Alexandria Is Getting a 12-Vendor Food Hall That Will Include Ramen and Pizza | Eater DC

"I learned that a renovated mixed-use complex at 2470 Mandeville Lane, christened the Foundry at Carlyle, will include a 250-seat indoor-outdoor food hall wedged at the base of a 520-unit residential tower; the hall will house 12 vendors across 12,000 square feet alongside a co-working space. The larger conversion aims to be a millennial magnet with a heated rooftop pool, a three-story gym, and a two-story sports bar with arcade games. A central cocktail bar manned by Alexandria Restaurant Partners will sit amid original concepts and internationally-infused cuisine from local restaurateurs and national brands, and the food hall—complete with corn hole and ping pong—will offer all-day service, weekend brunch featuring Belgian waffle and egg stations, and a late-night menu." - Tierney Plumb

I had a really disappointing experience at The Foundry. I scheduled a tour in advance, expecting a thorough walk-through and the opportunity to ask questions about the property. Unfortunately, the leasing agent I met with rushed through the entire appointment and made it clear she was pressed for time. After about 20 minutes of seeing 3 apartments, the leasing agent walked my daughter and I back to her office and asked if we had any questions. I asked about the kind of amenities the apartment complex offered and was told that due to time constraints and that she had other appointments coming in, she couldn’t show them to me. I then asked if she could at least show me 1 or 2 of the amenities to which she was almost hesitant to do. This property was at the top of my list but it felt like my time and interest weren’t valued at all. The tour was brief, impersonal, and didn’t give me the information I needed to make an informed decision. First impressions matter, and this one left me questioning how current residents are treated if prospective tenants are handled this way. Also, as a prospective tenant, it would be nice to have future resident parking versus having to pay for parking to tour the facility. Would not recommend based on this experience alone.

My husband and I have had a pleasant experience with the foundry so far. I’m so glad we decided on the foundry after touring a lot of other apartments in the area. I really like how friendly the staff is and the location is so convenient. Kayson, the property manager, really went above and beyond to help us settle in and we are very grateful for that. I really like how clean the common areas are, there is always someone cleaning in the morning. Overall it’s a safe, clean and friendly environment to live in.

I thought paying high rent was worth the price.. how naive I was. I’ve lived at The Foundry for 13 months, and I liked the building itself but I’ve never experienced such a lack of empathy or professionalism from an apartment management team. After a leak (caused by a building issue, not tenant negligence), industrial drying equipment was placed in our unit. The noise is extremely loud and disruptive, making it impossible to live or work in the space—especially difficult since I work from home. Despite the repair being “fully addressed,” management insists on running the fan every day for hours as a “precaution,” even though there is no current moisture issue. We tried to work with them and asked for a quieter solution or compensation for the disruption. Instead, we were met with repeated, dismissive responses. One staff member came to our door and refused to listen, repeating the same line over and over—completely ignoring how unlivable the situation has become. Worse, they threatened to bill us $5,000 to $8,000 if we don’t run the fan for 7.5 hours a day. That’s not support—it’s intimidation. To make matters worse, our lease was extended beyond our original move-out date due to a 60-day notice policy, and we’re now paying a higher month-to-month rate just to be told we have no rights to peace and quiet in our own home. If you’re considering living here, know that once there’s a problem—even one that isn’t your fault—you may be stuck with the consequences while management prioritizes liability over your quality of life.

Honestly, this seems to be a great spot in a great location. The staff are friendly, the building is well-kept, and the leasing process was smooth and straightforward. My only real complaint is with the move-in process. I had reserved the freight elevator, but when I arrived it was being used by others. I was then told someone moving out had priority, which I don’t feel was fair. Because of this, I ended up paying my movers for an extra hour even though I had followed the proper steps to reserve it. That said, I’m still happy to be part of the community, but I do think that situation was unacceptable and could have been handled better. Update August 21st. Got a chance to hash it out with management & I got to say, people & systems do have off days. No one is perfect but I will admit the management is some of the absolute best Ive dealt with in the entire DMV. They are all friendly & committed to conflict solving & providing the best service possible. Now that im moved in, I can confirm I am absolutely impressed with the staff & am happy to be apart of this community.

