Absolutely unacceptable experience at Summer Bay Orlando by Exploria Resorts. The first room we were given had cockroaches crawling inside. This is not “a local climate issue,” as the front desk tried to claim — this is a sanitation failure and a clear sign of poor maintenance. I was shocked that the staff simply shrugged it off instead of treating it as a serious health concern. I am traveling with children, and being told that cockroaches in the room are “normal” is outrageous. It ruined our trip to Orlando, caused a lot of stress, and showed that the resort has zero respect for guests’ safety or cleanliness. They moved us to another room, but the damage was done. If a resort cannot provide a pest-free room, it should not be operating. After our trip will finish we will definitely report them to Florida DBPR (Division of Hotels and Restaurants) I strongly advise future guests to think twice before booking this place. What we experienced is disgusting, unprofessional, and completely unacceptable for any hotel — especially one that claims to be a family resort

Summer Bays is absolutely wonderful!! Several pools and other great amenities. Very good mix of adult and kid friendly. Bartender Paul is the best. This is our second time to visit, and we will definitely be back for our next Disney trip.

I have been really disappointed with the unit this time, we are staying for a week. As an owner, i expected midweek cleaning, but was told now we have to pay almost hundred dollars for full cleaning because the rules have changed..When I look around, I don't think the unit was vacuumed or the floors have been cleaned before we walked in. The floors and bathrooms are dirty.The mirrors have not been cleaned.The sinks have not been wiped properly, and there's dust everywhere. I ended up wiping all of the kitchen counters and the main dining table so we can use them..same with bathroom counters..I had to sweep the kitchen floor also. The outdoor table in balcony was just as filthy. I felt like cleaning my own house, not in a vacation. I realized there was an upgrade done to many of the units in the resort, but I feel somehow it's expected the owners to pay the cost back by eliminating a lot of essential services such as a proper cleaning.I don't think there is much cleaning getting done to these units. I also noticed that the tiles in the pool areas need to be sealed again.Because there are aunt holes everywhere, and it's disgusting. I am also still very frustrated by changing the rules with the ownership status and not being able to enjoy the immunities and the main building six one reserve.Even though i'm an owner there, but we had to stay in another building.There's nothing in writing no legal documents and what the explanation I was given that.its part of member services, which makes no sense at all. I am writing this long view because I want to elevate and escalate this.I am not done talking about this situation. The bees situation needs to be treated in pool area also. On a posituve note, the maintenance staff continue to be pleasant and are responsive when we call them for towel changes or more items to bring in.So I wanted to give the positive feedback for them.

The resort itself is genuinely lovely — clean, comfortable accommodations and everything you’d expect from a quality timeshare in Orlando. I’ve stayed at many different timeshares in the area, and this one is right on par in terms of amenities and the room itself.||||Unfortunately, the location makes getting in and out of the property far more frustrating than it should be. The entrance sits directly off 192, which has constant heavy traffic, and there’s no traffic light for the resort. Every time you leave, you have to inch your way out to turn right (not easy with the steady flow of cars), and then immediately make a U-turn at the next light if you want to go anywhere in Orlando, after you wait for a long time for the light to turn green.||||It’s not a reflection on the resort at all, but the traffic setup makes the daily in-and-out experience such a hassle that I wouldn’t stay here again. There are plenty of other Orlando timeshares that offer the same level of quality without this major inconvenience.

Rooms and premises are very clean and well-maintained. It's been cleaned constantly all day long, which makes a very good impression. When we needed something for the room, we got it very soon, and they made sure we got it. Swimming pools were renewed recently. Although the kids' water park is old and rusty and not really usable, the rooms are nice but quite old. The service was great. There is a lot of activities for the kids

This resort is beautiful. It has so many amenities and things to do there. The facilities are very clean and well kept. The rooms were spacious and clean. It has putt putt, shuffle board, racquet ball, tennis, basketball, swimming (many pools), a lake with jet skis, and several food facilities. It is a must see and stay location.

This has been our favorite go to place. We went in 2022 and going back there in 2025. You get access to entire resort plus they have swimming pools almost near every building at a walkable distance. They also provide shuttle service to Disney park. Book ahead of time and enjoy!!!

My family and I stayed here a couple of years ago. We had a nice size condo. The layout of the resort is pretty nice. The mini golf area is good fun for every one of all ages. The pools were a good size and there was plenty of space to sit and relax or read a book and get a nice tan. The service was good. The location was really nice to be within driving distance of some really good restaurants and being close to Disney. The staff did a great job of keeping everything looking clean and keeping everyone safe and it was well maintained. The gym was a good place to stay in shape and was spacious with plenty of options to use any machine you want to. There was a good amount of walking around the complex and you never felt like you could get lost. The cost of our stay during the week we were there was a good price and it wasn’t too expensive.

I think this Resort is fabulous so maybe those reviews are old I don't know. I'm in a 2b2b and it is beautiful like brand spanking new. The grounds are immaculate and so much to do, movie theater, Daily Activities, Restaurants and Bar, Miniature Golf, you name it. Definitely coming here again!

I am writing regarding a serious incident that occurred during my family's stay at Summer Bay Orlando Resort on July 27, 2025. I have been attempting to reach someone from your team since July 27th, and despite multiple calls and follow-ups, no one has addressed this matter. At this point, it has been months without a single meaningful response. During our stay, we were approached upon arrival and asked to attend a property tour in exchange for a free week vacation. We agreed, and the tour was scheduled for 1 PM at the Holiday Inn location down the road. This tour took place on my child's birthday, a day we already had fully planned for her celebration. We were promised food and drinks during the tour; however, we received nothing. While other guests were riding in golf carts, my family--including my children--was made to walk the entire Summer Bay property in the Florida heat with no water provided, despite repeatedly asking for the refreshments we were promised. My children were visibly overheated, sweating, and exhausted. We ultimately had to purchase our own water just to stay hydrated. When we questioned why we were walking while others were transported and why we were denied the food and drinks we were told we would receive, the representative leading our tour became angry and confrontational. He got in my face yelling at me in front of my children, which was completely unprofessional, unacceptable, and distressing for my family. I have everything recorded, and the behavior speaks for itself. I have contacted both Summer Bay and the Holiday Inn multiple times since the incident. Summer Bay continues to redirect me to Holiday Inn, yet Holiday Inn will not return my calls. I have made every attempt to resolve this privately and respectfully, but months later, I still have no answers, no apology, and no accountability from either property. This experience not only ruined what should have been a joyful celebration for my daughter's 7th birthday, but it also demonstrated a clear lack of concern for guest safety and satisfaction. If necessary, I am prepared to make this situation public. I would prefer to resolve this directly and professionally, but I will not allow this incident to be ignored any longer. I expect a timely response and a clear resolution to this matter.

