First of all I love the building , love the statue of the one and only chuck berry , where do you? Let's see any apartments with statues of rock stars. There's only one other I can think of Dunn building Mr. Presley's there. But let's talk about broadway building and they're staffing , one word excellence, okay, two words, super excellent , the on-site Manager, her name is Bridget. First thing you see, when you enter the building is bridgets' smiling face very welcoming , then you have the maintenance staff. Two words, Forest love. Nobody's got a name like that , Forest is always on the run Keeping the property up and running , last but not least, the fearless leader. The queen B herself Miss Brittany , Britney creates a great team chemistry , everybody gets along. Everybody likes each other makes for a great workplace. And lastly, that landscape doesn't look too shabby, either. Fantastic place

The staff is amazing and the homes are extremely spacious. I have had a great experience with the manager Brittany and Brigitt along with the maintenance supervisor Forest. The building has a sense of community and the team goes above and beyond to make it feel like home for everyone who lives here. Could not recommend it more!

This building does *not* deserve its current ratings. Most low reviews are either very old or are reviews about the parking coming from non-tenants. So hear me out! I lived in the Broadway Building for more than a year now and my experience has been A👏MA👏ZING👏. Rent is well priced compared to other options in the neighbourhood and the units are just wonderful. My unit is on the 5th floor on the Broadway side, and sure it gets occasionally noisy during the summer but you get the best golden hour vibes and the most beautiful sunsets to enjoy from the balcony. It does get hot during the summer because of the west exposure tho, but I am planning on getting a portable AC this year and we should be all gucci. Having the link station around the bloc is such a game changer and if you are into buses, there are plenty of them too. The best part about living here is the staff: I've had minor issues in my unit (light bulbs, food disposal, washing machine at some point) and the maintenance team showed up the *next or same day* to solve it EVERYTIME. Our Maintenance Supervisor Ernesto is the nicest person and he's an extremely reliable guy. There was a power outage at some point in Capitol Hill and Ernesto stayed very late in the building to make sure all tenants had everything they needed. I highly doubt you'd get that anywhere else. Our community manager Brittany was very accommodating when the time came to renew my lease and the latest joiner Melissa is very cheerful and polite. Always a pleasure to bump into them! We very often have community events ranging from happy hour hosted in bars/restaurants to seasonal events in the lobby or neighbourhood clean-ups. The events are great to get to know the team better or to just meet your neighbours. As long as my rent is not too expensy, I'd probably stick around here!

There are plenty of good and bad things to say when it comes to living in apartments. As an adult we all know there are certain things like noise, cleanliness, and even delivery handling that can make apartment living cringe. The issue with this particular apartment outside of apartment staff signing for packages losing the packages and then LYING about it with no apology, outside of the constant racial harassment by neighbors, it’s the staff that’s majorly an issue. They are unfriendly and very unprofessional. I have a personal contact of mine that lives here and he has been intentionally singled out just for simply bringing things to the staffs attention. For example : the neighbor upstairs having nightly parties until 2-3am every complaint was ignored and not hardly even addressed. The constant violent attacks being done ON PROPERTY videos and pictures provided with no action. The staff have searched his apartment MULTIPLE times stating it was for inspection but were going thru his cabinets. How many apartments get 4 inspections in less than 6 months? The manager chooses to ignore all complaints of discomfort with neighbors including the racial slur yelled outside of the door by neighbors. The manager even escalated it further by yelling and confronting him outside after hours in the parking garage recently. I actually got to stand witness to this and is beyond absurd to me. Being from the South coming to a place that is supposed to be all inclusive to all races and sexual orientations and experiencing the worst level of racism in a place you have to live is ridiculous. The even sadder part is there is no one above the manager to speak with so you are left counting down the days when it will be over for the sake of not ruining credit. If you are AFRICAN AMERICAN I beg you to search elsewhere. The residents and the staff do not appreciate our presence here . They also edit and suppress negative reviews to make it seem this is a wonderful environment smh Also the security guard here followed me on MULTIPLE occasions and when confronted said he was told by the office to keep an eye out on us. This place is a nightmare run as far as you can !!!!

I've been living here for more than a year and it's been the best building I've ever lived in. There are always fun community events happening, as well as events with the other building. Our community manager Brittany is always friendly and very helpful in resolving any questions and concerns. Ernie and the maintenance crew are great. They recently upgraded my apartment and it's been great. They respond quickly and professionally whenever I've had to get something fixed or replaced. Definitely recommend. I hope to live here for years to come!

I recently renewed my lease for a second year with Broadway Building. I can genuinely say out of any of the places I’ve rented in my life this has been the best place I’ve thankfully lived at. Management is really good I have never had an issue with them getting back to me and there’s always someone there to help. Maintenance always fixes any issue within reasonable time. I want to specially thank Melissa for being such a huge help this past year she truly has been the best leasing professional I ever had! I definitely recommend these apartments to anyone that’s looking for a new place to rent.

