I can confidently say it was one of the best apartment communities we've experienced. From the very beginning, the leasing office staff, especially Steven and his team, were welcoming, professional, and always willing to go the extra mile to ensure residents felt at home. The maintenance team deserves just as much praise—they were incredibly responsive, efficient, and always friendly. We lived in this building for a year and I would like to mention such employees as Emanuel, this is a bomb, this is the best manager I have ever met, he was professional in his work, I could always approach and he always reacted quickly to my requests or found my packages, we moved, but Emanuel called me 2 times to inform us that our package arrived at the old address, this is the first time I've seen this, thank you Emanuel!!!!!!, you're doing your job perfectly, you're a pro at your job, I wish there were more such responsive people!!!! I also want to thank Monica for always being clean, in the mornings I see her trying to make things pleasant for the vests of this house, in the cold weather and always with a smile, as well as Enriko, who quickly fixes and changes everything, my refrigerator buzzed and he changed it for me, but the door opened the other way, he told me it would not be comfortable for me, and he decided to take the heavy refrigerator back himself and bring another one, that's what I realized, that he thinks about the people who lives there for a more comfortable life, take care of them please, they are the best, thank you and Aigerim

After living here for 14 months, here is my honest review of The Griffith and its community. Pros: - Everyone in the leasing office is nice. Manny and Steven are kind. - Nice unit and nice amenities. - Good area. The area is pretty safe but on occasion will have some people camping out on the street near the entrance. - After hours security. - Amazon Locker - Storage Unit - Quick maintenance team. Cons: - Only one EV charger. This is not the place for someone with an EV. The EV parking space is only available between 6PM-10AM and it’s usually a fight for that one spot as anyone (including non EVs) can park there. — The toilet. It stinks. No matter how often you clean, no matter if you clean it before vacation and it’s not in use, it will stink! - Paper Thin Walls: You will hear everything your neighbors are doing, on both sides of the walls and from the above. There’s a dog barking all day on one side and on the other, someone who is frequently screaming at the top of their lungs in the middle of the night/early morning. You will hear the upstairs person’s (which I believe is an AirBnb) music, their every move and step and even their garbage disposal. - This place does have AirBnB units. You will see people with luggage, coming in and out. - Lots of cigarette smokers. If you like to leave your windows open, beware that people like to smoke on the street below the unit and it travels up into your unit. Lastly, beware that when you move out, you will be charged an exorbitant amount of fees. I believe I am super clean, leaving the unit only with holes from TV mounting and hanging paintings, which I covered and they essentially will still take your entire deposit. No matter how much you clean the unit and close the holes, say goodbye to your deposit. So don’t even waste your time cleaning the unit because they will still charge you! I uploaded the charges that residents receive when the move out. Would I live here again? Absolutely not and probably would never consider another Greystar property based on my move out experience.

Living at The Griffin was a fantastic experience for us. The property manager, Steven, truly went above and beyond to create a comfortable living environment. His dedication and attention to detail were evident in every aspect of his work, as was the commitment of his entire team. Regrettably, we had to move due to a job relocation, but we would highly recommend The Griffin to anyone looking for a great place to live.

We've lived here for 7 months now. We love this apartment so much. This management team is wonderful. We had been looking for a long time and finally found the right place. They always fix issues right away when I submit requests. (You can request online) Manager Steve was cleaning the gym and yard. That impressed me. Manny is always kind and thoughtful. The maintenance guy helps me all the time. The cleaning lady starts to clean in the early morning. When I see their effort to keep this apartment nicer for us, I want to keep this apartment nicer too. That much they are working very hard. The Pool is warm during winter. The jacuzzi temperature is perfectly hot! Every amenity is always clean! Dog run area doesn't smell. Parking gate opens by phone. There is amazon locker. This is really helpful! Over all, there is no complaint!! (Only hope is Not tandem parking) I appreciate Manager Steve, Manny, Maintenance guy, cleaning lady!! Thank you soooo much! P.S. Some people complain about the rent. Raising the rent is happening to a lot of apartments in LA. However, this apartment rent is much reasonable than other apartments in Glendale when you compare with similar quality apartments.

Stephanie, Tracy, Juan, and the whole team here at The Griffith have made me feel right at home in only a few days. The facilities are excellent, and the location is ideal. Highly recommended.

