I’ve lived at The Beacon in Jersey City for almost 5 years and couldn’t be happier. The sense of community here is truly special, and it has felt like home from day one. A big part of that is thanks to Dariia Ziganshina, our resident services manager. Dariia has been absolutely amazing — always responsive, thoughtful, and incredibly helpful with anything we’ve needed. She genuinely cares about the residents and goes out of her way to make sure everyone feels heard and supported. Her professionalism, kindness, and attention to detail make a real difference. I’m grateful to live in a place where the people are as wonderful as the community itself!

The management office for the rental units may be the most incompetent or lazy group I’ve ever encountered. Their complete disregard for tenants’ property, time, and basic communication is appalling. Today, without any prior notice, they began power washing the parking garage. Tenants were not informed by email, text, or even a simple notice in the elevator or lobby. As a result, the workers began spraying water and high-pressure air around parked cars—kicking up dust, loose gravel, and debris. This created a serious risk of damage to paint, windshields, and tires. I called the management office to report what was happening and express how unacceptable it was. Their response? “We’ll look into it”—then they placed me on hold and never returned to the call. That’s not just poor customer service—it’s a clear pattern of neglect and avoidance. And sadly, this isn’t a one-off. This is how they operate across the board. Once you sign a lease, they disappear. Maintenance requests are delayed or ignored, emails go unanswered, and when you call, you're either dismissed or endlessly transferred. There is zero accountability, zero transparency, and absolutely no respect for tenants. If you’re considering moving in here, understand this: they will treat you like a liability, not a resident. Their inaction and careless decisions can directly lead to damage—physical and financial. Living here means being ignored, disrespected, and left to deal with problems they create and refuse to resolve. NOW, watch, they'll probably respond to this with a copy and paste saying they would appreciate the opportunity to discuss further but they would not appreciate it and will most likely just ignore the situation!

I have lived at the Beacon for about 4 years and had a pretty good experience. The shuttle is convenient and the gym is a nice amenity. There have been a few issues with fire alarms, elevators, and shutting the water off but the issues have been less frequent recently. The management team does a good job organizing community events and bringing neighbors around for fun activities and holiday festivities. I have had the pleasure of working with Dariia (who I first met when she was working at the coffee shop) and she is wonderful. She always has fun activities she is organizing and has been very helpful when I am renewing my lease. The staff is always friendly and I recommend this place to live if you can find the right price.

I wanted to share my experience as a visitor at The Beacon in Jersey City so that others can be aware of a situation that I believe was handled unfairly and unprofessionally. On June 3rd, I arrived at The Beacon in Jersey City for an overnight visit. I got to the property around 7:15 PM and stopped at the front security post. I informed them I was visiting and asked about parking options. I was told I could either pay to park or park on the property as long as I didn’t violate any posted signage. I specifically asked if the resident needed to register me, and the answer was no. I then parked in a small lot near the building I was staying at. I read the posted sign, which clearly stated: “Season Parking Only Daily from 9:30 AM to 6:30 PM. Violators Will Be Towed.” There was no mention of overnight parking restrictions or towing outside of those posted hours. Since it was after 6:30 PM, and I planned to move my car before 9:30 AM, I felt confident my vehicle was parked legally. The next morning at 9:10 AM, I went to move my car — and it was gone. I returned to the security post and spoke with both the Director of Security and another guard. I explained the situation and what I had been told the night before. They told me my car had been towed because cones are put out at 9:00 AM, which was not mentioned anywhere in the signage. Later, when I recovered my car and reviewed the receipt, I found it had been towed at 8:37 AM — before 9:00 AM, before the leasing office opened at 10:00 AM, and clearly before the timeframe listed on the sign. I brought this to the attention of the Resident Services Director, who advised me to send an email so she could escalate it to corporate for reimbursement. I sent my first email on June 5th and received a denial on June 6th, claiming I did not follow posted signage — despite following both the letter of the signage and the guidance from security staff. I responded, requesting a further review and clarification, but received no reply. I followed up again on June 11th, and as of today, I’ve still received no response. I am now taking legal action, as I firmly believe this tow was unfair and mishandled. I parked responsibly, followed all visible rules, and relied on information provided by Beacon staff. I’m sharing this review to warn others: document everything, get written confirmation if possible, and don’t rely solely on verbal instructions from staff.