I have never seen a place this clean. I am very, very fussy and this place was spotless. The kitchen items looked new. Nothing stained or dirty. The towels in the bathroom were bright clean and fluffy. The staff was courteous and quick. We needed a few extra things and they brought it to us right away. We failed to pull the ceiling fan chain hard enough to make it work. A technical person was there in minutes and solved(what was our) problem. The location is next to a Publix and across from an Aldi's. An adult lounge is available as well as several casual food options. Too many amenities to mention here but check it out on line. All were clean and in working order. Now just to let you get the full story. This place attracts families. It does not appear that an adult pool is available. If you want to actually swim, you may find it difficult to swim. The pools are full of kids and grownups having a marvelous vacation. The grills are shared. Not each unit has one as at other resorts. We could not locate proper grilling utensils. But we also did not ask. I would make the following suggestions. Try to put adults only guests together. What we wanted and what others wanted did not always mesh. The families are active and loud. It is their vacation too. We had hoped for a little more quiet. A scrub pad to scrub the pots would be nice. Placemats and glass cleaner for the glass table would be helpful.

They use GoCRV for their timeshare certificate offerings. GoCRV is designed to not allow people to book vacations and has 1 star reviews on Better Business Bureau among other sites. Don't bother talking to Exploria if that is the type of business they are partnering with.

Disgusting bed bugs! My son woke up in bug bites and I pulled three of these bugs off of my body no compensation was offered by the room other than a room change.

Where do I begin! This was a most welcomed stay. You could literally stay on site at this Resort your entire vacation and have an amazing time. The two pools were nice and clean. Both have a bar and one has a grill and bar. The staff is what really made this resort stay amazing. The bartenders kept things alive! There is also a movie room that has a movie schedule. The cafe pizza was some of the best I've had. The rooms had EVERYTHING you needed, and I mean everything. There is a grocery store right out the gate. I cannot think of a more perfect place to vacation.

Where do I begin..? 2nd time after three years and I am sorry to say, this has gone down VERY badly. This should be the time to sell and get new management. First impression is everything and you only get one opportunity. Please keep that in mind. Entrance employees need to take the time to look, observe and read what is given/shown before allowing guest to pass. And not assume by far what is shown are the correct credentials. Security should be everything now a days. (Top Priority) As soon as you walk into the building, the lobby before opening our apartment had this bad odor... lack of cleanness, smells like pure urine. Floor feels disgusting, of course my son's feet ended up being dirty. (HORRIBLE) The atmosphere felt moist, carpet also had a bad odor aside from feeling moist. While being in one of the pool's (behind the 406's condo) the cleaning crew walked in around 9:34 pm (three females and one male) they walked in the bathrooms and were supposed to be cleaned; I was there 'til 10pm, there were on their phones, walked in and walked right out. No employee should have their phone while working. If they do, at least have your priorities straightened. While being in the pool by the tiki bar, Security came for music which was playing from a cellphone in a small little speaker, which wasn't loud, wasn't even out-playing the music from the bar. Security came specifically to us meaning someone had to have mentioned it. The question here is: would it be because it was Hispanic music? This is 2022, we live in a multicultural world. Meanwhile, they allow guests to smoke cigarettes around children? You allow children to have a scooters while people are walking and relaxing around the pool?? I did call the front office and M(r)s. Rita (staff member) attended my call in a very respectful and professional way. (THANK YOU SO MUCH!) We cleared that situation and I made it very clear that if music isn't allowed their should be signs up with that being cleared. We were offered to take the tour and have the next day free (Monday, June 19th, 2022) meanwhile we couldn't be honored a late checkout (passed 10am) because apparently there were too many check-ins... that didn't make any sense at all. Bottom Line: They NEED to make some changes and upgrades.

Before I begin this review let me start off by saying that this review is based solely upon my personal opinions and my personal opinions alone, so with that being said let's go!!.. We booked ( my wife's aunt ) a week of time share at this development, when we flew in and checked in and given the keys to the room we were hit with a moldy musky smell on contact as soon as we entered the room. So we went back to the clubhouse and requested another room, this room had a bathroom tub that was filled with water from an apparent slow leak! So again we returned to the clubhouse and got more keys,this time the room had the security latch lock on the door so apparently this room was occupied without their knowledge! So for the third time we returned to the clubhouse and decided you stay in the original room because it was in the early hours of the morning and we were exhausted!!.. The next morning we got a phone call from the front desk and we explained the runaround we got the day prior ( or should I say a few hours ago )!!. They told us they didn't have anymore two bedroom villas available but that was a lie because when we went to the clubhouse they gave us yet another set of room keys and we finally settled in to a room with limited issues! I believe we all got sick from the moldy smell from the original room. I had bowel issues ( diarrhea,my apologies for having to disclose that information )my whole time here is why I made that statement!!. I would stay here again but not in the villas because they are all dated besides new ceiling fans in the rooms. The villas need work desperately! The condos were nice but unfortunately we were not offered any rooms there. I added some pictures so you can see the difference between the villas and the condos!

Honestly, doesn't look like much at first but the clubhouses are VERY nice. We stayed here for a weekend with a few kids. The clubhouse is honestly the best experience if you're going to stay there. The rooms were clean, two of them having hot tubs, which was a nice touch. I don't think the hot tub jets were recently cleaned but overall it was good. The one con is the carpet. It just seemed gross considering there was a house pool, so one can only guess what kinds of things are living in it but other than that it was clean! The big and best thing was the pool. The clubhouse came with a private pool large enough for a family or group to hang out in. The best part was that it was heated so hanging out with younger kids was also fun later in the day. Staff were friendly and helpful with the exception of 1 male security guard who gave us a tough time getting into the complex but other than that it was a great stay and we would love to return.

