The Overland

We had such a wonderful experience working with Makaila and Matthew. From the very beginning, Makaila took the time to truly listen to what we were looking for and went above and beyond to help us find the perfect apartment for my parents. She was patient, attentive, and genuinely cared about making sure every detail matched our needs. Once we found the right place, Matthew made the entire process seamless. He guided us through each step with professionalism and kindness, always ensuring our questions were answered and everything was handled smoothly. We are so grateful for their support and would highly recommend them to anyone looking to make Overland their new home.

Loved my time here! They're very clear on all the charges with no surprises anywhere... I will say to those who try to skip the parking payment, it's difficult to find parking at night around the building. I had two cars so I dealt with this a little. Definitely not the property's fault! My only complaint is at the South Tower doesn't really have a dumpster, just three or four cans that are almost always full. That's probably the biggest problem at the moment and even so doesn't really affect me much. The apartments are very soundproof. I did have an issue with someone playing their drum set below me but they weren't there very long so I think the property handled it. Staff has always been great. Our power bill was crazy low. Like 65$ in the summer in a two-bedroom apartment. There was also a fire alarm test in the middle of winter which might have been a little inconsiderate. I can't think of anything else to say, other than 10/10! If you're looking at this place don't be swayed by any weird reviews. It was the best apartment experience I've had.

Recently chose to move-in. The building is gorgeous and the apartments are lovely. Building location is a huge plus as well. I really chose here specifically due to Makalia on the staff as well as Lexi and Matthew. Sometimes processes do not run smoothly but once you speak directly with them, each of them, will personally handle and with promptness. Makalia was my leasing agent and I cannot say enough how she went above and beyond. She allowed me to view the home multiple times and take measurements to ensure the proper fit for me and also has made sure to be available at all times like seriously is she ever not working!!!! Both Lexi and Matthew also aided in my process as well and solved things for me same day within the hour - rarely do you find that. I really enjoy the place and the management which is huge. Upper management was very helpful in my process as well. 12/10 definitely recommend.

I love my apartment at the Overland. My apartment is so beautiful, the view, the appliances, the floors, the washer and dryer. Everything in my apartment is so beautiful that it inspires me to be a better person. I've never lived someplace so beautiful in all my life.

Absolutely love living here! Floor to ceiling windows, courteous staff who is always willing to help with questions, and my work orders are always taken care of quickly. 5/5

Matthew is a very good leasing agent. His taking time n explain well and all answer the questions. I am interesting to moving to overland because of the Matthew. Anyone want to visit ask Matthew.

As someone who has lived at The Overland since it first opened, it’s unfortunate to see the property deteriorate over time. Things are constantly breaking and take forever to get fixed—only to break again soon after. Our terrace has no Wi-Fi, and the TVs barely work, offering only one channel and an Apple TV for AirPlay. The hallways and shared spaces are absolutely filthy, as the cleaning staff seem to spend most of their time on their phones rather than maintaining the property. Parking is overpriced, yet people constantly sneak in and park wherever they want, with management unable to enforce or resolve the issue. Overall, it’s disappointing to see what was once a great place fall into such poor condition. If you have the option to live elsewhere, I’d strongly recommend doing so.

Greed doesn't even beget to describe this apartment complex. They have no parking for their tenants so they park in the front and you can't even access any of the businesses because all the parking is taken up. I'm happy that you exploit everything you possibly can to make a dime killing businesses that you charge rent for. I hope your greed punishes you eventually

The corporate overlords are raising the rent by another $500. Stay far away from this rip-off dump.

I had to think long and hard before writing this review. I lived here for a year and moved out a few months ago. I could not justify staying due to cost and the lack of care for their residents. I cannot in good conscience recommend moving here. It's a great location, but the cons far out weigh the pros in this place. It started out great and I loved it even with safety concerns I had with break-ins in the secured parking lot and building. It became clear safety of the residents was not a priority. It was after about about 3-5months of living there, where things seemed to take a down hill turn. They just continued in that direction and never got better. I felt very unsafe living there by the time I left. It looks nice from the outside and it's a great façade. Not worth the rent they charged when I lived there.

Updated review. Current manager and maintenance staff are great, or were great upon my move out, but ownership of the complex are not good. They nickel and dime everything, not allowing staff to do what they need. Place has rotating issues with building doors, garage doors, etc. The place is NOT secure at all. There's also cracks in the ceiling of the bottom garage, so water comes through during rain storms. Honestly I would go anywhere else.
