Behind the office buildings. Just keep walking through. Banh Mi was excellent. Ran out of most of the pork sandwhiches. I came right during last hour. Had the lemon grass pork and beef sanwhiches. Chanh Muoi "Salty Lemonade", That was refreshing during this hot day. Service was friendly. Location is a bit hidden but worth the find. The location sits in a business area with stream and water fountain outside. Just beautiful area to relax and enjoy a sandwhich. Employee I assume is owner came out with my food asking if it was to my liking if not she'll remake. Such a nice place worth trying. I was looking for something near Santa Row at the time.

Where are my fellow Viets at?!?! Check out this awesome new Vietnamese Deli for some delicious Bánh Mì. I ordered the chicken sandwich and my sister got grilled pork, both were perfect. The bread is freshly baked and their sauce elevates the sandwich. This place is kinda hidden behind a law firm and some financial offices, but if you follow the Cafe sign you'll find it. The owner is super friendly and attentive. The view outside the restaurant is beautiful as well if you like to dine in. Come and support small business!

Had a small walk to find the restaurant since I was nervous about finding parking but this is located in an apartment building with parking so don't be like me Try the soursop kumquat tea - there's actual bits of soursop and the tea is tart, you can always adjust your sweetness after. It's a major trendy drink right now and not a lot of location have it so its definitely a must try. I also ordered the pork belly noodle salad which was a very large portion. I wanted the beef in bettle leaf wrap noodle salad but it was not available :( The pork belly was a good balance with all the noodle and veggies so it's not a very meal. You get your fish sauce on the side so you can adjust how salty or light the dressing will be. The boss lady was also very sweet. She knows her customers and greeted them with a lot of enthusiasm. Feel like you're apart of the family, make your meal taste better when it's made with care. Would recommend!

I love this place for their rice plates and vermicelli noodles. The noodles are refreshing and flavorful. really like the lemongrass beef meat option, but the roast pork one is also very good. My favorite thing to get here is the soursop passion fruit drink and sometimes I come here just to get that! It's delicious , best mixture of sour and sweetness but I ask for it a bit more on the sour side. Right now they have festive lunar new year theme. The decorations are always all out for this shop! Last year I stopped by during Halloween and it looked super cool as well!

T T Deli is inside the Garden Alameda business complex serving up some delicious and fresh Vietnamese food with great service. The vegetarian tofu options are so tasty and I love their Vietnamese iced coffee! The location has awesome covered outdoor seating, in addition to indoor, next to water features that provide a cool breeze in warm weather, it's quiet and peaceful and has pretty greenery. Lots of easy parking, too.

I have never had a bad experience at TT Deli. The owner is so nice and ensures that the food is fresh and meats are grilled daily by the cook. I usually get the banh mí, which is their sandwiches. I have tried to switch the type of meat but I can't. I get roast pork, #1. They have rice and vermicelli noodle dishes too. Vegetarian options for rice, noodles, and sandwiches. My office is close by so this is my go-to spot. The location is in the office complex so you will have to park in the parking lot and walk towards the offices to get it. Oh! And there are Thai teas, matcha drinks too!

The deli is hidden away next to Bank of America in the spot where Orbitz Coffee used to be. If they're grillin the food outside you know I'm going to go give it a try (see my tag line). TT's is a a Vietnamese cafe that bahn mis, grilled meats, rice and noodle plates. I tried the grilled pork ribs and the grilled pork chop. You can look at the meat and see that it's marinated and the sauce is cooked on. That was a good first sign for me. The sauce is slightly sweet and was delicious. It came with rice, vegetables and a sweet sauce. The food tasted fresh and flavorful. They have coffee too. Very friendly service. They have a few tables inside and a couple outside. I believe she said they're actual opening is on Feb 10th and they'll be doing buy two get one free that week.

My mother in law told me about this place and suggest we go and grab lunch; oh my goodness it was incredible. The owner, Stephanie, was so kind and checked in on us, gave me the best recommendations for the food and drinks. I had one of their noodle bowls with half BBQ beef and Half lemon grass beef. The BBQ was exceptional. It's as very cute and small place with a lot of character and good ambiance. I wish I had taken photos of my food! My MIL will always get in of the sandwiches. We also had a cleaning tea of ginger, lemon, honey and something sour. It was so so good! I'll 100% be coming back and supporting this local business!