What I liked about the resort - the proximity to the Disney Parks is very good (about 5 miles to World Drive). Also, there are 4-5 pools (including a small water park type pool for kids) available for guests. We had a 2 bedroom unit, which was decent in size and fairly clean. What I did not like - we had maintenance issues from the start. Upon check in, the safe would not work because the battery had died. The next morning we go to the parks, only to return to our unit and find that our key card did not work. Again, it was a battery issue. This time involving the card reader on the door. FYI, the patio that comes with every room? It consists of two small metal chairs and a very small table placed just outside the unit door with a nice view of people walking by to their room and the side of the building. What I absolutely hated! - the smoke/heat detector is located about 8 feet or more from the kitchen, in the living room area. On 2 occasions we were toasting English Muffins in the kitchen when the very loud fire alarm went off. This despite the fact that, on both occasions, the muffins were not even lightly brown, let alone burnt. We had to move the toaster onto the stove and turn on the fan above the stove!! Oh, BTW. The typical crap happens at the pool where 4 people take up a table with 4 chairs and 4 lounge chairs for their use. Others place towels on chairs and disappear for hours. My recommendation - this was our first and very last time using this timeshare resort. We have stayed at Orange Lake and Silver Creek resorts and found them to be much nicer.

We have been using timeshares for years, and chose this one because we were coming to Disney and the location is good. Check in was easy, and COVID protocols were in place. The employee who helped us told us our room had a nice view. My picture shows our view. Almost all the units in our building (108) have chairs outside their doors, pretty much in the hallway. We were pretty disappointed about that. Our building also wasn't near a pool, so we had to drive anytime we wanted a pool, with the exception of the kids pool, which we didn't want. Our room was spacious enough, but due to the set up, there is very little outside light so it feels dark and dreary. When we went to use the safe, we discovered it didn't work. After having 2 workers come up at separate times, it was fixed by a change in the battery. The very next day, we came home with hot takeout food, only to discover our key didn't work to get in the unit. Back to the car and drove to the front desk where they gave us new keys, but told us it was likely a battery that needed changed. Are these batteries not changed on a set schedule? Why would you wait until guests have issues with such things? Super annoying. Our bed was comfortable, but a little more soft than we like. With 2 bathrooms, they gave us 4 bath towels. This was for a one week stay. A little bizarre in my mind. The kitchen has enough to be able to make small meals. Without a spatula, making eggs was a challenge. The biggest kitchen issue was the toaster. The first two times we used it, we set off the smoke alarm. We checked and there were no crumbs, so we have no idea other than that the ceilings are low and the heat built up. We had to run the fan on the stove and the living room so the smoke alarm wouldn't go off. The pools are nice, but crowded, and not in a good way. People playing loud boom boxes, yelling and screaming and running around. There is little to no shade at any of the pools. We were highly disappointed with the pool situation. Maybe if you had kids, you would like this place more, as they have lots of activities for them. As an adult, this is not the place for me. There are too many other nicer timeshares close by that we will stay.

beware before purchasing any sort of package. I received confirmation that I would be booked at the Bay resort only to find out that after traveling 2500 miles from Seattle to Florida, they booked us in a Holiday Inn express! This is one of the worst Holiday Inn express locations I've ever visited. When we were at the required 90 minute presentation, staff continuously placed blame on the marketers stating that they had told me that the resort was full and they would be putting me in a . We had anticipated having a full kitchen so that we could cook meals if we chose. There was no compensation. Nobody tried to actively resolve the situation and the resort people with whom we booked were very rude! Buyer, beware!

Unfortunately, this was a disappointing experience for us. First, the parking lot was much too dark and we didn't feel safe. There was a street light near the sidewalk, but it wasn't working. We notified management but nothing was done. Secondly, there are no elevators, so after driving for over 13 hours we had to carry everything to the condo. Thankfully there are only two floors. Third, the condo is much smaller than it appears online and lacked the appropriate space for the luggage of two people. The bathroom has only one sink. To use the shower you have to climb into the jacuzzi tub. Fourth, the ice maker didn't work and we didn't even bother reporting this after seeing that no one fixed the streetlight. Finally,there's literally nowhere decent to eat around this place, so go prepared to either cook all your meals or go out.

To say we are disappointed with Exploria is an understatement. PLEASE READ THIS BEFORE BOOKING WITH THEM! Our first night, the door to the unit we were put in was broken, allowing cold air, and TONS of bugs to get in. There were bugs everywhere, even in the beds. We were all bitten up by bugs while we slept. There was also rain water coming into the entry way of the unit. I decided to take a hot bath in the jutted tub, and black stuff came out of the jets. It's was absolutely disgusting. We were moved to another unit, so we had to pack up our bags and move up to the third floor (with no offer of help to move our things). Our last full day of our vacation was completely ruined, as the washing machine in our unit broke, and we had to stay there so maintenance could repair it. Our washer filled with water, but turned off, leaving our clothes in a washer filled with water, completely drenched. I called the front desk, and it rang, and rang, and rang, with no answer. I tried several times to reach them, but no one ever answered. It was later in the evening and we were already in our pajamas, so we decided to wait until morning. The next day we finally reached someone... first, they fixed the washer, but within 5 minutes it stopped working again. We had to remove our completely saturated clothes and put them in a laundry basket, and wait around even longer for them to remove the entire washer/dryer and replace it with a new set. In the meantime, they gave us access to the washer and dryer in the unit next to ours. So, we had to carry our soaked laundry next door. The washer did work, but the dryer wasn't working correctly. So now we had TWO broken washer/dryer sets. They finally finished installing the new washer/dryer in our unit, so we then took the wet clothes back to our unit, and tried to dry them, but the dryer was making the most awful sound (definitely not normal for a brand new dryer). So, we had to wait for them to repair the dryer in the unit next to us, so we could use that one. It wasn't until evening time that all of this was taken care of. The rest of the night we had to wash our clothes in our unit, then carry our wet clothes next door to dry them in the other dryer. It was an absolute disaster, and truly consumed the bulk of our day and night (we were doing laundry until 1am) and we were unable to go to the amusement park we had planned to visit. These plans being cancelled made for a weepy mom, angry dad, and three very sad children. You would think wow, it can't get any worse than that, but yes, it can, and it did. One of my children had a bedtime snack, and within minutes of the snack being placed (in a food to go box) on their nightstand, tons of tiny bugs were crawling ALL OVER the food in the box, and on the nightstand. We ended up having to throw the food away. Even after removing the food and wiping the nightstand down, the bugs didn't retreat. But wait... there's more! We found someone's DIRTY UNDERWEAR in our room, just lying there on the floor. There were also dirty kitchen utensils we pulled out of the drawers. That was very unappetizing. The jetted tub in our new unit was dirty like the first, creating a brown foam on the water. Needless to say, I didn't get in. After all of these problems, we were offered one free pizza... we lost an entire day of our vacation, and were compensated with a pizza. I do NOT recommend staying here, and I HIGHLY DISCOURAGE YOU from buying a timeshare with them. Thankfully we didn't buy a timeshare, and we will NEVER stay there again. We lost precious time and money because of the horrible condition this resort was in. We will be submitting this review to the Better Business Bureau to warn consumers.