Lived here for 2 years. Giving it 3 stars because it’s a nice and secure community with good amenities like the two gyms, grills, park and coffee shop. Although don’t be fooled by the flyer they advertise-the pool and some other club aqua amenities are not for those staying with the beacon but only for those with the condominium association called Realto that is also located within the premises. Maintenance teams are pretty good, the management team can be ineffective at handling certain issues. I stayed at The Hague and by far had the corner facing apartment with spectacular skyline views. This building is the newest building in the portfolio. Your rents are not as high as the waterfront communities because of the location (not the greatest). I leave two stars out of here because as long as the community shuttle might seem promising as an amenity, a lot of times they have shuttle issues constantly and the lines in the morning to get the shuttle can be outrageous at times (pro tip: leave early for your office). The other reason it loses a star is simply because of the location - not much to do around here and can feel sketchy at times, no PATH station at a walkable distance and you always need to rely on the shuttle or take a cab once the shuttle is done with service times. As long as you’re within the community gates, you are very safe, that’s a given. Overall, satisfied with the 2 years I’ve lived here because I saved a lot on rent for a good quality apartment and good amenities but quickly tired out with the daily commute to and from work, the average location, and constant reliance on the shuttle to just get to a PATH station.

Unsafe Building.Found A man in bed from another floor.How did he get in with a key fob..Called 911 ..Police came..he was intoxicated ...and from the building...Police report...and moved out ...Cleaned Up ..They are looking to charge and fines..Really..would you sleep there..Management changed locks asap to remove scratches on door...They only changed locks on this apt...When driving into gates we have never been stopped by security..Videos to back all up..Do the right thing Beacon...if not court..social media...and see if t.v news wants a story..This man is still living in the buiding as of 7/3....if he was so intoxicated how was he walking his dog at 2:39 in morning after police arrived..Management gave us video...Also parked cars under pipes in garage leak acid to ruin your car..They say they are not resposible...Unsafe Enviroment..Many other to choose from...All backed up with proof... DO THE RIGHT THING BEACON

Lived at Beacon for a long time, and honestly there's nothing special about the building other than an amazing community. People live together, celebrate, are easy to reach out! But the building management has grown into crooks who want to charge you for whatever they can. Most apartments are weirdly played out cause it is a converted apartment building not one designed to be an apartment from the beginning. Some apartments probably have bathrooms as big as their room or even bigger you'd have less space around your bed compared to the space in bathroom. If the pricing goes back to what can be justified, I might move back. But they charge non refundable move in fee. They didn't help you move anything though.

This is a terrible place to live. The Management team is unresponsive and does not address issues, such as noise complaints. There has been an ongoing issue of a dog barking loudly in the apartment above mine for 5 months. I addressed it, in writing, meetings and multiple phone calls with Beacon Command Center, Resident Services and Leasing/Management. They assured me that they were handing the situation and that it would be resolved by 5/7/25. It is not! There is still consistent barking and loud noises from the above apartment. I am stuck in mu lease. Do not recommend this place.

Over the past three years, I have experienced: * Approximately 70 failures of the HVAC system with repeated, ineffective repairs and no permanent resolution; * The use of a portable space heater as the only remedy -- which not only fails to heat the entire apartment but is likely in violation of N.J.A.C. 5:28-1.8(b), which prohibits unvented portable heating devices in residential units; * Failure to meet state heating standards under N.J.A.C. 5:10-14.4, which requires landlords to maintain a minimum indoor temperature of 68°F from 6:00 a.m. to 11:00 p.m. (and 65°F overnight) between October 1 and May 1; * A collapsed kitchen sink in December 2024, forcing me to miss work to accommodate emergency repairs; * Ceiling leaks (2023/2024/2025)that damaged personal property, including irreplaceable photographs; * A bathroom toilet eruption (March 2025) that damaged flooring and further compromised sanitary living conditions; * Invasion of privacy and personal disruption (70 maintenance requests with specified time-frames documenting hours on end), due to the near-constant presence of repair personnel over a multi-year period; * And ongoing, documented emotional and mental health harm caused by repeated failures to maintain a habitable and safe living space. This apartment might look nice and they give you a great presentation. They just don't live up to the hype. And they charge you for light bulbs. I've been here 5 years and there has been a tremendous decline. But they are looking for ways to charge the residents for what you're already getting. For example, they were always doing the trash. But since the end of covid we all pay $20 per month for nothing new. It's poorly ran. Management has changed at least 3 times since I've been here. Very high turnover,there is always new staff that look unhappy. No one can ever really get a problem resolved. Obviously, the staff is mad so they take it out on the residents. Maintenance is slow and often incompetent. Most likely they're mad too because they are understaffed. And with all those negatives they have the nerve to have high rents and charge excessive fees. All in all it's a spoiled apple in pretty packaging.

