We recently stayed at The Waters with a group of 36. The hotel was clean, modern, and comfortable with lots of character preserved from its original use as a medical building. The best part of the stay, however, was the staff. Everyone we encountered was professional and efficient. But the main reason we will always return to The Waters was the extra, above and beyond service provided by Allie and Kyla. No matter the need, they solved it quickly, professionally, personally and with enthusiasm. Even before our arrival, their communication was quick and responsive, and upon arrival no detail was missed. Our group will never forget their kindness and how well they took care of our every need. Thank you for a great stay!

I’ve stayed several times at this location and refuse to stay anywhere else in Hot Springs! Cleanliness is a top priority for me, and the older (moldy) hotels such as the historic Arlington Hotel just don’t do it for me. This building had the perfect amount of historic charm, cleanliness, and hospitality. I must say that this time there was an issue with the air conditioning in the hotel (multiple rooms affected, except ours), but the staff was accommodating and doing their absolute best. My refrigerator did not work, and a short time after calling front desk a maintenance member - Timothy- arrived to quickly assess the issue. He was so pleasant and friendly! He carried up a second fridge and made sure everything was in proper working order. The combination of the great things I’ve listed, plus the ultra convenience of being so close to everything in downtown makes this the ONLY hotel I’ll stay in when I visit. Highly recommend it! I also highly recommend you look at the room map and pick your room at, as some of them are quite a bit larger.

Amazing wedding experience!! We hosted a dinner at the Avenue after our ceremony and it exceeded our expectations! Allie was incredibly patient and kind throughout the entire planning process, and I am BEYOND grateful to have had her by my side! She has high energy, very communicative, and was on top of EVERYTHING. Allie did such an amazing job at putting it all together, you can tell she truly cares about her job and her clients. One of the reasons we chose The Waters Hotel for our event was the delicious FOOD. I regret not asking to meet the chef personally, I wanted to thank her and the crew for the hard work they put out. ALL our guests were so impressed with everything, I overheard some people saying they would plan their next event there! I cannot thank Allie, and the rest of the staff enough. Everything from Allie, the taste testing, the actual event, the staff, our room, our stay, was a great experience. They truly did an amazing job. I wish Allie the best on her continued journey as The Manager of Sales. ❤️

This hotel did such a great job turning a historical building into a nice place to stay! The historic touches mostly stayed in the hallway while the rooms were so nice and comfortable. The beds were very nice, clean, and got made every day. The staff were very friendly and accommodating! My one and only small complaint would be their thermostat kept turning off, and we like our room cold so you could definitely tell when it stopped. Other than that we loved our stay here right on bathhouse row!

We wanted something close to the bath houses with a view of the city, and scored big with this hotel. We were directly across from the bath houses, the spring, and within walking distance of almost everything. The shops are all very close by, there’s one even in the hotel, and on our last night we sat on the roof top and saw a beautiful view of downtown. Ask for a city view when booking! Not all rooms are small and view-less. We also came during off season so that may have helped with our room selection.

I travel all over the country from work and this is my favorite place to stay. The staff are always amazing and attentive. The rooms are lovely and immaculate. If you are coming to Hot Springs I would highly recommend this Hotel

Very disappointed with the quality of the room for the price, especially being a Hilton Honors member. Paid $1883.00 for a 3 night stay. It is my wife’s birthday and wanted a nice room in a nice hotel to celebrate her 71st. The room has absolutely no, zero view other than the air conditioning units on the roof. They keep the 3 window blinds down in room 208 for a good reason. This room is very small and doesn’t even have a luggage rack. You have to use your room chair to put your suitcase on and, this little room has a peculiarly bad odor. I just took photos but cannot post them here. I will try to post these photos on another review site to show the next potential guests what they can expect. Ask to see the room before paying or better yet… Save your money! John Smith

