I’ve been walking by this building every day and finally stepped in for a tour. I met with one of the property managers who was super polite and answered tons of questions. The building has a lot of rich history and location being on Broad Street is ideal for me working down on Market St. This is definitely one of my top spots once my lease ends.

Took a tour of the apartments and was super impressed with charm and uniqueness of each unit. The concierge was lovely and very helpful. There is a SEPTA station right outside which is convenient as well as lots of onsite dining (a coffee shop!).

A lot of the reviews are surrounded about being a tenant so here's my perspective as a hotel guest. I've stayed at another apartment hotel (ROOST which is 4 stars) Cleanliness- 4/5 one of the cleanest 3 star hotels I've been at in Philly. But I don't like how there isn't an option to get your room cleaned while you stay. I think guests should get at least their sheets cleaned and bed sheets changed every 5-7 days. You're also responsible for parts of cleaning up that regular hotels wouldn't task you with so feels very air bnb-y in that sense. It's mostly to take out the trash which is simple enough for housekeeping to do. Sizing - 4.5/5 it's spacious, but some of the sizing is weird and makes it feel smaller than it is. But of course it's bigger than a hotel. Front desk - 3.5/5 I hate complaining about service, but I had the roughest check-in experience, no clear explanation of amenities, and overall pretty inexperienced help. Check-in experience is a so-called "background check", but I don't know how they do that instantly. It's for the safety of the current tenants, but is super cumbersome. If you book 3rd party, you might not get the link and will spend 20 minutes checking in. Amenities- 3.5/5 Dishwasher and free in-unit laundry are amazing. I have no idea how to get to the fitness center and it wasn't explained at all by the front desk. Location - 3/5 right by the BSL (which is late often), but otherwise a roughly 1+ mile walk to a lot of center city spots. 3.7, but rounded up because overall this is better than a lot of options. Iffy on staying here again because of location, but otherwise highly recommend.

Do not reserve an apartment in this hotel for anything more than a few days. I was a longer term guest, kept renewing for one year as I was doing a documentary project in Philadelphia and wasn't sure if I was going to stay. My possessions were damaged at various times during my stay by terrible maintenance personnel, bad washer that locked up and destroyed my clothes, and a move out situation that had incompetent staff throwing away my possessions before I moved out, mixing jewelry and art supplies and memorabilia and clothing with kitchen garbage, dust and gross stuff. I was given a five star review as a tenant by this hotel, and now have to take them to small claims court. Avoid. Hvac issues, bizarre situations with employees, broken stuff, incompetence. I loved my apartment and acceptance of this substandard situation was because I liked the building and was in a life situation that was uncertain. I was given $500 and treated like a vagrant by the house manager, dismissed outright by upper management who I've reached out to 4 times. Just a horrible situation that ended in the most disappointing and disastrous way. Going to court is my only option. Some of the staff was great, but cannot make up for gross negligence, incompetence, and a general lack of understanding of basic principles behind hotel service from some of the management. In the end, even the people I thought were good one hundred percent let me down as a guest. Too many options in Philadelphia to stay/work in to risk. They asked me to write a good review many months ago. They ask their guests to write great reviews. I did, in October of 2022. When I checked out in September 2023, I lost a lot of my possessions. Stay away.

Not allowed to stay here! This place is ridiculous. Looks beautiful and I was looking forward to my stay. The pre-check in was absolutely insane. Pictures of my id, front and back (okay that's pretty normal), then a picture of my actual face that I had to take using their site? Then my residence history? Then my purpose for staying? I booked through Hotels.Com - "Guaranteed Booking" and when I get to the front desk the concierge tells me that my reservation was canceled by their automated system. I asked why, no answer. I asked for a supervisor. No one's there. I called their main office and no one can do a thing to help. Worst part? They canceled my reservation days ago and just never decided to tell me. Honestly? One of the worst experiences I've ever had with a hotel.

This Is a hidden jewel! Went to Philly for graduation and stayed at a B&B within the hotel. Service was excellent and the food great . Only complaint is that toilet that was running otherwise great stay.

