All-around the staff here are superb, especially and more specifically the maintenance team! After being here 1 year I can say they’re consistently super punctual, efficient, crazy nice, and professional! I’ve been a resident of multiple apartments and have never seen or heard a maintenance staff be this efficient. Let’s be real, maintenance teams make or break an apartment experience—they’re essentially the bread and butter! My experience here as a whole (after 3 years of residency) left much to be desired. I can't recommend this property (or Simpson Property Group as a whole) to anyone looking to rent. - The complex is now >10 years old, and is starting to fall apart given its cheap construction. It was constructed poorly, and is not in a good state for renters. Prepare for ongoing projects where you receive minimal notice and maximal inconvenience. - Simpson Property Group doesn't accept responsibility for their shortcomings in general, and always seeks to deflect criticism to other parties. It's always the plumbers or landscapers or someone else's fault. Never the company that owns and operates the property. - The leasing office isn't honest. In my case, I signed a lease, and only found out *after* signing that the exterior of my unit was about to be painted. I lost use of the exterior of my unit for weeks as a result, and received no compensation or rent discount as a result. - My bike was stolen from an INTERIOR space while living here, and I was basically told "tough luck" by management. They don't care. - The walls are THIN. Expect to hear neighbors' activities, no matter how respectful your neighbors might be. - Water did not work consistently at all. The geniuses that constructed this complex did not realize that Austin has hard water, and now that the complex is old the plumbing is starting to fail. Expect to deal with water issues if you choose to live here. Thankfully they have a great maintenance staff, but it doesn't offset the lack of planning with the plumbing. - You're paying a pretty penny to live *next* to The Domain. You end up living in a closet of a unit, while paying a premium because of the location, and not receiving the location benefits. - The hallways look and smell horrible. Given the nature of "valet" garbage, the hallways end up full of garbage, and your nostrils pay the price. While I lived there management did diddly squat to enforce trash policies, and as a result the hallways were always full of fermenting trash. - They do maintenance "projects" very arbitrarily and give very little notice (if any) when it affects your unit. You'll be stuck without some feature of your unit because the leasing "office" can't function and won't provide adequate notice. - The "smart" features of the units are a major security risk, and there's no way to opt out of the "smart" locks. The only positive of the property is their maintenance team. They’re very knowledgeable and do great work. Unfortunately, the maintenance team is at the whims of this property’s dysfunctional office, so they’re not always able to do the work that they know needs to be done. tldr: never, ever, ever go with Simpson Housing.

Overall not a bad place to live. The staff there is usually kind and helpful. All maintenance requests I had were answered pretty quickly. I did have my car stolen off the lot. It was a Hyundai though so easy to steal, but still. I also had my bike stolen from the indoor bike frames. You have to scan to get into the building, and whoever did it cut through my bike lock. I know this happened to other residents too. I also felt like I was charged unfairly for some things when I left which was a bummer. Besides that it was alright.

Wont recommend to live here. The new management sucks. They randomly increases the prices based without informing. There are a lot more negatives - - Half of the apartments buildings does not have elevators. - If you leave anything at the gym, assume its stolen the next day - The valet trash service is also very bad, it does not even come on Friday/Saturday/Sunday when everyone is actually home to dump. Plus there is no trash dump in the building. - People can randomly park in your paid parking spot (No signs that the shed is reserved)

I haven’t lived here too long but here’s what I’ve experienced so far. 1. They provide places to store your bikes inside the building, which you would think would be at least a little safer because you need a key fob or the app to get into the building, but no. Both my bikes were stolen. Nothing was done about it and there are no cameras for us to see who it was. 2. While there are 4 gates to the building your car access only unlocks 2/4 gates. Half the time the gates are open. It’s not hard to get onto the property as there is not even a gate surrounding the apartments so anyone and everyone can walk onto the property. 3. Delivery drivers have a terrible time in these apartments. Even when your package is delivered, you better be home to get it before it gets stolen. Took less than 30mins for one of my packages to get stolen. 4. They provide a trash service but if you forget to bring in the bin in the morning they charge you $25 for leaving it out. I travel for work so I’m not always around to bring it back in the morning making me either get the $25 fine or take the trash myself making the $30 they charge us a month for the service useless.

I lived here for 2 years and can’t say enough good things about it. The apartment itself is updated and very beautiful. The community is in an extremely safe area with private security patrolling on some days of the week and weekend. Entry gates to buildings and Parking garage and lots are gated with restricted access to only residents. First, the entire leasing office team is amazing. They are kind, patient and approachable for any concerns related to your apartment and the community. Brittany, Liz and Kailee have just been phenomenal in helping me and addressing my concerns. Second, maintenance is just awesome as well. They are quick to fix the situation with the best possible solution. Kudos to Victor and team. I had to leave because I moved out of the area and if I move back to Austin, I will choose this apartment community once again without any doubt.

