I have lived in this complex long enough to see a clear pattern: the property is consistently neglected, and management shows little urgency in addressing it. The hallways, which residents, guests, and prospective tenants walk through daily, are absolutely filthy, as you can see in the photos. Valet trash? An amenity they glorify during tours is nothing like what’s advertised. Residents leave their stinking trash bags in the hallway all day, letting the odor seep through the entire floor. Trash fluids leak onto the floors, creating stains and an unbearable smell. There is no regular cleaning…none whatsoever. The trash in the photos I’ve posted has been sitting there for over three weeks. This isn’t an occasional lapse; it’s the standard condition here. It sends a clear message: management does not care about cleanliness, health, or the experience of its residents. When I’ve raised these issues, I’ve been met with excuses instead of action. For the price they charge, it’s not unreasonable to expect basic sanitary standards in hallways and common areas. Unfortunately, the front desk excels at only one thing: making excuses and enforcing rules that are convenient for them, not for residents. Even the surrounding park, supposedly a place for a peaceful stroll, is littered with garbage and debris, making it just as neglected as the rest of the property. Management needs to implement a consistent cleaning schedule, respond to complaints with real solutions, and take pride in maintaining the property they are charging premium rent for. Until that happens, I strongly urge potential tenants to look elsewhere.

Jenna was awesome! She made the tour at The Hudson super easy and fun. She was super friendly, answered all my questions, and really knew her stuff. You can tell she actually cares about helping people find a place they’ll love. Definitely one of the best touring experiences! I’ll definitely be coming back to lease this coming summer!

I want to give a huge thanks to one of the leasing agents BRITTANY, she was amazing and very knowledgeable on units. Her assistance made our search fairly easy and smooth taking into consideration what we were looking forward to in our move. She showed us the property with a smile and great energy the entire time and made sure she asked us what we’d prefer in details. Don’t move here. They don’t update your contact information that is given to them upon move out and then conveniently you get a bill from a COLLECTION AGENCY claiming you owe the Hudson money, when I contacted someone from billingsley she sent me a screenshot of when they “emailed me” conveniently that was the email that I told them I no longer used and gave them my new one upon moving out. And to add to it they charged me $175 for a cleaning and I left the apartment cleaner than it was when I moved in. A joke. Maybe if the leasing office didn’t change employees so often then I could’ve taken care of this myself before it affected my credit report. He was very respectful and gave me all of the options for the scenarios we were discussing. It feels like a nice neighborhood. I truly hope we get to call The Hudson our new home!

My wife and I have been living here for little over a year now and it has been easily the best living experience we’ve ever had. The amenities and area is always clean and quiet. The community is quiet and peaceful and beautiful to say the least. But the best part of our experience here has been the staff. If we need help with finding a lost package, ask questions about our lease, or any other questions, they have always been so helpful, kind, and go the extra mile to make sure you’re happy. In particular Aubree, Britnee, and Nakita. The maintenance staff is always extremely efficient, prompt, and kind. This is the first apartment experience where we felt like everyone at the office genuinely cared. We will be moving out soon because we are purchasing a home but we are honestly sad about leaving this awesome community. I would recommend anyone who’s looking for a new home both the boathouse and the Hudson properties!

Sooooo, Ladarious is pretty cool. I gotta agree with the reviewer Kylar on yelp. However, our amazing agent was Jenna! Jenna is pretty dope, very friendly, and even color coordinates. She signed us years ago, when we were starting our little family. Then we got a newborn and a larger apartment. Now, we have to relocate for a job in New Mexico. This is a standard not typical of living, this is like a resort living. Just some awesome points. - The gyms are amazing. I would love a row machine, but the stair master is amazing. Enough weights for the average human, not for body builders probably. Average folk perfect. - Our neighbors are pretty awesome. One of our neighbors does alot of traveling, so we are able to talk about some of our favorite places to go. - The trail path or cement trail path is perfect. - Super dog friendly with some cool people. The normal points - Maintenance is ok. Things wear and tear. No big deal. - Zego the water company charges way more than they should. I haven't gotten to the point to complain because they do 2x what it used to be then randomly do a 3x than what it used to be every 3-4 months. - Electric (73 ave temp) is about 130 in the summer. That's normal, because it's hot out. - The pool is perfect during the day, afternoon and evenings get crowded. That's when you enjoy a drink on your patio ;) I love it. Check it out.