The two bedroom units were a bit run down! Tons of things needed fixing the day of arrival! The worst was them not accepting my Amex card ( the only one I use) . Though I made reservations with this card thru Expedia, at the resort they wouldn't accept this card and we were almost totally screwed if it wasn't for one Visa card that I had for emergencies! Otherwise the place has cheap food and drinks , great coffee shop as well Big minus - This place takes no cash ! No MasterCard ! No amex Only F visa! Yes !! Good luck if you don't have a visa - you could kiss your vacation good bye !

It's hard to know where to start. We were at Summer Bay for a 4 night, 5 day marketing promotion that included a 90 min presentation. To summarize: - The accommodations are in serious need of upgrading. The washing machine sounded like it was coming apart when we used it; the couch was so uncomfortable we could only sit on the sides. We heard our neighbors talking in the evenings and footsteps overhead constantly. - Most of the staff seemed to really dislike their jobs. They were not friendly and when we asked questions we felt like an interruption to their day. - The presentation was a "hard sell." The first person assigned to us (Sofia Gill) spoke in broken English and apologized, saying she didn't understand why they assigned us to her (we don't speak Spanish). She was replaced by Luis, who knew nothing about how we even got to the resort (owners, Exploria recruited us, or a 3rd party marketing firm). I explained it was the latter. He didn't have many nice things to say about 3rd party marketers. After an hour he got up and just walked away. Sofia returned and said, in broken English, she was going to take us on a tour of the grounds. My phone stopwatch said there was less than 30 min remaining in our 90 minute presentation, and she said we were lied to; it was just an estimate and it would require more time or our ticket would not be validated as finishing the presentation. I had two emails and the names of the resort persons who said "90 minutes." She became very upset with me so I asked to speak to her boss. Angelo. He quickly scratched out the lowest offer to "own" a timeshare (they don't call it a timeshare anymore, but that is what it is), I said no thank you, and he said "well you will just have to sit here until your 90 minutes is up and then you can go. Ridiculous!! - After I departed I realized I left an expensive bathing suit and Lily cover in the room. I immediately called Customer Service and was given the run-around for 4 hours. Finally they said it was not found and I had no recourse. Asia was the person supposedly helping me. I truly believe it was stolen by housekeeping. I will never go back to Summer Breeze. Luis said it was a 5 star resort--I give it one star. It was terrible!!

Where to start?! We checked in and half the outlets didn't work in the condo. The water in the primary bathroom wouldn't get hot. The floors were filthy and sticky - like you wouldn't want to walk around bare footed. Our son walked around bare foot for a half hour and the bottoms of his feet were black afterwards. I had to wash his feet to put shoes on. Water in the main pool was very cold. Never again.

Nicely kept property. We had hoped to swim but it was too cold - chance you take in Central Florida in February. Inside condo timeshare was nice. Bedrooms and bathrooms were clean. TV in both bedroom and living room. Nice dining table. Appliances were clean and decent quality. They had kitchen tools we needed to have simple breakfast and bake pizzas and dishes ample for a couple days. The Publix grocery store was very clean and well stocked and organized. Prices reflected the captive Disney tourist population staying in adjacent timeshares. Every chain and fast food restaurant you could think of lines both sides of the street as you enter or exit the property. No decent middle of the road restaurants. Denny's was the best restaurant food. Yeah - Every sport type amenity was available and perfect choice for families. Didn't make much effort to use properly amenities since we didn't have children- especially smaller children. Otherwise not much to do since it was too cold to swim. Very quiet during the day at the timeshare buildings but noise level increases significantly later on - presumably after families may have visited a nearby attraction. Decent value for what you get. Not a Disney lover so likely would not go back to the area.

We had 2 rooms with 2 bedrooms in building 106. Both rooms, no hot water. Someone came and said he fixed it, but no, we had cold showers for 7 days. The dryer did not work. And the smell, gross!!! I went to Publix and got candles and air fresheners. I could not sleep due to the smell. The rooms were just old, musty and needed a serious update. The pools were always so crowded, and to wait around for chairs to sit. This place has potential to be great its lacking in a lot of things. The kid's splash park is old a rusty. The zip line was fun but only open Monday, Wednesday and Friday and we went to parks 2 of those days and Friday the line was so long my 6 year old lost interest waiting in line. Not sure we will be back!!

My friend owns a time share here and this is my second time coming to this location. This place is decent and not bad if you are prepared. The unit has a master bedroom with full bathroom including hot tub, balcony, living room with couch and two fairs, dining space with dining table, full kitchen with washer and dryer, guest bath room, and guest room with two beds. House keeping does not come everyday. I think it is an extra charge to get house keeping to come. We do not need housekeeping or a shuttle service so this was just fine for us.

This was our 2nd time coming Not sure why people don't understand the concept of condo style room. There is no house keeping everyday it's not a hotel. Its more a condo. Now that i cleared that up for everyone The room was nice, well laid out. We had a 2 be room 2 bath. Jetted tub, shower, full kitchen with all needed dishes silverware etc, washer and dryer. 1 King bed, 2 twin bed and a sofa Queen very comfy. There are no longer 24 hour pools but most of them are open until midnight. Great customer service Con: on our iPhone the WiFi kept dropping but didn't have issues with android and windows. Very weird. Signal for cell not good with ATT AND T-mobile in room but great on property recommend a cell booster if you have one for the room Also there is no luggage racks, but there are elevators Overall: we enjoy this location. We got 4 nights and 5 days for 199. We did a timeshare presentation told them no and they provided us a 100 visa gift card. Can't beat that. Picture was when we was checking out so excuse the mess lol

I have been trying to call summer bay for days and their phone system is broken. Management, if you see this please reply to me so I can get a hold of you. Im pretty sure I was in 403-202B this weekend. I left an item that I would like to claim. Other trouble with the accommodation is that the buildings are poorly labeled and not well lit for evening check ins. For example, I was in a building where the label could not be read from a roundabout. Since you can only drive 1 direction, I would have never been able to find it unless I was driving the wrong way on the road. As I struggled to find my unit late at night, with flashers on in the middle of the street, security just ignored me as they went in the opposite direction in a golf cart. The space was large, but there were tears in the carpet and the building seemed like it wasn't well maintained. Could be a better fit for a family (big spaces at affordable price) but the complete lack of response and customer service is upsetting.

