"A waffle-filled bakery and tea shop has opened in Chinatown. Sweet Waffles & Boba is now in business at 18 Hudson St. in the former Chatime space, specializing in Belgian-style Liège waffles, along with bubble teas. The waffles are served on thick popsicle sticks with a range of toppings, including a standard option with powdered sugar and another dipped in milk chocolate and sprinkled with crushed almonds. More elaborate flavor combos include strawberry shortcake, matcha crunch, and churro crunch. On the beverage side, Sweet Waffles & Boba serves green tea, taro milk tea, and lemonade blends, including mango and strawberry lychee. So far, the shop has been operating from 11 a.m. to 8 p.m. Sunday through Thursday and from 11 a.m. to 10 p.m., according to Instagram. This place is a vibe, I love that they give you actual visuals of what you can get. The roulette option is fun. The waffle is super freaking soft and still crispy at the same time. Toppings are prepared and fresh to the waffle. The drinks are amazing if I could I'd buy the whole menu 😋 it's a quick walk from South Station and is always my go to when I come into Boston.

This place is an absolute vibe. They have the best Milk Tea/Boba I have ever had, and their mochi waffles are delicious. Strawberry Cheesecake waffle and Coconut Brown Sugar Boba is my favorite! I first visited about a year after COVID when it was counter service only and you couldn't sit down. I immediately fell in love and now I stop in whenever I can. Now that it's open again it's even better. The staff is amazing, so friendly and they will remember you by name! It makes me so happy to see this place continue to thrive and grow. Oh, and they're also car people. So from one fellow gearhead to another, cheers! A must try place in Boston if you love Boba or dessert🧋❤️

This place is simple. It sells boba, and it sells waffles. I’ve tried the waffles, next time boba! But I did really love the variety it had with waffles. Lots of fun flavors like strawberry cheesecake and apple pie (which I got). I also loved how all the employees handled the waffles with care. The place was pretty busy on a Saturday evening with not a ton of space. I got my waffle in about 10 minutes and ate it on the walk to the theater. The apple pie waffle was good. The waffle itself was hot and yummy. It wasn’t a Belgian waffle, but it wasn’t a normal waffle either. The batter must have something in it to make it taste a bit different. It was pretty fluffy and held up the toppings quite well. The cinnamon apple chunks were lightly warmed and gently sweet. The “crust” was Biscoff cookies. I think a Graham cracker crumble would have been better because the Biscoff was too sweet compared to the apples and waffle. I’ll definite come again!

I would highly recommend to have something with fruits on it, anything would work, strawberries, kiwis, bananas, anything. I ordered a oreo cheesecake type but did not give the cheesecake vibe. The waffle and cheese sauce were too sweet for me and I struggled to finish them. But my friend did enjoy her strawberry kind and I tried and that was so good. So next time stick with your fruits yea.

We got the waffles for take out, which wasnt such a great idea for some of us getting ice cream, but they still tasted amazing I would definitely recommend trying it once, also love they they have a mystery/roulette flavor on the menu if you have already tried all the flavors or don't know what to order.

The waffles were so soft and sweet and there was so many different varieties to choose from which made it even better, they were also nicely sized and came out so perfect. The boba had me so excited for more, it was just tasty all around and nicely sized for its price. If you are looking for some comfort snacks this is definitely the place to come to. Environment was very nice, the staff very friendly and quick, vibes all around were amazing 100/10 experience

The small basement shop is cute and smells divine! The boba was delish but even more the cashier was eager to help and friendly. He accommodated our specific dietary needs and helped us navigate the menu! It was all very delish, fresh, and refreshing after a long walking tour of Boston.

Came here is 2022 and covid was still a thing and you had to order at the window. Now we are here and sitting inside at a table. There is space for about 10 total people to sit inside. We got an assortment of drinks again. The winner is a dairy free Brown Sugar Boba with Coconut milk. The Taro boba tastes like breakfast cereal. Wasn't our favorite. The Strawberry Shortcake waffle wasn't as crispy as I remember from last time. I like them when they have a crunch.

They have great waffles that you can customize to your liking and add as many (or few) toppings as you like. Their drinks are also unique and different from other places. The waffles are really good when still hot, but because they are warmish hot, all the toppings end up sliding off the waffle. Also, when the waffles cool down, it ends up tasting extra sweet & at least for me, makes it hard to finish but still yummy. The only real downside to Sweet Waffles + Boba is that they are open three days of the week... Friday, Saturday, and Sunday 12-8pm.

