The Hawthorne

We had been living a the Hawthorne for almost 4 years. We are aglad that we made the chice to move here. The office staff is kind and professional. Thank you Abby, Inahya and Brandy for your kindness. We had an incident with an unknown person outside and not related to our community. The office staff were kind and very supportive throughout the whole process. The maintenance orders are completed within 24 hours. Oscar from the maintenance staff always have a big smile and serivce orders are completed to our satisfaction. My family which includes my grandchildren love Oscar. He is so kind to everyone. We are very happy at our community. We love the community events. It’s a great opportunity to know our neighbors. The common areas are kept clean. Thank you th Hawthorne for everything you do for tenants.

The biggest shout out to Petra! She’s incredibly reliable, knowledgeable, and kind. The apartments themselves are spacious and bright, love the kitchen island and tiled showers! Beautiful location, convenient and peaceful. You’ll notice lush greenery and tasteful decorations throughout the community, overall it’s well kept and a lovely place to live.

We have lived in this community for over three years and so far we have no complaints. The staff is efficient and friendly; every area is well-maintained. When we need any maintenance, the work is done immediately, especially by Mr. Oscar, who is always efficient, prompt, and has a great attitude when resolving any maintenance requests. We appreciate how clean, quiet, and well-maintained the complex is. You will enjoy living here.

I’ve been living here for a month now, and so far everything has been great! The complex is overall quiet and clean. The neighbors we have are not noisy, and we hardly even run into anyone outside or have to deal with any excessive noise or lights. The amenities are nice and are easy to use. We are looking forward to using the grill and the pool when it warms up! We’ve had to put in several requests for maintenance since moving in and they have all been completed promptly, often on the same day. The maintenance workers James and Oscar are great too. The location is super convenient and we’ve walked to Publix and Winn Dixie several times now. The layout is great and really works for us, and we love the vinyl floors. The only thing I wish there were more of are parking spaces and some pantry space. I wish the windows opened easier too. When we were moving in, Abbey was so great to work with throughout the entire process, and the rest of the staff there (Inayha and Brandy) are kind and helpful too! The rules don’t feel too strict of overbearing as well. I definitely recommend it to anyone looking for convenience, quietness, and a luxury feel for a more reasonable price.

Living at The Hawthorne has been such a great experience! The community itself is beautiful, well-maintained, and has a welcoming, neighborly atmosphere. The apartments are spacious, modern, and thoughtfully designed — everything from the kitchen finishes to the open layout makes it feel like home the moment you move in. I also want to give a huge shoutout to Abbey for her outstanding customer service. She’s always friendly, professional, and incredibly helpful — whether it’s answering questions, handling maintenance requests, or just checking in to make sure everything is going smoothly. Abbey truly goes above and beyond, and it makes all the difference! Another major plus is the location — it’s close to everything! The beach, downtown, Town Center, and the Avenues Mall are all just a short drive away, so you’re never far from shopping, dining, or entertainment. Overall, The Hawthorne is an amazing place to live — great community, great apartments, and an amazing team that truly cares about its residents. Highly recommend!

The manager and staff provide space for time to host a family that recently experienced a terrible tragedy that left them homeless. They also provided hot cocoa and cool drinks for a small party. This is why I continue to stay at the Hawthorne. The staff is so considerate of all their tenants. Happy New Year Family!

Our time at Hawthorne in Jacksonville has been truly amazing, and we couldn’t be more grateful for the experience. From the moment we moved in, we felt welcomed and cared for. The admin team is incredible—friendly, professional, and always quick to respond whenever residents need anything. A special shoutout to Aniyah — she has been absolutely wonderful! Her kindness, patience, and willingness to help made everything so much easier. She truly goes the extra mile! We also loved how Hawthorne always had fun and meaningful activities for the residents. You can really feel the sense of community here, and that’s something rare to find these days. The property is always clean, safe, and well-maintained, making it feel like a true home, not just an apartment. We made beautiful memories here that we will always carry with us. I’ve lived at Hawthorne Apartments in Jacksonville, FL for two years now, and I can honestly say it’s one of the quietest and best-kept communities in the area. The location can’t be beat it’s close to St. John’s Town Center and all the major highways, so everything you need is just minutes away. The maintenance team is always prompt, on time, and courteous, they take real pride in their work. And the ladies in the office? Absolutely top-notch! Brandy, Inahya, and the wonderful Abbey make you feel like family from day one. They provide a personable, white-glove experience that really stays with you throughout your residency. You can tell they truly care about the community and the people who live here. If you’re looking for a place that’s peaceful, well-maintained, and managed by a team that genuinely goes above and beyond , don’t hesitate to stop by and check them out. Took a tour of The Hawthorne yesterday and it's a really nice little community. The staff (Brandy / Abby) that I interacted with were professional, polite, and understanding about what I was looking for if I decided to rent there. The location is awesome! Walking distance to restaurants and shopping; and right off 295 for quick access to get around town. The grounds look to be upkept very well, and while I was there they were actually making improvements. I would give them 5 stars, but they use Conservice as their water biller. I was thinking about renting here, but I refuse to do business with Conservice as a utility provider again.