I've never written a bad review in my life, but this complex deserves one. My experience living at this apartment complex has been incredibly disappointing, and I wouldn't recommend it to anyone. To start, the management and maintenance teams are unprofessional and careless. Multiple packages of ours were thrown away by the staff -- not misplaced, but actually discarded -- and no one took responsibility. That alone is unacceptable, but it only got worse. At one point, the complex allowed a tenant with a serious safety concern to remain on the property, putting other residents at risk. Management handled the entire situation poorly and without transparency. We were understanding and chill, but when the cops were called and small bags of drugs were scattered across the grassy area from that same tenant, it made us want to vacate. It was truly a mess and they weren't doing anything about it. There's a general lack of communication, accountability, and care for residents' well-being. The property looks nice on the surface, but the management issues make it an incredibly frustrating and stressful place to live. The amount of messages and calls that haven't been returned is ridiculous. So much so that we are now having to pay past our lease end date because they never responded to us so they never could get our 60 day notice. Of course they didn't take any accountability or were understanding. All in all, save yourself the headache and look elsewhere -- you deserve to feel safe, respected, and valued where you live.

Good luck if you work nights or work at home during the day. For some reason the landscaping crew is out all the time just messing around with leaf blowers. I'm not talking about taking care of the property. It's Monday, they just were "leaf blowing" for 9 hours on Friday. It's February. No leaves. We barely even have grass. I've brought this up numerous times. Nothing ever happens. We have mountains of dog poop with no bags, yet leaf blowing invisible leaves and causing insane amounts of noise for no reason is the priority? Crime, trash cans, trash, and more trash make up the rest of the apartments.

I've never left a review but this is worth knowing - Great place to live for the most part. If you move here just be aware they will scam you on move out. I had no stains, no smell, or issues in my apartment outside of my shower I forgot to clean before moving out. I vacuumed and cleaned everything else. They charged me $445.45 three months after moving. $160 for additional heavy clean and shower acid wash. Fair. Whatever. But on top of that, they charged $285.45 for sanitation. I promise you, it was clean. Please listen to this review and many others like it and make an informed decision. They WILL scam you on move out.

I have not moved in yet but my experience had been less than pleasant. I had some confusion about the ball before move in and no one bothered to explain and when I became custard and said I wish I did coffee this apt. I was told we can cancel your lease the rep e en laughed at my.fuszration. I hope things get better once I move in. wish me luck

Apartment AC is down since 7/25. Room temperature hits 100 alllllll the time. Keep requesting for repairs, still not fixed.

The review is based solely on the apartment move out charges alone. We were charged an OUTRAGEOUS amount- almost one full month of rent worth- $1233.96! The biggest charge was the stove top glass replacement of a whopping $580! If you cook you know how almost anytime you cook in electric stoves that soup or water will spill over and once you try to wipe it up after the top cools it already hardens and leaves a black residue. No matter what I did it stayed. We were charged a $175 cleaning fee but they couldn't clean the stove as apart of that cost? It's really unfortunate because my husband and I really loved this apartment but we cannot recommend this place in good faith due to these move out charges.

I have to say this place had potential to be a great company but I am very disappointed. Let's start with the fact that I've heard gun shots TWICE in the past 2 weeks!! The first time it happened was about 4am right outside my building. No cops were involved. The second time was lastnight at about 3am, I thought I was dreaming until my boyfriend told me to get on the floor. 10 mins later cops are all over my building. Someone was shooting in my hallway! This is unbelievable due to the fact that this place is advertised as "Luxury". I get hit with double valet trash fees monthly. The parking here is insane. No one ever answers the phone in the leasing office. I am constantly emailing the account specialist just for her to answer a week later. Its ridiculous for what I'm paying to live here Someone was sexually assaulted a couple months back now I have to worry about gun shots in the middle of the night. My experience here has been horrible overall I would not recommend this place to anyone.

I've lived here for over two years and I don't know if they have new management (because no one ever responds to calls or emails) or what has happened but this place is a joke. I had to cancel all my bank info when I had my wallet stolen a month ago so my rent payment reversed. I got them their money and now I have an "overpayment" of $740 that the leasing company is not releasing to me. They blame my bank. Even though the only place the credit is showing is through the leasing company's app. Christina Pena just argues back and forth with you like a toddler, not a professional. Also, we are charged $25/month for valet trash and trash hasn't been collected from our apartments since last Thursday.

