I’m in my second year at The Plaza and have had a great experience! Roseangela is a fantastic apartment manager, and we’re lucky to have her. She’s always friendly, quick to respond, and takes care of any issues promptly — often going out of her way to help. It’s clear she genuinely cares about the residents and the property, which makes the community feel welcoming and well-managed. I also appreciate the maintenance team, who address issues quickly and do so with a smile on their face! The area is great as well — generally quiet, with restaurants, cafés, and a Whole Foods all within walking distance. Friendly neighbors, nearby hiking trails, convenient distance to inner LA… We love living right on the cusp of Sherman Oaks!

I just moved in to the Plaza Apartments as a first time renter. The process though thorough was pretty smooth, even while managing it remotely. Our property manager Rosangela is great, through the application process she kept the communication clear and even facetimed us to help with the app; now that we actually live here her attentiveness still shows through, for example just today I was having problems with the garage gate and she came down to help me figure it out right away. Rene the handy/ maintenance man is the sweetest ever! While we were struggling to move all of our stuff in he helped us prop the doors open and let us know he's around if we needed help. So far we love living here!

Avoid this place at all costs. They will tell you anything to get you to sign the lease — completely false promises. I was told this building is “quiet” and “well-managed.” That’s a joke. My upstairs neighbor blasts music at all hours, and the ceiling constantly creaks just from them walking. When I brought it up, the manager didn’t even try to help — they just told me “you can move out”. No support, no respect, zero responsibility. If you value your sleep, peace, or basic decency, do yourself a favor and stay far away. I regret moving in and will do everything I can to leave early.

I have lived here at The Plaza for a little over 12 years now. This is not just an apartment to me, this is my home. It’s a beautiful well maintained building in an excellent location. The maintenance crew is top notch, I’ve never had to wait longer than 24 hours to have a maintenance issue addressed. Juan is always super friendly, efficient and goes above and beyond to meet the maintenance needs. Our Porter Renee works so hard to keep our building clean and polished and never fails to do it with a smile. He’s such a sweet and friendly man who never fails to greet me every time I see him working away. Having lived here for so long, I’ve seen many building managers come and go. Some have been good, others not so much. I’m so happy to report that our new building manager Rosangela has exceeded all my expectations of a manager. She is very professional, thorough and you can tell she is happy to be here. She is very accommodating, she follows up to make sure a job is done well and that the tenants are satisfied. You see her walking around the building often making sure everything is up to par. She greets the tenants with a friendly smile and a quick chat ensuring that everyone is happy and content. Many past managers I’ve personally seen dodge tenants avoiding having to talk to them at all costs. She brings a warm and positive energy to this building that I can personally attest has been missing for quite a while. All in all my experience living here at the plaza has been pretty great. Besides the occasional bad neighbor (every building has 1 or 2) I rate this building a 10/10! After being here 12+ years, I'm still proud to call it home.

Well, it's been a year since I've moved in. The company does a lot of maintenance to the building, which I did not experience in my old place. I've been lucky to have a great neighbor upstairs, and with no common walls, nobody has disturbed me or vice versa. All I wanted was a nice, clean, quiet building and the Plaza continues to fit the bill. The layout of my one bedroom was designed very thoughtful, and at 720 sq. feet, I managed to fit all my belongings with plenty of room to spare. Nothing beats opening the window or sliding door in the morning, having my morning coffee, watching the squirrels in the trees and hearing the birds singing. Love Whole Foods next door and rolling out of bed on a Sunday morning and meeting a friend at Hugo's for breakfast. We have a new manager, Rosangela, who was very responsive to a major issue that I did have and was promptly handled. So kudos to her.

