Zeb Stevenson Is Closing His Westside Provisions District Redbird on Howell Mill Road in Atlanta | Eater Atlanta

"During his time as executive chef at the Livingston, I remember Stevenson staging notable events there, including a five-course 'blood dinner' and an epic 12-course 'last supper', which helped establish his reputation for creative, boundary-pushing dining." - Beth McKibben

Moved in 4 years ago and over the last two I’ve seen nothing but a decline…it was once the premier place to live but now expect to look at a closed grilling station, a block party style pool with random grills around the edges as well as a outdated gym. I once had to qualify to live here now it’s a free for all. Upon leaving I junked all my furniture due to roaches, my cabinets were held together with hope and prayers. The corporate only cares about your rent being paid on time or you will be told to leave and the office staff loves to reel you into arguing so they can use that against you, I have two small children and my washer broke and I was told I had to wait a week to get a new one but I could go to a empty unit and use that one, why not move that to me since it was the same unit and I was answered with a chuckle and reply was “what if someone wants to move in”. So basically you will be a fly in a spiders web you will be locked into living in a place that now lets anyone with a pulse be your neighbor and their roaches and dirty lifestyle they are accustomed to will be your problem also, listening them fall all over their apartment at 4:30am religiously will be your alarm clock and the office will do nothing but look at you like you are the issue. Let’s not forget the time I had a young woman knock on my door bc she was being harassed and followed by one of the great new tenants they let move in and when I brought it to the office’s attention I was told “what’s that got to do with us”…..stay away far away if you have section 8 it’s the place 🪳💨🚬🍻🍾🔊🔊 THE MAINTENANCE TEAM should run this place bc your choice of managers are a joke and are on an ego high…. they now want to charge me for repairs that are considered wear and tear after four years of living here as well as an insufficient know this fee that was given to an employee that they fired for not doing his job, but now that falls back to the renter, do yourself the biggest favor of your life and avoid anything that has to do with this company, BRYTEN…this was at my move out after 4 years of wear and tear. Here are some pictures from the last storm we had where they claimed they could not assist any of the tenants in helping clean up the garbage that was not getting picked up or the debris from a storm. Over two months I moved out and still no deposit return, the only people who have access to this are supposedly supervisors, and those supervisors take lunch breaks together. The rest of the office staff is left helpless due to the abandonment of their leaders. This company is a joke and a disgrace… They disregard tenants who have been there for over four years. They honestly do not care and do nothing will give you excuses and then avoid your phone calls.

This was our first time renting an apartment, and we are very happy we chose The Livingston. We toured several apartments in the area, and this community stood out as the best by far. Joseph Tordilla and his team did a phenomenal job guiding us through the application process. Joseph consistently kept us informed, and once everything was approved, he promptly communicated the next steps. Because of his efficiency, we were able to move in within a week, even with a specific move-in date. There were a few items that needed attention prior to move-in, and Joseph ensured they were addressed promptly by the maintenance team. We truly appreciate the level of care and professionalism shown throughout the entire process. Thank you for all your help.

The Livingston is a wonderful place to live! It's quite, in a great location, and the grounds are kept really clean and tidy. The apartments are older but renovated and very nice. They are pet friendly and have a decent-sized dog park and other nice amenities. Joey was fantastic and made the move-in process super easy. He was very helpful in answering all of my questions and ensured that my move-in experience was efficient and timely. If you're looking for a nice place to live that's in a great location and staff that truly cares about their residents and the property, then look no further than the Livingston!

I want to recognize Simon in the leasing office for doing such a great job. I recently brought a concern to his attention regarding community guidelines, and he handled it with complete professionalism. It is refreshing to have a manager who actually listens to residents and takes action to keep our community standards high. Thank you, Simon!

