I’ve really enjoyed touring here! The gym is huge and super well-equipped—definitely one of the best I’ve seen at an apartment community. The manager and leasing team have amazing personalities; they’re friendly, helpful, and always a pleasure to talk to. You can tell they genuinely care about the residents. Highly recommend checking this place out!

I recently toured this community and was very impressed! The property was clean, well maintained, and had a welcoming atmosphere. The amenities were modern and thoughtfully designed. The leasing agent was friendly, knowledgeable, and took the time to answer all of my questions. Overall, it was a great experience, and this community is definitely at the top of my list!

I was out looking for my new apartment home and came across The Brixton - They came highly recommended to me, it’s no wonder! I worked with Monique and Adony and I tell ya what! I couldn’t wait to fill out the application!!! I am SO excited to get moved in! They both truly care about your happiness and take the time to find the perfect home for you! Thank you - You two are absolutely amazing! PS) The apartments are beautiful! And the community is so clean and inviting! I also met the maintenance team that will be taking care of any service requests I may need - they made me feel confident I will not be disappointed making this my home for the next year!

I lived here for the past four years and if I ever move back to Texas I would move back here! I loved the layout of my apartment personally and the property is in a nice central location to everything in my eyes. The property manager there her name is Monique and she was always so sweet and whenever I had any issues she was very helpful. I would definitely recommend this place to anyone! Loved living here!

I intentionally waited to receive my security deposit before posting this review to avoid any potential issues. As a returning resident, I believed giving The Brixton a second chance was ok as I often give multiple chances to favorite restaurants or stores that previously disappointed me. With new management in place at The Brixton, I hoped things would be different. Unfortunately, I regretted that decision within 2 weeks of moving in. The apartment was not properly cleaned, and several make-ready tasks were either incomplete or blatantly overlooked. Concerns I raised were frequently met with dismissive explanations such as: “They were not aware”, “The paint wasn’t supposed to match,” “We’re short-staffed,” or “Budget constraints impact what work can be done.” While I empathize with operational challenges, these issues are not the tenant’s burden to bear—especially when rent is being paid in full and on time. Due to my recent history of moving three times in under a year and a half because of poorly managed properties, I proactively scheduled a meeting with the property manager. While our conversation was productive at the time, the same problems persisted: excessive noise, cats, unkempt property grounds, and recurring safety concerns—including homeless individuals occupying the premises and unresolved marijuana use around the building. I stayed in regular contact with both the property manager and leasing agent, but over time my messages were met with short, unhelpful, and at times generic responses that felt automated. It became clear that there were no meaningful solutions being offered. On multiple occasions, I expressed my desire to be released from my lease without penalty if they were unable to resolve the ongoing issues—but this was consistently ignored, even as the problems worsened. My patio was completely unusable for all seven months of my lease due to the constant presence of cats. Despite my own efforts—including purchasing deterrents—there was no effective intervention. The property’s approach to setting cat traps was careless: the traps were left on my patio for weeks without bait or follow-up. I am not the only tenant who experienced this, but for someone like me who is afraid of, allergic to, and strongly dislikes cats, this was incredibly distressing. I contacted animal control myself and was told repeatedly that the property manager should be handling the issue directly. Despite ongoing photo evidence, follow-ups, and detailed communication from me, the situation remained unresolved. I was even met with what appeared to be possibly AI-generated responses, adding to my frustration. After my furniture was damaged and the cat problem continued unchecked, I was left emotionally and mentally exhausted. Out of options, I finally escalated the matter to corporate. I do not take involving upper management lightly, but given the lack of accountability and the manager’s ability to resolve the issues or release me from my lease, I felt I had no other choice. Thankfully, the corporate representative I spoke with was empathetic and professional. After hearing about my experience, I was promptly and respectfully released from my lease without penalty. While I am grateful that corporate ultimately intervened, the situation never should have reached that point. The property manager was fully aware of my concerns but chose not to act meaningfully—forcing me to stay in an environment that made me miserable. Her unwillingness to let me out of my lease since she could not provide a resolution left me feeling dismissed and disregarded. I do not recommend this property. While initial impressions of the staff were positive, the lack of follow-through, professionalism, and care quickly became apparent. There is significant opportunity for coaching and development among both the management and maintenance teams, and I sincerely hope corporate is actively addressing this. PLEASE DO NOT RESPOND APOLOGIZING OR ASKING ME TO CALL THE PROPERTY TO DISCUSS ANY OF THIS AS I AM UNINTERESTED.

Maintenance is on top of any issues. Only interaction with leasing was during touring and signing lease, but all were pleasant. Good location, easy access to grocery shopping and alot of other dining options.

I wanted to move here in 2017 but there was no vacancy for my time line. Fast-forward to now I never forgot how much I loved this property when I had to move again so I can go back in to the office. I was excited to tour this property and see if it was still everything it once was. IT IS NOT! Have not been able to get anyone on the phone, there is always a sign on the door they will be back soon. About 2 weeks ago I rode thru the complex and this property has gone down and not what it was. Gates were not working right. They need to decide if they will use grass or rocks because it is obvious landscaping is not good and the lack of grass looks so bad and very messy. Buildings have so much need for repairs on the outside. Trash was visible on the property and since I own a Tesla it is shame they had a EV charger but it was torn a part. No longer interested and very shocked how such a great property has gone down. But prices are market rates. SAD!

