With the NEW Management team, Sanjay has been my go-to. He’s the one who got me into my unit and has continued to show up ever since. I travel frequently for work, and knowing I have someone like his right hand Debbie to help with packages or logistics back home? That’s peace of mind you can’t put a price on. The Assistant General Manager Debbie, has been just as phenomenal. Always attentive, quick to help, and completely locked in. Both Debbie & Sanjay work in sync, and I genuinely view them both as equal pillars of this community. Their professionalism and consistency are unmatched. Overseeing it all is Sanjay, the General Manager—and his leadership shows. Managing hundreds of units in an upscale market is no small task, but this team handles it with elegance and heart. The kids enjoy the amenities, game room & Rooftop Pool and Sundeck. The Fitness Center with cardio and weight training areas beats going to a local gym. When I return from my travels & want to meet neighbors, the Clubhouse and Lounge is my go-to. Everything is kept spotless, functioning, and ready to enjoy. The grounds are stunning. The events bring people together. The shops, cafes, and restaurants right outside your door turn this place into a modern village. You don’t just live here—you thrive here. Bottom line… This team— Sanjay & Debbie—makes The Foundry feel like home. Not just some high-end complex, but a place where you’re looked after, respected, and valued. I had a really disappointing experience at The Foundry. I scheduled a tour in advance, expecting a thorough walk-through and the opportunity to ask questions about the property. Unfortunately, the leasing agent I met with rushed through the entire appointment and made it clear she was pressed for time. After about 20 minutes of seeing 3 apartments, the leasing agent walked my daughter and I back to her office and asked if we had any questions. I asked about the kind of amenities the apartment complex offered and was told that due to time constraints and that she had other appointments coming in, she couldn’t show them to me. I then asked if she could at least show me 1 or 2 of the amenities to which she was almost hesitant to do. This property was at the top of my list but it felt like my time and interest weren’t valued at all. The tour was brief, impersonal, and didn’t give me the information I needed to make an informed decision. First impressions matter, and this one left me questioning how current residents are treated if prospective tenants are handled this way. Also, as a prospective tenant, it would be nice to have future resident parking versus having to pay for parking to tour the facility. Would not recommend based on this experience alone.

My husband and I have had a pleasant experience with the foundry so far. I’m so glad we decided on the foundry after touring a lot of other apartments in the area. I really like how friendly the staff is and the location is so convenient. Kayson, the property manager, really went above and beyond to help us settle in and we are very grateful for that. I really like how clean the common areas are, there is always someone cleaning in the morning. Overall it’s a safe, clean and friendly environment to live in.

Ive been here 3yrs. Ive chosen not to renew my lease. Primary reason: the property manager and many on the leasing offce team. You can read the other reviews and see a similar theme. Good news, residents received notice that the management is being replaced outright. The one spotlight is the maintenance team. Every team memebr exemplified professionalism, prompt response, and always greeted me even when not addressing an apartment issue. I hope the [former] property management will see this and commend them in some tangible way. Now...my experience(s) with the management. Specifically the leasing team put in place by the property management company, BH. My interactions with the management include being lectured by the property manager while seeking a replacement parking decal (and getting charged another $150 for it, after being towed) as well as having my car broken into when the parking garage door failed and the management would not put a solution in place to ensure safety while the door was being fixed. When I needed a replacement fob, I was given the runaround. Visiting the leasing office on the weekend was a waste of time because the person in the office did not have the capability to provide a replacement. Visiting during the week when I got off work resulted in me being redirected again as the property manager needed to consult with the facilities team and told me to try another time. I did find one person on the leasing team whom I met during the day and was able to help me in under an hour (i wish i could include her name, her professionalism was great). This took two weeks due to my own commitments. I am surprised they did not utlize the "24/7" concierge to help with providing a key fob when i could easily be available. I now need a replacement remote for the garage door (3 years wear and tear) and I find myself preferring to wait for someone to let me in rather than approach the leasing office staff. This is NOT what my rent should be going towards.

I thought paying high rent was worth the price.. how naive I was. I’ve lived at The Foundry for 13 months, and I liked the building itself but I’ve never experienced such a lack of empathy or professionalism from an apartment management team. After a leak (caused by a building issue, not tenant negligence), industrial drying equipment was placed in our unit. The noise is extremely loud and disruptive, making it impossible to live or work in the space—especially difficult since I work from home. Despite the repair being “fully addressed,” management insists on running the fan every day for hours as a “precaution,” even though there is no current moisture issue. We tried to work with them and asked for a quieter solution or compensation for the disruption. Instead, we were met with repeated, dismissive responses. One staff member came to our door and refused to listen, repeating the same line over and over—completely ignoring how unlivable the situation has become. Worse, they threatened to bill us $5,000 to $8,000 if we don’t run the fan for 7.5 hours a day. That’s not support—it’s intimidation. To make matters worse, our lease was extended beyond our original move-out date due to a 60-day notice policy, and we’re now paying a higher month-to-month rate just to be told we have no rights to peace and quiet in our own home. If you’re considering living here, know that once there’s a problem—even one that isn’t your fault—you may be stuck with the consequences while management prioritizes liability over your quality of life.