I recently moved to Tampa from Denver, CO and must say I got incredibly lucky with this apartment complex! They offered everything I could ask for in an apartment (W/D in unit, central AC, dishwasher, a microwave) all within my budget. The whole process before the move with Zee was very easy and put all my nerves to rest during my transition. I was warmly welcomed when I finally arrived, and everything I needed to know was explained to me in easy to understand format. Maintenance has been quick to respond too, had a leak from the dishwasher under the sink and was fixed within a couple of days. The patio does flood during heavy rainstorms, I'm on the ground floor, but not fully floods to where water enters the unit. I was told that's normal and keep on eye on it if it fully floods. I have already spotted a roach in the unit though. Will have to see how thorough the pest control is if more keep popping up. The neighborhood seems really nice too! It's pretty easy to go to essential places like Publix and Walmart which is less than 10 mins away. So far I'm content with the decision I've made to live at the Livingston Apartments!

Google
I moved into this apartment earlier this year and I love it! It’s so peaceful and spacious. The location is perfect, and I love how warm and welcoming the community is. A huge thank you to Joey and Leia for making the entire move-in process quick and stress-free. We were approved the next day, which made everything so much easier. I couldn’t be happier with my experience so far. Highly recommend!

Google
I’ve had nothing but great experiences here. Joey is so awesome and easy to work with , super responsive and helpful whenever I need anything. From the first moment I went he made me feel so comfortable and welcome. Highly recommend this place for a good price

Google
Such an amazing community! Everything from the staff to the units themselves is all you would hope for! The staff specially Joseph are incredibly attentive and quickly responsive to any and all needs. The units are beautiful and modern. The maintenance is on point with everything from requests to maintaining the beautiful property! So happy to call this place home! Thank you so much Joye!

Yelp
I lived here for two years. It's okay it's not great. I moved in and there were stains in my living room and apparently I never noted it for the walk in so I had to pay the difference for the rips my dog caused, but they weren't willing to deduct anything for those stains. Also, it always smells like a dumb in this neighborhood. No one picks up their dog poop and no one takes care of the dog play area. The only good thing about this place are the workers. They are helpful and nice. The ladies in the office are all nice as well. Overall, I wouldn't live there again.

Yelp
Management is a joke now they have been acquired by Bryten. Edwin and Grisele don't care about anyone but themselves and are borderline racist and in humanitarian. Joseph at least tries to be amicable. Bianca was the absolute best. They go through property management like water. All for their bottom dollar. The only thing they truly care about. Unfortunately, they don't fix anything when you put in a maintenance request. Had a dryer that squeaks like crazy and got so hot it started melting clothes. I put in multiple requests, and guess what... in never got fixed. Most of the fridges throughout the complex are at least 10 years old, leak water and pool water on the shelves and at the bottom of the fridge spoiling and wasting food. I know multiple people in the community that have the same issue. Their fix is to tilt the fridge backwards by adjusting the feet. Guess what...It doesn't work and it still leaks. The stoves are all the same and the burners and the ovens don't work properly. Takes 30 minutes for the oven to heat up and the electric burners do not have a consistent and regulatory temperature they either get red hot or don't work. They have mandatory trash service that regularly doesn't get picked up. They also contract with a local tow company for a cut of the service fees that engages in predatory towing late at night. The forced air units (furnace/AC) are so incredibly dirty and outdated and look like the intake/condenser fins haven't been cleaned in years and they give you the cheapest and worst air filters only prolonging the problem. The only person that actually does any maintenance and makes the residents a priority is Chris. All the rest just ride around on their golf carts and don't actually fix anything.

Yelp
Definitely trying to get out of my lease. I've only been here six months and it changed to two different property management companies. They keep the side gate closed on the weekend vs which is pointless. The only thing that's kept up is the clubhouse clearly just like everyone states paint is peeling their ""finished work is definitely half ass. You could see why it's one of the cheapest apartment complexes on Zillow. It's very unfortunate. It's even more difficult to find good apartment complexes for a reasonable price. These washer dryer units they "offer" are from the 1980 which dont false advertise upgrades when things aren't clearly upgrades. They

Desley P.