The Addison was a great apartment. Generally very few bugs, beautiful view of solely trees if you live in one particular side of one building on the property (ask for building 6). Upgraded and spacious space. Super grey paint in unit (depressing) but if you can decorate, it's all good. Everyone was friendly enough. But I leave a 2 Star review because of a few experiences I had here. The halls smell like trash, BUT in the endeavor to "clean up the look and smell of the halls", mostly because of new resident tours not because of existing tenants, they'd start fining anyone even a toe out of line with the trash policy. Work a blue collar job at 3PM? Here's a $25 fine because you're not supposed to put it out early. Come home at 10PM and the trash is still there so you leave it. Wake up at 10AM and bring the bins in? $25 fine because it's past 9AM!!! Basically got $50 worth of fines in 18 hours because of this. Ridiculous. If you work a blue collar job with weird hours, good freakin luck taking advantage of the mandatory trash system. Luckily they only started doing this a couple of months ago so it didn't impact the entire time we lived there. (also to note, you have to put the bins out not just the bags, which I understand for leaks or whatever, but then you're stuck for like 10 hours with a trash bag on the floor of your kitchen....which is just ridiculously stupid and has no forethought.) The office never replied to my emails. Like.....ever. Not once. Sent probably 5 in my time, just polite questions about visitor parking to ensure our guests didn't get towed. Sorry, no response. Moving out? Here's a $120 carpet cleaning fee even though that apartment was *immaculate* when we handed in keys. Seems steep for 2 bedrooms worth of carpet, but whatever. That's apartments for you. No cameras in the hallways so if your packages are stolen or your bike is basically left with no tires or handlebars? Outta luck, buddy. The gates and fob system were simultaneously super convenient and a massive pain in the butt. The gates broke all the time, the stickers rarely consistently worked. People leave poop everywheeeeere from their dogs. But no cameras so no punishment for it. Stepped in dog poop like 3 times on my way to work. The office wasn't rude, maintenance was nice and chill. Just lots of fees and lack of communication. Which seems pretty on brand for most apartment complexes so again, not terrible but definitely some things worth addressing.

The staff, particularly the property manager is solid. When I first moved in the leasing was solid and now the leasing agents are a bit difficult to work with and don't have the same aspect that it had when I first moved in. When working directly with the community manager there was empathy, explanation, and understanding instead of feeling dumb. The pricing increase when things are going down from a rental perspective along with the consistent gates breaking and projects caused me to leave the property as the value wasn't there.

I love the location, grounds, apartment, staff, gym and pool. I have not had any problems. The maintenance team always handle my tickets quickly and take great care while in my place. The apartment is spacious and holds heat well. I like the view of the moon from my balcony. There is a lot to love about the location. It is near Top golf and the Domain. You can walk to both. Easy access to the commuter train or 183. Kaliee is great and I had good interactions with the whole team. One year lease 2022-2023. Worst thing is the train. Don't be fooled the train is very disruptive to sleep. The conductors lay on the train horn like there are herds of cattle blocking the track. It is all night (10:00pm, 2:30am and 4:30 am). No kidding! Even with sounds of white noise and ear plugs doesn't help. The trash valet is okay but the trash receptacle is a short walk from bldg 5,6,and 7. I have not had any problems coming in late or leaving extra early. The grounds are not fully gated. Someone can walk on the grounds from the street. Unless you sleep like a rock, the train will definitely disrupt your sleep. I would recommend the place if they could work a "no noise/horn" after 10pm until 6:30am or something where you can sleep in relative peace. Otherwise the place is stellar!

Do not move into the building closest to the train tracks. We did not think that the noise from the train would be that bad and hoped that the construction of the building would soften the sound. Not at all. For the price we are paying for this apartment, you would expect better quality. Worst of all is the train noise will wake you up at midnight and 4am. The noise during the day is somewhat tolerable as you get used to it, but the late evening and early morning noise is not healthy.

I've been a resident of this complex for 3 months and so far, the property management company has been a complete let down. The most basic amenities that residents should be able to rely on (parking, package delivery, trash removal, printing) fall very short of expectations. The model that this management company uses is to simply outsource all services so that they cannot be held accountable for any issues that occur. The package delivery locker system is managed by a third party. There are not nearly enough lockers for all the resident's deliveries which leads to many, many packages being left on the floor outside of the lockers by delivery couriers. These packages are accessible to all other tenants to be taken either on purpose or by accident. See attached photo. In the short time I've been here, I've had two packages delivered only to be taken by others before I can pick them up. When bringing the issue to the front desk, I was re-directed to the locker management company who redirects you to the courier. There are cameras in the package delivery room to deter this, but according to the property management company, these are inoperable. The parking lot is managed by....a third party. The online system used to register your vehicles requires approval by property management. If the approval doesn't occur in a timely fashion, your car will be towed from the parking lot which is less than 50% occupied. My vehicle was towed on the first night I parked in the lot due to the management company not approving my vehicle in time. There are no temporary passes or trail period to prevent this while the approval process is taking place. When bringing the issue to the front desk, I was re-directed to the third party parking lot management company who redirects you back to the property management and was ultimately left with a $300 bill from the towing company. The trash removal is managed by...a third party. They will only pick up what can fit into 1 small trash can. Other common trash and recycle items that exceed the size of this receptacle are left outside your front door. If you are fortunate enough to successfully receive a package here and are left with a small cardboard box, you will be responsible for carrying it to the single dumpster on site which is up to a 0.4 mile walk from some of the apartment units. While not a critical service to most and one that has never personally affected me, it is worth noting that even the on-site printing service that is advertised by the complex is managed by...a third party. It is also not operational. While I fully understand that issues are going to occur at large apartment complexes such as The Addison, I am very disappointed at the response to these issues by the management company. There is no effort to make good on their mistakes and they use their model of service outsourcing as a means to remove all responsibly and accountability. I separate the management company from the building itself. The building is as-advertised. The unit is clean, quiet if you have a unit far from the train tracks, and the finishes match the cost, which is relatively inexpensive. The gym is outdated and most of the equipment is need of some major TLC. Cardio TVs are non-functional, studio TV is broken, and fitness machines have many loose and damaged components. Would not recommend relying on this as your primary workout facility.