Place was really cute and the waffles were really pretty. But honestly they tasted bleh. My friend and I got the Cookie Monster and Oreo Cheesecake Waffle and it did not wow the both of us. The Cookie Monster had some kind of cereal on top and it was stale!! We took off the cereal pieces and tried the waffle without it but it wasn't any better, unfortunately. The Oreo Cheesecake Waffle was better but still didn't wow my tastebuds. Staff were all friendly and nice and our waffles came out at a reasonable time. We didn't wait too long for them. Not much seating space. Maybe like 2 tables and a high table with 2 stools. Really wanted to love it because the waffles looked so aesthetically pleasing to the eye but the taste was just not there :/

This place is rated so high but I'd still call if underrated. It's a charming boba & waffle place that does both boba and waffles well. I like my milk tea less sweet and more on the tea side, so when I specified less / 25% sugar, the cashier warned me that it'd be bitter. It can be hard nowadays to tell what sweetness level you're going to get since each place has their own standards, so the tip was well appreciated! (And he was right, it was more bitter than I expected but still to my taste). The waffle was amazing - soft, not too dry, a little chewy. We got the Russian roulette flavor, which was basically a mystery waffle, and it was perfect! Sometimes you have to compromise between taste and structural stability, but my friend and I chatted for over an hour, and not only did the waffle not get soggy, but none of the toppings fell off as we split it. The place is half underground, but it's bright and clean inside. There's more seating than you'd expect, a good couple of tables. My friend has been in Boston for 2 years, and after this place, he said he'd be coming back and taking all his friends! Love this place!

I love Sweet Waffles unique take on waffles-on-the-go. They have a variety of toppings and flavors to compliment anyone's palette. I ordered the strawberry matcha and fell in love. The strawberry purée was a perfect addition to the earthy matcha flavor. I never would have guessed the two paired so nicely! Service was fast & there's a small dining area that is decorated nicely. The only thing that I'm unsure of is public bathroom. We asked our waitress if there was a bathroom & she said yes and pointed to the back but then we were told (from someone in the back room) there is no public restroom. Maybe it depends on who's working? Not sure, but I would offer 5 stars if we didn't get this conflicted informations. Especially as tourists who needed a quick rest stop.

My go to drink is always a fruit tea or lemonade. I got the strawberry lychee lemonade. I really enjoyed it and definitely want to try the other drink options they have. They have some waffle desserts too that looked yummy. The drink did not have a strong syrup taste so that is always a plus. The staff were friendly as well. It's located in Chinatown so I image parking would be tricky. I recommend taking the train to get there and just walk to it.

I haven't tried their waffles yet but I liked the drink I tried. I got the "pinky promise" which was sweet and refreshing with lots of strawberry and coconut flavor. The cup was huge and came with chunks of fresh strawberries as well as heart-shaped strawberry jelly. The heart-shaped jelly was bigger than the straw so it kept on getting stuck. I love the concept of the drink but it was kind of difficult to drink because of the jellies!

Boston boba visit number 4 inspired by Reddit recommendations which was a mistake. Maybe stay for the waffles but skip the boba. Non-boba drinks like their lemonade might be better. To be nice, I think the waffles look delicious and raise the overall impression, but the boba is below average. Don't bother asking for less ice, they fill the cup halfway anyways. If they have more ice for regular, I'd be pretty worried. My cup was filled with ice halfway after finishing my drink, so assume the ice cubes melted slightly. Black Milk Tea with Boba - I like Hong Kong style so I've had my fair share. It does a fair job at mixing evaporated and condensed milk for a different type of creamy milk tea experience. Overall drink was a bit weak though. Boba was also slightly undercooked, so a bit firm and not as chewy, plus it was flavorless as if there was no marination whatsoever. Taro Milk Tea with Boba - the taro was pretty creamy. It's a typical powdered taro experience which ensures a consistent taste to other spots. Boba was again, undercooked and tasteless.

Stopped by this place during the lunar new year parade and it's a nice and fun place. Lots of drinks and waffles options and this special of the day was really good. Slightly pricey but that's understandable given the location. Will definitely want to come back and get a boba drink!

This is the perfect spot for a delicious treat! We stopped in and tried some boba and I had to try one of the waffles. Seating is available inside, but space is limited. We were able to find a spot near the entrance so we could enjoy our treats. The waffle was fresh and warm. I'm recommended to a friend we were volunteering with that day and he stopped in too. It's a great spot, I'll definitely be back!