Yelp
No visitors parking spaces!! There's probably only 10 visitor parking spot in this entire apartment complex, which are always taken! They also tow your car without a warning/ sticker. If u have more then one car or god forbid you have a friend I would highly recommend another complex, your going to waste a lot of time driving around trying to find parking or paying a lot of money to get your car out the towing lot. -5 stars

Yelp
bathtub peeling cabinets falling apart front door fell off literally all my furniture had to thrown out bc of how roach infested this entire property is, property is infested with fleas also, cars are being broken into stray cats roam the property the entire atmosphere changed. save yourself the trouble as a renter the amenities are nice but so far no grills for the entire season pool is now a hell hole with bbq's and multiple speakers all blaring different music, multiple times i've witnessed altercations at the pool. non of this was until the last year...the gym is outdated, i have seen management changes over and over again and the team that was here prior would encourage you to get nasty so they could kick you out. the new team they have there seems like they care but i can't risk another lease in this place. for what i was paying to live here i found an entire house. i was a tenant here for 4 years ***the maintenance team is not responsible for this they come and deliver but only after the office allows them***

Madgie C.

Yelp
I moved to 15420 livingston 15 months ago. I fell in love with grounds. Grills, beautiful area with a fire pit and chairs where you could watch the ducks and turtles. The pool area had 2 hammocks the were torn, replaced and torn again, we no longer have hammocks. No grilling by the pool, now there's grilling. Beer drinking and smoking weed. Now you see garbage in the pool area. I can go on and on but I think this is enough. I have a feeling management has changed. In comparison to other places the rents are amazing but like they say, you get what you pay for. I'm very sad because I loved it here. I also felt very safe. I plaln to put up a security camera. I put 1 star because the staff is amazing. What they show is definitely not what you're going to get n

Yelp
My wife and I moved into an apartment here over a decade ago. Each time the apartment complex changed hands, maintenance deteriorated. For a year prior to our actually moving out, they largely ignored maintenance reports, including insects coming in from outside. The dishwasher broke down halfway through the year; maintenance people came out, looked at it, told me that we needed to stop using it for dishes with food on them (that is, dirty dishes; our dishes were going into the dishwasher no dirtier than they had been for over a decade prior) and simply ignored my followup requests. Do not move into this complex, you will regret it.

Yelp
I love my new apartment and environment. The pool is just icing on the cake. The neighbors are welcoming and so are the employees my leasing agent Joey made the process super easy and pleasurable. I would recommend this community to just about anyone.

BarraIndy M.

Yelp
I just moved in and I really like this complex. There is actually room to walk around. I got a great walk thru with Joey and he explained the process well. Being a USF employee and having the admin fee waived is a plus.

Neidaliz C.

Yelp
Thank you to Griselle David and Gina and the all team for take my issue promptly. A new unit installed and very satisfied!

Yelp
DO NOT SIGN HERE. The whole company is unprofessional and the office staff is uncivil and unhelpful. save your time and money!

Yelp
Entire team members are super friendly and held many events. All amenities are good. Love this place.

Yelp
Be aware!! Especially if you are not in the area to visit before moving in. Don't trust their virtual tours!! Just have to say how disappointing it is to move all the from CT to Florida to find the accommodations that were promised and what they assigned were grossly misleading. Did not move in. At least they said they would refund the deposit.

James L.

Yelp
I have lived for over 5 years and honestly the only reason I do is because it's cheaper than moving. I pay money to live here but there never seems to be anyone to help me with my problems. my washing machine is broken and has been broken for a week but no one can ever seem to get over here to even attempt to look at it. then now a week later I'm told that I have to wait until Monday because the property manager says it's not an emergency. where as if I could just replace it myself I could have it done in a few hours. this placed is over priced and the management staff is totally unreliable. the only person on the whole team who seems to have some competence is Bianca. don't waste your time here it's. 2 star for a reason.
google avatar

Dawn H.

