time we moved out. They oversold parking spaces and residents who paid for parking couldn’t find parking spaces. All in all, we enjoyed our time in the building but very much felt like it was going downhill by the time we left, which is the reason we decided not to renew!

One of the standout features is the incredible concierge staff. From the moment you walk through the doors, you're greeted with genuine warmth and professionalism that makes every day feel special. Vetta is a ray of sunshine—her bright smile and heartfelt welcome never fail to lift my spirits. She brings such positive energy to the building and truly makes it feel like home. The whole concierge team here goes above and beyond, and their dedication to excellence is a big part of what makes living at St. Paul Collection so enjoyable. Highly recommend!

The St. Paul offers amazing apartments and excellent amenities for its residents. The management team and staff are friendly and efficient, and the entire concierge and maintenance teams—especially Vetta —provide exceptional service. I would like to give a special shout-out to Anisa, the outstanding leasing agent and manager, who took the time to show me available apartments and answered all my questions. She is highly professional and pays close attention to the details that arose during the leasing process. I have lived in several apartment buildings in the area, all of which are very very good, but I have found the St. Paul Collection to be a true gem.

I'm so happy I moved into SPC. I love my apartment with the big floor to ceiling windows and the contemporary decor is perfect. The apartment felt like it was new when I moved in because it was so clean and updated. The concierge staff is fantastic and Cedric has quickly attended to all my repair needs. I like the frequent organized events giving an opportunity to meet neighbors. I'm happy!

The concierge team at 255 is top notch! They bring up packages, some have even taken my dog out for me when I was in a bind and they always bring up all delivery groceries etc promptly. There is nothing like living at St. Paul collection, its luxury at its finest and Vetta who the lead concierge is incredibly friendly. We love her and our kids love her!

The absolute BEST place to live! I have lived here for almost 3 years and have loved every day of it. Vetta and the concierge take such good care of the residents, Cedric always makes sure to handle maintenance orders quickly while being communicative, and lucero, irma, and yuri keep everything looking clean and beautiful. The location could not be better and will be so sad to move out of the St. Paul in August!

Unfortunately, my experience at this building was less than ideal, and I have lived in multiple high end rentals in Denver. The new property manager, Kasey, is abysmal at communicating. My renewal experience was awful, and the building has yet to return my security deposit 60 days after lease end, in violation of Colorado law. Parking is unreserved, and if you arrive home late, good luck finding a spot in the locked portion of the garage, meanwhile allowing certain residents to regularly double park. The building has yet to address that issue and I raised it twice during my time there. The concierge and maintenance teams were great (although the concierges were rarely at the front desk when you go looking for them), but you are really only paying for the address/location at this property. There is nothing particularly exceptional about the units, amenities, or management.

The St. Paul Collection is comprised of two buildings (255 and 210) on St. Paul Street between 2nd and 3rd in Cherry Creek North. They are newly built luxury apartments/condos that are available for rent only--not for purchase. The 210 building was the first one opened, and has primarily one and two bedroom units. The 255 building is still being finished and has three bedroom units. Both of the buildings have underground parking, a staffed front lobby, workout faculties, a residential lounge with tv, full kitchen, living room, etc, and a rooftop pool with cabanas and a fireplace. The decor is somewhat modern, but still fairly warm. They have some picture you can see on their website of the common spaces. It is important to look at the particular unit you are interested in renting. They are not all the same and the views and light differ greatly. They are still working out some of the kinks, but the staff is amazing. My friend has lived here for a month now and has had some minor problems (dish washer not working, oven needs calibration), but she is very happy with the facility as a whole. The location between 2nd and 3rd is very quiet. So far the other tenants seem to be very friendly. Dogs are welcomed and they even have a pet of the month!

Here are the main bullet points of why I absolutely love it here and do not plan on leaving as long as I am in CO: * I have a professionally trained German Shepherd and sadly most buildings still have a breed restriction policy that includes them. St Paul Collection allows GSD which would have been a deal breaker. * My leasing agent (Lauren) was extremely patient with me through the entire leasing process and treated me the same for a one bedroom as if I was renting a $15k a month unit. That was gigantic. * The community is extremely dog friendly and there was way more access to grass and other places for her to go to the bathroom than expected. I brought my GSD to my leasing appointment and I was allowed to walk her from the door of the future apartment outside to see the distance in case of a bodily function emergency. Its extremely easy, the elevators are fast and its overall very convenient. It also eliminated stairs which was another big factor as my GSD is on the older side. * The concierge (Joe, Kevin and Vetta) are extremely helpful, fun to talk to, and they handle more tasks than I originally anticipated. They are here 24 hours a day and they monitor both properties by camera ensuring that theft and other potential issues are handled immediately. The garage is locked by a gate and the building is extremely well secured with key fob access elevators that will not leave the first floor if someone were to get past the Concierge. * I checked out multiple other luxury high rise buildings in the area and my building here in 210 (St Paul has a mirror property across the street as well) is extremely quiet, and very well maintained. I am very critical of interior finishes and the quality of appliances, faucets, etc due to my profession. St Paul Collection did not cut corners to save money like a lot of buildings in this area and everything is as it should be for the price. * There is a ton of stuff to do within walking distance, most of which is dog friendly as well. The other residents here are extremely welcoming and it has been a pleasure being surrounded by like minded individuals. * The rooftop pool and hot tub as well as the outdoor kitchen are all top notch and immaculate. The grill is cleaned daily and its extremely high quality as well. Overall, I could go on and on about this place. If you are looking for a beautiful, safe, and well connected place that has all of the best aspects of downtown without the violence, this should be an easy choice.

This apartment community is amazing! They have great amenities, roof top pool, and staff. The concierge Alexis, Vetta, Leo, Megi, Rachel, Erin and Kevin are amazing. They are always willing to help, have a upbeat positive attitude, and go above and beyond. The St Paul Collection by far is the best apartment community in Denver.
