Living here was the worst apartment experience of my life. I personally had a 6 month+ roach infestation caused by their overflowing trash room. The property manager was rude and made me cry when I asked for a solution. We had frequent water shutoffs. The building is infested beyond repair, according to pest control. The basement door was also left unlocked for months at a time, the problem dismissed each time it was brought up to the leasing office. Allegedly they also charged “late fees” if you were a day late. Do not rent here. Horrible, horrible place. Be ashamed of yourselves, Morgan Properties, for not only violating tenant and health codes. Be ashamed for making a teenage girl cry.

I have lived there since 2019, but since the management team changed in 2024, the apartment has become a terrible place to live in. Only advantage is the proximity to jhu campus. However, we get what we paid for. The elevator takes forever to fix. Pipes are leaking. Trash rooms are full. Packages are missing despite there is CCTV. The facilities are worn. The management team has become nonsense and very hard to communicate with. They even gave me misinformation and later denied shamelessly it in a two months. The manager never answered my question or tried to understand my concern. She just kept repeating the same meaningless words like a robot. How shameless and irresponsible are those staffs nowadays. That's why now all of us, me and my friends, have all moved out. I missed the good old days.

Lived here for almost a year and it was hell. They have 6 elevator and 1 barely works at a time. The maintenance staff is helpful but the administration of this place is just lazy and unhelpful. Its been more than 1 year since they fixed the elevators and they do not do anything about it. Water shuts off once a month and when it comes back on, waters leaks are common through the walls. The apartments are old and full of bugs, the gym smells horrible and there is only 1 trash room per floor with a small bin which gets full by noon and is not cleaned until the next day. Moving out of this place was the worst experience I've ever had as no elevator was working and it took me more than 12 hours to move some basic furniture out. DO NOT LIVE IN THIS APARTMENT even though its close to the campus. Find some other better places

The Marylander was my first apartment when I moved to the USA. It was a tough experience moving to the USA as an immigrant during the pandemic. The first thing my husband and I did when we arrived was apartment hunting (we applied online beforehand, but there was an issue and miscommunication with XXX apartment, so we dismissed it). We were so desperate and wanted to stay near the JHU Homewood Campus. It was November, and most of the apartments near Homewood were fully booked because the new semester had begun. Gabby was so helpful and understanding. She discussed our rental budget, etc., and clarified everything we needed to know. We only had cash, but Marylanders do not accept cash. Gabby provided us with the solutions and helped us book the apartment. There was just one apartment left within our budget, and maintenance staff needed a few days to check/repair the unit before we could move in. Gabby talked to them and negotiated for us. She was professional and passionate about her work. Blessed her kind heart! Thank God! We could move in two days earlier. It was such a relief since we had spent 3 nights at the hotel with jet lag. We've been part of the Marylanders community for almost two years now. It is nice and welcoming and it feels like home. It is near to the Johns Hopkins Homewood Campus, shops, and close to Giant and Punjab (where I bought halal meat and spices). I feel safe as the University Patrol keeps on patrolling the neighbourhood. The package room is big and well organized. The gym and study room are well equipped. Btw, you can use the printer for free! They also perform pest control check-ups and treatments if necessary. The office and maintenance staff are responsive and they organize fun activities. It was an amazing experience living here. I would recommend it!

I just moved in and have to say that, you HAVE TO schedule a tour before choosing your unit and signing a lease, because situations between units varies drastically. I first moved into an older unit on a low floor level, and unfortunately it is neighboring the trash room. The infestation was terrible: kitchen has a weird smell, cabinets accumulating uncleanable roach droppings, and roaches wandering since the first day I move in, even in the closet room and on my office desk (which is very far from the kitchen). The exterminators came weekly but there's little effect. Also, lead paint was peeling. I talked with several people I know living here and they all said they don't have such a serious infestation (though roaches do appear, but like between weeks or months). So I requested to transfer to a renovated unit on a higher level and got approved. It was a totally different environment, especially for the new kitchen appliances. No roaches seen by now, and a lot less places for them to hide. Finally it feels like home, instead of living in paranoia in the old unit. For my experience, I think it is reasonable for the ratings of this apartment to be this controversal. This is an old building and do have issues due to the age, like roaches and ventilation system, but a lot of apartments near the east gate of JHU are also aging. With the same price, you might get better housing in the area if you live with roommates, but I want to live alone and was seeking for a studio.

We have been staying here for the past 1.5 years. There weren’t any issues during the first year, but after we moved to an apartment on the other side following the first year, it has been a total mess. The elevators don’t work, so be prepared to take the stairs most of the time. They claim they have been repairing them, but the issue has persisted for the last six months. Additionally, for some reason, there have been more frequent water cutoffs. We recommended this place to our friends as well, but we now regret it. The only good things are its proximity to the university and nearby stores and the excellent maintenance staff.

If you are in the Baltimore area and are attending a university like I was (JHU), the nearby The Marylander is a very nice option. I got a nice, neat apartment with solidly functioning utilities, along with responsive maintenence and an easygoing and helpful personnel in the leasing office. I enjoyed my two years at the property and I would recommend it as a viable option to any current or prospective university student in the area.

The property is very old and it would of been a great place to stay because it is so close to the campus of JHU. The only thing i do not like is the vibe of the office. Well the vibe of one person, she wore glasses and had a short hair cut (Lorey, or Lauren) She does not want to be at work and honestly do not care to deal with that energy every time we need help at the office. I lived at a place where you pretty much had to do everything on your own because the RENTAL office is useless. I do not want to live at the Marylander if the energy before move in is already as if im going to have to handle everything on my own verses actually getting help from the people you are RENTING, PAYING LOTS OF MONEY TOO.