Yelp
If I could give less than one star! I would! Not only is this place over priced, it is disgusting! Mold from every vent, bugs galore, the smell is horrific and management is less than mediocre. Save your money and do your research!!

Neidaliz C.

Yelp
I live here at the present. Management and maintenance are very friendly but.., the apartments rent are excesive over priced. The "renovations" inside the apts are very weak also no gated community...good things : minutes from the downtown, airport, wesley chapel shoppings and close to 75 as well.

Yelp
DO NOT MOVE HERE! I have had a German roach issue since I moved here in May. I understand that is Florida and sometimes you have to deal with roaches but my unit is pretty much infested at this point. Remind you, I always keep my unit completely clean. I have had roaches crawling in my food in my pantry, I have had them crawling up the walls in my living room, in my bags and purses, and one crawling in my bed. ITS DISGUSTING! German roaches carry a ton of bacteria and disease and I have been sharing an apartment with them for the last 7 months. The previous company here was "treating" them but never properly no matter how many "chances" I gave them. The new company has been here since August (?) and was having a guy come and spray chemicals in my kitchen once a week doing absolutely nothing for the issue. I have been begging to be let out of my lease since July and NEITHER company will let me out. Just keeping asking for "another chance to make it right". It think 7 months of chances is enough I don't care who the company is here. Up until recently I started taking pictures. Here's my proof so you don't over look these reviews. It's a serious problem here. These pictures only represents a small portion of what I kill in a week. Because apparently to get anything done you have to take pictures of dead bugs before you flush them. Anything you see around it is me spraying them to kill them.

Marissa M.

Yelp
Awesome amenities that are always well kept. Movie at the pool was an awesome experience. Highly recommend doing more often!

Yelp
Honestly I wish I could give this place no stars because it's exactly what they deserve. Apartment place is super unprofessional and workers not only spoke rude to each other but to me before I signed my lease. Complex has many outdoor workers, yet the place always has trash everywhere. Wish I didn't sign a lease here because I definitely regret it.

Brent R.

Yelp
This place is so shit. They're are cockroaches everywhere. I'm only visiting to dog watch and I hate it here. Their towing company takes your car 30 miles away to st Pete and it's 200$ in total. So make sure you have your car in visitor parking bc they will tow. Also the gates on the dog park and park are absolutely shit. If you really wanna live here I promise it's gonna be the worst lease you'll ever get.

Jonathan W.

Yelp
I've been living here for over two years now. The office reps will take care of you and help you resolve any issue in a timely manner. I recommend 100%

Yelp
I'm really disappointed with how my experience ended up with the Livingston! I have lived here for 2 years and the first year was very smooth. About 6 months ago roaches started infesting my unit. We reached out to maintenance multiple times and they would come spray once and then not bother to follow up. I have had other difficulties with maintenance and items not being fixed properly. I'm not renewing for a third time and I wouldn't recommend this place to anyone!

Karla U.

Yelp
If I could give 0/5 I would. I am in the process of moving out and have paid rent every month earlier than due. Yesterday I went to my apartment after work to start packing and found my bedroom infested with termites. They were on my window, carpet, bedding and in every single one of my drawers which has my clothing. Their were so many that it was simply uninhabitable. I had to leave and get a place to stay the night. Called property management this morning for them to tell me all they can do is get pest control to come in 3 days. That's 3 days of the termites multiplying and continuing to infest and damage my property. I don't have a place to stay, and when I told the office employee he simply said "termites don't damage clothing" so you're pretty much telling me to suck it up and sleep on termite infested linen, bedding and room? According to the lease they are responsible for treatment of wood destroying organisms as it's a foundational issue and need to find me a housing placement or pay for rent of days the area is uninhabitable. Yet they didn't offer any immediate action on that. They have addressed a similar termite issue in my unit in the past and supposedly "fixed it" so to still have this problem so close to moving out without any help on housing, clothing or immediate pest control is simply ridiculous and goes against the florida statue health codes. I have been a good tenant, paid my rent and to be treated in such a careless way is simply sad. Just save yourself the stress and Do not move here.

