The Lawrence House - Uptown

I loved living at the Lawrence House! The location is wonderful. The amenities are amazing and all the front desk personnel were friendly and easy to get to know.! Celeste and Richard were so friendly and took good care of everyone! Any small maintenance problems I had were taken care of immediately! I would highly recommend living here to anyone of any age. It was a great experience for me.

I would never recommend The Lawrence House. The management lacks accountability and communication is extremely poor. Concerns are either ignored or addressed with no follow-through. The area is unsafe, with frequent disturbances and visible mental health crises around the property. My car was broken into twice during my time here, which speaks to the lack of safety. Inside the building, the elevator is constantly broken, reeks of cigarette smoke and you cannot control the heat in your own unit. There are also ongoing pest issues. My unit was absolutely filthy at move-in. It was unacceptable, and nothing was done to correct it. At the end of my lease, I was then sent an additional $45 bill with no clear justification. The Lawrence House and their staff couldn’t care less about their residents.

Sedit and Jim, the building engineers, always provide same day service, and I really appreciate how reliable they are. They’re friendly, efficient, and genuinely go out of their way to help residents. Any time an issue comes up, they handle it quickly and professionally. Their work definitely makes living here a lot easier and more enjoyable!

Lawrence House is a nearly 100 year old former luxury apartment hotel from the roaring 20s. It's an architectural gem with a very storied past, mismanaged, disused and in disrepair from previous owners. Even though it underwent a complete gut renovation by Flats when they bought the building, they were acquiring it after decades of neglect. It's not going to be without its quirks, that's for sure. Take that into consideration when reading these other reviews. But in my opinion, that's what makes this place so charming. If you're a history and architecture buff like me, you'll love living here. Now, with that being said, there's definitely room for improvement. I've lived here a little over a year and overall my experience has been great. Aside from the building itself, I love the staff, the amenities are unmatched in this price point and neighborhood, and the location is very ideal being in the center of Uptown. It's near plenty of shopping, public transit (making it very easy for me to get to/from work, downtown and around the city). I want to shout out some of the building staff for their amazing commitment to Lawrence House and all of its residents... Sedit and Jim and the entire maintenance team is absolutely fantastic. They are responsive (responding to tickets on average within 24 hours), thorough, quick, and most importantly (to me) very respectful of the residents' homes. As someone who's lived in buildings with horrible maintenance teams who leave your place messy, I can say Sedit and his team are always very respectful of this - cleaning up after themselves, not misplacing your belongings, putting things back where they belong if and when they need to be moved, etc. I have never had any issues with our maintenance team. In fact, at times they've often been the example of how building staff should be. They're professional, courteous, communicative, and if they can't fix something or need something/someone else to assist they are very transparent about their process. Management, quite frankly, was less than stellar upon moving in May 2024 and honestly most of my first lease with the Assistant Property Manager, Mohammed doing a fantastic job often, if not always, picking up the slack of our old building manager. The previous manager was unresponsive, or had selective response at best, was not very friendly or professional, and just overall didn't seem like they enjoyed working for Flats. That eventually changed. For whatever reason (I'm not questioning it! 😅) we got a new manager, Alexis, who has been an absolute godsend for our building. She has done a clean sweep of how things are done here, justifying our rent prices and choice to make Lawrence House home. She's very responsive, very friendly, professional, and has brought many necessary changes and improvements to our community. While there's always room for improvement and things are far from perfect, she came here with a slew of issues she had to deal with from previous management. She's only human. I was skeptical at first, but she's beyond proven her qualifications for being our building manager and I look forward to seeing what else she brings to our building. I think overall, amongst the entire staff, morale has improved greatly since she took over, and in turn this has trickled down to the residents. Happier staff, happier residents. Next I'd like to shout out Lanee Williams in Leasing made the rental process quick and easy. She's very to the point and mindful of your time. I didn't have an appointment but she was happy to meet with me anyway. Last, but not least I want to shout out the front door staff. Richard should be in leadership if that's a thing for concierge here (and if it isn't it needs to be!) He's a great example of professionalism and should be recognized for that. Imani Williams is absolutely phenomenal. She takes after her brother Micah who was in her position previously. He has been missed, but I'm so happy he's onto the next step in his career. Celeste is also a nice addition to the front door staff team!

Celeste is basically the best front desk concierge in the game right now, & everyone here knows it. Knowledgeable, helpful, affable, problem solver, effortlessly endearing personality that I'm envious of. She spins several plates & makes it look easy. Whether I have had a question about upcoming events or have locked myself out of my apartment with no coat & the oven running, Celeste has saved the day & left me with warmth & a smile.

While there were many things my partner and I enjoyed about the building (the well-kept lobby, rooftop lounge, and gym amenities) we had issues with our AC unit frequently and did not get a response when we emailed about it. It took trying a couple of times walking into the office to finally get a response. I will say, the maintenance man was patient with us and fixed it, but I heard my neighbors had the opposite experience. I felt very disappointed to hear that at least 3 other residents had much worse treatment — they were told that maintenance would not work on the AC, or that they had already fixed it even though the AC continued to have issues. The Flats’ solution was to provide a fan or try to find another unit for that resident to move to. That is unfair. Management needs to invest in AC units that work, and if one fails, they should replace it, not put an additional burden on the resident by making them move or having the attitude of “just deal with it”. This is dangerous in the summer and is an unacceptable response. Even though we otherwise liked the building, this issue undermined trust in the staff to respond to resident needs and made us rethink renewal. Additionally, there were multiple times where maintenance was unavailable to clean hallways. Either pets had accidents or someone had vomited, and even though I wasn’t responsible, I had to clean it myself or wait a day and a half until regular cleaning was scheduled. Reporting it to the front desk did nothing. The smell was terrible, hallways were sticky and when we reported issues like this multiple times, there was no one on call to respond.

I love this neighborhood so much! I’m very lucky to move into this building. Everybody is super nice and friendly! The staff are very, very helpful. They are making this place very cute. Very dog friendly. And a special shout out to Imani! She’s so sweet and helps a lot to make my move in and living experience a treasure!

This is my second year living here and I’m not sure I will stay for a third. I chose this place because they offered a 24hr doorman but recently, management decided they would not have anyone watching the lobby overnight. I leave for work at early hours of the morning and sometimes feel unsafe since there’s no one there to make sure non residents don’t enter the building. It is also very annoying when food deliveries have to be dropped at the front desk instead of at our doors like they once did due to the lobby being understaffed (and this will happen at any time of the day.) Additionally, they recently removed the option to let us control our AC units. I live in a studio and even having one person over or using the oven for a minute will make the apartment really hot. But since it’s winter, management decided we don’t need access to our fan and cold settings in our AC. Their response was to “buy a fan or open a window” when people complained. Another amenity that attracted me to this place was the dog run. However, it rarely gets maintained anymore. There is dog poop all over the backyard. And also half of the pretty fairy lights back there haven’t been working for a while so it is very dark. I used to love this place but I find it heartbreaking that my rent was raised so much only for the quality of living here to drop so quickly this past few months :/.