I don't even wanna give a one-star review. Water is frequently and unexpectedly shut off. when water is shut off, you basically cannot stay in your apartment, because there is no water anywhere and at all. The trash room is so nasty and not cleaned ever. There used to be a very old gas stove with cracks on it. and I was exposed to gas leak on a daily basis for 13 months.

Honestly, living here is disgusting, no matter how clean I am there's always bugs and I've never had a cockroach issue anywhere else l've ever lived. I can't wait for my lease to be up.

I moved to Marylander since august 2019 and water shutoff is my nightmare. First, they have monthly water shutoff which sometimes lasts into late night, which means even after you had dinner outside you still have to wait for the water to come back. What's most horrible is unexpected water shutoff like right now. I woke up at 9am only to find water is off and now it's 5:20pm still no water in this apartment during the pandemic period. The unexpected water shutoff happens sometimes more than once a month and really makes your mood down.... So not mean disrespect to the staff here, I love you guys but if a resident is ok with frequent water shutoff, old facilities, no venting in the bathroom and falling paint on celling, you are welcome.

Don't believe the 5 star ratings. They post flyers asking residents to give them ratings for a chance to win a prize or something. Don't be fooled by how nice the lobby is either. The actual apartment is old and unmodern. Speaking from my experience, this place isn't awful. But there are a lot of things wrong this place. The closets are bigger than the kitchen. Actually, the bathroom is probably bigger than the kitchen. The smoke detector is located right next to the kitchen so there's no way you can cook anything without it going off. I literally turned on my oven to preheat it once and the smoke detector went off. There is no ventilation as the windows are far from the kitchen and there is no fan. Heating is a problem during winter. It is either always too hot or too cold depending on your unit. My apartment was always too hot. It was literally a sauna until I had maintenance shut off my radiator. Oh but its still too hot. I have to turn my AC on even when its 30 degrees out. Speaking of my AC, when I first moved in, the AC unit was moldy and was spitting out black stuff when it was on. Had maintenance replace that of course. Package room is unorganized and I wouldn't be surprised if there are thefts every week. Its literally just a room of shelves with sections labeled off for each floor. I've had packages go missing and to find them later on in another floor's section. No real system or security at all. Mailboxes are messed up too. Some are just broken and you can see people's mail sticking out. No real sense of privacy or security when it comes to your mail. Parking is hit or miss. If you get a good spot, you have a ton of space. If you get a bad spot, you're sandwiched in by other cars or the pillars. Ton of street parking that's free on the weekend though. Laundry is also hit or miss. If you go on a good day, half the machines are empty. If you go on a bad day, all the machines are being used. Oh and machines break down pretty often too so good luck. But let me explain to you guys what just happened to me and what prompted me to write this review. There were some random cracks forming in my ceiling in the living area. I had nothing to do with them so I called up maintenance to patch them up. They come in two days later, while I'm at work. After I come back, I notice the ceilings are fixed. But then I also notice paint and white powdery residue ALL over my apartment. Paint on my desk and on the carpet. Powder over the carpet and my clothes and for some odd reason, ALL over my bathroom. It literally looks like someone dumped a bag of coke over my toilet and sink. Absolutely no respect. I would give this place one star if it weren't for certain perks that they have. Its cheap, good location, gym/parking is decent, a ton of closet space for my studio at least, and the fact they are attempting to modernize the place. Avoid this place unless saving money is your main priority.

I lived at the Marylander for 2 years, a studio, and I'll be honest with my review. Pros first. The rent is OK price relative to housings near Hopkins campus. Although they increased mine around $25 for second year, I didn't complain. Kristi and Kelly are very responsive and willing to help. It's close to the campus (7 min to the main library by walking) and in safe area. JHMI shuttle is very close. Cons: 1. Too many emergency water shutoff - okay, I was fine with the emergency water shutoff because usually I'll be at work or it would come back after 4-5 hrs later. But water shutoff during COVID-19 was the worst experience I had at the Marylander. They have monthly water shutoff for regular check up, which they notify in advance. But most emergency water shutoff weren't notified before you realize that you don't have water at your unit. I can't imagine how those families with kids living in this apartment handle this. 2. There's no ventilation in bathroom. It gets humid so easily in the bathroom and expect to see molds. 3. Poor management. Before my move-in date, I emailed/called them everyday to talk to the manager who helped me sign the lease. But either they didn't respond, or say the manager is not there. Also, if you email them through the resident portal, they won't respond either. I even called the Morgan Properties about this, and they said they will let the management team at the Marylander know. But nothing has changed. 4. Noisy neighbors - well, I guess this depends on which unit you are in. The walls are thin like any other apartments in this area. And my neighbors were pretty noisy. I emailed the management if they can let them know about the quiet hour, but of course I didn't get any response and my neighbors never stopped doing their laundries at midnight. 5. Water pressure of toilet is weak. This might also depend on the unit, but mine was really weak. I called the maintenance several times, but that didn't help. 6. Elevator stops working so many times. There are 6 elevators (3 on each side). I don't know about the other side since I don't use the elevators there but the ones close to my unit often don't work so I have to wait 10 minutes to get down to 1st floor. Some might ask why I didn't leave after my first year. Simply because I was too lazy to move all my furnitures to different place. Like, you might be able to live here without any problem I mentioned above. I survived in Baltimore living at the Marylander for 2 years. But I suggest looking into other places too before you make a decision without visiting the place like how I did.

