The moping idiot, cowering down with long disheveled hair; the gibbering maniac, with his hideous laugh and pointed finger; the vacant eye, the fierce wild face, the gloomy picking of the hands and lips, and munching of the nails: there they were all, without disguise, in naked ugliness and horror.”  -Charles Dickens, 1842 Built in 1834, the new insane asylum on Blackwell’s Island, today known as Roosevelt Island, was designed to be a new model for mental health, located on the island countryside outside of the bustle of the big city. But almost from the beginning the asylum became known for its underfunding and overcrowding, for the staff’s neglect and the inmates’ desperately abysmal living conditions. Patients dropped dead from outbreaks of typhus and cholera, and even the easily preventable scourge of scurvy took its toll on the malnourished inmates. Conditions continued to decline long after Dickens’s visit. In September of 1887, a young reporter for the New York World concocted an elaborate ruse to get herself committed to the asylum in order to report on the conditions from within. “Ten Days in a Mad House” went on to be Nellie Bly’s breakthrough piece of journalism, not only proving her mettle as a truly extraordinary young journalist but also bringing much-needed attention to the dismal conditions within the city’s metal health system. In part, she wrote, “What, excepting torture, would produce insanity quicker than this treatment? Here is a class of women sent to be cured. I would like the expert physicians who are condemning me for my action, which has proven their ability, to take a perfectly sane and healthy woman, shut her up and make her sit from 6 a.m. until 8 p.m. on straight-back benches, do not allow her to talk or move during these hours, give her no reading and let her know nothing of the world or its doings, give her bad food and harsh treatment, and see how long it will take to make her insane. Two months would make her a mental and physical wreck.” At least in part as a result of her exposé, the institute was given nearly a million dollars in additional funding to improve the facilities and care on Blackwell’s. The architecture, on the other hand, was gorgeous. Dickens, despite his above comments, was actually charmed by the building itself, calling it “spacious and elegant.” The building was designed by noted New York architect Alexander Jackson Davis, and its distinctive blue-grey stone was quarried on the island. The building’s beautiful spiral stairway and domed cap were added in 1878. After the asylum’s tenants were relocated at the end of the century to nearby Ward’s Island, the building was renamed Metropolitan Hospital and remained in use as a general-purpose health care center until the 1950s. Since then, various plans for the historic building were proposed but never enacted, and it slowly began to crumble. By the early 2000s, after nearly a century of neglect, the building was a ruin: an empty shell, a victim of neglect and fire, with a collapsed ceiling and nearing the point of no return. In 2006, the property was purchased and the building converted into a residential complex. I have been living here since 2020 and I like coming bake from work to The Octagon. It feels like you live in a retreat. There is every amenities you want and well maintained(gym, conference room, vending machine, pools, outdoor sundeck, garage, etc). The common area are always nice, clean, and smell like a luxury hotel too!. Every time when friends or family come visiting us, I like showing them around The Octagon so they can see how beautiful this place. Staffs are friendly and professional. They are always willing to assist you with any inquiries. We are so lucky to live here. Such a gem in NYC!

My children absolutely love living here! One of my favorite aspects of The Octagon is the indoor self-park garage. I've had the pleasure of living at the Octagon for over seven years. The building's historic facade was preserved during its restoration, integrating it with modern luxury residential units. I enjoy the amenities, including cycling, yoga, a gym, social rooms, and a pool with lifeguards during opening hours. Living at The Octagon on Roosevelt Island allows me to enjoy the tranquility and views of the island, while still being close to town. As residents of The Octagon, we have dedicated shuttle service to the metro station and the trolley during rush hour on weekdays and all day on weekends. The Octagon's management is always available to address any concerns and frequently introduces new initiatives, such as on-site manicure and pedicure services by appointment, yoga and cycling classes, and a wide variety of events to connect residents. They have a team of concierges who are always attentive and available 24 hours a day. They are wonderful, as are the cleaning and maintenance teams, who keep the common areas spotless for our enjoyment. Based on my experience, I highly recommend living at The Octagon.

The price, the location, the on-site amenities, the staff, the friendly neighbors, the quietness, and everything available in the surrounding community makes this one of greatest places to live in the greater New York City area. The peaceful environment is exactly what we were looking for, and we have been extremely satisfied with the building management, the exceptional service by the staff, and the range of top-notch facilities available to us. The prompt response to any apartment issues and the ease of the computerized systems in place makes living here even more convenient. We highly recommend The Octagon as an excellent place to live. I've been living in the Octagon since 2020. The Octagon is located on the north side of Roosevelt Island surrounded by small parks. It feels very private and cozy. The staffs are always kind and very reliable. Handyman comes very quickly and solves problems. There is no balcony but the courtyard is beautiful with the view of the East River. One thing I want them to change is the kitchen. The cabinet space is enough but cabinet doors need to be renewed. My hands were scratched a few times by the old film of the cabinet door. And the fridge is not big enough for a family with kids. It is not easy to make ice cubes as the freezer space is really small. Oh, the washing machine and the dryer are enough to wash even a duvet. That’s a huge plus for me.

Hi Everyone, please STAY FAR away from this place !! Don’t let those nice pictures fool you. A lot of these, so call luxury apartments would make everything seem nice and upscale, but it’s not. These people use cheap materials to build the apartments units, There’s roaches behind the fridge and stove. The floors break apart in the apartments, and a lot of molding in the AC radiator. I would love to share pictures but it won’t allow me. Management seems nice at first, but they will charge your pocket like crazy. It’s all a money scheme ! People will steal your food delivery’s and smoke and fight in the stairwell. Every year they will increase your rent to a higher and higher amount. There’s shootings that never used to happen, now these people fight and shoot on the island. You can see bullet holes on the side of the hospital across the street from the octigon. It’s honestly sad to say, but KEEP your family SAFE and stay away from the octigon !! These are not good management. (Octigon)

It's beautiful ... it looks like a hotel and it used to be a mental asylum. They have vending machines and a coffee station (you have to pay). The curved staircase is amazing and there's a 24/7 concierge. Roosevelt island is a safe haven that's quiet and safe and only 2 miles long and less than 1 mile wide and has an excellent skyline. You get here by Tram or walk or bike or drive over the Queensborough bridge which is still free for now. There are nice pics of history inside the Octagon.