Warning to anyone thinking about The Foundry Apartments – do not waste your time here. The management is rude, unprofessional, and completely careless. After submitting my application, I went to the office to solve a simple issue, but the manager treated me with zero respect. When I tried to show him the problem on my phone, he ignored me to my face and refused to even look. Instead of helping, he brushed me off, told me to “take a seat,” and sent someone else who had no idea what they were doing. My problem was never solved, and they clearly didn’t care. Their appointment system is also a complete scam. I booked a virtual tour, waited for the call, and nobody ever contacted me. I then went in person and told them I already had an appointment, but they didn’t care at all. They just said, “We’re busy, you need to book another one.” No responsibility. No respect. No customer service. This place is run by people who don’t care about you, your time, or keeping their word. If this is how they act before you even move in, imagine trying to get help once they already have your money. Horrible management. Unprofessional staff. Do not trust The Foundry Apartments.

Great place to live with beautiful features, lovely pool, roof top grills and more. Concierges were always kind and as helpful as they can be. Maintenance and overall management are in need of some tweaks. Our refrigerant alarm went off late last night and the concierge was unable to get a hold of ANYONE despite many calls to maintenance and management. Poor guy felt helpless and had no guidance for how to help us. We walked to a hotel and crashed for a few hours before heading back to check in on the issue. 12 hours later there was still nothing happening to fix this significant health and safety issue. No conversation about covering cost of the hotel, no fix, nothing. Fortunately this all happened on our last day here, but it was a tough way to leave with a bad taste in your mouth. It’s disconcerting that there was no emergency management protocol in place for events like this. Loved the neighborhood and the people.

I added a roommate and paid almost $300 in application fees, yet management still has not approved the application. Even worse, they warned my roommate that they cannot use any common spaces while we wait. This is unacceptable and feels like taking money without providing fair treatment or basic respect. Tenants deserve accountability, transparency, and professionalism—none of which this property management has shown. Renters should think twice before moving here.

I have lived at the Foundry for a little over a year. In the beginning, things were fine, then I had a major plumbing issue that requires significant attention. I have an industrial apartment, and I was told that things like these are to be expected. I can hear whenever my upstairs neighbor takes a shower, the entire duration. And I mean, this is unusually loud, to the point that if I am sleeping it will wake me up in a panic thinking that the water is going to fall into my apartment. The pipe in question is in my bedroom and it was not making this noise when I moved in. I have attempted to work with them but they have not presented a plan to resolve this. I have spoken to my neighbors with industrial apartments and they have confirmed that this is not normal nor do they have this issue. They refuse to let me out of my lease 1 month early to allow them complete access to the unit to resolve this for the next occupant. They have already rented my apartment, if you recently applied for an apartment that would become available on September 29 on the 8th floor, this is the apartment and they are very aware of this issue but have not warned you about it. Here is a timeline of my communication and a video of the issue: June 11th – Occupant puts in a request about plumbing issue June 12th – Maintenance closed ticket saying that “They checked the shower and we didn’t see anything” June 13th – Occupant advised that she had provided leasing with a video recording June 13th – Maintenance said that they would review it. No more contact July 16th - Occupant puts in a request about plumbing issue again July 16th – Maintenance said “We are trying to figure out what we can do with this issue” they also advised that this would be brought up in the following team meeting. July 16th – Ticket closed July 19th – Occupant emails requesting to end her lease 1 month early, to allow the Foundry complete access to the apartment to help them find a resolution for their new tenant and to allow occupant to move. A compromise. July 31st – After not receiving a reply and unsuccessful attempts to get a reply, Occupant speaks to Leasing management who lets her know that her request is being denied and there is no resolution to her issue. July 31st - Occupant emails asking for an appeal with timeline of communication August 2- Management asks for availability to do a unit inspection to few issue August 2 - Occupant provides availability August 8- Occupant reaches out to BH corporate after management does not come for the scheduled inspection. August 8 - Corporate loops in regional management August 12- Management does an inspection and ask questions about the issue. Occupant once again provides recording. August 13 - “ I am writing to inform you that, after careful consideration, we are unable to approve your request to terminate your lease early without penalty. ” No reason is given and no resolution/ plan of action has been communicated. To be clear, my main point of contact through this ordeal has been the community manager. Still no resolution
