This Black-owned coffee shop in Detroit’s Grandmont Rosedale Park neighborhood to expand in the Residences at Water Square - Eater Detroit

"Detroit Rosa — which flung open its doors in the city’s Grandmont Rosedale Park neighborhood in 2022 — is expanding its footprint within a much talked about new residential development overlooking the Detroit River. According to a media release distributed to reporters this week, Rosa Café + Market is scheduled to open sometime this summer in the lobby of the 25-story glass high-rise Residences at Water Square — at 222 3rd Avenue — built on the former site of Joe Louis Arena. The luxury 496-unit apartment building boasts $4,000 monthly rent for one-bedroom units that feature sweeping views from floor-to-ceiling windows, a rooftop lounge, and other amenities. In February, a grand opening celebration was held for the site. Among the perks in the new building is the 800-square-foot cafe, available to both the public and residents, will offer a variety of grab-and-go snacks and the cafe’s house blend sourced from Fast Haus Coffee Roasting Co., as well as outdoor seating — ideal for folks cycling or jogging around the nearby riverfront and looking for a pit stop to refuel." - Serena Maria Daniels

I absolutely love living at the Residences at Water Square! The staff is so welcoming and helpful and the amenities are amazing. The location is the best and is so close to my favorite spots! Definitely consider moving to Water Square!

Amazing views, great location with the Detroit River Walk across the street and several restaurants within walking distance; the store in the lobby is super convenient when you need something quickly; it’s clean and smells good, and the staff is always friendly and helpful. The amenities in the building are fantastic, and they do a good job of creating community with social activities and updates through their app. It’s quiet. I never hear any of my neighbors, and the valet is awesome, always having my car warm and available when I request it.

I just toured The Residences Water Square and this has to be the nicest building in the city! The water views from the rooftop sold me. I work from home a lot, so the new conference room will be perfect to run Zoom. Josie spent time with me to find exactly what I needed in an apartment. I can’t wait to be downtown Detroit!

Staff ☺️🙌🏽, lobby 🙌🏽, parking 🤨 horrible even for the tenants paying $$$ valet monthly, pool/gym/rooftop 🙌🏽, views are amazing for some and disappointing for others. Visited a corner unit that initially had views that stretched down past Wyandotte, Canada and reached St. Clair Shores. Tents were sold (rented) a dream unaware that the 25 story JW Marriott was going to wipe out views extending to the left down towards Belle Isle. Be warned that all corner units with River Front views floors 3- around 15 have lost their original views🤨. So far the rooftop still has good views though. Oh, the pool and rooftop have curfews and close before midnight. Adults can’t enjoy their amenities 24hrs. 😒 This place is pretty nice but overrated.

I just toured The Residences at Water Square, and wow, I’m seriously impressed! After checking out a bunch of other places, this one is hands down the best in town. Everyone I met, from the valet to the office team, was super friendly and made me feel right at home. The views are beautiful, and the amenities are amazing. I can’t wait to see if this could be my new home!

I’m currently looking for a new place to live come August and recently had a tour of The Residences at Water Square with Josie. I was very impressed by her professionalism and the time and thoughtfulness she put into answering all of my questions. The property itself was very clean and well-maintained and the apartments were modern, spacious and very clean as well. I had a great experience overall and will definitely be considering moving to Water Square!

When I first moved in I loved this place. The lobby, the amenities, the views, the friendly atmosphere. It was perfect. Then shortly after the draft they broke ground on what they originally told me was going to be restaurants and a green space. They are building a 25 story hotel to the East of this building. Goodbye privacy and amazing views. Construction begins at 7:00AM sharp Monday-Saturday. There is no quiet time if you work from home. It is loud even from the 19th floor. The road is going to constantly be covered in mud and dirt from the construction site next door. If you have a nicer car get ready for it to get damaged. The nearest parking garage is currently at Huntington Place for the valet. Expect long wait times to get your car. That’s as long as the valet doesn’t disappear all together. The rooftop/shared space is regularly reserved and not accessible to the other tenants. Building events are full of non residents and residents are limited on the amount of guests they can bring. I’m over it. Don’t buy into the hype. There are much better options without having to hear a live construction site every day. **Update on 11/12/2024 -I was released from my lease in September. I moved out at the end of September. I still have not received my security deposit back. They are holding $4250 and all I keep getting is the check was sent in the mail. STAY AWAY from the property if you care about your sanity and your money. If you want a better option take a look at Book Tower. It may not have the same views of the water like this property but they dont just lie to you constantly. My security deposit there was only $500.

It was love a first sight, beautiful building with an amazing rooftop/view. Unfortunately was mislead, the worst living experience I’ve ever had. Water Square is the definition of lipstick on a pig. Very Unprofessional, rude, aloof staff with nonexistent management. I referred five people, and never got a single incentive which they advertised heavily to get the place filled & could care less about that tbh, but not even for my own unit referral?! Joke. Resident tickets being ignored with their ongoing issues, the electricals from the ground up in the building have ongoing issues non stop! Valet company lost my keys, made me late to several meetings had I not been self employed, I would’ve been fired from my job. All they do is say “Sorry” and never fix the issue. Why not just do better? Liam & Deshaun are the only workers it seems, much respect to them as they were always helpful and always there to assist! A/C broke & replaced 3 times within the first 2 months I moved in, I had no access to my unit or getting in the building at the start of last year for 5 months. I had to leave my door unlocked. There’s more..they moved me into a handicap unit by accident after signing, kept my security deposit, and never corrected their pricing mistake between the two unit errors. Having ongoing issues & not having a Key/access the whole time living there? Make it make sense. I call it the “Monument management” they’re just there posted. Mind you, I have 2 toy poodles so just imagine the inconvenience, let alone safety? They also don’t give security deposits back & haven’t to anyone as of yet so don’t expect one. 😂 Despite being on the 24th floor, I heard everything from the rooftop to next door. Poorly built, they just threw it all together it seems. Everything from countertops, washer, bathroom all fell apart. Cheap material! Construction next door starts at 7 AM, and they hide by booking showings on their lunch break or after 5pm when the workers leave the site.. The old management was a nightmare, tried fixing things with the new team & unfortunately it seems they’re just as lost in the sauce as well. Money hungry unprofessional, amateurs. The Owner has a bunch of his kids running this circus of a show. They conduct meetings everyday only to run the place down. The potential this place once had? Gone. Moving back to the city from LA only to see this rubbish, is quite disappointing. Also, this is the FIRST review I’ve ever written! If you truly like luxury, this isn’t the place for you. Ew.