I don't usually leave reviews, but I had a deeply frustrating and unacceptable experience with management at The Octagon. I was asked to pay something that wasn't even in the lease, and when I questioned it, I was met with a condescending response like, "Fortunately, we're only charging this amount," as if I should be grateful for something that had no contractual basis. I pointed out multiply that their so called "company policy" can't overwrite the lease terms, also tried to resolve the situation respectfully and reasonably, but the responses from management, as rigid and dismissive, with no acknowledgment of the actual lease terms. Btw, just keep in mind that they won't hesitate to threat you with legal actions which have no legal basis and hang up the phone in your face. Think twice before signing a lease here, you may end up fighting for rights you already signed for.

The Octagon, built in 1834, is a historic landmark octagonal building and attached apartment block complex located at 888 Main Street on Roosevelt Island. It originally served as the main entrance to the New York City Mental Health Hospital (also known as the New York City Lunatic Asylum), which opened in 1841. Designed by Alexander Jackson Davis, the five-story rotunda was made of blue-gray stone that was quarried on the island. The Octagon is the last remnant of the hospital, and after many years of decay and two fires, was close to ruin. After restoration, it has now been incorporated into the adjacent buildings to create a large apartment complex. This review is for the Historical Landmark. It's a must see when you visit Roosevelt Island.

I haven't rented an apartment here but I did visit the building during my time in New York City. The Blackwell Island insane asylum was built in 1834 and this structure was added in 1737-39 as the administrative center. Charles Dickens wrote some disparaging comments on the insane asylum but positive ones on the building itself, calling it "spacious and elegant." It was designed by noted New York architect Alexander Jackson Davis, and its distinctive blue-grey stone was quarried on the island. The building's beautiful spiral stairway and domed cap were added in 1878. After being ignored for half a century and near ruin, the property was acquired in 2006 and converted into a residential complex. The trademark octagon tower is the only part of the original building remaining, preserved on the exterior, but completely redesigned inside including a new, modern metal spiral staircase. Visitors are allowed to enter the Octagon and see the small art gallery with revolving exhibits, but photos are not permitted inside the building. I love seeing buildings featuring an old architectural style that isn't done anymore. This one on Roosevelt Island is also a NYC Designated Landmark. Built back in 1834. In 1837-39 it was used as the Administrative Center of the New York City Lunatic Asylum. Years later it became a hospital taking care of tuberculosis patients and a nursing school. Then it became abandoned and restored in 2006 the domed structure is a beautiful sight. Nowadays it's part of a residential area complex which was built and attached next to it. I did a quick visit while running the island and stepped inside for a view. The main lobby has been modernized with an elegant spiral staircase in the center, and pictures on the wall showcasing the Octagon's past history. Very cool to look at and good for photo ops.

The Octagon was definitely an experience- did you know that it was the asylum where Nellie Bly was undercover? Far from it's dark past, The Octagon is now a historical building AND a luxury apartment! The leasing office/management company- We were in a tough situation where we needed to find a new home FAST, and Lindsay really pushed through for us to get our lease done and dusted. When we first moved in, we had some trouble with the apartment but after talking to the management team, the issues within our apartment were fixed quickly- this continued throughout our entire lease. Lindsay, Cera and Cai were always very responsive (and they remembered my name?? In a building with 500 units?! WOW). They worked with us towards extending our lease and were very helpful and clear about the process, which we really appreciated. The concierge/maintenance/porter team were all very friendly and helpful. The front desk team was always so friendly and helpful. Cannot say enough about them, they really helped to make our experience at the Octagon a positive one. The building also hosts some great events! Some are low key (get some free popsicles, free cookies, etc) while other times they went all out (Summer Party where they hosted with games and Greek food!) We recently went to the Oktoberfest event, which was lowkey but fun-grab a can of local beer and a bag of pretzels and just hanging out in the resident lounge. My favorite Octagon event was a virtual painting class- sign up, pick up the supplies from the front desk and attend from your living room! I thought the events were well thought out and thoughtful. Building is pretty well maintained- recyclables are collected multiple times a day (more on that later), the garbage chute room on my floor was clean, and they vacuumed the hallways regularly. The lobby also smells really nice?! During the holidays, they would also decorate the lobby, which I thought was nice. Grill/patio area was well maintained, too (and easy to reserve! Make your reservation with the front desk the morning of, they even lend you grilling tools) There is also an outdoor pool- never used it so cannot speak to it. Yoga classes/spin classes are also available in the building! There is a gym and a spin room as well. The points to improve on: The elevators were a pain at times- we lived in the North wing where there are 2 elevators - because there is no freight elevator, one of the two elevators would be closed off to be used for collecting recyclables in the north wing or for residents who were moving in/out- this would lead to backed up elevator usage (residents lining up for the elevator, people cramming themselves into the elevators, etc...). First world problems I know, but sometimes we waited for an elevator for over 5~10 min, which was a little painful. Octagon Weekend Shuttle: There is a free shuttle provided by the Octagon on the weekends- the shuttle takes you to the F train station and back (sometimes stopping to pick up folks from Foodtown.) However, the service wasn't always reliable... at times, the driver didn't follow the schedule (you can find the schedule at the front desk- pro tip, take a picture and just have it handy) and would sometimes just drive off if you try to approach. Overall, our time at the Octagon was great. I saw that some folks had issues with the management but definitely did not have that with my experience. The location is a little tough at times (it is at the northern tip of the island, so a good 15-20 min walk to the station if you can't seem to catch the red RIOC bus) which was why we moved out but I definitely recommend to those who are looking to get away a little from Manhattan proper.

I've been a resident at the Octagon for over a year and initially had a good experience with their online portal for rent payments, which offers an autopay feature. I set up autopay to continue until the "end of lease," expecting a seamless transition when I renewed. However, after renewing my lease and updating the necessary information, the autopay was unexpectedly cancelled at the end of my first lease term. Unaware of this change, I missed the rent payment deadline and was charged a late fee. Upon discussing this issue with an agent at the leasing office, Cera, I was told it was neither her nor the office's responsibility to remind tenants about renewing their autopay setup. She stated the online portal was a "courtesy" and any concerns should be directed to the portal provider. I was taken aback by two things: 1. Cera indicated the fault lay with me for missing the rent deadline, despite my effort to keep my lease information current on the portal. I later learned that the "end of lease" autopay setting refers to the end of the original lease, a detail never communicated to me. 2. An apology from Cera for her inappropriate behavior. 2. A clear communication to all tenants about the limitations of the online portal's autopay feature, specifically clarifying the "end of lease" setting. If the portal is one of the primary methods for rent payments, ensuring its functionality and clarity should be a priority for the Octagon. --Follow ups Here are the updates. 1. My husband has sent an email to the Octagon leasing office describing the event and copied me. Cera replied and apologized. 2. In her reply, Cera promised that she will remind residents to double check their autopay when they renew the lease.