It’s been a great experience so far with the new management team, more specifically Daniel. If you’re gonna tour, do your best to get him. His knowledge, calm demeanor, and client service was superb. Absolutely phenomenal.

First, The Foundry is not closed. They are open and operating and bringing in new tenants to pay thousands for a building- *that's had MULTIPLE "securely" garaged cars vandalized for their wheels *that has a "guest limit of 2 people" despite advertising the vast amenity spaces as though we're able to host guests like the adults we are *that promises an indoor "dog run" for pet owners, but has refused to ever clean it. It's the smell of ammonia you'll notice from the street. *that promises the services of a 24 hour concierge, but doesn't provide it, and residents have to navigate risking their packages stolen and sharing the lobby with our local unhoused community. In addition, IF the packages make it to the locked Package Room when The Foundry staff are working, don't dare ask for your packages while they're here! We aren't allowed to retrieve our packages during business hours if the delivery service fails to provide a code. They literally hold your mail and refuse to give you access. This is just the start. Read all the reviews. Find a positive one? Just know that when new tenants move in, they're hounded to leave their positive reviews right away, before reality sets in. Still don't believe the reviews? Contact the Alexandria Office Housing Landlord Tenant Division and ask them how many reports they've received on The Foundry. Community Manager Kayson Sturge is widely known among residents for not answering emails or taking office visits about concerns, and speaking to residents in a dismissive, condescending manner when he is confronted. #FoundryALXstandard READ YOUR LEASE before signing! The apartments are nice and they have nice common spaces but ran into issues with the staff a number of times. I had problems getting in contact with the leasing office a number of times with various issues. When I moved out they charged a number of random fees that left me owing money. They sent me an email saying I owed $33.97 and had 1 month 2 pay it. After a week I went to pay it with a money order only to be told they already sent it to collections, the person went and talked to the manager and ultimately decided they could take my money order. After a few months I started getting contacted by the management company to collect my outstanding balance and the leasing office now claims they never got my money order. During my 15 months there the dog park was closed probably close to 6 months. At one point all 5 elevators went out of service for days.

As of DEC 1023 there is a waitlist for their 200 per park spots. You can get optional parking in the meantime at the Hoffman for 135 which is a 5 minute walk up the street. The building is a remodeled government building so the 14th floor and up have regular ceilings and walls but everything below has exposed ceilings and painted cement walls. The washer and dryers are small. The counter top in the kitchen is movable. The view is very pretty on the terrace level. Metro, movies, and some popular food places within short walking distance. Overall I don't think the juice is worth the squeeze if you are looking for a lot of space.

Initial impression after we just finishing moving our son into his apartment at The Foundry. First and foremost- the staff is AAA+ from the initial inquiry thru signing the lease, they could not have done more to make the experience as easy as possible. Every promise and commitment fulfilled - move in was easy with plenty of loading dock space and service elevator. The building has a beautiful layout with plenty of open space and common areas. Very nice pool and open air entertainment area with grills and fire pits. There is much more, bottom line - excellent! Just out the door are many restaurants and entertainment venues. Metro close by, too.

Moved into The Foundry in early 2023, will move out as soon as my least ends. Very much a polished turd of a building. The Good: location - walking distance to old town Alexandria and the metro, which is nice The Bad: Amenities - they don't work. They show you all of these wonderful things during your tour, but then you move in, try to use them, and realize they are nearly all broken. Sports bar - golf simulator game is broken, air hockey table is broken, TVs don't work. Rooftop balcony - 1/4 grills worked when I moved in, the Foundry removed 1 grill entirely, so I guess 1/3 working is better than 1/4, so good job there? Even with the 1 working grill, you often had to use a lighter to get it lit as the ignitor was broken. Fire tables/pits - 1/3 work. Raised this issue with building staff in mid-october 2023 at a Halloween party the building hosted, and they are not fixed as of 2/16/2024 Key fobs for building access - work maybe 1/5 times. You will spend 5 minutes tying to get in the door at times, and end up just waiting until somebody walks out and then walk in while the door is open. Smoke - building hallways often reek of weed and tobacco smoke. Building sends out emails asking people not to smoke inside, but dont seem to actually enforce their rules and evict people, so it just continues. Parking - charge ~$200/month to park in an off-site parking garage that is shared with the movie theater. More expensive than most building around here, and you get a shared garage that is a 5 minute walk from the building for that money Desk staff - act like it is a massive hassle to get a package for you, will moan and groan about having to get up and walk the 40 feet to the package room Leasing staff - rude, condescending, and will lie to your face about things working when you know for a fact that they do not (IE fire tables, games, and grills) Pool - it exists, but it often closed for various reasons, and the rules constantly shift about what is allowed on the pool deck. Also comically dirty, the amount of hair, Band-Aids, cups, and trash in it daily was astonishing. Many of the pool chairs were also broken, and all but 1-2 of the umbrellas were broken. Building Cleanliness - elevator and lobby often have dog vomit, pee and feces. Windows - only one window in my apartment opens (swings about 4 inches out at the bottom only), so very very little airflow through the apartment is possible. No screens on the windows, so need to close in the evening and night for bugs anyways. At the end of the day, there is no way the building was worth the money it cost to live here. Appears nice during the tour, but it is all a façade. Look at the google reviews, vast majority are given by people who toured but did not move in, as the leasing office incentivizes people to review the building during tours in an effort to drown out the voice of the actual residents of the building. Gotta love it.