When booking we were told our room would be one king bed and two queen beds. The two "queen beds" are double and there's not a way for two people to sleep comfortably. When calling that this is not the room we booked they said they can't move us anywhere else and don't even have queen beds. We didn't have towels and there were no tissues in the reusable tissue holder. When asking for these things the front desk sent things quickly. During our stay the keys to the room stopped working all the time. Over 3 times we went to go to the front desk and the keys delivered still did not work. The WiFi is absolutely horrible. There's only one network and anytime you move 2 feet your phone disconnects from it. There is no cell service in the area either so your phone has to be connected to WiFi to work. While at the pool, 3 different families said they were having the same issues and were placed in rooms without queen beds (even though we paid for them), they didn't have towels, and that they paid for a full kitchen but didn't get one. I decided to give this resort two stars because there is a decent amount of things to do in the resort, there is four different pools (two with bards), and the bars and bartenders are great. They are a little understaffed, but the drinks are great. Overall, I do not think I'll come back and book here.

I've stayed at this resort twice, both with very horrible experiences. The first time we went because they advertised free park tickets if you take a tour of the resort. I don't usually go for schemes like this, but the place seemed legit, so we did it. The tour was such a miserable experience. They pressure you so hard, and even go as far as reprimanding and raising their voice at you if you don't sign a purchase contract immediately. We left their shaking in anxiety. This may just be irony (maybe not), but that night water from another unit leaked into our unit, into some of our luggage, nearly ruining everything. After hassling with them, they finally moved us to another very old unit. No apology was ever issued. We should have known better not to stay again, but hoping we just had an unusually bad experience, we went back a year later because it was New Years and everywhere else was booked. This time we were put in a very old unit, that smelled like mildew and old carpet. Our master bedroom had a view of a highway. Also the internet does not work well. It's slow, and goes in and out. I assume this is intentional so you'll pay for their "premium" service. Another sign of a resort scam. Beware of their "shuttle service". We took it to Universal Studios on New Years, with 2 little kids. The shuttle to the park was 30 mins late, and took an hour to get there, due to lots of other stops. You could Uber in half that. It was New Years and were told that the return shuttle after midnight left at 1:30. We arrived 15 minutes early and no shuttle ever came. Around 1:45 we called, they said it was just running late. So we waited longer, still no shuttle. Called again, the receptionist said she was very sorry, and put us on hold. She came back on the phone. Called again, no answer, and no shuttle ever came... As we sat outside, cold, on concrete, until 3am, with little kids! Finally a shuttle driver for another hotel, took pity on us, and drove us out of his way. Summer Bay never offered an apology or anything. I will NEVER stay at this place again. It is a total scam to get people to buy condos, advertising services and amenities that are not what they seem.

I am writing this review to share my experience with Exploria and their sales team. My family and I attend a meeting that lasted 90-120 minutes, where we were presented with a timeshare and a promo cruise to the Bahama for "free". As it turned out the cruise was not free at all. The presentation was filled with high pressure sales tactics and we were constantly lured back even when we tried to leave.We were promised that RCI points could be easily used at any time, just a call or click away, We have attempted to use our points many times only to be disappointed by the lack of availability of both location and time frame. It has become a hardship to roll over points since our points are every other year. To make matters worse, the resort offered, Summer Bay, is now a documented sinkhole area and staying there puts our family at a safety risk. We cannot in conscience allow our loved ones to stay at a resort that is unsafe. The financial burden of this timeshare is great, with costs rising yearly. Beside Summer Bay maintenance fees, there is also the yearly RCI usage fee. The stress of attempting to find available locations to use our points and gaining more points, as well as rolling them over, has caused a great deal of emotional and financial stress. In todays market , where vacation alternatives such as camping and other vacation package are widely available, this timeshare has absolutely no benefit to us and never has. We are extremely disappointed in our experince with Exploria and their sales team. We feel that we were misled, misinformed and misrepresented. We did not receive the product that was promised to us, and it has had a severe impaact on our lives. It is time for Exploria to take responsibility for their actions and address the many issues associated with their timeshare program. We ask that you take our complaints seriously and make the nescesarry changes to help future consumers avoid the same situation. We urge others to be cautious when attending a timeshare presention by Exploria, and encourage them to take their business elsewhere

Here's the Scoop: Summer Bay is a beautiful Resort. The grounds are gorgeous and the staff are so friendly, helpful and accommodating. Whenever you call for anything whether it's towels, or toiletries they have it at your door in minutes. My family came for a. Vacay here and I'm so glad we did. There's something for the entire family here. They have miniature golf courses, shuffle board, basketball & tennis courts. A water park , jet skis, zip line, 2 pool bars and a recreation center with a movie theatre, crafts, game room and lounge. Just fabulous!!! I'm looking forward to coming again because we had a blast. Also a full schedule of activities is given to you at check in. You really don't have to leave the grounds. A Publx and Dennys is attached to the grounds with also a Starbucks, Italian restaurant and Big Kahunas. We will be back!!

Cramped rooms that are not cleaned properly. Front Desk did not answer calls for bug spray, so we had to take care of the cockroaches ourselves. I am sure that the public lic facilities and accommodations are nothing like the model properties that they show when selling their timeshare offerings, because the room I stayed was downright disgusting and poorly constructed. You can hear evry footstep of the upstairs occupants.

While it's noted that most things in this area of the "resort" close at 12am they actually close at 10pm. Regardless of what day of the week it is. I was here for a week. The room appeared to have never been swept or vacuumed at any point. There was a thick layer of dust behind the furniture & along the sides. One of the smaller beds had a bunch of trash under it. And there were random socks under the couch that folded out to be the most uncomfortable bed ever. The vinyl floors (or whatever they were) had also never seen a mop. And there was a gator in the pond right outside our room which wasn't very safe. The insulation wasn't very good as I could hear everyone running around outside all hours of the night as well as the other people on my group when they were in other rooms. Trying to sleep was a nightmare. And on day 4 I realized anyone walking by could look into to the bedroom with the 2 beds & people were looking in everytime they walked by. The prices were normal though on the resort. But nothing was special about the food or drinks or anything. Definitely won't be returning for the rates they charge people to stay in what is basically a glorified hotel where the cleaning is lacking. Staff was always friendly & smiling though. Would it have hurt them to actually clean the rooms?