Beautiful residences, full of amenities and in a very cool location in The Domain. The property boasts so much! The clubhouse/lounge features gorgeous sitting/TV areas and high end kitchen for resident use, alongside an impressive Starbucks coffee service that can be accessed at any time. Also in the clubhouse, you can find a gym with plenty of equipment and weights, not to mention a spinning room. The pool areas are stunning and chic. There are lounge chairs mounted in the pool. Very cool. The units themselves are stunning and full of upgrades. Hardwoods in the common areas, gorgeous neutral color schemes throughout, bathroom/closet space galore! The Addison is where you want to live. The property is well maintained and the Addison employees take a lot of pride in taking care of residents. *** See Rob- he's wonderful!

Pros: Great location! And that's about it. Cons: -really loud from either top golf, or people at the pool -staff isn't friendly -staff missed informed me about the leaving noticed, be sure to have EVERYTHING ON WRITING or they will hold it against you. I had to pay 3 extra months because of it. -it takes forever to get maintenance to fix things -parking spots are different sizes and so small that if you have a SUV or a truck you're screwed -people park in multiple parking spots. -they gave workers from "Dos salsas" the restaurant next to it, permission to park inside which makes parking really crowded. -remotes of the door barely worked but that wasn't that much of a problem since the door was broken 90% of the time. -overpriced -dirty, the stairs had a massive spider web for months. -people never pick up their dogs business -good luck having phone reception unless you are next to the window. In general, I would pick somewhere else, there are better and cheaper places all around this one.

This review is only getting 2 stars because the maintenance guy is awesome. Outside of the maintenance guy -- living at this complex has driven me completely insane. Let's just count up all the MAJOR issues. 1. Train -- The complex located at Kramer "station" after all -- meaning be prepared to wake up at all hours of the night/in the morning throughout the week. 2. Valet Trash - As with other valet trash services, they don't take bulky items and everything must be placed into the plastic bags. That's fine, normally, when I can just walk my big boxes and bulk items to a trash chute except for: There is only one dumpster in the entire complex. It's actually located ACROSS THE STREET if you live in the buildings near the main office. It takes me 15 minutes to walk my trash back and forth. 3. Meal Delivery/Grocery Delivery - Do you like getting your groceries delivered? Do you have a meal delivery service? Have fun walking the 40lb boxes about 300 yards and up 3 flights of stairs (no elevators). And once you finish unpacking it -- you'll enjoy the 15-minute walk to and from the dumpster to take out the trash. Otherwise, have fun packing the gigantic box and trash into individual trash bags -- but be careful they aren't too heavy or they won't take them! Oh -- you thought those places deliver to your door? Not at Addison Kramer station! Their Fedex/UPS drivers will only use the lockers for heavy items (located in the main office which is well over 500 yards from the furthest buildings) because... they don't want to walk up the stairs either! (even when the box says to delivery to door). DoorDash/Food Delivery (COVID-19!) - As with many other people in the US, I've been ordering my food from services like DoorDash lately. I've had 3 of them cancel and 2 of them took over 25 minutes to find me walking around the massive complex. But it's not their fault! Each of the buildings has a different building number. But you wouldn't know that unless you went into the office to ask (wait jk -- the office is closed due to Covid 19 and after 6pm!) Why? Because only about 2 of the buildings have proper signage (most of them have 0 signs) and the "plaques" at the front of each gate are BLANK lol. To this day, I don't know a single building in this complex except for mine. I called the office asking where I could direct a delivery driver to a map of the complex. Addison at Kramer Station is so technologically advanced -- they only keep the maps via email! lol. So have fun emailing your delivery drivers the map of the complex everytime you want food delivered! And one last thing... If you live on Esperanza -- you will enjoy the street racing that occurs almost every single night. No joke -- every night there are cars with very loud exhaust and modifications gunning it down Esperanza.

I would recommend renting elsewhere. Construction quality is shitty, you can hear everything through the walls and floors. Management has admitted that the units are not built to "condo levels of quality" whatever that means. There are train tracks directly behind this property, and the train is window-shaking LOUD. 11pm, 2am, 6am, the trains don't care. The prices have continued to rise, and you are really paying luxury apartment pricing when it's really not. The amenities are full of broken equipment, including the grills in the pool areas. There's also frequent vandalism of units, garages and storage units so please beware! Office staff is friendly on a superficial level, but they're almost never able to resolve any issues that may arise.