Yelp
If I could give this place zero stars I would. I am currently living here and I am writing this to warn people and to get some frustration off my chest. When you are shown around the apartments. It's all pretty and nothing seems wrong, but trust me there's a lot beneath the surface. The kitchen is the main problem it's all new but it's built on top of a run down kitchen. I'm going to tell you my problems, and I'm not this picky guy that hates on stupid stuff. I like fairness and expect to get every bit of my dollar worth out of my homes. 1. The first week I moved in I dealt with 5 wasp nest in my balcony. I contacted maintenance and I had to be held through a 3rd party service that never showed. So I took upon myself to dispose of the nest. BTW THERE ARE ALOT OF WASPS. 2. They built a gym & pool this time last year. I was only able (keyword ABLE) to go in the pool because there are a group of kids that destroy the pool area, and make a beautiful, relaxing area into a war zone. The gym is trashed all the time because these kids throw the weights everywhere and sit on machines not along you access to use. Someone stole a pair of Dumbbells also. Today's group of 10 people smoking weed out in the open by the pool. I'm cool with weed but not by a public pool with kids. 3. The kitchen is my MAIN PROBLEM. It is infested with roaches. Small, medium, big. All kinds, you're probably saying to yourself just buy Raid or call maintenance. Apparently Raid and $30 dollars of roach Sprays and little gimmicks don't kill these roaches. And maintenance doesn't take care of pest, it's the NONEXISTENT 3RD PARTY. I set up appointments 3 times and not once did they show. The office doesn't even care. 4. The apartments closets to Sinclair Hills entrance are royally screwed (ME) because there is a huge swamp infront and behind you. So a lot of GIANT moths, wasps, spiders, bees, ants all over the balcony. Oh and you can't put up your own screen on the balcony to stop bugs from coming into the balcony. 5. The cute little water fountain/running area. Forget about running because the side walks are always covered in shit. This time last year that area got flooded and it caused a MASSIVE FLOOD through the complex. Frogs were everywhere. 6. People are selling drugs from their homes. The steps to get to your apartment may look clean at first but they will quickly be covered with ALOT of dead insects. No sound proof in walls in the apartments. The floors are so weak the squeak with every step. Showers are all busted up. (Even if they look pretty it's busted trust me) As you can tell I'm not staying after this month. Please consider what I've said. I'm not being picky or lying to you. I'm just fed up with being mistreated and not listened too. They also raised the from like $950 to &1600 for a 2x2. If management sees this. Help the change these things. Even though I have no faith.

Brennan M.

Yelp
There is not enough visitor parking and it's way to hard to find as well, the visitor parking spots are hidden away in the dead ends of the complex. There was never a problem with parking before they put assigned visitor spots in!

Stephen G.

Yelp
I would not suggest moving here. I lived in these apartments for about 2 years. My AC broke maybe 10 times a year, the apartments are not insulated well, so in the summer it would reach 85° in the apartment shortly after the AC would brake. The place is also INFESTED with roaches. When I say infested I mean INFESTED. I was killing upward of a dozen roaches a day. I always kept my place super clean in hopes to keep the roaches away but it never worked. I called the front desk to complain several times and all they do is send some guy in to "spray" but that never was effective. They were in my food, my pots and pans, dishes, you name it. Not an hour went by when I didnt see a roach. It got to the point where my partner and I decided to brake our lease 3 months early because of the state of disgust we were in. Everyone in my building complained of the same issue and 3 tenants (not including me) all moved out in the same week ALL FOR THE SAME ROACH ISSUE! The roaches were so bad I was considering calling the health dept before quickly finding a new place to live. The dog park is also infested with flees and ticks so unless your pet is on some good flee/tick prevention medicine I suggest you avoid that area. The management company changes every 3 months and so does their payment system, rules and FEES! You cant get a hold of the staff and we even had to message one of them on their personal Instagram account to get them to call us back after leaving many voicemails and waiting almost 4 days to hear back. When we went to brake the lease the office had no idea where our lease was and to this day we have not yet received it. The maintenance staff also threatens the residents with fines when they put in requests. (Usually repeat requests that they never fixed in the first place) and if they told you theyd be at your door in an hour, go ahead and just wait 2-3 hours because thats how long they usually took. The space and layout was perfect for me and my partners first "solo" apartment. However, this place is not the same as it was when we moved in two years ago. The place now looks horrific (amenities, yard maintenance, etc) and the management LOCKS ONE ENTRANCE on the weekend. Yes, thats correct, they forbid their paying residents from using a side gate for no reason whatsoever, adding an extra 5 minutes to my commute home.