I do not recommend Griffith Apartment. The building is old. Pool and Jacuzzi are very dirty. The main thing is building management. What Steve is looking for is just money. You can see from previous reviews. A lot of residents have the same comments about this. He finds different ways to take money from residents but at the same time comes up with some funny rules. Steve is very nosy and Manny is just like a Robot under Steve's control. I will give detail example about this building and how they manage it in another review

My family and I had the best experience at The Griffith Apartments! The Griffith Apartments is set apart by excellent customer service, cleanliness, fantastic amenities, and a quiet community. Customer service: Steven is a fantastic manager! He is on top of the community's needs and is very responsive and accommodating. He is serious about the quality of service. Manny is also super helpful! Steven and the team also host various community events throughout the year (e.g., BBQs, movie nights, etc.). Enrique is the best handyman out there! You put in a service request, and he is there almost immediately. Cleanliness: This is an actual team effort! Monica is always around cleaning with a smile on her face. Also, I've seen everyone from the team picking up around the place. The building always looks pristine and smells fantastic. Amenities: The amenities are wonderful! Everything works! Lol! They are perfect for inviting your friends and family over for a nice gathering! We have had a few parties by reserving the lounge, and it's a lovely area for entertaining. Quiet and safe community: The residents are respectful and pleasant. The units are quiet. We never heard any other residents! The walls almost seemed soundproof because we never had any noise issues in our unit in three years. Also, this is a gated community, and they have cameras and security. We always felt safe here. It's also delivery-friendly. You can create a delivery entrance code for all deliveries or gatherings. Amazing! We love The Giffith Apartments and are so grateful for such wonderful service and a spectacular experience! It's perfect for singles and families! I will always recommend The Griffith Apartments to all my friends and family!

Too expensive to lease. This place and other dwellings in Los Angeles County are way too expensive for a working person. Many tenants would have to earn more than $150000 per year to afford living here. This is extremely unfair for those who want to live in a nice place close to work , family, and friends.

I've visited in person at least twice before committing to an application. Not only are they great at explaining in writing but they are great in person as well. The amenities and the overall vibe of this building is certainly premium. You do get what you pay for. A couple of pluses for me compared to my old apartment - 1) toilets are quick to flush again after initial flush, 2) parking space was given to me on my floor which makes it more convenient time-wise to get into my unit, 3) handicapped parking spaces, 4) EV parking available at an additional price, 5) no issues whatsoever with Wi-Fi strength regardless of room you're in 6) depending on what floor plan you have mine has 2 bathroom sinks in 1 bathroom and 2 separate balconies. 7) personal washer and dryer (don't have to share with other tenants yay) I had one lost/stolen package no thanks to UPS when I moved in, but that seems to be the only negative since I've moved in. I'm still waiting to get set up to the Amazon locker system.

My friend lived here recently and every time I visited I was impressed with how clean the place was and how luxurious the amenities were. These apartments are definitely on the pricier side but if you can afford the rent then it's a great option for Glendale/Atwater village.

It's a great building and set up, guest parking is not great because there isn't any, lately the building has be changing the residents more air bnb's smoking at the pool , hallways. I heard from a few new residents they aren't not checking credit here and proof of income. The office staff is nice but clearly letting things go. They are on booking.com

My fiancé and I have lived at the Griffith for nearly two years. We moved in during the pandemic and were generally happy with the amenities, cleanliness, staff, until we received our lease renewal for 2022. A WORD OF WARNING for those considering moving here: they will raise the rent indiscriminately. Ours increased 22 PERCENT from one year to the next. Of course we attempted to negotiate with management - citing our history of being respectful neighbors, tenants who have always paid their rent on time, but they have made it clear that they are not willing to work with us. They are not even offering us a reduced rate for renewing for a year vs month-to-month. It is a classic bait and switch, and they're getting away with it*. Management is fully aware that a rent increase of over 20% is effectively an eviction. Steven, who manages the office, has made it clear that they will rent it out to the next person for even more than we'd pay after the increase. It's shameful. So lesson learned I guess - I will definitely be looking for units that fall within the bounds of rent control laws next time. *LA County's rent stabilization ordinance (RSO) doesn't apply to new buildings like the Griffith.

I moved here under the false pretenses that this was a luxury apartment but other than the alluring exterior and website I was pretty disappointed. Since then management has changed but no real improvements. Among the many obvious problems of Airbnb and shady people coming in and out are the fire alarms. Can someone please tell me the purpose of a fire alarm that will go off if you so much as turn the oven on? Not only that but 1:45 AM I have been awakened by this ridiculous and incessant fire alarm and all we get is an "lol sorry" email. First place I have rented that won't give you a spare key but will charge you $150 if you get locked out. Who asked you to do this digital drama anyways with foolish rfid locks? They lay down the law like no amenities, limited outdoor time for dogs but just provide a vague excuse with no real answers when there is an "accidental" overcharge of over $500 on autopay-rent. If it were not for COVID I would not have renewed my lease back in March but in hindsight I really wish I hadn't.