Out of the 2 gates I need to go through to get to my apartment, 1 of them has never once worked the whole 2 months I've lived here and the other gate works sometimes. I've told the staff at the office and they seem awfully inconvenienced by my complaint. I know it isn't my key fob because it opens all doors in all buildings. I've left messages for the office to call me back on numerous occasions but sadly they'll most likely respond to this review before ever calling me back. The elevator in my building hasn't worked for the past month and I live on the third floor with a baby so imagine the joy of grocery shopping and lugging everything including my baby up the stairs. If you don't live in building 1 or 2 it's a journey to get to the mailroom. The pool is nice but isn't heated so even in 90 degree weather, you can barley get in the water. If you like extra sass when asking simple questions, you'll love the staff here. The 2 stars I gave are for location.

If you're reading this as a recent review, whatever you do, don't lease unit 3107. I'm breaking my lease to get away from the impact noise from the upstairs neighbor. Leasing office was contacted multiple times over a period of months about the issue and was really understanding in person (not so much via email..) but ultimately unhelpful. Every time the resident was supposedly notified, the noise got worse. I've had two units on the first floor here (including the current one I'm in) with multiple different people living above me with zero issues until the most recent person moved in. From walking to whatever else is going on up there, the walls will shake and you'll get no sleep or work done or god forbid enjoy your living space. For the most part this complex is good. Maintence is good, amenities are good, recent price hike is beyond ridiculous though to be this far from downtown. Other cons: building signage is awful (good luck with delivery ever finding your building), gate keys constantly lose battery charge and don't work, gates are constantly broken and stay open, noise from top golf isn't great, and pool monitors and increased parking monitoring/towing seems a little ridiculous. If you get an upper level unit you'll be good but don't be lured in with the yard. I went from loving this place to being beyond miserable. The cons aren't that bad, depends on what is important to you though.

The train noise is horrible if you live in the building across the street from the main office! All hours of the day including early morning and into the night. I've lived near train tracks before and thought I could get used to it but no. Living near a train stop where they blow the horn upon entering/exiting the station starting at 5am is horrible. I really wish something could be done about this because I would give this place 4 stars instead of 3. But we pay far too much to deal with a train that wakes you every morning. The complex is a great location and good amenities but because of the train I would never recommend any one live here at these prices.

I don't think the apartments sell themselves as much as Rob does, with little effort actually! He has superior customer service skills and has always come off as genuine--always happy and bubbly. Interactions with other office staff members have been pleasant thus far. We looked at all the apartments within the Domain area and decided on Addison due to the parking situation--which is far better than the others within the area (parking garages among Domain retail traffic--YIKES!), garages offered, location, walk to metro for a straight shot downtown, assigned elementary school bus stop on Esperanza Xing, and the impression Rob left upon meeting him. I have to admit it was tough to pass up the amenities at the other apartments, which we've enjoyed; game room, hammock garden, dog park, cabanas, rooftop views, community gardens, playscapes, outdoor wifi lounge, etc. Although, a resident restroom/changing area by building #6 pool would've been nice ;)) But, for the reasons listed, Addison was more practical for our needs, not wants. It also seemed the best well kept overall. I thoroughly love being within walking distance to the Domain. I enjoy that residents have access to the community center 24 hours a day, opposed to just when the office is open like most. They're on top of keeping the grounds clean, from the community center to the grilles. There's a diverse bunch here, which I also like; cute quiet families to hype fun students. The washing machine and dryer are included in the rent cost, which was not the case for the others. Being outside of the Domain, you can get a look at the beautiful stars at night from your patio. I personally enjoy apartment living. I love the "socialness" of it. The hustle and bustle--the noise--no maintenance--the music by the pool. All of it. Our family is into "Euro city vibes", and it suites us. If you seek peace and quiet, apartment living in general isn't for you. There's going to be noise no matter what complex you choose. It's important to understand that any complex shouldn't be held accountable for what residents do or don't do (I often see these two complaints for ALL apartments). Although, Addison does remind residents to get in line when needed. They could be a slight more responsive to specific apartment maintenance issues. I will note if you're coming from "higher end" CA, Miami, the Tri-State area, etc. these apartments, along with almost ALL the others in the area are not the "luxury" you may be familiar with. It's poorer quality workmanship and materials, but still very nice!

I was representing an out of state couple and the process for renting in Austin is slim pickins. She helped us get exactly what they wanted, at the price they wanted, during the busiest month of the year. The apartment is beautiful (amazing spa-like shower and tub) and my clients can't wait to move in! Thanks Cassidy! We have lived at the Addison for 5 years and the staff has been amazing. Whether it is the super friendly front office team or the amazing maintenance staff, they have been on the ball and super responsive to our needs. Great location, close to the Domain, Topgolf, Q2 Stadium, several Breweries and access to the Redline, you can't beat the location and bang for the buck!!!

