"The Little Beet Table, a restaurant in the bottom of a high-end apartment building in the Gold Coast, is designed with dietary restrictions in mind. The menu is entirely gluten-free, and most of it is generally healthy, with vegetarian dishes like cauliflower steak and a chickpea and beet veggie burger. It’s light and bright, and kind of feels like a gallery space, with exposed painted brick and large pieces of artwork on the walls. Come here for lunch or a low-key weeknight dinner." - adrian kane

Stumbled across State & Chestnut in a Reddit thread and it remains one of the best recommendations I've ever received. From start to finish our experience at S&C was nothing short of exceptional. I'll highlight a few of our favorite features below: - Reasonable rent prices for the area + proximity to public transport (it's close to the red line, but not too close - a couple blocks away) - Friendly staff team to help troubleshoot problems and welcome you home from a long day of work - Spacious freight elevator that can be booked as needed for easy move-in / move-outs. Or, to be used if you've purchased some new furniture - Wicked fast elevators (fun fact - the close door button actually works!) - Efficient package room - very spacious and easy to find what you ordered - Thick walls, we couldn't hear our neighbors and they couldn't hear us. A very hard feature to find in an apartment complex! You can check my other reviews - I don't give out 5-stars easily. But if you're struggling to decide where you want to live in Chicago - rest easy and give up the search. State & Chestnut is the (relatively) affordable, safe, and welcoming community you've been looking for. We're only leaving now, after 2 years, because my roommate and I accepted positions in other states. If I ever move back to Chicago, this building is at the top of my list!

State and Chestnut is amazing. If I’d not had to leave Chicago, I’d be heading into a ninth year spent living there. The amenities, from dog care for my pup Livy, to an amazing 35th floor roof deck with a pool outside and a year round inside lounge, to an excellent gym and full indoor/outdoor lounge area on the 7th floor, to great bike rooms (my fave) and an in-house garage, to excellent shipping and handling rooms — these were perfect. But it’s the people that work there who went above and beyond, bringing both the architecture and experiences to life. All of the groups, from maitre d’s and management, to custodians, to building engineers, led a building that was social, tidy, and truly accepting of everyone.

I had the best experience living at S&C. The location couldn’t be more central - beach, gym, groceries, park - all just minutes away. So grateful to have called this place home.The management team is incredible, and they truly choose the best people to represent the community. Shoutout to Martha, Arness, and Phelinise - the dream team of concierge and maintenance. I always felt taken care of. My time here was incredibly comfy, and I’ll miss it so much.

It's been almost a year since I left S&C and I realized I never left a review. I have nothing but great things to say about it. I look back on my time here very fondly. The apartment itself was awesome, the front staff were lovely, management staff was great. I was there when they remodeled the gym and the result was incredible. The roof during the summer is pure magic. The maintenance guys were cool and very easy to work with. The prices are high but at the end of the day, it's a luxury apartment and I felt like I got my money's worth. Recommended 100%

Updated to note that after a year, S&C is still just as wonderful as the day we moved in. We genuinely have no complaints at all and could not be happier with our home here. Management is truly excellent and they address any issues promptly (which issues that we have had have only been very few and minor). The concierge, maintenance, and cleaning crews are also superior to any other property I’ve ever lived at. The building stays in excellent condition and the Reside team hosts incredible events that are so beautiful and lots of fun. The benefits like location and amenities are great, but they don’t even compare to all the perks that come from the genuine passion that the people here pour into this building, transforming it into a true community of its own. This place is worthy of every single star. Each individual that works for this building cares so much and is truly wonderful at their job. It’s so perfectly well-kept and just as luxurious as the pictures indicate.

My roommate and I moved in almost a year ago. We have loved it here at State & Chestnut. The amenities are great and everyone at the front desk, leasing office, and maintenance are very kind 24/7. We had a minor freezer issue a bit ago and maintenance came to our unit so fast to clean up and fix the issue for us. I've never seen anyone ever attend to an issue so fast! Thanks S&C!