Sherri G.

Yelp
I've a resident going on 3 years now and they recently sold this property to FRANKLIN STREET MANAGEMENT SERVICES. Which I googled with the BBB and they have some very bad complaints on there. I don't feel that this new property owner will benefit the residents here at The Livingston. I'm hoping for the best because I just signed a 15 mth lease. I'm very disappointed that Cortland sold this property.
google avatar

Haley S.

Yelp
The apartment complex was great months ago when owned by Cortland. Recently a new company bought the complex and it has gone completely downhill. The prices for the apartments have sky rocketed as my 550 sq foot has gone from $840 to $1000 when i referred a friend, as they are now paying a very overpriced amount of $1400 for a 2 bed 2 bath. This price sounds about right for a nice place in downtown but not for something in college town where you can't even rely on the company to do things as simple as put a work order in for you. Work orders take about a week to get to (either they need to be more on top of things, need more staff, or everyone is really having issues to the point that is takes this long to get someone out to fix things), multiple times work orders have been forgotten about as it took me multiple calls and requests to get someone to fix my leaking washer, bug problem, and ice machine. My friend who moved to the apartments recently has had issues like crazy, starting with the a/c breaking weeks into being moved in (which the temporarily fixed with a single window unit for days in a 2/2 apartment), leaking fridge, toilet not working, ice machine, stove not working, etc. Another friend has had German roaches infest her building and maintenance took their time to get to it, as it has now infested things like her car as the roaches have spread. To continue on, the new leasing office staff is very unprofessional as they have argued with each other in front of residence, clueless on how to go through the leasing process with a new resident when trying to quickly get a place last minute, lost track of packages, miscommunication when it comes to changes in payments, and have gotten nasty with residents. The old company was very involved and cared much more for residents as having security on sight (as the location is not the safest, I have a family member who works for the sheriffs office who says car break-ins happen often in the complex), access to a 24/7 maintenance/ general residential call service, activities around the complex for all ages, as well as super caring ladies in the leasing office who looked out for all the younger girls who live alone in the complex. As a resident, my 14 month lease is dragging on very slow and I am more than ready to leave and find a new place instead of renewing like previously planned, as well as my friends who live in here that I am now embarrassed on even referring them in the first place as they are experiencing just as much grief with the complex as I am. I could go on and on but you are honestly better off anywhere else.
google avatar

Lindsey G.

Yelp
I would not recommend this place to anyone. The office staff is so unhelpful and the maintenance workers do not keep up with what they should until you have to nag them 5 or 6 times. These apartments are very unclean. There is a huge mold problem. My apartment had mold in every air vent and the maintenance kept ignoring me with the issue. Definitely not worth what they charge!
google avatar

A.J. U.

Yelp
Whoever came up with the saying "Putting lipstick on a pig" must've had this place in mind. They've made the place look pretty darn nice, but unfortunately the construction of the buildings (at least ours) is pretty shoddy. The neighbor above us only has to walk around to make the floor/ceiling sound like it's going to cave in. I'm not talking about someone who walks with heavy feet either. I'm talking about creaking floor/ceiling joists or sub-flooring that is loud and annoying enough to wake you up. We also seem to have a small roach problem in our unit as well. I haven't had any issues with management like Tommy G., but I will agree that for a place that charges what they are charging there sure are a lot of lower class people living there. If you can get a top floor apartment and have to be in that area you might be all right, otherwise look elsewhere.