I have lived in the Plaza Apartments for eight years, and moved into the same apartment my cousins had lived in since 2000. So our family has lived in this unit consecutively for 25 years. We ALL have loved the experience here, without complaint. The respect our family has received from Plaza Management goes far beyond each of the various manager's tenures here. And while all of them have been fantastic, our current manager Rosangela, and her Supervisor Ashley are two of the very best we have ever encountered. Both are very personable and incredibly helpful. Their on-site staff, including their longstanding building repair genius Juan, and handyman of all trades Rene, are the nicest and most helpful staff I've ever met anywhere. I feel very fortunate to consider them to be our friends. The premises are always clean as Rene vacuums and tends to the grounds and laundry room daily. Juan recently replaced our old tub with a brand new one in one morning! He also replaced our old-fashioned shower head with a powerful new one that literally could not be better! We've been here a long time and are in no hurry to leave. The staff is like our family, and treat us as friends. From our point of view, ALL of that is what keeps us here all these years. Don't be fooled, come and meet the staff and residents. We've met one sourpuss neighbor during the entire time we've lived here. One - in 25 years. And that's pretty darn good from our perspective. We highly recommend Rosangela, Ashley, and their top quality staff if you are looking for a place to call your home.

Other then it being a solid location there's nothing else positive about this complex. Elevator is slow and occasionally feels like it's going to break down. Parking on street is maximum 2 hours. There's been instances where homeless people have got into building and as far as management they don't communicate with you. Management will tell you one thing and then tell you another. Have favoritism towards certain tenants. Be careful if you decide to move out because I never got my deposit back even though management communicated with me that I would.

Not as happy as I use to be.... Elevators are constantly down, especially in the mornings when you are trying to get to work. They call someone to fix them and the next day they aren't working again. Also the apartment manager has changed and the communication isn't as awesome as it use to be. Hope they get it together soon.

Dallas left the company and moved out of town. The new onsite manager was not as attentive to the property and i noticed more and more how hard Dallas worked to make sure the property was taken care of. Trash would stay in stairwells for weeks. Shopping carts were not moved back to the proper locations and even left in the elevator from time to time. When they told us the rent would be $2400 a month we found a new place to live and for $200 more we moved into a house twice the size.

My wife and I just moved out of 12819 Riverside The Plaza Apartments. I have lived in countless apartments over the years but The Plaza is the best . The manager, Michael P., is always smiling, quick to respond, and very helpful.The facility is very well maintained by staff. I strongly recommend The Plaza.

Honestly the best experience, Jennifer who is the property manager is amazing and helpful. The property is clean and quiet, they honestly respond fast and diligently in regards to any matters. It's a place I truly recommend, the apartments itself are spacious and it's one of the few places in la where you pay for what you truly get. I take reviews very seriously and I'm one to make sure people know when a property isn't up to par, and all I can say is all the reviews are accurate and the place is truly a gem.

This review is for Suzy, the resident manager at The Plaza. I applied for an apartment here and was approved, but at the last minute another living arrangement came up that worked better for me so I ended up not choosing The Plaza. Throughout the whole process, Suzy was wonderful: she was kind, accommodating, and overly communicative. She left no detail out during our tour, was honest about every aspect of life at The Plaza, and was in touch frequently throughout the application process. When I needed the time to decide between The Plaza and my other apartment opportunity, she was encouraging and patient. Even though I chose not to live at The Plaza, my experience with her was an absolute delight.

Been living at the Plaza for over a year now - really solid pricing for what is a fantastic floor plan. Carpeted living room is a tremendous plus, central AC/Heat is huge for the Valley, building is well soundproofed and the noise from the adjacent roads isn't obtrusive, and the master bedroom is very spacious. Staff has been extremely kind and helpful. Only change I'd want is for the washing machines to be upgraded from coin-operated. Otherwise, would definitely recommend!

My wife and I lived at the plaza for two years, and are sad to have left the neighborhood, but it was all on good terms. Like almost every review I've seen on here DALLAS is indeed the man!!! The expectations were set for us to move in within a certain time frame, and the apartment was ready in time. When we moved out, no major problems either. We received the remainder of our deposit within the promised amount of time, and without having to harass anyone for a check. The pool area was a nice to use from time to time, and the gym was not quite enough for me, but my wife didn't seem to mind using the treadmill, and bike. Hugo's restaurant and tacos nearby also a definite plus! If I had to move back, we would in a heartbeat, but we are very happy in our new home!

Ideal location walking distance to Whole Foods, Thai food, Italian food, very spacious yet cozy apartments, great new management (Michael), clean pool & jacuzzi, and safe atmosphere. The balconies are larger than most apartments I have seen. Maintenance has come quickly when requested and the residents are very friendly. The only requests that I have is for the washer/dryers to be updated to card instead of quarters (since they are not in the units itself). Otherwise, I am extremely happy and absolutely love the Plaza.