We celebrated my birthday at Larry's Bar. Such a great space. Great food options from uptown deli, friendly bartender and vibe. Everyone at the party said that they wanted to return. Thank you for a great night.

Worst apartment complex I've ever lived in. In the over 6 months of tenancy HVAC unit has been consistently broken. Humidity levels are uncomfortable. There is a growing ROACH INFESTATION!! The amenities are not well maintained. They do not respond to maintenance issues and when they do it's generally them skirting around their responsibilities. They claim it is a luxury apartment building, and I can assure it is not. It's generally unclean. Pee in elevators for hours. The lobby and outdoor space apparently belong to the bar located in the lobby I've been asked to leave both my the business employees located there. Do your diligence when looking at reviews it's my opinion that THEY ARE PAYING FOR 5 STAR REVIEWS. They seem to all follow a pattern - 'employees name' was so helpful with a lockout. Or maintenance is so helpful. I've had dozens of maintenance requests ignored and most get closed with no communication and noone showing up. Some of these employees they mention don't even look up from the front desk. I feel bad for the few decent employees, Richard, Ron and Dima who are really on top of their game.

They lie in their online post. Prices that they post are different when they show you the place. I applied for a studio and they said I'm not elegible for this studio, so they offered to me a more expensive studio. We started with $1000 studio and ended with one for $1,300. It's a big difference, This is classism and elitism, they try to charge you more just because your earnings are higher, so stupid! You can't pick a place in this building by yourself.

We just moved to the Lawrence House - longtime Uptown residents and needed to find an elevator building. Our experience so far has been a good one. Shout-out to Dima for package delivery. Thanks to Ron at the front desk for friendly chats (and getting our key fob fixed upon move-in). Gratitude to Sedit in maintenance - super responsive to fix little things that needed fixing upon move-in, and to explain quirks of the building (it is originally a hotel, restored to become apartments). Things to know: if you don't know Uptown, get to know it. Visit the neighborhood in the morning (grab some coffee at Heritage in the lobby). Have dinner at Demera or catch a show at the Green Mill - feel the evening vibe too. Take a walk to the lakefront. Learn the neighborhood history.

Write a review On August 2 at 2:55 pm, my friend and I went into the Lawerence house cafe to purchase a cup of coffee. My friend has cancer and needed to sit down and charge his phone. We grabbed a seat, and to our surprise were 'startled by the door man (who was white) screaming at us that we were on private property. I explained to him. that I purchased a coffee in the shop, and that my friend needed to rest. He said he didn't care, and to get out. My friend and I are black, and my friend exclaimed "If we were white , wed be treated better:. The door man picked up the phone exclaimed he was calling the police. My friend had already stepped out. I ask the door man why he was calling the police, when no threats had been made and we were complying to his wishes. He ignored me and continued to call the phone. I had not felt like utter crap in a long time, thank you Lawerence House for letting me know my place, despite us living in 2024. Please do not drink , dine or live in the Lawrence House. I have called and text the property manager numerous times, but no response

absolutely incredible service, I have Sedit help me in the past. Today Jim fixed my washer dryer today, he was here immediately and so helpful and professional. The maintenance staff here is amazing! Chris

I love their fancy lobby, it was a hotel about 100 years ago. The coffee shop downstairs provides a great coffee. There's a nice common area, like a library which is beautiful. Their amenities are great - indoor swimming pool in the basement, nice common kitchen and reading room. However, the rooms are very tiny and dark.

Sadly I have to give Lawrence House 1star, not to do with some of the amazing staff and lovely neighbors, BUT due to their very poor management. I have two stories to share to highlight the lack of proper management. 1) My boyfriend who is Black was denied entry into the lobby by an elderly White front desk employee yet a young white man was able to walk in and use the toilet while my boyfriend was told to wait outside. When I confronted the man working the front desk he told me my boyfriend was in the wrong and yelled at me and put his finger in my face. I brought the issue to management and they did not do anything about it. My boyfriend never got an apology for the clearly RACIST act he experienced. It is truly heartbreaking and frustrating that this type of behavior is rewarded by Lawrence House and FLATS Chicago. 2) I left my door key at the front desk for my brother and he had to wait almost two hours for someone to show up at the desk even after waiting they said they could not find the key. Again, I blame the management. You need to manage people and provide them with the training needed to be successful in their role and it is clear all FLATS Chicago wants is to make money.

I needed to move quickly, and the leasing agent Corey at The Lawrence House did an incredible job assisting me. I told him my budget range, and he showed me a handful of units. The amenities are the true gem of this building, as it has the largest private gym I have ever seen, large indoor pool, rooftop deck, and ground floor deck. The lobby has a co-working space, a café, and a cocktail bar. I mentioned to Corey my need to move ASAP, and he helped me select a unit that would be available right away. The application process was online, and if you apply within 48 hours after your tour they wave the $500 move in fee. I was immediately approved and started the lease signing process, which was completed via an app. I then was able to pay my first month's rent seamlessly via app. They're doing a special right now where the next two months of your lease are free after your initial first payment. That is an INCREDIBLE value! The lifestyle at The Lawrence House is a unique one. Apartments are intentionally small to promote minimalist living while enjoying all of the amenities outside of your unit. This living style is ideal for someone who doesn't need a lot of space, but likes to work and relax in social environments. Being an extrovert myself, I love being able to rest in my apartment but also spend my morning at the cafe or get a cocktail after work in the lobby with my neighbors. This is also a great lifestyle for singles looking for that special mix of their own private space but also creating a sense of community within your building. In my opinion, the rent price appropriately reflects the value of the unit and amenities, and please keep in mind that it also covers most utilities. A note about the small units: I encourage you to let the constrictions of the space inspire your creativity. Many residents have lovely, homey, creative spaces in this setting. The size is like a hotel room for the most affordable units. I personally love having a small space -- it takes only 15 minutes to clean the whole thing! And the top of the line appliances, lighting fixtures, and rain shower give it a hotel-like air of luxury. Some negative reviews mention noise, to which I say...welcome to city living! There are many apps and machines you can use to block out sounds. I use a white noise app on my phone. The sound level is no worse than any other apartment building. Some negative reviews also mention poor front desk service. I have only experienced the best service and assistance so far. I am grateful that the building has a front desk for the added security. If the minimalist lifestyle appeals to you and you're looking to keep things simple and downsize, I hope you will consider being my neighbor at The Lawrence House!