I absolutely love living at State and Chestnut! The concierge team is outstanding – always friendly, professional, and ready to assist with anything I need. The leasing staff is incredibly welcoming and made the move-in process seamless, and the maintenance team is top-notch, responding to requests promptly and efficiently. The amenities here are awesome – from the fitness center to the lounge spaces, everything is well-maintained and thoughtfully designed for residents' enjoyment. The location is fantastic, with everything I need just a short walk away, and I feel completely at ease thanks to the building’s excellent security measures. This place truly feels like home, and I couldn’t recommend it more highly!

I’ve been living in this amazing building for 14 months. It was the best building I lived in Chicago (I changed several locations). The location of the building is great, everything in a walking distance. The building has a really nice amenities. Gym is big and there is a yoga room. I enjoyed taking free yoga classes. The rooftop is on 35 floor has a breathtaking view, a lot of space for lying down and getting some sun, bbq, fireplace, and small pool. I loved spending time there. I loved social parties where I met many interesting people. All neighbors were nice, kind, and friendly. Management company, maintenances, concierges, are the best!! They are highly trained and very professional! All of them made everyday of living at the building very comfortable. I highly recommend everyone who is looking for a comfortable home to take a look inside. There are many floor plans of different sizes and views. Love State&Chestnut❤️

My experience here has been extremely disappointing and I would strongly recommend people avoid this building. While the location and amenities are attractive, I have had numerous issues since moving in (including bugs in indoor areas, repeat Wi-Fi crashes, and a moldy ceiling from a leaking pipe that was missed before my move-in). Other residents have also shared with me that they are looking into terminating their leases early due to disappointing experiences. The biggest issue has been that my apartment has had an ongoing problem with sewer gas since October 2023. The sewer gas comes out of multiple rooms in my apartment at multiple times throughout the day and night. I have also smelled it in the common hallway, basement, and other units on the north/east side of the building (the 11/13/14 unit corner). After multiple complaints and DOB reports, the building sent a letter from their lawyer trying to claim that there is no sewer gas in my apartment (despite it being confirmed, including by an employee). A few weeks later, the building department sent out an inspector and confirmed the presence of sewer gas in my unit. The DOB has also conducted follow-up inspections and found multiple other violations (details/violations available online through the City of Chicago data portal). These violations include language like "unapproved flexible gas lines" and "failure to use materials having a fire resistance of at least 3 hours". Despite the situation being ongoing since October 2023 and the DOB inspection confirming the sewer gas in May 2024, the situation has yet to be resolved. All in all, save yourself the trouble (and literal headache from sewer gas) and find somewhere else to live.

Wish i could say my experience here was great but due to poor property management they've left a bad taste in my mouth. One particular experience I had was them telling me they would not negotiate when it it was time for lease renewal, and then i find out 1 week later another tenant who was a friend did negotiate the rent down from a 15% increase down to a 3.6% increase instead. When i confronted mgmt about this, they voided my lease and made a new one for me. Also, make sure to check the floors in the apt. They installed wrong flooring(soft floors) so it will leave indents with any furniture you put on it.