I would love to give this place five stars because people are top-notch and sweet --they'd do anything for you. But the parking I mean come on why can't we park in the building? I have to walk a half a mile to get home and it's not fun when you have groceries! And let's just stop with the Jack hammers at 7am? So much construction- all appropriate for what's happening but still painful if you have late nights at work!! By the time I go to bed they're up! Front desk staff is great! Martin you're a gem. Thank you everyone for holding the doors for me when I have my arms full of diet Mountain Dew and bagels.

Living at The Foundry has been a rollercoaster ride, and unfortunately, it is on a steep decline. When I first moved in, the place was decent, but after going through two different management companies, I can confidently say things have gone from bad to worse. Firstly, there is no longer a 24-hour concierge, which is a huge inconvenience and was a huge selling point, initially. If you're expecting a package, you better hope the delivery company leaves a code. If they don't, you won't even be notified that your package has arrived. So, forget surprises and unexpected packages at this property. To make matters worse, you won't have access to your package until after 6 PM, and after three days, they start charging you $3 per day for not picking it up. It's as if they're punishing you for their own lack of service. Also, with no concierge during the day, many times packages are left on the concierge desk which anyone could steal and HAVE stolen. The restrictions on guests are absurd and borderline ridiculous. You are only allowed two guests in any of the amenities, such as the sports bar, rooftop terrace, or other community spaces. If you dare to have more than two, get ready to be fined. On top of that, if you plan to be away for more than seven days, you are required to notify them. And no guest is allowed to stay for more than three days without signing a lease. So, if you have college kids, the Summer may pose a problem. Or even out of town guests would have to get approved and sign a lease to visit you for more than 3 days. What makes it even worse is that management doesn't bother to inform residents of these changes. We usually find out about new rules through word of mouth, which is incredibly frustrating. Fortunately, we have a Facebook group where the residents communicate with each other. The current management had a brief moment where they seemed to improve things, but that was short-lived. Now, they've managed to make living here a bit of a nightmare. Let's add that the windows haven't been cleaned since 2021. The Foundry is a very nice property. It is pseudo-luxury and bit overpriced however, it is located in a very nice area and has nice amenities. Management is the issue! If you're considering moving here, I'd strongly advise against it. At the bare minimum, pay EXTREME close attention to the wording in your lease and ASK QUESTIONS! The constant fees, restrictive rules, and lack of communication from management make The Foundry a place to avoid. It's just not worth the hassle. Good luck.

I have lived at the Foundry for a little over a year. In the beginning, things were fine, then I had a major plumbing issue that requires significant attention. I have an industrial apartment, and I was told that things like these are to be expected. I can hear whenever my upstairs neighbor takes a shower, the entire duration. And I mean, this is unusually loud, to the point that if I am sleeping it will wake me up in a panic thinking that the water is going to fall into my apartment. The pipe in question is in my bedroom and it was not making this noise when I moved in. I have attempted to work with them but they have not presented a plan to resolve this. I have spoken to my neighbors with industrial apartments and they have confirmed that this is not normal nor do they have this issue. They refuse to let me out of my lease 1 month early to allow them complete access to the unit to resolve this for the next occupant. They have already rented my apartment, if you recently applied for an apartment that would become available on September 29 on the 8th floor, this is the apartment and they are very aware of this issue but have not warned you about it. Here is a timeline of my communication and a video of the issue: June 11th - Occupant puts in a request about plumbing issue June 12th - Maintenance closed ticket saying that "They checked the shower and we didn't see anything" June 13th - Occupant advised that she had provided leasing with a video recording June 13th - Maintenance said that they would review it. No more contact July 16th - Occupant puts in a request about plumbing issue again July 16th - Maintenance said "We are trying to figure out what we can do with this issue" they also advised that this would be brought up in the following team meeting. July 16th - Ticket closed July 19th - Occupant emails requesting to end her lease 1 month early, to allow the Foundry complete access to the apartment to help them find a resolution for their new tenant and to allow occupant to move. A compromise. July 31st - After not receiving a reply and unsuccessful attempts to get a reply, Occupant speaks to Leasing management who lets her know that her request is being denied and there is no resolution to her issue. July 31st - Occupant emails asking for an appeal with timeline of communication August 2- Management asks for availability to do a unit inspection to few issue August 2 - Occupant provides availability August 8- Occupant reaches out to BH corporate after management does not come for the scheduled inspection. August 8 - Corporate loops in regional management August 12- Management does an inspection and ask questions about the issue. Occupant once again provides recording. August 13 - " I am writing to inform you that, after careful consideration, we are unable to approve your request to terminate your lease early without penalty. " No reason is given and no resolution.