This has been our fourth year living at The Octagon and we have enjoyed our time here. Unfortunately, I didn't think I would be coming here to write this kind of review. In all our past years, it has been a peaceful community, safe and calm, day and night. So what happened? Starting a couple of months ago, I have seen a lack of background checks during the leasing process on new residents moving in, of which we witnessed one tonight. As stated in the contract, this is a smoke-free building, however, this rule is constantly being broken by others. Tonight, trying to put a stop to this, one of the residents behaved in a disorderly manner, using derogatory terms on members of the concierge staff and other residents as well, including my father. This matter went on for almost two hours, with RI Public safety making a final report. As I know this community is made up of families and individuals who are caring, loving, and attentive to others, it is disappointing to see that the leasing team does not take the time to revise who they are leasing to in this building. There are lots of children along with other females who are not safe in a space like this. I truly hope that matters don't get worse in a "luxury rental" building since "safety and community" is what brought us here.

Run run run, don't waste your money ,don't hurt your mental health. All south wing facing Manhattan Park building tenants are suffering unacceptable and crazy noise during summer. And don't choose 11th floor ( odd number) site, there is a monster family they are loving and enjoying making noise during 10 pm to 7 am DAILY. The worst thing is management doesn't help, just said we will reach out the tenants event you showed proof of noise.

Been living here since 2015. Words can't explain my feelings about this place. The concierge are like family. The environment has been comfort me with my ups and down times. Have know so many neighbors during the resident party we became really good friends. I have been thinking about moving to other place, but still renewed the lease year after year. There is no place same as the octagon. One stop away from Manhattan. Nice environment especially during COVID time you can always go out for a walk that can clear up the stress from work. The right place is where you can feel the harmony. Where the octagon is.

I have lived at the Octagon on Roosevelt Island managed by the company Bozzuto https://www.bozzuto.com/property-management/ together with my family going on two years. I just received my October electricity bill and it is more than double of all of the electricity bills since I moved in. When I questioned management on why this happened they directed me to the electric company and told me that the electric meters have been faulty and washed their hands of the matter. Does anyone find this a little strange? As there are hundreds of residents in the building, who has been making up the difference in the past bills. Why is Bozzuto not being more responsible to assisting their long term residents? Instead they are telling me, a working mother of two that "oops sorry the meter has been broken, you can call the electric company yourself" It is simply not fair to suddenly over double the electric bill I have been paying and then blame it on the negligence of the electric meter. Does anyone have any advice? As I have not budgeted for this large increase, and winter has only begun and its supposed to be a very cold winter. I don't feel that the cost to enlist a lawyer on my behalf is a good investment right now, so if anyone has any advice on consumer rights or who to appeal to, please contact me as soon as you can. I toured The Octagon with Cai Lu and could not have had a better experience! He took us on a thorough tour through the apartment and amenities and worked with my budget and preferred lease terms. We never felt rushed or pressured but immediately decided to apply because of the quality of the unit, the views, the amenities, the great location, and how friendly Cai and the concierge were!

They will tell you anything in order to get you in, even if it isn't true. Half elevators do not work and will not be fixed until February with more than 500+ residents. Maintenance says they will respond in 48hrs but they often do not unless you follow up. There are roaches.

This is a LONG review, but I feel quite informative. I lived here for quite a few years. I got a GREAT deal on rent for the time I was there & I felt I paid sufficient money for the spot. Basic cable, internet, and phone are bundled with your rent, so that's cool. I even got a sweet deal on the gym. Score! And I utilized the heck out of the gym too, wha... But as time went by, the rent got stupid ridiculous and it was time to go. Plus the commute to Manhattan just got on my nerves, which I thought it never would, but it did. I felt like I lived in Queens... I started to feel really isolated. The best part about living there? The doorman, concierge, and maintenance guys. They were all SO nice, friendly, gracious, and honest. I really miss them a lot. So here are the positives & the negatives: ISSUES - Worked days & nights, so my sleep was precious to me. Someone's DAMN dog whined ALL the time, clinking and dragging of objects at odd hours from the neighbors above, and just other random things that were crazy in terms of sound were irritating. Reported sounds, nothing done about them. I came to find out the vent system in the complex is very awry, and management verbally confirmed that. - When I first moved in, next door neighbor played their music so loud it vibrated my dishes in the kitchen AND you could hear it from the hallway. Inconsiderate idiot... I handled it at first, but then management discouraged that, which is fine. So, I let them take care of it with constant complaining from me since the idiot neighbor was messing up my sleep. That took almost a year for management to get the neighbor to act like a considerate citizen of society... - The 1st winter I was there, there was a really loud crumpling, creaking sound in one of my windows. The maintenance people were so great and tried to fix it. It never resolved and was extremely annoying every single winter. - I wrote a nice, professional negotiation letter to ask for a decrease in rent. They just disregarded it and I'm sure they never read it. It is what it is. - The red bus... *le sigh* The thing could never leave on time. Was either leaving too early or too late. I had so many issues and complaints about the bus it made no sense. And I wasn't alone concerning this either... - No nightlife on the island and the stores & restaurants are subpar. I was always in Manhattan. - Tram and bus had late night hours till 2:30am on weekdays and 3:30am on weekends. I felt limited with that. I just wanted to be able to stay out whenever and take a taxi ride home that wasn't a ridiculous amount of money. - There was talk of a water taxi coming to the island. It never did. But the the East River Ferry appeared out of nowhere and LIC got a port but Roosevelt Island didn't... -_- PLUSES - Packages went to the concierge desk or the dry cleaning place where you picked them up. Never had to worry about missing a delivery. Seldom a problem with receiving a package. - Monthly Happy hours & manicures/massages. What a treat. Yummy appetizers and sangria. Oh how I will miss... - What? Actual kitchen space and great appliances? AND ridiculous cabinet space? Get the eff outta here... Winner status indeed. - Closet space was pretty sick, walk-in included. But I outgrew it. For the city? It's a steal and great amount of space for starters. - Great bathroom. Many compliments from out-of-state guests. But it didn't have great ventilation or a fan, so condensation collected too easily -_- - Pool and ridiculous view of the East Manhattan skyline. Definitely miss that too. - Zipcar located right downstairs. Yes! - Laundry in the basement was great. - Gym on the 3rd floor with great hours. This I will miss tremendously, for the convenience I LOVED. But now I walk barely 1/2 a block to the gym, but a higher membership fee, which isn't bad. You can't always get what you want, but you get what you need. That's what the Octagon did for me. Grateful for the time spent here. Won't ever go back though, for I've definitely found greener pastures.