Hi Kim, After your comment on my review I was hoping for some major changes. My friends still live in the building and unfortunately for them, no changes have been made. Only the lobby has been updated and made to look pretty. The hallways still smell, the apartments still have major issues and hot water is still a problem. I know my friends love the convenience of how close it is to the bus stop and basically only come "home" to sleep and that is why I will not mention names or apartment numbers but I really wanted people to know about the living conditions in this building.

Morgan Properties is worse than expected! On June 3rd and 4th Morgan Properties hired an outside company Martin Greenbaum to redo bathroom and kitchen floors. While I wasn't home for the repairs maintenance allowed the crew to enter my apartment. When I returned home I discovered my Michele black deco diamond watch that retails at about 2k was missing. I went to the leasing office to report it but management wasn't available. I contacted the police and filed a police report. I also contacted my insurance company. During this period the office has refused to assist in replacing the watch which I have pictures and the receipt to the watch. I asked to speak to someone in corporate and was only given a phone call from a guy named Michael who claims he hires good people and this doesn't happen often. I'm a good person and I haven't had anything stolen from my home before. Months later and the office hasn't done anything to replace my watch!

The new managers TJ and Kristi are awesome and available compared to the previous ones. I live here 3 years and I see the staff works hard to make things easier. I think they should definitely replace their inflexible area/district manager she came to the building and asked the maintenance guys to dump all the residents' plants/flowers were receiving some sun in the courtyard I was shocked by her naive decision (Cori is her name I think). My plants were very special because my 8 years old nephew gave me as a gift during my recent trip to Indonesia and I bring them safely to the states. I was sending him pic of the growing plant on daily basis. Mrs. Jennifer, Greg, William are all pleasant to work with during my lease at the Marylander.

I am staying here with my friend right now, and the location is perfect. I literally have not spent any money on transportation since I moved here. Although other apartments might claim to be close to things, like 1 mile, 1 mile is still a 20 minute walk or 40 minutes round trip. You don't have to worry about any of that here! Within 0.3 miles (6 minutes), you have JHU campus, JHU shuttle, Barnes, Starbucks, Chipotle, Potbelly, etc. This place is great for the sleep and go type of tenant. You can come home to eat, drop off stuff, etc. multiple times a day. I also like that I can run downstairs and workout at night, or if I'm sexiled, I can chill in the social room. Now here are the things that suck: 1. In order to use the laundry room, you have to buy a $5 card. Why can't we just use quarters? 2. The bathrooms have no exhaust fan. Humid bathroom plus entirely carpeted apartment=microbiological nightmare. 3. Also, the bathrooms have no shelving, and under the sink, there is no cabinet! 4. The toilet paper dispenser is right next to the faucet of the bathtub! What kind of interior design is that? 5. The bathroom is also super small. 6. Why is there carpeting right at the entrance of each apartment? Carpet doesn't go with wet slushy boots. 7. The closets are really really small and only slide open halfway. They should slide all the way into the wall! 8. The kitchen is so cramped! If someone else is in the kitchen, I basically have to be sexual with them to get something. 9. Not wheelchair friendly!! There is no ramp at the entrance and then there are three steps to go up to get to the elevator. Big hassle when you are trying to move furniture!! 10. I wish there was recycling! I dropped off a bunch of plastic bottles on campus today but I can't do that long-term. 11. We've been informed that July 1st, there will be no water from 9 am to 5 pm!! That is a long time for America!! Really inconvenient. Now I have to hope my roommates don't forget and leave morning deposits at 8:59 am *mask on face emoji* While the location is probably one of the best for anyone affiliated with JHU, it seems that since the demand is so high, the property does not have any incentive to improve the place. A 2 bedroom apartment here starts at $1440, and considering how much it costs, I would expect the apartments to have better design and amenities. If you just want to go to work/school conveniently, and don't care about a nice bathroom, kitchen, closet, etc., it may be a good choice.

I've been living here for a year and the experience is fairly okay to me. Here's something you need to consider before moving in... 1. If you have a choice, do not live on the first 3 floors and do not use their furniture. The first floor has a weird smell and there are rats/pest problem on the lower floors. There were times when people can smell drugs in the hall ways. 2. It's a very safe area and very close to shuttles. It's perfect for JHU students. Walking distance to everywhere. Getting second-hand furniture is also easy within the building. But it can be noisy as it's also close to hospital. 3. Try to do utilities included. In the winter, the radiator is always an issue -- sooooo much drama about it. And electricity can be costly to use heaters all winter. 4. The gym is a joke. Laundry is $3.2 once(washer + dryer) and sometimes it breaks so you need to pay more. The machine for laundry card is always broken so you will need cash... 5. Most of my requests for maintenance was done the next day. There was always a timely response for my emergency requests. Maintenance people are friendly and always trying to help. Jennifer in leasing office was always nice and helpful. Overall my experience is not as bad. I did have issues with my lease (they changed the date after I signed), utility bills (I received electricity bills for 300 dollars once even my apt was utilities included), and some other random stuff. Every time I had to make a few phone calls, email for many times but I'm glad all were resolved at last.