The customer service is terrible. We booked a five-night stay over our son's spring break. We had to change our plans to arrive a day later than expected. I called in advance to modify our check-in date. I was told that wasn't possible because we hadn't selected the package that allows for changes. Fine, whatever; we were willing to just eat the cost of the first night. When we arrived -- after driving eight hours -- we were informed that our room had been given to someone else, the hotel was full, and for the cherry on top, the hotel had charged us a room cancelation fee. The employee working was new, and basically told us she didn't know what to do. She was completely unhelpful, but it was irresponsible to leave one new employee on site on a heavy travel day. When I asked to speak to the manager, we were told he or she was away on vacation. Another employee arrived to help us after being called by the first employee, and she told us this kind of thing happens somewhat frequently. Understand that if you book with this hotel, you may not have a room waiting for you when you arrive, and they may not have anyone available to assist you. The experience was infuriating.

Unique place to stay in Hot Springs, Arkansas! This property is very clean with an incredibly comfy bed. The location is honestly unbeatable- it's walking distance to the bathhouses. The valet service was prompt but you are essentially required to valet your car for $30/ day, so just plan ahead for that. The hotel is an old building but my husband and I appreciated that aspect, making it a memorable and unique place to stay.

On a day trip to Hot Springs, Arkansas, we managed to grab two rooms last minute at the Waters Hot Springs Hotel. Perfectly located within walking distance of all of the major Hot Springs restaurants and attractions, this hotel mixed modern amenities with classic architecture and charm. The room was massive, so spacious and airy. I absolutely loved the exposed brick and the large windows, allowing tons of natural light. The bed was soft and comfortable. The shower had tremendous water pressure and plenty of hot water. To valet the car, with in and out privileges, was $30 a night. If you find yourself in Hot Springs, Arkansas, and needing a place to stay, I highly recommend staying at the Waters Hot Springs.

After being awakened by tornado warnings (both from my phone and alarms sounding off throughout the town), getting a small glimpse of the aurora borealis from the rooftop, being continually surprised at how good the food at the Avenue restaurant is, and questionable brushes with the paranormal, I can confidently say this was one of the most memorable stays at a hotel. Our initial room had a view of the wall next door and air conditioning units. I didn't want a week of a crappy view, so we asked to stay on a higher floor and they obliged with our request. We ended up in room 510 with a much better view of the town. The room was clean and modern, but the bathroom seemed small and the shower's partial glass meant water was continually spilling out onto the bathroom floor. Maybe add a full glass shower door? The exterior windows could use a washing as well. Seeing lots of spiderwebs (outside) was icky. There is no self-parking either. Valet parking is $30/day; not bad as I've stayed at other hotels (i.e., San Francisco and Los Angeles) where overnight parking is $75-$85. The hotel staff were all very friendly and helpful. P.S. You may be wondering about the "questionable brushes with the paranormal" comment. Two strange occurrences happened to my bf who doesn't believe in anything paranormal. First was at the hotel lobby restroom. As he was washing his hands, the soap bottle moved a good 6 inches on its own. He lifted the bottle, thinking there was water underneath that caused it to move across the surface. Nope, no water. Side note; there's an old urinal from 1913 in the men's restroom located in that same bathroom (hotel lobby). Perhaps the ghosts like old urinals. Second, my bf went to the back exit, in an attempt to walk up the staircase that would eventually lead to the rooftop. When he saw there was a musician performing at the top staircase of the rooftop, he came back down and tried using his key card to enter the hotel. Spent a good ten minutes before he called me and asked to let him in. I met him at the door, he explained what happened. I used his key card to see if there was an issue with the card. Nope, key card worked and let me right in. In this situation, it could have been an odd glitch, but I do find it interesting that this happened right after the soap bottle incident. Last note... we were talking to a bartender from another restaurant who had worked at this hotel as a bartender a few years ago. She said she was closing up the bar one night and a basket from a top shelf had fallen off. It was only her and one other person and neither were near the area. Spooked her out quite a bit! COMING BACK? Absolutely. There are some minor inconveniences that I mentioned, but there was so much more that I loved about this hotel, especially its historic vibe.