WARNING: The Foundry will lie to you. Do not fall for it!! RUN the other direction! They were so close to getting us. Touring this place, we were like two poor flies being tantalized by a shiny light, coming within about 3 centimeters of touching a hanging electric trap. Luckily we were saved by a sudden shift in the wind. Walking in to the Foundry, we were in awe. An immaculately decorated lobby in a warehouse industrial style, walking distance from the metro, with restaurants and even a movie theater and Wegman's outside, wow wow wow. And the tour they take you on? Gorgeous. They'll show you all the trappings. The rooftop pool, the meeting rooms, and even a furnished apartment that is so well appointed, it looks like it might have been designed by a mythical God. The building has got a three level gym, a sports bar, and even a Pac-Man machine in the game room. And the rent is so cheap, relative to buildings with comparable amenities, we were stunned. We left the building thinking: what is the catch? Well, we are so glad that we asked that question and came online. There is a catch. As you have no doubt discovered from reading the reviews, there was a management change a few years ago, and the quality of living at the Foundry has decreased significantly since they took over. We didn't want to take the reviews at face value, so we actually went and reached out to some residents who live there. After this research, I believe strongly that the complaints are justified. I've now seen and heard evidence of constant problems. Elevator outages, problems getting packages, safety concerns. Cleanliness issues (animal waste stains and waste left on carpets for example). I have seen photographic evidence of cars having been completely vandalized in the garage (tires literally removed) with barely any recognition or assistance from management. The coup de grace, however, is that some of the "amenities" that they promise you on the tour are actually NOT ACCESSIBLE TO RESIDENTS. They are LIES. We are artists, and on the tour Francisco (our guide) took us to a community art room. It was incredibly impressive. Work stations, lockers, materials, and a communal environment to do art outside your apartment. Well, it was all a mirage! Turns out, the management company closed this room MONTHS AGO to the residents, with no notice, and it remains locked and inaccessible. Had we signed a lease, this room wouldn't have been available for us. Several residents confirmed this to me. So they just straight up lied to us. So, what else on the tour was a lie? I wrote to the leasing office and asked them to clarify these discrepancies (we genuinely WANTED to like this building and wanted to give all the benefits of the doubt). But they never responded. I take their refusal to even respond to the questions tacit acknowledgment of everything. Basically, not being able to know what was a truth and lies, we ran the other way. I consider not staying here to have been a major dodged bullet. I think whoever certifies management companies and leasing offices should look into the Foundry because there are unquestionably shady practices being performed there. I hope this is helpful to other people who are at risk of staying here. Do your own research and decide for yourself, but take everything the Foundry tells you with the assumption that they are trying to hoodwink you. Hopefully things can move in the right direction in the future, for the sake of the residents.

Not recommended at all. Management is very disorganized. They kept telling us we owed pet rent and a pet deposit despite our lease very clearly showing we paid these amounts. We were charged for extra amenities we did not have and were not given a refund. They claimed one of our rent checks was late despite dropping it off in person over a week before the first of the month. They also kept our deposit and did provide a statement as to why it wasn't returned. The community is also not great. Lots of loud kids whose parents let their kids run and scream in the hallways. Also many tenants who cannot properly take care of their dogs who in turn go to the bathroom in the common areas. Also not that safe of a community - crime and theft took place while we lived there, and questionable individuals would constantly sneak into the building. Also our floor constantly smelled of weed.

This place used to be one of the best and beautiful place to live in. The past 4yrs we have seen 3 different management's come and go and no one has been as great as the 1st management. Maintenance team have been the same and they are the best Maintenance ever. Concierge changes so much we can't even keep up with who's who anymore. We went from being greeted by name and talking with each other as family to not even looking up to see who is entering the building or acknowledging you when you go to ask a question. Beside few people in the office the whole management team is terrible and so unprofessional the way they talk to you. The disrespect from the head manager is in a different level. I know soon or later we will be seeing new management again but i hope it's sooner because as much as we pay we shouldn't be living uncomfortable or unhappy at a place you call home.