I had two weeks to find a place to live before moving from Orange County to LA for work. I must have looked at over 25 places in LA before coming across The Plaza Apts. Before actually looking at the apartments I met Dallas who basically was the reason for me becoming a resident. He made it easy and was so friendly that I even got suckered into a 1st floor unit.........he was that good:) Parking was a challenge for my guests and the thin walls especially since all apts are built on top of each other. I didn't really care for the noises coming from my above neighbor at odd hours of the night, so shared my feelings with Dallas and he handled the delicate situation well that the noises ceased......

I have lived in many different apartments over the years and I find that the Plaza is one of the nicer ones. But what makes this place truly special is the Manager, Dallas. Not only is he friendly, but he is very attentive to the needs of the tenants and it seems that he does everything in his power to make sure we are all happy. I have just finished up my first year as a resident and I am sure to stay longer considering this place truly feels like a home. If I had one suggestion (not complaint) it would be that certain amenities are in desperate need of updating, i.e. the washers and dryers. However that being said, I would not leave for that reason alone. I love my apartment, my neighbors are nice and respectful, but most importantly The Plaza has a manager that truly makes this place feel more like a home and less like an apartment.

The Manager Dallas is really great and a willing to help you with whatever apartment need you have. I would rate Dallas as a 5-Star manager by far one of the nice things about living at the Plaza is having a manager that is genuine and helpful. The neighborhood is nice with a Whole Foods and Ralph's nearby as well as a great park within walking distance in Studio City. Parking can be tough for guests depending on the time of day, but usually you can find something if you don't mind a walk.The management company finally fixed the dryers in the onsite laundry room which was great. The only complaint I have is with the trash shoots. If you have an apartment nearby or right up against a trash shoot it can be really, Really loud especially when other tenants use the shoot late at night past quiet hours. Also being near the trash shoots means you're privileged to a front row seat to hearing the garbage truck rolling out the massive dumpsters three times a week... not every unit has this problem just the ones by the trash shoots directly above the dumpsters.

I lived at The Plaza for 3.5 years and loved every moment of it! The only reason I moved was because I was relocating to a new city. The manager, Dallas, is super friendly, welcoming and well-organized. Any time I ever had a problem - a backed up sink, an un-aligned screen door, or even when I had trouble changing a lightbulb (lame, I know), I never waited longer than three days. And if I did wait three days, that was because he and/or his crew were really busy with other requests. Most of the time, any issue I had was resolved in under 48 hours. As a little side note, I lived in the unit above his and first I was concerned if he would be extra sensitive to noise or disruption. To his credit, Dallas was incredibly accommodating with any and all parties I had (and it wasn't too often). Whereas some people might have been annoyed with music and chatter at 10pm, Dallas was kind enough to take into consi

The Plaza is an extremely well-maintained property with a responsive staff. I have lived here now for just about two years and have never had a maintenance issue that wasn't resolved in a day or two. I haven't even had more than two maintenance issues altogether. The on-site property manager, Dallas, is an extremely competent and detail-oriented manager, not to mention extremely friendly. The building is well-maintained, clean, and the units are frequently upgraded. The neighborhood is great, with restaurants and shops within walking distance. It is a mostly quiet building in a very safe area. My unit that faces the back is very quiet. This is a newer building, therefore not rent controlled, so do be aware that your rent will go up after the first year, when you lose whatever signing incentive you received when you took out your first year lease, plus the rent is likely to go up an additional small percentage, so be prepared! Overall I've been extremely happy with my time at The Plaza Apartments.

I've only lived there for a year, but I have to say I miss it always. The layout of the apartment was perfect and felt very much like home. The square footage was a little small, but they knew how to manage it and make it spacious enough in each rooms. Its quiet and clean, and the neighbors were always very nice. But, I must say, the main reason for me choosing this apartment was because of the apartment Manager, Dallas. He was one of the main reasons why I would have loved to stay. As many say in their reviews, hes very friendly and attentive. If we had any issues, he would resolve them as quickly as he can, and if any delays, he will call you and keep you informed. Ive moved a couple of times after the Plaza and there is no one like Dallas.