The Lawrence House is a gorgeously-restored Art Deco relic from the age of flapper girls, smoke-filled speakeasies, and the city's first jazz clubs. The building has a long and elaborate history, from its early days as a luxury "retirement hotel" when the Uptown-Edgewater area was more of a far-north resort village for the city's elite and monied out-of-towners, to its position in later decades of the twentieth century as a low-rent option for a number of the North Side's less fortunate. In 2014, the Flats parent company purchased the Lawrence House and sought to reinstate something of the building's bygone character and classic charm. The Flats co-founder and lead designer, the late Jay Michael (1981-2016) refurbished and restored seemingly countless elements of the building's golden era. With real attention to detail, the company revived the elaborate designs of the grand lobby - including its patterned marble floor and the elegant stained glass of its vaulted ceiling - to retro throwback hardware, lots of original signage, and brass-hung pendant lighting throughout the building. There's even swanky vintage wallpaper in the enclosed hallway off the lobby, though I haven't sussed out its origin. I do a lot of work in the lobby, which is very comfortable, but there's also a smaller club-style space on the 13th floor, where there's also an outdoor rooftop patio. Early summer mornings with coffee and lake views from there are spectacular. And at the proper angle and weather conditions, you can see the city's skyline. On the ground level, there's also a private enclosed yard area, with lots of seating, grills, a dog run, and a fire pit. There's a 6,000 square foot gym in the basement, featuring a pool - again, with beautifully-restored original tiling and signage - and a reasonably-sized boxing ring. Of course, there's also a respectable weights section and more than enough cardio machines. Especially when the bitter negative temperatures of a genuine Chicago winter begin to emerge, it's great to be able to just pop downstairs for a gym session. No building is perfect. Like any apartment building, there are some minuses to accompany the pluses. Any given living situation involves some degree of trade-off. In the Lawrence House, you exchange space for amenities. The apartments are on the smaller side, but they are cozy and comfortable, especially if you're a little bit skilled in the art of feng shui. Furthermore, living in the Lawrence House means not just living in your unit, but living in the building. Take advantage! Building management is very strong, in my experience. Maintenance lives in the building and is fast to address issues. They've even replaced my light bulbs. I've never seen any pests in my apartment or even the common areas of the building, including the basement - and this is really important to me. You'll see complaints about thin walls, but I've lived in luxury buildings downtown and don't see a difference here. There's sometimes some noise in a big city apartment building occupied by young professionals. Comes with the territory. Talk to your neighbors. Talk to management. As of January 2022, the building is struggling to get some of its elevators back online after a former resident caused a major flood in the building. Obviously, it's a freak occurrence. Flats was swift to hire professional building restoration experts to alleviate related damages. There's been a lot of frustration about the lack of reliable elevator access, which I understand and occasionally share. But the Lawrence House is not unique in this issue - the pandemic has created enormous stress on the global supply chain, and lead times for a lot of important repair parts are drawn out for up to 15 weeks longer than expected. Again, I empathize with the frustration. But it's extremely important to zoom out and consider the context. At the end of the day, this is a great place to live.

Repeatedly tried to remove this review, as shortly after the last version, management began to realize messed up package delivery was a legitimate issue (since other tenants were impacted too), and advised all Bachelor tenants to address their mail differently. I decided to get a storage space that takes delivery (& they are awesome at it), so now just try my best to not send anything to Lawrence House. The short and long of it is that OVERALL, this place is okay. There are issues with some noise in Flats' apt buildings (due to how small units are and how thin walls are), maintenance can be slow (I'm guessing due to having a few people in charge of a lot), but they are nice buildings with cute (if really small) units... and you have your own Washer/Dryer in your closet.... which is pretty damn great in these covid times.

Do not live here. It's over 90 degrees outside, but your AC stop working. It only works 2 hours and then cut off. It will happened everyday. If it cut off Thursday or Friday, it will be off WHOLE weekend. Open ticket about this everyday, but management do not care . $75 dollars utilities package is automatically added up to the rent, plus you have to pay for cable , electric, Wi fi. Keep your $1300 for somewhere else.

Staff is trash and ignores you. Maria was a mega **** last time I spoke to her on the phone because I didn't, "let her speak" after months of her ignoring me as I sought ways to make my unit livable. Let me move into a unit covered in nail polish/urged me to move into a more expensive unit that had not been cleaned. Residents are ok but building is impossible to live if you do anything but be silent. If you're looking for an overpriced WeWork you've found it. Got sprayed with cleaner by cleaning lady in gym, pool is freezing therefore worthless, again staff ignores you, maintenance refuses to fix anything. I had high hopes for this place but it's cheap. Also art is the same on every floor which is skeezy/cheap. Residents think that writing their homes off as working space on their taxes, so basically a building of cubicles with showers/toilets.

One of the hardest living experiences of my life was 5 years (2017-2022) at The Lawrence House in Uptown. The misogyny from management, sending legal intimidation emails for valid complaints and constant chaos, including but definitely not all: security issues, mechanical failures, lack of communication, flooded elevators and non working elevators for over 8 months and leaving me without heat for almost 9 days in January in Chicago, dog urine and feces in hallways and elevators or stairwells, police knocking on doors looking due to criminal activity and so much more. All this was extremely stressful. This was my home I was coming to each night. This impacted my physical & mental health to the point I developed high blood pressure and an autoimmune disease, all stress related. Never had these conditions before. Worse, Nick Pinto would feed tenants empty promises for months to years on end. Receipts upon request. Astonished at the people, businesses, investors and politicians supporting this type of mishandling not managment of a building. Cedar st. Properties made my life so uncomfortable towards the end, I felt forced out. What did their CEO refer to all their buildings being erected all over Uptown? "Brooklynizing" sounds similar to another word.... I have been gone for less than a year and I no longer need my blood pressure pills nor do I have inflammation in my body anymore. Imagine the level of stress that was uplifted. Uptown is one of the fastest gentrification areas in Chicago. Support Diverse and supportive properties and management. It took me almost a year to have the courage to write this review. Cedar st. Properties and Nick Pinto, you can no longer intimidate me or silence me.

The Lawrence House? More like the Lawless House!My friend has lived here for 7 months now and they have already "misplaced" 12 of their room's packages. 12 stolen packages!!! Their response was a package thief came in, stole them, and there is nothing they can do for my friend and his roommates to alleviate the situation. They take no accountability for their poor management. Good luck getting any of your Christmas presents delivered here without getting snatched. Everyone should feel safe in their home apt and apparently these guys let any package thief through the door.

DO NOT RENT FROM THIS COMPANY. They never respond to emails and DO NOT care about their tenants. I have been trying to contact them about leaving my apartment since FEBRUARY and I have never received a response. Contacting them is IMPOSSIBLE. Also, the apartments are way overpriced for their size and are shoddily built. This company adds a fresh coat of paint and advertises them as beautiful, modern apartments. This is a lie. The realtors will literally lie to you about important things like parking availability. Safe yourself the pain, and do not patronize flats. If I could leave a review for the entire company, I would. Interesting that they make that impossible.

I live in the neighborhood and enjoy buying a coffee or cocktail here and getting some work done in the beautiful lobby. Today I was berated and then essentially asked to leave by a front desk employee because I (gasp!) unplugged a lamp to charge my laptop. This front desk employee, a gentleman with a white beard and glasses, came over to my seat and ripped my charger out of the wall before even asking me to unplug it (which I told him I'd be happy to do...). Then, after I apologized, he continued to scold me for "unplugging things that aren't mine" (irony) and for "ruining the ambiance." He also told me that if I couldn't find an available outlet I should leave, which I did, and will not be coming back. Lawrence House: please advise your power-tripping staff to speak to customers/humans with respect.

