I've had a great time experience working with Brian Arias The leasing process was smooth and straightforward, and the staff were friendly, professional, and always willing to help. They responded quickly to my questions and made sure everything was in order before move-in. The apartment itself was clean and well-maintained upon arrival. I had a great experience living in this apartment and would highly recommend it to anyone looking for a comfortable and well-maintained place to call home. The space was bright and inviting, with a layout that made it feel both cozy and functional. The building was quiet and safe, and amenities were a huge plus. Especially the coffee shops and gym. The location was convenient with restaurants, the ferry to Manhattan very close, not far from where I worked, the Hospital (SIUH). Overall, I’m grateful for my time here and truly enjoyed my stay. I highly appreciate Ashley, a property admin, who was not only friendly but also extremely attentive and professional—from move in to move out and everything in between.

Wow. I don’t often leave reviews but come on. Management, maintenance and the cleaning crew really don’t get enough credit here. You meet a lot of great people in the building, but just like anywhere else (esp NY) you’re gonna come across some not so great people. That’s life. This place really has so much to offer.. Ashley in the office is the most kind and helpful person and Ivan and Brandon up front are always on their A game. Mike from maintenance is always running around getting things done. This company has some phenomenal employees / amenities and my experience has been nothing less than exceptional.

Fantastic experience living here for several years. Amenities are clean and maintained (fitness center, hallways, etc). Staff is always available and helpful. Maintenance requests are resolved promptly. The people working here truly add a personal touch and will call you by name and recognize you. There are too many employees to name who have helped me, but shout out to Ashley, Corinne, Bruce, Dima, and all of the security folks. They made this apartment complex feel like a home.

I’ve really enjoyed living in this apartment building so far. The entire place is always clean and well-maintained, and the amenities are truly top-notch. The gym is especially great, it’s spacious, modern, and has everything I need for a great workout. The staff here are also incredibly nice and responsive; any questions or concerns I’ve had have been addressed quickly and professionally. I've been here for about a month now and I absolutely love it. The apartment is perfect for me (and my cat and dog) and I have a wonderful view! The amenities that are included are phenomenal and all the staff are super nice. For what I get I would be paying triple in the city. The Americano Cafe downstairs, and the other restaurants, is amazing! So convenient to grab a coffee or bite on my way to work! Bonus points for being right next to the SIR stop.

I lived at Urby in SI for 2 years. I moved from Seattle to SI for work. I have never used the gym nor joined any of the events because of the nature of my work. Therefore, that’s why I was very pleased to lived at Urby because of the quietness and also I feel safe. From the start they were very helpful since I signed the lease online without seeing the apartment first. The management especially Brenda Gonzales was very understanding and helpful. Fortunately I have to move back to Seattle and Ashley makes the move process very convenient and stress-free. I want to say thank you to all the people who work at Urby from Brenda, Ashley, Lauren, all the mail room guys/staff (honestly I don’t remember all their name) for making my life there very peaceful.

I am currently living here and planning to move out due to several major issues: 1) There is a constant loud wind noise from the windows, similar to the sound of a mechanical room. 2) Cockroaches have been a regular issue, particularly in the bathroom and dishwasher. 3) My dog has developed anxiety after multiple encounters with large, unleashed dogs in the hallways and common areas. 4) The neighbors can be relatively noisy, especially during weekends and holidays. I’ve been woken up by party noise around 2-3 AM on a few occasions during my less than 6-month stay. Pros of this place: It is dog-friendly. The security staff are friendly and helpful. The janitorial staff do a great job maintaining cleanliness in the common areas.

Urby was one of the best places I have ever lived. My only regret is that I relocated to Los Angeles and had to move out. I had a "small" apt ( large studio with a bed alcove) and it was perfect. The amenities were great: Washer, dryer, dishwasher, microwave, convection oven, large bathroom, walk in shower, hardwood & tile floors and amazing view of the water and the Verrazano from my windows. There's also a fabulous gym that's complimentary to residents, plus a garden, a pool and amble community space. Concierges are available to receive packages and to coordinate dry cleaning, among other services. It's one short block to the Stapleton station on the SIR and two stops to the ferry terminal. I worked in midtown and my commute was very easy. I also felt very safe. There are several keyed entrances as you come and go - and security guards after hours. Finally, the Urby staff are professional, kind and incredibly helpful. They go above and beyond. From the entire concierge team to the porters, Jay and the whole maintenance staff, plus Carlos, Tiffany and all the leasing office - everyone was amazing. It was a wonderful experience and an exceptional place to live.

Behind the beautiful aesthetic of this property hides a terrible place to live. Crime (murder & drugs), mold and an inexperienced property manager who doesn't care about the residents. Electric bills on average are $250+ for a studio. NYPD is called here on the regular... Day 2 of no heat and hot water.... No real explanation by Urby Management. They continue to copy and paste the same email saying that our service will be interrupted but no explanation or update. Is this Urby or NYCHA... I'm not sure anymore.