Brittany (the building manager) asked me to remove the previous review because she wanted to "work on our relationship," which would be a bad look for Hunters Capital. However, working on the relationship with Broadway/Hunters Capital means having unauthentic conversations, not being transparent, and bothering you about minor things until you're ready to relocate. I allowed them to make things right, but instead, they found methods to make this look more isolated by their behaviors. Despite speaking with Jill (COO), the situation appears to have deteriorated. Before I go into the bad; I'll give some good kudos. Brigitt, Skylar, and Mel - Thank you. Issues I have here at Broadway Building and Hunters Capital: Entering my apartment without proper notification (See photos) - *Update* They tossed two entry notices on the floor of the door before inspection Sketchy Management: *OUR APARTMENTS ARE UP FOR INSPECTION ON 1/31* and I have taken pictures with timestamps for my protection while they do their inspection . This is how shady the management is *Update* opened bathroom cabinets on camera and left They have restrictions that are customized to each tenant, for example. We have an elderly lady on the third level who receives precedence for complaints, and the owner's sister, who lives on the fourth floor, may also receive priority. (Not sure how true this) I was locked out of my apartment one night (after hours), and there was a $275 fee to unlock the door. I asked Brittany how much it costs to open the door during business hours. She didn't answer and found out the next day that it would have been free to open the door, but Brittany appeared to have something against me and was hesitant to offer me this information. I reported an aggressive dog that a tenant couldn't handle, or control and their response was," Do you want to have a meet and greet with this dog?" How about no thanks? Ignoring legitimate complaints I reported this several times and the first excuse was," You have to report it as soon as it happens" and the guy told staff "Sorry it's my first apartment and I had a rager." which led to someone walking past my door screaming derogatory terms towards me thinking I was blaring rap music only to note it was the person above me. The second and third time I reported this person they partied from 2043 - 0113 and again I heard," This is serious, and we'll handle this immediately" I was told last time by staff, and I asked how did he away with this? I was told," he does it maybe once or twice a month, so it's not really an ongoing issue." Dates documented I've made formal complaints regarding this issue. July 14, 2023 - Videos receipts September 30, 2023 - Videos receipts October 13, 2023 - Videos receipts October 16, 2023 - Videos receipts October 20, 2023 - Videos receipts January 13, 2024 - Video receipts I then asked if could I install a ring doorbell camera to capture whoever displayed such despicable behavior. Their response was to install a camera aimed right at my door... Which is currently not even in working order. Chaos (See photos) Guns at the park regularly, Gang violence, encampments you name it's here. They will argue and say oh no, it's never on our property so there's not much we can do, but I have receipts. The funny thing is they hired "security", but the "security" is outside with the addicts doing TikTok's for views. Strange people in our garage where we have to take out the trash. Brittany issued a warning due to someone smoking in their apartment, so they issued a "Warning Violation to everyone" and I asked why not just single out the person? And Brittany said this is a good way to get the conversation started amongst everyone. Personally, I don't believe it's fair that they put something on everyone's record for something that a few are doing. And lastly, just last week, we had a frightening incident where an individual went berserk, attacking people outside our apartment. I was abruptly awakened by screams of 'Stay on the fucking ground!' as civilians subdued the assailant until the authorities arrived to make an arrest. Closing statement: It's anything but peaceful here. Despite what management might claim about caring for residents, recent events speak otherwise. Their assurances are merely tactics of customer service meant to placate you until your lease expires.

the building is good and the location is amazing. I really appreciate the community activities they offer, they are such a great time. I esp want to thank the newest member of their team Melissa! she has gone above and beyond for me and is always kind and attentive. she has easily become one of my favorite property managers I have ever worked with. thank you for all you do and I plan to stay for a long while.

We lived here for 4 years, and moved out during the COVID-19 pandemic partly due to issues in the area but mostly due to issues with the building that we felt our high rent was no longer justified. When we first moved in, we understood that it was a less modern building lacking any fancy amenities like A/C, rooftop deck, community room, etc. but that it had a great central location and large sunny apartments which we prioritized. Although we enjoyed those things throughout our tenancy, there were quite a few drawbacks that pushed us in the direction of moving. The only thing holding us back for years was that we didn't want to deal with the headache of moving. The straw that broke the camel's back was management's reaction during the pandemic. During CHOP, many tenants broke their leases to move somewhere quiet and more stable. We also considered moving, but were willing to stick it out and asked if they could shave one or two hundred bucks from our rent since we were paying way over market rent. They said no, and now they're renting our apartment for over $1,000 less than what we were paying. There were many things that weren't so great about living here, but again we stuck it out because we really didn't want to deal with the hassle of moving: (1) In the summer, our balcony reeked of hot garbage wafting up from the garage. It was unusable because of the stomach-turning stench. (2) They were on their 4th property manager and team when we left, and seemingly kept no records of our lease, payments, and insurance, and kept hounding us to re-sign documents we had already signed. They even sent us a strongly worded letter threatening to evict us when we had never missed a payment. It was sent by accident, but I was left wondering how such a mistake happens. (3) There is never anyone at the front desk. They use a sign to say when they'll be back, but then don't return when they say they will (if at all). It was't a rare sight to see a sign put up last-minute to notify tenants that the office would be closing early that day or would be closed during the week. And good luck calling them - it seems they don't often pick up the phone even when they're at the desk. In an attempt to avoid these issues, I've scheduled appointments with them which they've confirmed, and they've still no-showed. This all long predates COVID. (4) Maintenance requests were repeatedly ignored. I still had one outstanding item that had been put in a year ago at the time I moved out, despite my attempts to follow up. On one of the last requests I had followed up with them multiple times to fulfill, the maintenance guy said it was an annual maintenance item that was overdue and then he chided me for not submitting requests every year for it to be done. As if it's my responsibility to manage the building's upkeep schedule! (5) Amenities have been removed or downgraded over time. For example, package delivery was an amenity when I first moved in but it was removed after a year. There was no mailroom at the time, so packages were just scattered around the open mail area and theft was a big problem. Then a secured mailroom was built. The gym was redone to much fanfare, and management teased that they were getting new equipment, but the only updates they ended up making were to cut out a section for the mailroom and then they repainted it - no new anything. (6) The front office told us they were going to upgrade all appliances the following year since they were overdue for a refresh. For frame of reference, one of our stovetop burners only had one setting - crazy hot - and our fridge died twice. In the end, though, management decided to spend the money on refreshing the lobby with giant fake trees, a giant fake fireplace, fancy sofas and new built in furniture. It looked better before. There were other issues, like the fire alarm system going on the fritz once or twice a year, homeless people sleeping in the stairwell, parking garage issues, etc. Overall, considering the rent prices we paid were on par with luxury apartments in the area that offered more amenities, better management, and fewer issues, I would not recommend this apartment. There are better options out there.

