The Canyon Apartments at Mission Rock

I’ve lived here for 2 years and it has been a good experience. It’s quiet. The neighborhood is safe and they have mission rock security 24/7. There’s a park right behind the apartment which is convenient for walking your dog. There’s a lot of new restaurants and cafes that have opened up. There are also some good events at the China basin park behind the apartments. I would recommend the Canyon or Verde.

This building urgently needs better front desk training and resident support. I’ve lived here for over a year and renewed my lease, but an incident last night left me extremely upset. After a long workday (returning around 8 PM), I realized I had left my wallet—with my elevator keycard and ID—in my apartment, and because I had just upgraded my phone, I didn’t have a photo of my ID either. I explained this to the front desk staff member and offered multiple ways to verify my identity, including my Canyon app, RentCafe portal, and Latch access, yet she refused to grant elevator access and showed zero flexibility or judgment. She kept repeating that she needed a physical ID, even though I offered to retrieve my wallet from my unit once I got upstairs. Keep in mind, this is NOT to enter my unit but just to get access to the elevator and my floor. For a building that claims to be “high tech,” residents are forced to rely on a flimsy white card (like a hotel key) every time for elevator access, which makes situations like this even more frustrating. After repeatedly offering every piece of proof I had, I became emotional and cried, but she still would not help; I ultimately gave up and had to follow another resident into the elevator just to get home. For a so-called luxury building where rent is $5k/month, being treated like I was attempting unauthorized entry to my own home is unacceptable. It also raises serious concerns about what would happen if someone had their wallet and phone stolen. While I appreciate the security measures, this is beyond normal judgement. I’ve never had issues with any other staff as some are super helpful, this experience alone makes me hesitant to recommend this building. I’ve emailed management to request a response and future training, but have not heard back.

My husband and I moved into The Canyon around October 2023 and recently resigned. We have loved our time in this building. Between the beautiful surrounding area (China Basin park & the Chase Center park), safe area, amazing staff, cleanliness, and unmatched amenities; The Canyon is the best place we have lived in San Francisco. The Canyon is great for all types of people, retired, couples, families etc as we now have a baby girl. Natalie hosts the most wonderful community events from monthly Wine Wednesdays, holiday parties, yappy hour (treats for dogs/humans), private dining events, drink mixing classes, workout classes, and the list goes on and on. Our work orders are always answered within 24 hours (unless urgent and they respond much quicker) and the front desk staff is always friendly and helpful, especially Fatima. The views from this building and its common areas are arguably some of the best in the city. Highly recommend this building, you won’t be disappointed!

Most of the staff is great. But management has left the place somewhat mixed as far as maintenance goes. Lots of amenities not functioning properly. Things break and don't get replaced or fixed quickly. And a general indifference to the quality of life here. Considering the price point, I would expect far better attention to detail and better response to resident needs.

Living at The Canyon has been great. The building is modern, quiet, and well maintained, with genuinely useful amenities and a dog-friendly vibe. Management is responsive, and the Mission Rock location is clean, safe, and convenient. Highly recommend.

The management team here can be slow to respond and the leasing/move-in experience was quite stressful however, once you are settled in the building, there are clear winners that make living here a pleasant experience. The maintenance team (although seemingly short staffed), Rolfie and Danilo in particular, are excellent. They are responsive and work really hard to get the job done. And Natalie, the programs manager (?) is also fantastic. She seems to be core to day to day operations and is very effective. The online portal and general communication from the management company are in need of major improvements if they want to retain tenants beyond the initial year.

We love living in The Canyon. Got a great concession (at the time) and the interior finishes are very modern. Parking around the area for guests can be quite challenging but we love the area and the building.

Our experience at Canyon has been truly enriched by the incredible efforts of Natalie and Chintya, who go above and beyond for residents. Natalie has done an incredible job as our program manager, bringing a variety of engaging activities for residents that truly make this community special. We always look forward to the events she organizes! A big thank you as well to Chintya for making our lease extension process smooth and stress-free. Her efficiency and support were truly appreciated. Grateful to be part of this community!

My favorite part about living at the Canyon Apartments is the amazing staff and the welcoming neighborhood. The team is always friendly, helpful, and quick to respond whenever something comes up. It really makes a difference knowing that the people who manage the community genuinely care. On top of that, the neighborhood is peaceful and feels like home -- safe, clean, and full of kind neighbors. It's a great place to come home to every day. One of my favorite things about living at the Canyon Apartments is the sense of community. I love how we get to meet our neighbors during Wine Down Wednesday -- it's such a fun and relaxing way to connect with others and feel at home. CRITICAL UPDATE: The Canyon is bribing tenants to flood Yelp! with positive reviews. Bribe offer email of July 21, 2025 sent to Yelp, screenshot posted here. The BBB (Better Business Bureau) listing for Greystar, the Property Management company, states: Customer Review Ratings 1.02/5 stars; Average of 498 Customer Reviews Beautiful facility and some solid staff. Marred by shockingly uneven management and maintenance. Lease is 109 pages, full of insanity (including lots of language that is unconscionable (full lease obligation survives death of renter), illegal (bar on all controlled medications, even prescribed), and some that's not even English), and management says take it or leave it. Taking [update:months] to respond even to what should be routine maintenance and to Reasonable Accommodation requests due to handicap. Like a copy of the instructions for using the built-ins, e. g. programmable lighting, and a movable shower-head since I have to sit to shower. I figured out the lighting myself/with help from reddit. I'm being gaslit (and I don't use that term lightly) repeatedly, like about what's in the lease and emails they'd received and I saw on their screen. Some "photos" (e.g. 3rd, with fireplace) are really computer renderings. The need to run the hot water for a long time to get it hot - even under an hour after having previously done so - indicates that the builders (Tishman Speyer) violated CA building codes which require all pipes over 1/2" (which includes the kitchen and bath piping) to be insulated. I wonder what safety-related building codes they violated I don't know about. Uninsulated pipes is an un-missable inspection issue.

