WORST PLACE TO LIVE IN! Not even starting out your adult life should you settle for living here. I moved out a few months before my lease ended but was still paying and even had a few things in my room once in awhile I would pop in and see how my room was. One day I come to find my door broken, with pipes and residue all over my bathroom and my room trashed because one of my roommates and their friends decided to screw me over. Even after explaining this and showing pictures of the broken hinges from the doors and mess all over the bathroom I got held accountable and they were quick to charge ME. A police report was even filed and not even that was enough for them. Don't waste your time or money on this place!

DO NOT MOVE HERE. They have the worst power outages and not for a couple hours. It’s like 10+ hours and they do not offer any rent incentive for the inconvenience of the power outage. Look somewhere else. Update: 2 days without power and they graciously gave us 50$ off next month rent.🙄 It gets better the food you lost well let’s hope you kept the receipts because if not you cannot file a claim with them. Luckily I scanned my last grocery run. Let’s see how much they give me back probably not much seeing they couldn’t give much of a rent discount.

Worst experience ever. Management is never courteous (except for the first appointment, when they want to get your business). Took forever to fix problems. Cockroach infestation, A/C busted frequently. After having my kids here for 6 years and being good site citizens (both of my kids who were going to college), when my youngest decided to withdraw from his studies and come back home, they imposed a collections balance on our credit bureaus. My son spoke to one representative and was able to get someone else to rent his bedroom within a month (my son even paid an extra month after leaving his bedroom), he was told it wouldn't affect our credit, yet they still filed a collection balance. No ethics at this place and is getting worse every year. Will never recommend it again. HL

Appliances are always broken, multiple power outages in the span of a month, one of which had lasted over 15 hours. And to top it off they wake me up at 2am talking about “we just received authorization to offer u an overnight stay at a hotel”… They waited until two am when most people have already gone to sleep in the dark, talk about grimy behavior. These apartments suck, but it’s the cheapest in the area and it shows. Update: it’s been over 30 hours without power and the reason they gave is that the electricity bill wasn’t paid on time by their 3rd party money manager. 30 hours and a clerical error that has hundreds of people in the dark has yet to be resolved…

The management is terrible. The absolute disregard for the residents is clear. It’s nearly impossible to get things fixed, and if they come, they do the bare minimum. Currently, my power has been out for nearly 24 hours, with no storm or anything. They just left the office when hours ended and won’t answer the “emergency line.” The lack of communication has been astounding. The first time they said anything was after 9 hours, claiming it’d be fixed within 1 hour. That was a lie. It’s still off. All our food is bad, we can’t eat, and we’ve missed Zoom classes and online exams. This is completely unacceptable and not the first time. When I was first supposed to move in, they didn’t have my apartment ready and didn’t give updates for days. When we saw inside, it was trashed. They hadn’t even tried to clean it. When we finally moved in, there were crumbs on the floor and they tried to mask the rotten smell with bleach. It’s exhausting always having to advocate for basic living conditions.

If you want to live in an apartment with no working dishwasher, a broken garbage disposal, and no heat they refuse to fix. This apartment is just for you! Edit: Our garbage disposal and dishwasher doesn’t work and they refuse to fix it.

I really love Nicole! She is so sweet and patient and willing to help when needed. I’ve been living here for the past 7 months and I’d say it’s definitely worth the rate I’m currently paying ($395). However, not sure I would recommend or stay here with my roommates next year if the rate continues to go up tremendously as it has been. Edit: Changed my review to 1 star at the moment since The Rio has a pest problem. There are fleas in my apartment even though we don’t own any animals in our unit. It takes too long to receive help with request pest control. I’ve had to request pest control multiple times. Unless you don’t have any other option, I don’t recommend The Rio. The high rate doesn’t match up to the low quality of cleanliness here.

The Rio doesn't care for its residents, you put a work order they take forever to repair it, when moving in they can't even do a proper fogging for insects/fleas. They fogged it twice when I was moving in and there were still flea's, spider nests under the couches, it was not a presentable apartment. The workers come into your apartment as they please and we had workers fix our door and they left it wide open for a good two hours. One of the buildings the siding is coming off and they don't even bother to repair it. When moving out as well they will try to find anything to charge you considering the damages were already there, they still want to try and charge you for those damages. Overall, these apartments are not worth it. You can find so much better. The whole staff there just don't care about its residents, if there is an issue, they're quick to tell you just make a complaint, after you make a complaint nothing gets resolved. Then the whole gate issue with them telling you "the exit gate is for exiting and the entrance is for just entering using the wrong entrance you will get fined" they don't enforce the rules there. They say use the exit gate for exiting only but they leave the exit gate open 24/7. Moving in late into these apartments for example moving in on the 22 on a month they will charge you full months rent while still having to pay full rent next month on the first. This whole complex managers to workers don't care about its residents at all. You will find better trust these apartments are not as good as you think you will regret living there. The whole complex is just dirty as well no effort into keeping it clean.

