The Belgard

Since Bozzuto took over management, everything has gone downhill. Water and sewer charges increased to nearly $260/month, often showing double charges with no clear explanation. We’ve asked for clarification multiple times and only get vague responses or none at all. At one point, another unit flooded and they left industrial fans running in our bathroom for nearly a week, causing a spike in our electricity bill. They only refunded a portion of it after we followed up several times, and never took responsibility for the inconvenience or damage. The leasing office staff is clueless. Every time you ask about an issue, they tell you to talk to the manager, who is never available, and neither is his supervisor. It’s almost impossible to get any problem resolved.On top of that, the trash chutes are always overflowing and poorly maintained. I absolutely do not recommend living here. If you do, just be ready to deal with constant issues and zero accountability. Even now that our lease has ended, we’re still being charged and no one from the office will respond. We’ve tried to contact them multiple times with zero luck. Oh, and if you’re wondering why this place has good reviews — they literally give people pizza slices or small perks in exchange for 5-star reviews. Don’t be fooled. The reality is very different. I absolutely do not recommend renting here.

I had the absolute pleasure of working with Steven during my apartment search in DC, and I can confidently say he is an outstanding leasing agent. From start to finish, Steven provided consistent, one-on-one support, promptly answered every call, and kept me closely updated throughout the entire leasing process. His communication and professionalism were unmatched. Steven gave a fantastic tour of the building, demonstrating a deep knowledge of both the layout and the surrounding area. His expertise and attention to detail made me feel completely confident in my decision. In a sea of leasing agents with varying levels of engagement, Steven stands out as a true gem — he’s not just excellent at what he does, he’s a marquee part of the community. I’m so grateful for his support!

If you want to live here, well then, good luck. I visited this property after scheduling a viewing only to find that they use a virtual leasing agent (AI chatbot) and the leasing agent in person had no idea about it. After waiting 10 minutes, he begrudgingly walked me through the apartment building like I had ruined his day. If that wasn’t enough to dissuade me, I tried applying online to secure an appointment before Oct 7th to secure a two month off deal, but was met with deceptive pricing. The 1BR was advertised at $2,100 per month but when you apply, the price magically goes up by 400-500 dollars. Yes, you read that right. Maybe this is the way they write-off the discount they’re supposed to give. In order to get to the bottom of this, I called the leasing office three times over the course of a week to speak with Steven (the property manager who’s day I ruined) but the concierge mentioned that they were away from the office, and they would call me back. It’s been two weeks, but alas my attempts at trying to apply were futile. Kindly Bozzuto, get some competent people running the property because people I had received a glowing review about the building from a friend, but after wasting a trip and a few hours on this, I’ve written off all your properties.

I've lived here for about 11 months and this is one of the best buildings I've ever lived in as a renter. The maintenance staff is prompt, attentive and excellent, and I want to give a special shout out to Melissa and Steven, who are excellent, kind and overall, just wonderful and extremely helpful people and staff members at the Belgard. Very much appreciated, and I especially loved the sip and paint event organized by Steven and the staff as well

My girlfriend and I had a 14-month lease here for a 1bd until just recently. In short, I would say that you get every cent you pay, and I would highly recommend living here. The price was still pretty high for me though especially since utilities aren’t included, and the immediate area doesn’t feel very safe. There are a lot of homeless and sketchy people around where even the nearby Harris Teeter and CVS have guards inside. If you drive, this isn’t really a problem though, but if you walk or table public transit, you should be aware. Aside from price and location (which are admittedly some of the biggest factors), I only have praise. The building is new and modern, and the amenities are great. I used the free printer and AMAZING gym constantly (seriously, no apartment has a better gym for free). The actual apartment unit is very nice and has tons of outlets. The windows are huge and let in a lot of natural light, though the view might be lacking. I think they keep the AC a little too high most of the time, but I was always comfy in the winter. The only bugs I ever saw were fruit flies and the occasional tiny ant which can all be dealt with super easily. Maintenance is also proactive and responsive.

The Belgard NoMa is a cool place to live. Also the leasing professionals are excellents professionals, specially Mr. Kevin Kelsey him was with help me from the first day to apply. The Belgard has very nice ammenities and wonderful common areas. 100% recommended.

Please listen to this warning before you rent here. Every single positive review here is fake. They hold "pizza parties" where they will not let you leave if you don't give them a positive review. LISTEN TO ME, YOUR APARTMENT WILL FLOOD. Its not a matter of if, its a matter of when. Since I have lived here (about a year and a half), my apartment has flooded 3 times. Once on the 9th floor and and twice on the 3rd floor. There is something catastrophically wrong with the pipes in the building. There will be mold in your walls. This building is a bio-hazard and the management will refuse to help you. They will treat you like this is a normal thing that happens at every apartment building (its not). Management will treat you like you are a problem for requesting accommodation or updates. Its genuinely bizarre. They will also not be honest with you about the damage or timeline. They will come and put massive industrial fans in your apartment and expect you to live that way and will refuse accommodation. It will also be nearly impossible to get ahold of anyone while this is happening. You will have to be rerouted to the front desk where you will be forced to interact for Barry who will yell at you and talk over you while you try to explain why you need to talk to someone. He will then go out of his way to make you feel uncomfortable every time you need to go into the lobby. Beyond that, this building is simply not safe and needs to be torn down. The flooding has been going on before I moved in and I neglected to check the many reviews (many of which has since been mysteriously removed). SERIOUSLY, you will loose much of what you own in the floods. This is not hyperbole, this is not an exaggeration or even a revenge post. I genuinely do not want anyone else to go through what I and many others have gone through while living here. I know the building looks pretty and the apartments look nice, and you'll be greeted by smiling leasing consultants, but IT WILL FLOOD. There are many other buildings just as nice around the same area. Move into one of those. At this point, I am trying to get out of my lease, which is already proving to be a very difficult task. They will demand you pay fees to move, even if your apartment is not livable. Its absurd and should be illegal. AVOID.

Toured with Steven who was very welcoming and accommodating. The building is nice and the unit I saw had some great features. I would recommending visiting if you're looking for a place in the area.
