I’ve had such an amazing experience living here! From day one, the staff has gone above and beyond to make sure everything runs smoothly! Jennifer, Tory, Marissa, & Paul have made me feel so welcomed & cared for! They’re always so kind & quick to respond & help with anything I need! The community is always clean, quiet, and well taken care of. You can really tell the team cares about the residents. I truly feel at home here and couldn’t be happier with my choice. Highly recommend this place to anyone looking for a great apartment and even better management!

I have lived at the Bouldin for ~3 months. Overall it's a nice, new building with thoughtful design details in the units and the common areas, including several high tech features (e.g., app-controlled lighting for the windows). The leasing team and the security personnel have all been very kind, helpful, and communicative. The building is relatively quiet with respectful residents. There are some drawbacks to be aware of, which will likely deter my decision to continue living here after my lease ends: -I feel the building is overpriced for this neighborhood -This neighborhood is not as walkable as I believed. Additionally, South Lamar is loud at most hours of the day and the traffic can be really heavy near the building. There is also very little greenspace in this area. -The lack of guest parking is really tough and there's not a good long-term solution here given that the building sits off of a major road -The A1 floorplan has a serious lack of storage space which has candidly become problematic. My unit has one singular ~ 5'x3' closet which is a grossly insufficient amount of storage space for the average person. I was told that this building was designed by a hotel group, and it feels that way (as in…it feels like they weren't expecting me to need a place to put my things!). I have lived in multiple other apartment buildings and have never had an issue with storage until I moved here. -My A1 floorplan is on a corner unit and the windows seem to have very poor insulation. The living room area is noticeably colder than the bedroom / bathroom area (which don't have the wrap around windows). Maintenance has come in and agreed that this was an issue, but then said the issue was "solved" (nothing was done). -A few things that were shared during my tour haven't come to fruition as planned (e.g., the pickleball court)

Do you enjoy having your intimate clothing items picked up and moved by maintenance? Or Clorox spray and zip ties left in your apartment? Or even your apartment left unlocked for hours on end? If so, The Bouldin is the place for you! Living here has been one of the most frustrating and unsafe experiences I’ve ever had. My apartment has been entered twice without proper notice. Both times, my door was left unlocked, and during the most recent incident, my intimate clothing was moved. That alone should have triggered immediate concern from the staff, yet it didn’t. What’s worse is the way this situation has been handled by the on-site team. The manager attempted to minimize the issue and deflect responsibility, and the front office staff showed little urgency or seriousness about repeated violations of my privacy and safety. I was given excuses, and conflicting explanations, never solutions. I had to personally track down Greystar corporate on my own just to get someone to acknowledge the severity of what happened. No resident should ever have to do their own investigating to ensure their home is treated with basic respect and security. For a property marketed as “luxury,” the professionalism, communication, and care for resident safety fall unbelievably short. The only people who has treated me with genuine professionalism are Julie, Amy and Samantha at the Greystar corporate office. If you value your privacy, safety, and peace of mind, I strongly recommend choosing a different apartment.

This is the type of "luxury" you are getting when you sign a lease at The Bouldin. Everything from lights, elevators, and units being left unsecured. Best part? no one from the front staff does anything to help. Instead, they go next door and ask customers at the restaurant to write a five star review for 15% of their meal comped. The Bouldin staff scream unprofessional and immature. Someone from higher management needs to do a full internal audit on this place.

Don’t be fooled by the five-star reviews. I’ve personally seen staff at front and on the onsite at the on-site restaurant Paperboy ask customers to leave five-star reviews in exchange for 15% off their bill. As someone who lives here, I can say the property itself is far from luxury. With Greystar managing the building, the elevators are constantly down , usually two or three at a time , leaving just one working for the entire complex. They don’t even bother sending outage emails anymore; they just tape a cheap-looking paper notice in the lobby. The parking garage is often full of trash and smells like it too. The carpet on the second floor is filthy, it looks like a gym floor with how worn and dirty it’s gotten. And to make things worse, Paul (one of the staff members) is incredibly condescending. He acts like he owns the place, talks down to residents, and honestly, we have a Bouldin group chat and 80 percent of us feel the same. We need high end staff, we pay for luxury in the heart and soul of Austin. For the price they charge, this place is absolutely not worth it. I will not be renewing come March. I originally leased with Sam and we need her back.

While I was at work they entered my apartment without notice, they left my apartment door unlocked, lights on, dirty laundry touched and moved, trashcan moved to my clean rug, restroom lights also on, everything I had on my closet floor moved to my restroom floor, I have a leather jacket hanging in my restroom by the closet and it’s now full of ceiling residue from their horrible last minute construction job that they did today. If they would have let me know they were coming in, I would have prepared for their visit and moved my things on my own. I didn’t receive any type of notice, so imagine how I felt after coming home from work seeing everything moved around in my apartment. This was so unprofessional and it has changed my views completely on this apartment complex. I feel very unsafe here now.

Great place to live. Staff is always super helpful and concierge service is amazing. Building is constructed extremely well and noise is never an issue. Location is fantastic and amenities are top tier. Edit-I’d give them 6/5 stars if I could. My room had issues with humidity being too high, so management took full accountability for the two day repairs and gave me and everyone else who had the issue, 2 days of rent back to fix the AC and on top of that cleaned my apartment after. I’ve never experienced this level of accountability and service from a management team. Would rent here just for the management team alone.

The Bouldin is not only stunning but the team is amazing! Tory & Paul were so welcoming, nice and made me feel right at home! I love a Greystar property, they are the best management company and the team proves that. Any issue that comes up they handle it in the best and most timely way they can! I am so happy to call this luxurious place home!!