The main problem was the management, I mean for us. The apartments are a bit small but nice. I really enjoyed the gym, the pool, the lounge & Cafe. Before the pandemic, we had free events (Ex.: Thanksgiving Dinner). Since 2019, they cut everything but didn't reduce our rent. The same year, we got a serious infestation of cockroaches in building 7. I took pictures of cockroaches walking in the hallway (floor 1). Last year (2023), we occasionally saw cockroaches in our studio (5th floor). For your info, after 3 years, all tenants can get their apartments refreshed with new paint. We didn't ask the management to refresh our apartment, except for the restroom after 6 years. It was our part to help them during the pandemic. Unfortunately, they didn't consider our generosity/compassion. After living there 6 years, always paid on time, they charged us for the floor ($1,455.15), which we didn't damage. From our view, it was "wear & tear". On top of it, they double charged us for the final electric bill. I paid $77.78 on 12/15/23, and they removed the same amount $77.78 from our security deposit (Their statement 01/04/2024). In short, we got a refund of $334.44. When I contacted them, the lady in charge denied the error. So, please, NEVER pay the final electric bill and cover the floor 100% with carpet. As an Archivist, I kept all receipts and pictures, but it didn't help. So, better to avoid this Staten Island Urby for your peace of mind or accept the risks.

Staten island isn't known for its great coffee. Or cute coffee shops. But while job hunting in the area, I stumbled across the mall on the pier. There was a sign that said "good coffee" out front on the street so I went looking for it. What a beautiful café! It was an oasis in an industrial wasteland. Modern yet warm, well lit, excellent illy espresso, Wi-Fi, and cushy chairs of all shapes and sizes. A beautiful view of the courtyard to the apartment building next door. It was raining so I desperately needed a spot to wait out an hour before an interview and Urby really came through. The Italian barista was lovely and So friendly. She made my morning. I'm definitely going back. It's my new favorite coffee spot on the island!

My review is a mixed one, this building complex is fantastic with great amenities and stellar staff and services. BUT, the rental office seriously needs to warn people that we are located in the HIGHEST crime precinct in Staten Island and the area becomes dangerous just across Front Street (literally at the end area of this complex.) Since we are in between the neighborhood and Stapleton Park on the shore our "driveway" is literally a public street with 24 hours access to the public, so, all types of people (crack heads, gang bangers and drunks) wander through the complex's street 24 hours a day. The street access around the buildings often has people blasting radios or even sound equipment at all times. I love this building complex, but LITERALLY fear for my life when I have to venture across the street. I am handicapped and ride a Handicap scooter, so on top of everything I am a target, I wish I had known that before I had enthusiastically signed my 2 year leased here!

With my time at Urby coming to an end this week, I wanted to post a follow-up. I have enjoyed my time here, and couldn't imagine spending my last year in NYC anywhere else. The sweeping views from Brooklyn to Jersey City are breathtaking. If you live on the water side, make it your business to get up early for a sunrise. You won't regret it! Though I haven't always agreed with how management handles things, they have improved communication with tenants significantly. I still think both tenants and management would benefit from a tenant association, just to quickly resolve issues before they turn into drama. The building is much fuller than when I moved here last May. The pool was crowded this weekend, a flag for management/security to monitor that so residents don't feel they are fighting guests for a spot by the pool. I've seen residents lay out towels early in the morning to save lounge chairs and its just not cool. Management has tried to address that by sending out emails, but rude people will be rude people. There's not much you can do about that. Smoking continues to be frustrating. It is a non-smoking building, and they make that clear. Though management sends frequent emails reminding people of this, I haven't seen it enforced as often as it could be. People smoke on their patios and in the common areas. That should never be permitted. Urby is very pet friendly, and most animals are well-trained and do not bother you (important if you happen to not be a pet person.) The grounds are very nicely landscaped, and its enjoyable to take a leisurely walk around the property. Day or night, I have never felt unsafe here. The maintenance team should be applauded. This is a large complex, and I have never waited more than a day for an issue to be addressed. Always polite. Always friendly. Regarding the amenities... The gym is awesome and rarely more than a handful of people are there at any given time. The pool is well maintained, and there are so many common areas to encourage you to get outside. They have monthly events, from wine pairings to paint and sips, to specialty gym classes, or even a chance to do some urban farming. Its really easy to make friends and meet people. An obvious downside is the very slow addition of retail stores. I'm not sure why it is taking so long, but that was a draw for many residents, and it just can't seem to get off the ground. The only exception is Surf, a fine dining experience that is quite good, but pricey. When I first moved in we had a full cafe in the lobby called Urby Eats that served burgers, chicken sandwiches, salads, etc. Now it is strictly a coffee bar with some grab and go items.They can't seem to decide what to do with the space, and that's a shame, because they've got a captive audience and could be making money while providing a much needed service. Parking is available under the building in a garage (for a monthly fee), but it often fills up and you find cars in every available inch of space. This has also improved since they stopped using the garage to valet the cars dining at Surf. Every day I see the same people parking in handicapped spots with the word "handicapped" written on cardboard in their front window. That is ridiculous and needs to stop. All in all, I have enjoyed my year here at Urby. The location, the view, the amenities, the easy commute to Manhattan...this place has it all. As long as management stays on top of things and continues to communicate with residents, I think they can't lose. If you are looking for an alternative to traditional Staten Island apartments, you won't be disappointed.