1. In the coldest days of winter, they turn off the gas and radiator, claiming their contract with BGE. Seriously !!! I am yet to find such responsible apartment in the locality. 2. Furthermore, the heaters are only turned on if the temperature is below 32 F, people do not feel cold at 34 F they think. Window units are not sufficient to heat up your apartment. 3. The water is fairly regularly shut off, often for several hours and that too without notice which is the most ridiculous thing. (Where is the responsible behavior now?) 4. To add to that, had a fire incidence recently in the laundry. Management doesn't look like concerned about these repetitive issues. I am definitely not renewing my lease here. Rent at your own risk !!!

Avoid this apartment - I lived here 20 months just moved out (So Happy with my new place) and all my friends are moving out too. We all hated it. I don't know how this apartment received good reviews because it's horrible. I think they paid these people or give them discounts to write good reviews (because they DO !). This apartment is VERY bad. The only advantage they have is that they are close to Hopkins! They have horrible maintenance. Water gets turned off two or three times a month - they still charge you $18-$20 a month. Very Sticky and dirty hallways (very BAD Smells). It is always very bad smells around because of no ventilation in hallways. The elevators are so damaged and old and get broken many times a month. The gym is dirty (VERY) and laundry is very very crowded. Many times washers or dryers are broken. The emergency is very bad, I lost my keys and the emergency maintenance said they will charge $500 if you lost your key in out of business hours. Inside the apartments are very small, very old and the walls are thin. You easily can hear your neighbor's conversation and TV sound. The apartment door is so old that one time I got stuck inside the home and couldn't get out (the emergency came 2 hours later and they were helpless, my friend got me out). There is no security, you have fab but the back door is always open and anybody can come inside and go. So many times I never used my fab because the door was always open. There are no security whats so ever. Trash get full fast and it becomes smelly and it will hard to even walk in the hallway. Heater control is central by the apartment. So you have no control over your heater in SUMMER. IT'S ON !! 24/7. I have to cover it with something in summer to reduce its temperature. If you have a post that requires a signature! The leasing office won't accept it or they won't even call you. YOU WILL NOT BE ABLE TO GET YOUR POST. you will end up going to post office. Worsely, False Fire Alarms happens ALL the TIMES. Like 10:00 pm or 12:00 am and you have to get out, stay in street for more than an hour, get inside again and because of crowdedness, it will take forever to get back to your apartment. This is the worse apartment ever. Please look more. If you are coming from another country, there are other good apartments around. This is not even worth living! They need to renovate the whole building and they need to learn to take care of things. This building is almost 80 years old with no renovation! Its is so damaged from inside and outside with so many plumbing issues. This is very disappointing that they are taking advantage of foreign & student people to just rent out their terrible apartments and never take care of it. Their monthly charges are way more than the worth of apartment. I am so sorry for people who lied here for some discounts or money offer. Look at old reviews here and other reviews. There is no happiness/peace in living here. This will never feel like home.

My experience living at the Marylander was frustrating from start to finish. They seemed to always find a way to scam one out of money and their office staff seemed just as confused with their backwards and convoluted payment methods as I was (almost as if they, themselves, couldn't justify the charge). Not to mention, the office staff was often times rude or indifferent to residents when issues arose. Not only have I been shrugged off, but I have seen them shrug off other residents who have valid concerns regarding utilities and security. Speaking of security, they also have issues where the basement door (second entrance) does not lock, leaving it accessible to anyone who wants to enter the building. It would be days, sometimes weeks, before it is fixed. I was incredibly excited to graduate because it meant that I could move out and end my lease.

As a Marylander Apartments resident for a year, I was a perfectly happy camper since the place was close to school and convenient to Baltimore harbor and area's suburbia shopping alike. With in-building laundry facility; a convenience store carrying staples like milk, tp, and noodle soup; a medium-sized gym (for an apartment building, that is), and a pleasant courtyard, the Marylander will satisfy an average renter's needs just fine. On the plus side, the Marylander offers year and short-term leases, the latter of which can be great if you're not ready to commit to a place longer term. Granted, in talking with acquaintances, people tend to have a love-hate relationship with the building: some have no problems and a positive experience whereas others can barely wait to get out. Rent, while reasonably priced for the area, is more expensive than places closer to the Baltimore county line or places such as Towson so, if you don't need to be in Charles Village, perhaps reconsider looking at any apartments in the area at all. As a temporary place of residence, the Marylander gets high marks for flexibility and convenience.

I was unlucky enough to live in the Marylander for 2 years. I am in my 40's and have lived in many different places around the country- that said- this is the absolute worst place I have ever signed a lease. 1. They would come into my apartment without warning and often- in spite of this many things were in poor repair and were never properly repaired despite work orders being submitted. 2.The apartment was in poor repair.For example : on the morning that I had to go to a funeral service for my aunt, my sink in the bathroom fell off of the wall, spraying water everywhere . It took 20 minutes to get some one to shut off the water and I was unable to go to the service- because I was mopping up water from my bathroom and closet. 3. The elevators were extremely unreliable. They would break often and be unusable for days. 4. The fire alarm went off all night long on several nights, before it was repaired. 5. At least once a month and without notice or warning, the water would be shut off. I do not want to blame the people who do the maintenance, I got the feeling on more than one occasion that they wanted to repair things better, but were kept from spending the money to do things the right way. The best thing about this place were the other people in the building and the location. When and if I ever learn that Morgan Properties is going out of business - I will toast and be grateful. This is a management company that does not know how to treat their tenants or workers. They only spend energy selling , no energy or resources on managing. Stay away.