Good luck doing focused work here. Ball games happen almost daily, so you'll hear people chanting "Let's go giants" and bass-boosted announcer voices and music all the time as you try to work. Even if there's not a game there's a concert or an event or a movie which are ALL at least as bad as games, often much worse (tenants leave during concerts). You will hear your neighbors vacuuming and walking around. You will hear dogs barking. The building generator is loud and will keep you up. You will hear every elevator ding from every room in your apartment. They pollute the common areas with music that you can't turn off (even if they say otherwise), which means moving to one of the coworking spaces when it's loud isn't an option, and as a result no one uses them. Besides the noise which is by far the #1 problem, the tap water tastes like mold, and you can smell people's disgusting cooking and/or marijuana coming from your vents. You might think "oh it's just cooking smells" no it is HORRIBLE, literally repulsive, I can't even describe how horrible and strong it is. I have 100% genuinely never smelled anything worse in my life (durian, etc). It seeps into my bedroom and wakes me up and makes me want to vomit. The building knows why it happens and does nothing to fix it.

Living at The Canyon for 8 months has been a great experience. As a SF native who's moved around quite a bit, this has been the best fit for my family. My corner unit gets beautiful natural light, is well-ventilated, and stays quiet, even with a family and pet living above me. It's peaceful, aside from the fun energy on game days. The building is clean, diverse, and my neighbors are friendly. I feel safe in this neighborhood at any time of day. Management also hosts great events, from paw playdates and wine tastings to rooftop DJs and fitness meetups. It's a great way to unwind or connect. Having concierge is the icing on the cake, guests can easily check in, deliveries are smooth, and the package room is super convenient. The rooftop views are a major perk too, you can watch Giants games and concerts for free. Amenities are well-maintained, the gym is solid (just hoping for a stair master soon), and the staff is kind and professional. I truly love living here.

For a TL;DR scroll to the bottom. Context: I lived here from 9/2023 to 9/2024. I've lived in apartment buildings for 11 years, 4 of which were in SF. I don't usually leave reviews. The last two buildings I lived at were 5/5 and you can see the reviews on my profile. The good: - The building and the amenities are nice. Having a sauna is rare in SF. - The park on the side of the building is lovely. - Arsicault Bakery which has what might be the best croissant in the world, is opening here soon. - Some of the front desk staff is very welcoming (especially the person on the weekend night shift and Fatima) The bad: - I lived on the 14th floor and whenever I wanted to shower, I had to wait about 2 minutes before the water would be warm enough. It never got hot. I told two people from the management office (Derek and Brendan) and they told me there is nothing that can be done. - My apartment faced Oracle Park. The floodlight from the stadium are left on almost every night. I emailed the stadium to turn them off since it's both wasteful and annoying. Didn't get a response. I also told management who told me they would install blackout curtain (they didn't). I emailed them again, and they ignored me (see the screenshot). Keep in mind The Canyon is a joint venture with the SF Giants, so it's not like the stadium is completely unrelated to the building. - The gym is very small. The weight lifting equipment is 1 barbell rack, 3 benches, and 1 functional trainer. - When I moved in, they were using RentCafe for their application process. It simply didn't work (see screenshot) and I had to do a paper application. Later, I was late to one of my monthly payments because the payment portal didn't work (see screenshot). I assume it's fixed by now but it was pretty annoying at the time. The ugly: - The mail room is a shit show. Most building in SF use Luxer which works great. The Canyon doesn't. Packages are dropped off and then they have to be scanned by the front desk, whenever they're free which is usually at night. So you have to wait at least a day to pick up your package. One time, I had to wait 3 days. When I emailed the management, they ignored me (see the screenshot) The mail room is the size of a small living room. This is a 23-story building with 283 apartments. - The elevator and door entrance policies are pretty annoying: when I first moved in, I was told that food delivery people would be able to go up to the apartment to drop off food. This is the policy of every other luxury high rise building in SF. At some point this changed and now, delivery people have to leave the food in the lobby. I politely emailed the management and told them this is pretty annoying and they told me it was for safety reasons. Who asked for this? Mission Bay is a safe neighborhood. Also, isn't the front desk's job to see who comes in the building? Every apartment automatically locks when you close the door. Are we assuming that some guy is going to pretend to do DoorDash, sneak by the front desk and then do what, use the jacuzzi? - The front door of the building went from being opened and unlocked 24/7 (as is in most luxury high rise buildings with a front desk) to requiring a key card. Fine, sure, safety. Who can argue against safety!!! But then, the door would be locked only about half of the time. The elevator went from being accessible by anyone without a key card to being only accessible with a key card, to then being accessible by anyone again. This changed maybe 6 times in the last few months. - The management of the building is simply bad at their job. If you've read this far, you can see a a pattern. To give one more example: when I moved in, I was told I could print documents (see screenshot). When I tried to do it, I was told they don't offer this service. I asked someone at the front desk why and he told me it's because the management finds it too expensive to buy printer ink. When I pointed out the insanity of this policy to the management, they asked me to rat out on the person who told me. TL;DR: this is a well built and maintained building with good views and a lovely park. But the management makes this place unappealing and you should seriously consider other buildings in the area, like 450 Avery, 399 Fremont, 500 Folsom. You should only live here if you find it amusing to see a bunch of unserious people make bad decisions.

