After 3y living @ theHamilton. My honest review and things to know before signing your lease: • [edit May 12th] Construction in south side was approved by MDC to start at 6am 🫠🙈🥵yes: 6am to 5pm. If the apt is in the south side brace yourself to wake up early with construction noise and nearby truck noise (peep peep..). Definitely not luxury living. • White noise machines are a must if you’re on the construction side but it is not enough • Noise impacts pool area as well — not an ideal space for relaxing right now • Construction expected to last 2–3 more years • Construction dust affects balcony cleanliness • Units on floors 1–7 have “stair-style” balconies — meaning water, dirt, and cleaning runoff from higher floors (up to 30) constantly fall on your balcony, even when it’s not raining, someone maybe be cleaning theirs so their dirt come to yours. Drainage on the balconies is not good so you then need to brush the water of. Balconies on lower floors are almost always dirty because of this. • Building is from the 1980s — soundproofing is hit or miss depending on neighbors • Building Electricity is billed separately ($100–$150/month depending on unit). This number doesn’t include your own electricity which you also need to pay (mine is 100$). • Parking also costs extra. I think recently increased to 150$ • New management is aggressively raising prices 25% — renewal for a north-side unit we wanted (away from construction) jumped from $4.1K to $5.0K/month. If you’re planning to stay in the Hamilton long term, be aware that price increases are in the works • Some reviews on Google Maps are from realtors — read critically Things I like: • Large balconies with great views • Spacious units • Beautiful lobby with water features and lush plants • Marvin and Julio from maintenance are the best — super helpful and kind • Amenities are under renovation. TBD. I have always loved living at the Hamilton, but this year, with the construction chaos and their intention to increase rent, management is not giving me a lot of options.

I was Hamilton resident for 2 years, moved out by the end of 2024, my experience was mixed through time, building management was changing and developing. Overall loved location, view, size of apartment. I am leaving review right now because really want to give credits to JESSICA from frontdesk who helped me sooo much!! Almost a year after my moving out- she stepped out of her way and found my missing mail with green card. She didn’t have to but she did, she contacted USPS, used her magic even though my mail was already almost on the way to return to sender. I can’t thank her enough. Ellie from management office was also very helpful. Whoever had to deal with immigration department in FL know how hard would be for me to issue new green card. Jessica, Ellie thank you again 🫶🏼

I really love the Hamilton. Ellie Martinez has been very helpful and supportive with the lease renewal. Jessica does an amazing job helping everyone and does a fantastic job with the events. Everyone is super friendly and the service is excellent. I enter a service request and they take care of the request immediately and with a smile. I highly recommend considering the Hamilton. It's a wonderful place to live!

I stayed at the Hamilton for 16 months and I do not recommend it. From having a huge leak coming from the top floor that displaced me for 10 days, to having another leak coming from the balcony door that almost damaged my furniture during a storm, to crazy common FPL, water, trash charges that went from 50 to 150 dollars without any explanations, lack of security in the building (a resident reported a stolen motorcycle)and a broken water heater that drove up my FPL bill up 250 dollars. My rent was 2950, but the bill always came around 3200 with all theses extra charges. It was just not a comfortable stay. There are many people moving out, and I had to do the same. I would recommend talking to the residents. There is a WhatsApp group that would be very helpful. The view from the pool is very nice though, but the gym is tiny and the balconies, although large, are designed in a way that the water from the top unit balcony comes directly to yours. It’s impossible to enjoy and always dirty. Also, don’t expect much of your deposit back. Out of the 700, I got back 121 with 98 dollar charge of a common electricity bill contemplating a period 2 months before I even moved out. I was going to fight them on this, but it’s not worth the stress. So glad I left. LOTS of residents claim that these charges are fraudulent. Beware.

I absolutely love living at The Hamilton! Its such a unique building compared to all the other buildings on the Edgewater strip. You have the lovely waterfalls and plants that surround the building. Beautiful view because you are right on the water. The cleaning staff is always kind and helpful if you need them; they are always making sure the elevators are clean and boxes are recycled. The concierge staff is always attentive and super helpful. Maintenance always comes earlier than expected to fix issues. Amenities are fantastic, we love tennis! But getting to the good part....our unit! The unit is much larger in comparison to all the other buildings that we saw in the area for the same price! Beautiful wood floors, up to date utilities, large balcony space....whew! i LOVE my place at The Hamilton

I've been living at the Hamilton for just over a year. I love it! I have to admit it started off a little bumpy particularly as the redevelopment of the building took place during lockdown and its aftermath. However, as management hit their stride things really began to improve. When I asked for action to be taken to improve the drainage on my terrace it got sorted. Over the past few months I've really seen the improvements gather pace. Keep up the good work guys. It's a great place to live.

Spring season, we have extra residents, RATS! Every month you pay a different amount, it is never the same amount. Extra fee+ fees, terrible customer service! Don't live here, I regret it, it's an absurdly expensive breach of contract. I will have to live here for a while until my contract expires