I've lived here for almost a year now and have enjoyed it greatly. I first moved in a few months prior to the pool opening for summer. It was warm at the time yet the breeze from the river ensures that the temperature will always be 10 degrees cooler then the so rounding boroughs. The apartment complex which is now under new management has the following amenities: 6 tennis courts An outdoor swimming pool A 24/7 concierge desk Seamstress/package handler area An art show room Daycare and outdoor playground Gym Food pantry Outdoor grills The surrounding grounds are well maintained and beautiful to view. Near by the a church for Sunday services as well as a fishing pier area to view Manhattan. There is also a baseball field and small community garden area. The staff is friendly and personable. If you have any needs or questions they are there 24/7 to help out in any way. Another bonus to living here is the Octagon express red bus. This bus runs during rush hour and only picks up people from the octagon. Also on weekends there is a private black bus for any and all transportation needs. The only downside to living here is that you are next to a hospital. Overall this is a great place to raise children away from the hustle and bustle of the city.

BEWARE. Found on Values. Built on Integrity.? Rather... Found on Incompetence. Built on Deceit. My boyfriend and I lived here for the past year, (we moved out a few months ago), and it was truly bittersweet. Bozzuto is aware of all of the following complaints and problems, but they truly just do not care. THE KICKER, is that our exact same studio apartment that we paid $2074.00 for a year ago, is now listed on Streeteasy for $2998.00. Take that as you will. Upon signing our lease, we were told by Nikki, (was she fired? did she quit? too much backlash? where is she?) that they apologized for the renovations in the hallway, and that everything would be done by the time we moved in. Let's cut to a couple months later, we receive notification that the entire Octagon structure will be closed, the convenience store is closed, the entire gym is closed, mail-room access obstructed, concierge moved, front entrance moved... basically a MASSIVE overhaul of the entire building. We were very charmed by all the amenities moving in, but had we seen the place during construction, we absolutely would not have even considered living here. The mail room had no paneling and wires hanging from the ceiling, trash and construction equipment everywhere.The "pop-up" gym they promised during renovations was nothing more than a few free weights, a couple bikes and three weight machines. Apparently they thought this was satisfactory for over 500 apartments in their building. As far as I know, renovations are still underway (?).. nearing a year later..after some fantastical excuse about "late shipment of materials". When our updated lease agreement came in the mail, we were shocked to see they wanted to raise our rent nearly 200 dollars. We politely asked them if their was any room for negotiation, seeing as we had been very good tenants and always kept on top of paying rent on time. They immediately responded with a refusal to negotiate, telling us our apartment's price is "under-market", and that they'd be happy to take us on a tour of the building. One, it is WAY above market. Two, we never even saw the new amenities.. there was(is?) no end in site on the construction. Three, why would we want a tour of the building we already live in. On MULTIPLE occasions there were random fees or charges on our account. Moving in, there was a massive fee apparently left over from the last tenant which took a bit of discussion with management to remove. This gave us an uneasy feeling of distrust with them, which overtime was validated. At one point they even accidentally deposited another tenants $800 in our account. There was one time that we had two different rent/utility amounts due.. so we emailed Bozzuto for clarity... no response. After pestering management over the course of a few days, we talked to one of Matthew's assistants who spat out a number that was NEITHER of the amounts, so again we asked for clarity. Apparently then Matthew got back to his assistant who got back to us with an entirely NEW number. The overarching theme here is that we do not trust Bozzuto at all with our money, as they seemingly don't know how to track balances, or perhaps lack the ability to count. It's bad enough that we got jerked around with paying for a "luxury studio" with slashed amenities, but nearly all people in the Bozzuto office are completely inadequate at their jobs, and treat tenants with disrespect and a condescending tone. Unfortunately, as much as I love Roosevelt Island and The Octagon building itself, the management company Bozzuto added stress and discomfort to our past year at a building that is otherwise in a beautiful location with great views but abysmal management. Feel free to deal with Bozzuto if you are either a) making enough money that you don't mind throwing out random amounts of cash or b) willing to fastidiously watch your account balances. As far as I'm aware, there is now a mandatory fee for amenities, even if you don't use them.. they'll grab at your pockets any way they can. NEVER will I deal with Bozzuto again.