It has a lot of amenities And it has the potential to be a luxury apartment. Unfortunately, it is ran by a group of young GenZ adults . They all look under the age of 35 and they all look like they don't care about being professional. They only care about how quickly you can give them their commission. The Leasing Agent " TREY " was the guy that I had My apartment viewing with and his whole Dilemma was to get somebody or ANYbody to apply before his next commission check comes in because he had " spent too much money at the club " The night before . I ended up applying because I really did love the apartment unit . But I did not get approved because of my credit . So after that " TREY " AND " The Hudson apartment " as a whole didn't give any clear instructions on how to go about their third party website that allow me to reapply and apply a different way . So a whole month went by and Yesterday " TREY " called me to tell me that the unit was given to somebody else WEEKS AGO ! And if I was still interested in looking at another unit . His whole slogan is " ANYBODY can get approved . It's our job to get you approved" and that they have a third party system where any and everybody can get approved. (( THIS IS ALL FALSE INFORMATION TO GET YOU TO APPLY SO THAT THEY KEEP RECEIVING OUR NON REFUNDABLE $280 ADMIN/APPLICATION FEE . )) I have read other negative reviews about " TREY " Being unprofessional and Disrespectful to the people who live and pay lots of money to live at that apartment complex AND the fact that he CONTINUES TO WORK THERE IS MIND BLOWING. BUT IM NOT SURPRISED.

DO NOT MOVE HERE!!! The low rent is just for enticement. They will tack on FRAUDULENT AND BOGUS CHARGES AT MOVE OUT!! Boat House, now merged with Hudson Austin Ranch, should be investigated for their business practices!! I lived at Boat House / Hudson Austin Ranch, a BILLINGSLEY property, for less than 4 MONTHS and this is my honest review: THEY SENT EVICTION NOTICES TO ALL RESIDENTS for a water charge they failed to notify the residents was being billed separately. Imagine getting an eviction notice for a $7 water charge Which leads me to their FRAUDULENT AND BOGUS move out charge. To reiterate, I was only in the apartment less than 4 months (3 months of actually living in the apartment), I have no pets and no kids. I PAID FOR THE $125 EXPRESS CLEANING FEE because it's easier and that's what I usually do. They proceeded to charge an additional $45 fee citing stain removal, foot traffic, and indentations. THERE WERE NO STAINS!! FOOT TRAFFIC AND INDENTATIONS??? So basically you're supposed to sleep with your mattress on the ground instead of using a bed frame and find a way to not walk on the carpet THE BUILDINGS ARE BASICALLY MADE OF PAPER because of how thin the walls are. I lived on the top floor and could hear when the resident below me was on the phone, flushed the toilet, and had the tv on. You can literally hear cars and trucks driving down the road, engines revving, early in the morning and late at night. I usually pick the top floor hoping to avoid those things but I guess with a cheap building structure its unavoidable THE APARTMENT WAS DIRTY AT MOVE IN!!! It was dusty, the sink and bathtub were dirty. I had to order a cleaning service to come in and do a MOVE OUT CLEANING just so I could MOVE IN! I also didn't have a washer or dryer for the entire first month.

The parking is terrible. If you're not home before 6pm then you end up having to walk half a mile just to get home. There was a shooting about a month before we moved out and I've heard there's been more since. Then 3 months after we leave we get a "move out statement" with charges that seem completely made up. If my final month was November, why am I just now being charged for "sewage fees" for the month of August and September? Then when you actually try and speak with someone about the charges or call to even pay it, nobody answers or calls back. This place is not worth the cost and they will find any little thing they can to steal more money from you.

Please don't sign a lease here! You will regret it due to the following: -The Hudson has the WORST management I have ever seen. Nobody ever answers the phone, and it takes them at least a week to respond to any emails (if you even get a response). You have to literally walk into the front office to get any answers, and even then they still are absolutely clueless and act like you're bothering them. Last time I called 3 times in a row to no answer, only to walk over to the front office to see FOUR staff members sitting at their desks that could've answered the phone or called me back. They purposely ignore all calls. -Management doesn't care about safety. For example, someone got sexually assaulted in one of the hallways and there wasn't a single email sent out from management asking everyone to be aware. People only learned from the Facebook group. Unbelievable. -Parking is horrible. I directly asked Trey before I moved how parking was for my building and he said that nobody has ever had an issue, which is completely inaccurate. I can never find parking in front of my building after 5pm, which requires me to park at least 3-4 buildings down and back behind my street, which is a long walk. -The valet trash situation is ridiculous and makes the community look disgusting. The trash company often misses pick-ups, so residents leave their trash sitting out 24/7. Even when it is picked up, residents never put their bins back inside. So every single day you are seeing trash bins and/or smelly trash lining every single hallway. -This one isn't The Hudson's fault necessarily, but I've never seen so much dog poop in one place. You can't even walk across the grass to your car without stepping in it. Many of the residents do not care about the cleanliness of their community, which is shocking to me. Avoid at all costs!