New development in the neighborhood located right by the water. It's stands out as the design is modern compared to the dilapidated surroundings. Came in for coffee and an escape and that was what I got. Ice brew is great and will be back again.

You can't beat this building! It is like living on vacation in a five star hotel! Unlimited amenities, great cafe, so many restaurants coming soon! Location is great for traveling to the city- the Staten Island ferry and buses are so close. I love all the activities - especially the cooking classes with resident live in chef!‍ I'm glad I got in before they all sell out! Looking forward to all things Urby has to offer

I love living here! Great people, terrific chef in residence (Brendan Costello), fire pits, pool, organic farm (with farmers)...totally NOT living in Uncle Tony's two family. Lovely cafe where neighborhood and residents hang out. A little slice of heaven on Staten Island...and dog friendly! Don't let the upscale price of rents here scare you, you're paying for amenities and proximity to the ferry. Brooklyn doesn't match up.

2nd lease with Staten Island Urby, so many good things to say!!! Peaceful, Clean, Great Views, and Stylish Amenities...  Life is peacefully quiet, but one can engage the organized social activities or enjoy the café & lounge. For that matter, there are several restaurants in-house. We're more routinely on the quiet-at-home side, and we've been extremely pleased... looking out the living room window at Manhattan across the New York Harbor. I feel connected but removed, close enough by car or the ferry... but separated enough to feel at peace. The building stays immaculately clean!!! I work all over Brooklyn, entering many residential buildings, and this community is dedicated to DAILY cleaning. This includes our residential hallways, the public areas & the substantial gym facilities. We've enjoyed the morning runs on the treadmills with distant views of the Manhattan skyline throughout our tenancy.   During this pandemic, I've come to truly appreciate the public park right behind the complex, Stapleton Waterfront Park: https://g.page/stapleton-waterfront-park?share. It's a lightly utilized community park, and we've walked here every morning during gym closures with easy social distancing. People walk their dogs, and it's a safe, clean park. The park is eyeshot to the adjacent FDNY Pier, which adds to the activity on the water and a sense of security in the park. You have panoramic views of the Verrazano, Brooklyn & Manhattan skylines. These skylines are also visible from some of the apartments, the gym, & a couple of the in-house restaurants. By the way, I'll say, I especially enjoy parking under the building at a quite-reasonable-fee compared to what I paid in past Brooklyn parking rentals.   So, I'll say my top reasons for living here are the view, the peace-and-quiet on the water, the gym amenities, the clean stylish interiors, and the supportive management. Yes, as we've had concerns, rather maintenance, storage, or lease renewal, management has been quickly responsive. I'll say as we've just renewed our lease midst this pandemic, Carlos Vasquez, Property Manager, has particularly impressed with creativity & flexibility with sense of real caring. That's not always the case with landlords. Even when he cannot fix a problem, like when the New York Marathon restricted our garage exit for a bit, Carlos has a way of making one feel heard. I believe the building management really does listen & moves to create positive change when challenges arise. We've had very warm experiences with other building neighbors as well: Victoria Cruz, Leasing Manager, who also is a friendly neighbor and fellow partaker of Urby Farm goods!!! Other management staff have met us with smiles and friendly conversation... I cannot recall all the names. It's a professional, supportive, and warm management style here at the Urby. Definitely played into our 2nd 2-year lease!!! BTW, the Urby cleaning staff are awesome too!!! As I also don't know their names, I'll just say we smile & speak every time we see each other.

Dear Urby, Please get rid of little man as your parking company. They make living here stressful, unsafe and are totally bringing down the credibility of this place. Sadly they are the people you have to interact with in order get your car. The attendees are rude, inappropriate to females, and somehow have warranted some authoritative nature to their day to day. They have made living here stressful and I really hope management can do something about this and quickly otherwise I would need to find other options.

Met here a lot of cool guys and we are friends now:) Also here is a mini park right in front of the building , lounge area, gym and summer pool. Building is clean enough . Never imagined an apartment unit can have serious mosquitoes infestation during winter and this is exactly what is happening. Window screens were promised weeks ago but never installed. The apartment is still not livable but in the mean time we continue to pay rent but the management is not very responsive. Truly disappointing! I hope somebody can make this right!

Overpriced, inadequate facilities, poor management. Overall, Urby is targeted to yuppies and charges Manhattan prices without the experience of actually living in Manhattan. I guess it's great for those with disposable income that want to relive their college years it's set up like college dorm rooms. It's gentrification at it's finest, as the neighborhood (Stapleton) still has a D- crime rating on areavibes.com. $1600 for a studio in a high crime neighborhood? Great deal!