Been living here for about 2 months out of a 5 month sublet, the week we moved in they promised to replace the blinds, here we are at the end of the second month and the blinds have not been changed at all. Initially one of the stove burners would not ignite, when they took a look at it they decided to replace the entire stove because it was that close to failing. The previous tenants had been here two and a half years, I wonder if they had tried to get the stove fixed as well? Someone else mentioned the red bus, it's hard to imagine this short an island taking at least 10 minutes to go from octagon to the tram, but that is what it takes, or more! There are too many stops along the way, stops half a block apart, stop signs in between the bus stops, its just a pain. Doesn't seem like it should be this way, but it is. I don't understand why the train or the tram aren't on separate ends of the island rather than both being clustered just barely a block apart. Ahh the pool, it is great we have a pool, and if you get up after 10 or can get home before 8 you're free to use the pool, but that's it. The hours are from 10 to 8 and if you work chances are pretty good that you'll never get to use it. On the weekends it's crowded with every kid that lives in the place, so forget about those days too. In other buildings, the doorman are positioned in such a way that they see everybody coming and going, and as such you get to know them and they recognize you and greet you when you come home. Here that is seldom the case the concierge is off to the side and if you come in the door and head for your apartment you won't even pass his desk. Not sure that that provides as much security as a concierge who has to be passed to enter the building and considering the size of the complex, I'm pretty sure they don't know everybody. You do have building link, which while being a pretty rudimentary website, gives you the ability to pick up some deals as people move in and out seems like at least two or three times a week somebody is selling some of their stuff because they're moving out. We picked up a table and some chairs at very reasonable prices because the owners moving back to a foreign country Utility bills: before you move in they tell you how great it's going to be because it's a LEED silver certified building. They tell you your electric bill shouldn't be more than $60 a month, but the fellow we sublet from was paying $140 a month and he left the windows open most the time so that he didn't have to run the air conditioner. This last July our electric bill was $272 so, don't believe the $60 quote. Also they tell you that the thermostat is programmable, which would be fine if the thermostats actually worked but you can set them on the temperature and they will run until they are well below that temperature or they will not come on even though the room is well above the set temperature. Programmable doesn't help you any if the sensing portion of the thermostat doesn't work well. The one thing you do get here, is quiet. We are on the penthouse floor, which is only the 13th, we came from le triomphe where we were on the 14th floor but we were positioned above the Queensboro Bridge/ 2nd Avenue intersection, which is horn honking central, especially around 3 am, when the large trucks use train like horns to express their discontent. Here we can sleep through the night without a single horn waking us, even if the windows are open. The floors in our apartment are terribly uneven you can see this looking at the baseboard, watching how the hardwood floor falls away from it in the middle of the section and yet touches on both ends you can also see it in all of your furniture which will need shimming so that it will sit upright I'm not sure how you managed to pour concrete and make it so uneven, but they managed to pull it off. So what are we paying for a two bedroom penthouse at Roosevelt Island? Last month was almost $4,600. They say Manhattan itself is even more expensive, and they might be right, but Manhattan doesn't deal with the red bus. I work on the corner of 59th and Lexington, to get to work from octagon is 26 minutes taking the tram, I'm not sure that taking the F train would be any quicker because of the depth of the F train and the quantity of stairs required boat down and up on both ends.

My wife and I have lived at the Octagon since March and have enjoyed every moment of our time here. The building is beautiful and comfortable to live in. Our home also has an amazing view of Manhattan. I can't also thank the staff enough for their help in watching our flowers while we were on vacation in Peru for two weeks. Not only were they overly willing to help out in watering my flowers while we were away, but they even grew much better under their watch. The only pain point would be the RIOC shuttle, which can add to your morning commute along with standard MTA delays. But the Octagon has no control over that. Overall, you are sure to enjoy living here.

I have visited my friends a few times at The Octagon and love it every time! The concierge team is very friendly, the amenities are great, and the building is well-maintained. I would definitely consider living here if I moved to NYC.

Love this building - a lot of renovations and effort has been made to improve this building and it has paid off. The management staff is amazing, always helpful and available for support, especially in these times where most of us are confined inside, they still manage to host virtual events and are always there to lend a hand. Kudos to the staff and hands down the best place I have lived in NYC.

We found this place through street easy? We actually looked at this place a couple of years ago, but decided to live somewhere else. We revisited the idea of living here during the pandemic and moved in during the summer of the pandemic. I'm from the Midwest so it has a suburban small town vibe, but it's close to the city. The red RIOC bus is frequent enough where you can rely on it. But, if you're in a hurry you can walk back to your place. Tip: there's an express bus and a local bus. Take note which one you board from the octagon. We moved in on a rent special, 12 months for the price of 10! Move in was easy. They have ample space for parking outside and a separate entrance for moving. Parking for visitors is so ez. It's def a plus. Plus they have zip car right there. The lobby is very picturesque. They have an art gallery that features different local artists. The front desk is pretty quick at putting your packages into the system. They use their own email/text alerting system. They also have a screen where you can check in the lobby for packages. They have a nice area up the stairs on the south side with vending machines, hot coco, and study rooms. The courtyard is very nice. It has grills that you can reserve on a first come basis and tables throughout the courtyard. The grill is commercial size and work well with steaks. The pool was mostly not crowded. The courtyard opens up to the west side of the island where there are picnic tables and playgrounds. There is also a playroom that is clean and not crowded in the basement. The elevators were in repair at the beginning, but were in full force when we left. The overall complex is quiet. Our apartment had a view of the tennis courts. If you're a tennis fan, it's like having a free tennis channel. The refrigerator is ADA compliant so the freezer is on the bottom. It is on the small side. One of my issues with it was that it cannot fit a frozen pizza in there. The kitchen is small, but nice. It has everything you need. Garbage disposer is a plus. The kitchen fan is not strong, if you are making a steak, get the fan going at the window first. You're welcome. The washer-dryer is nice and can fit large loads. It is the one amenity I need to have. Doing baby laundry at 9 pm is a life saver! The ac unit controls were in the 2nd bedroom and we had the baby room in the 2nd bedroom room. Sneaking in and out to adjust the temp on the AC felt like mission impossible. I feel the controls should have been placed in the living room. The 2nd room closet was large. The master bed's in-wall ac unit was squeaky. Fixed it by wedging cardboard pieces into the frame. But, no issues in the summer. Ice cold AC. The walls can be a bit thin at times. But, most neighbors are not loud. The floors are sturdy, no loud upstairs neighbors and you can walk around freely. Very family oriented place. A lot of diplomats and different languages spoken. Overall, the building is very nice, the staff are friendly, and the commute is nice. The island itself is also attractive because it feels like a village, but then you walk along the western promenade and it's the best skyline in the world. There's the tram, the nyc ferry, the F train and buses into queens. Note, there's no direct road/bridge into Manhattan. The Cornell tech campus is beautiful. Roosevelt park is picturesque. I can't paint all positives. The negatives are that the take out is sub-par and sometimes you want a snack, but nothing is open. But, you'll save money by cooking more or going without because there's nothing open and it's raining or not worth the trek! Overall, Roosevelt island and the octagon were nice to us. They gave us our deposit back, which is good! I wish we could have stayed, but our lives took us elsewhere. May consider moving back one day! Thank you Octagon!!!