Theeeeee worse!!!! Run!! Been here for 3 years with different management. It's a beautiful disaster. Looks nice but it's awful management they will take your money and have the worse conditions. Leaks in 80% of apartments or issues with heat or a/c. If you miss one month they send you to the law offices when you absolutely have the right not to pay after the conditions you live in. This place belongs in the pits of helllll. If you live here Tun if you thinking of moving here run if you know someone who lives here tell them to run. Complete waste!

Lived here for a year and a half. This was my first apartment I've ever lived in and I'm pretty happy with my experience. The best thing I could say is I feel completely safe and it's always quiet. Some of the reviews are silly and have just had personal situations but don't let that deter you I've been happy so far. For how large this place is I'd say they are doing way better from when I first moved in.

I lived at the Beacon (Criterion) for 2.5 years, a nightmare of run down & falling apart poorly maintained buildings. Management changed 3 different times as if to placate angry residents with "change", but at the end they were all the same: non-responsive, unhelpful, & dishonest. Some things you can look forward to while basking in total "luxury": -Constantly broken down Elevators -OLD alarm systems that go off day and night -Entire buildings with no AC in the summer -Intercoms that don't work -Packages that go missing -Dog pee in elevators is fairly common -Shuttle with reduced operating hours -Totally sketch neighborhood, for nearly same rent as by waterfront -Nicer amenities (pool, sauna, hot tubs) limited to only 2 buildings - but they conveniently won't tell you that during the tour -Rent increase is a whopping 15% (on average $400-$500 bucks) despite having it in writing from Leasing that it would only be 2-5% Had enough and moved out? Best of luck getting your security deposit back. They will either make up reasons to fine you and keep most of the money or try to tire you out from asking by ignoring your emails. It's been 9 weeks for me when it's ILLEGAL in NJ to withhold deposit past 30 days. Pros? the views are great, and maintenance team rocks!

DO NOT MOVE HERE! WORST PLACE TO LIVE because the management company is soooo awful! I can not say enough negative things about living at the beacon since the new management took over last fall. Elevators never work. Shuttle is always delayed. Security lets sketchy people in off the streets. Worst of all, no one answers or cares at all. I have never met a group of people who are so awful at their jobs and don't seem to have any repercussions. I have sent countless messages with concerns that have gone unanswered. George, Camille and Humberto have been useless. When they do respond (which is rare) it is with a fake apology and no follow up. Please do yourself a favor and move anywhere else. You will truly regret living her and be like me counting down the days for your lease to end.

It's relatively cheap but for a good reason! They claim to be a smoke free community but they also have a term in the lease explicitly stating that they will not be responsible for that. As a result, a lot of heavy and sophisticated smokers live in the community. You can smell cigarettes and/or marijuana (faint or strong) all day long in the hallways. To make it worse, these smell will come out of every corner of the apartment since their ventilation and insulation are poor. To report to management does not work at all. The smoking usually peak in the night when the management office is off. They do offer another party of responsibility called command center, but people there are lazy liars. First, they are not usually available/reachable. In most cases, they follow up at least one hour after the reporting- if you are lucky enough to reach them and they feel they like to come by. Second, even if they come and inspect, they would claim that they smell nothing as long as the smell is faint. If you speak anything, they will repeat "I have come and I smell nothing" before you finish with a hostile expression on their face. With service like this, it's fair to say their seemingly low price is actually NOT.

