The Baxter

I've stayed at the Baxter twice. Once in early 2025 with a short-term lease signed directly with the property, and a second stay now through Blueground. The first stay was pretty good, other than the property being somewhat expensive, and getting the security deposit back was like pulling teeth. The current stay is much worse. The third floor seems to be mostly short-term rentals and people in government programs. Have had noise issues with all four neighbors. Weed smoke comes into the apartment daily, shouting/arguments, slamming doors, loud music and TVs. I can barely sleep. The management seems to be professional, but the tenants are not (at least around my unit). This is supposed to be a premium building, but what's the point if the neighbors are so inconsiderate you can't sleep?

I love living at The Baxter! The indoor doggy area is a game changer—it’s safe, clean, and perfect for late-night walks without having to leave the building. And Sharia is the absolute best manager. She’s always kind, helpful, and really makes this place feel like home. Couldn’t ask for a better spot for me and my pup!

The management and leasing team at The Baxter are top notch! I submitted my application and was approved and they were so great sending me videos of the property. I can’t wait to move in and I love it already 😍

Living in this property it's hard to believe you're downtown hollywood. It is so quiet clean and safe and the employees are extremely mindful of the tenants. The amenities are top notch, and the gym is the GOAT. I do you like the that there is coffee and tea & water available all day in the lobby, speaking of which the lobby is unlike any of ever seen it makes you feel at home.

I’ve lived at The Baxter since August and have nothing but good things to say. Sharia, who sold me my lease, knows me by name, has been helpful and friendly, and addresses the rare issue promptly. There are elegant events on the property every once in a while, a beautiful and quiet rooftop with a view of the hills, and a full gym. There’s also breakfast served in the lobby daily and lovely spaces throughout the building to sit and work or socialize. Unlike other buildings, there aren’t any surprise fees at the end of the month. The residents are all friendly with each other and we often have small parties on the rooftop. It’s a very quiet building, which is rare in this area. The balconies and closets are huge, which makes even the studios feel spacious.

I just moved in and I absolutely love this apartment building. It is not like any other apartment I have lived in. It has the feeling of luxury hospitality and not a modern apartment we see everywhere. The amenities here are high end. The rooftop deck offers breathtaking views of the city and is great stop for entertaining my friends. It is by far my favorite spot in the building.

The baxter is an amazing complex. They are always throwing socials for the complex to come together and create community. Its very clean and beautiful as well! Nina and sharia make sure its the best living experience ! Coffee bar, gym, rooftop, wouldn't change a thing!

On 10/30 from 9 PM until throughout the night people at The Baxter blasted music, without giving courtesy to any of the neighboring buildings. It sounded like a full blown DJ. It is ignorant. This took place in their first floor common room, as you can see it from the street. People have to work, and this is just beyond inconsiderate. I reported to the police with video evidence, and was told the property will be receiving a ticket for this. Cool, the Dodgers won congrats. Have some consideration for your neighbors. You are a new building, and all of us have been on this street with no issues until you came along.

Wasn't able to qualify to live there but will be back next year. Joanna and the leasing team were beyond gracious with their time (even though I did not qualify). The lobby design is inviting and extends into a well shaded and seated courtyard. I hope to be able to afford to live here soon. What dream. And the roof deck!

Very well managed and maintained. Apartment building with style in a sea of drab and dated condos and apartments

I've been living here since the building opened and it's been a horrible experience. 0/10 #1 they have already changed management so the kind leasing agent who gave me a tour is gone and it's a bummer because the new management isn't friendly or professional. There's constantly new people in the office. #2 there is construction noises all throughout the day EVERY DAY. No exaggeration. About a month after I moved in construction started and it has not stopped. Every apartment on my floor is being renovated except for 3 units that people live in. Now it's the unit above me. There's Constant drilling through the walls all day. Sometimes it starts before 9am. I cannot sleep through it or take meetings at home. To remedy this, the leasing office gave every unit ear plugs. Yes, foam ear plugs on our door with a letter that invited residents to work at their older sister building next door. Insulting because I can't sleep next door and I rented my space to work from home. I asked when the construction will be completed and management has no ETA. Absolutely ridiculous. #3 The trash chutes are always overfilled causing the hallway to smell horrible! #4 None of the TVs work in the common areas. The garage doesn't work smoothly and has already needed repair. I can't enjoy my day to day. Can't enjoy watching tv, phone calls, can't film because the constant noise. These apartments were not ready to be leased out to residents. Management should find a better solution for residents because there aren't enough ear plugs to silence this experience.

I am one of the first who lives at the Baxter since it opened in Feb. 2024. So far we had issues such as construction and many other things that were ongoing since February until today, but management team are handling issues well. Walter, Sharia, Lizette and Mina are trying their best to listen and to handle any issues to resolve very quickly and efficiently. I am glad to see professional team working in our building. Good things are that many social events are started recently and we enjoy having good times together with the community. I wish there was a swimming pool in our rooftop area but overall I'm enjoying our brand new building that reminds me of hotels.

The Baxter is a beautiful property! Management is amazing and is always very responsive.

Living at the baxter has been such the best experience, the community they have built for their tenants and friends is special. mina and sharia have been so wonderful planning events that bring the building together !!! move in and join The baxter now !!!

Viewed these apartments in August and decided not to move in after putting a holding deposit down but not signing the lease. We actually hadn't seen the lease until after putting down the deposit (our mistake) or we'd never have agreed to put any money down. Of course, they kept our $500 deposit, after being unresponsive and sending a lease first with the wrong price, then a second version still with errors. Still never got the corrected lease. Also, it stated the rent would go up 8%, plus the included parking and cable/internet would add over $200, after our lease ended. This equaled almost a $500 increase-- make sure you read the lease!! Another heads up, a lot of the reviews for the Baxter are obviously fake and from profiles with 1-2 reviews (some even of their other property) which was a red flag. This is a counter tactic to the negative reviews they keep getting from REAL residents. We ultimately decided not to move in because of other residents' negative reviews (lots of dogs and construction noise, and they gave resident ear plugs when they complained), and feeling unsure about the lease and pricing. If they were a decent company they'd give our deposit back- the building is more than half empty so we didn't prevent them from renting anything.

The rooftop and gym amenities are amazing! The view is so gorgeous and the shared spaces are perfect for hanging out or gathering with a few friends. Love it!

So the review below is not accurate at all. I too have been living here since the Baxter opened and while they did have some unexpected construction after opening and there have been a few kinks, the NEW management company offered us a discount on our rent to offset the inconvenience. That being said, I am a real estate agent in CA and TX and the management team is incredible!!! Everyone is so helpful and kind. Walter had been over backwards to make sure this building and the tenants are well taken care of! Also Sheri and Lizzet are the bomb, and go out of their way to be hospitable and very professional. The location sitting right at the foot of Hollywood Hills and walking to so many things, plus the amenities, and not to mention the building is brand new with secure parking and a security guard, all hard to find in LA for the money. The building also had cool tenants and has a chill elevated vibe! I think you get what you put out to the universe. So guessing the review that was negative came from a negative person ;-(

The building itself is not open yet los I'll update this once it's finished and I hopefully move in. I'm very picky about my places. it takes me forever to find one that I like in a building that I like. and if I do the management is terrible. I am mainly leaving this for jvonne. shes a breath of fresh air and knows her stuff. she's incredibly patient and something that I have been struggling with for a long time she just made feel so effortless. apartment hunting sucks so thank you for making it pleasant and going out of your way!