I lived at Lawrence House for a little over a year and I think the apartments, building and neighborhood are underwhelming at best. -Apartment sizes are very small for the price you pay. I believe the building was renovated from an old senior living community, so the apartments were never designed to house a kitchen. The makeshift kitchens that are added are extremely small and typically offer zero prep space. There are definitely better priced options in better neighborhoods. -Hallways are typically not cleaned often and not very well lit leaving them feel like a dusty dungeon. -Walls between apartments are very, very thin to the point where you can easily hear a neighbors TV when it is not even that loud let alone parties and other noise. -Neighborhood is not very safe. There were multiple shootings in the surrounding two blocks during my stay, including one in front of Lawrence House and I believe a bullet hit the building (see attached photo of email from Management confirming this). Just do some research on Uptown crime map and see all the issues that surround this building. -Management office is not easy to work with. It really seems like FLATS management team is understaffed for the number of buildings they own. This leaves them unable to even get back promptly to an email, call or text. They simply just don't seem to care about tenants. Overall, I would say at least do your due diligence and look elsewhere before considering applying for an apartment here.

I paid $1000 for a private event on the rooftop only to have the events coordinator Logan Walsh forget to put it on the event calendar. The front desk staff was rude and blatantly refused to help fix the situation. The residents walked through my event and I had to explain why they had to leave....the WHOLE NIGHT. They said they would give me a refund but now they have stopped answering my calls. Logna Walsh and the whole staff are unreliable, unresponsive and irresponsible. DO NOT BOOK ANY IMPORTANT EVENT HERE!!

I just got back from staying in a very trendy, pretty pricy, botique hotel in Boston. It WAS great & I had a wonderful time, but the whole time I was there I kept thinking "the shower is my apartment is SO much better" "this is a nice pool, but the one @ LH is GORGEOUS" I was very much enjoying this luxury hotel experience, but I was also appreciating & looking forward to getting back to what I already had at home. Then after a LONG/awful trip (delays, turburalance, rocky/scary landing, traffic..) it was so nice to walk into the Lawrence House's warm, welcoming lobby & know I'm home.

If you're 18 to mid-20s, you'll probably love it here. It's a glorified dorm. Thin walls, individuals who smoke everything all the time, owners who don't clean up after their dogs, resident events that reek of hipster. It gets real old, real fast. Residents have their packages stolen, food delivery stolen... heck, a resident when I lived there had their CAR stolen by a guest. The lobby is a complete disaster as is the gym. Just save your money and look past the shiny amenities. They aren't shiny and they don't solve the problems the building or community has.

I am not going to mince my words. On 09/18/17, our car was stolen by a BROTHER of a RESIDENT. It was found and eventually totaled on 10/11/17 after the offender did $16.5k worth of damages. The lease we sign specifically spells out that residents are responsible for the behavior of your guests; however, Lawrence House, all Lawrence House management stated was that the resident has been dealt with "appropriate legal action" (and will not confirm with us what that appropriate legal action was). In addition, management (Daly) kindly informed me I am "overreacting because it is not like he broke in your apartment." Well, management... if he were to break into my apartment, that would not require a down payment on a new car, a new credit check, and all that associated hassle. Instead, it would require a $50 renters insurance deductible, that's it. In total, this incident cost us at least $5k (down payment on a new car, etc), a new car loan, and other associated costs. Did I leave out how the guy who stole our car has not been arrested and has been back to the building multiple times since stealing our car per CPD. Now onward to other issues... There is zero security in this building - even after the bar closes and the coffee shop opens. None. I have seen: people sleeping in the lobby at 8am; people sleeping in the downstairs bike storage room; people skinny dipping in the pool; tenant's food they ordered was taken by the public and/or other tenants before the tenant who ordered that food made it downstairs. The doormen are VERY LAX when it comes to security. Lawrence House will say they hired security for certain nights but let's be real, he's a "rent a cop" with no gun or training. Just a uniform, handcuffs, and a cell phone. My strong advice to everyone is to rent somewhere cheaper and utilize Lawrence House amenities without the ridiculous rent and policies. The bar, coffee shop, patio, movies, live music, lobby, and all special events are open to the public. In fact, I have seen residents have their friends use the bicycle storage and not be residents for long periods of time. The amenities draw you in - heck, let's be honest, they did us too. But in reality, one's life is not worth risking for those amenities. But let's take a closer look at those amenities: The fridge is TINY and there is no freezer, it's an ice box (approx. 5" x 18") which does not automatically defrost (you have to unplug your fridge to defrost properly), the walls are paper thin, the smoke detector goes off with a toaster, no drawers in the kitchen, no counter space in the kitchen, and water goes everywhere with the shower. We were blinded by the amenities and hope others don't get equally blinded. Bike storage? Crap shoot. Package receiving? Not big enough, packages are regularly stored behind the front desk for anyone to grab. We have visited/lived in/toured many high amenity high rise buildings and none offer their amenities to the general public (with the exception of a few buildings with coffee shops but once the coffee shop closes, so does the lobby to the general public). None. Oh yea, in the month of November 2017, of the 5 front desk attendants, 4 have put in their notice or quit and 1 is actively looking for alternative employment. Management is known to be "spying" on front desk attendants while home through the security cameras. Also, in the month of November, there were 2 shootouts near Broadway/Wilson involving 15+ gunshots each time. Using the crime information from ClearMap, there were 139 crime incidents within 1/2 mile of Lawrence House in the month of November 2017. And for the love of renting -- please keep the firewood refilled and the dog run clean. That place stinks when at the fire pit! Bonus: In the month of January 2018, swaths of Lawrence House had periods of no heat as the circuits could not handle the demand. While tenants were financially compensated, imagine being without heat in the dead of winter.

I lived at The Lawrence House for a year. I would not recommend living here overall, but there are some good things I'll start with. PRO: - Nice amenities (There's a coffee shop, bar and restaurant all connected to the lobby) - Gym in the basement - Valet trash service - updated/new appliances in the kitchen/bathroom -W/D included - Doorman at the front desk - Pet friendly - The redline station is super close and only a 4min walk down the street CONS: - PAPER-THIN walls!! I could hear my next door neighbor having sex multiple times a week. I could hear coughing, laughing, ALL details of conversations and more through my walls. - Small studio that's not worth the price. After paying utilities and rent, I'd spend $1200 for a box! There's also no counters in the kitchen, so it's really not worth it. You could find better space for the same price point, in my opinion. - No storage space - No parking!! - Neighborhood isn't the best/safest Overall, the cons were just too much for me and my loud neighbors really ruined my experience here. I wouldn't suggest this to new professionals either because the price just doesnt seem to justify what you get. If you're making more, I'd suggest other Flats properties, because others are nice, this one just wasn't that nice to me.

I've lived in this building for over a year and have only had positive experiences. The other reviews are really surprising me. I can say that yes, the walls in the apartments are a lot thinner than I'd like them to be. Otherwise, the management is lovely, the people working at the cafe and the front desk are fantastic, and the building is truly modern day luxury. I live alone and the front desk is part of the reason I initially even looked into this building. I have always felt safe here. I am coming from a building that did not previously have a doorman, however, every time I walk in someone is at the front desk greeting residents. In order to use the elevator, you have to have a key, so random people from the street do not have access to anywhere but the main lobby. I've never encountered shady characters. The building is well maintained and any time I've had an issue with my apartment, it's been resolved quickly. The gym is fantastic and the common spaces are super beautiful. The coffee downstairs is so good and extremely handy on weekends when you want a little treat, but are hoping to stay in your pajamas. I can't speak to other people's experiences, but I would absolutely recommend this building to anyone.