It's an okay hotel, but nothing special. The rooms look better online than in person. The shower is one of those that only has half a door, so you'll be cold while you shower. Not worth the price they charge per night. It has a run down feel to it. Feels more like an old hospital than a hotel. I wouldn't stay here again. Better off with an AirBnB or VRBO if you want to stay in this area, as Arlington is also run down even though it looks nicer on the surface.

Great location and the rooftop bar was amazing! We were at the base of the lookout mountain for Hiking and the shops around were great! Jeremy was excellent at the front desk! Loved our experience and will be staying here again!!!

This is an old hotel. It was built in the early 1900s and was remodeled around 2017. It still has some old timey feel with the room numbers and the old postal mailbox near the elevator. But the rooms were smaller than I thought, but I think it's because the hotel is so old. We were only there for one night and we stayed in a King Deluxe. There's no on-site parking, so you pretty much have to valet park which I think was $25 a day. The valets were nice and the front desk allowed us to check in early, as we caught a red eye and arrived early. Moreover, the best thing about this hotel is location, location, location! It's right across the street from bath houses, and the park and smack dab in the middle of the town with mostly all the tourist restaurants and bars. You can just walk everywhere then walk back to your room. I would stay here again because of how convenient it is....

Pros - Location - can't get much closer to bathhouse row than this. - Cool building - Comfortable beds - Friendly staff Cons - Bathroom doors - I'm not too fond of the sliding barn door bathroom doors. A several-inch gap on both sides. Not even a pocket door. Not sure why or how hotels think this is anything close to private. Maybe fine if just a couple but with teens/kids/others, these style doors simply don't cut it. - Parking - Valet only- $30/day, reasonably quick, but plan ahead to get your vehicle. Not sure why they need to adjust EVERY mirror and my seat when it is a simple a trip around the block. Car is parked about a block north so no easy access if you need to grab something. - Lobby - probably small due to space and desire to keep locals from loitering in the lobby, but really no good area to sit. Four chairs. Split decision Rooftop - staff was great, a little rough around the edges. The view was best in the area. Overall dank smell of the entire hotel seemed the worst on the interior of the rooftop. Not many options if you want to stay on Bathhouse row. This was "fine", but nothing to get excited about.

This is a wonderful Hilton property that has exceptionally clean rooms, comfortable bed and great service. The location is on Bath House row which can not be beat. There hotel itself has great history. I would recommend not using valet parking as it is expensive and you can park in the city garage a few blocks away for free- you can park overnight you just can not enter the garage from between 10pm and 6am.

I was lucky enough to stay in the upgraded king deluxe, which was huge! The room was clean, modern. Comfy bed. Large window sill to look out onto the street (I had a city view). Staff very nice and super helpful. Restaurant on site with decent food and cocktails (reviewed separately). Also a rooftop bar. Right in the middle (literally) of Hot Springs National Park. Bathhouse row right across the street. Walking distance to multiple tourist sites/sites of interest and restaurants. There is valet parking for just under 30 dollars per day, but there is a free parking garage 2/10 of a mile from the hotel.

From the moment we pulled up to have Jeep unloaded I knew we were going to LOVE IT HERE. Everyone has been totally over the top helpful, courteous and friendly!! Valet parked. Checked in and room is beautiful and was nice and cool. Felt great after coming in from the heat outside. This is 100% "our place" to stay when we escape to Hot Springs!!

The room is large, the bed is very comfortable and so are the pillows. Our room overlooked main street which can be very loud. However, there were complimentary ear plugs on the night stands that helped me have a great night sleep. The location is near everything with hiking trails just steps from the door and bath houses right across the street. I love the 1920's architecture and they did a great job of updating with modern amenities while preserving the historical elements.

Our 50th anniversary stay here was a horrible experience. We bailed after the first night. Rooftop bar wasn't open. No room service. No close parking. Room heat was not good. Overpriced, especially for how this is framed as a great Hilton hotel. Front desk staff preoccupied and noy helpful. I reached out to management and was told things would be made right. The refunded our breakfast bill that I had to go downstairs to order and got in a styrofoam takeout. Very romantic. I was told it would be made up with points. That never happened. Hilton customer service never even replied to my email to them. Skip this place. Sleeping in your car will be cozier.

