I have been renting a space for my yoga studio for almost 6 years at StudioWorks. I love this building and everyone who has been a part of the experience for me here. To the builders who crafted this idea. To Melissa who has done an incredible job managing the building and to all the other small business owners/ therapists/ practitioners I've met along the way. My business has blossomed and grown over this time and I am so happy it was here at Studio Works in Ballard. Thank you from Studio-e Yoga Studio

Just leaving this great community after 2+ years having my small biz there (moving out of town). The building owners/management are fantastic people, very responsive to any asks/questions about the facilities, and continually looking to make improvements to systems and the building. Highly recommend for any small biz owner or freelancer looking for a turn key solution with good amenities, quiet neighbors, and walkable to all of Ballard.

Great studio rentals. Facility is new, secure, pleasant waiting areas on each floor. I looked at several options but chose StudioWorks because I felt it offered the best experience for my photography clients and is very conveniently located right off 15th. Management has been extremely helpful and nice. It's very quiet inside.

Free 2 hour parking in front. Safeway has parking as well. Secure building. There is a water dispenser on each floor which is super sweet. The coffee shop outside the building is real good

Very clean and nice work spaces. Front entrance has secure code for entry. 4 floors worth of work spaces. Very clean restrooms! You can tell the owner takes great pride in this bldg., as it surely shows!

I rent a studio in this building and it’s amazing. The building management is so easy to work with and very responsive! The community of businesses is awesome too. It’s a great price for a top notch facility.

Kind of the next level of ActivSpace, these new shared business spaces can feel cold. I don't know what it is about this space that feels different, but it doesn't have the cold warehouse feel to it. Clean, quiet, well cared for.

The room is fine. It all was pretty fine until giving notice to leave. Be very careful about the lease. They use loopholes in the language to avoid prorating, and to say your lease is longer than it is. It looks simple until they start "explaining" that, for example, though it says for a one year term, then goes month to month, your "lease" doesn't end until after you give notice-- which also means if you want to leave May 15th you must tell them no later than April 1 ( but it also says 30 days) and if it's April 3, well your lease ends May 31 now and pay a full month. Even if your lease began May 1 and a year would be... May 1. "There is no end date," I was told. "It ends when you give notice..." Month to month isn't a lease, StudioWorks. it isn't a separate mini lease. but they get away with it because tenant rights are all self help unless you can afford a lawyer.

StudioWorks Ballard is qualifying for mortgage assistance during the COVID19 pandemic but still charging rent. When the moratorium on late fees and evictions ends, they will expect full payment from their tenants and charge late fees at that point if any back rent owed is not paid immediately. As a small business, rebuilding a client volume and making enough to pay rent will be challenging enough, let alone being forced to pay three months of rent. The building is clean, and overall the process up until now was a positive one. Because of this profits-first mentality and blatant hypocrisy in how they view assistance during troubled times, I would recommend you take your small business elsewhere. Fremont Space Building was much more kind to their tenants during this crisis.

StudioWorks Ballard is a safe and secure building, perfect for a small office or creative space. It's been a great space as a business with clients. I am so happy I found this gem!

StudioWorks Ballard is a great place to have a studio or office space. The manager, Melissa, is very responsive, friendly and helpful. I've enjoyed getting to know the other tenants and love the clean and professional interior of the building. Everyone I've met has a great vibe, and there is even a community Facebook Group to help everyone get to know each other and communicate. The location is convenient and having a parking garage is a huge perk. If you're looking for a work space, I highly recommend StudioWorks Ballard!