I have seen mixed reviews for tenants that have lived in The Lawrence House, and for me personally, it has been great for the majority. Management had been actively engaging to make improvements for the building and procedures during and before Covid. Maintenece requests are answered relatively quickly, and the amenities cannot be beat by any other apartment in Chicago for the price point. The few small gripes would be walls can be thin, so you might contend with neighborly noise (but honestly you get that anywhere). But other than that, I absolutely love this place. If you're someone who doesn't need a ton of space and loves a sense of community, I would look no further :)

A better name for Lawrence House would be Lawrence Hoax, based on the experiences described below. The building and the amenities look beautiful, but don't be fooled. Within days of moving in, Lawrence House will peel back its mask and reveal itself as the demogorgon. For one, the humanity of the management is as thin as the building's walls, in our experience. We had a nightmare neighbor -- we overheard his entire personal life, including offensive comments and certain other things no one would want to hear. When reasoning with this neighbor in person didn't work, we went to the management. We submitted dozens of noise complaints over our year-long lease -- many during the early morning hours or work nights -- and management did nothing sustainable to rectify the situation, despite the lease specifically forbidding behavior that disturbs neighbors. In fact, one of the higher-ups even implied he didn't believe us -- he said he couldn't verify the issue himself -- despite our months-long backlog of audio recordings and email exchanges with management. (One new hire in the management office even said the noise was crystal clear on the recording.) Instead, we were told we could move into another unit -- a more expensive unit, mind you, because that was the only "inventory" available. Even though no one had ever complained about our noise (as far as we were told, anyway), we would be the ones having to move, change our lease, foot the burden of all that would be involved. This sounds like the neighbor's inconsiderate behavior was positively reinforced by management's apparent apathy to our trouble. Our noisy neighbor, meanwhile, bore zero consequences, to our knowledge. The burden was placed entirely on us. A manager even suggested we purchase ear plugs. We had already, and they never blocked out the sounds our neighbor produced. We wanted peace and quiet in our domicile, not the common spaces, and we felt ignored. Did we mention the walls are thin? And the construction seems shoddy? We knew the units would be small, but they could have at least made them more soundproof. Also, when we moved in, there was plastic left on the microwave that made an unholy stench, and by the time we moved out, the bathroom vent still wasn't doing much for the steam. (Get ready to see the smallest "freezer" you've ever seen, and the only counter space you're getting in the studios is the two-inch perimeter of the sink.) Meanwhile, the building has four elevators, four of the least reliable elevators you'll experience. People with dogs can only use one of the four, the freight elevator, and that often gets congested with people moving in and (hopefully) out. We once waited 10 minutes for the freight elevator. (Also, get ready to open up that wallet if you get locked out. "Outside of business hours, lock outs are $50," management said in an email that makes it sound like a huge favor. The locks are all networked though, and it takes a keystroke for them to unlock your door.) When we toured Lawrence House, we understood the value proposition. And our leasing agent made clear to us that despite the units being small, the communal areas are spacious. And that the building would foster a wonderful social atmosphere. The idea, to our understanding, was that we could hang out with our fellow residents in the lobby, the backyard, and the roof deck. Again, that's not exactly true (at least to our experience). Within months of our move-in, Flats opened up a lobby bar called "Larry's." We knew that going in, but what they didn't tell us was that the entire lobby would be a seating area for the bar patrons (buying ridiculously overpriced drinks), when the lobby was once was a communal space meant primarily for residents. Soon, building residents were no longer allowed to bring beverages of our own and sit in our own building's lobby. We residents pay rent not just for the units but for the "communal spaces" we thought we would get to enjoy. If this was mentioned at the outset, we wouldn't be complaining. Then the backyard became an extension of the coffee shop in the lobby, Heritage Outpost. So we residents were only left with the small roof deck, but even that isn't private. Larry's customers make their way up to the roof all the time, sometimes puking along the way. The only good things we can say about LH is that many of the residents are wonderful people -- may they all transcend that glorified dorm -- and the people at the front desk and on the maintenance staff (basically everyone below management) are incredible humans and employees who were always so good to us. We even witnessed upper management publicly reprimand an employee in an infantilizing way one time, and we heard about them scolding a fellow tenant. We want better for the people who work there. We want better for everyone living there. It's too late for us, but it wouldn't be hard for Flats to right their wrongs.

The reviews here are a bit silly and must be coming from tenants that have never lived outside of a two or three flat in Chicago. You chose a building with full amenities and a coffee shop/bar in the lobby. Everyone and their grandma is going to want repeat visits to use all the outdoor spaces. That is what happens when you have a ton of cool stuff to utilize. If you show up to the concerts and movie nights 30 minutes prior to start, I can guarantee you'll get a good seat and not have to cry about having to put a towel down or god forbid.... stand The staff and everyone involved in keeping the building running have been amazing. Quick response to issues and always friendly door staff. I've never felt unsafe or crowded. You chose an artist residency space with great utilities and price for what you get. Thanks for the great addition to Uptown! My girlfriend and I look forward to the next two years here (or whatever is left on the lease).

To begin with, The Flats are all legit! They also have an excellent leasing staff whom based off my personal experience have all ways been courteous, responsive, friendly, and extremely hard working. I'd like to personally thank James Nemecek who was wonderful during my recent appointment to tour their property on Broadway. And another special thanks to Sarah Casey! She had always been a pleasure to communicate with via email and over the phone. Both of these people go above and beyond for their current or prospective tenants, and represent The FLATS with the upmost integrity. Bravo!

We just moved out of The Henry, due to Corona we couldn't afford to keep paying the rent (right at 2k a month), so we conversed in depth with our land lord about rent and terminating lease options. Specifically we wanted to know the vacancy and demand of our building to see if subleasing was the best, cheapest, option. We were told no, buying out was the best realistic option. If I had known about a wait list that would have been an easy decision. We were not told any of the sublease information, but we were told to buy out the lease was a 3x monthly rent fee. 6k to move out early. We were 6 months in and this was still beneficial over the 12 month plan. We moved out that week for a prime 6k. With in 3 days of moving out we contacted our gas company to shut it off and they already had another renter that turned it on. So congrats to the FLATS for making an extra 6k off your renters who needed help through the Corona Virus. Instead of working with us and informing us on a sublease option. That policy may be the fine print in the lease, I read it, I get it. But what an asshole move during a time when people are losing jobs. FLATS feel free to refund us our 6k since you didn't even miss one week of rent income. Must be nice.

We live in Flats Otis, this place is a dump. Don't​ waste your time or your money coming here. There are far better places in the city to rent from for the amount they charge. I still live here for a few more weeks on an​ 18mo lease so I will be updating this review very soon so stay tuned. in the meantime, you'd​​ be better off buying a refrigerator​​ box and sleeping in it if theres no place else for you to go. Whatever you do DO NOT rent anything owned by Flats.