Good: - The building is in a very central location and is convenient for public transit, grocery stores and night life. - The staff is friendly and have monthly happy hours in t - Cal Anderson Park is right across the street for pups Bad: - "Amenities" this includes a very limited gym, a package room that is very unorganized/not used by the delivery people most of the time and a lobby that was just redone to overcrowd the lobby with expensive furniture and fake trees. - Management has turned over the PM staff multiple times in the last 6 months. They constantly request information that they've lost and schedule onsite visits during inconvenient hours. The maintenance staff does not always follow explicit requests and the management has justified this as being a language barrier. - No AC. - Living on the park side, you will get a lot of noise during the summer. Multiple homeless campsites can be found right next to the tennis courts and people will be playing basketball and loitering at all hours. - Old building with thin walls, bad sound proofing. We've had several issues with heavy footed neighbors upstairs and their barking dog. Management wasn't very helpful in resolving and ignored our messages until brought to their attention in person. - The garbage room and management is disgusting. The trash chutes and trash room are always rancid and if you live on the north side of the building, you will smell them baking in the summer heat daily. The main stairwell shares a service hallway with Panera and they store their trash here making the whole stairwell smell. - Price. You are paying for location. If possible, start a lease in January. A unit that goes for $3,500 in June will go for $2,800 in January. There are plenty of other buildings in the area at a similar price point with better and newer amenities.

My boyfriend and I lived at the Broadway Building for 2 years. The Good: 1. The location was really central and we could walk to almost anything. Proximity to light rail, bars, restaurants, grocery store was 10/10. 2. Chris the repair guy was the best. The Bad: 1. The washer/dryer combination didn't really work- I could wash two items of clothing at a time and it would take 3 hours, and everything would come out damp. We ended up hang drying all of our clothes, which was awful. 2. The building manager claimed they lost our rent checks more than once after they had been cashed. We always paid on time. 3. It's super loud- we didn't realize until we moved out how much our sleep was impacted. Be aware that on the Broadway side you will hear tons of sirens and people yelling every night of the week with little insulation in the unit. 4. The 1-Bedroom A units require guests to walk through your bedroom and closet to get to the restroom. 5. Hallways always smelled like fake air fresheners covering up garbage smell. 6. Our top floor unit was unbearable in the summers without AC- heat rises and we were absolutely miserable. Overall, we had a decent two years here because of the location, but could not be happier we moved on.

I've lived here for 10 months now and I'm just keeping my head above water till my lease is up. Here are some pros and cons: Pros 1) Convenient - it's close to QFC, bank, coffee shops, restaurants, etc 2) Easy to make your payments and request for maintenance 3) Package delivery system - they will deliver all your packages to your unit 4) Secured building Cons 1) THIN WALLS. This is the #1 reason I'm moving out. Note to the next tenant who'll move in to my unit - I hope you're as loud as my neighbors.. 2) This neighborhood has a lot of shady characters around... Watch out for that.

I'm a resident at The Broadway Building and I can't imagine a better place to live. The location is unbelievable - within 5 minutes of leaving my apartment, I can be in a cafe, bar, market, show, or catching the light rail to anywhere in the city. Also, the units are gorgeous! I feel like royalty waking up to a view of the park and having all of the amenities (and of high quality!) I could wish for. The staff is responsive, communicative, and so helpful. There is a great sense of community between the residents and I couldn't be happier. So grateful every day I get to call this place home.

I've lived in the Broadway Building about 4 months now and have had a wonderful experience all round. Mag, the property manager, has been extremely helpful and super nice from day 0 when I came to view my apartment. She helped me a lot during the key handover and move-in. I had IKEA and Amazon deliver things every single day for a week until I actually arrived. Mag was extremely accommodating with all of my pre- and post-move-in requests. Chris, the maintenance person, is super responsive and nice. He has fixed the few minor issues I have had the very next day and left me a nice note. I am really happy with the service. The building is in a great location, close to plenty of great restaurants, bars and the beautiful Cal Anderson Park, which is safe and homeless-people-free at all times. Noise was a concern of mine before I moved in but it doesn't bother me at all.

It's been a while since I lived in the Broadway Building (moved out Nov 2015), but I was reminded today to write a review. Things may be different now, but this is my experience. When I first moved in it was a great place. The combination of Netanya on property management and Chris on maintenance was amazing since both were really helpful. I left a great review on yelp because it seemed a great place. Things started to go downhill in my second year when the owners second building got way behind schedule. Netanya seemed to become unhappy with working there and left. There was a temporary manager who really wanted the job permanently. She knew her stuff and seemed to work hard but she told me that she was told that she didn't have experience and they didn't want to train her. The actual permanent replacement had no experience in apartment management, so that left me bemused. I have my own thoughts about this. Very soon after the new manager started the owners increased the parking for the second time in one year. This left me furious since there was nothing to be done since where else could you park? The new property manager told me that the owner hadn't known it was the second increase and was sorry about it, but they didn't reverse it. At that point I decided to move out and buy my own place which I managed in November. This was where things got really odd. There was a clause in the lease saying I could pay two months rent to break it, but I also knew that previously other people had simply paid rent until it was relet. When I asked about this I was told I didn't have it. I looked it up in my contract and was again told it didn't apply. On the third request (after I'd checked) I told them it was Washington State law and suddenly they realised I could do it if I wanted, but I was told that it would be a while before they relet so I might as well pay. I gave in and paid and they let about two weeks later.... Finally, the notice to vacate they wanted me to sign included a clause surrendering my security deposit. I checked with a lawyer (I have legal insurance through work) and he told me this was illegal, so I simply refused to sign it and got my security deposit back. I thought they had had enough of my money and was going to fight to hold on to that! Well, that is my experience for better or worse. It seems to me that renting an apartment is a minefield and I'm glad I own now. In terms of noise etc, the building is very noisy. In the summer when it is hot it is essential to leave the windows open and the parties in the park go on through the night as does the music from various bars etc. It is convenient, but I feel as though I was treated badly and would not want to rent from that company again.