This is a review that is long overdue. S&C is a beautiful high rise building located in the heart of Gold Coast. These are luxury apartments at its finest. The amenities that S&C offers are top notch. There's a state of the art gym and yoga room equipped with a barre and cycles. Back when I lived here they offered classes at scheduled times throughout the week which was great if you enjoy yoga, a good barre workout, or spin class. There's a beautiful rooftop pool and with patio seating and lounge chairs to get your tan on during the summer months. The Chicago Air and Water show happening?? You can avoid the crowds and view the air show pool side without leaving the comforts of your home! Have a pup? No worries, there's is an adorable/convenient dog run located on the 7th floor. All the fur parents gather here and chat while the pups run and play together. A great way for your pups to socialize and for you to meet your neighbors too. There's also a Petspa self service in the building to keep you fur baby always looking dapper. There's numerous grills to enjoy bbq season, outdoor seating to entertain guest, have a quiet dinner for two, fire pits, as well as big screen TVs outside all surrounded by beautiful flowers and greenery. Enjoy freshly picked herbs? The herb garden begins sprouting in spring. You'll find basil, thyme, parsley, cilantro, and even lavender and so much more (that's what was sprouting when I lived here if it has changed don't hold me accountable yelpers). I loved the herb garden. If I ever felt like making fresh pesto sauce and needed a handful of basil it was always at my reach during the spring/summer months. There's also nothing better then freshly picked lavender to make your bedroom or bathroom smell amazing! *Tip: freshly picked lavender + infuse warm bath water = guaranteed sleep of a baby! * The community area is huge! There's a pool table, a huge marble fireplace to cozy up next to with a book and a glass of wine. Plush comfy sofas, beautiful artwork, a ginormous TV, as well as a private room that's a great place to have a meeting or to study. The indoor parking garage has a car wash. Yes, a car wash! Your guests can also park here for a discounted price too. So much cheaper than parking in the public city lot on Delaware. The staff is absolutely wonderful. Jeremy, Jason, Mike, Hilary and so many more names I unfortunately am forgetting help make S&C a place to never forget. I said it then and I will always say it... Jeremy is the heart of S&C! We were blessed to have Jer in our life and S&C is surely blessed to have such an amazing human being! I can't say enough about S&C! This place will always be special to me. I met my now hubby of almost two years here. We have so many memories here that will stay with us forever. It was a sad day when we moved out and said goodbye to not only our apartment home but also our loving friends. Our new adventures in life together as a couple awaited us and although we were very excited about what was to come... S&C is where our story began. ~ Enjoy Yelpers!

I've held off writing my review for long enough! I didn't want to leave too glowing a review for the fear that S&C would get too crowded. Well, the building is 97% leased so the secret is already out. The property is flat out great and among the best managed building in the city. I previously lived in a vintage building on Oak that had a similar vibe: good tenants, well maintained, etc. PROS: Concierge and property management is top-notch. Always helpful, friendly and willing to work with you. If you've ever visited friends or lived in other towers, you know how cranky doormen can be and how confrontational property managers can be. Not here. Maintenance requests are resolved within 24 hours (usually sooner) and there are no less than 10 full time housekeeping staff so the common areas are ALWAYS clean. That includes the gym & dog run, which is not a common occurrence at other "luxury" properties. We have yet to have an error with package pick-up with seems to be an issue a every other building. Units themselves are well appointed with quality appliances, tile & granite and year-round heat/AC. Pretty much every unit has an amazing view. Location can't be beat: Red/Brown lines, Mich Ave buses, 5 grocery stores and 2 health clubs are within a half mile! CONS: Our one concern is the noise from ambulance and fire sirens that never seem to stop on State St. Not much you can do and it's definitely just a nuisance that you come to live with being downtown.

I can't say enough good things about State and Chestnut. I recently moved in after living in another luxury high rise in Old Town for two years. My experience at State and Chestnut has far exceeded my expectations. I went through the leasing process with Brittany who was friendly, knowledgeable, and responsive throughout. From the moment I moved in, I have felt like a valued part of the community. The concierge team, maintenance team, and management truly go above and beyond and care about the residents. I cannot recommend this building enough and look forward to being here for a long time!

We are a few weeks into our lease. But I already had to exclaim about this building. Having lived in apartments in Canada, UK, New York and Chicago, this is by far the best one! The units themselves are well designed. We are in a two bedroom and it feels reasonably spacious. It also has dual AC controls, gas counter tops and nice bathrooms. Only complaints are the washing machine can be quite loud and the bathrooms don't have fans. But other than that, no issues with the units. The concierge team consistently are there to help and be a friendly face when you return home. They handle everything and even ensure you dog is happy to come back home when they greet your dog! The amenities in the building are all amazing. They truly have thought of everything. In the gym they have all top of the line equipment. They have a trainer in there weekly if you want to know more. And they have a virtual yoga equipment so you can attend a class. In the lounge areas they have coffee machines, vending machines and lots of private spaces. Additionally they have a printer you can use anytime. In the rooftop areas they have lots of seating, music and lighting so you can enjoy the outside anytime. Best of all they have wifi throughout all the areas. I have been continuously impressed with everything they have thought of. They also have a dog run, dog bathing area and commercial laundry machines. They have it all. Reside, who manages the building, have social events and gym events frequently. Without question I would recommend State and Chestnut.

