For the immediate area, Studio 3807 is probably one of the best or better options. It doesn't have vermin infestations, and the units are aesthetically nice. However, this place being better than the complexes infested with rodents doesn't automatically grant it 5 stars. Read below for an overview of pros and cons.

CONS:
- Like many new builds, corners were cut in the construction process, and aesthetics were prioritized over quality. This means that wear and tear shows up quicker and things break more easily, which gives management more ways to keep your security deposit.
- Management is often incompetent or lackadaisical, and there's frequent turnaround. We were fortunate to live here when Kalimah was the property manager--she was by far the best, hardest-working, most caring property manager we've ever encountered or heard of. However, now she's gone, and current management is often gone from the office, doesn't return calls, doesn't know what they're talking about, doesn't keep systems updated, etc. We had to sign the same lease multiple times because they kept "losing" it.
- Maintenance. Oscar and most of his team are very nice and well-intentioned. That said, they're very unresponsive/slow to respond to maintenance requests. Additionally, in our experience, they often didn't fix the issue (actually, more often, they made the issue worse). The experience seems to be lacking there.
- Management is uber slow when it comes to fixing things in the community. There's supposed to be free printing; the printer broke months ago and management hasn't taken action. The gates to the garages often break (one gate was broken for ~9 months!!). One door in the garage has been broken for at least 3 years.
- Noise. This place is right by a fire station, and you will hear it. Also, the drivers are generally insane and loud. You will hear this through the walls (unless you're hard of hearing).
- The food hall attached (MiXt) is decent, but it's pricey. The coffee is way overpriced, and only two employees currently know how to make espresso drinks correctly.
- Management is at their best when providing tours and trying to hook new residents. Once you've signed the lease and lived there for ~3-6 months, the effort decreases significantly. They are also saccharine when seeking a 5-star Google review, which they practically beg some residents (including us) to provide.
PROS:
- Management does put in an earnest effort to keep the community smoke-free. Smoking is still a big problem in the community (despite the lease literally having a legally-binding no smoking clause), but it's not because management doesn't care.
- Nice aesthetics
- Little fitness center is nice
- Many utilities are included in the rent, except for electricity. This is convenient.
- There is WiFi included with the rent, and it was recently upgraded. Now, it's actually decent for working from home (not heavy gaming or for someone who has a lot of meetings, though).
- There's a generously sized lounge for the community. It's great to work in, has more than ample seating.