This is the best place in NYC. I've been living here four 4 years and my husband has lived here for 8 years. We loved it here. There are several reasons: First, in summer we always chill out in the courtyard yard or take a walk near the river. I believe you can not find a place in NY like this. Nice environment, quiet, safe, romantic. A little walk to the lighthouse park near the river is really relaxing after a stressful day. 2rd, the people works here are super nice. The leasing agent, the concierge... They give you a welcoming every time they see you. Sometimes really made my day! The building hold a free party with food and drinks every month, we have the chance to know lots of neighbors. We became good friends. This I have to give credit to the building. 3rd, the rent price are good! You can not find a nicer place have a lower price than here. That's why we renewed year after year. This the best deal you can get. I feel I have to give a fair review base on the fact after I saw these unfair ones. To let more people know the truth about Octagon. I really recommend people to live here. I truly recommend, from my heart.

Want to post a little story to warn potential residents of how management will act in the event of an emergency. About 2 weeks ago I was attacked by a resident of the building. It is under criminal investigation. When the police came to the building to arrest the accused, management barred them until they obtained a subpoena. As anyone who works in law enforcement knows, if a warrant is issued for the arrest of a person, the building cannot bar access to their residence. They also refused to give the police and the detective the accused's apartment number. Local police informed me that this is not new management behavior; it has happened before. I physically approached management last week asking for their assistance because I firmly believe my safety is of concern. They informed me (with a smile) that they have been assisting in all efforts to keep me safe. Not true. Aside from barring access to the police, they also made me come to them to ask to change my locks. It took about 5 minutes for me to convince them why. Look out, this building really doesn't care.

I moved to the octagon 2 years ago, When I went to see the building first time they offered me a very warm welcome and they were very flexible and tried to find to me the best apartment..I have to say I was amazed by the building and how its very clean and neat and has all the facilities everybody need ( Out door pool,Gym, Club Room, Media Room, Children Room, very nice staff on the front Desk very friendly, A very big Laundry room, a private shuttle bus on the weekend to the subway station and the tram station, and an express buses everyday on the morning to the subway station and tram station), and an Excellent maintenance staff very helpful and friendly. And Happily it has been managed by the Bozzuto company Excellent and very friendly and helpful staff all of them(Naldelina, Karen, Josh, Jocelyn) I really recommend it for everyone.. Thank you

We are about 5 months through our lease, and have complained about this problem from day 1. The building has a serious air flow problem. You can smell everything your neighbors do. In our most unfortunate case, we are very sensitive towards smoke smell (we told management about this before leasing) and we have at least two neighbors who smoke and like to add strong incense to their smoke as well. The smell of smoke and incense fills our kitchen and living room. Our kitchen cabinets smell like ash trays. Our clean dishes come out of the dishwasher smelling like smoke, and it is a serious health concern for us. The air flow is ridiculously poor; cold smoky air blows (with force) through our living room and kitchen walls through every crack, every power switch, outlet and plug. Maintenance came to our unit 3-4 times, trying to seal the cracks and stop the air flow, but they do the job half-heartedly. They only partially cover the cracks, and air blows even stronger through remaining cracks. It has not improved the situation, and as of a couple of months ago, they have stopped to come in to do anything about it despite us continuously complaining. It is clearly stated in every resident's lease that if their smoking disturbs their neighbors, they can be evicted. But management refuses to do anything about this. They offered us a chance to move into a different unit (which we would do) but they want us to pay for the cost of the move, and are refusing to offer rent incentives or compensation for moving. That is ridiculous considering that according to StreetEasy rates they have posted themselves, market rate for any of the comparable units we could move to are much lower than what we are paying. But they want us to pay the same lease we are paying now and move to a cheaper unit. They basically expect us to pay out of our pocket to solve their building's problem! We have already spent a lot on air purifiers and sealants (which have not solved the problem) and refuse to put any more money into this. It's so unfortunate, because this would have been a great building if it wasn't for this problem and management's refusal to fix it. The way it's going, we will be moving out of here as soon as we can.

Staff in the office, concierge and maintenance are very nice, but their hands are tied, ultimately the manager makes every decisions. After years of family style community we had unfortunately the worst manager moving in. Cold, distant, not caring at all. Amanda has all of these corporate like answer to any issue brought to her, but everyone can see that she's not caring at all. We all saw her multiple times coming in not even saying hello to our lovely staff. A member of the staff told us that she's nice only when corporate is around. We feel so bad for them. Having to deal every day with such pressure. The most incompetent manager too. Fees mistakenly charged to residents accounts. Never an apology. We miss so dearly Barbara Clark. She was personal and caring. Bozzuto you failed us. If you are looking for an apartment, do yourself a favor. Look at "not recommended reviews below" and run. If you love the Island Manhattan Park is worth a shot.

Just wanted to give an update to my previous review. We wound up staying and downgrading to a smaller apartment. Corey was very helpful and made sure our transition into our new apartment went smoothly. And best of all, the apartment -which was left filthy by the previous owner was spotless when we moved in - thanks again to Corey. Still haven't heard from Management on the intended improvements to the common areas - and when that would happen. I've been out of town for a few months, but last I checked some of the wallpaper was being held up by packing tape and dirty carpets in the elevators and entry ways are still there...and the building still smells. Hoping when i come back that the rest of the improvements the Octagon talked about will be done.

Lived here for a year. I would not recommend it to any.I moved out once I became a more experienced "New Yorker" First off, at the time I moved I was a bit of a NY novice; if you want to get out of the Manhattan crazyness there are far better options irrespective of where your work is located. Look into Long Island City, Greenpoint, Forest Hills, Hoboken or Jersey City. They all provide better communities, similar styles of buildings and at better prices. It wouldn't be so hard to find a similar commute. Octagon particulars; I really dislike all my interaction with the management of the Octagon, in particular with Laura Fischer. I think they want to give an air of being really professional, when in reality they are not. Request where not dealt promptly, when I tried to move in the room was not ready and they try to put it on me, even though i arrived four days after the lease started, and claimed that in my lease there was a specific point about it (was not, and when confronted with it Laura got super defensive). I had to stay in an AirBnB in the octagon (which BTW is against the Octagon policy, guess the professionalism pretense fell a bit again) for a couple of days. They also took a portion of my security deposit that i disagreed with (excluding a late move out fee, which was my fault). I didn't feel that their management was providing me a service. It felt more like they were trying to screw me over. I was constantly feeling like I was walking on glass with Laura Fischer. If she got mad then you couldn't get anything out of her. Overall, I would encourage anybody that is looking to live here to look at alternative options. You are giving up a lot by being so disconnected. And I don't think their rents are cheap enough to warrant it. There are better options around