Hands down the best community i have lived in all my renting life. I lived there for 2 years and would live there again if i am in the Austin area. Best staff from the office to the maintenance team. They always greet you with a smile and address your concerns super fast. Even all maintenence issues are resolved pretty much the same day given that there are not any real issues in the first place. It is walkable to the crazy part of the domain but still a few blocks away to keep away the noise. Plenty of parking for you and your guests unlike other places. I would highly recommend living here!

The apt complex is of zero help what so ever. Multiple break ins to the garages including mine not long go and now mail boxes getting broken! It's now an issue for mail getting stolen and packages getting swiped. They usps driver stated they have to get the apt complex to coordinate with them and they still haven't done anything about it. Overall a shit place to live and staff who do not give a shit about anyone here. This is not the place to live as if you move here count on a break in of a car or garage etc There's been issues here ever since I've been here and I'm on my last year with this place. Do not move here! If you ask for help or complain they will not help and do not care. The staff is very very very rude. Of course they will try to sound nice and act like they care but they don't. Don't count on them giving a crap because they don't. And there's no hire ups to talk to . It's clearly not a safe area to be in. Anytime you let management know of an issue they are rude and say talk to the manager and are very rude. Don't live here whatever you do do not live here it will suck if you do.

Quick response and resolution of our A/C issue over the weekend.  On Saturday, our A/C stopped working, and after I raised the issue to the oncall line, Omar very quickly came out to troubleshoot the A/C unit.  Omar was very professional and was able to completely resolve the issue with the A/C.  5-star customer service experience.

Great location, nice community, great staff... but by far the noisiest apartment I've ever lived in. I can hear every step my neighbor takes above me, I hear every word my neighbor says next to me, and there is a dog that will not stop barking on the other side of me. As I write this post it's 3:30am on a Monday, I have to be up for work in about 3 hours, and the dog has been barking for the past hour. It's a nice enough community, but I really want to save anyone else from going through what I'm going through. There are a TON of apartments in this area to choose from, but if you must live at this one, make sure it's the top floor. Two more notes I'll make that may not be a problem to anyone else... when I first moved in, they were running a special of one month off of all 1BR & 2BR leases. The day I went in to finalize, they said I didn't qualify because I wasn't leasing a 1BR. The apartment I'm in IS a 1BR, except the bedroom has a one foot gap from the wall to the ceiling (horrible layout btw). They told me it was considered a studio, even though it has a whole bedroom with a door AND was LISTED AS A 1BR ON THEIR WEBSITE. Wasn't in the mood to argue and was on a time crunch to move so I let it slide. Lastly (this may not be a huge deal for most people) but I think it's so weird that they have a third party collecting the fees for trash, water, and sewage??? Every other apartment I've ever leased with just collects it themselves with your rent. Doesn't seem like a big deal, but it's yet another company that I have never even heard of I have to deal with. Another company that has my information (without me authorizing it, I might add). ANOTHER company that I have to give my banking information to. It's honestly just not as convenient as just paying it with your rent. And I don't appreciate that they don't tell you that ahead of time. Like I said, may not be a big deal to most, but I personally don't like it at all.

I chose Addison Kramer Station as my first home in Austin, TX after a move from San Francisco, CA. I lived in the complex for the last 2 years (May 2018 - July 2020) and had a very positive experience. Grounds, amenities, service & maintenance were all top notch. Things I loved: - Staff: I worked with Rob and Adlinda, who are both very accommodating & personable. In my Covid-era move out process (July 2020), no question was left un-answered and the process was easier than expected (no unexpected charges etc). - Location: An easy walk to the Domain, Starbucks, TopGolf, SummerMoon and soon the MLS stadium. Great jogging options through the Domain! -Age: Relatively new development - no odd smells, updated appliances and most paint, interiors etc. all still look new! -Maintenance: Support is lightning FAST and efficient, I received fixes within 24 hours of making requests in most cases. -Package Lockers: 24/7 Access (free) Parcel Lockers, which remove the anxiety of packages delivered when not at home and add significant convenience if you travel or are away from home during business hours. -Amenities: Pool/Gym/Common Spaces - always kept clean and updated. The pools at this complex are especially nice! -Grounds: Very well maintained - the parking areas are maintained every single day and interior stairwells/elevators at least 1x/week. Planted areas are re-mulched several times a year. Parking is also ample. -Interior Privacy: I never really heard my neighbors and never received a noise complaint from below - something I appreciate a ton! Things I didn't love: -Surrounding noise: The Commuter Train is very close and chimes several times a day. It can be heard throughout the complex and is a minor annoyance. There has also been significant construction around the property. This is another noise disturbance that is particularly painful at 7am on Saturday mornings. -Buildings: The interior hallways of most buildings are not air-conditioned, not a big deal in the day-to-day - but it can make for a steamy move process!

Update 5/14/19 We're moving out. We've had 2 bicycles stolen from INSIDE the building that have been locked up on their internal bike racks. The first time was Xmas eve, the second was today. We've reported it to the police and to the management company. The cops obviously can't do much, but the management company has done NOTHING to keep the community safe. There are no cameras watching the doors, the gates to the parking lot are always broken, and the neighbors just let anyone one into the building. You just need to look like you belong here and you'll be let into the building. This place is a haven for thieves. My neighbors have told me they've had packages stolen from in front of their door (again inside the security doors). UPS and Amazon comes in and drops off packages, inside the building (not to the designated lockers). Again they are just let into the building. Who knows if they are actually from those companies. Throw on a uniform and push a dolly and you can grab all the packages from down the hall you can carry. I feel so violated and angry. Our bicycles are expensive and a main form of transportation. SHAME ON YOU ADDISON!