Byron G.

Yelp
IT is so nice and luxurious. Beautiful pool and nice workout room. Truly a pleasure to live in. The staff are very wonderful and cordial. I initially moved here in the one bedroom floor plan. I remained in a lease for two years. Then my girlfriend and her kids moved with me and we moved into a three bedroom. The rooms are very spacious. I also love the kitchen and the granite counter top. I do wish the master bathroom was a little bigger. Overall I have no complaints! I have resided here the last six years and it has been a very pleasant experience. There is a beautiful lounge as well for guests. I would surely invite both friends and family over. Out of all the apartments I have ever been, this one is the most serene and tranquil. I love the way the apartments are designed. I have always been blessed to stay on the first floor.

Paloma M.

Yelp
I have never left a review for anything but I decided to spend the time to review this place. After a year of living here, I have given up on expecting anything from the management. Not only are they incompetent and insultingly inconsiderate, but they deliberately try to "forget" or "lose" important documents in order to charge you the fees. The lack of communication between the office staff is unreal. In multiple occasions, I had to submit paperwork to 3 or 4 different staff members before it was properly processed. While the new upgrades in the apartments are very nice and luxurious, it is definitely not nice enough for the price. They are overcharging for the area and for the inept management. I wish I would've read the reviews before choosing this place, so I hope this helps someone in the future.

Yelp
I've been living in this complex for over 7 months now. My biggest issue is the amount of times the water is shut off in the complex. It happens at least once a month if not more. Multiple times I haven't been able to shower before work, let alone poop with my house smelling like a farm since I can't flush. Sometimes the trash service neglects our trash. The roaches have been a problem since day one and seems to be a common issue among other residence. When I first moved in there was issues with our bathroom, kitchen and doors. Our breakfast bar wasn't attached to the ground, our faucet in both the bathroom and the kitchen took a couple weeks to get fixed. Some of the staff are friendly, but some don't seem to understand the common issues from my point of view. The pool is nice, and I enjoy the grilling area but I feel like I overspend for not having basic living necessities.

Yelp
They have roaches and fleas! There was flooding for months behind my building because they didn't fix the sprinklers. The leasing office is unprofessional. When asked for certain documents to be emailed to me Anthony Everett a leasing consultant became very loud and defensive. He spoke over me and used aggressive hand motions when he spoke. This was very disheartening after 15 months of residency and I would not recommend this complex to anyone.

Yelp
I moved into the Livingston 1 year ago. I have never been more terrified in my life. During my stay here ive had to hide twice in my bathtub for fear of being broken into by intruders. I witnessed an armed robbery in the building across from mine, two men in ski masks had guns and were running away from a drug deal gone bad at 3am, meanwhile im witnessing all this through my living room window. I called the police. NO ONE SHOWED UP! Drug dealers refuse to get the police involved for fear of getting themselves in trouble. I had anxiety and PTSD before moving here and was promised this was a safe neighborhood. THIS WAS A LIE. Also the people directly above me ive called the apartment security on multiple times for loud yelling and Physical assaults done, i even witnessed someone scream from up there "Get on the ground" and the other man screaming " HELP, Someone call the police". Im a 20 year old girl and ive never experienced such fear living in a complex before I havent worked or left my apartment since these incidents. This place left me so traumatized im moving out of state just to get away from the crime and fear ive lived through here. IF YOU HAVE KIDS DO NOT MOVE HERE UNLESS YOU WANT THEM AROUND DRUG DEALERS AND ROBBERS.