I lived here for a year and now that I've moved out I can finally review my experience living here. -The old white man at the front desk is super mean! He would get annoyed at me for just walking by and doing nothing. He often yells, acts rudely towards me ( even tho I'm the resident there), literally just refuses to answer my question, abruptly hangs up the phone when I have questions, etc. He told me to get out when I was sitting in the lobby with my dog. I asked him why and he told me no dogs are allowed in the lobby? Excuse me, I see people working in the lobby with their dogs ON THE COUCH all the time!!!! Why is it that only I get yelled at????? I even hear complaints from other residents there that he is racist! I feel extremely uncomfortable seeing him and had to avoid ever be in his sight. He also gave me a side eyes and attitude when I came to the lobby to pick up my food delivery. Sometimes I had to take the back door instead of the front door just because I don't want to deal with him or let him kills my good vibe in the morning. Like why do I have to be scared living in my own home?? I paid my for my rent and this is how I get treated?? If he hates me or hates working there so much for no reason, then he should quit! I really don't know what his problem is and honestly I don't give a damn. Other staffs have been nice to me though. He is the biggest problem why I decided to move out. (-5 stars because I don't deserve to be treated that way) - The micro unit is small, like really really small. There's only enough space for one person, you can't invite guests over. But since it is practical and has everything you need, so it compensates for the lack of space. -The kitchen doesn't have a lot of counter space so I struggle with finding a place to prep and cook everyday. If you like to cook and doesn't want to eat out all the time then this is not for you. (-1star) - The wall is thin, there is no privacy whatsoever. (-1 star) - The lake view from my window is pretty nice, I get a lot of morning sunlight. The gym is also updated and the pool is clean. (+2 star)

Do not be fooled by the chic and modern look of the apartments. This is a very very very old building, insects constantly invade your private living quarters. Spiders of all sizes, Millipedes of all length, anonymous flying bugs with wings, a refreshing retreat for a burgeoning entomologist. Oh wait, we are NOT bug scientists. We HATE bugs. It seems that people who have wrote good reviews either are new tenants, or have experienced the wrath of this building and moved out but never updated their reviews. Let my review be a fair warning to those who want to venture into this land of creepy crawlies and primitive Internet. The company boasts about their free internet that downloads each byte at a glacial pace, once you are connected, you WILL BE DROPPED. Whether it is in the middle of watching Netflix or doing an practice exam, or even just playing some Clash of Titans on your iPhone, NO ONE is safe. This issue has caused me much chagrin and frustration, and when I approached the staff at 9:30AM Monday morning after the new management company took over, I waited for 2 hours, and went back at 11:30AM to ask them if anyone has called the cable company to fix the problem, all they could do was stare at me as if I was psychotic, and told me that I needed to give them a few more minutes since I only just told them a few minutes ago. Uh, hello? 2 hours? that's 120 minutes! Is my math right? It is. So, for 2 hours, just sitting around, with nothing to do eh? Good for you! Then, they proceeded to hand me the phone number for me to call the cable company MYSELF, because everything was A-Okay, and I was the only person experiencing this. After calling the cable company, guess what, there WAS a problem {insert professional IT lingo here}. The cable guy told me that I should band my floor mates together and tell the Apartment building to up their bandwidth. No. I am not their lackey. Thank goodness I am moving out in a month (which was the reason why I didn't get my own internet for the remainder of my stay here, because the internet USED to be ok, usable, but NOW, it is complete rubbish; you have not reached Zen, unless you can stay calm after you moved in here and used their internet, the Dalai Lama would snap his Gucci slippers in frustration if he used the internet here!) The staff is unforgiving, they inherited this building and all its problems from the previous managing company, but instead of solving each issues, they just sit around in their first floor office pretending to get work done, chatting it up, and leaving the tenants to fend for themselves while telling us that it's "not their fault, because they only just got this building". The young yuppies tenants of this building couldn't be bothered, the preppy professional tenants all just mind their own business, which is all fine! But don't let this false sense of complacency trick you into signing ANY kind of contract with them. You can get a much much better apartment for much much cheaper in Chicago, I know that now. The worse, or possibly worst feature of this building is its new management staff. I have never ever had to deal with any group of people so unreasonably lazy and well, just plain incompetent. They excuse themselves by claiming that every issue we, the tenants, are having is because of them being new, which is fine. But hear this, the day this new management staff took over the building, they disabled the auto pay system online without informing us, and instead, charged all of us busy people late fee because we end up paying the rent to the previous system, just like we've always done. Also, they will come into your place without ANY prior warning, or perhaps a warning that was given the morning of their "break-in". Groups of people will open your door as if going into their own bedroom. Sigh... thank goodness I am moving out. Do NOT move in here! P.s. the shower curtain is absentee, and it is very difficult for you to install one yourself because there is no rod to hang the curtain on, so you pretty much have to huddle underneath near the shower head if you don't want to soak your entire bathroom. What a ridiculous design.

So the FLATS community shtick that they give you, is nonsense. - Spiders. If the garage isn't taken care of daily it turns into a giant web down there. And I kill at least 2 spiders a day in the warmer months. - The walls and ceilings are thin. You can hear everything - Heat comes from the window AC Units - Terrible insulation. Be prepared to be cold. - Coming from NY I will say the rent is cheaper, but now I realize you can get a lot more for your money in Chicago. Bottom line is don't buy into their shtick. Just look at the apartment and if you like what it has to offer then go for it. But I'd suggest looking at others because I know you can get more bang for your buck. #WeAreNOTflats

I want to start out by clarifying that I do not live here. My Significant other does so I am here quite often. He's only lived here a few months but I have to say WOW what a building. I moved into an apartment in Andersonville a few months ago and I really wish I would have known about The Lawrence House. - My boyfriend really hit a jackpot for the apartment. The amenities are so cool. Pool, work out room, Coffee shoppe, a cute little bar called Larry's and a diner right inside. - When you walk in it immediately smells like heaven. In fact every time I walk in I try to figure out where the distinct smell is coming from and I still haven't figured it out. The lounge in the lobby is a cool atmosphere. - There's tons of young professionals and artists that live here so you get to interact with cool people on the daily. Lots of people are constantly working on their computers in the lounge/lobby area so it's cool to see when you are walking through - We've gotten a drink at Larry's while a live band is playing and we've played cards while hanging out. It's a fun experience when you want to grab a drink and hangout but don't want to go to an overpriced Chicago bar and walk out into the cold. - The units are small (but most Chicago apartments are so that's the name of the game) - The units and the bathrooms are so nice. I think it's the perfect amount of space. He has a washer in unit which is so convenient to not have to lug a bunch of laundry downstairs. - I was reading some of the other reviews and it seems like sound is an issue for those people. I've spent the night plenty of times and yes, you can hear the dogs bark and you can hear other people if they are being loud but I have had that in every Chicago apartment I've been in. It's part of living in the city and honestly you get used to it. If you are a light sleeper than I suggest not living in the city because there is ALWAYS dogs barking, sirens going, cars beeping, people yelling. It is just apart of city life. - I'm from a small town in Wisconsin and I personally am a light sleeper but I've adjusted to it and I'm just fine. All I can say is I can't wait until my lease is up so I can hopefully snag my own apartment at The Lawrence House next summer! 10/10!