Hate to, but have to give this a thumbs down. Barn doors on the bath room next to the bed is not ideal. do you really want to hear (or be heard) on the toilet?. There are no towel racks to hang a wet towel on, and the dark gray paint makes it impossible to see. The designer must be watching old reruns of "fixer uppers " . NO light in the room makes it feel dark and dank. Whomever thought this out, has no doubt not stayed in a first class hotel. Oddly the hotel was much nicer before the remodel. Shame on you Hilton. Not worthy of the name.

I have to say I really wanted to like this place. My husband opted for here because it was a little high end and it's really not :( disappointed in a few ways. The hot water isn't hot. I came to take a hot bath and the water temperature may be 100° to which the human body is 98.6° so you'd barely feel any warmth ( my current scenario as I write this from the bath) and no water pressure. Secondly The Rooftop bar seemed like a great option until the elevator opened and the extremes smell of raw sewerage hit us in the face. We asked the bartender what was going on and why it smelled so bad and she told the hostess to open a window. That didn't help, we stepped outside where the patio was beautiful and well equipped. AGAIN into the cold and couldn't come back to a hot bath. Ridiculous. The hotel is right in the middle of bath house row, nicely renovated and convenient. Beware of valet parking fees daily.

It's a Hilton, but we did not experience the typical Hilton brand level of service I have become accustomed to at other hotels. My score is based on chain-level expectations. The best parts about this hotel are the convenient location and the rooms themselves. We could not find information on the history of the building, but the hotel has taken steps to preserve the original architecture in the hallways and stairwells, while updating the rooms with a modern finish. Our Deluxe King room was spacious and had a small couch and comfy chair along with desk and large, comfortable bed. The TV seemed small for the room and for the distance from the bed. But, once we got a movie started we didn't notice it. The shower was EPIC, providing a high volume of very hot water (from the spring, I assume?). Hotel location is very convenient for enjoying the Central Avenue strip. There is no free parking option, unless you just want to park on the street and take your chances. We chose the valet for $22/day with in and out privileges. But, once here we didn't use our car a single time (three night stay) since so much was available on foot. Behind the building is a cool little stair and walk-way built into the hill that was fun for a minute, but not really a place to hang out unless weather is perfect. On the down side, the light in the bathroom was wholly inadequate for getting ready. We could barely see ourselves, even in full daylight. A full-length mirror was provided in the darkest part of the room, also difficult to see. One overhead light would have been extremely helpful. I am not a fan of the sliding barn door on a bathroom in a hotel room cuz you can hear absolutely everything going on in there when the door is "closed". And we just don't want to. Apparently not all are worried about that. But, ew. Front desk service was hit and miss, though I think it may have had to do with something Arkansas-related as nearly everywhere we went we encountered a sort of resistance to accommodating certain easy requests (coffee shop doesn't take phone orders, can't wait at the bar to be seated, no cocktail menu at the bar, just weird omissions of easy customer-friendly things). So maybe it's just Hot Springs thing? In my research, this seemed to be the nicest place on the strip that wasn't a boutique hotel (which have significantly higher prices). I think I'd stay again, prepare for the bad lighting, and brace myself for some awkward staff interactions. Maybe do one night at the Hale, two nights here.

We spent a couple of nights at The Waters for a quick vacay. We really like the convenience of the location. Being right in the middle of almost everything we wanted to do, we didn't have to worry about parking! The hotel is very nice, clean and everyone was friendly and helpful.

The presentation and price suggest a higher quality stay, but the reality is rather subpar. we pulled up to an unattended front and had to go inside to figure out the parking situation. Missing door handles and mildewy/smelly towels in the bathroom stand out the most, with a floor waxing and loud cleaners early in the morning also grating. I'll echo similar critiques that the lighting in the rooms is woefully inadequate, the TV in the room is tiny, and the barn door to the bathroom is a deranged choice. What grates the most is that we were told our parking choices we to use the valet ($28 a day), or a parking garage a block or so away at $20. Going with the valet, we then found out from locals that there was free parking just a block away. The situation reeks of guests being misled rather than just staff being misinformed. The valet is also in an open lot, not covered or secure. After being asked for feedback at checkout, we subsequently told to email the GM who responded saying she couldn't do anything as we "booked through third party" (Expedia), and were not members of the Hilton rewards program (??). There was an offer of discount on our next stay, but I have no interest in returning.