The Addison has an amazing location, I love it so much! It's within walking distance to the tram that takes you downtown for about $3. It's right across from The Domain that has plenty of places to dine, shop, or party (Rock Rose bars)! It is also walking distance to TopGolf! This place is not gated all around, anyone can walk into it or walk out of it. It does have a car gate... however, that gate has been broken 95% of the time that I have lived here. It's actually pretty ridiculous. They actively try to fix it but it gets broken all over again within the next 24 hours of it being fixed. I suggest them just removing the gate all together or getting better gates. The Addison is just a few years old. The particular unit that I am staying in was brand new, my roommate and I were the very first people to ever live in that unit, so it was pretty awesome moving in. We live on the first floor, this has been my first time ever living on the first floor. So I don't know if the problems I've experienced are normal to first floor tenants or if this apt just started going downhill. Pros: - Prime location walking distance to shopping/dining/groceries - Granite Counters in Kitchen and BA - Fairly newly built apartments - Plenty of parking spots - Maintenance people are so great - Office people are nice/helpful (Sometimes) Cons: - The gate is broken 95% of the time - Valet trash is a waste of $25 when I can just walk to the trash can myself - The pool has hours that are not posted anywhere so I don't know how this can get enforced - You can't split the payment online (which is a pain if you live with a roommate) - The online portal does not have a copy of your lease, so if you ever want to refer to that, you'd better hope you find the leasing papers they gave you in the beginning - You HAVE TO give a 60 days notice if you will NOT be renewing your lease, do NOT forget this, because they will charge you out the WA-HOOOZ - The parking lot that is closest to TopGolf side has absolutely no space, so if you have an SUV or a truck, you're screwed Overall the Addison is a pretty good place to live in, it isn't as noisey as the domain and is just as walkable!

I lived in two separate units here from 2016-2018. Both units are new, pristine, and clean. Appliances are nice and stainless steel, and the community is always pretty quiet save the occasional train horn from the station nearby. Maintenance crew are always timely with repairs and maintenance requests. They are super courteous and always follow up after the job in writing or by call. Management is the best I've ever met. Rob made moving from one unit to another a breeze, and Adlinda goes out of her way to help residents, and even ex-residents like me. No need to track down elusive managers who are always on vacation, because these people are always around, and a quick walk down to the clubhouse was enough to solve any problems I had for the two years I lived there.

I have lived at the Addison since October and we love it! Beautiful apartments with big closets and walking distance to the Domain. There's two pools which is perfect because the smaller one is usually a little quieter. The gym is the best I've seen at any apartment complex, a rowing machine and stationary bikes?! Awesome. They even have spin and yoga classes for the residents at no charge! BUT perhaps my favorite thing is the 24 hour starbucks machine in the lobby. Who doesn't love free starbucks coffee on their way to work? Lots of parking, beautiful place to live. And Rob in the leasing office is the BEST. He is super friendly and helpful and I also make sure to say Hi when I pick up my mail!

I'm impressed! I moved to Austin from out of state for work, so I had to sign a lease by looking over properties via the internet. The property is very pretty, with good parking and amenities. The best part of this experience was Rob, an agent there. He walked me through each step and helped me even more through my actual move in. I'm excited to live here. Also, you're very close to the domain but don't have to deal with the noise/clutter of it compared to other complexes in the area.

Nice amount of space, nice finish out and yes I recommend. I like the staff that work here and the outside areas are very well maintained. I've gone to more resident events since moving here in three months then I've gone to in 10 years of living in an apt. They have food and I like to eat so it's a win win. The people here are nice, but some are obnoxiously loud (I'm talking to you PIPER NO's mom). I think it's luck of the draw if your neighbors are curayzay party animals, but be prepared you will be able to hear them if they are on their patio or in their yard (it's an apt after all). We are on the top floor so can't comment if the sound is loud on 1 or 2. The noise from the train and Top Golf isn't something that concerns me as they are both very faint sounds with the doors closed. I don't have a problem finding places to park near my building and I feel safe although crime can occur anyplace so be on your guard of course. Easy to get to the Domain by Foot and shopping at about six grocery stores within 5 minute car drive. There were about 5 pretty major things wrong in our apt that if the staff wasn't so quick to react to and solve - could have been an issue, but luckily they got everything worked out within 1-2 weeks of alerting them on each item. These issues which were more than I've ever had moving into any other new construction is why this is not a five star community for me. I'm typically the person that writes scathing apt reviews (if I'm spending $20k/year to live in a place it better be nice) and so far Addison at Kramer Station meets my needs.