By far, the worst apartment complex I have ever lived at. Multiple vehicles have been broken into and rims and tires stolen, and the police have contacted the Hudson about adding security cameras and they refuse to comply with the police department. Just a year ago a lady was robbed and sexually assaulted in the stairwell of building a. Stay far away from this complex as possible!!!!!! There are also frequent gun shots around these apartments just 3 months ago there were gun shots and a few months prior to that more gun shots. This is not a safe place for people and children.

Listen to me....I'm very transparent if I'm wrong but I'm telling you this company is EVIL. Look at these charges. Look how much they're saying I owe when the bill was suppose to be 3700! They stuck a $600 fee for trash. What kind of trash cost $600? This was the WORST place I've lived at since being in Texas. The community itself is nice but the people that runs it....I'm telling you run for your life. I don't see how they're still in business.

I've lived here for 2yrs now, I just renewed my lease and I'm so sad that I did that. Things have gone downhill here. Our apartments are labeled "luxury", but should probably be relabeled. I'm not sure what happened in the past year but it's bad. I have been requesting maintenance for our breezeways for 3 months. Yea, you read that correctly, 3 months. I can't even get them to have maintenance clean the breezeways. We have garbage pickup every night, sometimes garbage just sits in the breezeway for days. Garbage bins line the breezeway (eyesore) but also they fined me for leaving my bin out when I first moved in. Do not move here, it's getting worse! Do not move here. I will finish my time here (as if I'm speaking about jail) and move on without hope of anything changing. My rent went up almost $200 and the service went down. DO NOT MOVE HERE!

Definitely recommend not wasting your time with this place. I booked an appointment with Trey to view the apartments, and when I got there he basically just handed me keys to an apartment to give myself a tour. Had to walk a pretty good distance to find the apartment, and while I was walking, there were other people getting tours on golf carts. when I asked Trey why, he basically said he didnt have the time to give me a tour, even though I booked an appointment with him to view the apartments... the apartment we viewed was a 3 bedroom and was pretty run down and very cheaply built. it looked like it wasn't maintenance at all, dents in the fridge, missing cabinet, etc. really been trying hard to find a nice place to live and the management here made it easy to skip over this one.

In the 2.5 years I've lived there, I've had mold growing in my walls, fire ant infestations, leaking in my yard to where it had standing water even during the summer, and countless other issues. On top of this, i have text evidence where maintenance told me they were just closing my work orders knowing they weren't fixed because it looked bad on them to have them open for so long, and written evidence where management has known about the mold in my walls but said since it's "dry it's not a health hazard.".. i have to provide written proof from my physician to say that mold in the walls is bad for my allergies and then they'll "consider" letting me out of my lease. They don't respond for weeks at a time, and are rude and unhelpful when and if they finally do. Please save yourself the inflated rent and the headache.

While I was away for the weekend, my refrigerator and freezer malfunctioned, resulting in the loss of groceries valued over $500. Despite bringing the matter to the attention of the management, I was met with a dismissive response, with blame placed on me for allegedly neglecting routine maintenance. This lack of accountability and refusal to provide reimbursement reflects poorly on the management's commitment to resident satisfaction and highlights a concerning disregard for customer care. Prospective residents should exercise caution when considering this establishment, as my experience underscores a potential for significant financial loss and inadequate support in resolving such matters. I guess we live in a high rent ghetto. They get you in and then disregard us!!

Copying this over from my google review but wanted to post it here as well. We moved into the Hudson around January and absolutely love it. Not only do you feel like your in a little mini escape from the world but the staff is some of the friendliest staff I have ever met while living in an apartment complex. They also do lots of community events and unlike other apt complexes it actually feels like they care about their community and always are so helpful when anything comes up. The community itself is always clean and for the most part there is always parking. The stairs can be a bit much at times though so if you are not fond of some light exercises then I might suggest one of the other units that has an elevator. Overall HIGHLY recommend living here. PS. We personally have never experienced the dog poop all over or the fire alarms. We have also never felt unsafe here, though it might be because we constantly see patrol. Not saying they aren't there but I think it depends on your location within the community.