Don't live there!!!!!!! If I could give a zero star, I would. 1. The washer/dryer is always not working. 2. The building is not secured enough. Someone has broken into the package room. 3. Packages always get lost and they have delivered our package to someone's else unit before. 4. They charged us labour fees $65 for fixing our washer/dryer. 5. Noisy all the time. 6. The parking garage entrance is super tight and it smells bad in there all the time. 7. Beware of the parking garage gate as well, sometimes the key fob won't work and the gate won't open. I strongly recommend you live somewhere else because this place isn't worth your time and money!!!

This is by far the best place I've ever lived! It is located in the best place in Seattle, heart of Capitol Hill, walking distance to all the best restaurants bars and clubs in the city. The apartments are modern looking, with really nice finishes and great amount of space. My apartment also has a huge balcony overlooking Cal Anderson Park. If you can get one of the apartments facing Cal Anderson Park, I would totally recommend it! On top of that, management is amazing, Netanya is the nicest person and the most helpful!

I have lived here for about 7 months now and have loved every minute of it. The building itself is very stylish and modern. The pricing is very fair, especially for the prime location that it is in. It seems like I'm a block from everything! The building is also very safe and secure. A key fob is needed to gain access to your floor, unless a guest calls from the call box, then they can get to that respective floor only. The biggest difference maker for me is the staff. I've lived in places where you know the staff is trying to squeeze money out of you at all costs. Netanya, the manager, goes above and beyond to make sure you get what you need and she does it COMPLETELY FAIRLY. She is always there for what you need and provides a very welcoming and warming presence. Netanya also sets up monthly happy hours and breakfasts to get the whole building involved. She works very well in conjunction with Chris, maintenence, to make sure your apartment is in perfect condition. The two make you feel like more than just a tenant. If you're considering this place, act quickly - Netanya does an amazing job at making people want to live here, and apartments are taken very quickly once they become available. Good luck!

What I like; -While living in this building the first year was great, things have consistently gone down hill. First I'll start with what I LIKE about the building; the location, it's close to everything. It doesn't really offer any amenities for the price. What I don't like; -When we first moved in the building manager was fantastic, however there have been several replacement people who must have been hired through a craigslist ad. Not only are the elevators broken or always being reserved for move in, they are some of the slowest in the city. The building decided to also re-key the locks for the stairs and for two months somehow forgot to notify any of the residents that new keys would need to be reissued. -When other residents pets poop in the building (which seems to happen every 6 months) expect an obnoxious and aggressive group email from Erin, the office lady who's emails are as sour as her real life mood. Why am I having to deal with issues from other tenants when I don't even have a pet? -The garage gate was broken for about a month, during that time my vehicle was broken into and items were stolen, when asked about why it took so long the building responded with "we're waiting for a part." I'm sure... ? It's quite shocking you would allow a gated garage to be open a month when parking is more than $200 a month. -One of the restaurants dumped oil down a vent above the garage causing oil to pour over several cars. While the building offered to pay for it AFTER I had approached the office, it would be appreciates if this building would take a more proactive approach and inform us of the incident instead of keeping us in the dark as usual. -The restaurant Cure on the East side of the building allows customers to smoke on the sidewalk near the garage which has become a mess of cigarette butts not onlly on the sidewalk but in the street as well. If you love cigarette smoke blowing up into your building you'll fit right in. -The washer/dryer combos are TERRIBLE. They are ductless so they don't actually dry your clothes, they steam them so hot until the clothes are ruined...they will work for washing a t-shirt at a time however prepare to be really disjointed...normal washer/dryer units should have been install (some of the units still have these...some have been downgraded to DUCTLESS washer/dryer combo. -The currently leasing manager Mag, is OK, however after living here a few years I'm sure she will be out of there in no time...like many before her. This is the same company that went to capitol hill meetings to protest the closing of streets for pedestrian safety. Apparently they preferred crazy drivers swerving through drunk folks on the weekends. When the vice president of the company was contacted about this she only wanted to discuss the matter in person and not via email...lack of paper trail?