My wife and I are transitioning from two places (one work location and the other our actual home). Cannot say enough about the assistance received from staff; especially Adlinda. Each have been very responsive to my requests and inquiries. Have only been here for 2 weeks; however, I find it to be a very good place to live. Close to a variety of shops and restaurants, and also within walking distance to Capital Metro's commuter rail system.

The interior of the apartments a really nice. The kitchen has a nice finish, and the hard wood floors look great. Management staff were professional and are always there to respond to any issues or questions. In my few weeks here they've already had a few fun free events for the community - gorment pizza dinner & waffle breakfast. Had an issue with my dryer and someone was here to look at it the same day.

If I could give them 0 stars I would. Management is absolutely clueless, grounds are always in disrepair. The gym is disgusting and equipment is always broken. Do yourself a favor and skip over this place! Worst rental experience I have ever had.

My husband and I will be moving from Nashville to Austin next week. It's always nerve-racking signing a lease on an apartment before you actually have a chance to see it. We tried contacting several places, many of which just never returned our calls. We started getting pretty worried we wouldn't find a place in time, until we called the Addison at Kramer Station. We have been working with Adlinda and she could not be more helpful!! She has sent us several pictures of the property to help us see where everything is located in relation to our unit and the rest of the complex. She has been so patient and so helpful with every piece of this process. We move in June 7th and know this is going to be a great home for us! Thank you Adlinda, you are the best!

Great Location to live. I recently moved to Austin and their location is perfect for commuting (Kramer Station) and its ease to hop on Mopac from Burnet Road. The general clientele is young professional with very few younger children. The Domain is such an easy walk to get to plus for those with dogs in the family, it's an incredible location near the Domain dog park, Walnut Creek, and walks through the domain shopping plaza. The staff is quite helpful and always upbeat. The coffee machine (large Starbucks brew machine with 8-12oz options) is a huge selling point, and always accessible. The amenities are well kept and the gym is very handy, with free and machine weight, bike studio, and modern tredmills. I've watched how quickly the parking lots are filling up, so leases are filling up quick; always a good sign.

I feel like many of the complaints I read about this place did not deter me from moving in, because the main problem was just other residents. You can't control people and that really sucks, but that will be a problem no matter where you move. Most apartment complexes have the same move out policies because of the fact they try to lease the apartments as soon as they can. After moving in I was very glad I didn't let negative reviews get to me. I love it here. We live on the third floor which makes me so grateful for valet trash, especially in these hot summer months. The pool is often occupied, but it's summer and people are generally very nice to give you space. Sometimes you may even be lucky to go on a day when no one is there and you are sad that you didn't prepare for a BBQ. I have found most everything to be very clean. I use the gym often and it's much nicer than any gym at my past apartment complexes. I have never had a problem with it being dirty or too full of people. And any equipment that I need to use is working, so I have not had an issue like at the past apartments where half the machines are out of order. The management is very nice. Each one of them helped us in one way or another when trying to get everything taken care of before we moved in. They are also very nice whenever I go get a package. Once I ever called down for a maintenance request to have my water filter replaced and it was done just a couple hours later! Not even really a priority maintenance but it was still handled in a timely manner. I love this place. Would Recommend.

I loved living here!! The staff here is amazing and Rob is the best - he will find an apartment for you that you will fall in love with!! He's super professional, friendly, and approachable. No matter what your question is, he will always listen, help and give advice. Everyone who works here genuinely cares about creating a community. The events are always well-funded and attended. It's a beautiful property with great amenities, safe neighborhood, quiet while being close to the domain. I loved living here for 3.5 years! Moved to live closer to UT and already regret it!

Lived here since last year and I have to say things have gone downhill in 2016 quite a bit. The gates to the parking lot are broken about 60% of the time. Sometimes they're stuck halfway open, sometimes they're completely broken and swinging freely, sometimes they just don't open and you have to drive down to the other end. The community has had cars broken into in the parking lot twice now in the last two months. Has anything been done? Not that we know of. It's not like the broken gates would stop anyone anyways. Camer The elevator gets broken almost every time someone moves in and one of the doors to the building has been broken and fixed so many times that it's not even balanced evenly on the hinges anymore. Came home the other night and it wouldn't even unlock. The apartments themselves look great but having worked as a builder you can tell they're pretty cheaply made. They could have spent a little more on the appliances too. The dishwasher only drains every other time and the washer frequently ruins shirts. There are a ton of little issues with the place that were clearly missed or intentionally overlooked by the builder IE cabinets opening into each other. The rooms are spacious and the balcony's are great. The pools are also very pleasant if you don't mind the spring breakesque partiers. The staff themselves are great and very helpful. They're always there to greet you with a smile. Unfortunately I don't think they have much to do with all of the above issues and whomever makes those decisions doesn't seems to want to do anything long term about them. I imagine as things keep breaking the cost is eventually going to get passed onto the residents. At this point I think they should just take the gates down. The gym is great and the Starbucks machine in the lobby are nice perks. Parking also isn't an issue since it's a little bit farther away from the domain and they have more space. You'll get used to hearing the train come by around midnight. I don't even notice it anymore.