Yelp
New renovated prices are way too high. I lived there for over 2 years and had to move due to the rent going up so high. I'm sorry but wood floors and granite counter tops are not worth $730 for 550 sq ft. There should be some loyalty or negotiability with residents who've been there a while, paid rent on time, never had complaints, etc. As the renovations began, I slowly saw all of my neighbors leaving. It's just not affordable for the size of the units, in a college area especially. Another issue is actually trying to get a hold of the leasing office. No one ever picks up. After a while or even days of trying by phone I eventually just walk to the office and there are at least 3 employees sitting in there. Just today I called twice an hour from 10 AM - 3 PM with no answer. Poor management/leasing staff, ridiculous prices. I was much happier with the old management when I first moved in back in 2012. The only positive feedback/experience I can offer is it was quiet and the residents were nice.

Yelp
Clean apartments. Well-kept grounds. Outstanding staff. Great value. Affordable. Family-friendly. Lots of kids. Great play area and pool (always crystal-clear). Zoned in top-rated area public schools. There are several police officers that rent in the community. Very safe. Good neighbors. Moved here from up north. Very happy.

Yelp
Well I moved in in November and honestly it was the worst choice I have ever made. The first week I moved in the a/c broke, it took them about a week to fix it. Then the garbage disposal broke the ice maker in the fridge broke. So just know if you move there things will always break. One day It was raining I came home and the ceiling was leaking my floor was soaking wet. I had to get buckets to put under the large droppings of water, it took them about two weeks to fix the ceiling. Im giving anyone that is planning to move in these apartments a warning. They seem really nice and thier move in special may sound great but thats how they catch you. This message is from.

Yelp
Living here was HORRIBLE. Let me start by saying that I am a good tenant - I'm quiet, I pay my rent on time, I'm friendly with neighbors and I keep my apartments clean. I moved into a newly renovated apartment which caused me to be sick for the full year that I lived there because the plumbing was full of black mold. Cortland Partners makes the mold your problem by having fine print in the lease that says you are responsible for the cost of the removal and inspection, even in my case where it grew up out of the bathroom plumbing within a few days of my move-in. Maybe I'm disillusioned for thinking that "newly renovated" would also mean clean. I also had a ton of issues dealing with the office. The woman I signed my lease with was great and friendly, but I couldn't get help with anything if it happened to be a day she wasn't working. They never answer the phones, they don't return messages EVER, even when the purpose of the call is something that would make them more money (like adding a pet to the lease), and they never know how to answer even the simplest questions. In short, the leasing staff is pretty much worthless. Also, for someone who tends to stay quiet and to myself for the most part, I had a lot of issues also with the trash - I mean "other tenants" - in the community. Some of my neighbors were very nice, but most of them were loud, had apartments that reeked so much of pot it could be smelled from outside, fights and parties in the parking lot at all hours... I was walking my puppy one night and one of my neighbors shot bottle rockets at us. Some tenants also had unregistered animals and they would sick them unleashed on other people's pets. One of my really nice neighbors had to get her dog stitched up because of an incident like this. My apartment at Preserve at Deer Park, was to be quite honest, the biggest waste of money and one of the largest stressors I've ever had in my life. I never felt safe (my apartment was even entered by construction workers illegally once) and the company didn't seem to care that tenants were miserable. Did I forget to mention that none of the amenities I was promised here were available because they were "under construction" for the whole term of my lease (which meant no pool, no gym, no landscaping, no parking, no security guard like promised, no gate like promised after tons of break-ins in the community) yet I had to pay for them? When a pool was finally opened, people from the trailer park across the street came into the community and used the amenities that I had to pay for. I went as far as calling the Cortland Partners property headquarters in Georgia to get questions answered because nobody here could actually help me with anything (if they even bothered to return my messages or give me the time of day when I went in person to the office). For example, I called them at the leasing office on July 13, 2014 and didn't get called back until MAY 2015! Don't move in here if you're looking for somewhere to live happily and healthily - you will regret it. My bills were never correct, leasing agents told me they didn't know how to use the rent system to be able to help me get the correct rent paid.... I could go on and on but I think you get my point and I don't want to raise my blood pressure anymore with this review. In short, I did everything I could to break my lease early so I could leave.