UPDATE I previously reviewed the Lawrence House about 11 months ago. Since that time, management has made many improvements; including the addition of a fantastic Assistant Manager, Nicole Kurdziel. Management's responsiveness has greatly improved. Nicole addresses & expediently does what's necessary to resolve resident issues/complaints which have included noise, cleanliness, informing maintenance about maintenance orders, cleanliness in the building and respectful common courtesy among residents; the onus of which is significantly upon residents themselves!! Maintenance has been wonderful. They're timely, kind and extremely competent-they do a great job! Richard, at the lobby front desk 5 days a week, is a huge asset to the Lawrence House. He's helpful, kind, and ensures that things go as they should. Numerous times Richard has helped me with the door, carrying heavy items and.. he's a wealth of information! No residence is perfect. Yet, based upon my experience, I think much of that now is due to a small percentage of residents' conduct and personal situations. Management has successfully handled the difficulties resulting from COVID and has kept residents informed on protocol, changes and time frames-THAT is huge! Reality at Lawrence House- The building is filthy. NOISE!! the walls are paper thin. I hear my neighbor's regular conversations, food preparation, closing cabinets, their washer/dryer and TVs. The halls & most apartments aren't carpeted. The noise from above me is awful. All hallway conversations, walking and doors echo & wake me up. Dogs! Dogs can be heard at all hours of the day and night. The Dogs are allowed, but the dog urine & hair balls I'm the elevator and hallways..DISGUSTING! The hallways frequently stink of urine and garbage. Personally, I prefer flowers! Garbage is picked up at your door Sunday-Thurs. Seems like a great free service. Tenants do not abide by the directive to put garbage outside door only between 6:00pm-8:00pm after which pickup begins. Instead, garbage is left in the hallways all day. The smell permeates apartments. The elevators are filthy and often smell. The washer/dryer takes about 5 hours to complete 1 load (not exaggerating, is extremely loud and shakes/moves from the wall in the small wall-in closet. The "Livly App" tenants download is ineffectual. Maintenance requests made via Livly are typically not received by management. Management is aware of this "glitch" but doesn't advise tenants to contact them directly. Instead, tenants are left wondering why their maintenance requests aren't fulfilled. Management appears to listen when you speak in person. But, issues are rarely addressed in a timely manner and rarely satisfactorily resolved. The front desk employees, they're the BEST aspect of the Lawrence House. They are so helpful, kind, respectful, & ensure that your questions are answered and concerns addressed. Do NOT move here. I could list additional reasons, but the above should suffice. Did I mention the rat traps, huge wholes in alley doors that often don't fully close? DON'T DO IT!!

This place was nice when I first moved in. There weren't many people here. The atmosphere was relatively serine. Now, when I come home it can feel like entering a nightclub. The lobby often plays the music very loud. It's embarrassing to bring guests over, like I live in some sort of frat house. I had no idea it was going to be like this. It's obnoxious. My suggestion to management is, if you're going for an upscale hotel ambience, stop with the loud music. Play some light background music and keep it fixed below a certain decibel level. Enforce some rules regarding outsiders so the place doesn't get overrun. I want to get out of here ASAP. That said, the gym is decent, though definitely missing some key equipment, like a proper lat pulldown, hamstring machine, weighted row machine and fixed weight barbels. In my opinion, the boxing ring that nobody uses should be scrapped, though I guess they think it has retro appeal.

I live at 5718 and I'm curious - does anyone else not have a shower door? Is this normal? I have to huddle to one side while I shower, and then mop up the floor afterwards. Totally didn't notice in the walk through. Second thing - There is free street parking, but you never find a spot. I always have to park in the neighborhood across Broadway. The guy who showed the place totally lied and said they had agreements for people to buy spots with the building across the street. They thought we were crazy when we moved in and called Third thing - They keep letting Lincoln Towing make illegal tows from the loading zone out back. We just needed the building manager to put in writing that they don't have a contract, and he ghosted us, despite repeated calls But, there are a lot of positives, it's a cute building, new. The residents all seem like pretty cool, young people. Cute, modern interior. Free wifi. Can set up auto-pay for rent. We have in unit washer/dryer, dishwasher. Rooftops. They make fun initiatives on social media and parties.

I am not a resident, but wanted to note that we helped our daughter move into the Lawrence House in late March. Staff was super helpful, absolutely great workout facilities and gathering spot in the lobby. Rent seems reasonable by today's standards.

As a new resident, I wanted to share my move-in experience with the staff at the Lawrence House. Moving is never fun, and there were a few issues during the process that could have seriously derailed the process, but the team at the Lawrence House really went out of their way to make it right. Kayla, Daly, Nick, and Sean were all super responsive and worked hard to make sure that everything got taken care of as quickly as possible. Plus, the staff and maintenance people at the building are so nice. It's nice to leave and come home to a friendly face each day! The building is beautiful and I love the apartment. Granted, the smaller spaces aren't for everyone, but the tradeoff for the amenities makes it more than worth it. I'd definitely recommend the building to anyone looking for a new spot!

We are so glad to be out of this building. We had a year-long noise issue with a neighbor (partly because the walls are paper-thin), and the management didn't do anything that made a lasting change. Instead, we were told we could buy earplugs or we could switch to a different (more expensive) unit. The lack of empathy is startling. Plus, the bulk of the communal space has become public space, so residents have no real place to unwind by themselves. No Lawrence House resident we talked to was happy living there, and that should be enough of a caution to prospective tenants.

I am honestly surprised at the number of negative reviews on this page, so I felt the need to contribute my own experiences at the Lawrence House (hint: love!) I have been living in the Lawrence House for nearly a year. In that time, I have come to fall in love with the building and, yes, my tiny studio apartment. First, I will actually talk about that tiny apartment! Yes, it is small, but everything is newly renovated and aesthetically sound. There is a spacious closet with in-unit laundry and the finishes in both the "kitchen" and the bathroom are gorgeous. Although the small size of the freezer box is annoying at times, I genuinely love everything about my tiny studio. It's true that the walls are thin, but I rarely am agitated by my neighbors and haven't had instances where the noise was loud enough to disrupt my standard of living. The building is absolutely gorgeous and the amenities are top of the line! One of my all time favorite places in Chicago is the rooftop of the Lawrence House and all guests I have brought over are absolutely wowed! Plus, with the 3 Squares Diner now open and the bar/coffee shop in the lobby, the Lawrence House now operates as a sort of small live-in community. Love it! I see a few reviews on here comment about the fact that the lobby/backyard are open to the public. While that's true, I was told prior to signing my lease when touring the building that these spaces were publicly accessible. If that bothers you, I'm not sure what you expected when you signed the lease in the first place. I personally have never been bothered by public guests in the spaces and, on the contrary, having people doing work in the lobby, grabbing a drink at Larry's or lounging in the backyard helps bring life to the space. Can you imagine how empty it would feel if these spaces were only available to residents? No thanks! I've thoroughly enjoyed living in the Lawrence House for this year and I look forward to resigning my lease for another. Yes, the small studio is pricey, but for the quality of finishes and all the amenities the price is actually spot on. I viewed apartments only about $150 cheaper that didn't even have ovens and were much smaller, just down the street on Broadway! For the cost you get a beautiful, renovated apartment, in-unit laundry, valet trash pickup, free WiFi and access to common areas that are well maintained and impeccably designed. And the comments about Uptown being dangerous? I'm not sure why you even decided to move here if you weren't vibing with the neighborhood. Uptown isn't Lincoln Park and that's why many people call this neighborhood their home. If you're looking for an LP or Gold Coast, Uptown isn't for you! Long review. TL;DR: The sort of community vibe of the Lawrence House might not be for everyone. If you're looking for an extremely private apartment where you will keep to yourself and not interact with "the public," don't move here! But the renovated apartments with beautiful finishes and the gorgeous public spaces are a draw for many and one of the main reasons why I look forward to living at the Lawrence House for another year (and maybe more!)

