The Overland

Recently chose to move-in. The building is gorgeous and the apartments are lovely. Building location is a huge plus as well. I really chose here specifically due to Makalia on the staff as well as Lexi and Matthew. Sometimes processes do not run smoothly but once you speak directly with them, each of them, will personally handle and with promptness. Makalia was my leasing agent and I cannot say enough how she went above and beyond. She allowed me to view the home multiple times and take measurements to ensure the proper fit for me and also has made sure to be available at all times like seriously is she ever not working!!!! Both Lexi and Matthew also aided in my process as well and solved things for me same day within the hour - rarely do you find that. I really enjoy the place and the management which is huge. Upper management was very helpful in my process as well. 12/10 definitely recommend.

Loved my time here! They're very clear on all the charges with no surprises anywhere... I will say to those who try to skip the parking payment, it's difficult to find parking at night around the building. I had two cars so I dealt with this a little. Definitely not the property's fault! My only complaint is at the South Tower doesn't really have a dumpster, just three or four cans that are almost always full. That's probably the biggest problem at the moment and even so doesn't really affect me much. The apartments are very soundproof. I did have an issue with someone playing their drum set below me but they weren't there very long so I think the property handled it. Staff has always been great. Our power bill was crazy low. Like 65$ in the summer in a two-bedroom apartment. There was also a fire alarm test in the middle of winter which might have been a little inconsiderate. I can't think of anything else to say, other than 10/10! If you're looking at this place don't be swayed by any weird reviews. It was the best apartment experience I've had.

Greed doesn't even beget to describe this apartment complex. They have no parking for their tenants so they park in the front and you can't even access any of the businesses because all the parking is taken up. I'm happy that you exploit everything you possibly can to make a dime killing businesses that you charge rent for. I hope your greed punishes you eventually

As someone who has lived at The Overland since it first opened, it’s unfortunate to see the property deteriorate over time. Things are constantly breaking and take forever to get fixed—only to break again soon after. Our terrace has no Wi-Fi, and the TVs barely work, offering only one channel and an Apple TV for AirPlay. The hallways and shared spaces are absolutely filthy, as the cleaning staff seem to spend most of their time on their phones rather than maintaining the property. Parking is overpriced, yet people constantly sneak in and park wherever they want, with management unable to enforce or resolve the issue. Overall, it’s disappointing to see what was once a great place fall into such poor condition. If you have the option to live elsewhere, I’d strongly recommend doing so.

Matthew is hands down a five star individual!! He is relatable, so kind, & goes above & beyond. He has provided exceptional service since the start. He is wonderful to speak with regarding questions & concerns. He is personable & remembers our names, which makes us feel seen & valued. One time my mother sent me flowers & they ended up in the other building. Matthew hand delivered them to our unit. He is such sweetness & displays customer care! He makes residents feel comfortable & establishes the feeling of community through his warm personality. If management reads this, please consider putting a word of promotion in for Matthew! Also, his shirts are always a win! As a resident at The Overland I am providing the property & cost of living with four stars. The location to stores & the freeway is exceptional & convenient. I love the EverBowl business located in the North building & the upcoming Sushi restaurant is an exciting touch. The cost of a parking space is steep due to the factor of being further from public transportation & the tightness of the spaces. Off-street parking can be inconsiderate & lacks etiquette. The litter & cleaning of the buildings could be maintained to meet satisfactory standards. Many times, litter is scattered & the bins are overflowing. The units are modern & clean, with no issues. The windows are one of my favorite features! Thank you for hosting us!

I recently had the pleasure of working with The Overland while searching for a new home, and I cannot recommend them highly enough. From the moment I reached out for information, their team was professional, responsive, and genuinely helpful. Their website is user-friendly, making it easy to browse available listings and find detailed information about each property. When I had questions, the staff was quick to respond, providing insightful answers of the apartments I was interested in. Once I decided on a place, the leasing process was seamless. The application was straightforward, and the management team guided me through each step with clarity and patience. They were transparent about fees and lease terms, which made me feel secure in my decision. What truly sets the Overland apart, however, is their commitment to residents after move-in. Edit: I give 5 stars for our main manager being very nice, humble and communicative! It is my third year here. The rent increases each year, but the light in front of my door has never been repaired and it’s been a year. Everyone on the management team is fantastic, with the exception of one assistant manager Anthony who makes me feel like he is spying on me because I smoke outside where they have a designated smoking area that he approached me with. No greet, no hello, directly, stating that I am not permitted to smoke there without prior notice. Keep in mind they are the ones who put a giant ashtray there which is still there. Extremely rude behavior. Others smoke there, too. Not just me. Since then, I have stopped smoking near the buildings. But one day, while I was on the public terrace with one of my guests, the assistant manager Anthony had to come up and spy on me to see what I was doing. I did not catch him looking at me that’s time, but my guest did, he told me there was a weird guy was looking at us right after Anthony left after spying on me. Which was embarrassing to me. I am not sure why this manager exhibits such behavior. When I catch him doing something like this, again, I will show him what I am capable of. I gave this place five stars before because of the managers are very nice and respectful, specifically the main manager and Mathew. They are awesome! Our maintenance team is also great. Anthony is a bit odd. I am not sure what problems he has with me. Buddy do your job and stop spying on residence. This is kind of creepy. I am waiting for main manager to get back to their office so I can discuss this further with him about Anthony’s creepy and rude behaviors.

I had a fantastic experience with Matthew at The Overland. He was incredibly passionate about showing me each unit, ensuring I understood the features, and was very attentive to my preferences. He listened carefully to all my concerns and went above and beyond to help me find the perfect fit. It was a pleasure meeting him, and I highly recommend him for anyone considering The Overland! 5 stars for Matthew and 3 stars for the cut throat The Overland parking fee.

The corporate overlords are raising the rent by another $500. Stay far away from this rip-off dump.

I had to think long and hard before writing this review. I lived here for a year and moved out a few months ago. I could not justify staying due to cost and the lack of care for their residents. I cannot in good conscience recommend moving here. It's a great location, but the cons far out weigh the pros in this place. It started out great and I loved it even with safety concerns I had with break-ins in the secured parking lot and building. It became clear safety of the residents was not a priority. It was after about about 3-5months of living there, where things seemed to take a down hill turn. They just continued in that direction and never got better. I felt very unsafe living there by the time I left. It looks nice from the outside and it's a great façade. Not worth the rent they charged when I lived there.

Updated review. Current manager and maintenance staff are great, or were great upon my move out, but ownership of the complex are not good. They nickel and dime everything, not allowing staff to do what they need. Place has rotating issues with building doors, garage doors, etc. The place is NOT secure at all. There's also cracks in the ceiling of the bottom garage, so water comes through during rain storms. Honestly I would go anywhere else.