I lived in a Studio at the Marylander for 20 months. I'd say the overall experience was positive (I'd give it a 3.5 stars if I could). This is one of the most affordable apartment buildings in the two-block radius from Homewood campus (still overpriced, but so is every other one in this area), and you get what you pay for. Most of the cons are a result of this being an ancient building. A disclaimer: this is the first apartment building I've lived in here in the US, so I don't really have any standards. Pros: - Staff is friendly, mostly helpful and at least one of them will know you by name. - Studios are spacious (at least mine was perfect for one or two people, but I've seen others that weren't so good). - You can get a good view (again, this depends on your unit). - Most shared areas are being renovated, with the gym getting new equipment and the social room being completely made over. Last year they opened a new study room, which is modern in decoration and useful for group studying sessions. - Community events are put together regularly. Cons: - The temperature situation in the room is quite bad, especially in the fall and spring. There's a central heating system over which you don't have any control, so it fails to kick in if there's a particularly cold day in the fall, or it remains on during hot days early in the spring. Also, the radiator in my unit can be super noise, which is a problem if you're a light sleeper (I had to get earplugs). You get an air conditioning unit, but it's old and inefficient, resulting in a 4-fold increase in my energy bill if I leave it on every night during the summer. - Also in the sound department, the walls are paper thin. I can hear everything going on in the neighboring apartments, sometimes even normal conversation in the evening when it's quiet outside. - Monthly water shut offs, which become more frequent late in the fall and early in the spring due to temperature fluctuation (not that big of a deal if you leave the apartment before 9 and comes back after 5, but extremely inconvenient if you don't have a routine). - Paintjob is sloppy, especially in the kitchen (I can't even close some of the kitchen cabinets because they've been painted over so many times). Also, there might be residual lead in the paint (again, an artifact of this being an old building, but you still must sign a document stating that you're aware of this when you move in).

As much as it pains me to write this, I cannot recommend living in the Marylander Apartments. I lived here for three years while I was an undergrad at JHU and for a year afterwards. And in fact, I mostly enjoyed living here. I never ran into any of the issues with management or maintenance that the other reviewers have, and I always found them to be very nice and helpful. And, to their credit, they have put a lot of work over the last year or so into making the building look nicer. At the end of the day, though, Morgan Properties is only interested in your money. The apartments are, frankly, overpriced. My monthly rent for a studio apartment with a kitchen the size of a small bathroom was $900. The apartments are also not very nice. Many of the apartments have a strange wood/tile flooring (never really figured out the material) that scratches easily and is very ugly. None of the apartments have dishwashers. The dryers in the laundry room are often broken and never marked as such, so you end up wasting your money. The elevators are broken one week, fixed the next week, and then broken again after another week. At the rate they charge and the number of apartments in the building, you would expect a much higher quality than you ultimately get. Most important of all, make sure you CAREFULLY READ THE LEASE. There is a provision in it for auto-renewal of the lease. They will send you a letter in the mail three months before your lease ends, showing you the different prices for extending the lease. If you do not respond to this mailing saying that you wish to terminate the lease, the lease will automatically renew for another year and they will make ZERO EFFORT to warn you. This happened to me, and despite the fact that I spoke to the leasing office on THREE separate occasions regarding the fact that I would be moving out, not a single time did they EVER warn me that I would be hit with an Early Termination fee equal to FOUR MONTHS RENT. I happily moved out on my original lease end date and received a bill a few weeks later at my new address for $2500. The management of the building could not do anything, they directed me to the Morgan Properties Collections Department, where a human robot told me that they are not required to warn me and that they will happily screw you over if you do not understand the terms of the lease. So, if you have the time and legal chops to read a 20+ page lease and don't mind paying a four-star price for a two-star apartment, this place might be for you. Otherwise, you may want to look into some other apartments in the area.

Dealing with this place was the worst. I was constantly lied to over the phone that I was getting approved for the apartment and I would have the lease by that day, instead it took two weeks to actually get my lease and then they withheld information on multiple charges that we received. I would recommend looking anywhere else for housing.

As others have stated, the Marylander is a pretty terrible place to live. Issues: 1. My roommate's bedroom ceiling began to leak, and it took about a month before the issue was resolved. Water was constantly dripping from the ceiling whenever there was any rain, and it spread across a large (probably 6x6) area of his ceiling. He had containers all over his floor during that time to catch the dripping water. He complained multiple times about the issue, but nothing was done. The maintenance guys (who are actually pretty nice) would come look at it but do nothing. Soon the leak from the roof caused massive damage to the kitchen ceiling as well. We couldn't use our kitchen for days, and the sagging of the ceiling was really disconcerting. 2. The management is absolutely incompetent. Though the utilities were paid through BGE by myself and my roommate, they claimed they were being charged by BGE as well and put that on our balance each month. We repeatedly had to have the same conversation with them about the fact that all utilities had been paid. Based on talking with other residents about similar issues, I honestly believe they hope these things go unnoticed. 3. The online portal is terrible. There can only be one account per apartment, essentially meaning only one person gets important notifications. In addition to rent listed in part of the balance, there are always extra charges with non-descriptive two-letter acronyms that give you no idea what you're being charged for. Also, good luck trying to get an adequate receipt of payment from either the portal or the front office. 4. I'm actually amazed at how bad the water situation is. The water temperature on the whole left side of the building is totally unreliable. This sounds like a minor complaint until you realize that the water gets icy cold or burning hot almost every single time you take a shower. But much worse than that is that, as others have said, they shut off the water all the time. They give a day or two notice via notes near the elevators then shut off water the entire day. This happened more than a handful of times during my year at the Marylander. 5. The mail room complaints from others are also totally valid. You are not notified when a package comes, and rarely can you go to the mailroom to pick up a package delivered the same day.