I never made it to the resort. Resort daddy is selling $99 4 day 3 night stay here with a "free" cruise. If this resort isn't associated with this booking agent, then they need to make sure they're aware this company is putting a bad taste in people's mouth because of this company. I'm glad I never made it to this step of staying at this "resort" just by the comments already made. Problems: Pretty sure this is a scam. So here's what I've had an issue with after the first 3 days of purchasing my $99 only resort in Orlando: Couldn't get ahold of the company They said they'd call within 3 days and it's been 4 The page says $99 not including taxes and fees and when I get ahold of their promotion line, they tell me they can't give me information and give me a different number. I also find out that I have to sit through a 90 minute seminar to get my "free" cruise. Only to find out the cruise has $99 fee plus $99 in taxes per person, the $99 I just paid for the 4 days doesn't include $10-20 per night (up to $60) at the resort along with a $75 refundable reservation fee, along with a $99 resort fee. On top of the $99 I've already paid. So for me to do a "free cruise" it's costing me more than what carnival would cost direct. Also, the girl I called who went by #7 and didn't speak good English, put me on hold every time I asked a question. She also got an attitude with me for asking questions. Then she kept skirting around the questions I was asking. I'm going to my bank tomorrow to file fraud. I honestly hoped I could try out a new site and maybe save some money. Looks like I'll have to go to the bank now and have to go to carnival direct. Also, this site no longer lets me post comments. I posted 1 comment advising the information the promotion people gave me and I guess they somehow blocked me.

Okey! How to start! I am here at the resort right now! The property itself is beautiful and idia to give good service is great as well. They offer transportation in the resort, picking you up from the room and taking you to groceries BUT it took them 20 min to pick us up to take to the store and 45 minutes we had to wait for the shuttle to take us back to the room with groceries !!!! For you to understand it's a 10-15 min walk so it is close. Why i am even writing ghe review is just to share with others it is a poor customer service in all departments. We arrived to check in on 4/2/2021 at 8:30 pm, there were 7 people by the front desk, 3 of them were training by other workers. It looked like a circus. We waited in line of 2 other guests and then us for 20 minutes to be served. When i was fonelly served i was given the girl who didn't know a thing and i had to wait another 15 min until someone will help her to complete the check in process. Then fron desk offered us drive to our room with our laggage, waited for 15 min then they realised it's 9:20 pm and that service only works until 9 pm " BLa , BLA , BLA" i worked in a big companies myself like Carnival CC, you never miss lead your guest, you don't offer service if you don't know. If anyone from the resort read this review , please teach , train your people not to say anything to the guest if you don't know!!! I would prefer to walk to my room even if it is a bit too far better then wait for the cart to take us , waist 15 of my minutes and then still walk to the room. Next the guy who was explaining me about the pools in the resort, told me that there are 3-4 pools working until midnight, he mentioned that one of the pool will still have music and intertament for kids , so after bringing our laggage into room, we walked to that pool. Nothing was there. I could walk to the closest pool from my room and swim there but we did specificly the pool he suggested it was the further pool from us. AGAIN miss leading guest and dissapointing kids. Then we had no linens in our room for kids bed, we had to ask and waited for a while to get it. It is already 11:30 pm. In ghe morning we decided to go grocery shopping looked for shuttle , waisted again 1.5 of our time, which could of be done in 30 min. Then 10 am we booked a shuttle to take us to Sea World , which was offered us in the evening as a complementary last night while we were checking in . The shuttle was suppose to be there at 10-10:15 am leaving. I was at the club house at 10:07 am , they told me that the bus left, i asked for the manager, by the time she came to talk to me it was 10:24 am. She stated that the shuttle left at 10:30 am. Magicaly i don't know how we mossed it . The best she could offer the next one is at 12:30 pm. Wow , it would make us to loose 3 hours of Sea world day. I refused. She gave my kids complementary ice cream cards and a drink for adult. Here i am in the UBER writing this review for all of you at 11:48 still lost 2 hours of my precious time!!! Please be ready , be advised and if you are the manager of this resort, change , transform the system and the customer service presentation! Thank you

If I could give a zero I would! We booked this as it was a much cheaper option to Disney hotels in the park. ($750 usd for 4 nights) First problem, no housekeeping. If you do want housekeeping during your stay it is $25 usd to make your bed and refill basic amenities. Full room service is $65. So they expect you to go 6 days without new toiletries; as they do offer a free housekeeping service if you stay 7 days. We had booked 4 days and we had to go out and buy shampoo and body wash because they do not restock it or provide free room service. I understand they need to cut costs as they are expanding this resort but basic housekeeping should NEVER be an extra charge. I said this to front desk and their response was all hotels local do no offer housekeeping. I called BS as I stayed a few km away from this resort and that hotel had housekeeping included to which she just blankly stared at me. They sell timeshares, they will keep asking you to go to a presentation. Decided to do it because one day was cloudy in the morning and they offered $175 usd which is like a million dollars Canadian with exchange lol went to it, it sounded great but when I decided not to get it the manager came over and basically insulted us saying that we are stupid if we don't take the opportunity!! Well, I get aggressive sales tactic but how they think that is going to win a customer is beyond me. Anyway if u have nothing to do, it is worth it to sit through the presentation, but it will take 3 hrs. Ask yourself if your time is worth the amount they are offering. If you log onto their wifi it is slow and spotty which basically forces you to pay the $10 to buy their premium internet wifi. Good scam they run at this property as it somehow blocks regular 3-5g services Overall the room was very nice but based on no housekeeping I give this hotel a craptaculor 1 star. I will never go back or recommend. Who goes on vacation and is ok with no housekeeping services at a resort! Absolutely mind blowing. There was no mention of housekeeping being extra anywhere in paperwork or online nor is it mentioned at front desk. Employees are always ready to argue because all they deal with is disappointed customers left right and centre