Great Vietnamese iced coffee and banh mi! Decorated well with plenty of space to sit. Great addition to the neighborhood! Very nice staff as well, they double checked that I liked the strength of the coffee. Lemongrass pork banh mi was great, probably the best I've had in the South Bay. Good meat and fresh veggies and bread.

So glad to have stumble upon this restaurant! When visiting, I usually order Tofu/Lemongrass Tofu Vermicelli and it's so flavorful. The vegetables are so fresh and the sauce compliments everything so well. By far one of the best tofu vermicelli I've ever tasted. Usually, a lot of places make them so bland but here, it's very flavorful! The owner is also very welcoming and so nice!!!!!! :)

I got the salted cream ice coffee while waiting for my food. Everything was delicious. It's a very cute looking store and I'll definitely come back. Advice: park on the side of Bank of America and look for building 1520, a T-T Deli sign on the ground, and HK window, and walk through this walkway. See my pictures.

TT Deli is tucked in a complex of buildings specializing in bahn mi sandwiches and Vietnamese grilled protein, rice and noodle plates. This is a cute storefront with inside and outside seating for dining. The Owner is a friendly and helpful and will take your order at the counter. My wife and I shared the grilled pork and beef sandwiches. The two different proteins virtually tasted the same. I would have liked more meat in my sandwich, but they had great flavor and texture with the fresh cucumber, daikon, jalapeno, carrots, and cilantro. The bread was perfect crunchy outside and soft inside. TT's uses a sweet sauce to dress their banh mi's that my wife thought was too sweet. I liked the sauce. I'm rooting that this hard-to-find Vietnamese deli prospers. Small businesses with gracious Owners preparing tasty food need to succeed. Park in the BofA parking lot and walk over to their cute deli and give this flavorful food a try. For banh mi's, I would pay a few extra bucks and have them add more meat. The sandwiches are a steal at $10 for an 8" sandwich. Go try this place.

3.5 stars but rounding up; come support a new local business! T T Deli takes over the former Orbit Coffee Company spot; it's located in a somewhat hidden spot of a small plaza that has mostly businesses (there's a Bank of America on the corner). Keep an eye out for their standing signs to find the storefront. It wasn't busy around 2pm on a Monday, and I was in and out in less than 10 minutes. I ended up trying their Grilled Pork Sandwich ($10, https://www.yelp.com/user_local_photos?select=sIlGwPAH8TbyoOIUeNqh8g&userid=76vIFZcC7owykCBjMfGVXg, https://www.yelp.com/user_local_photos?select=KIiKI65yStdMlGT_vjhT6Q&userid=76vIFZcC7owykCBjMfGVXg), which was really solid! Their grilled pork was really flavorful, and I liked their pickled veggies; however, I wish the meat/veggies were more evenly distributed. All the meat was on one side, and all the veggies were on the other (I prefer my veggies stacked on top of my meat). The sandwich also needed more veggies overall, since there were barely any in my sandwich. Lastly, I was surprised that they added some diced red chilies in the sandwich, and hope they ask customers whether they want additional spice. I love spicy food and this was perfect for me; however, for those who don't eat spicy, this amount of spice would have been overwhelming. Their owner is really friendly and attentive, and I hope others will come to support this new business! Both indoor and outdoor seating was available, and you can sit in a nice outdoor area in this complex. Parking was also easy to find, and there were plenty of spots available.

This place has quickly become my wife and my favorite Bánh Mì sandwich spot. These are craveable sandwiches! They BBQ the meat right there, sometimes it's on the grill when I show up. Such an aroma! Don't forget the viet iced coffee with salted cream - unique & delicious. It's located in a little business park but don't let that deter you, parking is nearby, with a little stream, fountain, indoor and outdoor seating and once you're inside it's like a little oasis. We will continue to visit and spread the word. This is a new staple in our life.