The hotel is in a great location. You can walk all over downtown from the hotel. The hotel staff is wonderful. They were very welcoming & helpful during our stay. When we arrived we had trash left in our room. The trash had used feminine products in it. The bathroom design is not the best. It has a sliding barn style door. The door has a large gap between the bottom of the door & the floor. It limits privacy in the bathroom & also caused us to freeze while in the shower. The shower was walk-in & didn't have a door, adding to you freezing in the shower. We didn't have water pressure & the hot water wouldn't get hot & stay hot. We experienced this all three days of our stay. The elevator smelled like sewage. Some days were much worse than others. For the price of the stay at this hotel, I don't feel like it was worth it.

I was in the hospital in ICU from an accident, with a head injury, days before I was suppose to stay. I was not able to attend the wedding and did not stay at the hotel. Because I did not cancel I was charged over $500 for the room and a no show. I did not receive any kind of refund what so ever! Nor did they even want to discuss it. I rate them a 0!!! Never ever will I attempt to stay at this hotel again!! Horrible service!!!!

Five stars, with caveats. This is by far the nicest spot to stay in downtown. Super nice and clean. They are experiencing some disconnects with staffing, supply and customer experience right now. Probably COVID related and still not bad. Staff very friendly, and worked hard to be attentive. Check traffic outside before you call valet to bring car. If it's bumper to bumper traffic on Central Ave, it won't be five minutes. It may be 15-30 min depending on who is ahead of you. Make a reservation for the rooftop, otherwise I don't believe hotel guests get preferred treatment over casual walk-in diners. Hotel mgmt: check your bath towels. Had some that were frayed to the point that I would not keep them in my house.

This hotel was fine. The location can't be beat because it's right in the middle of downtown. Could walk everywhere we wanted to go - bars/restaurants and the trails. Would probably give 4 or 5 stars if not for the bathroom. The door was a sliding barn door but it didn't really fit on the doorframe so didn't seal or shut all the way. Not ideal for sharing a room with someone. The shower was also poorly functional because it was the type that doesn't close so the bathroom floor would get totally wet from taking a shower, so we had to put towels on the ground as a makeshift rug that only kind of helped. Besides that, the experience was great for two nights. Staff is so nice and the hotel is historic feeling and enhanced our visit to the town!

Walking along Central Avenue on our way back to our hotel, we noticed people on the roof of The Waters Hotel. Deciding to investigate, we discovered The Rooftop Bar, and the place we would be spending the next hour. We rode the elevator to the top, and a whole new world opened up to us. Seating indoors or outdoors is available. Since we chose to sit outdoors, we also chose to place our food and drink orders at the bar---basically to wait on ourselves. Not a problem! The atmosphere and view were well worth it. Friendly and professional from top to bottom. I stayed for a week in July for my sister's wedding and had a true blast. From the person who parked my car to the woman who worked the desk at night, everyone I met during that stay made me feel as if I was a guest in the home of a friend rather than a guest in a hotel - a real class act and by the end, most of them knew my name. The hotel itself, although new, has an old school feel about it - someone told me it was a renovated hospital. The attention to detail, the marble, tiles, woodwork all gives it a vintage feel. Could have been around since the '30s! My room, however, was contemporary yet casual. Muted grays, a long row of pillows on the bed, one of the walls was brick with three large windows overlooking historic downtown Hot Springs, so beautiful (I requested a room with a view, some had a brick wall). The bathroom also was top notch. A light up mirror and the shower had an immovable glass door which I found sexy but it wasn't at least one other guest's cup of tea. The in-room amenities included a Kureg coffee maker with pods, fridge and a large bottle of spring water everyday. Couldn't ask for a better location; Right next to the Ohio Club, a must see bar/restaurant once frequented by Al Capone and the like. It's also walking distance to hiking, Bathhouse Row, shopping, eating and all of the touristy things you'll want to do in the area. The only time I drove was for my sister's wedding and even that was close. Of course I spent some time in a hotel bar. Swanky with blue lighting, also serves food - above average easy to eat bar dishes. You can't go wrong with any of them and the bartender was on top of his game in every aspect. Do have the Sunday Brunch! It I had to say something negative it would be that I expected better quality sheets. In a place that nice, I expected the bed to feel like heaven but that would be me really forcing myself to think of a negative. Also, some may not like that you almost have to pay for Valet Parking. It didn't bother me as they seemed to have their act down and when looking at my bill in the end, I'm not even sure if it was added on. I've been to Hot Springs several times and this was one of my better visits thanks to The Waters Hotel. I will stay there again and I'd recommend it to anyone!