My husband and I came here to view an apartment, and Hayley was so wonderful! She was genuine and excited to show us the complex, and her husband Michael handled the application process expertly and efficiently. We are waiting to hear the verdict on our application, but hope to call Plaza apartments our new home! The location is great and in a safe neighborhood, the layout is spacious and open, and the building itself is clean and well maintained.

This is a great building. The residents are friendly and the building manager, Dallas, is awesome. The only reason I didn't give it five stars is that we felt the management company took more of our security deposit than was warranted, considering that we left the apartment in excellent shape. Other than that, we had a great experience here!

I went to the Plaza Apartments when I was searching for a place to live. They have a pool, a gym, extra storage for a small fee, secure parking and an amazing location. I had the pleasure of meeting with Michael, the apartment manager. He was so helpful, patient, and informative that I wanted to move there just so he could be our manager. I really wanted to move there but due to a specific request from my husband we opted to move to another building. I was so impressed by Michael though that I specifically wanted to leave this review for him. I am sure his tenants appreciate him. All the best!

I have lived in several apartments complexes in the LA area and the Plaza has by far been my favorite. The manager of the building, Dallas, is extremely kind, welcoming and attentive. On my move in day, he even offered up his parking spot to me, to make things more convinent for carrying everything up to my apartment. If I ever have any problems, big or small, with my apartment I usually receive same day service, and am always happy with the job that is done. It is always easy to get ahold of Dallas, and that is comforting knowing if I ever had any type of emergency. I love the area that the Plaza is in, close to whole foods, and my several of my favorite restaurants. It is also easy to find parking along Riverside, for visitors. I absolutely love living here and highly reccommend it!!

I'm a Plaza newbie (been here less than a year), but I can attest to the exceptional management provided by the on-site Manager, Dallas. He really cares about the building, and the people here. Every time I've made him aware of an issue, he has addressed it immediately, providing constant updates until the situation was resolved. He makes sure tenants know if any maintenance will be done throughout the building. He (and his wife Meg) are the best assets of Plaza Apartments; often going above and beyond what is expected. The apartment where I reside is roomy, and noise is not an issue. I must say, as a former resident of Sherman Oaks, where street cleaning impacted street parking; because that is not an issue here, I find neighborhood parking more than adequate. Having a Whole Foods on the corner, and other supermarkets in short driving distance doesn't hurt either. There are some property management mandates (beyond Dallas' control) that dim the light a little; but overall this is a great location, with kind and thoughtful residents, and a manager that can't be beat.

If you are looking for an apartment with most of the basics handled and you want to call home then definitely take a look at this place. Plaza is maintained really well, its kept clean, pool and Jacuzzi are aways clean also, new equipment in the gym, repairs are done on time, safe and secure. All of this thanks to the awesome manager Dallas. He is very cool guy, friendly, courteous, and likable. He promptly takes care of any issues you bring to his notice and is very good at following up with you. For the cons, I (and it seems many others) have had lot of issues with neighbors above making noises (I am cool with music or home theater,shouting, partying, but NOT with thumping noises,like dropping stuff or walking like digging holes in the ground, trying to break the floor, noises early in the morning, etc, etc) and he right away takes care of it. I don't have any other noise issues or any issues in general. We have to remind the neighbors every few months and he is always good at handling those situations. It seems like thin walls on the ceilings is the most common complaint , so be sure that you are either ok with such noises or live on the top floor of this complex. Also note that this place is not rent controlled and the rent seems to go up by a significant amount every year, if this continues I may choose not to stay here longer. I absolutely love this place and feels good, everything about this place is great when there are no disturbing noises from the neighbors above and if the rent doesn't go up a lot then this place is as close to home as it gets. This is a good building with a great manager.

Been living at the Plaza for three years now, and It's great. The building is very well maintained, and maintenance requests are taken care of quickly. The manager, Dallas, is a super cool and friendly guy who goes out of his way to take care of anything his tenants need. Parking for guests is sometimes tricky, depending on the time of day, but not a huge deal. Rent does go up every year, but minimally, and for the location, great manager, and solid place to live, it is worth it.