I saw their ad on FB about the promotion buy 2 get 1 free, so I decided to give it a try. 10 minutes drive from SJ downtown despite the 5pm traffic, which is not bad. The store is kinda hidden in the same business center where Bank of America is located. If you cannot find them just give them a call and the owner will come out to get you in. I was excited to see their Grilled Pork banh mi as I've never seen any other banh mi place offer this same kind. Their grilled pork is not the same like other famous banh mi places, it's the special kind that you can only find in Sai Gon, those vendors that push their cart around the alley, and always park in front of schools in the afternoon. The only thing that is missing from this place is the signature sauce for their grilled pork banh mi. I so miss the saucy grilled pork banh mi that I used to have in Sai Gon when I was a kid. Service was good, the owner was super friendly and proud of her business. I got two of their grilled pork banh mi and get one shredded chicken banh mi for free. $10 for a banh mi (excluded discount) is pretty pricey, but you get a 6 inch long banh mi loaded with tons of meat and vegetables inside. The grilled pork banh mi is the best in town by far, but it could get much better if it comes with some signature sauces. Their shredded chicken banh mi is also much better than the common grilled chicken banh mi that you can get from other banh mi places. It was about 15 minutes wait. So I'd recommend you call in to order ahead. Overall, I would give them 4.5/5, and I'm sure they have potential to grow higher.

You can tell she appreciates your business. I've been coming here for a long time and the food has been consistent every single time. I noticed this deli was new and I love bahn mi. I dropped by in the evening, close to closing time, so I had the whole place by myself. I ordered a banh mi and a suggested herbal tea drink. I was pleasantly surprised that the herbal tea had just the right amount of sweetness. I don't like really sweet drinks so it was perfect. The bahn mi was much larger than I expected and the pork inside was really juicy. The bread was perfectly toasted. When I come again, I would definitely try the other sandwiches and the plates. It was late so I couldn't enjoy the ambiance outside. The deli is located inside a business park, the storefront facing inside. You have to enter the business park before you see the deli. The deli looks over an artificial creek. I really like water features, so I can imagine how pleasant it would be to eat or on the patio, listening to the water. Had a nice chat with the owner while I was eating. I learned they will share the leftovers at the end of the day with local homeless. A+ on community. I'm glad I found this deli.

Love the Banh Mi. I prefer bbq chicken. Very nice staff, A+ food. The only suggestion I have is to close the door. I realize they need to come in and out a lot because of the outside grill, but it can be cold in the restaurant and it's awkward to ask them to close it.

I ordered the Lemongrass Pork Vermicelli bowl on DoorDash. What I received was unexpected. Yes, the portions are quite generous. However, the pork pieces were these big juicy, lean chunks that were so tasty and incredibly tender. I've never had a vermicelli bowl quite like it before. I absolutely loved the flavors of it all. They charcoal BBQ their meat and the outcome is quite special.

Found this place looking through Yelp. They're still new but have potential. Nice quiet area and they play low level music. Everything is grilled fresh and portion sizes are good. The lady, didn't get to catch her name, that helped us was very nice and allowed us to do half of 2 different meats so that I can know which one I like better for next time. The only thing was the eggs was over cooked, usually rice plates have a runny egg but it came over-hard. I know she would've remade it for us if we had asked but we didn't want to waste food and we're not picky. She also asked how sweet we would like our drinks, we asked for half sweetness which was perfect. Definitely will be back to try their banh mi's.

Went to the grand opening of T T Deli based on a neighbor's recommendation. The pork and tofu bahn mi sandwiches were so good that we went back the next day to get them again! It's clearly a family-run operation. The owner's name is Stephanie and she is super-friendly. She seems to have a lot of family and friends helping out. This place is tucked into a little office park, but definitely worth seeking out!

They opened recently and the service is great. We did not have to wait for long for the food and the staffs were friendly. They specialized in everything with grilled meats, such as with banh mi or bread, vercimile or broken rice (com tam) We order grilled pork ribs with broken rice and grilled pork chop with vermicille. They are both delicious. The meat was juicy and well seasoned. They have sweet and sour sauce as an alternative to fish sauce if you prefer. The small restaurant is kinda hidden within the complex that shared the parking lot with Bank of America. But it has nice landscape and vibrant decoration in the interior with colorful chairs. I am looking forward to seeing more items on the menu Would definitely come back