We have lived in this stunningly beautiful and maintained building for 3 years and have felt safe and treated with respect and kindness by everyone. Community and all staff alike. Any rare noise complaints were immediately addressed and solved. Our apartment faces into the pool area, and security always took good care of loud party people after 11pm. This was pre-Covid. No problems since. Yes, the fire alarm goes off easily with the use of the oven, but you learn to use the AC and ventilator to prevent it from going off. Yes, the alarms are very loud when they go off when someone tempers with them. But it hasn't happened in a long time now. Yes, the rent is very costly, but if you compare it with what is out there for $500-800 less, you'll be very glad you live here. Every maintenance issue we have had was fixed within 1-2hr. I was very pleased with every interaction I have ever had w manager Steven and Manny and maintenance. I feel cared about and taken seriously. We have invisible disabilities and have been treated with dignity and respect. We are very grateful for the experience. Yes, security cameras in the garage would be helpful to ward off future break-ins. I highly recommend to live here if you want and need safety and dignity.

The personnel (Manny, Steven, Monica and Enrique) is always responsive, polite and they always have a solution when something happens. The amenities are always pristine and ready to enjoy. The sky deck is dreamy, perfect view! They organize fun activities to ge the community together. Something I love is that they know our names and also the pet's name! Very nice and detailed oriented! continued: Then there is the occasional, past midnight *we don't know what happened, someone should have sounded the alarm* type of alarms; which happened three times during our stay - the issue: they can't figure how to turn it off. Extremely loud washer and dryers: the washer and dryer for our unit was in a closet right in the middle of the unit, between kitchen and the living room. When these were on, we wouldn't be able to take calls or even talk and be heard across the room. Parking: the parking situation is a joke here. We had a unit on 3rd floor and were given two parking spots on the roof. Then we complained and complained till they moved us down to the 5th floor parking. The number of parking spots on each floor is more than units, so there is no rationale behind every unit not getting a minimum of one spot on the same floor they live. We were later given one spot on the third floor and one remained on the 5th, which we never used and the management policy won't allow residents to swap or give away their unused spots to other residents; which again means there are a lot of empty spots that no one uses. Oh, we found a homeless person parked at our unused spot a couple times and left a bunch garbage behind when he left. From a security standpoint, the garage door was no working for some time, during which it sat open and there were reported break ins, homeless visits, tire theft, etc. Other Cons: these cons are outside of the management's control; nevertheless, your experience here will more probably than not be impacted by them: - Animal hospital on Gardena: right across the street from the building on Gardena St, is an animal hospital that creates a lot of noise. Cars honking, hospital's staff shouting names of the clients in the street, animals barking and whining, contractors running leaf blowers in the sidewalk at as early as 7 am, etc. all through the week and on Saturday mornings too. it's noteworthy that for units in that wing of the building, the bedrooms are right by the street. - Mail room: I have lived in rental apartments all my life and none have had such a messy situation when it comes to receiving mail. We experienced many lost or substantially delayed mail pieces, in addition to having other people's mail in our mailbox multiple times.

Griffith is a great place to live in. It's nice and clean. I feel safe here. Lounge zones are well organised, my children love spending time there. All staff is always friendly, especially Steven! Whatever question we have, he always helps us and solves the problem immediatelly. The location of the community is very convenient and walkable. Stores, schools, restaurants, all you need is near by. I would highly recommend this place!

Just google the Griffith & Covid there's a horrible piece on them renting out as airBnB hosts ... My move out experience was horrible and they didn't accommodate me at all. Just rented to the next unsuspecting person for a quick buck. The city is inspecting the building for COVID compliance WOULD NOT RECO post-covid

We have lived here for two years, and have been extremely impressed. After a bad experience with another "luxury" apartment complex in Los Angeles, I was skeptical to move into another one. However, while browsing Yelp, something that struck me about The Griffith was that the same staff was mentioned by name in reviews spanning several years. I figured, hey - if the staff is sticking around, they must be doing something right. And sure enough, they are. This is an extremely efficient complex, with extraordinarily responsive staff and maintainance. It doesn't fall victim to a lot of the issues that other buildings have - there is on-site management, and it's proven so incredibly helpful to have a team around that's as invested as we are in having a great place to live. The amenities are well maintained, and Amazon lockers prevent many of the mailroom-related pitfalls that other buildings of this size experience. The building is quite dog friendly, but the walls are thick, so we've never had an issue with noise above or below. This building seems to attract a wide range of folks--families, young professionals, folks who are new to town. There are a lot of movie nights and social events in the courtyard, and people actually attend them, which is nice. They also bring in food trucks every week. There is certainly a sense of community here if you're looking for it. Location is great - 5 minutes to Los Feliz, 5 minutes to Atwater/Glendale, easy access to Burbank and downtown. It's not a particularly hopping area, but we have never once felt unsafe, and there are some great bars right around the block. Overall... if you're looking for a standout building with great amenities and a friendly staff that is on top of things, this is the one for you. It's expensive, but one of the rare instances in Los Angeles where you truly do get what you pay for.