My car was stolen from the parking garage. I have tried to contact BH Management multiple times, and no one has responded. I pay $200 a month to park here in a supposed 'secure" garage, BTW, on top of $2400 rent. I alerted the leasing office about my car being stolen, and never heard back from them. I tried calling corporate, emailing, you name it --nothing, no response. Like, you can't even offer to waive my parking (or let me break my lease) when this is clearly an unsafe place to live and park my vehicle? I never write reviews, but in good conscience, I couldn't allow anyone to move here without knowing my horrible situation.

BH is a horrible management company. You will pay luxury prices at the Foundry for an underwhelming experience. I lived at the complex for 2.5 years and moved after completing my lease under the new management. Upon move out, I was charged a $200 cleaning fee, although the apartment was left in pristine condition. I was informed that they do not clean the apartments for new residents coming in, so they charge the previous resident for the expense. It was explained that because there was lint left in the dryer and crumbs UNDER the stove, the apartment was not move-in ready for the next leasee. Then when I called to actually pay the asinine charge, I was told the system doesn't update for 2 weeks, so I would have to call back then. They only give you 30days to pay the fee before sending your account to collection. Straight foolishness. The upkeep of the building is horrible. The amount of degradation with less than 3 years of opening is ridiculous. There is consistently dog feces in the hallways and it is left there for WEEKS. The carpets are filthy and elevators and lobby area smells like cats and dogs. Kind of embarrassing when bringing guest to your "luxury" apartment home. The management company also changed the hours of the concierge, so the service is no longer 24/7. Packages are consistently lost, the package lockers are not operable, and residents (or others) have access to walk in the package room and grab packages. Security is poor. The doors are often broken, not requiring you to use your key fob and there are no peepholes on the apartment doors to see who is at your door. Cars in the garage have been broken into, which is unfortunate when paying nearly $200/mo for a parking spot. There have been homeless people roaming the building on multiple occasions and even a police chase through the halls. Best of luck if you choose this complex, but my suggestion would to be to ask other residents their experience upon touring. I have met many disgruntled neighbors, and most blame it on BH management.

After my experience trying to lease from these guys, there's clearly fundamental issues with management's basic competence. If it's this hard to give them money, there is absolutely no way they take care of their residents. I feel like we dodged a bullet. We saw the property a few weeks ago and really liked it. We put in an application the same day. We received no email acknowledgement from the complex that an application was submitted. We logged in the next day to find that the application was approved, but again, we received no acknowledgement from the Foundry about the status. We called about the status of getting a lease sent over. The call was passed from one person to the next to the next to the next. No one could tell us anything other than the application was approved and that we received a welcome email. We never got one. Days went by. We called again. No adequate response. We were told someone would call us back. No one did. Two emails were sent. No reply was received from either email. A week later, we called again. We were again passed from one person to the next to the next to the next before being finally told that we'd receive something in the next four days. Eventually, we received an email with a lease and was told that we'd be getting a follow-up call from the leasing agent. We never got a call. The lease summary had an incorrect move-in date and incorrect move-in fees. We replied to the email asking for clarification. We never got a response. We replied again two days later. Again, no response. Every single email we've sent them has gone unreturned - they didn't reply to a single one. We got a runaround every single time we called. This should have been easy. Two people with great income and perfect credit apply for an apartment - it's a no-drama dream for a property management company. We applied at a competing property and had a lease delivered in three days - two of them being on the weekend. The fact that the Foundry dropped the ball so completely at every step is absolutely astonishing to me. We visited about half a dozen properties. All of them had some sort of follow up, even when we told them on site we weren't interested. These guys don't even respond to issues about a pending lease. Look, I'm not normally someone that puts a ton of weight on reviews that complain about apartment management. After all, every complex in the country seems to have someone complain about management. But there is something deeply wrong with the way that these guys operate. I'm glad we didn't end up signing the lease.

This is the most incompetent management I have ever experienced. The penny pinching and excuses they give would be funny if they weren't so awful. The literally have no desk person during the day. They only use them at night to keep homeless out. They stopped using a perfectly good package pick up system and told us "UPS just magically stopped taking packages" because they didn't want to both with this. They said "Just schedule a pick up" . This costs over $20. It's outrageous. Do NOT move here until there is new management. It used to be awesome.

the location is pretty good and the gym is alright. The building was recently bought and the new management has been running it into the ground. They seem incapable of keeping more than half the elevators functioning at any given time. The common areas have become noticeably more dirty, and they removed the 24-hour concierge service, which was a major amenity that people wanted. I talk to my neighbors pretty regularly and none of them are planning to renew. If you like the neighborhood, there's plenty of similar apartments nearby with better ratings and management.

