UPDATE: upon move out management is attempting to charge me over $600 for the "damages" I mentioned in this review months before move out and not having been caused by me in any way.
I’ve been living at the lydian for a year now and it’s gone through a change in management from mediocre to greedy. My monthly rent w/ utilities is over $1,700 a month w/ utilities often being $100-$150 a month for a ONE bedroom (the bedroom does not have a window, it is essentially a closet).
When I first moved in the price seemed ok; They then continued to raise rent despite no increased value put into the building. Along with the rent there are NUMEROUS other issues with this building. Here are my pros and cons
Pros:
- maintenance is taken care of (not necessarily well but quickly)
- amenities are (in theory) nice
- management is mildly receptive to feedback
Cons:
- management leases out every inch of the building to their retail partners with no regard for how it impacts residents
*** the lobby is leased to The Welton Room bar & is packed most nights with bar patrons throughout the lobby & first floor, often using other floors to try to find bathrooms, the pool deck is leased to the yoga studio meaning there are classes that take over the entirety of the pool deck most summer afternoons, the lobby is often contracted out for private events as well where management will create literal blockages to keep residents from entering/exiting forcing us to use the back doors of our own building *** so do not see the amenities and expect free and available usage ***
- unsafe environment FOR WOMEN that management is unwilling to address. There is a resident on the 5th floor who’s apartment overlooks the pool who has been caught masturb*ting to women using the pool numerous times with reports having been made to front range, management, and the police with nothing being done about it
- rent renewal rate went up over $300, to almost $2,000 a month for a one bedroom, despite overall housing costs in the area not rising at a similar rate.
- demands for rent are placed on the doors of apartments even when rent has been paid and are marked that “diligent effort was made to personally serve this demand” when no effort (knock or phone call) were made to serve the (false) demand
- CRIME!! I’m not a paranoid person and avoid calling the cops at all costs but living here i’ve had to call more than any place i’ve ever lived. There are constantly drunk fights, unconscious individuals in the street, shootings, drug use in the alley my balcony looks over, reckless driving accidents, and so much more. I am also not bothered by the homeless encampments but there are many extremely large encampments that pop up in the area weekly that others complain about. There was a shooting death across the street recently and management did not contact the residents about it at all.
- continuously changing hours of amenities and leasing office, which are not updated for residents knowledge
- EVERYTHING in the apartments is made of the cheapest materials known to mankind, meaning maintenance is often needed and their fixes include more cheap short term solutions
*** my floor in all of my living area is peeling up enough to trip someone walking through and all they’ve done is use spray glue to “fix it” for a few weeks at a time each time. The paint has been chipping off the wall regularly. The carpet in the bedroom was stained upon move in and I have not been able to get the stains out with a professional carpet cleaning machine. My garbage disposal breaks every month. My shower head is not fastened properly creating shooting water out of the pipes and has not been able to be fixed. There is severe water damage cracking along all of my walls facing the outdoors. All of the cabinets and island have their “wood” facade peeling off in chunks. The floor of my living room is not level. The baseboards don’t reach the floor in most parts. The corners are not 90° in most parts. I could keep going all day this place might as well be made out of toy building materials.***
