If I could give 0 stars I would. RUN don't walk away from The Aprtment Source/TAS Management as a building management company, they are not only carless and negligent but intentionally and knowingly violate the Tenant/Landlord Ordinance of the City of Chicago. Here is my horror story of an experience living in one of their properties...
When we moved into our unit there was dust and debris everywhere, urine on the toilets, and we had to pay $350 to have it cleaned (TAS said they would clean it after we discovered the filth on our move in day - they sent a maintenance guy who removed some paint buckets that were left and did 0 cleaning. They refused to reimburse us for the cost to clean).
Within 2.5 months of moving in, we discovered there was an existing rat infestation in the building that had not been addressed prior to us moving in. They provided no assistance with said infestation (they sent 1 exterminator who put down ONE - ONE - glue trap. We had to pay for exterminators ourselves, purchase traps, and caught 5 RATS ourselves - and again they would not reimburse us for the cost).
The day we moved in we also notified them that the door leading directly from our unit to the backyard/alleyway (all glass french doors that opened directly into our kitchen/dining room) had NO LOCK ON IT. It remained that way for over 6 months. Anyone could have come in. I had to buy a security alarm system because we felt unsafe for ourselves and our belongings - and again, TAS did not reimburse us for the cost. They said it took 6+ months to get a lock because, and I quote, "french doors are difficult, nearly impossible, to install a lock on." After 1 phone call threatening legal action as it violates the tenant ordinance and city code (prompted by someone actually breaking into our yard and me having to chase them away), they finally showed up and installed a lock the next day. It was interesting that the maintenance man who installed the lock confirmed there was absolutely no issue in installing the lock - he mentioned that they just didn't want to pay for a licensed locksmith to do the work so he needed time to "figure out" how to do it on the french doors.
The coup de grâce for any remaining hope we had that TAS would have some integrity and be a diligent and professional management company has been their knowing, intentional, and blatant violation of the Chicago Landlord/Tenant Ordinance in regard to our utilities. We have complained to them since March of 2022 that we were being charged the cost for the common area utilities (outdoor, garage, hallways, entrance etc.). They have never provided a solution despite me following up since March of 2022. We finally moved out on 6/20/24, and have ignored me/refused to respond to me since 7/15/24 when I declines the EXTREMELY small amount they said was their "best and final offer" to reimburse us for the electric bills. COMED has confirmed there is no real way for them to put a monetary amount on the amount of electricity that was used. TAS has simply ignored all of my requests for the landlord (building owner's) name/contact information so that I can file a lawsuit against both them and the landlord to recoup our electricity costs and get some punitive awards for their knowing and intentional violations.
TAS is a large and robust professional property management company with over 50 real estate professionals (per their website) who by nature of that claim I would assume are well versed in tenant-landlord ordinances and rights. Being well versed in, and abiding by, landlord tenant law is a main pillar of their business function as a property management company. they violated this law consistently, multiple times and in multiple circumstances, even after they were made aware, for 2.5 years. They are slum lords, and I would be remiss if I did not warn the general public about doing business with them. Not just an awful company, an unlawful one as well.
SO - I have had to hire an attorney and we are preparing a lawsuit. I hope no one else has to experience that abject dereliction of duty TAS has demonstrated.