This place is SO CUTE! The entire staff is so friendly and welcoming, shout outs to Tiny (front desk), ray & dee the bartenders and literally everyone else who works here. The vibes were on point, you can really feel the love and compassion from every staff member gorgeous rooms, great food and drinks, 1000000% will be back Ooooh! Almost forgot to mention the gorgeous original flooring 10/10 head to toe.

We stayed here when Hilton first took over The Waters four years ago and we loved it. Here again for a special occasion, it's even better. The rooms are beautiful and so quiet. There is a great ambiance in this beautifully updated, historical building. We will always stay here in Hot Springs. Located directly across from Quapaw Bathhouse and next to tons of shops and restaurants, you couldn't hope for a better location. Valet parking available or you can self-park a couple of blocks away at the free garage on Exchange St.

We really enjoyed this hotel! Such an interesting setup right in the middle of Hot Springs. The staff was amazing, restaurants both the breakfast/brunch location downstairs and the rooftop bar for lunch, dinner and drinks at night was excellent. Julie always took great care of us and we look forward to our next visit.

The Reno on this old medical building was done so cool - staff very friendly - our room was comfy - even the bed ! We enjoyed the rooftop bar . The Food was good and they even had craft beer . Def recommend

This place is close to the historic Arlington, but so much nicer! The walls are a bit thin, but it was clean and well kept. Bed was ok, but the square pillows were odd. The rooftop grill was good. Drinks were adequate and the desserts were delicious! If we stay down in the historic district again, that is where we will be. Oh- and they were great about masks and social distancing.

Reviewing now after a stay earlier this year. After a long day of travel from the West Coast to Hot Springs to bury my grandmother, we were told that because of a "glitch" with Hotels.com (one we later checked with Hotels.com about and found was definitely on The Waters' end) we didn't have our reservations. Even though we were willing to be flexible and go for different rooms, the front desk staff were curt and unhelpful, even after we explained that we were in town for a funeral. The rooms themselves were fine, but nothing to write home about. The bathroom door being a barn-style sliding door was a design choice seemingly made by someone with a lot of ideas, but little common sense. Even though it's location in downtown Hot Springs is fantastic, I don't think I could ever come back to The Waters after the bad experience I had with the staff here.

I believe this was the best hotel in Hot Springs! There are two restaurants with great food. The staff was great and always smiling. The rooms were nice but like everyone else said, they need to change that bathroom door, it's cute but privacy is low and it gets stuck. Great stay for my birthday!

We stayed here for a weekend getaway to celebrate our belated anniversary. I had read some great reviews of this hotel. Due to restrictions with COVID, some things are limited at this time (room service, breakfast and the Avenue restaurant is currently closed). The Rooftop which is their rooftop bar is open and does offer a limited food menu (bar staples like burgers, salads and nachos). We visited and had a couple drinks. The rooms are very nice and modern. The building is a historic building and still resembles it being what I believe was originally a bathhouse. The original marble and tile floors are still intact. I was very pleased with the hospitality and cleanliness of the place. This by far has been the nicest hotel I have ever stayed in and I stay in hotels around 280 nights a year for work. We had a wonderful view of Central Ave and bathhouse row. The only downside is because it's an older building it is a bit noisy from the street and other guests. The location is perfect for people that want to walk around and visit the local shops, restaurants, bars or bathhouses. The drawback is parking. You have two options, you can pay the $18/night valet fee to have your vehicle parked in their lot down the street or you can utilize the public parking garage about two blocks over and next to Greatful Head Bar and Pizzeria. It's not really a big deal, except trying to unload in front of the hotel can be tricky with limited street parking.