My girlfriend and I have lived here for 2 months now and it's not been a great experience so far. We looked at this building and fell in love with it due to its location and awesome amenities...we have a small dog and they and suppose to be a very pet friendly building, but that is completely opposite. You can't have your dog ANYWHERE on the property besides your apt and the tiny dog run they have in the backyard area. Also, it seems like there are random people everywhere in the building most of the time due to the fact that it's open to the public so basically anyone could be in the building. Needless to say I don't feel 100% safe living here. Save your $$ and do your research folks.

I could not be happier with the personalized attention we get from The Flats! Great group of people managing the property on Wilson. Kim is very responsive and extremely concerned about not only the satisfaction of the residents but the overall well being of the building. Baki is also very attentive and pays extra attention when coming in to repair various items. He will show you what he is doing and make sure you see the final result. Again I could not be happier. Thank you guys!!! :)

I've lived in the 1325 Wilson building for a few months now and I have to say I am the happiest I've been in my 11 years in Chicago. The "micro living" concept has changed my life. There is less clutter (there has to be in 300sqft) and the only things that are a part of my life are the things I love. The communal spaces really add a lot. They increase your living area while simultaneous fostering a sense of community. For the first time in my life, I feel like I know the people down the hall from me and some have become great friends. The gym in the basement combined with the free bike have put me in the best shape of my life. My quality of life is the highest it's ever been. The only negative I really have to say is that the building manager can be a little long in responding. It took him 2+ weeks to respond to my last request. I didn't need it fulfilled immediately, but at the very least respond in a business day to let me know you received it.

I want to start off this review by saying thank you to the two bartenders that were tending at Larry's on 12/16. You were quick to jump to action, kind, polite, and accommodating. The security guard up front was quite the opposite. In fact, he exemplified what I know of rape culture. Here we go (heads up this is going to be a little long)... The evening of 12/16 started out like any birthday does - full of fun. I had two friends fly in from Florida to celebrate a birthday milestone and what better than a night out? We had dinner, drinks, listened to great jazz music, all the while dressed to the nines. This had been planned for a while, but we happened upon Larry's by a stroke of luck. The bar and lobby were beautiful. We had a couch to ourselves and were minding our business. Predators don't care if you are minding your business or not... Within about 10-15 minutes, a man stumbles over and sits on the opposite side of the couch. I had actually noticed him do a double take, walk in the bar, and come back out a few minutes earlier. Sadly, as a woman (especially while drinking) you have to be on high alert for things like this. Later hear from the bartenders that he was hitting on someone in there and eventually let it go to come back out and force himself on us! Whyyyy?! Anyways, he has a pizza box, so we ignore him/assume he's a tenant. The leather couch is so large we both had our little area so it was fine, until he decided to plop down on my friend basically sitting on her lap. She is polite, moves over, and exchanges pleasantries. We are trying to have a good time after all. Almost immediately she jumps up and says she is going to go to the bar. Later, she tells me he told her that he was going to kiss her - didn't ask, said he was going to do it. I didn't know this at the time. With her gone, he plops down on me (one leg on my leg), I scream a little because it startles me. He's a bag of potatoes. I'm on the edge of the couch, and every time I scoot a little he is right there inching closer. We were scared and weren't really sure what to do so we continued our conversation. Both my friend and I say "we are having girl time, can we have some privacy? He ignored. We say "hey, please can you go back over there. We aren't interested." Ignored. He finally said he was going to go get us a drink and we are like "thank the heavens, please go." As intoxicated as he was (wasn't drunk either, definitely on something else) we thought he'd stumble out. Finally, another friend arrives and everyone goes to the bar to get a drink. I stay behind to watch our stuff on the couch. Low and behold, HE'S BACK. I'm sitting there alone with this creep, obviously not interested, and cannot leave 4 bags/cell phones/coats. I'm trapped. I try to speak pleasantly because I'm accessing the situation. I'm in survival mode. At one point, he mentions that he wants to show me his Instagram account but his phone is dead. He takes my phone out of my hand. About this time, my friends arrive and I look over to him texting his name to his number! I grab my phone back and we all try to convince him to leave. This is where it gets tricky. We had strength in numbers and he felt it. Conversation briefly continued (literally saying in front of him how creepy he was) and I felt an elbow in my side. I assumed he was fidgeting with his jacket about to leave. I now realize he was doing it on purpose. He then head butted my back/shoulder and started deeply inhaling and sniffing my body. Everyone freaked out and jumped up. We grabbed our stuff and ran to Larry's to get him thrown out. The bartender (woman, didn't get her name) freaked out with us! She stopped what she was doing immediately and ran to get the security guard. He followed us into the bar once the bartender went to security and we all collectively said get away from us. Everyone was watching at this point. He went back to the couch, staring at us. The security guard said he wasn't going to throw him out at that moment. There was no reason to in his eyes, I guess? Let him sit there menacing on the couch. All the while, he was name calling my friend ("crazy" etc). Next, he started sending me harassing text messages that I won't type out here. Starts with a "c" though. Once we received the texts, we went to security again and the creep denied texting even with evidence. Security decided to let him stay to finish his beer and EVEN HANDED IT TO HIM in front of us. Was walking with him and talking to him. The creep was looking back and laughing in our faces. Of course we would have already left at this point, but with him sitting in the lobby we didn't feel safe going outside. He had to finish his beer, ya know (rolls eyes)? My friend called the cops, he was eventually made to leave, and FINALLY we could leave and enjoy our night. That's all we wanted. You know, maybe security thought I was only interested in attention and a lump sum? Food for thought.

I toured the building. I applied for an apartment online. I received a call 30 mins-1 hour later stating the apartment I applied for wasn't available. Everything else in the building is outside of my price range nor satisfies my space requirements. They refuse to refund my $50 application fee. Imagine ordering something on Amazon for $50, getting an email back saying the item isn't available, and that they will keep your money. Stay away from these people at all costs.