Been here 4 months and for those 4 months I have submitted multiple maintenance request to have the front exterior pillars painted because they were messed up. Still not done and all work orders closed. Maria from staff even called after I called Billingsley corparate and promised it would be done a week ago. Valet trash rarely picked up on time and it smells horrible in the halls of the 3rd floor. Parking garage floods extensively in building 2 requiring me to walk through 3 inches of water to get into my car. Dog crap everywhere, trash all over the parking garages. Elevator has been broken for the past 5 days and not a single text or email from management. Many seniors live on the upper floors and this buildings had extremely steep stairs. No one answers the phone when you call. Very evident the quaility of renters have diminished by the constant smell of weed everywhere. Avoid this place.

STAY AWAY! Imagine having back to back ice storms 2 years in a row and the maintenance staff is still not ready. They didn't salt, ice melt or even attempt to sand the place. Literal sheets of ice still rampant on Sunday with no response or course of action. If you walk your dog, be careful. If you need to get to your car, be careful. They want your money and don't care if you slide to your death. If you have varied accessibility needs avoid this place at all costs. My wife has fallen twice. Once attempting to talk the dogs and once going to throw trash away. Horrible!

I would not recommend living at the Hudson if you choose to live on the first floor. You can hear EVERYTHING. Please listen to other negative comments on the noise, you will pay 2k+ a month with no insulation at all - apartments are updated and nice appliances but you will pay the price with the noise. My husband and I did not sleep for the year we lived there. Sadly, it did not help we had multiple people above us (leasing office told us only 1 person on the lease) that run and shook our ceiling every night until 1 or 2 AM. We lived at the sister property, Thousand Oaks for 3 years and never dealt with the stress like we did at the Hudson. After many calls, we did not get anywhere...

Maintenance said that they cannot do anything about it and that they will talk to the office about it the next day. How am I supposed to sleep? Now I am up all night because the apartment complex doesn't follow their own rule of keeping quiet after 10 pm and nobody can do anything to help me. This is probably just going to be swept under the rug but at 2am and the music from the gym keeping me up I have nothing better to do than to write this review. If they cannot accommodate a noise complaint that they caused, what do you suppose they can accommodate?

The maintenance staff is awesome! They really are responsive and some of the nicest people that work here. I lived in building 9 unit 106. Outside this unit is the main panel for the fire system. That alarm room backs up to the master bedroom and the alarm goes off all the time. It is like your morning alarm that goes off if there's a storm, the weather is hot, the elevator in another building has an issue... they actually don't know what sets it off or how to fix it. It wasn't until I got an attorney involved that the building manager, Kass would even return my call. I requested a call so many times from her and she just flat out refused to call me. I called the fire Marshall to file a complaint as well and that is when they attempted to fix it. This unit is a great corner unit, great layout, quiet area! But DO NOT rent it! They have no way of fixing this alarm system without taking the whole system out of the complex and replacing it- which they will not do. When I did finally go to move out they did release me from my lease but I then never heard from on the move out process or anything- just not a single word.

We had just walked into to tour for a one bedroom apartment. We were immediately shut down by this lady. She acted as if the price range was too much for us and proceeded to lie about not having a one bedroom available and only have a 3 bedrooms until I started to video tape her because I could not believe how we were treated and can't believe she is in sales. I could not image even living here if she acts like this with future customers I honestly feel bad for how she acts with the residence.