This place has been a straight nosedive since the new management got here. If you notice everywhere this place is reviewed, the higher score is because of these old reviews. NOT because of the new. There is crime, there is no warmth in the community anymore, the only thing the residents discuss is how awful the new management is. They take away the more basic amenities to save a few bucks: paper cups for coffee (so nobody uses it), work room with printer, they don't repair things for ages, and we have a package system that has been sitting there unused for more than a year because they dont want to pay for repair. You literally cannot get your packages during the day. Return packages? You literally have to go to UPS store because they lied and said UPS "just stopped taking them." I checked, they did not. The only way this place is gonna get better is when we all start moving out. Whoever the higher ups are will not be happy that the management has scared everyone out of there. It's not cheap either. There are a ton of charges added that I have no idea what they are and they weren't there before... they add up. My rent is $2500, parking $200 and my rent ends up being almost $2900. wtf? It was not like that before.

We moved in in June 2021 (and have since moved out in June 2022), and we loved it at first! Yes, there are some issues with apartment living that we found to be annoying, but the building, amenities, and staff were all excellent. The location has really spoiled us and keeps us in the area. The Good - Location, location, location. It's phenomenal with Wegmans just across the street, the AMC Movie Theater, CVS, restaurants, the metro, etc. It's the reason we're staying in this area - the convenience can't be matched! The concierge staff are all wonderful; I can't say how great they are to work with and how friendly they are to everyone, even when folks aren't that friendly to them. The apartment itself is good for the most part - it's quiet (we were at the end of the hall and had a hallway that separated us from the front door), and we very rarely hear anyone above us or in the hallway. The Bad - BH Management is ridiculous to deal with. The leasing manager (Amanda Jones) literally has no authority to do anything. She isn't even able to send out a simple email to the residents without sending it through legal. As a community, we've begged for more communication and while we're being told that we'll get it, we don't. They took away the work room without notice (they said it was messy, but every time I was in there, it was quite clean), and they removed the paper cups from the coffee bar (saying that it was because they wanted to be more green, but then said that they were originally going to restrict the hours of the coffee bar to morning only - proving that it's all about the money). The latest is that they've discontinued the 24/7 concierge service after conducting some sort of "market analysis" and took away the service that was very important to many residents. Since they discontinued the overnight concierge, they've had consistent issues with homeless people getting in at night and sleeping on the couches in the lobby. One homeless gentleman can be aggressive and is scary to confront. In a "luxury" apartment, you don't expect to have homeless folks sleeping in the lobby. The wiring in our apartment has been sketch since we moved in - we've had to have multiple lights replaced, we had issues with blowing the circuit when we had a TV plugged in and turned the light on, and we had an entire room where the electric sockets didn't work. The HVAC is the worst - the bedrooms are so hot it's impossible to get a good night's sleep, but the den/living area is a meat locker. I wish I were the only one with this problem, but from the people I've talked to about this, it's an issue in the entire building. I think this is what happens when they convert an office building to apartments. The dog run is always disgusting, and the smell could knock you out. The best is when inconsiderate dog owners let their dogs pee or poop directly outside the door of the building, in the elevators, in the hallways, etc. - this happens constantly. It's disgusting! The parking garage is a hazard, though they finally put up some mirrors, so there aren't quite as many close calls anymore, but it's the smallest, worst designed parking garage I have ever experienced Even after all that, we were giving great consideration to renewing our lease for another year just to avoid having to move again. But, then we got our renewal information. We had to give notice 60 days in advance of moving, but they only gave us our renewal information 2 weeks before that date. You get an email from some person in another state, and the renewal rates are ridiculous, unless you're signing for a year. If you needed one extra month, it was over DOUBLE the normal rent. The parking fee went up to $200 a month also. When all was said and done, the new community across the street was just too appealing to pass up. In general, I enjoyed the actual apartment with the exception of the HVAC issues, but you can find better quality for cheaper elsewhere...we did - across the street at the Dylan/Reese/Easton.

My girlfriend and I moved in three weeks ago and love The Foundry so far. Our apartment and the building are beautiful, the amenities are great, and the service has been top-notch. In particular Brittney in the leasing office and Joanne at the concierge desk have gone above and beyond and are super-friendly. There are definitely lots of little issues in the common areas - things that don't work quite as they should or are just broken - but we're confident that they will be worked out over time. Also we wish management would reinforce mask usage more forcefully during the pandemic. Unfortunately about a third of residents don't seem to bother. But we understand this can be a challenge. Despite those issues we're extremely happy with our decision to move here and hope to make The Foundry home for a few years at least!

If you work from home, don't move here! First off, they pressure you to write a positive review within your first week of living here or even after simply touring, so please read others with a grain of salt... After 8 months living here, we are already looking to move. Amenities promised at move-in still have yet to be installed. Leasing agents and managers are shuffled between Bell locations with no communication to tenants, so it is never clear who to talk to about issues or who is even in charge of the community. The building WiFi is extremely weak, so working from home is a nightmare in the common spaces. We've brought up these concerns multiple times, and most emails go unanswered or receive a generic "we'll look into it" response. Agents are responsive and helpful during the leasing process, but clearly have no concern about tenant retention once they've locked you into a lease.