Definitely did not renew my lease when it was up. Do you research on the other buildings that are managed by the same group. I wish I had. Everything negative you have read in the other reviews is still 100% true, not a pandemic irregularity. Combined with mismanagement (ffs they have no website / residence portal, they still rely on physically picking up paper checks with no other payment options and are more than happy to tell you off about anything you might have an issue with) and a poorly written, yet extremely limiting, lease expect that your options for negotiating to be limited and your issues to go unaddressed. Own a bike? Well that's too bad the lease expressly forbids walking a bike in or out of the building and there sure as hell aren't racks here. Expect priority treatment to go into the units they have reserved for obnoxious, loud, and mask mandate ignoring AirBNB-ing visitors (which you as a tenant are expressly forbidden from doing in your lease ;) ) There have been a number of corners cut when rehabbing this place, dislodged and broken tiles in the main entry way that are still busted - it's a wonder no one has broken an ankle yet. The exposed brick feature in units are not sealed and continue to degrade. No screens for unit windows, and they're nailed in the track so they cannot be opened enough to put one in. Combined with the HVAC failures and trash chutes, this had been real fun in the hot summer months. There was been repeated breakdowns of appliances (they just rotate them to/from uninhabited units), power and internet outages. No courtesy given regarding the construction (do you like hearing construction 7am-6pm every day with no notice of when it will start or end and no one can tell you? Enjoy! Literally woken up for over a month to this nonsense and loud enough to be heard on my phone during any calls I had to take while home.) Echoing bass through the lower floors can be heard in the evenings until early morning, I'm assuming due to the new "underground" space. I cannot tell you how many times we had a false alarm evacuation or the alarm system went off. Trash chutes with pneumatics that routinely fail, leading to garbage piling up and causing floors to stink. There was a definitely a plumbing failure at one point and the lobby smelled of sewage for a few days. When I left they still could not bill right for power/hvac/water - and over the last year the HVAC system has broken down no less than 20 times, sometimes for extended periods of time. Their answer was to have you pay a percentage of the total building usage instead of your personal usage. I believe the break-ins mentioned were a direct result of HVAC failure so the lobby was a boiling humid jungle that it required the doors to be propped open. The poor desk staff members were by themselves with zero backup and clearly not briefed on procedure because nobody knew how to handle a breach like this or any of the various malfunctioning alarms - trying to get info was often met with a shrug as they're trying to phone supervisor who have remained unhelpful. With all this happening, I literally don't know how they expect to compete with the newly opened buildings that are competitively priced opening *right next* to them.

We stayed in room 1009, which is an Airbnb. Omg , words can't describe how amazing it is. Do yourself a favor & walk around city hall are like we did, do by the time we got to our room, it was dark outside & the views from there are literally jaw dropping!! It was a perfect place to just sit at the many windows & be in awe. Bonus , the on-site restaurant is the classiest, friendliest most delicious place ever. Worth every penny , just for the velvet horseshoe booths with pillows & the classy chandeliers. Omg , treat yourself & just do it!!! Room 1009

I moved into the apartments in the Divine Lorraine Hotel in Philadelphia February 1, 2020. From the time I moved in to now I have suffered through a myriad of issues including the following: -Faulty dishwasher that leaked and flooded our kitchen twice after being repaired twice. -The locked front door and 24 hour front desk attendant somehow allowed for two break-ins, one of which, a woman stole the master keys from the front desk and made it to the 5th floor into a tenants apartment having stuffed a bunch of the tenants belongings into garbage bags. The other time that it happened police went looking for the intruder and pulled their guns on a tenant. -Ongoing construction and construction dust spilling into the apartment from under the door. Paint fumes coming through the vents. Construction mess left and not cleaned up in hallways. -Jammed trash chutes causing entire floors to smell of garbage. -Broken HVAC system which was reported 11 days prior to anything being fixed. Building management promised a resolution within "a few days" then nothing got done, they then promised "Tuesday or Wednesday," then finally updated to "Friday morning." We sat in sweltering heat for almost two weeks while paying full rent to suffer through each day. -Chronic power outages and scheduled outages while many people were working from home due to Covid and needed wifi, forcing tenants to find somewhere else to go so they could work. After going through all of the above over the course of 10 months, I finally made my disapproval known to building management telling them I expected discounted rent for the month as I had been living in a building without the advertised amenities for two weeks (The HVAC issue.) I expected them to do something to rectify this, instead we received a response saying "I look forward to seeing your review." Well here it is Ed!

Current renter moving out in the next two months. Let me begin by stating I never leave reviews on anything, but feel compelled to do so now in hopes I at least steer one person away. In the ten months I've been here: The washer/dryer broke 4 times. The dish washer leaked across the kitchen 3 times. We have had 5 power outages. Their construction crew accidentally cut the cable wiring so WiFi was out for a full day during working remote Paint fumes from their construction filled the apartment for a full week The dust from the basement construction game through our vents and covered the hallway without being cleaned until the third email request Currently we have been sitting for two weeks without AC for an issue they promised would be resolved in two days The pièce de résistance, two break ins within the span of 3 months as a result of the front desk security leaving for a break and having the building skeleton key sitting out on the front desk. (The first instance they promised to rectify this issue so it was very alarming to see it happen again identically in such short time. When voicing our concern about two weeks of working remote without ac, our only responses were that it wasn't something they could fix and another individual mocking us for complaining. Do yourself a favor, you can find better lodging with more accountability all over the city. The joke I always use when referring to this place is that it is a gold plated turd. Looks nice from the outside, but everything on the inside is broken. And this is Tom Ed. I know you were "looking forward to my review".