Kinda of surprise because of how busy it was, small place with 6-7 tables but they were fulled with people .. but what I want review here is the food which I have try today : it called Pork rib and pork chop broken rice and herbal tea - The rice is so delicious : Both of meats were perfect marinated and enough smoked so the meat came out so richness and juicy, go so well with fish sauce, I have the Vietnamese fish sauce but they also have lighter one here with less salted and spice for whom it can not handle with strong Asian sauce And the herb tea is also good and fresh , it is home cooked from Sugarcanes and some other herbals , love the nature sweetness from this drink All overall : I like this place , small business but definitely good place to come for Vietnamese foods, Next time I would try the sandwich and beef rice which I have saw ordered a lot by others too

If you make people on their lunch break wait for over 20 minutes just to place their order and then tell them that you're out of meat until the next day, that's not only rude, that's bad business practice! It is possible to multitask and acknowledge people in line to inform them that you're out of everything. When I asked what was available, I was told again, "sorry no meat till tomorrow" and the guy walked away. By the way, I was there at 12:00pm, not close to closing time. I won't bother a second time.

After 3-4 visits it was time for a review. This is a fabulous Vietnemese deli inside the Garden Alameda. All the meats are grilled/barbecued daily. Although I've only ordered banh-mi sandwiches to this point, I have been more than happy everytime. I love the lemongrass pork banh mi. Owner Stephanie is cordial and always has a smile on her face. There is a cozy dining room full of windows and some outdoor seating too.

I saw their ad on Instagram a few days ago and thought I would give it a try today; it's nearly impossible (imo) to find banh mi on this side of 87 fwy. But as it turns out, I ended up having the beef noodle dish and an iced coffee with milk. (Why? Because it was mid-afternoon and they were already sold out of their popular sandwiches. Note to self.) But I wasn't at all disappointed; both were excellent! The beef was very flavorful and very tender (good portions and proportions), noodles were just the right texture, vegetables were very fresh, and the sauce was great. The owner was warm, welcoming and enthusiastic and told me a bit about her business. They grill all their meat fresh daily. It's just her and her mom and a couple of employees. To get to TT Deli, go behind BofA on The Alameda; it's in the building to your left; proceed around the corner. They have attractive and very clean indoor and outdoor seating. Please support a locally-owned, woman-owned business.

I love that there's a banh mi place that's within driving distance from my home! I got the pork lemongrass banh mi. The bread was fresh and had the perfect texture when I chewed on it. I loved that there were plenty of veggies, and there was enough meat, which was very flavorful. It's also reasonably priced. I'll definitely be back to try the other banh mis and their rice plates!

The lemongrass pork banh mi was delicious. I love the balance of the fresh herbs with the rich flavor of the pork, it is perfectly balanced and keeps you wanting to come back for more. There is a great outdoor seating area so this is the perfect place to come for a group lunch. The service is friendly and they treat everyone like family.

We ordered the pork lemongrass banh mi. One with mayonnaise and one without. The one without came with huge bold writing that said no mayonnaise. It was funny because it was the whole length of the sandwich and more often than not people usually don't label it or forget the note altogether. I can tell just with this small act the person was funny and cared. When I mentioned it to my husband he was telling me about his pleasant experience of picking up the order. He stated ambiance was nice and how much care they took into making our drinks. They waited to make them because we ordered online. They said to call instead so they know how sweet vs sour to make my lemonade and how strong to make his ice coffee. Also they mentioned it being cheaper to order on the phone instead of online. The sandwich was the best we had. It came with a spicy fish sauce which I poured onto my banh mi. The pork was well marinated and the veggies were plentiful and full of a nice pickled flavor. In truth I couldn't stop eating it bc it was punchy and complex in flavor. You could truly taste everything. They definitely put their love and care into making our meal and it even looked good. They had good knife skills. They were so thoughtful and pleasant in those 10 min of serving us we will definitely come back plus the food was really good.

T T Deli is super authentic and very reasonably priced!! After my husband and I found this place, it is now on our regular rotation of go-to spots for lunch. It's a plus that the workers are extremely friendly. Would highly recommend. Our favorites are the Grilled Pork Vermicelli Bowl and Grilled Pork Bánh Mì, but everything we have tried has been fantastic!!

Casual, family-run Vietnamese restaurant. Great service, very affordable! Enjoyed the grilled pork with rice noodles. Want to try the Bahn Mi next time! Easy parking, but a bit tricky to find. Park in the office complex lot and walk to restaurant, which faces the rear of the building. (Not visible from parking lot.)