We have emailed Greystar and the building management three times and received no response. COVID protocols are completely unacceptable and downright scary. A lot of people seem to be leaving the building; contractors were working on the empty units our floor today and not wearing masks, walking back and forth between units, just hanging out directly across the hall from my door. Every time I go to get mail or a delivery I encounter people with no masks. They try to get in the elevator with me and are usually on their phone. I started taking the stairs but there are often maskless people there too, and/or dog poop. Every day/ night the "dog park" (small smelly square of turf in courtyard) at some point has 10+ people in it not socially distancing, often some are not wearing masks. The other areas in courtyard often have maskless people congregating in them or working out. Just entering/ leaving courtyard feels risky as I never know what I'll encounter. (A big group of maskless people talking and blocking the exit? Great! A maskless man holding the door for me while talking on his phone, making it impossible for me to avoid his breath? Great! A shoeless, maskless Airbnb renter just hanging by the elevator as his dog barks at me? Yes!) There seem to be many Airbnb or short term renters, often see people with suitcases or just weird vibes, often not wearing masks and blocking entrances and pathways as they try to figure out how to get around. We feel very unsafe here and want out! Also the cramped parking lot is like driving up a spiral staircase. And fire alarms go off constantly. The dog park smell is unbearably bad sometimes and noticeably bad the rest of the time.

We lived at The Griffith for almost a year and absolutely loved it! We would still be there if my wife was not relocated out of state for work. Dayane in the leasing office was extremely helpful, efficient, and pleasant to work with. She was always prompt in getting back to us with correct information. The maintenance staff was also quick and efficient, sometimes completing maintenance requests the same day. We will miss The Griffith! The amenities are great, we especially loved the skydeck and playing pool! The building is quiet and close to everything you need as well as being dog friendly. I highly recommend living here!

Aside from being a beautiful place to live, the staff here is amazing. Was having problems with getting my internet up and running for almost 2 weeks after moving here, so I decided to try and ask management. Dayane and John were beyond helpful and somehow worked their magic to get me internet within 2 days of asking for their help. I've lived in the building for well over 2 years now and as a person in a wheelchair I can't say enough good things about the accessibility. The pool is currently adherent to covid protocol, as it should be. But when I've used it it's been incredibly easy to get in and out of. The staff here is lovely, from the leasing office to maintenance. Everyone is pleasant and professional and things are addressed efficiently and completely. And if you like animals, all of the neighbour dogs are friendly and adorable!

It's super quiet and relaxed, everything is so well kept, there's greenery everywhere, everyone is so nice and Dayane is probably the best leasing agent that we have ever worked with! She's so friendly, inviting and remembers every single detail about the conversations that you've had with her. She pays attention and that's something that I really appreciate. Had couple work orders and maintenance took care of them in a timely manner. Love the amenities (Pool, gym, sky deck, dog park) here, even though COVID has restricted access, understandably so. Love that Griffith park is near by, offers many hiking trails. Wished they had garage guest parking but plenty of free street parking.

This apartment is managed very well. The amenities are great and well maintained/ cleaned (by a super sweet lady). The management is organized, communicative and responsive. Manny, the leasing consultant, was absolutely amazing. He answered all our questions, helped with the application process, and accommodated my moving timeframe. Manny was the reason I selected this apartment over others in the area. I've lived here for a month now and am super happy with the apartment complex! Highly recommend!

I have loved living at The Griffith. The amenities and apartments are beautiful. The property is kept super clean, and the staff / management is helpful and friendly. Steven is a wonderful Manager whom is always open to speaking with residents, and always in a positive mood. Considering being in the middle of a pandemic, The Greystar team has done a wonderful job with this property. I look forward to staying here for years to come!

Response from building manager who reached out asking how he could make the experience better. That was courteous and appreciated. However, the response also said the amenities have been open on a reservation basis this whole year which unfortunately isn't true. There was caution tape around the turf area at one point and as of right now only turf and skydeck are partially opened. Furthermore, frequent cleanings have not taken place. I have checked to see if the cleanings do take place between reservations and have only witnesses a few-not the thorough 100% you'd see during a pandemic. Again I want to emphasize pleasant staff and property manager. And pleasant community. But to experience amenities closures for most of the year, frequent fire alarms in the middle of the night, police raids in lower apartments, you'd hope there would be communication about prorating rent or offering food trucks with compensation or SOMETHING. Clearly a corporation with a bottom line.