There are a ton of new construction apartment buildings in Capitol Hill. What distinguishes this building from the rest is the onsite management staff. Netanya and Chris are the most responsive residential managers I have ever dealt with by a long shot. If you've ever rented an apartment, I think you can appreciate that some problem will inevitably come up at any building, and when that happens you want to be able to have an intelligent conversation with those in charge. At the Broadway Building, you have people who will actually listen and resolve your issue, large or small, to the best (reasonable) solution and keep you informed along the way. The building is GREAT from a social aspect: monthly happy hours are always delightful, and there is basically an unofficial daily get-together at Cure (the bar on the 1st floor, park-side). I connected with quite a few neighbors and it really feels like a community here. The location was perfect for me as a transplant to Seattle: so incredibly close to great nightlife and restaurants, and walking distance to downtown for work and play. I would not recommend living on the park side of the building if you are a light sleeper. The neighborhood is lively, to say the least, and during the warmer months Cal Anderson is roaring. I really liked the finishes in my particular unit (medium-gray walls AND ceiling, so much better than the typical beige) plus the extra-tall ceilings. I loved the view of Cal Anderson Park out of my bay windows. The walls are thick and the only noise I ever heard was from the interior hallway and from the outdoors when my windows were open. It was a nice building to bring guests to, with the giant Chihuly painting in the lobby (so impressive!). Personally I left because after 2+ years I just wasn't that excited about Capitol Hill anymore and I got a great deal on a sublet in a different neighborhood. So, if you like good management, a fun location, and a great community, the Broadway Building is your place!

As a recent re-transplant to Seattle for work (I was here years ago when it was much smaller) I was very happy to find this apartment. It was reasonably priced (given the current prices in Seattle), close to work, restaurants, shopping, etc. They have a farmer's market right next door every Sunday. There is a workout room which has enough equipment for me to stay in shape when I can't make it to 24 hour fitness. They also bring your packages (even large ones) up to your apartment for you while you are gone. I noticed a few negative reviews, and I would like to comment on some of their points as someone who has lived in apartments for work for the last 7 years (this will be my 7th location in the last 7 years). Noise - Welcome to the city! Unless you have 1M to buy a penthouse apartment on the 40th floor of a modern highrise, no matter what city you are in (Seattle, Denver, New York, etc.) it will be noisy. This is why so many people live in the suburbs and commute. If there were nice quite neighborhoods in the city, no one would commute. Safety - It is well documented that Seattle has a homeless problem. This is not going to be addressed by any single apartment complex in Seattle, this is a problem that the Seattle city council has to deal with (it is not an easy problem to fix, nor is Seattle the only city with such a problem). If safety is a concern, live in the suburbs and commute (another reason why so many people do this). Cost - Seattle is an expansive city; do a Google search if you want details. Always do your research ahead of time. Tools like Yelp help, but you should check out the apartment, the complex, the neighborhood, use Google Maps to check commute times, etc. before signing a lease so you know what you are getting into. I hope this helps other people.

First and foremost, Netanya & Chris (Management & Maintenance) are the best I've experienced in my entire renting life (about 14 years now). They are always friendly and smile and happy to help and best of all - knowledgeable! Chris is quick and always does a great job. Netanya is sociable, informative and creative - and has made the buildings Happy Hours and Monthly Free Breakfast mornings a blast. The quality of the unit is good overall, it still feels new and clean. I really love living here and will be sad to go when I move in with my bf. The only con I can say, isn't about Broadway Building, but about Cal Anderson Park - I'm a really light sleeper and the park side of the building (my unit) is really loud until at least midnight every night of the week with either yelling, cheering, skateboards, etc. Your best bet would be to get a Broadway facing unit if you're sensitive to the park noise. My favorite out-of-building experience with living here is having the Farmers Market right outside my doorstep - I will miss this so much!! The location truly is great and it's near a lot of bus lines and an easy walk downtown.

This is my third apartment in Capitol Hill. I've lived at the Pearl, in a rented condo, and now here. First off, living in a new building has a lot of perks. The rented condo I was in was quite old, and everything here feels new and fresh. New appliances, everything is well insulated, and everything looks very modern. Another reviewer made some remark about the washer and dryer, and honestly I'm confused. I've never used a better washer and dryer in my life than the one I have in my apartment now. Rent here is pricey, but it's less than what the other new buildings on the hill are charging. If it seems steep, look for an older building or a less desirable location. I probably don't need to comment on the location, but obviously, it doesn't get much better than this. Lastly, the people who work here are absolutely top notch. Netanya has been such a help so many times, I can't even figure out where to start explaining it. Monthly happy hours and weekly cookies are a great touch that help me overlook the disappointment about how this building has no other amenities. I hope I stay here a long time.

We received multiple complaints from a neighbor below us about our "dogs" -- despite not owning dogs. When we talked to management about it, we were told that said neighbor was just complaining because he was unhappy about his lease and was looking for a way to get out of it without paying the lease-breaking penalty fee. Even so, we received an official "warning" from management, and nothing was done about the other tenant. We moved out the day our lease was up. This was mid-spring, and there have apparently been more management changes since we left, so it's possible things have started improving again. But based on my experience, I'd not choose the Broadway again. I heard wonderful things about Netanya before moving in, but she hasn't worked here in quite some time.

I've lived at the Broadway Building for a few weeks now and this is the best place I've ever lived. When I started looking around for an apartment in Capitol Hill, this was the first and last place I saw. The apartment that Netanya showed me was everything I wanted - high ceilings, beautiful sage walls, a perfect kitchen (granite counters!). I live in an open 1 bedroom overlooking the park - so my view is wonderful. I was worried it would be too loud here, but it's quieter than the place I had in West Seattle. This was one of the few apartments that offered open 1 bedrooms and studios that had a W/D in unit. And it's perfect! I have a 2 in 1 washer/dryer and I love it - being able to put in laundry and not worry about having to switch it, etc, is liberating. Despite being so centrally located, the pricing here is incredibly fair. A good friend of mine rented an apartment a few blocks away and pays more for a smaller sq. footage apartment than I do. The cherry on top for me is honestly Netanya. She was mentioned a lot in the Yelp reviews that I was checking out before I viewed the apartment, and I had some high expectations - but she exceeded them. I haven't met anyone who cared as much about people as she does. As I was viewing sitting and checking out info about the apartment in the lobby, multiple residents stopped by - she remembered their names, had their packages ready, etc. She's the one who organizes the monthly happy hours for residents and she even makes cookies on Friday. Before I rented the apartment, Netyanya mentioned that most of the residents here stay for multiple leases; I can very much see why - and I plan on being one of those residents. If you're looking for an apartment in Capitol Hill, there's plenty to choose from. If you're looking to make a home in Capitol Hill, this is where you should look.