The complex and deals available were fairly competitive when I was looking for an apartment . Although, they could throw in ON-SITE parking with the current economy, and being at 40% capacity. There were several miss steps that ultimately made me not choose this complex. Originally I planned to not write a review, but the end experience persuaded me otherwise. 1. They offer free parking at the AMC lot, but the logistics of taking groceries down the street and up to the apartment is not attractive with the price tag, not to mention it's a shared garage with the public who attend the shops and theatre (security issue). The on-site apartment complex parking would be reasonable if you could directly park on the floor you live on, but not for $150 monthly for the way it is. You'll likely need some kind of cart. 2. The leasing agent I dealt with was very professional until he felt that I was locked in and become more slacked. They were not very knowledgeable of the financial residential portal system and did not let me know about all costs up front and seemed to tack them on after doing the application. I had an incident with them charging my account without fully explaining that they were authorized to do so (hadn't yet signed a lease) and charged the incorrect amount after they had my bank information when I payed for the $50 application fee that they used to later charge a $700. There was some language, but was not clear whatsoever that they were authorized to charge my account the $700 later with my information. The $700 "admin fee" which was really part of your first months rent was a HUGE red flag seeing as most complexes take checks due to depositing the amount into different accounts, not to mention the amount of money needed upfront was also alarming in any normal circumstance and again, with the current economy. They say they will hold an apartment up to 6 months, so it does not make sense that they need such a large "admin fee" that ultimately goes to your first months rent particularly if you sign a lease and again 40% occupancy...also, be sure to ask if there is a deposit fee, apparently they can charge you anywhere between $100-$500 without letting you know (my experience). Once the issue of charging my account was identified, the property manager agreed to reimburse me which took 5 days for a check to come in A DAY BEFORE CHRISTMAS. When the check came in, there was no call notifying me and when I picked up the check there were no apologies from the leasing agent that made the mistake. The leasing agent did not have the professionalism to follow-up when any complaints were made, instead I had to continuously contact them to notify them of the issues that they were not monitoring to make sure everything was legit nor following up in a timely manner to address my concerns. Twice they were out of the office and the second time did not send a simple email letting me know that they had spoken to their manager about the reimbursement and someone would be intouch. The property manager responded to my comment about the lack of communication and asked if I tried emailing them again and saw their out of office when I was waiting for a reply...These kind of financial errors and lack of professionalism from the leasing staff was a foreshadow of how the property and future issues would be managed, which in turn, end the deal. The staff were friendly, but appears to need some time for training and to get better up and running. Otherwise, location is good and will be more desirable in future once construction is done, the amenities and apartment space are also great.

Well this apartment seems great at first...but then you move in and realize you were sold a bunch of broken bells and whistles. The Bad: 1.There is usually a broken elevator so that means only 2-3 elevators for 100s of residents. Be prepared to ride in a plague box with a bunch of people and dogs, or choose to take the stairs vs wait 20 min. 2. The key fob system sucks. Oh you will figure out "tricks" to get the doors to work, but it really is an exercise in patience as you try multiple times to gain access. If you complain you will be spoken to like you've never worked a key fob before, even though EVERY resident has the same complaint. Also, the entry access screen is always down. 3. The washer and dryers suck. They are so small, cleaning and drying is an exercise in patience as well... 2 hrs to dry 3 towels. 4. The flooring is coming up in my apt and all over the building. This place has been open 16 months and the flooring is a mess...The floors are usually scuffed and filthy with dog pee. 5. The wiring is awful; all the lights in my apartment flicker 6. This place is noisy. You can hear everything (like the woman who screams f*** you to her abusive partner on a constant basis) ...apparently concrete conducts noise 7. The game room is always sticky and missing something - a paddle for the ping pong table or the puck for air hockey. It's so crazy with kids that I don't even go in there anymore. If you were sold an upscale adult professional community experience, like I was, it's not. 8. The garage is too tight for normal sized cars and people are always bringing friends to park...they finally got mirrors so you can see when you are about to crash. 9. Most importantly, the indoor dog run is covered in diarrhea and the stench is unbearable. My dogs became so sick with diarrhea after moving here. Now I only take them in there when it's raining out. 10. We all share the same ventilation and every night I get the aroma of intense stanky fish in my apartment. You can literally smell it coming in the through the air vent. Several of my neighbors have expressed the same concern about the smell and are worried about covid with very little filtering of the air 11 If you were sold a luxury experience it is not, people have literally carved their names in the elevator door and public areas get trashed. the elevators, like most of the hallways smell like weed...see reference to the ventilation. The Good: 1. The people are nice--nice mix of residents, corporate housing, and low income housing. The staff here is phenomenal and they are so helpful. 2 I cannot say enough good things about the concierge desk. 3 The gym is awesome (only a few broken equipment pieces) 4. The area will be great once the construction is done 5 The coffee bar is great, when not broken 6. They are very responsive about repairs. My ac was wired incorrectly and went out and they fixed it the same day.