Update to my Update: If I could give this property zero stars I would. Management gives you nothing but lip services. I've sent countless emails, made telephone calls, had one on one sit down meetings with Kass and nothing has been done. My neighbors are all young Gen Z'ers who have blatantly no regard for others. Doors slamming. Partying all the time. Dogs not on leashes. This is a non-smoking property, yet I constantly see smokers on balconies and at the pool. Frankly, I don't even know who of my neighbors are actually on the lease, because so many people come and go. There is absolutely no insulation between the walls. I can literally hear my next door neighbor pee. Not even kidding! I can also hear him snore at night and every time his cell phone vibrates. I'm fairly confident I have acrobats that live above me too or perhaps drug addicts because they seemingly never sleep. I'm fully aware what apartment living should be and what it shouldn't be. Living in a college dorm and then in a sorority house was quieter and cleaner than this. Yes, the exterior is pretty pristine. I'm pretty sure that they use that to hook you in. It's pretty much a bait and switch once you've moved in. Management told me that I have to follow specific "protocol" to lodge complaints and they've still done NOTHING. I'd expect this living in a $800 a month apartment, not an $1,700 a month one bedroom. It appears the only people that do work around here are the maintenance team and the lawn crew. --------------------------- Update: I've only upped my 1-star to 3, based on the offices attempt to rectify issues. The hallways are still filthy and last week I'm fairly certain I witnessed a drug deal in the parking garage. The same guy sits in his black Jeep and has people drive by and pick things up from himThis property has so much potential. Billingsley needs to get it together. ------------------------ Honestly, I've been nothing but miserable since moving into this property. The property is beautiful, but it's the neighbors that will make your life a living hell. It's overrun by people who don't follow any apartment rules. I do realize, this is apartment living. There are certain nuisances that are to be expected. I'm ok with those. The Hudson is a smoke free environment. Forget it. You'll see cigarette butts strewn about. Trash thrown about. No one follows the rules about using the provided trash cans and leaves trash bags in hallways, staining the concrete and leaving a horrendous stench bc they leave them out in hot summer hours. Loud music and dogs barking at all hours. I've called the courtesy officer multiple times and have only actually gotten one phone call back from an after hours answering service. She told me it would be two hours before someone could be out. When speaking to people at the office I just keep hearing "it will get better, we promise." Instead, it gets worse. I came home tonight to find someone else's trash on my doorstep. I'm sure retaliation, bc I'm the tattle-tale rule follower. If you're going to leave trash on my doorstep, so I get a lease violation you better be smart enough to not leave a receipt in the bag. Dumbasses. These aren't cheap apartments. I purposely didn't move to other areas of town, hoping I'd escape living next to drunken party animals. Instead, I live next to children that have zero regard for others. I suppose the billboard off of George Bush should have been warning enough. It's never a good ad campaign when the slogan says "Your parents make bad roommates" you'll literally be living next to people

I've lived here for two years and I'm not leaving. I started out living in a 1 bedroom 1 bathroom apartment all the way at the back of the complex. I had a backyard and it was so great! I wanted a little more space when my lease ended, so I moved into one of their one bedroom townhouses. The property is BEAUTIFUL. I love the pool, scenery, and both units I have lived in are beyond gorgeous! I have noticed in the past two years of living here, things have slightly declined, but it could also be part of the pandemic - there is dog crap everywhere, masks and gloves and trash are strewn over the beautiful property. Maintenance always USUALLY does a really good job keeping this place looking beautiful and in tip top shape, but I have no idea if the pandemic has any sort of effect on the slight decline. I have a reserved parking spot up in the front of my townhouse. If anyone parks in my reserved parking spot, this is where I have had some issues. Their on-call towing company sucks, I've had multiple people park in my reserved spot and the towing company has an excuse on why they can't come tow the car. Usually it's after hours, so the front desk is not open. However, one instance the front desk was available and told me there is a "law" that someone has to be parked in my spot for 24 hours before they can call the towing company. Lmfao I'm 99.9% sure that's a lie. I live next to the fire riser room and for the longest time, there was an annoying alarm that I could hear day in and day out, and I would gave to continue to call emergency maintenance to get it to be turned off. This was fixed within about two weeks with a simple email to Kass Wood, who is the property manager. She is a rockstar and I've never had anything not taken care of when I contact her directly. Overall, despite some hiccups which come with apartment living, I LOVE living here. I will absolutely be re-signing after my 18 month lease ends. Every penny towards rent is worth living here. It sucks that some of these other people have had such a bad experience, but maybe I'm not as needy as half of these reviews sound .