Stay 3/24-3/28 (Compliant) We recently stayed at the Summer Bay Orlando resort on 3/24/2023-3/28/2023. Upon arrival on the check in date of 3/24/2023, we were provided room keys to an occupied room. When we returned to the Welcome Center to inform them the room provided was occupied Guest services "Jessica" informed us that we must have entered the wrong room and to return to the room as it should be empty. She also informed us that two inspectors would meet us at the room to check it out. We returned to room 201-204B and were greeted by the guest that occupied the room. They were wild eyed wondering how we had access to their room and they stated their keys did not work. We then called the resort main line in hopes to receive assistance as the welcome center provided no resolution. While speaking to customer service they informed us that no supervisor has reported the incident so once a supervisor calls they will handle it and proceed to place me on hold. The two inspectors that arrived did not speak English and had no clue or resolution on what to do or where my family and I were to go as the room provided was very well occupied. This was unfortunate as we were over 1,100 miles from home. Without a solution, I had to leave my family and walk back to the welcome center from building 201 in hopes to get a resolution. Upon arrival, they had none. At that time, no ride or accommodations were made to assist with the inconvenience we had already experienced with Summer Bay. Guest Services "Jessica" even threatened to contact security as she grew unprofessional and had no other resolution for the issue. I was told to walk to the clubhouse from the welcome center and we would be assisted there. I arrived at the clubhouse and informed them of the situation, they immediately reassigned our room to building 208-103A. We enjoyed our stay despite all of the mishaps that happened during our trip (all are not mentioned in this message). We were not looking for anything in particular but the fact that when I did speak to Customer Service Representative "Melanie" the response to resolve the issue was "What would you like us to do?". This is very unfortunate as we do not work for Summer Bay so in this case, we would be asking you, what do you do when this happens? Summer Bay took no accountability for the mishap. We have another trip scheduled with you and I am hesitant on going if the experience will be like this. No one should have to demand a resolution for being assigned to an occupied room or any of the mishaps that happened in the first hour of our arrival. Summer Bay should have a resolution as we understand that things do happen. We are very displeased with the (no response) we have received from Summer Bay. UPDATE 4/4/23: I was able to email and received a refund for the taxes we paid upon arrival. We have another trip with them coming up that was previously purchased so I just hope it does not go the same. Thanks!

Enjoyed our time here. I think the bathroom could have been better. The grout was dirty and grossed me out but I'm a bathroom snob. I had to take a shower with my eyes closed haha. Literally. The staff at the equipment rental ticked me off. The resort has a no card or cash deal... so you carry around these little signed resort cards. I gave the staff mine... and they asked for my credit card and ID. I'm like that defeats the purpose of these things if I need my cc. They argued with me... and had another customer come over to tell me I needed it. Super annoying! Maybe I dont look like I can afford the place so they stereotyped and wanted to see evidence... idk. That may ruin me returning.

We have a time share house there. Its getting slightly out dated, there are missing baking dishes and a need of cosmetic maintance. Pros: 3 bedroom and 3 bathroom home, full kitchen, washer and dryer, heated pool, 2 jacuzzi bathtubs what more could you want. The resort has two water parks, a lake, bar, playground, we went to Orlando and did not need to visit one theme park. They have a kids camp and restaurant. I've been here four years in a row. Hasn't failed me once

If I could give them 0 stars or negative that would fit this property better. Upon entering the registration area it smelled. No one seemed to like their job that day but okay. If I would have known we were going to be staying at the Bates Motel instead of the nicer property I would have canceled the reservation. I was traveling with two 16 year old boys and one was not mine. I booked a double with a sofa bed and got a queen with a sofa bed. The sofa bed had rust and pee stains the linen was yellow and one of the cushions smelled like and had a huge pee stain. It was cold this particular weekend. I requested linens twice and the third time they told me they didn't have anymore. So the boys had to sleep without, but I pulled some off my bed to accommodate them. This was the first leg of our 18 day trip so my husband was not with us. Since this is a timeshare resort, once you are labeled single you get treated like crap. This resort was by far the worst I have ever been to. The boys hated it. They did not even try to accommodate us. VERY DISAPPOINTED

I am an owner at Summer Bay and I am extremely disappointed with how run down the property has become. Our suite has an ant infestation. We've called three times about it and maintenance has been out three times to spay and there's still ants. We have not left food out anywhere but there are ants all over the kitchen. One of the lamps in our suite (we're in a Villa) was broken when we checked in. One of the outlets in the living room doesn't work. The carpets are dingy and dirty. The equipment at the water park is half broken and not working. The back gate to the splash pad (which is the closest gate to our room) was still locked after 12 PM. We checked in on Saturday evening. We have been unable to connect to the complimentary Internet since then (today is Tuesday). We have called multiple times each day (and evening) about this problem and there is still no resolution. What are my yearly maintenance fees going to???!!!! Also, the staff has been continually pressuring us to take the "owner update" tour. We've repeatedly told them no and they are still at it! We are here to ostensibly enjoy a week at the resort and the area but it has not been fun staying at Summer Bay these past few days.

We have stayed here 3 times now. We love it more each time. I will say some landscaping definitely needs to be updated, and our bathroom sink drain was completely clogged. Any extra needs were attended to right away, and we love the activities at Big Kahuna. Saying you can see the Disney Fireworks at the top of building 601 is a stretch, but the lounge area up there is beautiful. We loved being able to play putt putt whenever we wanted. Wished the bar at Kahuna didn't close at 9!! Even 10 would have made more sense. Be careful of the water sports, there are gators in the water according to staff!! Also, this is NOT in Orlando, which can be good or bad, but very important to know if you are traveling without a car.

I am not pleased! This resort is not for you if you don't have a vehicle. The resort is huge and there is only 2 shuttles. Well apparently between 8-9 and 3-5 it's impossible to get a shuttle!!!! I can't even get anyone to answer at the front desk to even call for a shuttle. I had to call the guy who gave me his number at check-in in hopes that I would call him for a tour of the property. I will NOT be staying here again! Update...my room was crawling with sugar ants and also there was no shower curtain. I called at 7am before heading to the park to report both issues. I was advised that a ticket would be called in for pest control and someone would come hang a shower curtain and bring more towels. After a long day at the park we get to the room and a bag of towels were left at the front door (outside) and no pest control, no shower curtain. Called front desk and was told to come to front desk to change rooms. I had to pack up all of our belongings AND groceries and a small child and get on a shuttle to the front desk. This experience has been horrible.

Beautiful Resort. The rooms were very nice. We had a 2 room suite--and it was beautiful. It was a little odd that the sink size in the master bathroom was 1/2 the size of the sink/counter size in the other bathroom. But the kitchen was stocked with all the dishes/utensils you would need for your stay. The laundry was so convenient and a MUST when we go to Florida. The beds were comfortable. We appreciated the rooms had a safe, iron, and ironing board, great pillows, nice TVs, a DVD player in the main room, ceiling fans, etc. We appreciated the 1/2-way-through-the-week maid service. We appreciated they have recycling cans in the suites. We liked the closeness of the parking, and safeness of the resort. Why not 5 stars? Really, it is a 5 star resort, but we had people above us that were LOUD. Security did "talk" to them, but clearly the upstairs people didn't care. I don't mind loud. It's Florida! You take your kids! BUT at 2am, POUNDING on the floor like they are jumping off beds, running from one room to the next--it sounding like elephants--really, that is not ok, not courteous, not acceptable. The resort tried.