Every time I have asked them for help I have received a response and a solution within few hours which I really appreciate. I think it is a good building primarily because of the awesome location. You are in the heart of capitol Hill with everything you want nearby. I live on the top floor which has an amazing view of the city. They are adding a gym to the building as well.

I've lived in the building for a year now and have loved it. First of all the location couldn't be better if you're looking to be in the heart of Capitol hill. My studio is very nice with 11 ft ceilings and floor to ceiling windows facing the park. I have found the rent to be in line with all other newer construction on capitol hill. One of the things that really makes this building great are the people that work here. Netanya, Megan, and Chris are extremely friendly and go beyond the call of duty. Whenever I walk by the front desk I am greeted with a hello and a smile. Every month the team does a breakfast and a happy hour featuring local restaurants, its superb. Every day there is coffee in the lobby and on fridays they make fresh baked cookies. I truly do enjoy living in this building, I love having everything within walking distance. It was the right move!

Like most Yelp reviewers, I'm not much of a writer. So, I'll try to keep this one short but sweet. The Broadway Building is centrally located in Seattle's Capitol Hill neighborhood. If you enjoy good food, strong drinks, and a charged atmosphere, well then this neighborhood is definitely for you. The building itself lies between Cal Anderson Park, which has the distinction of being voted one of Forbes' "Best City Parks in the U.S.", and Seattle Central College, which is the site of weekly cultural events. If you're concerned with the issue of noise mitigation, I can honestly say that The Broadway does a decent job at keeping the street/park noise out of your apartment. Once again, this is an active neighborhood, with many bars within earshot and a park which hosts intramural sports leagues as well as some unique events like dodgeball tourneys and bike polo. If you live on the park side, you will hear noise. For the most part, events tend to wrap up no later than 10:00/10:30 PM and make for some pretty stellar people watching. If you're the more adventurous type, then head down and watch court side with some neighbors or maybe even participate. If you're not swayed by the location alone, then maybe it's time to take a look inside. What The Broadway's list of amenities lacks in quantity, it more than makes up for in quality: underground, secure garage parking (for a monthly fee), electronic security measures, individually metered utilities, in-unit washer and dryer, full kitchen, all energy efficient appliances, and, last but not least, a newly renovated gym featuring treadmills, ellipticals, benches, yoga mats, and weight set (up to 50 lbs). In addition to being an incredibly active and diverse community, The Broadway hosts a variety of social gatherings, the most prominent being the Monthly Happy Hour. Delicious food from Capitol Hill's many restaurants, refreshing drinks from Washington's many breweries and wineries, all provided to the residents free of charge. In my experience, that is something very hard to come by. Finally, if the amazing location, amenities, and community doesn't do it for you, then maybe the outstanding Property Management Division Team will be enough to tip your scales. Simply put, they will never turn away an issue as being too big or too small; too early or too late. I can personally attest that the levels of dedication, sincerity, and care put forth by Netanya and Chris are unparalleled. All in all, The Broadway is an ideal place for young professionals as well as anyone looking for an exciting building, in an exciting neighborhood, in an exciting city.

Just moved in. I can't believe how nice it is. It's very secure. My studio is well designed and includes: laundry, dish washer, garbage disposal, all stainless steel appliances including built in microwave, and two large closets. I have a corner with 4 windows, one of which opens. There is a great view of the park. Nice hardwood/ carpet flooring. I never thought I could get such a nice place on Capital Hill's Pike Pine district. It cheaper than my last studio, and a lot newer and bigger. The location is great; close to Elliot Bay Book Company, Cal Anderson Park, and a block from Qfc. Many classic Seattle cafes within blocks. The service by management is very friendly and prompt. Cookies on Friday, and coffee in the lobby most of the day weekdays. Haven't gone to a monthly breakfast or happy hour yet, but looking forward to it. I'll review again after living there a while.