Best apartment experience I've had in NYC, hands down. My apartment is bright, sunny, and spacious, and everything is brand new! The bathrooms are incredible and I'm sure I'll be missing the huge glass shower at my new place. The maintenance team is responsive and a pleasure to deal with, and the security team has been attentive and kind. I personally have not had to deal with the management office often, but when I have, they've been very helpful, and the convenience of receiving an email to let you know your package has arrived has been fantastic. The walls can be a little thin, but it really just depends on your neighbors, I personally have not heard more then what I would consider normal noises from people in the building. The gym is by far the jewel of the whole building and completely negates the need for a membership. It's two stories with four separate rooms and stunning views. There seem to be a lot of people with dogs, so it appears to be a very dog friendly building. The majority of the residents are friendly and I would highly recommend the events they put together as a way to meet neighbors. rapid fire points: - I've always felt safe coming and going from the train - The coffee at the cafe downstairs is my absolute favorite - the water front park has incredible views of the Verrazano and the city, and they've done a great job with the walking paths by the water - the parking garage is great for when people come to visit (only $12 a day for secured underground parking) - the onsite farm and weekly farmers market in the summer are an awesome way to get fresh, local veggies and flowers too!

Too soon. Let them get their act together. Apartments are very small and very expensive. If you cook or are expecting full sized appliances the only ones are refrigerators and microwave. The cooktop and the oven are tiny. The dishwasher only is full sized when you choose a two bedroom. Building 7 has all the amenities. Package system (automated package pickup), pool, gym all building 7. Building 8 no garage no parking and the bodega is now a t-shirt shop. Retail is on existent. The cafe is not much. 50% of the tenants are derived from low income programs. So, there could be a huge disparity in your $2400 rent vs their $650/month rent. The parking garage is operated by the Urby but Littleman Stapleton parking. It's a fight for them to ever get a bill correct. The main office is worse and the people in the garage who operate it are insane. The promised valet parking never happened along with many other promised amenities. The incessant Communications about rules that aren't followed is just a waste of time. People smoke in a nonsmoking building. Cooking odors permeate the hot nonventilated hallways in summer. Love thy neighbors because you can hear them walking next door, smell them when they cook, and be shocked when you can hear them having sex despite them being behind closed doors. The paint on the walls is a mess because it shows everything including how badly the drywall was installed. These apartments are tiny. They're expensive and your virtual doorman system will never let a delivery in much less a guest. Don't worry about paying your rent. You'll get a late charge and no notice 23 days after it was due. Just pay it at some point. The electric bill on a 1 bedroom runs about $80? Even if you don't turn the A/C on. Bottom line is you're conveniently located next to nothing. Parking is a horror show. The staff is largely indifferent toward tenants. Complaints don't get resolved. They want what they want when they want it. You serve at their pleasure not the other way around. The sales staff will sell you a bill of goods and the property managers will yes you to death. For these prices the service should be impeccable. Not so much. It's a cool concept but ultimately it doesn't live up to its value promise.

I've lived here since June 2016. Cigarette smoke-filled hallways. Major security issues. Incredibly unresponsive management. Sewage gas odor. Cigarette smoking: The lease states it's a non-smoking building. I have repeatedly reported cigarette smoking in an apartment in my hallway (since October, 2016). It's constant and not uncommon for me to smell in my entire apartment, sometimes being woken up in the middle of the night by the smell of it. Security: Drug deals out front in broad daylight. Multiple verbal/yelling fights in the hallways. Requested the number for security when there was fighting at night, but was told we can't call them (they sit downstairs at night in the common areas). After a neighbor pulled a knife on another neighbor, feeling unsafe, I left for the weekend and let management know. Never received a response. Sewage gas odor in my bathroom/washer dryer area: I have put in multiple maintenance requests to have it fixed. They have re-caulked the toilet and flushed the drains multiple times to no avail. The maintenance guys have been great to work with, but my issue still isn't fixed. Broken promises: I was told there would be a shuttle during commute hours to the ferry - have never heard another word about that. Was told the pool would open last summer - never did. Was told the bar/restaurant would be open in the Spring - not a chance. I have been emailing since Oct 2016 on these matters and have never received an acceptable response as what they are doing about the any of it. I highly recommend finding an apartment elsewhere.

Urby is the place to be on Staten Island! Hands down the best building on the island and so very close to the ferry making my commute half the time it previously was. The building is wonderful and includes fantastic views and amazing amenities such as a gym, pool and fire-pit. The staff is incredible and is very helpful with the whole move in process. Can't say enough about how all the staff has helped make my move smooth including Yana, Tiffany and Corinne! The concierge staff is also great and always so nice and helpful whenever something is needed. If you are looking to make the move just do it, you won't be disappointed!