Recently I toured The Canyon with Stacey who was thorough and engaged in providing answers to all of my questions and concerns. I returned a few days later with other questions, and the information provided during my visit were somewhat confusing by another staff person. My inquiry was met with professionalism by Olivia who made sure I received follow up information. Although I am not a current resident, the staff provided a positive experience for the potential client! Joan

Beautiful building and unit but the drilling that starts at 7am almost every day is very disruptive. This has been going on for the last 4 months.

I recently toured The Canyon with MK and was blown away by the property and location! The amenities and neighborhood is beautifully maintained, with modern finishes, unique floor plans with killer views and tons of natural light! The amenities at The Canyon are top-notch. The fitness center is well-equipped and clean, spa and sauna are huge perks for some R&R, and the communal spaces seem to lend a sense of community. I saw there are resident events which is also great as I'm returning to SF and don't know as many people in the City anymore. The location is another major plus. The Mission Rock neighborhood is vibrant, and can't beat the energy of the ballpark being right there in your backyard!! There are also lots of parks and green space, public transportation is easily accessible, and it's super easy to get to both the bay bridge and 101. Can't wait to move in

Are you kidding me? How are you doing construction at 7 am? Whoever the genius was in charge of starting construction this early deserves 50 years hard labor.

My review after 18 month living here: I have been hearing construction noise for almost a year and still continuing, waking up almost everyday at 7AM with a loud material drilling and cutting noise, my guests were shocked every time and I was embarrassed a lot, I've been patient for a long time communicating with the management and I understand if a unit next to me is under repair for a few weeks and I agreed to it, but noise coming from one place for a long time indicates that possibly a residential unit is being used as construction zone. It's horrible If you work remotely, The customer service is awful and the management has no intention to resolve the issue, they wanted me to wait until the whole neighborhood is developed!! I have to sleep with noise cancelling headphones on and it's effecting my work and life so badly and my mental health is seriously declining! See the video attached to get a sense of it!

Beautiful property, but customer service is pathetic. Leasing agents are not helpful and not organized. Waited an hour to be seen for a tour, which didn't end up happening. Saw 5-6 leasing agents around but apparently no one was available for a tour. Customer service of this building is very discouraging...

Nice place but terrible customer service. I attempted to apply several times but was turned away by rude staff. Buyers Beware!!! .

This is a lovely brand new building. Most of the service and maintenance team are just wonderful. There are problems to be sure. The entire area is still under construction. Nuisances and kinks of a brand new building, I can get over. Safety is a serious issue here. Parking is in Shed B, two blocks away. There is supposed to be a 24/7 shuttle service, in case of late return/safety concern. On this particular evening. It was raining, windy, and chilly. I saw a transient lurking in the construction site and called for the shuttle service. After waiting for over 20 mins, I saw a neighbor walking back to the building and tagged along. I don't know how long I would have had to wait otherwise. My understanding is that the absentee is a trend. In Jan 2024, there was a murder 2-3 blocks away. I've sent two emails over the last 6 months or so, with a single question not addressed on their website, and have not heard back. So we have not been able to consider The Canyon as an option in Mission Bay. Many others in our neighborhood have said the same about scheduling tours. The point of moving into a full service building is the service; if they can't reply to an email in 6 months, I'm assuming there's a lot of other things that are not happening as well.

really great place. but. some of the concierges act like they wish you were dead. it's really unsettling. they also seem to not care about security. they keep flipping on and off the elevator security. it's really annoying. back door has been broken for weeks, so anyone can come in. package room is a damn mess. it's taken days or sometimes even a week to get a package. they use some smart package room and if amazon doesn't check it in - you're outta luck. i've had multiple packages stolen already. i've been emailing them about some of the problems and they don't even reply anymore. meh.

Great experience living at the Canyon. Office staff very helpful, big praise to Max and his team in keeping this beautiful building in top notch. He goes far beyond his duties to make us feel good living here. My dog loves him.

Unparalleled luxury! Stunning views, Appliances made in Italy and Germany. State of the art secured package pick up room. Very friendly and accommodating staff and management. Love my new home and so will you!