*UPDATE* i've finally had enough frustrating experiences here feel very disenfranchised. my original points are still true with one exception: noise. this building markets itself as quiet. however, my 3-year experiences have shown that to only be a partial truth. what they say & is actually true: adjacent neighbors on the same floor are almost never loud enough to be a problem. occasional balcony parties & noisy hallways are very minor & are will-within the definition of "quiet". what they don't mention: the floors/ceilings are borderline worthless at truly blocking noise. even in-building moves do not address it. both units suffered from the same issue: footfalls, bass, parties, & everyday sounds (cabinets/drawers/dropping stuff) all sound unbelievably loud to the unit below. worse yet each new upstairs neighbor is a new cycle of noise complaints to "train" them to not shake the walls with each footfall. the last straw: newest upstairs neighbor is unbelievable; i come to find out the flooring material upstairs has been changed. now every footfall literally shakes the ceiling with the force of a body-slam. dishes, tracklighting, anything on my walls shakes. my ceiling beats like the head of a drum. i've lost sleep for going on 8 weeks straight; my job performance has markedly decreased. and, of course, the new tenant has obnoxious hours & drops the toilet seat. inconsiderate doesn't begin to describe it. while i do still recommend this building & its excellent management staff, i would not suggest light sleepers or people who need to work from home live here. there are just too many gotchas with noise. *ORIGINAL REVIEW* Positives: neighborhood: being on the intersection of Broadway & Pine puts you right in the middle of the most walkable areas of Capitol Hill. Access to almost everything is less than 10-15 minutes on foot. From the huge Cal Anderson park, a dynamic nightlife, 2 nearby colleges, to Art Walks & Maker Spaces, this area has pretty much everything. Since i moved to Seattle in 2009, it's been my neighborhood of choice. great quality: the units are very clean, have good finish, high ceilings, and a better size/quality/cost ratio than most other local buildings. granite tile counter tops, new appliances, and great views are common to nearly all units. street & neighbor noise is the lowest i've found in the area. building activities, services & policies: The staff also hosts a number of great conveniences: there's a variety of catered tenant gatherings, a monthly morning breakfast, and even an occasional party in the outdoor plaza. secure access via a key fob system, secure package pickup & in-unit delivery, dry-cleaning service, and a new gym. The tenant conduct policy here is appropriately strict; it yields immense quality-of-life benefits for everyone living here. ridiculously good staff: i can't stress this enough. i've been here for both Morgan & Netanya; both were accommodating managers, but Netanya has gone above & beyond for me on numerous occasions. The maintenance staff (Chris especially) are very prompt, great at what they do, & exceedingly friendly. I love interacting with the staff here; they are great people & awesome at what they do! Negatives: neighborhood: being on the intersection of Broadway & Pine puts you right in the middle of the noisiest areas of Capitol Hill. Be it the Broadway side or the side facing Cal Anderson park, noise is a fact of life in this location. The building's sound insulation is good mitigation, but light sleepers beware. Also notable is this area is a hotspot for political protest, drinking & clubbing, and tends to attract a lot of sketchy vagrants. Overall though, it's a great place to live. quirks/quibbles/whines: the high-efficiency washer/dryer units are temperamental, not particularly user-friendly, & i've needed one unit entirely replaced. the interior hallway-facing doors don't have good sound insulation, and slam when a window is open. the 2 elevators in the building can be slow; guests can be trapped in the lobby if they aren't able to get on one in time. the fob system forces guests without a fob to leave the building either via the stairs, or through the elevator that will only go to the garage level, which is sometimes closed. i've had to report a few noise & smoking incidents to the staff. not one thing on this list detracts from the overall experience of living here! Other: living anywhere for nearly 3 years will inevitably lead to a few unpleasant experiences. i've had several incidences of neighbors repeatedly breaking building policies, inconsiderate behavior, equipment problems, and even some property damage in the garage. However, the staff (Netanya especially) has always done everything reasonable & possible to address problems. I can put zero fault to the staff here; they are amazing. and they make great cookies!

Firstly the positives: Morgan and Chris are great, very helpful and go above and beyond the call of duty. Excellent service. Convenient location. The negatives: Poorly constructed wood building (why doesn't anyone build apartment buildings in Seattle with concrete? I know, we have a lot of wood here). Walls allow way too much noise to pass through, to the point of being absurd. I don't know my neighbor at all, but unfortunately I am intimately aware of his allergies (incessant sneezing throughout the night) and his snoring. Not fun, and it tends to kill the romance. Exterior noise is also an issue partially because of the location. If you go to bed drunk every night you'll be fine. If not, then you'll hear other drunks yelling, crazy people, sirens... the joys of Pine and Broadway combined with poor construction. The energy efficient washer dryer combo is useless. I'm all for environmentalism, but when it takes 90 minutes to poorly cook your clothing dry (and they smell slow cooked), I'll take the a less efficient option, thanks. Overall: There must be a better option. We bought a place, and our mortgage payment isn't much more than the rent - and our place is four times larger with a view of the lake. Good decision.

I lived here for a year and a half and moved out a few months ago. I wanted to reflect a while before leaving a review. Overall, I think it was acceptable. There were quite a few positives... the location is pretty great (easy bus access, lots of food options), the management was friendly, maintenance was always prompt (and they replaced lightbulbs for free!). We got a fair amount of space for the price we were paying. There was a monthly catered Panera breakfast and several resident events. There is a Keurig in the lobby, and we got cookies every Friday. The building manager would deliver packages to your unit on request. The negatives, though... Our floor plan was kind of mind-boggling, and it wasn't apparent until living there. There were no openable windows in my unit - the only airflow came from opening the balcony door. Speaking of which, the only natural light in the bedroom was through the glass balcony door that gave my neighbor's balcony a clear view into the entire bedroom. Needless to say, we kept the blinds on that door shut most of the time. The only bathroom in the unit was attached to the bedroom (not the living room), so any guests had to pass through the bedroom to use the toilet and shower. This was consistently awkward. It wasn't a tiny unit either, so we had out-of-town guests stay the night more than once. The closet door and bedroom door couldn't be opened at the same time because they were both in the corner (on opposing walls). Annoying. When we were touring other buildings, one of the managers mentioned that the Broadway Building was designed by someone who had never designed a residential building before. If that's true, it's pretty apparent. Aside from the unit's floor plan, the building itself had issues. The two entrances each had only elevator (as opposed to two side-by-side), which frequently meant waiting longer than necessary to go up five floors. If an elevator was out of service or reserved for a move, you had to use the one on the opposite end of the building. Also, the elevators were SLOOOOW. No major amenities either aside from those mentioned earlier - the rent is a bit lower to compensate, but not enough in my opinion. I use the fitness room, common areas, dog runs, and roof deck in my new building all the time. Your mileage may vary. Back to the unit - the washer/dryer was a combined unit that's supposed to be greener or use less power or something. It was the biggest hassle for our entire stay. Maintenance had to fix it at least half a dozen times for either locking our clothes in (?! seriously?) or not drying properly. Even when it works, it takes literally HOURS to do dry a load of laundry. Also, it's tiny. Get used to running it twice a week, and good luck washing something like a comforter. I was also disappointed by the lack of ice maker in the freezer. Overall, it turned into a "death by a million papercuts" situation. Way too many aggravating little things overwhelmed the positive things, and so we moved out with no hard feelings. It's hard to recommend the building. Most of the problems are with the layout (with some complaints about appliances, which they could maybe address). The staff did what they could, however, and it did help. The location is also pretty fantastic.