I have been living here almost 2 years. I recommend this place. However, bring down your high expectations they've issues with broken laundry machines, water shut off it's once a month all day, once you sign the lease they may forget about you and inefficient-maintenance service BUT they're improving and trying hard recently. It's definitely a peaceful building no street noises and residents respect each other and the maintenance staff say hi when they see you.. I still appreciate them for their hard work. One of their leasing agent he's extremely loud and annoying. Paula and Jennifer are nice at the leasing office.

Short version: Good location, disorganized, unresponsive management, run-down, old apartment. You can get better value for your money. The only convenient thing about these apartments is their location. They're close to the Hopkins campus and the shuttle stops. I got a job in Baltimore and needed a place that allowed pets immediately. As soon as our lease is up, though, we're out of here. MANAGEMENT: These apartments had the potential to be nice, which is why it's so depressing that it's been so mismanaged. Management seems very disorganized, which can lead to problems when they forget to charge your account, for example, or misplace pet agreements they forgot to have you sign when you moved in four months ago. Also, if you're sharing an apartment, keep in mind that only one person will be able to see the bill online- for some reason, everyone else's total will show up as zero. Management is not very responsive to resident concerns in general. The majority of people who live in this building are students, so management here doesn't seem to care about tenant retention- there will always be new residents, and this is reflected in their attitude towards current residents. This year, they didn't turn the heat on until residents actually posted petitions around the complex and complained to the city! THE APARTMENTS: The apartments themselves have been absolutely slathered in layers and layers of paint. When we moved in, we actually had to clean the paint off the light fixtures in order to get usable light! The end of the coaxial cable in our apartment was also covered in paint. The shelves, adjustable in theory, have been so caked in paint that they can't actually be budged. This is a shame, because they're the stuck in the strangest proportions- the shelves are too short to fit a standard box of cereal. Our apartment has a lot of closet space, but most of it is unusable for larger boxes because of the bizarre immovable shelves. The plumbing here is ancient and temperamental. I take showers that are ten minutes at the most, and somehow the water manages to cycle through scalding to freezing. It's not just my shower- my friends who have lived in the complex have had the same problem. Many of the toilets in this complex flush intermittently, if they flush at all. Most of the apartments don't have dishwashers, and have very little counter and closet space. I can't fit clothing for two people into our closet. The walls here are very thin, as are the floors. The people above us have at least two kids, who we can hear screaming and running every night. APARTMENT AMENITIES: The apartment itself is expensive for the quality- you're paying for the location, not for the amenities. There's also a lot of hidden fees in your bill that they don't always tell you about when you sign a lease with them, including trash service. The trash rooms are simply that- rooms full of everyone's nasty, stinking trash. For some reason, management caulked up the trash chutes and created roach motels. The trash rooms fill up quickly, and residents start leaving their trash outside in the hallways. As a result, the halls smell terrible, especially when it gets hot out. The gym is actually quite small for an apartment complex this size. However, since most of the people living here are students, they use the Hopkins gym. The equipment is pretty old, and it's not in very good repair. The gym also has terribly climate control, and is only a step up above exercising outside as far as comfort goes. There is only one elliptical. However, the gym does have free weights. The laundry room is not the greatest. The dryers are terribly inefficient. The machines are operated via rechargeable cards, which can be bought and reloaded in the apartment complex lobby. The front door to the complex is almost always left unlocked, and almost everybody can walk in- I've never seen security stop anybody. However, the security people working here are very nice, and they do patrol the complex every hour at night. Edit- the older guy who works security here is really rude and creepy. Every time I go to pick up a package he tells me what an idiot the other (female) security guard is. I don't feel comfortable with him as a security guard here. Save your money and your sanity, and find a better place to live.

I will start this off by saying that I wrote a completely different review of the Marylander at first, but it was so thoroughly negative that I decided to make it a more balanced. So here is a more balanced pro-con list to living in this building. Con: Your apartment is a dank, disgusting, smelly shit-hole. Pro: You don't have to waste any more money on condoms. Don't expect to get laid anytime soon. Con: You live in one of the ugliest buildings ever constructed. Pro: It's very easy to give people directions to your address (eg. "I live in the building that looks like the physical representation of pain and suffering.") Con: You live with a bevy of mice and cockroaches. You can hear them scuttling through the poorly constructed dry wall (which is riddled with holes by the way). Pro: The mice and cockroaches have lived together for such a long time that they seem to have developed a good comradery. You will often see them sharing any food you leave outside of your fridge. It is a beautiful symbiotic relationship. Also, on all of those lonely nights you experience due to your terrible living conditions, the roaches and rats will snuggle up with you under your covers and keep you company. Con: You live in the Marylander. Pro: You get to experience the pure, unadulterated bliss that comes with moving out of the Marylander. I have never felt a joy so thorough, so physically satisfying, as when I lugged my last, moth eaten, damp cardboard box out of that hellhole.