I honestly cannot wait for my lease to end here. Since i moved in, it has been nothing but issue after issue. Actually, even the tour I was given before I moved in was a hot mess. The leasing agent brought us to the wrong unit several times and then up and down stairs and then grabbed the wrong keys. It was a mess. I should have taken that as a red flag to how useless their management is. I've lived there for 10 months now and a good 5-6 of those months I was dealing with an incessant beeping noise that was coming from a utility room under my apartment (RIGHT above my bed so it was impossible to sleep at night). I couldn't tell you how many times I had to call/go into the office for it to get handled. I would constantly get pushed off and told that it was being "taken care of" and nothing would happen. I even spoke to one guy who basically called me a liar because he told me "well i don't know what you're hearing because we just turned it off this morning." When i told him it was still beeping when i left for work that morning he said he would walk over there and check it out. That guy called me back to say that he did, in fact, hear it, right after he told me i was making it up. Finally, a new manager came on board who made the most change in the issue. It has finally stopped, for the most part, but 1-2 time per month it still starts in the middle of the night and wakes me up and i have to call the emergency maintenance line for them to come turn it off. There have been a plethora of other issues too, but, most recently, I've been cat-sitting for my sister who is traveling overseas. I received a VM and then a pretty aggressive follow up email about having a new pet and that i was in violation of my lease. I called back the same day to explain the situation and was told that "pet visits" were not allowed. (that's interesting seeing as you advertise yourself as a very pet friendly community) and that I could no longer keep her unless i added her to my lease and paid the $700 in deposits in pet fees. $700 to watch my sisters cat for two weeks. There is no where else for her to go so I have no other choice. You would think they'd cut me some slack due to the fact that for months i couldn't not even sleep peacefully in my own apartment. Also, how did you know I even had her? This leads me to believe that someone entered my apartment without my permission. Which is super unsettling. Literally every single employee I've ever talked to in that office (aside from the new manager that actually helped me with the beeping issue) has either been rude, snarky, or just completely incompetent. I'm sure you can tell by this review that I can be snarky too. I fully admit to that. But, I don't act that way until I have been disrespected. And the level of disrespect I've gotten from this place over the last 10 months is enough for a lifetime. The property is very nice, but this management team has just made my experience living here not worth it at all.

After 14 years....I won't return. Lost my job a year ago. Been on Billingsley property for 14 years. I signed a 2 year lease. Parking became an issue after a years. 5 or 6 Vehicles had their wheels stollen.....left on blocks. I couldn't come home and find a decent parking spot. I requested to have a spot in the building across the street. I was told, no. I asked because the parking garage was always 1/2 empty, due to people parking on the street. A month later, my car was totaled while parked on the street. I"Can't find a job, I've exhausted my savings, now this. Two months shy of a 24 month lease, after 14 years as a paying resident, I need to leave. I don't move to another property, I'm moving to a room w a family member. I asked to speak to the Billingsley representative for multi family living, Christina Natal. Her secretary called and bumped me back to the on site management. I meet with the manager, who I've known for 14 years. She gave me a break (so she tells me). I was given the option to pay $900 to break my lease. 2 month shy at $1100 a month after 14 years. REALLY?!? I told her I'd like that amount to be $0. She said she'd talk to Christina. I didn't hear anything, so I went by Christina's office. I went by 3 times. The secretary told me that, she knew Christina would back the manager. 14 years of paying rent, actually caring about my neighborhood, I did t even get a phone call. Again, I went to her office 3 times. I finally called the Dallas office. Guess who called me a few minutes later. Christina didn't budge. She didn't know my full story either, and that is what frustrates me. I was so disappointed. I was desperate and in a very difficult place. Remember, my car had just been totaled and you can guess, that insurance is not going to give me what it takes to replace my 2012 Totota Rav4. Financing a vehicle was not an option. MY CAR WAS TOTALED WHILE PARKED ON PROPERTY. Long story short, I'll be sending the Billingsley Company a payment every month for the next 18 months. So much for being a good resident. So much for paying rent on time for 14 years. This company only concern is money and that was disappointing. Sitting down w me and hearing my story would of made all the difference, but no, I just wasn't worth the time. If you care, don't invest in Billingsley Properties. Pay the high rent and keep to yourself. After 14 years, I do not miss my life there. That's sad, being treated like I didn't matter when I needed help...SAD!

My wife and I moved into the Hudson last summer and we are very glad we did! Our two-bedroom apartment is everything we could want - and more. Light-filled, hardwood floors, very nice kitchen, quiet and extremely comfortable with a fantastic view of the lake. The staff at the Hudson are simply the best: courteous, professional, and responsive. We love the special events for the tenants, everything from free pizza making to an outdoor concert by the Dallas Symphony quartet. We are very happy we found the Hudson and highly recommend it to others!

Due to quality of the construction, I hear a lot of my upstairs neighbor noise. Leasing staffs are nice ( love Cory and Brianna), but the manager who has actual authority to do stuff is not willing to help or sympathetic. If peaceful and quiet living is what you want, this is not it.