Meeka my third dog lived here at URBY for two years before I arrived and rescued her, I can't believe URBY (supposed to be a dog friendly place) wants her out. Because I already have two dogs. More than one small dog owner reported us when they have their dogs off leash, not even us, ok. COWARDS. Well, we have to save MEEKA, she is part of my family. Now heading into our 8th month living here I feel like I know enough about the experience to share a review. My wife and I have a 1 bedroom, more like a studio with a pocket door, and absolutely love the place. Its smaller than other 1br's in the area but what you lose in space is more than made up for in style, originality and aesthetic. Its more expensive than a typical 1br in the area, but the main reason we moved here was for the amenities. We use the pool, gym and public areas all the time! Free yoga classes, a chill cafe and kitchen area to do homework or play board games, walking trail along the water, community garden... all things we would never have access to in another 1br place in Staten Island. Management and maintenance staff have been responsive and professional any time we've needed something from them. Best aspects: pool parties on saturday Free Yoga classes with melissa Easy access to Manhattan (relatively) The only issue I have so far has to do with safety and the quality of some of the other residents. The area just outside of Urby has a pretty high crime rate and there have been a slew of crimes in a few block radius; assault, cars broken into etc. These are things beyond the control of Urby and their staff, but I felt like mentioning it because I feel it's valuable information for a person considering a move to the area. Some of the residents here are kinda loud, messy and aggressive . Im not a very judgmental or sensitive person but for the price of this place I was amazed at the amount of shady people that seem to live in building. One notable event a couple of months ago was a murder that happened in the building, that shook me up a bit. I would just hope that Urby leasing office will exercise better judgment and have higher standards when choosing their tenents. An incredibly nice place like this can be ruined if enough NOT nice people take advantage, flout the rules and trash the place. Eventually some nice families may choose to live someplace else. Overall its an awesome place to live! Thanks for reading.

I loved living here. I lived here for three years and could not have been happier. The building is beautiful and is part of the renaissance that is happening on the North Shore. But mostly the team that runs the building is incredible. I have lived in many buildings in three different cities and no one has ever been as friendly, kind, or truly helpful as the Urby team. Thank you to Jay, Jennifer, Jo, Nicole, and the whole team. Well done, Urby Staten, well done.

Greed and crime! The police and ambulance sirens are almost constant in this place which appears slick at first, but is a magnet for the worst. There have been several raids and at least one murder in the complex during the 2 years I lived there. With the reduced amenities of lockdown which put Urby in violation of their leases unable to deliver their part of the deal they were still unwilling to let leaving residents out of their lease termination fees. And just when you're thousands out-of-pocket already when you do move out, they'll hit you with thousands of dollars more worth of assessments for minor damage. It looks good at first, but isn't worth Manhattan rental rates for closet-size apartments, no bathtubs, constant drama and heartless management.

Things have gotten better here over time. The usual suspects still engage in their shenanigans; smoking, fighting, stealing, but it seems pretty much confined to the individual units of building 7 aka Cell Block 7. Management has been on their A game removing offenders. Management has also been more responsive to the needs of tenants lately, including the addition of a concierge service, although the decreased the amount of security to facilitate that. ‍. More restaurants are open and the place seems more lively and cosmopolitan at times without being too overwhelming. Have to hand it to them for sticking it out and doing everything they can to make the place the environment they promised.

I would really think twice before moving here... I moved here with my partner in the Fall of 2017 and moved out in the Fall of 2019. We've had our fair share of highs and lows, including murders, drug overdoses, aggressive dogs and just crazy people...Since moving out I definitely miss certain aspects of the building, but I'm also SO relieved I left. I always worried about the cleanliness of my neighbors and had heard horror stories about mice and cockroach infestations in other units. The parking is HORRENDOUS and to my knowledge has only gotten worse. I believe Urby charges $125/ month for garage parking access and $150/month for garage parking with a guaranteed spot. I recently heard Urby canceled their free yoga classes they offered, which was honestly one of my main selling points.The yoga instructor was amazing, I learned so much from her practice and I met a ton of friends from her class. The class fostered a really wonderful environment of people and relationships. I felt safe at Urby knowing these people were my neighbors and that we were looking out for each other. A friend I met who moved into Urby last spring had shared that management forced her into a lease two months earlier then she was able to move in, threatening that someone else was looking at the apartment. I find this extremely sketchy of management since no one has inhabited mine or my friends apartment since either of us has moved out. Just another story of how Urby does not value their residents.

Living at URBY has been an experience since I have been living there for over a year. At first I was blown away by the amenities and personnel. Shortly after living there it has gotten worst. As more people have come in its been getting worst . The marijuana odor on every floor has got worst . Dealing with Little man parking has to be the worst experience of my life . I have got into 3 altercations with them and every time they have been rude and disrespectful. Once I came home parked my car outside to drop off my groceries and came outside to them wanting to boot my truck. If I can't even drop of groceries why even bother living here. Also parking is horrible so we pay over $100 every month to come home to no parking. Its getting dangerous as much as i almost got hit because there are so many cars not in parking spaces parked due to the valet situation. Even though the maintainence crew has been very good at fixing problems at times they have enter my apartment without permission. Once my girlfriend came home to 2 workers inside the apartment with the door open. Imagine that. I feel like management has got to get a grip on a lot of issues. To make matters worse after the opening of Surf, the smell of smoke is all over building 7 . I'm on the 5th floor on the opposite side and I can smell it . God help the people directly above. Mind you I'm only home basically just to sleep because I work over 14 hours a day . So imagine if you have to deal with this for a longer time . The only thing that has made worth living at URBY and most possible that I haven't broke my lease and got away from here has been Chef Brandon's events and Ashleys events. Every event I have been to with them hosting has been a unique wonderful experience. Both of them are very professional , respectful and caring to the people who participate in their events . I have never seen a nasty side to them unlike other personnel in the building. My favorite has to be be Stump the Chef. He has made wonderful dishes even though we brought in very difficult ingredients. What shocks me the most is management don't really do more to make people aware of his events . Almost every single time I'm aware what goes on because Brandon or Ashley reach out . It has got to the point where I look forward to their events . What I would recommend is More of Ashley's events. The one where we were able to make our own soaps and "shower/bath bombs" was entertaining and a great event to enjoy with my girlfriend.

