Leighton and her team are top notch- the best property management company in Waco and Central Texas. Their tenant service and communications are the best I’ve ever seen. I recommend them highly!

The staff here is amazing. Super kind people who are available during regular business hours. Cleaning crew is very diligent. This place has been such a breath of fresh air since my last apartment. Very grateful for my experience here.

Horrible experience! Do not send any documents to Leslie (property manager). I sent her my pay stubs to see if I qualify and she ghosted me. Worried about what she's doing with my personal information. Why not respond to customers after getting their personal information? Will be reporting her and the company.

It's pretty affordable. It would be free if you they paid you a dollar every time a door slammed so hard it makes your apartment door shake during the middle of the night, or every time you heard children yelling and screaming in the hallway between 10pm and 6am. The staff is really friendly, and they're helpful if you have a package delivered but you won't be there during business hours.

The property manager is absolutely the WORST. Absolutely terrible with financial records. DO NOT TRUST THEM! I would rate negative stars!

Only giving one star because I can't give anything less. I lived here for 2 years and it was a nightmare! The rents are cheap, but don't be taken in. The building is poorly maintained: the hallways are filthy and reek of urine, and people were always smashing the outside lock that was required a passkey to get into- they take weeks to fix it. The vermin problem is appalling: roaches, mice, rats, and BEDBUGS. The staff is terrible: Wanda, the building manager, has to be called and emailed to the point of harassment if you want anything done, and when she finally does send one of the maintenance people the work is so shoddy that you're no better off then if nothing had been done. And as if living the building itself weren't bad enough, the drugs and prostitution surrounding it (and coming inside...the stairways, laundry room, and halls) made it unbearable. Finally, they do horrible job of record keeping: more than once they sent me letters saying my rent was late, when it had already been paid! STAY AWAY FROM THIS PLACE!!!