Obsessed! Tried most of the regular menu waffles. The toppings are packed on. The specials are delicious, must try every visit! Tried a few of the drinks. The flavors aren't overly sweet or artificial tasting. During the summer, the lines are long so plan ahead. Also note they are only open Friday - Sunday. The environment is fun and welcoming. If you're into cars, there's a photo wall and a free car toy for customers.

I love this place. Every time I take a trip to Boston I always make sure i stop by here. I've tried a couple waffles but the strawberry cheesecake waffle is always my go-to. It's the perfect balance of sweet, tangy, and light. I also love all the drinks on the menu, I've yet to try one that I don't enjoy. Service is good, I've always had pleasant experiences with the employees and I've never felt rushed. I love how they show what all waffles and some of the drinks look like, and there's plenty of options. I liked how clean it was however if you're looking to sit, there's limited seating but since it's a waffle on a stick it's easy to eat while walking around.

Visiting from California and after seeing this place on Boston TikTok I knew I had to check it out! It did not disappoint! Came in with my son yesterday and I knew it was going to be challenging because I had him in his stroller (smaller travel one). One of their employees came out to help me bring him down the stairs. Not only do they have a written menu but they also have "sample" waffles and some drinks on display. They all looked so delicious it was hard to decide! Settled on a strawberry Nutella (my go to for any type of dessert) and a strawberry cheesecake because it was just so enticing! Ordered a Sunset Ave drink too! Not only was it pretty but so refreshing and loved the jelly at the bottom! So did my son! As I was waiting, Philip (the employee at the register) told me to let him know when I was heading out so he could help me up the stairs. They had this wall of photos of some really cool cars (my son enjoyed looking at them) and some hot wheels too! Philip said my son could pick one out to keep. So sweet! My sons first hot wheels! I devoured my strawberry Nutella in like a minute! Before leaving I decided to order another because my To go box was half empty so I HAD to fill it! Obviously! Brought them back to our hotel for my hubby to enjoy as well! Your staff was awesome and so sweet! & everything was so delicious! If I was local I would definitely be a regular!! Thank you!

This is a pretty unique boba shop located on the outskirts of Chinatown. To start, the food and drinks are MADE for social media AND be super delicious. Best of both worlds! I usually frequent the boba menu more and these are my favorites: - Sunset Ave (Mango Hibiscus): for all your summer vibes - The Fifty50: for all the caffeine needs - Bruce Lychee: for when you need a fruity pick-me-up I would argue that your more traditional milk teas are also good but on the very sweet side and sometimes don't match the similar quality you might get a top end OneZo (because yes there are top end OneZos). Go for more of their creative menu items and you won't be disappointed! This was surprisingly my first time trying a waffle here, and I'm quite pleased. The actual waffle itself is a little less structured than a true liege waffle, but has good flavor and isn't wildly sugary. The toppings are also plenty in abundance and well placed to give you a great bite every time. At ~$7-8, I would say this is either a lovely one-person half meal or a two-person snack. Service on a Saturday afternoon in Chinatown was surprisingly fast. Our drinks only ever take a couple minutes, add the waffles and it was only a little over a five minute wait. Staff were pretty friendly, but we didn't interact with them much outside of order and pick-up. Will be coming back again when a craving hits!

The drink was phenomenal and the waffle was very solid! Really you can't go wrong with any food on a stick. If you time it right, there really isn't a line at all. The biggest downside is that there is no seating, so you're stuck either eating it on the sidewalk or taking it to go. If the weather is nice, you should definitely take a minute and eat it while it's fresh, maybe even use the wall as a makeshift table. It's a little on the pricey side, but I would pay anything for that drink again. You gotta try this spot at least once!

Looking for a boba place to hit the spot after lunch. We found one in Boston! Cute small little shop. Service was great and quick. I got the Bruce lychee 50% sweet with Lychee jelly. My husband got the black milk tea with boba. We always like how we can change the sweet level to our drinks. Mine turned out perfect since I'm not a "sweet" person. I also wanted a waffle and I did not want sugar overload. I got the OG waffle. Sooooo good and so fresh!! It was a bit crispy on outside and soft and fluffy in the inside. It went well with just powdered sugar. My husband like the boba- he said it tasted fresh. The only thing I would have to say though is- they make you wait outside! Luckily it wasn't cold out. They had the register by the window and closed off the inside. Not sure why this was? Overall great boba place and waffles!