Love this building. Staff is intelligent and the common spaces are tidy and uncrowded. Tenants are kind and respectful of one another. Overall I would highly recommend state and chestnut as it is Reside managed which automatically means it is safe to say that you get your money's worth.

With a plethora of luxury buildings in Chicago, S&C stands out with its exceptionally nice staff and incredible management. While all these new buildings are beautiful, S&C goes the extra mile with its friendly doormen and women, fast-acting maintenance and awesome leasing/management team. Have been living here a year and just resigned.

I'm 5 months into our lease, and I have to say not only has Reside's State & Chestnut building exceeded my expectations, but I also feel they've built the best apartment building in Chicago right now. It honestly feels like they did a ton of consumer research to identify what today's renters want and combined it with their expertise / experience managing properties. There's just a refined level of attention-to-detail throughout the building that you keep noticing the more you live in it. The State & Chestnut website will hit all the key points, and I recommend reading the YoChicago article on the property, but the big things knocking my socks off: * 1G Internet. I may never move again for this alone, skipped cable altogether which is saving $100s a month, streaming Netflix, Amazon, Hulu and other content apps. No more connectivity or bandwidth issues while working from home - total game changer. * Great Location. Everything is 5-15 minutes away - restaurants, bars, gyms, grocery stores, drug stores, MI Ave, lake, parks, and public transit (2 blocks for Redline, MI Ave buses). * Apartment: Lots of light with floor to ceiling windows, two HVACs with one for living room and the other for bedroom so great control of temperature, open kitchen format with quartz counter tops and ample storage, soft-closing drawers, upgraded GE appliances (had cheaper ones in other apartments, upgrades make a HUGE difference). STRONG water pressure and HOT water. Gas stove! I've never heard my neighbors so solid walls between units and minimal noise from hallways even with the gab under the door in all apartment buildings. * Leasing & Concierge. Extremely friendly, everyone knows your name and your pet's name, accessible / office on 7th floor, very responsive, and just go above and beyond to make sure everyone feels at home. Vey pet-friendly building with a decent dog run on 7th floor. * 2 Amenity Floors: A Sky Lounge on 35th floor with pool and unobstructed downtown views along with an impressive indoor area/kitchen. Then, indoor and outdoor 7th floor with an excessive amount of grills, TVs, and seating areas. TVs also have any port option you'd need to connect a device to. Both floors are just ridiculous, nicely designed and always very clean. * Recycling: There's a separate trash chute on each floor for recycling - now that's a commitment to sustainability, ensuring recycling happens, and making it easy for renters. I could keep going... If I had to say something negative, it would be the apartment floors are a bit harder than most, but a pair of cushy slippers helped.

I just wanted to send a huge thank you to all of the State & Chestnut team for being awesome and for helping me out so much over the past 12 months I was at State & Chestnut. I know I ordered way more food than the average person and I think I was the only resident who had wake-up calls :) but everyone was always super friendly and got me to where I needed to be on-time! State & Chestnut is a wonderful place to live at, and if I ever come back to Chicago, I hope I will be able to drop a visit!

After previously living at Eugenie Terrace in Old Town, I was nervous about finding a building with comparable amenities, a friendly staff, and similar nice/outgoing residents. I was searching for a new and affordable apartment in the Gold Coast/RN area (27 year old male), and am SO glad I was referred to check out this building. I have now lived there for two months, and have absolutely no complaints. The amenities, staff, residents, and location are as good as it gets in Chicago, and I would be very confident referring someone here. Aside from the building being brand new, the spectacular views, state of the art fitness center, and TWO incredible outdoor "common areas" on the rooftop and 7th floor **which my visitors compare to a "Four seasons in Dubai" - the concierge services at the front desk are top notch and make living there incredible easy/efficient. While I plan on living here for a while, I can already tell it's going to be tough to move on when the time comes.