Steven and Emmanuel have been an amazing help from start to finish. Our tour was great even though it was a self guided one, the process in which to sign the lease was fast and smooth and the little care package when receiving the keys was very welcoming. I've been here for a little over 2 months and these two gentlemen have been here for me every step of the way! Thank you for all your hard work!

I am very impressed with Diane and the rest of the leasing office because they made it efficient for me to enjoy this community. They are very welcoming, polite, accurate, and always have a positive attitude. Thank you for keeping such a stable community and I would highly recommend anyone to live here because everything meets up to standards. Just moved in about 2 weeks ago and everything has been great. It's a pretty quiet complex. Really family oriented and dog friendly place. It's next to the train tracks so you're going to hear trains go by every few hours but I've lived further away towards Americana and you hear the train regardless. Guest parking isn't the greatest but there's street parking. They have a maintence crew that keeps the place clean. Leasing office is amazing especially Dayane!! She's super nice, helpful, friendly, and just easy to work with.

Where do I start? Have you ever searched for a home in LA? Our search started out pretty bad as two of the complexes we applied for treated us indecently and were seemingly just after a sale/an application fee. From the first time we toured with Steven, to the multiple times we toured with John they treated us with respect, honesty and nothing but class. John was so accommodating, always answering questions and making sure we were well taken care of (ps I ask a lot of questions). The whole team here was genuine and they all enjoy what they do. The community is great, the homes are beautiful and the amenities are very well maintained, after all of that the thing that clearly stands out the most is John's excellent customer service. I will highly recommend them and their team as they have made this process very smooth. Literally the whole team is great!! Looking forward to being a part of their community. Thank you all for your help!!

I genuinely love my apartment and the management that runs the building, but lately, everyone (or at least my upstairs and next door neighbors) are treating this building like it's a college dorm. You can hear music blasting from down the halls, through the ceiling, through the walls, etc. I've seen drunk girls peeing in the street outside of my window and people constantly think that 11:30pm is the time to start blasting music and scream at each other. Luckily there is security on call all day and night, but no one wants to constantly have to complain about people being inconsiderate. There are a lot of families, young kids and people who don't work the typical 9 to 5 Monday-Friday who want to get some sleep. The management has been great at addressing issues, so my four star rating is mostly for them, but everyone who lives here needs to realize that this isn't their house and that other people live here too.

Living here was a fantastic experience. The building is very new, clean, the amenities are spectacular, and the units have large windows and modern appliances. The staff remembers your name, is incredibly friendly, and everyone goes out of their way for anything and everything. The offer for our lease renewal was the same price for a 12-month lease, which is usually unheard of. You can walk to Atwater Village, or take a short drive to Silver Lake. Highly recommend!

I have to start off by saying what a beautiful property The Griffith is. My husband and I toured all of the luxury apartment buildings in Glendale over the last couple of months and The Griffith stood out by far as the best value, nicest, and most helpful staff. We toured it two times between October and January and the experience we had both times is what led us to secure our unit. John led our second tour and on this specific day, he was the only one working because some unfortunately called out sick. He had sure to prioritize our experience as well as attend to the needs of the residents. He showed us the units we wanted to see and helped us figure out how to make our desired move-in date work. We applied that night and within three days we signed our lease and we could not be more excited. The team there Dayane, John, and Steven have answered every single one of our questions and have been the absolute best. If you are looking for a great experience when looking for your next apartment, make sure to at least check this place out.

The Griffith is a beautiful, modern, and stylishly designed property, but one of the many things that stood out most is their impeccable staff and service. I've been searching for a long time for the perfect home with a long list of what I was specifically looking for. The moment I step foot onto the Griffith for a tour, it was an immediate positive flow from start to finish and I knew I found the perfect property for me, but finding a floor plan that best suited me was difficult because I was so indecisive and wanted to make sure I was making the right decision. John took me on 3 different tours and showed me every possible option. John is patient, helpful, courteous, and just an overall genuine person that shows care for his guests. Bless John for helping me narrow down my crazy decision making, following up, and taking care of all the little details! Steven also helped guide me in the right direction and also made sure I was taken care of. Overall just an awesome and knowledgeable team, thank you guys. I'm so grateful for the experience and want to make sure your energy and time doesn't go unnoticed. Excited to get my key and join the community!