Have been living here for the last few months. While the original building and location are quite nice, the management and staff are definitely not. I would avoid moving here. There are far better places for far less in the area. A few examples of why you should avoid this place: 1), The rent........WAY too much for what you get. New York is expensive, but even by NY standards, this is truly horrendous value. The level of finish in the building is spartan. White walls everywhere. Cheap floors. Impractical kitchens. REALLY badly designed A/C units in the apartments that are almost impossible to program and then make a lot of noise when running. Try sleeping through one of these things running! 2), The additional costs of living here. Want to park you car? That'll be an extra $300 a month. Want to use the gym in the building? That'll be an extra $30 a month per person. The guy in the leasing office even tried to explain to me that the additional charge for the gym was to help keep less than serious users away, not to stiff tenants!! He's a real comedian. 3), The staff. They are not the friendliest or most helpful people I have dealt with. Want to borrow a trolley to wheel in your groceries? Prepare to explain to the guy behind the desk specifically what you intend to do with the trolley. He'll ask, don't worry! 4), Want to quickly stop off in your car to drop something in to your apartment? Don't even think about it. They have a guy patrolling the parking spaces outside the building, taking down your details. If you want to park in the building (and do not already pay them $300 a month for the privilege), be prepared to fork over $8 an hour to temporarily park your car in the underground parking lot. Living in the Octagon is a quintessential New York experience. Everyone is out to take your money and inconvenience you in every way imaginable.

The view outside is 5 star but the living experiences are horrible. First of all, most of the staffs including doorman and especially the managements are worst experiences of my life. Amazing how they could be pissed all the time and everytime I go and ask question, it is always with attitude. No wonder other tenants respond with same reviews. Building itself is fine. But if you ask me why I am leaving, I just dont want to deal with people here paying so much rent. No thanks and dont bother with this place. The owner better step up and make some changes or the managements will ultimately bring this place down. Second the its called the valet service where they take care of the large packages. Its the quite terrible. They lost my package and when it said it was delivered and signed by them. And nothing, they blamed it on post office. Ok I understand that this can happen but how they deal with it after was very disappointing. Well I am out of this place in 10 days. No need for more complaining I guess.

I came here for an impromptu apartment visit/tour and all I can say is that I'm shocked anyone would want to live here. The leasing agent was a frat boy one year out of college in Tampa who talked more about how his day was going than the apartments and made us walk up several flights of stairs instead of taking an elevator. We were shown two one-bedrooms and a one-bedroom/den. The floors were cheap, the bedrooms were small, and there was no overhead lighting (the agent's explanation for this was that "the windows are so huge and let in so much light"... like nighttime isn't a thing?). The windows were indeed large but all overlooked parking lots or a badly landscaped courtyard. The building itself had an eerie, empty feel, with dimly lit hallways that had doors spaced evenly on either side so it looked like a cheap hotel. Plus the people were bizarre; the concierge was frosty and overly formal to us, I held the door open for residents coming off the bus and almost none of them thanked me, and there were a lot of kids running around the building without supervision. The amenities are nice but that's about it, and you have to do quite a bit of walking to even get to them. The Manhattan Park apartments on River Road seemed nicer, larger, and more reasonably priced, closer to the subway, with better views and a more professional leasing office.You can definitely do better on Roosevelt Island for less.

Let me start by saying, I have lived here for 3 years. It's true the bus can be a PITA, but the building offers express morning rush hour service, plus a free shuttle on the weekends. (Where else in Manhattan can you get door-to-door shuttle to transit? oh yeah, Stuy town, go live on the LES, NO THANK YOU) 2nd, IF you have a car in Manhattan, yes, you will pay $300/mo for parking anywhere. 3rd, the pool doesn't cost anything, except the time to renew your annual pass. 4th The deli is expensive, but a great plus when it's cold, hot, rainy, snowing if all you need is a few staples, and the owners are SPECTACULAR people! They round down on bills as to not force you to carry change around and they are always helpful. 5th The doormen/valets/maintenance people are all professional and sweet. EVERY maintenance request I have made has been resolved within 24 hrs or less. 6th HUGE closets! 7th LOW utilities....never had a bill more than $115 (and that was the dead of winter) 8th Great views 9th Monthly happy hours....one for family, one for adults only....take your pick. 10th Management knows us by name & are busy folks, but very responsive. MOST OF ALL: Rent for the size & amenities beats the heck outta the rest of the city...best kept secret in Manhattan. (And YES, I am in Real Estate, and know what I am talking about!) Enjoy The Octagon!

I lived in a studio here from 2018 to 2019. Its management team is the worst I have ever seen in NYC. When I moved in, Nikki, who handled my lease, made the first mistake by adding one extra month's rent to my bill. For such a simple issue, it took them two months after I reported the problem. That was just the beginning. From the time I moved in, my electricity bill was charged on the whole property's average because of some "problem" with the meter. It means studios and 1bs are paying much higher than they should. I was never informed of that when I moved in. The only indication was an "*" mark beside the amount charged on the bill. I reported the problem after I received my first bill. They either neglected my requests or made hilarious mistakes like forgetting to add my room to the maintanence list. I overpaid the bill for seven months. I checked with the utilities company and they confirmed more than 100 units in this building had the problem when I was there. I strongly recommend all former, current and future residents to be aware of the situation. After the meter was fixed, they claimed I would be automatically refunded. BUT THAT WAS LIE!!!! They did not refund me until I asked for it. In this process, my refund request was rejected three times by Nikki, Ms. Torres and another gentleman. I was particularly shocked by how unprofessional Nikki is. She couldn't even read the bills correctly!! She does not have common sense either, saying something like "my friend lives in a studio and she is also paying very high electricity bills so your bill ($180 for a studio in May) is reasonable". Here I thank Mathew, the only reliable employee in the team. Without him, I will probably never get my 300 dollars back. I moved out on Apr. 19, handed over the keys, did the move-out inspection and signed the document the same day. I received the security deposit return recently. It was only a check, without any detailed breakdown. After my request, they sent me a screenshot which shows my move-out date is Apr. 22. Three days difference means more than 200 dollars for a studio. The weird thing is I NEVER mentioned this date during the communcation about move out. Please ask Ms. Torres to return my email for an explanation because she is not responding after I sent her the proof of my move-out form.