***Beware of false advertising, and rental rates changed once you submit your app and pay the fees - no effort from corporate to take accountable and correct issues. *** Having almost 10 years in the property management industry myself, I'm appalled by the deceitful nature of the application process, and lack of accountability or assistance from corporate. Upon reaching out to other s2 residential properties, talking to multiple staff members expressing how poorly the company operates, calling other properties on recorded lines telling me that something wasn't right, and researching other experiences at this property and others, it seems s2 residential really does not care about anything other than money, and obtaining it illegally and through sketchy means. The only positive about this specific location was Monique. Corporate refuses to speak with me, doesn't list their email online, and unfortunately this office does not want to provide their email. I applied for a home advertised at a base rent of ~$1500. During the application process, this was still the price listed. No additional fees were notated (though their rental criteria is inaccurate in multiple areas regarding their deposit and admin fee). Once I paid the app and admin fee ($~310), I was emailed a copy of my application where suddenly, my rental amount rose about $200. This shouldn't have happened, other s2 residential properties said this shouldn't happen, and I felt I received "beating around the bush" answers I know how this all works, I know the type of responses that I was being provided, but what I didn't expect is lack of customer service , integrity, and accountability. Their biggest defense was fair housing, but it's a fair housing violation to be changing prices on some people after they apply, and not all (amongst other legal issues). This issue has happened before at this location (read through the reviews and find the one left by Shonn Cournyer about 7 months ago from my review) This has also happened at another property (Weston Medical Center). All in all - (and as admitted on recorded lines by other s2 residential properties) When a floor plan indicates a garage or yard, that is included in the base rent price advertised, not on top of. And, these are to be disclosed prior to submitting an application. ****However, as stated above, s2 residential keeps these fees hidden until you've completed your app and submitted the application & admin fee. They then change the base rent after you pay. **** 1. Why is this disclosed nowhere on the website? (Regarding garages and yards being extra costs on top of advertised rent) 2. Why was this not disclosed during the application process ? 3. Why, when I inquired about the home in email, I was told it came with a garage & yard but was not told "at an additional cost"? Had these fees been disclosed appropriately, & with integrity, from the beginning (be it the email, online website, or at application), I would not have applied. None of the paper handouts disclose an additional fee for a yard or attached garage. I would really appreciate if corporate would communicate with me, and that's I'd be provided an email to communicate with. They do not answer calls, voicemails, LinkedIn, or respond to online inquiries. I am still pending a BBB response and before I go the legal route, would prefer to speak with s2 residential's regional/corporate team directly. (Attached photo is me inquiring to one of their employees and their response). The extra star is only for Monique 's customer service.

MOLD MOLD MOLD You can smell it as soon as you walk into the apartment. The mold issue is so bad you can taste it in the water while brushing teeth.

If I could possibly give a rating of zero, then I would. The office staff is nothing short of horrible. They are uncaring nasty people that try to portray themselves as those with morals and compassion, but they are anything but. I was a resident there for 2 years. I was never ever even a day late paying my rent, and I kept and left my apartment immaculate. My cars are both very nice cars, one of which is a classic. The week after I gave my notice of intent to vacate, they had my classic car towed due to an expired tag. Had they bothered to check with me about it before towing it, they would've known that I had just had a mechanic FROM FLORIDA come to my apartment and try and fix my car, which hasn't stayed started since May 2022. THAT charge alone was over $600. It's a Chrysler Crossfire convertible that has a malfunctioning Skreem unit/ECU, which I had sent to California to be reprogrammed, costing me over $300, just for that. It came back still not working, so I sent it back again. I've spent quite a bit of money trying to get it fixed, just to have it towed by lowlifes like themselves. The very day it was towed, I walked the ENTIRE Brixton parking lot and took pictures of 40 cars with either expired tags or no tags AT ALL!!! 40 cars!!!!!!!!!!!!!!!! More than one car had expired tags dating back to 2019!!!!! Let me repeat, 40 cars!!!!!! And MINE was the one to get towed!!!! Tell me that wasn't retribution for not renewing my lease. In a nutshell, if you want treated horribly, if you want your trash to NEVER be picked up regularly, if you want to walk by many other apartments leaving their smelly trash out ALL WEEKEND, then feel free to live at the Brixton. But don't say you weren't forewarned. Long story short, STAY FAR FAR AWAY FROM THE BRIXTON AT 18959 DALLAS PARKWAY IN DALLAS!!!!!!

Okay this is to a update review from about 8 months ago. Yes I needed time to see how the new management would take over this community. Overall I'm really happy Monique and Edith know there stuff and is so professional. Edith on her first month of being here resolved a issue I had with the last managers who was so called running this place. I love the fact Monique communicates and does follow ups and does them in a respectful manner. At first I said I would never renew my lease but they made a huge impression so I would be happy to do that.

This property has been sold 3 times in 3 years. maintenance is slow and only the new maintainable man cares. Ineffective management. Cheap construction. I can smell my neighbors. Sound from upstairs with drown out your own TV. Wouldn't recommend
