This by far has been the best move I’ve ever experienced! I had the pleasure of working with Austin and he was nothing short of amazing! He was extremely professional, knowledgeable, and he went the extra mile to ensure everything worked out smoothly for me during my move! If you have kids or care about your health, stay far away from this HEALTH HAZARD. They advertise the community as "smoke free" but the management has ABSOLUTELY NO INTEREST in enforcing it. You cannot walk around without the corridors and even the outdoor areas reeking of cigarette, marijuana, and god knows what other smoke. Even after repeated complaints, the management did nothing meaningful to address the issue, only performative bullshit that does not address the issue. The community manager, I kid you not, asked me to "try closing my windows". The smoke gets in the HVAC and I smell it in my apartment every after "closing my windows". They will be very friendly during move in, but ghost you as soon as there is any real issue that needs addressing. I have had to send multiple emails to get a response, which would be a useless response, and keep emailing before they do anything. And then it will be performative bullshit. Other issues: half of the equipment in the gym is non-functional, it's only there for show. An entry door close the mail room is broken for over a year. Fire alarms keep going off on a monthly basis for no reason, and you cannot work if you work from home.

Please don’t be fooled by this propertys aesthetic. Gates are broken constantly, elevator is broken regularly, and office staff is unorganized and rude. The hallways will sit with trash for days on the weekends. One of the lovely neighbors decided to sit a cake out in the hallway, where it sat for a few days before being picked up (picture attached). You can only imagine how this attracts pests. Cars get broken into. Packages get stolen here, and now it’s filled with kids running around the property. Pool parties get out of hand during the summer, so now residents have to be monitored like children and are expected to have wristbands to enter the pool. This once was a beautiful community, but that has changed. There is currently a parking spot filled with furniture that was left by who I’m assuming was a former resident (pictured below). This is so disgusting to see when you realize how much you pay to live in a “luxurious” community. The “secured” doors are commonly broken and left open. Abandoned cars sit in the parking lot. (pictured below). The quality of the residents has plummeted. It’s obvious that the company just wanted to fill vacancies. The prices continue to increase while the quality of living decreases. I wouldn’t recommend. *was told by the property manager that the $100 cleaning fee covered cleaning and painting. Once I moved out I was charged an additional $150 for paint that I supposedly had already spoke for. This company is a joke. Please do not lease here. The property is overpriced, loud, and roach infested.

Janelle Jones has been nothing short of amazing. Excellent personality, knowledgeable, welcoming and goes the extra mile to ensure effective communication. Always greeted with a smile and remembers your name. When we recently got the new locks I was nervous about the process. She volunteered to walk me through the process and even helped me setup the App. Kindness and efficiency is rare in customer relations today. Ending my lease after 2 years... Have mostly loved living here but DO NOT MOVE INTO #6060... It's right below the penthouse clubhouse and is INCREDIBLY loud. There's no such thing as sleeping in on the weekends and even during the week the cleaners start cleaning around 9 a.m. and are very loud with their rolling carts and moving chairs around. The noise in apartment 6060 should make the rent for that particular apartment about 10% less than market rent. Because it far exceeds the standard amount of expected noise for an apartment. In fact, legally, if you record the level of noise with your phone, I imagine it would be grounds to legally be released from a lease. I just didn't know this until about the last 2 months of my lease and decided it wasn't worth the trouble to go through but if I would've known several months ago I would've tried it. Other than the noise in my apartment, have loved living in this beautiful, walkable community! Everything is nearby without the traffic of the city! I'll miss it. Would recommend... Just NOT APARTMENT 6060!!! Lol

If I had known this apartment complex was so poorly managed and residents weren't fully acknowledged, provided good quality customer service, and I would have to constantly bring to the attention to the leasing office unresolved issues I would had never moved in. Everything that glitters isn't gold. I have only been here for less than 45 days. First issue, ,my apartment wasn't inspected or move in ready when I moved in the end of May. The glass shower had red dirt film on the floor. They tried to clean it, but nothing works. I have asked for it be replace, but management doesn't believe me when I said resurfacing it didn't work. Bathroom cabinet, shower door, and light bulb all needed to be fixed as well. The kitchen counters and island has chipped surfaces and black marks that can't be removed. The sink had rust stains and scratches. Additionally, the washer smells like it has mold, mgmt tried to clean it, I have tried and nothing works. I would like a thorough cleaning but like the bathroom I am not believed. They have to come out and check again. I had to request the filters be changed and fire detector be updated. I got locked of my apartment due to the smart key feature that wasn't updated before i moved in. The smart key feature and butterfly app are weird. They are not user friendly. Sometimes they work sometimes and sometimes they don't. Management said it was my fault in so many words because I didn't follow the prompts on the leasing office number ( oh you mean the prompts that are instructed on the handout in my apartment that I am locked out of). There was nothing on the app, no out office reply on emails for emergencies, and security officer's number doesn't have voicemail. I took a video and everything to show management and maintenance (younger maintenance guy forget his name). Maintenance didn't want to see it or believe me until he got to my unit. This made me upset and frustrated. I was locked out from 4 am to 9 am. 5 hours with my dog. I had to go to the club house and try to sleep. This hasn't been a great a experience for me whatsoever. The amenities are nice once they are maintained, residents are friendly but the property isn't really managed adequately when it comes to processes that should be common sense or helpful. They don't monitor emails or reply to them, they don't have helpful guides online, in email or the app. I wish management would take accountability and not point to residents or user error. There have been other things but I've been up for 10 hours so I digress.