Surprised that this place is only open on weekends because I'd come here every day if I could. This small little boba shop has the best staff and great vibes. Ordered a blood orange green tea with boba, and a lychee strawberry lemonade. Never been to a boba place with blood orange and im surprised not many places do because it was SO good, and not too sweet. The boba is boba, nothing special about it. I enjoyed the lychee strawberry lemonade cause it was nice and tart plus had bits of real lychee in in. We also got the original waffle which came out nice and warm, very fluffy and not too sweet either. Would definitely put this place on your list if you're ever in chinatown on the weekends!

Sweet Waffles + Boba is easily one of my favorite boba shops in the Boston area! Its opened only three days a week now, so I always make sure to stop by if I'm in Chinatown during a weekend. Although there's usually a line, service is quick and speedy. You can order online for pick up as well. I've tried a few of their drinks and all of them have been delicious!! Recently I tried the Caribbean Breeze and it was very tasty. They made it look super aesthetic and photoshoot ready. I also got a waffle for the first time and had the Banana Bae suggested to me. The waffle was nice and airy, warm, and had a bit of a crunch which was great. The banana slices paired very well with the chocolate drizzle and nuts. One downside is that they no longer have indoor seating. You have to take everything to go now, which i don't mind since there are nearby tables and benches. Their waffles are also a bit on the pricier end now. I'm excited to come back and try more drinks :)

Milk teas, fruit teas, and lemonades -- those are the bases to start from. Once you decide then you can choose all the flavors and toppings your heart desires. Located in the heart of Boston's Chinatown, you'll find this little boba joint situated not far from the main road driving in. There is no indoor seating so it's a 'grab and go' type of situation. We asked the cashier to blindly choose his top 3 sellers for us to try. Drinks were made on the spot and everything was so refreshing. Not too sweet so the flavors were more prominent and not washed out with sugary syrups. Would definitely return!

So glad I stumbled onto this place during an outing to the city w my toddler. Got a jasmine milk boba and one of the simple waffles. Both were yummy! Ambiance was great - a welcomed refuge from the hustle and bustle of C-town. Also 15/10 on service and experience - the guys in the shop were super nice and patient with me and my toddler - who went in cranky but came out smiling after a warm waffle and milk from a big kid cup and big kid straw.

Came here over the weekend because I've always heard about it, so decided to try it out on a nice day. Walking inside it's very tight, but they do try and point you in the right direction to keep things moving. They have a menu on the right side when you walk in, but they also have the waffles displayed to help in making your decision. I love the cars posted on the wall, because I often pass by in the summer and see them all outside. I opted for a strawberry lychee lemonade which was really refreshing The strawberry shortcake waffle was Amazing! It had fresh and sweet strawberries, with a sweet drizzle and topping. Also tried the churro waffle which was good but too crunchy for my liking. Definitely will be back!

Haven't been here since the grand opening and I must say I am surprised! They are still consistent with the quality and the waffles are definitely a dessert! The waffle is so sweet so if you have a sweet tooth this is it! However, the frosting is so sweet that I can't taste a different between the matcha and the strawberry frosting so the matcha wasn't as expected. I also enjoy the lemonades! Super refreshing on a summer day! I haven't got the boba here, but the drinks are super good!

My only complaint is that they don't open very frequently and is hard to know if they are open or not. But maybe I just wasn't enjoying the toppings as much as I had expected. The Caribbean breeze drink looked gorgeous! Tasted pretty good, but a bit too tarte. I enjoyed the star shaped jelly the most. Small space, so it gets crowded easily in there. Staff was friendly, but some of the staff's friends arrived with his big group of friends and it became a big distraction to the staff. It's great for them to say hi, but to take the time to have full blown conversations while they are working and during a very busy hour was frustrating to watch as other customers were waiting to get their orders taken. I definitely did not appreciate the unprofessionalism there. Overall, they have food/drinks that are definitely IG picture worthy with fair-good taste. I will probably return to try a different waffle

I went to Chinatown for a quick snack, so I thought it was the best time opportunity to try Sweet Waffles + Boba! I've been wanting to try out Sweet Waffles + Boba since my friend is such a huge fan! We ordered the Cookie Monster waffle pop, Strawberry Shortcake waffle pops, and the Sunset Ave. The waffle pops were fresh and pillowy soft! Both waffle pops were delicious but my favorite was the Strawberry Shortcake! The Strawberry Shortcake is strawberry dipped with fresh strawberries with shortcake crunch on top! The Sunset Ave is a Mango hibiscus with mangos, mango jelly and hibiscus tea. I thought the drink was refreshing but not my favorite. Service was great! They were extremely considerate of my allergy - they cleaned the surface and made to change their gloves. Overall, had a great experience and will definitely be coming back to try more items!

