The Eagle Building

Edit: While the amenities I listed below are awesome and stand true, after two years of living here, I had to modify my 5-star to a 2-star… primarily due to the management company. DLG Management did the least to make this space a comfortable living space and continually treated the tenants like college students living in a dorm: 1. They restricted amenities from all tenants after some bad actors “broke the rules” 2. The owner doesn’t listen or care about reasonable requests from tenants. 3. Their written communication appears as though it’s being written by a high schooler with no empathy, poor grammar, and missing context 4. They don’t provide any support for move-out, including reserving or holding the freight elevator… meaning you may move out at the same time as someone else, and your competing for the elevator with all other tenants 5. The mail room with packages has no organization, and after numerous attempts to ask for help, the proceeded to do nothing. 6. The maintenance staff are standoffish and have no authority to make decisions. 7. I can no longer stand by the reasonably priced units, after leaving the 2bd/2ba unit I was renting went from $3100/month to $4000/month I’m sure there are things I’m forgetting. If you’re looking to rent here, just be weary of DLG. ———————————— Original review: I remember watching this building go from dirt lot, to a big hole, to a gorgeous apartment building. The historical facade of the white eagles mixed with the gorgeous red bricks makes this a beautiful addition to the neighborhood. The units are well sized and appropriately priced for the neighborhood. Including heated parking, bike room, gym, and rooftop amenities. Many units have outdoor spaces, including a few with extra large outdoor spaces. Additionally, there are units that are ADA compliant. The rooftop includes: indoor (reservable) community room with kitchenette, outdoor patio, propane grills, community garden, leashed dog relief area, a 0.10 mile walking track/loop, and gorgeous views of the neighborhood/city. Oh, and you can’t beat having a Starbucks and the little convenience shop literally steps from the front entrance!

We had a terrible move-in and move-out process. When we moved in, we received notice that we had the elevator booked for 1.5 hours and if we went over it is a $250 charge. However, they also booked the elevator with 2 other apartments that were moving in at the same time- so we had to compete with them for elevator time and space. Each time, were not allowed to have the trucks in the loading dock inside the garage despite meeting the posted vehicle requirements. When we asked, mgt was rude and suggested we were causing issues. The price of parking was raised by $75 dollars 3 days after our roommate signed the lease and moved in. When it was time for renewal, they increased our rent by 20%. The parking garage always smells like gas and sewage. The mailroom is disorganized, and packages are often left in the lobby in piles rather than in the actual mail room. Our appliances constantly were breaking and our living room ceiling lights had an electrical issue that didn't work for the majority of the lease. The best things about this apartment complex were leasing agent Rose and maintenance employee Sylvester. They were great.

This building has so much potential, but unfortunately, the management damages the experience. The apartments are overpriced for the area, and the building manager adds to the discomfort by enforcing strict and unreasonable rules. For instance, the rooftop is rendered useless due to a rule allowing only three guests per resident. While this rule might be understandable during major events, it is unreasonable on normal days when the rooftop is empty and lacks amenities that would attract large gatherings. Additionally, during major events like Pride, the rooftop is completely closed off to residents, further diminishing its value. The building offers few amenities, and for the same price, you can find a place in River North with pool access and fewer restrictions. The situation is worsened by someone who continuously makes life difficult for the residents. This individual enforces rules in an unfriendly manner and, instead of addressing issues directly with residents, prefers to embarrass them in front of their guests.

I lived in the eagle building for a year - it started out as an excellent experience and I am sad it hasn't stayed that way. Tenants were repeatedly blocked from using roof amenities which with a dog meant I was unable to use the dog area. The garage constantly had brown stuff dripping on cars - several friends had this issue. Packages were constantly stolen or just thrown together in a mess taking forever to find. There are constant complaints on our building's Facebook group about things that should be easy to handle that just aren't such as residents being locked out of their apartments due to faulty key fobs. The thing that ultimately drove me to such a low review was the move out procedures. When I moved in, you were allowed to reserve an elevator and the loading dock. They now require you to park in the side alley and move out through the garage with no elevator reservation, making it more time consuming and messy to move out and more likely you overlap with someone else's move out as I did (even though i communicated my moveout time). I wanted to love this building, especially because it is new construction, with gorgeous apartments, is super dog friendly with amazing views and when I moved in seemed like a dream come true, but I am glad to have moved out and very disappointed in how management has treated residents. Marnie has always been excellent but other building management have not been kind and communications are terse and rude - my new home is night and day in how kind and respectful their communications are. Also, if you're noise sensitive, do not rent on the south side of the building. All of the festivals on halted and patio parties will drive you nuts in the summer. On the 7th floor, you can hear people running on the roof track as well.

Lived here for 2 years and loved the building. Management, not so much. I swear I had a daily email from management about a "reminder" to follow a rule. Like if someone accidentally threw styrofoam in the garbage or didn't break down a box, you'd get an email. If some people didn't clean up dog poop on the rooftop dog run, you'd get an email. This would be daily. Constantly threatened to "not allow access" to the rooftop if we "didn't follow the rules" however we were PAYING for these amenities. The owner began to restrict access to the rooftop on certain weekends during parades, 4th of july, etc because people were not "following the rules." Also, the mail room was a disaster. I had a few packages lost as a result. I would have anxiety about packages being delivered because drivers had a hard time entering the building and would sometimes leave packages outside the door. If they did bring them inside, it would be thrown in the entryway, outside the mail room, or if you were lucky, inside the mail room with 50 other packages. Have fun sorting! Maintenance was amazing, had our issues fixed always within 24 hours or less. I loved how dog friendly the building was, no weight limit or breed restrictions, everyone was very friendly to dogs in the elevators...especially since my dog is reactive. Loved our units we lived in, absolutely gorgeous, I don't think you'll find a more beautiful apartment in the city. Top of the line everything in your unit. Perfect location, 10 minute walk to the lake and 10 minute walk to wrigley field. Overall, I really miss living here but unfortunately with price increases and the management issues previously mentioned, I would not recommend.

I enjoy living here: It's an excellent location (except in June because of the parades), near the lake, the building is beautiful, and management is highly responsive to maintenance and other requests. The only downsides so far are that sometimes the garage door does not open properly for whatever reason, and the mail system is not the most organized (you really need to search around for your packages). But overall, it's a safe location and a great building.

This building literally shut down the roof during gay neighborhood events. And when residents complained they dismissed concerns. ALSO our AC broke 5+ times while we lived there.

Have been living in the building since 2020, 7th floor. The building is smoke free building - yet there are tenants who will smoke in the building on regular basis and management will do nothing about it. So for anyone who decide to rent here be aware - it is not smoke free building and if you want to smoke in the building. - management will do nothing - so feel free smoke any time you want!