Beautiful community, with kind helpful people, pets friendly amazing places for family or for single people.Very organized and clean.Nice pool, BBQ area, gym....Close to the Publix, Winn Dixie, Walgreens and more local shops, restaurants. Close to the Town Center, Health care.... I'm so grateful to live here.Highly recommend.

The Maintenance staff has been amazing. Mike is a great addition to the team, Oscar is such a hard worker, and Karseim makes sure the grounds are always well kept! They are always on time when I need them most. Thank you guys for all you do!

Beware of hidden fees It's kinda hard making a negative review but I hope this helps someone in the future. I lived there for 2 years and had minor complaints compared to other tenants. There was a mold issue, but it got resolved after a couple calls. If you have a pending ticket they will knock on your door but even if you don't answer they will go in and do their thing. I woke up to people fixing stuff in the apartment multiple times. You can try and complain but they say It's necessary. Very scary to say the least. I had to get a security system to, at least, get a heads up or know when someone was in the apartment. The biggest thing was the final account statement bill. I was warned that they would find any excuse to charge anything one last time so I took great care of the apartment and made sure when I left it was spotless. They still charged me 135$ for some lint in a drawer, a crumb in the microwave and a invisible stain in the carpet. The worst part was that they send me a picture of the lint, the crumb and the carpet(no stain). I confronted Katalina Guenther with the pictures and she was so embarrassed that even I felt bad for her. She stutter thru some unconvincing explanation and offered me to lower the bill. If you decide to pay the excessive rent(with the minimum 6% yearly raise) you should be prepared for the final account statement bill.

Abbey Rose is the best leasing agent I have ever worked with. She is both professional and responsive. She showed us Hawthorne's beautiful apartments and amenities and we signed a lease. No hidden fees or expenses. Thanks to you and Brandy we found an awesome apartment and very good value too!

I have been working with Christina since April 23rd to find the perfect apartment. She has been so wonderful. I think I changed my mind about 20 million times, I even requested to go from a two bedroom to a three bedroom last minute. But, Christina Cardenas was so so patient and kind. She does her job well and is definitely one of the best leasing consultants I have worked with.

So I've been leasing an apartment since June here and I do not expect to renew my lease. Move in process was less than professional with the old management, not sure if it's any better with the new management considering most of the employees are the same. Apartment wasn't even cleaned or ready, paperwork was missing, I even called ahead to make an appointment for move in. They just gave us the key and told us to find the apartment and look at it and the cleaning lady was upset we were even in there. Previous management lied to us about the road noise and said you can hardly hear it when she had me view a similar apartment in another building. She would not let us see the apartment we were leasing until the day of move in, where we were kind of pressured to sign since we had just moved out of our last place and had no where to go. Bottom line is that the road noise is incredibly loud from traffic all day and night. Walls are very thin. My neighbors upstairs stomp all day long past quiet hours, and even though I have involved the courtesy officer on more than several occasions the new management has not addressed this concern. Even though they told me to call every time the stomping happens during quiet hours. Only received a call back once from new management, Olympus. The courtesy officer is excellent though and is always doing his best to respond and help. They haven't offered anything to even make up for the noise inconvenience, no discount, no offer to move into a second floor, no offer to break the lease or anything for the constant stress of having people stomp upstairs. She straight up looked at me in the face and said it was "normal for apartment living" when I know for a fact it is not because I did not have this issue at my previous luxury apartment, being on the middle floor. Honestly, they are considered "luxury apartments" and I don't see that other than in the overall appearance. I feel like for the cost, it's not worth it and other luxury apartments in the area would probably be a better choice. We came from another luxury apartment complex closer to town center and did not have the same issues. We only moved here since it's walking distance to the schools.

This is a great place to live! Great location and is a quiet area. Love that its always tidy in the neighborhood.