Been here for four months and well let's start with the good... Pros: - Some of the amenities are awesome. Having the gym, the pool, common areas is great! Also the dishwasher, AC/heat, and and washer dryer, in the apartment, are such a convenience to have. Events are fun but there are cons I'll include below. - The neighbors (MOST) are great. We have made so many amazing friends living here and we will be forever grateful for that. - Maintenance. The guys are very down-to-earth, nice, and easygoing. They are trustworthy and get the job done quickly and efficiently! - Management Pros (and trust me there are cons): Will has been great to us and really all of the residents rave about him. He's understanding and truly gets that these are people's homes and wants everyone to be happy. Manny in the management office is amazing as well. We met with him recently & left with comfort. He's very genuine and someone we are comfortable confiding in. - The events (although sometimes steep in price - which I'll get to) are a lot of fun! - The restaurants should be opening soon, which is super exciting! - Very pet friendly building! - URBY Eats food is delicious. (Con: tad bit overpriced) - Security: The guys are very nice and take their job seriously. They also care about the safety of the residents, unlike most of management. I'll get into that. Cons: - We'll start off easy here. The ferry shuttle. This was a HUGE selling point for us (and MANY other residents). There is no shuttle. So if that's important to you, look elsewhere. Something we wish we knew before moving in. - IT IS A NON-SMOKING PROPERTY. But management does NOT follow through on it at all. Their answer is to weather strip your door so the smell and smoke can't get in. Well it does anyway. It's literally making me physically ill. They do not deal with the real rule-breaking tenants. You will notice that this is a recurring complaint from residents. My entire apartment reeks of marijuana. I am not against marijuana use, but personally the smell makes me sick. My boyfriend sent an email to management, letting them know of this issue. That email was then sent to the problem neighbor with all of his contact info. Not even a hint of landlord-tenant confidentiality! (This was rectified by upper management which I greatly appreciate) - Security/Management: One night we had someone trying to push into our apartment at 1AM. When we brought it to security's attention, they apologized over and over. We were informed that URBY decided to cut the amount of security. We used to have one guy patrolling and one guy at the door. They took away the guy patrolling and there have been problems ever since. - Neighbors... Management clearly has their favorites and they play favorites like no tomorrow. There is one particular neighbor, that every resident I've met here has had a problem with or has a story about. This person seems to think they run the complex and can do whatever they want. If I break an unwritten rule (they make them up as they go) I get emails and meetings. If they break a rule and I call it out, it's always an excuse as to why they don't have to follow it. I've had neighbors steal my stuff. They've done nothing. Requested video footage. Nothing. I had to spend $200+ for security equipment because they do nothing. I wonder if they'll reimburse me for it. -Amenities. They're not all included in the rent like advertised. $15 per event. Over $100pp/month to attend the events is a lot, especially if you're a couple. Then when you do pay, people show up that haven't paid & there isn't enough for everyone. - To circle back around to management, they have since brought on a general manager to apparently oversee our management office. Cool. Maybe things will get better, right? Instead, things like losing heat when it was freezing happen. People have to enter our apartments with little to no notice whether we give permission or not & they ignore everyone's emails. They refused to give space heaters, which is required by law. All they have to do is simply answer their emails. It is NOT cheap to live here by any means, especially being in Staten Island, so for residents to expect to be treated better, it's really not unwarranted. I hope management realizes this and realizes that you can't pick and choose who has to follow what & that everyone should be treated equally and respectfully. The broken and empty promises are extremely disappointing. This place has SO much potential and I've had so many friends interested in moving here but I just wasn't comfortable cheering it on so they ended up moving elsewhere. So, if you're looking to move here I'd wait another year. Hopefully by then they'll have their stuff figured out and realize happy tenants is what makes everything go round. If any of these cons are fixed, I have no problem updating my reviews to a better rating but for now, I don't think more than 2 stars is worth it.

This place is great! For living, for hanging out, for chatting with your friends who are also your neighbors, for fresh coffee and breakfast in the morning and for delicious dinner at night, for feeling so comfortable at your apartment and for just being here) I moved in August 14th 2017 and so happy I did. I wanna say special thanks to the leasing team - Victoria and Yana. These two are high class professionals who knows their job and do it perfectly! It's a pleasure to work with them and see how they really help to find what you are looking for. The maintenance team and the management are great. Very helpful and very nice) All apartments are beautiful and very comfortable for living, everything is brand new. Washer and dryer inside the apt is such a huuuuuuuge plus))) Big windows, lots of light - just love it! There is also a cozy and nice Cafe in the lobby with lovely waiters) I always order coffee and breakfast there and it's so good. There are another two restaurants in our buildings with I like a lot. One of them is Gringo's - a taco restaurant that's also packed with classic arcade games. I swear they have one of the best Margaritas in NYC)) If I want a fantastic delicious dinner I do to Surf BBQ and Grill Restaurant with live wood fire cooking. During the summer I was enjoying the pool and nights by the fire pits that URBY has. Such a great time! If you want to take a step forward with your life and start making dreams come true you definitely should look for your future home here, in URBY Staten Island! It's my own experience and I really live my life here) Wish everybody good luck!