Carley, who works at the leasing office is amazing! We asked so many questions and she graciously answered each and every one of them. She showed us several units that we were interested in and made us feel very comfortable through out the entire process. If you have any questions or concerns I'd ask for her. :)

It really saddens me to see bad reviews on The Hudson and it saddens me even more to have to make one myself. My husband and I have been living at the Hudson before anyone was living in our building and I've seen The Hudson at its best and now what feels like at its worst. First off, I can't say enough good things about the Maintenance team. They always come to fix any problem right away and my husband and I have been very greatful for that. Unforuntaltely I can't say the same about the property manager Edna. She is by far the rudest and most disrespectful person I have ever met. She is never helpful, she never cares about the tenants concerns, she doesn't leave you feeling satisfied or happy you signed on with The Hudson. In fact, she really just makes you want to leave. Her poor customer service skills and the lack of respect is unacceptable and I cannot understand how she has the position that she has. She's never accommodating, she's never understanding. She's so disrespectful that my husband and I sat in her office as she spoke poorly and disrespectfuly about her co worker in front of us and TO US. If that doesn't scream UNPROFESSIONAL to you, I don't know what does. Every time we've spoken to her she's talked down on us or like we are idiots. She doesn't ever give us any respect. On top of that, The Hudson has been very bad about charging people late fees for rent, EVEN THO rent is paid on time. I will say the other staff we have dealt with during our time at The Hudson has been great. They've answered any questions, concerns and have waived late fees because we ALWAYS MAKE SURE WE HAVE PROOF TO BACK THINGS UP in situations like these. This past time we tried to handle things with Edna once again and I was left feeling really dissatisfied and disappointed that a place we love so much has become so awful. We've had so many issues while living here this past year and dealing with the transition of Edna switching into property manager. The previous person before her was FANTASTIC and deserves so much credit. Yes we absolutely loved the Hudson but we for sure wanted to sign because of the previous property manager. She made us feel welcome, she made us feel like we're all family at the Hudson and like we could really make this our home. When speaking to Edna about parking issues that aren't the tenants fault, she said she couldn't help. BUT HEY, she's good at trying to sell you things because all she does is look at you with dollar signs in her eyes. How about you pay $100 for a garage just because THEY didn't make enough parking and THEY keep leasing out apartments left and right. We're all the way in the back facing Windhaven. We've had to park NEAR the leasing office and walk all the way up to our building. I think that's unacceptable don't you? What is the point of all the noise we heard for MONTHS when you decide to add two more parking spaces. Not to mention, they also just got a parking garage because we've lived here as I said, before the building next to us was even built. All I'm saying is being accommodating, having good customer service skills, being RESPECTFUL towards tenants AND the people YOU WORK WITH is so important and a must with a Property Manager. I do not and will not recommend The Hudson ever again. On top of paying RIDICULOUS prices for so little space. You get disrespected in your place of living... I'll pass, it's not worth it. It may look pretty on the outside, but the headaches you get from Edna isn't worth it.

Sad too say things have not been going well since I've moved in. A lot of crime and car break ins. Recently a shooting in the shared common area at The Boathouse. Still not full time security and lighting is very poor. If Mgmt would simply light up the parking areas and increase security to 7 days a week things would improve. Obviously not their priority. Will have to move at end of lease term along with my many neighbors if nothing changes.

We are O.G's at The Hudson. We moved in in 2016. Obviously we love it, as we are still there. We were very happy in our apartment, until the human who walks like an elephant, with a horse for a dog moved in above us. Whew...had to get out. So, we moved to one of the beautiful townhouses. Now we are really, truly beyond happy. Bayli (the pooch) is loving her new back yard. Give The Hudson a try. It's a bit pricy, but you get what you pay for.

If you're looking for an apartment at this complex don't hold your breath. I toured, selected an apartment and then filled out my app online. I told them I needed to move in asap and they seemed like they were right there with me. It's been 5 FIVE days. I've called, text, & emailed and to no avail. They NEVER answer the phone and never respond. I call right as they are opening and right before the close thinking it may be the best time to get a hold of them and nothing. I live out of town so can't just drop by! I've finally given up as I really need a place to live and can't keep waiting on them. If you have days on end to wait around then maybe this is a place for you--otherwise, I'd keep looking because you'll just be waiting for a call that's never coming. I guess they don't need renters. They are a large community and so they feel the urgency to rent their apartments out. It's a shame because I really liked the area.

Love the Hudson! Beautiful property with fantastic amenities! Staff has been helpful from the get-go and maintenance requests are handled quickly and correctly. Quiet as a whole and everyone is quick to say hello. If you have a dog, this seems like the place to be! Lots of dog walkers and loads of green space to enjoy for human and canine!