After the first couple of months living at the Foundry I became concerned about my safety, since I had been followed back to my apartment on multiple occasions, the doors to get in and out of the building were not secure it allowed for anyone to have access to the building ( I believe this has since changed, but this doesn't deter the harassment). A long with this while it is a dog friendly community ( which is amazing) a lot of the dog owners have aggressive animals (towards humans and other dogs), they don't pick up after them and on my morning walk with my dog I am greeted by the strong smell of dog urine since the inhabitants of the building allow their animals to relieve themselves right outside of the building as well as in the building . I reached out to management about my concerns and I was told that I personally should document ( take pictures) of when I see these things happening in the building and I can ask to be escorted back to my unit if I feel unsafe. I was told I couldn't get out of a lease without paying almost an 12k fee because a " dog was mean to my dog" Completely diminishing the fact on multiple occasions I had been made to feel unsafe by being followed and harassed for just existing in my apartment. The gentlemen I spoke with also pointed back to the almost perfect " google ratings". Recently there have been even more reports of theft and harassment in the building, I wonder what it will take for The Foundry to take the safety of the tenants seriously.

As this is a new apartment complex there were some expected hiccups. And although there is construction going on, they have done a great job shielding the noise. It is much quieter here, than when I lived in DC. Other than the above, this is a great place to live. The apartment is super clean, and the staff has been extremely helpful and responsive to all questions. As you walk out the back door there are several restaurants, ColdStone, a movie theatre, CVS, etc. It takes me about 2 minutes to get to the metro, and about 15 minutes to get to the center of Old Town. I love this neighborhood, and the Foundry is a great place to live.

I have been living at Foundry since late August. I will first say that Brittney from the leasing office and Joann at the front desk are wonderful. Professional, kind, friendly and helpful. I appreciate them. MOST importantly, right now the major issue happening is the elevators all malfunction. As in, drop you several floors and get stuck and fire department has to come. This personally happened to me. I have personally been in an elevator that jolts, briefly abruptly stops, sticks, speeds up, drops you, etc, no fewer than a dozen times since I arrived in August. The management has said they have had multiple contractors come to look at it, the city has come to inspect it, passed it, then another issue occurs. Management IS addressing it, but not adequately because it is still happening. Coming from NYC where people die or get significantly injured from elevator issues, this is incredibly alarming, especially because I live on a high floor. My complaint is not that management isn't addressing it (they are, constantly), my complaint is that it is a HUGE problem (not just one elevator, all of them repeatedly malfunction so you can't avoid one elevator) and it is NOT FIXED. Every time I get into the elevator I wonder if it's going to be the time it drops and hurts me or worse. FIX THE ELEVATORS NOW. Other than the death trap elevator, the apartment itself is generally fine. Some hiccups like electrical issues, the amenities are great, quality of finishes are fine- not high end but good for the price you pay. WALLS ARE THIN. Can hear my neighbors having a conversation, watching tv, bass through the ceilings. This perplexed us because when we toured we were so nervous about that that the leasing agent and we did a scream test between apartments, which passed with flying colors. I can only assume we were in 2 apartments that had better beams/concrete between them because I can literally hear two girls next door watching TV and people walking above me. The only other issue for us was that they had poor moving logistics. We were given no information about the actual move in until I emailed the night before and was told my keys could not be left at the front desk because no keys can ever be left at the front desk so we could not move into our apartment until the leasing office opened). As you can imagine for movers who get paid by the hour, waiting until 9:30am to move in is quite different than our scheduled move at 7am. Also- not being able to leave keys at the front desk? The leasing agent made me seem insane for thinking you could do that (he said "no apartment would ever do that it is a security issue.") Um what?! I've lived in over 15 apartments and they ALL do that. Best part is I moved in and was chatting with the front desk about how dog walkers can access your apartment if no keys are allowed to be left. She looked at me strangely and said "oh COURSE you can leave your keys at the front desk." No. Generally, fix the elevators and get info up front of moving logistics and the building is otherwise good.

It's a great apartment building and features. Rare to hear a neighbor through the wall. Very nice decor and appliances etc. reasonably priced once move in savings special included. Great staff, very helpful. cons: Lots of construction around. Rental portal not user friendly. Trying to track past payments, change acct info and so forth is very difficult and the worst payment portal system I've seen in 5 apartments over past 10 years.

Took a tour of The Foundry in Alexandria and was offered a real sense of peace. The community was modern and had an industrial feel. The technology based amenities on site were intriguing. The property felt safe and well managed. A gentlemen named Steven Tracy offered me top shelf hospitality, the tour was in-depth and i didn't feel pressured. The front desk staff were also most professional. We will be circling back for future availability. Oh and the property location was awesome, close to major highways, to local subway and lots of dining and shopping options. Best, KS