The rent is reasonable and we enjoy amenities like covered parking, a gym, pool, and laundry room. Our only suggestion is to have some type of credit card acceptance in the laundry room versus quarters. ;) Other than that, no complaints. I go running regularly and the surrounding area is great for exploring. We often walk to Whole Foods, Hugo's, and Mazzarino's, very convenient. Dallas, our on-site manager, is genuinely caring and attentive to any apartment needs you have. When we run into his him and his family, we are always greeted with a smile. We couldn't ask for a better environment!

My husband and I had the pleasure of calling The Plaza Apartments home for over five years prior to moving out this past summer when we bought our first home. We experienced two apartments while living at The Plaza; a one bedroom that my husband lived in when we first started dating and a two bedroom that we both moved into. We sincerely enjoyed living at The Plaza and everything it had to offer, including a convenient location (close proximity to the freeway yet we never heard the traffic where we lived on the backside of the building, walking distance to Whole Foods and local restaurants, short drive to Ventura Blvd), nice building, clean amenities (pool, hot tub, gym, on-site laundry), safe/secure parking garage, and on-site storage units available for a small monthly fee. We found both of our apartments to be very spacious (the kitchen in the two bedroom could have ideally been bigger but was very manageable even when both of us were cooking) and extremely comfortable. In regards to the rent, we found it to be very reasonably priced especially for the area and what you got. I believe there was a year or two when the rent was not raised (around the height of the recession) and any applied increases always felt very reasonable to us. While our guests were always able to find street parking, it sometimes required parking quite a bit away due to Hugo's customers and RVs that would park on Riverside (this street does not ever restrict parking). With the opening of the new condo building on that street and the other large building that was still in construction while we were there, I could see how guest parking may become an issue. It may make sense for The Plaza to somehow consider offering guest spots or work with the city to deal with what may become a difficult parking situation for guests in the near future. Dallas and Meg, the on-site building managers were always extremely friendly, responsive to any requests, and very helpful. Whenever we would run into them in the building, they were always very personable and fun to catch up with (they have the most adorable little boys). It was easy to tell they cared a lot about their tenants and the building. We had a great experience living at The Plaza and are so happy it was our very first home. We would definitely recommend it to anyone looking to rent in the area!

I've lived at the Plaza Apartments for about 1 1/2 years now and plan to stay a long time. One of the main reasons is the trust I have in our apartment manager, Dallas Amsden. Best.Apartment.Manager.Ever. He's very reasonable and easy to work with, very prompt with action items and it is clear he cares about the building and its tenants. The apartment building itself has everything I was looking for: pool, jacuzzi, workout room, secured building, safe laundry room, storage and a good neighborhood. I live in what I consider to be a spacious 1 bedroom that has a walk in closet and fireplace. I've decorated my balcony with a small potted herb and flower garden further enhancing a home environment. It's very quiet here too which is amazing considering the size of the complex. Dallas is very skilled at balancing the management company's and tenant's needs. He helped me negotiate my lease renewal to lower the rent increase, which I found to be a bit steep especially considering I intend on being on long term tenant. The fact that he did this and his level of excellence in managing the building was key to my renewing with The Plaza Apartments. It is my home.

This is the nicest, biggest apartment I've ever lived in. Fireplaces, pool, and a little gym, plenty of washers and dryers, dedicated parking for me and always street parking for guests with no street cleaning restrictions. We love the grass, trees, and flowers outside. The manager Dallas and his wife Meg are super friendly, always smiling, always welcoming if you need help with something. And he finally got that parking gate issue fixed. I find it to be mostly quiet except for the occasional noise from a neighbor and the rush of traffic from the street and freeway, which I've kind of gotten used to.

The Plaza is a nice well kept apartment complex, but this review is mostly for the property manager Dallas. He was kind, thorough, and responsive to my email and phone inquires. I've dealt with many property managers in the past few weeks so coming across someone as genuine as Dallas was very refreshing. Thanks for all your help.

So far, I have no complaints about The Plaza Apartments. Everything is clean, and neighbors are respectful and not noisy. Plus, the building manager.. Michael is very attentive and cares a lot about the tenants which is hard to find in a land lord. My only complaint would be the ancient washer and dryer facilities that are here. I think it's time to upgrade from coin laundry machines to automatic machines where you could use your debit or credit card or cash to pay for laundry. Otherwise, I love the building and would recommend it to anybody!