Excellent location, everything else a scraping pass. Good things: location, no pests. Bad things: no kitchen ventilation, heating is so low they tell you to turn on the air conditioning/heating box, noisy air conditioning, THEY CHARGE FOR EVERYTHING (including sewage and repairs and others). Add an additional $50 a month. If you do decide to go, get the apartments with carpet!! the other ones are in really bad condition. If you have a car...there are much better places elsewhere.

They exploit their excellent location near the Hopkins campus & hospital to bring residents to their overpriced (I paid $1334/month for a month-to-month rental of a studio), dilapidated apartments. Frankly, I can stand living in a run-down apartment with appliances from the 1970s, but the staff is passive aggressive. They overcharged me one month (i.e., double rent, they claimed, but even this was inaccurate) & I got a bill for over two grand for a studio apartment. They rectified that specific issue but continued to overcharge me the two following (and final) months before I moved out. The perpetual overcharging made me wonder what is going on with the books & the management. The most charitable interpretation is incompetence. I still have not received my deposit despite moving out a long time ago. I will be somewhat surprised if I ever get it since they didn't return it to me last time until I walked into their office. Live somewhere else.

The maintenance crew fixed the shower tiles but forgot to put the shower faucet back on and despite complaining twice in the office(they said they'll fix it rightaway), its a weekend(unlikely anyone will fix it), I don't have the shower working!!

You are paying for the location. Takes multiple days to get repairs fixed. Also very unsafe as there is minimum security for the building. I have seen homeless people sleeping in the laundry room and or activity room. There are no locks on the elevator so anyone can enter. For the money rent where the building is secure b

Do not live here, save your money my friends. I lived here last year and I wouldn't dare go back nor refer anyone to this place. I paid the astronomical fee to move out just because that's how bad it was and it wasn't worth anymore of my time. They know they are not a well managed and that they are a very poorly run building which is why they advertise so much. They always say they have passed your comments on for improvement but nothing ever changes! There was zero ventilation in the hallways, so when it's stuffy and someone is cooking Indian food, you will smell it. One window in my apartment. Enough said about that. There is a relentless rust in the bathtub that will always win. You will always lose. A black ring of disgustingness also rules the toilets. Paint is consistently chilling, water problems constantly, My sister found a cockroach the day I moved in. The mail room is extremely and remorselessly disorganized. The only good thing about them is location! I love Charles village. Parking in the garage is really expensive monthly and there is nothing they can do to protect your car on the outside. I've gotten many tickets there being 3-8 minutes late. I was constantly putting in maintenance requests because things were always falling apart. I didn't know anyone in that building who was happy to live there! Anyone! Spend your hard earned money somewhere else and be comfortable.

I signed up for Yelp just to let people know how horrible this place is. A bit lengthy story of mine but worth reading it to get an idea. Straight to the points. 1. Clunking noise AND Worst management AND maintenance: they toss an issue between them, like, go and talk to management, then management says, go an talk to maintenance. There was a major clunking noise coming from the wall -from the apartment itself not from neighbors - whenever the steam heater in the apartment comes on. It was so loud to keep me up all night. Very hard to pin down the problem, because the noise only comes at nights and only when the heating is on. So I recorded a video that shows when and where the noise is. I showed it to management, and they placed a 'work order'. I said to the management multiple times that I only hear the noise at nights, so there is no point for maintenance guys coming for a check during the daytime, because they won't hear it. Not surprisingly, they came in during the day, and left a note 'Uh, there is no noise'. Of course not! I bumped into him on the hallway, so told him directly that I hear the noise only at nights, so when I hear it, I would call him (the resident maintenance guy). He said ok. Next day, I heard the noise so I called the guy, He came in and agreed that there is an issue. He said he didn't know what to do, so should have his supervisor, Niel, to have a look at it to figure out what to do. And then a week passed by. They do NOTHING. They didn't leave any note. So I went back to the management and tell the whole thing. They placed another F**ing WORK ORDER!! So I told her again, that it is useless...so give me a phone number of Niel so that I can talk to him directly. She won't give it to me, but just makes another call to the resident maintenance guy to have a look. Another week passed by. NOTHING HAPPEND. Then somehow, I met the resident maintenance guy in the hallway again, and told him, 'Why did you not do anything? you said you and Niel (I never saw this guy, don't know he even exists) will look into the noise issue' He is like, 'Oh, I said I will ask Niel to see if he HAS TIME TO LOOK AT IT, NOT THAT WE WILL LOOK AT IT'. My reaction is, WHAT??????????? F**king joke!!!! So I asked him to make a phone call to Niel right then while he was with me, he simply wouldn't do it. He PROMISED to have a look at it some time soon. A month has passed since then, and I STILL HEAR THE NOISE. Finally I decided to contact Baltimore city council to request an inspection of structural damage. If inspectors find an issue, the Morgan properties will be fined. 2. Inefficient staff in the mail room I had 2 occasions in which I was told there were no packages for me, and turned out there were. First occasion, a friend of mine sent me a pumpkin cheese cake by usps, and tracking number indicated that it arrived at the apartment. I go to the mail room and claim my package. He says, there is no package for me. Next day, again, no package. It turned out, there was the cheesecake delivered and misplaced somewhere, they couldn't find it! By the time I opened it, it had molds in it. Second occasion, I had an important document delivered from government office by usps. The exact ssame thing. Tracking says it is here. The mail room staff say it is not. It turned out, again, that they placed it somewhere invisible, and couldn't find it. As you can see, this apartment is barely operational.

