Honestly, don’t do business with them. They are taking the little life out Downtown has. They have a property in Santa Clara, CA. We’ve learned that they evicted a long time business tenant, refused to negotiate a post-pandemic fair market rate with them, and rented the space before being done with negotiations. Also a few years ago they kicked out another business yet said space remains empty.

After several years of leasing an Industrial space from them, we had to move. Senseless landlord. Maintenance did not exist, we sustanaided an devastated loss because of them. Very difficult to say the least.. We are happy to be out of there.

I love the beautiful designs of their projects. Currently they have a beautiful building proposed on Center street in Santa Cruz and another on Winchester Blvd in Los Gatos. I hope they will be built and kudos to the architect or architects for those projects.

We bought a condo they developed (Harbor Walk) and it was sloppy with a bunch of issues. We reported them and they said they would fix, but they never did. The Super Intendant has stopped responding to us. It has been over a year and a half. Very disappointed.

Swenson needs to negotiate fairly and give small businesses reasonable timeline instead of over-playing the upper hand. The rate is much higher than the market standard.

Swenson, a large company refused to renew a lease with a small business JiarenYogaStudio despite having good relations and offered it to a higher bidder. This just shows they will backstab any business for a higher bidder. DO NOT TRUST.

Writing this review from the perspective of a buyer. Swenson Builders is the general contractor of the developer (The ADDRESS Company) that I purchased my property from. I closed on the property more than 1.5 years ago, and am privy to the multiple issues that I still go through resulting from the poor workmanship by Swenson Builders. New constructions have issues, it is a given. But this particular construction takes the cake (other home-buyers in my community will vouch for that). When you pay a hefty price for a home, you trust the builder to offer a premium product. These builders simply cheaped out on *everything*, and cut corners all over the place. For starters, they delayed delivering the home by 8 months, and never offered concrete time-lines along the process (extreme bad planning on their part; by comparison, Pulte constructions gave concrete timelines and delivered on time which came out ahead of what these clowns at Swenson Builders originally promised). This cost home-buyers a lot of money and valuable time. It was excruciatingly stressful dealing with the rogue developer from the ADDRESS company and this particular builder. Then, the finishes are very poorly done with unfinished work all over the place. The floors and walls are not adequately sound-proofed (they claim to have done the soundproofing to the bare-minimum, IIC50, but they qualify the construction as a luxury building and charge you a very hefty price for the 'luxury construction'??). Furthermore, there have been regular HVAC leaks and floor damage even before I closed on the home (same issues for other home-owners). It doesn't stop there. UMC has an extremely poor reputation as a utility management company (for years now). What does the contractor Swenson Builders do? Pick that exact same company for our utility management. 1.5 years later, we still struggle with ad-hoc hefty estimated bills from UMC, and the contractor remains unavailable (absconding) to address ANY of the issues that we've been going through, because of the sloppy work that was done on our homes. The stress that started 2 years ago working with these builders, still hasn't let up. Make no mistake. NEVER EVER give business to these unethical, unprofessional, incompetent builders. Also, DO NOT BUY homes built by Swenson Builders. The homes they build come with a litany of problems. My recommendation would be to stick with reputed national builders like Pulte. Pulte would have tackled the exact same problems in a far more professional and competent way. As far as Swenson Builders goes, they should be sued, fined heftily, and kicked out of business.