Being a long-term resident of the Broadway Building (4 years going on strong!), I can say with confidence that it's a great residence to cal home! The location is fantastic; i's rare to be able to say that you live overlooking a park and steps away from all the restaurants, retail, and bars of Pike/Pine and Broadway on the Hill. Not to mention the weekly farmers market literally right across the street from the building. I love being able to look out at my (large) windows and feel like I'm a part of the world outside with all the activity of Cal Anderson park, rather than being cooped up in an apartment with no sense of what's going on outside. What really makes this residence shine are the managers, Netanya and Chris, who really go out of their way for the residents here whether it be hosting monthly happy hours or taking care of a maintenance request. Speaking of monthly happy hours, the Broadway Building is very social and it's fun to interact with fellow residents at the various functions, including informal hang outs at Cure, the bar on the first floor facing the park.

Are you looking to rent a place in Capitol Hill? Do not waste your time here! If I could give 0 star to the service of Broadway Building's leasing office, I would. Called many times, no one ever answered. Even when someone did answer the phone, she never send the information or pictures of the available units as promised. I had to call again to remind her politely that I was still waiting for her email. And guess what? She sent me the same pictures from their website! It took me several tries to communicate with this incompetent person before I decided to give my cash to another apartment. There is simply no customer service at all. It's hard to believe that there are good reviews about the management here, especially if they share the same staff with the leasing office.

I have lived in this building for three years and I have nothing but good things to say about the management. Netanya and Chris respond immediately to all of my requests and will quickly address any concern I have with the apartment. They go above and beyond in order to keep residents happy. As example, there have been multiple times when I have forgotten something important in my apartment when I left town, and they have found that item and mailed it to me overnight where I was traveling. Beyond their hard work, they are pleasant, friendly people and they strive to create a fun community in the building. Additionally, the building is really nice and well maintained. And you can't beat the central location in Capitol Hill.

She's extremely efficient, knowledgeable, and completely professional. Of all the places I've lived over the years, she's by far the best property manager I've encountered. My husband and I worked with Netanya at the Broadway Building when we were in seattle for an apartment scouting trip in preparation for a cross country move. We ultimately didn't end up leasing an apartment here for a number of reasons, but none of which had to do with the building or the staff. Netanya worked with us to show available units and she was just wonderful. By the time we got to her and the Broadway Building we were in a slightly crazy-eyed state of overwhelm and she didn't bat an eye. Was enormously helpful and friendly. We nearly ended up grabbing the apartment there just out of appreciation for her help. She answered a bunch of questions later online, and still reached out to us to see if there was anything she could do to provide info on the city or neighborhood once we'd let her know we'd leased elsewhere. If we're looking for a new place in Capitol Hill in the future or directing friends, the Broadway Building will be high on my list of places to start with.

I moved from out of state earlier this year and the manager was so helpful through the process. She took tons of photos and measurements of everything, and painted an accurate picture of the building and neighborhood. My furniture was delivered the day before I arrived, and the staff facilitated the movers so everything ran smoothly. The apartments are classic and gorgeous and have huge windows (mine faces the park and has the most beautiful view). The staff really go above and beyond any place I have lived. Working long hours (and having a bit of an online shopping habit), a huge perk for me is that they deliver packages when I can't make it in, and the maintenance man always fixes anything within the same day (even a lightbulb). There aren't any amenities like a gym or rooftop...I probably wouldn't use them anyway, but they are always nice options! As for the neighborhood, you definitely get your crazies (and it can be on the noisy side), but Capitol Hill is simply amazing in the areas of nightlife, cafes, vintage stores, restaurants and live music. There are constantly people out and about, and you get a real sense of community; a kooky community at that ;).

I've lived here 5 years and I can't imagine living anywhere else on the hill! The building has provided everything I could need or desire. Maintenance is top notch due to Chris the maintenance supervisor's skill and Netanya the Property Manager is truly, truly amazing! She handles every single situation immediately, she's on top of it! She's also such a consistently nice person, very genuine and you know that you're getting the best service from her and everyone at the building. I feel so taken care of here! I've also got the best bunch of neighbors, amazing folks to live with! :)

The building manager (Netanya) was also super helpful when I had to move to another city (NYC) to rent. New York is a very difficult rental market where landlord's need to be able to quickly verify your rental/credit history or you could lose the unit to a more ready potential renter. Netanya gave me her personal cell so that I could speed my application through for my new apartment in NYC... not a small thing with a three hour time difference between cities.

I really love living here! The building is clean and appropriately comfortable/ fancy. They're building a gym downstairs. I'm encouraged to have pets (there are free dog bones in the lobby). There are free cookies on Friday, and free happy hours and breakfasts once a month. The location is perfect and the office staff are wonderful. My only complaints are that it's a bit pricey, and the parking spots are so tiny and expensive that it's hard to fit in to a space. Also, the dryer doesn't work very well, and the building smells of way too much perfume.