As a marylander apartment resident, this building is terrible ! Always In the coldest days of winter, there is a problem with gas and heating radiator . Nobody answers why !! They just tell you, they will take care it but they will do nothing. Corridors and wings are dirty and covered in dust. You can smell the trash rooms from 3 meters far. It is the worse apartment that i have ever lived in!

Don't be fooled by the advertising or the fake reviews posted elsewhere. If you are a Johns Hopkins student, staff member, etc. considering this place, consider someplace else. Really. The stories of the incompetencies of the management here can number easily in the hundreds. They lost my friend's passport and then denied ever having it and refusing to take responsibility for it. A leak sprang from one of the pipes in the building, flooding several apartments, and the management took zero responsibility and even gave snide remarks about the unpredictability of the event. They are good at hiring kind office assistants to do the dirty work of showing their model apartments and sweet talking you into a deal. But if you ever run into an issue for which you have grounds to complain, you have to deal with a management team that could probably care less if your apartment killed you. In the 2+ years I have rented here, they have shut off water for 5+ hours at LEAST 20 times. What exactly are they doing that requires shutting off water that many times? Expect to see a notice that water will be cut off in the whole building at least once a month. I hope you enjoy filling up your dirty/old bathtubs just so you may have the luxury of flushing your toilet and brushing your teeth. The apartments could actually be really nice, but because of the aforementioned negligence, the VAST majority of them are old and covered in layers of paint on the wall AND the cabinets, that I seriously think there are health risks from all the inevitable chipping. What positives exist (location) could not possibly outweigh the negatives. And by the way: even though the price is not too bad on paper, factor in the fact that you are paying for garbage (!), water, electricity, wifi, and it will not be much cheaper than other options that bundle. Now for alternatives: Hopkins students, there are plenty of decent-to-good options like The Halstead (now called The Guilford), Hopkins House, The Broadview (Old, but well kept), University One, the Telephone Building, Guilford Manor, or finding people are renting out condos in the Village Lofts, at the Inn at the Colonnade (3801 Canterbury Rd), Highfield House (4000 N. Charles ST), St. James Place (3704 N. Charles St), and many many more options. From experience, I know apartment hunting in the area can be tough...but there's no reason to settle with such a substandard building and hand over money to a such a greedy lecherous management.

This place is disgusting. Residents are very loud on the weekends and there is often beer and or urine in the elevators in the morning. The paint is peeling off our ceiling and the carpet is very stained. I have alerted the front office multiple times with no improvement.

First off, I don't normally review things unless it gets to a point where the service provided is awful, so this is telling. First the good news. I think that the facility itself is decent for the price. The apartments are in relatively good shape for their age, and the appliances all work which is better than some places. It being right on the bus route is a big plus too. What breaks the deal is the management. I've lived in 4 apartment complexes over the years with this being the fifth, and I've never seen such blatant neglect and piss poor attitude towards residents. The leasing staff is great, but the management is never actually there, and when they are boy what a treat! I moved into my apartment and one day later noticed bed bugs crawling all over the walls. I immediately brought it up to the management and they said they'd get right on it. It took more than a week to get an exterminator out to look at it. Meanwhile after having received over 40 bites which turned into large itching welts, I left and have commuted to work from home. When I confronted management about getting me somewhere to stay, or paying for my gas since my apartment is unlivable with the current horde of bed bugs in it, the manager told me any items that had to be destroyed due to bed bugs would come out of my pocket. I was ok with that, until I mentioned gas money or another place to stay in the meantime. She looked at me and said and I quote "well I drive to work everyday too" Yea, well you also aren't paying $810 a month plus $145 for parking at an apartment you can't live in you moron. If my parents didn't live close by, I'd be out on the street while they bumble around getting it exterminated. Whenever I call to ask about the progress, they don't answer my cell phone calls, but if I call from a different phone they answer right away. They actually are ignoring my calls wtf! The mail room is poorly run, and the person comes in at 6:00pm to sort packages so you won't get anything until at least 7:00pm since they tell you to give them time to sort it. I will be moving out of this apartment complex as soon as my lease is up. This apartment has such potential, but Morgan Properties obviously doesn't care about how The Marylander is run as long as it brings in money. Inevitably someone representing them will comment on this and express how sorry they are like in the rest of the numerous negative reviews, but as far as I can tell nothing has changed from the reviews 3 years ago.

In my opinion, living at the Marylander has been a poor experience for several reasons, none of which are easily reflected or discerned upon first inspection. 1. In the coldest days of winter they always turn off the gas and radiator, due to their contract with BGE. Residents are relegated to using window-AC units at that time, which are clearly inadequate provisions. 1a. Furthermore, the heaters are only turned on if the temperature is below 32 F (otherwise, you're relegated to the window-AC units). This is just for your reference, not necessarily a complaint. 2. Elevators seem to be consistently broken. Furthermore, the corridors are very dirty and the elevator floors are often covered with unknown liquids. 3. You are not notified when a package comes, and rarely can you go to the mailroom to pick up a package delivered the same day. 4. The water temperature is very unreliable. 5. The water is fairly regularly shut off, often for several hours and with fairly short notice. 6. Until recently, one of the front doors was completely unlocked, and the elevators on the north side of the building could freely be accessed from the basement (for which you usually need a key to access). Such security is unacceptable. Management is generally not very responsive to resident concerns. Because the majority of tenants are students (and there will always be students coming in), management has little incentive to improve quality of life aspects. Rent at your own risk.