If you think joining Exploria is going to be an upgrade from RCI, you will be very disappointed. Sales person gave us a lot of misleading information and may have downright lied. When they tell you presentation will take an hour, be smart and just leave after the hour. And if you sign something, take copies to an attorney and be ready to take advantage of right of rescission!

My family and I really enjoyed our time in Orlando. We have a time share, and we stayed in one of the single family homes. Decent size house, 3 bedrooms, 3 bath, pool, full equipped kitchen, washer/dryer, pool, jacuzzi, single car garage. We stayed in the corner house where the back patio faces the other buildings. Although the patio is screened in, you don't get much privacy. Not mention the all the tour groups that stop and stare in while they're being shown the property. It made us uncomfortable and annoyed. The lay out the rooms are good but we encountered one MAJOR ISSUE. The infestation of ROACHES. Horrified, I only hope the owner of summer bay really address this issue. It's gross! Also, the pool looked and smelled very dirty. Either it wasn't cleaned before our stay or the filter was not working. Also very gross to swim in. Especially that we have kids in our family. In the future I will make sure to address the issues before scheduling my stay.

Out dated, has big white walls with tiny old tv. Bed sheets has stains on them . Front desk wouldn't even let me borrow a vacuum . NOT all employees but 1 wouldn't go xtra mile for guests.

stay away from this property false advertisement i never stayed at this property because they lied about the rooms etc the hotel room was recently painted and paint was strong elevator was broken was rip off and giving the run around they took my money

In general, timeshares are a rip-off, but Summer Bay Resort is a bigger rip-off! Know before you go and try before you buy. We got an upgrade and was told that we could travel anytime in the year so long as we had enough expos. We were specifically told that timeshares are now on a point system instead of a "week system". If we didn't have enough EXPOS (points), we could purchase more. We planned on taking a vacation during the end of the year and I expected to purchase more EXPOS to stay in their new building, as we did last year. However, we were told that the week we're coming is prime and we would have to pay $5,000. When we came last year, we were also told that it was a prime year. We paid the extra fee, but it wasn't anywhere near $5,000. It's quite misleading to coerce people into upgrading a timeshare, then tell them that it's based on a point system, when it's rooted in a "week system". In essence, they're charging more based on the week. All in all, I suggest staying away from timeshares. It's a crooked system that needs a lot more government oversight to protect consumers. If you go on vacation, stay in a hotel. Don't be fooled. Even if you pay more, it's a much safer system without the strings attached!

I loved it! I went on Expedia and purchased two nights for 134.00 This was a great price for what they offer. The staff was very friendly and helpful, there is tons to do at this resort. They have two restaurants, one water park and I believe two pools. They also have mini golf, bumper boats and boat rentals at an inexpensive rate. The only thing I would say negative is the breakfast was just ok, but it's complimentary so who cares. Get to breakfast early because the tables fill up quick! The room was just ok, it's your standard hotel room, but everything was clean and comfortable

Stayed at the Summer Bay in November 2019 as part of a vacation promotion. 2 BR/2BA villa, 5 day/4 night for about $400 ($200 to promo company + $140 upgrade + $70 in resort fees/taxes at check in). Resort is OK overall. Rooms were spacious and fit my family of 6. Included washer/dryer and build quality is average. Minor complaints were the beds felt dated (springy), we had a cockroach in our room, and there was no shampoo when we arrived. It took us until the third day to realize there was no daily housekeeping to replace items (so we called for someone to drop off shampoo). Positives are that the resort area has complimentary access to pool, a water park for kids, mini-golf, and the "bay" area. My kids liked playing in the sand, but to swim in the activity area was an additional fee and I didn't like the look of the brown water (its not the blue like the photo). The resort also has a shuttle van that can take you around the site and it is close by a Publix grocery store - so positives there. We went to a Disney park 3 days in a row using the complimentary shuttle bus to and from the Disney transportation center. The Summer Bay resort is physically "near" Disney, so it looked like a short ride. Its actually about 30+ min ride each way. The return trip is also a rideshare that stops at other nearby resorts and takes longer. The bus was also an older model that was dusty and had condensate water leaking out of the air-conditioning ducts (free water ride). We did our timeshare presentation on the last day after 3 full days of Disney. Presentations can be scheduled from 8 am - 3 pm and are advertised as "90 minutes". Ours took more than 2.5 hours between arrival and the exit interview. It may be longer for anyone that shows interest. Feel free to stop reading here, but I've written a detailed explanation below. High level feedback for the sales department is to just advertise pricing on your website for anyone to look at and save your sales reps and customers time. You can find the same packages for sale significantly LESS on the resale market (ebay, sellmytimesharenow.com) *******Presentation****** We arrived at the presentation office just before 0800 and met our sales rep about 10 minutes later. The whole family was invited up for a continental breakfast. The sales rep explained that this is a "no pressure" presentation and he was just there to find out our vacation history and background in order to "design" a custom package. I upfront told him that I didn't think vacation packages were a good value and I had little interest in buying, but I would listen to our presentation but ultimately it would come down to the numbers (cost). Just show me the numbers and I can make up my own mind. Around 0845 am, we dropped off our kids in the kids room and followed our sales rep to a computer screen for our presentation. We discussed our typical vacation budget (total...not just on lodging) and the sales rep did some quick math to show us how much money we would spend over 10 years on hypothetical vacations. This number, of course will be later compared to the cost of ownership. Next came a tour of the Exploria marketplace that gives club owners exclusive access to resorts and discounts on vacation travel...while earning points that can be converted to some different type of points that can be used for rebates on future travel or stays. Even though I don't expect to travel to Hawaii or Mexico, the sales rep and manager were eager to show me how much money I could save through their program on vacations to such places. Around 0945 am, they finally got around to pricing and explaining our vacation package. Our offer was for the equivalent of 1 week/year of stay for $11,000, plus $800/year for maintenance/taxes that included access to the Exploria marketplace. We sat around while I went through numbers and tried to explain why that wasn't a good deal for us and I didn't trust the point systems for vacation packages. Some negotiating and additional words from the rep on what we were looking for, the rep leaving for us to "think about it" ...and finally around 1030AM everyone agreed that we weren't buying anything. We were escorted down stairs to another department for a second offer ($1500 for a wk stay and access to the exploria marketplace as a trial period). The second offer also included a benefit of a price freeze on our current offer and we would be credited the $1500 off our purchase price if we decided later to buy. We also declined the trial offer, then waited to pick up our gift cards. End time was after 1045AM.