I came here with my little sister on a Sunday for a sister date. I did not realize that inside was blocked off and we had to order from outside, but the little space was cute nonetheless with a cute grass wall. I couldn't decide between the strawberry cheesecake waffle and the strawberry shortcake waffle so I got both. I also ordered their sunset Ave mango hibiscus drink. The tea was not bad, but I'm not sure if I'd order it again. Both waffles were good, I think I liked the strawberry shortcake slightly more. They weren't as sweet as they appear but very filling as you can imagine. My sister loved her waffle and her drink. I would definitely return.

SW+B is hands down the best boba in China town. Their black sugar boba milk is to die for. I absolutely love their strawberry Nutella waffle, but any waffle is a great choice! The s'mores and cinnamon crunch are also an amazing choice! They are made fresh to order and come on a stick. SO CUTE and easy to walk around with. The owner is so kind too, he is always looking out for his customers whether it's doing giveaways through ordering online, or handing out hand warmers on cold days. If you haven't made it to sweet waffles and boba yet, you're missing out!

Gem alert! I made a super happy Boston memory buying my first Waffle Pop here. Breakfast for dessert anyone? Sweet Waffle serves a treat anyone can enjoy, and if they don't feel up for any of the super creative waffle options, they can always grab quality boba at this little spot on the edge of Boston's china town. Check out their website for their signature flavors of both Boba and Waffle creation. Also five stars for a sweet covid setup. You can still enjoy the view into the restaurant and their assortment of waffle displays from outside. And you enjoy no worries about what your food is exposed to with all ordering and serving traffic being limited to their table/cash register hybrid at their front door.

The waffles weren't too sweet and were perfect for my taste! I got the strawberry and nutella waffle and the matcha crunch waffle and they were both so yummy! I also got the taro milk tea with vanilla ice cream in it. The taro mix was great and it mixed well with the ice cream but the boba could've used a better texture. The inside of the store was small and welcoming.

So delicious and unique. I love the place, but I wish they were open more throughout the week! They have a more limited schedule, but if you are able to make it when they are open, the waffles are absolutely delicious! They also sell a variety of drinks.

Just checked this spot out and I have to say it's pretty lit. The staff was very friendly and helpful and their Waffles are a must try. The only thing I will say is the amount of options they have is wild! In a good way. Plus you got to check out their hot wheels wall with car photos. Cars & Boba Tea no way you can go wrong with that. I'll definitely be coming back to try some more of their waffles, (I had the strawberry cheesecake and it was 10/10)

Perfect place to stop by for dessert after a meal in Chinatown. They have a wide selection of drinks and waffles. I opted for the Banana Bae flavor which has bananas, chocolate and walnuts. The waffle was freshly made and the wait time was minimal. I really enjoyed the flavor I tried though of course that means I have many more to go. The staff is super nice and patient while people decided on flavors or took photos of their meals. I will definitely stop by again when craving a sugary treat while in Chinatown.

They're only open Fri-Sunday till 7 or 8pm so plan your time wisely. It's located downstairs. Order at the window. I ordered the lychee twilight with jelly 50% sugar (which was still really sweet), matcha Belgian waffle and a strawberry Nutella waffle. The waffles are more chewy, soggy --not crispy. It's not overly sweet. Overall it's was good but I prefer a waffle with more crispy edges.

Okay, ive been SO excited for the past month waiting for my Boston trip so that I could try this place. Unfortunately I had to wait a couple days to go since they're only open Friday-Sunday. But it's so worth the weekend wait for it. I went with the Cookie Monster waffle which has Oreos, Cookie Crisp cereal, and blue icing/frosting. I don't think ive ever had a waffle this fluffy and soft before. Bummed that I will probably only try it this one time on this trip but if you're ever in Chinatown, PLEASE get a waffle here.

I love their flavors and especially the oreo waffle! One complaint is I wish they had a consistent opening hours. I love coming here for their delicious waffles!

I went for the fifty fifty. Half Vietnamese coffee, half black milk tea. It was surprisingly disappointed. The drink didn't taste like coffee. Basically only tasted like tea. The black tea was the only thing I could taste. TT he boba was a bit too hard. But no flavor. Not too sweet.

Wanted to really like this place, but they gave me more ice than drink in my large taro milk tea (they don't ask if you want large or small, they just give you large). Also got a thai tea that lacked any flavor. The bobas were very soft and chewy, but there could have been more of them. Bummed by the experience as it has a nice atmosphere.