Since the day I met you you and your staff have been nothing but nice to me. I remember when it seem like you was running that office for low-income tenants by yourself working from opening to closing 6 days a week and available to help me with my whole process of moving in. welcoming arms and we feel so welcomed, loved and safe here. I never thought someone like me could have a place like this and I am truly thankful. You and your staff have been nothing but great to me and my children. I never experienced any form of racism from any of the urby staff. it's truly unfortunate that there are people who will try anything to get some money including playing the race card. so while you all go through this battle know there is a large group of tenants who truly appreciate you and team of dedicated staff to providing us all with safe luxury units regardless of their personal market price.

NO, NO, NO, NO, NO, NO! Cons: -you'll never receive a phone call again. there is no cell service. -you'll never have food delivery actually make it to the door due to the caverns and Shining-like hallways. -YOUR PACKAGES WILL NOT GET TO YOU! missing packages from Amazon - i've started having everything sent to my work address because at least i know i'll get it. -i can hear the neighbors' dogs, from 3 floors above, through the bathroom vents. -MGMT sucks. they're unhelpful and rude (the other reviews are very accurate to what i've experienced) -none of the shops/restaurants on first floor are open and they closed the "bodega" -although it looks nice, the bamboo floors are cheap (you can hear the adhesive lifting when you walk in certain spots), it was obviously done in a rush, walls were dusty when i moved in, random plaster all over the walls and bathroom, etc. -because they're still building it seems, there is always a layer of that gross plaster dust filtering through. i hope you LOVE dusting. -the building is not full (and won't ever be at the prices they're charging) i've heard *rumors* from friend (who works from NYPD in the city) that when that happens, the buildings usually go Section 8. lovely. ...and all of this for $4 a SQFT (do the math) to be fair, the Pros: -the maintenance staff is WONDERFUL and friendly. -the gym in nice. -nice windows -it's close to the ferry

So I live here and I've got to say that I love it. I don't know what people mean when they say "ghetto-ness". Just because people aren't like YOU, doesn't mean they are "ghetto" or bad people. Stop being a bitch. But I haven't experienced that and I've been living here for a year. Yes the rent is very high for the space offered, I must admit. I do think that the management is a little rude and if you do complain nothing is done, BUT the maintenance crew is always on the job! Any issues we've had were fixed in a flash! It just annoys me that people have left hateful comments about it being ghetto and that it should be expected because it's in Stapleton. Relax and stop being stereotypical! This is NYC, so you should expect people from different backgrounds to be your neighbors.

I read the remarks lamenting the recent change/dismissal in the property management at Urby Staten Island: I beg to differ. My first impression of the property managemer was friendly and professional as the other reviewers describe. I'm not going into details here at this time, but my subsequent experience over the past few months has been both bizarre and disturbing, to put it mildly, and I am 100% confident that Urby/Ironstate has made the correct decision in effecting this change to the property management. My hope (and it's still just hope) is that Urby will return to the great place it was prior to hiring certain persons as property management. I hope the recent dismissal will foster exactly the opposite environment that was fostered by the previous property management, namely one where people are actually able to live: that's no longer the case in my apartment, a direct and ongoing result of the former property management. There are a lot of pros and cons to Urby Staten Island. Pros: Beautiful building, amazing outdoor spaces with fire rings, saltwater pool - and so cool they added apparatus for elderly or disabled people to dive in. Great gym, stylish design with nice equipment. Cleaning and maintenance staff, as well as the doormen, are all very professional, competent, and friendly. Beautiful organic farm, it's so cool to see the farm in the outdoor space. Fantastic outdoor landscaping - major kudos to whoever designed this. Excellent bike storage room with solid racks for secure locking. No need to waste space in your (small) apartment for your bike. Beautiful lobby and cafe, with well-curated music. Two cool looking new restaurants just opened, and there are a lot of people coming to the area now from the restaurants and clubs on Bay St. Kid friendly with nice sequestered outdoor space and playground. Amazing wildlife around here, and surprisingly GREAT fishing right outside the door! Steps from the water if you're into kayaking. Steps from the train to the ferry, also a pleasant bike ride to the ferry. My apartment is small, but very thoughtfully designed and architected. Washer and dryer in unit, dishwasher, and gorgeous views. Cons: You can read all the negatives about Urby in the other reviews here. They are all true, from the cigarette, pot, and "other" smoke in the hallways (not least of which that coming from the former property management), to the few bad eggs they keep letting in here for some reason. There are lots of folks with low income who are good quiet people, so I don't know why so many here are violent criminals, with numerous police visits, threatening behaviors in the common areas, etc. I've also realized that I dislike very much paying top dollar for a small apartment, with my very high rent subsidizing the low-income tenants who pay less than half that amount. Note that half (50%) of the units are low-income. So whether you like it or not, when you move in to Urby as a full-price-paying tenant (aka sucker), you've agreed to de facto participation in the socialist experimentation and wealth redistribution schemes of Ironstate Development, to the tune of thousands of dollars of your money. I enjoyed almost a year at Urby, during which I thought it was one of the best apartments ever. My experience at Urby has been greatly compromised by the former property management, and I'm very relieved to hear about the recent change. I hope the few problematic people in the building, including the former property management, will be dealt with soon, and Urby will be restored to being a very beautiful and special place to live. If not, I'll be high-taling it out of here, like the tenants of the many formerly occupied apartments I now see around the building. My apartment is now essentially uninhabitable, an ongoing condition caused 100% by the former property management.