The water was shutdown for 3 days.. no plumping.. we couldn't shower, go to the bathroom, do dishes or laundry.. Management is horrible!! They said they will supply water but never had enough for the building .. also they said we could shower at the gym in another building., they only had two showers and it was cold water.. we also had to go to the bathroom at another building so in the middle of the night leaving ur apt just to go to the bathroom.. management only said sorry there is nothing we can do about.. didn't give us any reduction for the days our apartments were like living in squatter .. if your thinking about renting here BEWARE!! I have been here since 2019 and it's not a luxury building at All!! Save ur money and find a nice place to leave cuz trust me the beacon is not it!!

1) Terrible management company 2) Absolutely no heat during winters 3) Forget functioning AC's during the summers But the most heinous attitude of this so called "high luxury residential management company" is their callous attitude of violating tenant's space and entering whenever they want without ANY advance notice. When confronted about this , and presented with evidence how they violated their own lease agreement as well as New Jersey laws, they resort to "silent treatment" and changing the optics of the discussion that the person who had his apartment violated is "rude". Very un-professional. Just stay AWAY! Also, I seriously doubt the legality in recent lease renewal that came with a price hike of $1000 (a total fo #3,200 for a simple 1BR!!!!).

Once good, now truly AWFUL! STAY AWAY! I've been here since 2019 and now I can't wait to leave. The new management company (BLT) has destroyed what used to be a fairly nice apartment complex. There were issues (and still are) with fire alarms multiple times a month at all hours of the day, broken elevators, and unsanitary dog parks that turn into mud pits filled with rocks for 8 months of the year. I could overlook all of this for the benefits of my unit itself, super sunny, in-unit washer/dryer, and high ceilings. However, BLT came in RUINED IT! They began raising prices on everything from amenity fees, to charging for access to the trash chute. The shuttle service, which most people rely on to get into the city, is delayed 95% of the time so in the winter or the rain, be prepared to freeze. The icing on the cake was when my lease was up and they sent me a renewal offer of a $550 increase in rent per month (over 30% increase on my current price). I went into the leasing office 3 separate times to negotiate and was gaslit by the leasing staff on having any previous conversation about bringing the price down. You will NEVER get in contact with anyone from management via email, phone, or the portal either. For all the money they are draining out of tenants, it certainly isn't going into making this place a better place to live. For the price they insist you to pay, you can get a much nicer place literally anywhere else. Stay far away from The Beacon.

My experience as a renter has been give and take for the price I have been paying for rent. It has good amenities ( gym, pool, fire-pit, grills ) like many luxury buildings have. The shuttle bus to the path train is a great asset. On the flip-side getting service from the management team has been ever changing with billing issues has been a big challenge. I also had a neighbor that lived below me terrorize my apartment which They did resolve fairly quickly. My electricity bill is abnormally high because I live in an apartment with very high ceilings which I wish I knew going in. I did get a few months off rent when I moved in which helps soften the blow of the not so great things. That being said I would do my research and ask around before making a commitment. Maybe things will get better in the future.

I live in The Beacon C313. They call themselves a luxury apartment, but maintenance, management, and amenities are terrible. I requested maintenance on June 9 to fix my broken A/C. I called them many times, but they did not do anything. I walked into the leasing office to complain, and finally, on June 21, they sent someone to fix the A/C. They changed the thermostat, but they did not fix the A/C properly. They also moved the bed without moving the table and damaged the wall. They did not report anything to me, did not unlock the door, and left it open, along with their tools in my unit. I had to go back to them again to complain, but the leasing office manager and GM did not care about it. They still have not fixed my unit's A/C yet. I have been unable to sleep in my unit for the past three weeks because it gets too hot (80-85 degrees). I pay expensive rent here, but I cannot live comfortably. I called the GM and left voicemails, but I did not receive any callbacks. When I went to see her in person at the leasing office, her reaction was indifferent. 90% of the treadmills in the gym are broken, and they are not fixing them, but they still expect us to pay $85 every month. Even their employees told me that the management here is terrible and they do not care about tenants unless you go see them in person and make a fuss. If you are planning to look for a luxury apartment, this is not one. I recommend looking for another apartment; it's not worth the expensive rent to live here