The Octagon is the most overpriced building on Roosevelt Island! The rent price and regular increases (10% every year is standard), the late fees of $150 and a non-complementary gym are just some of the highlights. The state of the building is quite concerning, for the last year we regularly had only access to 1 working elevator out of 3, the heating system is often dysfunctional and the hardwood floors are destroyed. The management is unresponsive and does not care about the state of the building. My advice: Stay away!

This building looks beautiful, and they were initially responsive, but then they just stopped responding to any questions. I find it strange that they would ignore a prospective tenant's questions, but I guess after reading the rest of the reviews here, it's a red flag.

Rod is amazing. He knows everyone in the building and is so friendly. The dry cleaning rates are a bit high but it's so convenient that you can't complain. One of the best things about The Octagon.

I've lived at the Octagon for 9 years. It's a really great building. The employees who actually keep the building running are phenomenal. They're the nicest people you'd ever want to meet. The new management company, Bozzuto, is horrible. They've been here for 2 (plus) years, and they've turned the building into a place you don't want to live. Bozzuto (and it's ever revolving "management" employees) has no consideration for the people who actually LIVE here. They've turned it into a college dorm (with studio apartments lined with bunk beds) and a hub for illegal Airbnb users. The people in the management office are the worst you'd ever want to meet. They greet you with sarcasm and a complete disregard to what you have to say. When I took the notice, that I'm not going to renew my lease, to the office the "girl" who took it didn't say a word, but waved "goodbye" to me. This is truly a wonderful building, but if you don't like being treated like crap while you're paying Manhattan rent on Roosevelt Island, I'd steer clear of it until Bozzuto is gone. FYI: Most people from the building are moving to Manhattan Park, which is also on the island. Everyone to whom I've talked have had great things to say about their new building and management company. Please feel free to reach out to me with questions. I'm happy to answer them. I'm even happy to talk to you on the phone to warn you about Bozzuto's stupidity and bad management practices.

Ideal for picnic's or just simple gathering's with friends. I'm glad they have barbecue pits and aren't so strict about smoking. Only been here once, but am definitely coming back! :) Oh, did I mention that the sunset here is pretty beautiful?

I have lived here a year and then I decide to move out. There is a tennis court outside and if you live near Hudson River side, then congratulations, you will hear noise from outside and the river. These noise will wake you up from 6-7am ish. Even though you live upper high level, it does not change anything. The Octagon changes it management department, I hope it works well but still. If you can find a better place, do not live here.

If I could give less than one star I would. Seriously Run don't walk away from any thought of living in the residence until the https://www.bozzuto.com/property-management/ management company is changed. You will do yourself disservice to not read this. I have lived in this beautiful building 6 years. I loved everything about it until Buzzoto came along. It is a large complex with approximately 500 residence. Porters, front desk, and maintenence people are amazing. Barbara Clark was the building manager for the first few years of my residence. She knew residents by name and ran a tight ship. Common areas were kept very clean. Entry doors were kept secure. Elevators and garage doors worked, and emails were answered almost immediately. Monthly events for residents were appropriate and wonderful. All that changed when the building owners decided to hire Bozutto as the management company. They are a complete joke. They funnel through managers/ associates like water. The one person who has been here for a while is constantly on the Grindr dating app during business hours when he is in the office and should be working, all the while emails go unanswered, issues remain unresolved, and when responses are given to residents they are standardized replies or blatant lies. There was a fire in the trash chute a few weeks back. It was quickly extinguished, but management had the audacity to send an email to say nothing happened, even though residents had reported massive amounts of smoke in the hallways. Only after a resident called BS did they actually confess there was a fire. Why would you lie about the safety of your residents? The "secure" garage door for under apartment parking was not working for the better part of a year. When the lock on the service door is actually working it is propped open for the better part of the day, putting every resident at risk if the wrong people try to enter the building. There was an incident where a resident was followed into the building by one of these unsecured doors. South Tower Elevators have been out of service for months at a time. Common areas are not kept as clean as they once were and many concerns that are brought to management's attention are met with a defensive tone and ignored. To get a reply on an important email may take weeks to get a response. In addition to the deception on the part of the management company, the building has been under renovations for 2+ years. Things that were promised have been axed because of poor scheduling and over budget spending. As with most terribly managed projects the finish date has been moved from end of March to end of May, now end of June. For anyone who has lived through a major renovation - you know that it is not only inconvenient , it takes a toll on your peace of mind. Imagine living through this- and your rent still increases. While this may not seem like a big deal on the surface the entire main entrance tower with Screening Room, Resident Lounges, Gym, Deli, and art galleries have not been available since September. Our rental renewal rates have sky rocketed. Outdoor amenities that were supposed to be renovated last year have been delayed because management said "it was too cold to work outside"- even though another building on the island that started in March already has a third story completed. The updated lie we are being told now is the outdoor amenities are being "redesigned", but new furniture has been ordered. Two of the original major amenities have been taken away all together. They added unnecessary new bike racks, and now charge $10/ month to store our bikes- the old racks were fine, residents were not asked if they wanted new racks or were willing to pay for them. It didn't matter- it was another way for Bozzuto to nickel and dime its residents. This past week we were sent an email that all residents would be charged a new mandatory amenity fee of $400/year, whether we use the amenities or not. What's next? Charging us for parking spaces, even if we do not have a car? Sounds like the same rationale. The rental rates used to be only slightly less than something similar in Manhattan proper. With all the nickel and diming we are well above luxury rentals in the main part of the city. The best part of this entire story is today I went to pay my rent online and the "con"service company (which they use to collect rent) Is not working. It took two emails to management to ensure I would not be charged late fees because their site is not working. When I asked who the owners of the building were they said they are not at liberty to discuss with residents! Just another shady tactic to ensure the owners are kept in the dark as much as its residents are. Buzzoto is a pathetic excuse for management company.

UPDATE #2: After FOUR months from the time I moved out, management FINALLY gave me back my security deposit, which is a ridiculous amount of time. Ordinarily, they should have returned it no later than 2 months...it was only after I called and pestered them on a daily basis that they sent me a check. FYI for any current or soon-to-be former tenants, if they don't return it when they say they will, call the Attorney General's office, or download a form from their website concerning a landlord's refusal to return the security deposit. Don't let this management company jerk you around.