Safe, clean, affordable! Love the friendly staff and friendlier residents! When looking at The Rio you should see a great starter apartment. The helpful staff always looks out for the residents to make sure everything is going smooth. The 24/7 maintenance is also very convenient!

The absolute worst place to rent from. It seems like you are getting a good deal because they offer rent at a very cheap price but you get what you pay for here. First the manager Oralia is very rude and doesn't know how to handle anything. She is very unprofessional and completely useless. Also many of the people who work in the office don't know what customer service is they are just as rude as Oralia and are helpless to minor questions. The lease contract is designed to only protect them and not help the renters at all, in fact I think it screws the renter over completely. I complained many times about problems I was having with my roommates and instead of helping solve the issue they gossiped about it with said roommates and created a very hostile environment for me and those roommates. As said in the contract you can't do anything about unresolved issues with roommates besides make complaints. The whole complex is disgusting and dirty and they do not care about cleaning it when you ask, or they will say it was cleaned when there is proof no one has even looked at the disaster. When I was moving out they gave me a very hard time and added extra charges to things that I should not have been charged for and refused to wave those charges. I do not recommend these apartments to any student, it cause more of a headache then a peaceful happy environment. I would also like to add there are many more unfair things that took place while I was living here but the above is to put it all in short.

The Veranda Place apartments have been a disappointment for me. I am from out of town and didn't know the area, seeing that Veranda Place was a newer luxury apartment, I thought it looked great. The first day I arrived, there were some signs of the poor management. First off, I was charged for some extra fees that I had not been made aware of. Next, when I went up to my room (no initial walk through) I found my room and apartment filthy. In my bedroom, there were boogers all over the walls and window sills. The exterior of the apartment is disgustingly filthy. The stairs, landing and breezeways are covered with dog poop and other caked on scum, maybe throw up. I have been asking them to spray them down for six weeks, every time they say they will and I receive a confirmation of the completed work however, it has not been done. Dog poop is still there. In my apartment, four people are on the lease yet 6 live here. One of the girls is only 17. My room mate and I were concerned about the extra people and the energy bills so we tried to talk about it with management. The management said they would take care of the issue and that it would be confidential. Managements idea of confidential is not similar to mine. They came up to my apartment when I wasn't home and told the poor 17 year old girl that my room mate and I had questioned her living there. When I got home from work, she told me everything. I went to question the management about their "confidentiality" and Oralia ( the manager) lied to me, saying the girl had made it all up. The biggest issue I am having with Veranda Place is managements little respect for privacy. They enter the residences without 24 hour notice to leave notices, among other things. When I asked for a 24 hr notice to enter in the future, they said they don't have to give notice. Twice this week I have come home to random paperwork from Veranda inside my locked bedroom. This has made me so uncomfortable, I have had to call my attorney to carefully review the contract. Looking at a previous review on Yelp that was marked not suggested, I became extremely worried about my move out costs. I feel Veranda will try to charge me for painting etc when it obviously was not freshly painted when I moved in. My lease was only two months and I am never here, I only sleep here. This apartment is a big time scammer apartment complex, they don't make any repairs ever and then charge excessive fees for everything. Paying rent online will cost you an extra $18.00. There is a nice apartment complex next door, wish I had looked there. Do not rent here.

This place is so ridiculously cheap. They show you the nice model apartment to sell you out and get a contract. They don't explain how if you don't like the place or your roommates you can't leave with a contract fee. You have to suck it up or get a bad credit. They give you a simple profile what are to be your roommates and when you finally move its like a trash bin. They say all girls only. Well your roommates and yourself have as many guest over to spend the night because it's not affiliated with school. The day you leave if some renewed their contract and they have a mess the day of inspection you will be charged for it. They say rent it $395! Nope you will pay $450 to $500 a month !! The electricity bill is insane! Don't lease here!! They will screw you over! The pool is disgusting! Think about all the bacteria in there. And the lobby staff are so helpless and rude. The manager pretends to help you but she doesn't give a fuck.
