I love the Telephone Factory Lofts! Literally the best place I have lived since going solo, from my space to the excellent facilities to the world-class maintenance, the rock solid management has got you covered from an easy move-in process, from day-to-day needs to all beyond… the on-site availability is unparalleled - interacting is a joy. After 18 years in LA, transitioning to Atlanta has been a breeze thanks to the team here - Ed is the building manager, a legend among residents who runs a tight ship, keeping the place running with a smile and clipboard in hand, on point on time. Lesha in the front office is always there in a pinch, I thank my lucky stars for her guidance. And of course Walter, our absolute gem with the know-how to keep every unit smooth and on track! My loft has been a beam of sunshine. Thank you Ed for allowing this opportunity to come together for everyone at the Telephone Factory Lofts!

Poorly insulated and maintained, cheaply done, and worst property management (Perennial Properties: Luxury Apartment in Atlanta). We have lived in the TFL for seven months and are still trying to resolve issues since we moved in. In the summer, you can't cool the apartment down; in the winter, you can't heat it. First and foremost, because of poor insulation, and second, because the HVAC unit is so poorly maintained and needs to be replaced. But that is one of our many issues in the past seven months. If you want to pay your rent and don't worry about any maintenance or issues with your apartment, there is a better place for you. MOVE SOMEWHERE ELSE. We are still in the process of trying to resolve some of the issues and keep insisting. But we are still determining if our experience is going to change. We love the building and location though.

The most unbelievable, horrific experience with this dump of a place. It all begins with pathetic maintenance. Everyone wants to say the issues are due to a really old building but they really begin with perennial properties. DO NOT RENT HERE. Happy to share my experience with anyone interested as well be getting the hell out of here just as soon as possible. They really don’t care if the heat or AC works—which it never does.

I called in to acquire information about an apartment and the service I received over the phone was PHENOMENAL. I believe the gentleman's name was Malcolm. He was very informative about not only the property but the area around. If you are in the market for a new apartment, this is the place to go and be sure to ask for Malcolm. You will be dazzled by his customer service... and the apartments are SUPER nice.

Telephone Factory Lofts (TFL) is a great place to live. We've been there 2 years now and the location is awesome. We can walk or bike to just about anything - groceries, liquor store, restaurants, bars, you name it. So much going on in the neighborhood! The space itself is very cool. Each one is slightly different, but still maintains the vibe of a loft and the original factory. Super high ceilings, lots of light from great windows, and there's tons of space, even in the "studio" lofts! Only complaint about the space itself is there's no vent in the kitchen. The fire alarm goes off every time we cook bacon or roast a chicken in the oven! The neighbors are great as well. Many have been there for years. and everyone helps each other out. And most have dogs. So we all hang out, while our dogs play out back. We recently got a new property manager; its yet to be determined if he can live up to the two prior ones - Navini and Joey were awesome! And Steve, the handy man, is the best. He goes above and beyond to make sure everything runs smoothly. The reason for only four stars is they recently went up on the rent ... substantially. Rents are already sky hi in ATL, but theirs seem a little higher than most. I'll pay it for now, but if it goes up anymore, I'm out!

My husband pooches and I absolutely LOVE living here! We are so happy with our decision to move in! Wonderful atmosphere and great neighbors. You can walk anywhere via the beltline which is amazing! How awesome is it to not want to leave home because you love your community so much!? I highly recommend the telephone factory!

Overall pretty bad experience. Toured the apartment and applied right away because we liked it. Application process is extremally convoluted and even if you are very qualified (which we were) they will probably make you jump through several hoops before you can even get an answer from them. They pawn off their approval process to a third party which is very archaic and clumsy. Even if you submit your tax returns and paystubs they "need more", which to this day confuses me.... They also said they would refund my application fee but I still have yet to receive it. They wasted over 3 weeks of my time by not approving us in a timely manner which is very infuriating. We had to scramble to look for another apartment as they wasted so much of our time. To sum it up: if you want incompetent property managers who waste your time and lie to you, then yes I would 100% recommend this place.

I have nothing but positive experiences here at the telephone factory lofts, I love the fact that it's on the best part of beltline and on top of that we have multiple amazing entertainment areas that we can enjoy with our friends and fellow telephone factory residents. John is the community manager and he goes above and beyond to make this place feel like home.

I owned a house in Grant Park for 12 years and wanted to sell while the property market was (of course you never know with markets) at a high. I needed a place to rent for a while, and appreciate the robustness and design aesthetics of concrete / industrial construction. This led me to Telephone Factory Lofts, an historic AT&T factory repurposed to residences. With the memories of renting earlier in life still with me, I was prepared to be disappointed with any and all experiences that I might encounter. I was wrong, because Telephone Factory Lofts is an exception to the rule. Their people and processes are at the edge of the bell curve. Everything from the initial phone call to the tour, application, and move-in have been flawless. They are responsive, but most important - they are competent. Good people (Candice and Dominic), good processes, good infrastructure, good location. TFL has it all. If you are lucky enough to find availability here, do not hesitate.

The lofts are wonderful, and Malcolm, the property manager is fantastic. However, the parking vendor mistakenly boots cars that have valid passes and is unreachable for refunds. I've been here three months and have paid for three boots to be removed for personal visitors. There is no way to reach a person at the parking company, and it costs $75 to get the boots removed (even if they were booted by mistake). Perennial Properties needs to replace this parking vendor with a more ethical company. If a property owner contracts with a booting vendor, there should be some recourse for correcting errors and making refunds.

It is with a bit of trepidation that I write this review as the Telephone Factory is one of those spots that you might want to keep secret. My girl and I recently moved cross country and I would be remiss if I didn't attempt to help someone else who might be in search of a similar type of live space, utilizing something like Yelp for ideas. I must also state that I personally consider vessels like Yelp to be dangerous in the hands of amateurs but I do digress... Our dynamic was indeed unique. Coming from the Northwest we were not obviously able to view the Factory in person. Sarah (Property Mgr.) went above and beyond expectation. She provided detailed photos, phone conversations, and emails. Always prompt and thoughtful, she is tops in our book. The building is rad. The tenants are great and Sarah continues to deliver in person. The Factory has history and is handled with care. Cement floors, dramatic ceilings, HVAC units, off street parking, dog friendly, and in our space...ridiculous windows. The neighborhood feels both solid and safe. It all comes down to your desire. Having lived in many cities of size within the U.S. we were hoping to find a place that wasn't as completely raw as we were in our 20's but also not IKEA page 33 with granite tops...no offense IKEA lovers, I went there the other day for some hooks. We find ourselves fortunate. Best of luck in your search. Seamus.

This is the first review I have ever written, as I never really had a strong reason to do so before now. I no longer live at the TFL's but I wanted to share a positive aspect of my experience while there. Not only is this place one of the most unique, vibrant and cool places to live that is in the heart of where life happens in Atlanta but my interaction with the management was top notch. John Senecal, who is the property manager, was always incredibly quick to respond and went above and beyond to try and accommodate not only my needs but also each person who lived there whenever he could. Even after I had moved out there were a few items that I needed help with and, again he was very responsive. Being in the professional world I experience the good, the bad and the everything in-between. John is definitely one of the good ones as he is exceptional at what he does. Once you fall in love with the Telephone Factory Lofts you can be assured John will be very helpful to ensure your life while there is a great experience.