Pros- nice grounds, pool, and gym. Whole Foods and restaurants in walking distance. Nice neighbors. Cons- i paid over $200 per month for my water/sewage bill in a 1 bedroom with single occupant. Informed management multiple times in writing and by phone. Maintenance came by and identified a leaking valve but never fixed it and was never compensated. Gym had no ac the entire summer, pool opened a month late because they didn't get permits in time. Dirty and smelly hallways. Car was broken into 3 times. Never saw the security that was supposed to monitor.

I would NOT recommend this place! Unless you're into high rent, cheap appliances, BUGS, listening to everything your neighbors do and bad management (yes including the new management). IF management from The Baxter "We have all new management and new crew... ITS THEM TOO. If I could rate this place a ZERO I could. Moved here from across the country so wasn't able to physically check out the place and from day 1 of moving in I had problems. *THE WALLS ARE PAPER THIN!! You can hear everything so you better pray your neighbors are respectful. Because mine was NOT! (Do not move into #2007)  I went to management with the problem and they called her once or twice and once the noise contented and I got a threating note on my door after I asked her a few times to please stop. Management basically told me tough shit. Yet they have these "Rules" of Quiet hours and when people break those rules they won't do anything about it (Even the "New management")   *Not many respectful people live at Solis Decatur. First day I moved in my POD was sitting the parking lot to be picked up the next day. The next morning, I woke up to someone having thrown a bunch of trash on the POD. There is ALWAYS trash everywhere. People just don't give a shit. *I Was lied to from 2 different leasing agents about being the first in the unit (there was dog hair everywhere, pubic hairs all in the shower, beard shavings all in the bathroom drawers, soap spilled all over underneath the bathroom sink. *Was also told the unit would be cleaned before moving in - that did NOT happen AT ALL. *Was told the bug guy would come in before moving in  - found live spiders all in windows. *I have had to kill COUNTLESS bugs since I've moved in 2 months ago. (Cockroach, earwigs, centipedes, spiders) * The complex and units look nice but made really CHEAP! My shower continuously runs after I turn it off. My AC wall mount didn't work when I moved in. (you would think they would check the units before people move in.) The garbage disposal/ sink is cheap and really slow to work. *Once I was in town to actually see the complex I wasn't showed everything. I had to find out from a neighbor that there was a whole other lounge room that I wasn't shown. *If you get locked out of your unit you have a 1 time code to punch in and next time you have to pay $175 to get let back in. *Most times it hard to get the fobs to work at the door. There are no keys only fobs. *TRASH valet: you HAVE to pay $25 for trash valet monthly weather you use it or not. I also think to have peoples TRASH sitting in the hallways is NOT a good look or smell. *Managements communication: Don't expect much. Nothing gets solved. *I was out of town for 3 weeks to come back to find that there was a leak coming down from upstairs neighbor, management knew about it and didn't care to call and tell me. I had to find it when I came home 3 weeks later. MY apartment sat there for weeks a mess my belonging ruined without me knowing. IF YOU ENTER SOMEONES UNIT AND THEY ARE NOT HOME YOU CALL AND TELL THEM!!!! *My shower would continue to run after I got out I had maintenance come and check it out. He told me that was normal for a shower to run after it was turned off. THATs NOT NORMAL!! The whole staff is full of shit.   Move-in Day *No one was really helpful with moving in.  Showed me the most difficult route to move my stuff through ( a lot more doors to go through than needed. ). More than half way through my move I figured out a faster way. *Was given 1 broken dolly to move in with (if complex doesn't provide supply, that's fine but that would have been nice to know in advance.)   *Once I brought back the 1 broken dolly, I saw the 2nd dolly just sitting there, after I called 3 times to let me know when the 2nd was available. PARKING *Was never explained that there are certain parking spots that I can not park in. Therefore someone reported me and put a nasty note on my car for parking in their spot.

Wish I could give zero! Hope you enjoy never receiving your packages because they are stolen out of the mailroom, the constant smell or weed, and everyone using the common areas as their trash cans. So glad I pay so much money to live in the WORST apartment complex I have ever lived in!

The construction quality is not worth $2000+ to live here. I live on the 6th floor facing the Whole Foods and the noise coming from the neighbor below me wakes me up every morning! I've called the management office several times and the response is "we will call that tenant" but a simple walk through on the 5th floor around Apt 5073-5075 would help with identifying the problem. I'm not sure if it's a boxing gym or some type of home manufacturing business that is operating out of this apartment. The noise starts promptly at 0630 and goes all day with short intervals of rest. And the stomping, not walking, but stomping that the above neighbors do is absolutely ridiculous. I can hear conversations from adjoining neighbors and when the upstairs neighbors flush the toilet. I like my apartment but the cheap construction of the building makes me want to move ASAP. With all the additional fees, I pay ~ $2200 per month and it's not worth it! --2 yr Resident

If you love dirty roach infested hallways, hearing your upstairs neighbors 24/7, and smelling heavy weed smoke this place is for you. This place is so unclean and highly overpriced, I used to live in Buckhead for the same cost as this place and never had issues. Getting takeout and moving in is a nightmare. They didn't even have the decency to email and let us know that solis was changing to the Baxter.