We lived for a year at Addison at Kramer Station and we did enjoy the nice amenities at the beginning until more people moved into the building and then there was no room to sit by the pool on weekends. The grills were always dirty and busy. There were several break-ins into cars and apartments. We lived in an apartment facing the pool and while the view was nice, the noise was very uncomfortable, and many times they will have the music loud all night and we couldn't sleep. The management office sent threats to the residents about not having parties overnight or leaving dog poop in public areas but none of that stopped the residents from doing so. Some of the people living in the building are not the classiest; they will do things like when they would take their trash too late for the valet trash to pick it up, they will just dump it in our empty trash container. And to top it all, the day before we moved out a resident let his dog make a big poop and pee right in the hallway before the stairs. We notified the management office right away but they forgot to clean it. They said the forgot because they were dealing with some water leak in some other apartment. As if having dog poop and a big puddle of pee in the middle of a hallway was not an emergency. We saw a woman carrying a child who almost slipped when she stepped in some of the pee. So next day when our movers moved out, they spread the poop and pee all over the stars, hallway and some of our stuff. Next day when we went to complain, they went to pick up some of the poop that was left but they never really cleaned the stairs thoroughly, so it still smelled.

The Addison is the third community in The Domain neighborhood that I have lived in and it has easily been the best of the three. (I formerly lived at The Kenzie and IMT at The Domain before that). Though The Addison is not located IN The Domain, it is directly across the street and you can easily walk to any of the shops or restaurants inside The Domain in less than 10 minutes. I have lived here for just over 6 months and everything has been absolutely superb. The entire staff is friendly, professional, and helpful (two of which live on site). I moved out of a nightmare of a living situation before coming to The Addison and Heather, the community manager, has gone WAY above and beyond to ease my transition and ensure that I had was settled into a beautiful new apartment home here. She is an advocate for her residents which is just one of many things that has set this place apart from The Kenzie and IMT... The finish-out inside of the apartment is beautiful (all granite and stainless steel), layouts are spacious and well designed, all units include a washer and a dryer, and the common areas are always clean. The gym is one of the most beautiful apartment gyms I've seen and includes a large private spin room with floor to ceiling glass doors. The pool is gigantic and it is one of the only apartment pools I have seen that is truly a resort style pool with different levels, cabanas, and full sun for the majority of the day. Neighbors are friendly and the community events are fun. I was treated to a Mimosa and Bloody Mary brunch the morning I moved in which happens fairly frequently. It isn't cheap, but is definitely competitively priced with other communities inside The Domain. The demand for apartments in Austin is really booming so you're going to get what you pay for (there are no insane deals anywhere) so I don't mind paying a little more for all of the great amenities and the location. If you are looking for an apartment home in the North Austin area, I would absolutely recommend looking at The Addison.

I've contacted the management on more than one occasion and I have never gotten a response to my complaints about a blatantly unsafe worksite, which even goes again the signs they have posted. I have had to deal with the construction workers that created the unsafe conditions and who were acting as representatives of this organization while building the complex and I have not once received any contact from this group to even apologize. When fences are hanging out into the street, workers are blocking traffic or pulling out without enough space and parts of the bike lane is missing about 100 yards from a train stop I would say that is a pretty big deal and the organization responsible should at least follow up and figure out how they can improve the conditions. Instead they just seemed to ignore any issues until they were done working.

Great place to live! Very considerate and polite staff. Residence are on a first name basis with the management. Timely and effective maintenance. Outside amenities are top notch and routinely cleaned. Apartments and nice with little routine maintenance necessary. Lastly management made favorable accommodations when my apartment wasn't ready.

I have lived here for 4 months and so far it's pretty fabulous!! I live on the third floor and it's extremely quiet which is something I was looking forward to after moving from a second floor apt. at another community. The staff are extremely nice and know me by name which gives it even more of a personal touch! I hear the train but it doesn't bother me, and I can only hear the top golfers when I'm out on my balcony. The only reason I didn't give this place 5 stars is because I don't feel safe when I come home after dark as the parking lot is not fully gated. There is a gate to get in but no fence surrounding the parking lot. Not that anything has ever happened, I'm just always on guard! I can't wait to check out the amazing pool this summer!

I'm moving in a few weeks from now, but I already get the feeling that this will be a really nice place to live. The staff has been very friendly and even showed me around a few times (I couldn't make up my mind!). I'm impressed by the finishes - nice tile in the bathroom and kitchen, granite counter tops and nice flooring. The doggie spa is also pretty nice! Great location as well! I didn't give full stars because I don't know the real experience yet.

Our son moved to Austin, Texas from Wisconsin right out of college. I had to help search for an apartment as the move was happening relatively quickly from his graduation. After searching several apartments in Austin,we landed on Addison at Kramer Station. Adlinda at Addison was excellent to work with. She was very understanding to a relocation from out of state and knew exactly how to handle our inquiries. My son is now moved in and I can't express enough the customer service the staff at Addison provides it's residents. The apartments are clean, new, updated with stainless steel appliances, granite counters. The grounds are immaculate. They have valet trash pick up for the residents, very convenient. There is even free Starbucks coffee for the residents. The location is also very convenient new to The Domain, Topgolf and the Kramer Station train. I highly recommend giving this property a look.
