While we cannot guarantee the safety of residents or their belongings, we do make every effort to maintain a safe environment.' (Despite advising the security is not for residents but for their assets in our in person conversation) .... 'I do want to note that this is the first time we are hearing these specific concerns from you directly. We truly value open communication and would welcome the opportunity to work with you to identify potential improvements and solutions moving forward.' (This is not true since we specifically spoke about break ins including the 10 vehicles broke into one night that was rubbed off because Deborah was not the Property Manager then. Security's consistently sitting in their car on the phone or listening to music loudly unaware of their surroundings. I have AV bringing this up to Deborah, she interrupting to downplay the situation incl. stating that the property nor residents pay for security, and they are not responsible for break ins.) 'If your concerns are addressed, I would appreciate your consideration in updating or removing your review. We genuinely strive to provide a positive living experience for all residents and value fair and accurate feedback.' (My feedback is accurate. I have video and audio of our conversation to prove it, which I don't need to. I also have witnesses of you brushing off the request to hold footage while a police report was processed and the building was subpoenaed, not caring if the footage is erased over the time the processing would take place. Your lack of respect and concern is such, I had to install a camera in my apartment facing the parking lot due to this. I tried working with you in person under good faith. Yet, you belittled a consistent on time paying resident that has referred people to this property under the different management turning property accountability back to the resident. The only way I will change this review, is if Live At Rangewater or CIM Group replaces you and Anna for a leadership that can act as leaders.) ------------------------------------------ Original Post: The quality of management in this building has declined significantly under the new administration. The property manager has repeatedly shown a lack of accountability and transparency, often interrupting residents rather than listening to concerns. Legitimate issues—such as break-ins and safety—are routinely deflected or justified instead of being addressed. The Assistant Manager, Anna, who previously provided incorrect information as a leasing agent and attempted to have leases signed for units that were not ready, now appears to carry that same lack of professionalism into her current role. Basic courtesy and responsiveness are absent, and interactions feel dismissive and unwelcoming. Rather than focusing on resident safety, maintenance, or improvements, management seems preoccupied with sending frequent, repetitive emails about smoking policies—often accusing non-smoking residents and issuing threats of fines. Meanwhile, critical issues remain unresolved: building security, cleanliness, lighting in parking areas, completion of the clubhouse, hallway carpet maintenance, and basic access control (such as a gate near the Steele Bridge) have all been neglected. The atmosphere of the building has noticeably changed for the worse. What was once a community now feels dull, tense, and overlooked. Previous management—Bre and Alex—set a standard of professionalism, accountability, and customer service that this current administration has failed to meet. Their absence is felt daily. CIM Group, if you are reading this, this property needs a different management company. I am already aware of several residents who have moved or are preparing to leave for the same reasons. If this management remains, I will be doing the same. I expect the standard response suggesting I reach out for assistance—though past experience suggests that meaningful support will not be provided.

Alex is truly great at what he does. Patient, kind, and walked me through the entire process, from start to finish. I feel safer knowing that he is in the Leasing Office because he follows up, and is a man with integrity. The property as a whole is clean and well kept. I am looking forward to the continued prompt responses throughout my lease, and will give an update of my experience once it is over.. Thank you Alex! Your professionalism made it easy for me to call Lofts at Centennial Yards South my new home.

After being begged for months to delete my last review I’m back to voice my concerns. Living here has not been all bad. Our previous management team with Bre and Alex was phenomenal but ever since we got a new CM everything has gone downhill. The new team refuses to do anything to keep the building clean. Pee sitting on the hallway floor for days and days until I have to repeatedly email the leasing office. The latest mess which prompted this review is this spill that’s been in front of the elevator for 4 days now. Instead of cleaning it, they just leave it and put a sign? They refuse to hold anyone accountable for making the mess and expect us to deal with it.

I’ve held off on updating a reviewing for this complex but tonight just really took the cake. There’s been several changes since I moved it but I want to focus on security for this review. I decided to go for a walk around the parking lot to hit my 10,000 step goal as I was just shy of 1,000 steps from achieving it. The security officer Edward Thomas harassed me every step of the way. I told him that I lived here, He then proceeded to say I find it mighty weird that you’re walking outside. I told him that I was getting my steps in. He says well there’s been several break-ins in the area. I told him that I’m well aware of the activity in the area as I’ve been staying here over a year. He followed me my entire walk. Threatening to call APD on me. I told him “ Please stop harassing me. I keep telling you I live here.” He proceeded to say, how do I know you’re not a homeless person. I told him I do not even look homeless, and as I’ve told you before, I am getting my steps in for the night. Please stop harassing me. I pulled my phone out and recorded him because he would not leave me alone. So I went up to the door and I said you’re going to watch me use my key fob to get into the door and I want you to leave me alone afterwards. That still was not enough for him to leave me alone. Also as a white security guard, it is very micro aggressive for you to tell a black person that you’re going to call the police on them, especially as a responsive of your ego being bruised. The security team doesn’t do anything but sit in their car flashing their lights and drive around in a circle. Most of the time they are just sitting in one spot all night with the car lights on. They do everything short of securing. If they were better at their jobs, there would be less criminal activity/car break ins in the parking lot. Had Edward been doing his job, he would’ve noticed me when I first walked out the door. Instead of focusing on people who are telling you that they live here you should be focused on the people who are actually committing the crimes in the area. Trust me, it is not hard to distinguish the homeless people in the area. There’s was a black man who also lived here that was walking and he didn’t once stop him. There were other things he could’ve been focusing on , but instead he chose to harass a black woman because I refused to answer any unnecessary questions because I had already told him that I lived here, I have a key fob for the building, and that I was getting my steps in for the night. And before he plays the “concerned for my safety card”, don’t. If you were you wouldn’t have never insinuated that I was homeless, while I’m walking in workout clothes.

I toured The Lofts at Centennial Yards South with Anna last week and had a great experience. Anna was welcoming, professional, and answered all my questions thoroughly. The property was clean and well-kept, and I was told they are building a club room space. I am excited to see the results.

This place is nothing but luxurious. The staff and team members are amazing. I was seeking help with some questions that I had and staff member anna was great and super helpful. You can tell they care about their residents and about helping others. Great experience.

Serial renter here. I've stayed all over Atlanta in all kinds of apartments is this is by far my favorite. Excellent location I can walk to games, restaurants and even work. Great building, it's got excellent bones sturdy been standing over 100 years so historic (when all the infrastructure was failing in nearby apartments during the freeze last year this building withstood) great management team always helpful and super considerate. Security is on point , I don't really have to worry about my safety once I'm in the property unlike my previous places in Buckhead and midtown, (stay aware of your surroundings 24/7 though this is a downtown in a major city) they are even helpful when my petsitter comes when I am away. The building is clean other the occasional spill that gets cleaned up pretty quickly (our maintenance team and housekeeping team are very timely and efficient). Residents are respectful of each other. Only negatives are no pool, nostable guest parking but guests can use the pay parking across the street and the train noise takes some adjusting to but I hardly hear it anymore..also depending on where you are in the building the live music from brewery downstairs can permeate several floors. All in all enjoy my apartment and would highly recommend.

I love living here! The staff is ELITE!! Very great interactions with the entire team including security! Very responsive, I’ve never been ignored or placed on the back burner here. I can’t complain at all. Shoutout to Alex and Anna specifically two very sweet professional and just down to earth people. I have never said this about a leasing team but I LOVE them lol!!!