I moved into Urby Staten Island when building 7 first opened up, back in August 2016. Initially, Urby was great, but as many others have already pointed out, things began to move downhill quickly. Because of how bad it had become, and because of lack of management "compassion', I had to reach out to Dave, the CEO of Iron State (owners and developers of Urby). Unrelated to my email, Iron State ended up hiring a new management consultant (Will Foster). I can't begin to describe the amount of great changes that Will has implemented over the past ~6 months. He has completely transformed Urby and made it into an absolutely amazing place to live. Because of his compassion and desire to create an amazing environment for everyone, we decided to extend our lease for another 2 years, instead of moving out of Urby. Will is a HUGE asset for Iron State and Urby Staten Island and has made this place absolutely amazing!

Since moving in, I have had such a wonderful experience with the entire team, from management to concierge to maintenance. The team is very timely in responding to any issues, incredibly professional and super friendly. Most recently, I had an issue and Danielle and Chris were so amazing in resolving it. Also, I LOVE the building and the grounds. Great views and a real "resort" vibe. The residents are pretty cool also. Super dog friendly. A special acknowledgment to the maintenance team who keeps the incredibly building - especially, since COVID-19! I so appreciate them. I am happily renewing my lease.

Me and my girlfriend moved to Urby community a year ago, seriously I have no complaints, actually one , we want Will back!!!!!!! Victoria and her team communication was perfect from the beginning. Victoria is very attentive, communicable and helpful Menager. Thanks for everything!!! The community is absolutely nice and well equipped , great dizzying, modern, comfortable, clean and bright!!! I met a lot of interesting people, make a couple new friends, and I found new ideas for my self. Thanks!! I love the garden, amazing products from Asher and Zara, thanks guys. Chef Brendan Costello and his team amazing,delicious food, great kitchen , cool events. I like Gringos , great tequila, good tacos, cool games. I like Surf too, great dizzying and pastrami sandwich is killing me The view of the city is killing me too, the best!! I like my choice and I like Urby choice!! We recommend to everyone to see Urby !! Cheers !!!

The amenities are absolutely perfect from the fire pits, salt water pool to the gym and cafe's! The urby is as good as it gets! i had an incredible experience settling into urby, most notably because of their brilliant team: bernotide etienne, lauren parlante, and tiffany intravaia. the entire process was efficient, smooth, and surprisingly pleasant during a stressful time. i had my doubts about moving to staten island, but i am happy to say that the transition has been stellar. my initial tour was given by the lovely bebe, who cordially introduced me the extensive list of amenities without skipping a beat. after some thought i requested an expeditious lease signing for an immediate move in, to which lauren and tiffany both graciously accommodated. the entire process of lease signing took less than a day, in time for me to receive my keys and move in the following morning. it was an unreal experience!

It's honestly like living in a hotel. Tremendous amenities (gym, cafe, pool) and thoughtfully laid out home plans. There are also many great events like beer pairing dinners, gym classes, etc for the Urby community. Would love to have everyone I know move in!

I'm always at the urby cafe! Amber is just wonderful and always makes great coffee!!! Christine is also very friends and she doesn't a lot of great events! Residents are friendly and welcoming, it's really a great place to live and even just grab a coffee and relax in the cafe area! Also the guy joe that works there is soooo HOT! :)

Perfect place to raise a family they have 24 hour free Wi-Fi in the lounge which is two floors the first floors of bar and restaurant which serves food for about 10 to $13 a plate that an amenities are perfect two floors gym with every piece of equipment you can ever think of also a personal trainer comes in about once a month and does the class to teach you how to use the the equipment and he brings healthy snacks the farmers have a farmers market every Saturday and they sell all the organic greens that they grow. They have a lot of events every week and they have things for children as well it's a perfect place to raise your family its safe quiet and very convenient to the ferry or if you drive its convenient to the highway as well. the garage is 125 a month and for New York City you can't beat that you park your car in the garage and step right into the elevator and go to your unit. The leasing office are very helpful they always answer any question I have whether I step into the office or I send them an email. My family and I absolutely love it here who knew Staten Island had a waterfront. Btw there is 24 hours security so if you ever have an issue you can step to any one of the Guards and talk to them. I personally never had to and I don't know anyone who had any issues Either.