What happened??? They have remodeled the rooms to look like a no-tel motel. I'm in a room with a "BARN DOOR" bathroom 2 feet from the bed!! What moron thought it's a great idea to hear every sound someone on the toilet makes?? Are you kidding me? Nearly $400 a night... a slick shower (only) and no lighting in the room! I have been a Hilton Honors member for 20 years. I've stayed all over the country... bar none, this is the WORST! Hilton corporate should be ashamed to have their name on this one!

After a hike my boyfriend and I were admiring the hotel from the outside when someone opened the doors and invited us in for a drink on the rooftop. We were surprised with an amazing view of the town and the drinks were yummy. Would love to return to this spot if I'm ever back in Hot Springs.

We had planned this night to be a half way stop between St. Louis and Houston to break up the drive, and booked 1 night. Planned changed, and we looked to extend our stay to 3 days. I called the hotel, and they said if I wanted to make the change, it would basically triple my current rate for the first night, and be equally as expensive for the next 2 nights. I declined that option, and booked a hotel on Lake Hamilton for those extra 2 nights. That was a blessing in disguise, because more than 1 night in this hotel, and I would have lost my mind. We arrived at the Valet Station, where we were not assisted with our baggage, or even brought a luggage cart. We arrived about 4:30 PM, and had a dinner reservation at Avenue at 5:45 PM that night. That was purposeful, since we've been driving all day, and wanted an easy, yet nice dinner option. We checked in virtually, got up to our room, and noticed we did not have the pack and play that we requested on our reservation (and I also called to confirm it's availability before we arrived). I went down to the hotel clerk to ask about it, and to get hand soap for our room since there wasn't any. He was clueless, unapologetic, and overall unhelpful. He said if the P&P wasn't in the room already, they likely didn't have one available. I pushed back pretty hard, and demanded they figure it out, since otherwise, we'd have nowhere for our child to sleep safely. I went back upstairs to get ready for dinner, then came downstairs at our reservation time, and noticed the restaurant appeared to be closed. There was no signs up, no communication from the hotel or the restaurant of the closure, just... NOTHING. I then asked the "super helpful" clerk once more, and he said oh yeah, it's closed, our staff is sick. I again, questioned why I was not informed since I had a reservation, and asked why they did not offer any assistance in obtaining a table elsewhere nearby. They did not have any answer for these questions, but just stood there dumbfounded. We then tried to walk to several nearby places, only to find the towns WiFi was down and most places POS systems were down and aren't seating any guests. Called every pizza place in town, and no one is accepting any carry out or delivery orders... it was a mess. 2+ hours later we finally got seated at the Brewery across the street. That's 2 hours past a 2 year old's dinner time... let me tell you how much fun that was... I was at my breaking point, and knew if the P&P wasn't in the room once I returned, I'd probably rage quit the hotel. Luckily for everyone involved, it was there, so we promptly went to bed after a frustrating day. Everything else in the room was marginal, the bed wasn't comfortable, the pillows were flat as a pancake, the lighting in the bathroom was as dim as the front desk clerk... just a mess. I am glad I did get a pretty affordable rate on this hotel, and did enjoy the location. The check out process was equally as lackluster as far as assistance with baggage. Additionally even though we were told the restaurant would also be closed for breakfast, it was indeed open when we left, but after the experience we had, and knowing the staff was sick, I had ZERO interest in trying it, even though the menu wa s the most promising breakfast/brunch in town. I went to another Hilton hotel on Lake Hamilton for the remaining 2 nights, and that wasn't very pleasant either. I don't have high hopes for any Hilton stays in the future. Also, as a whole, I'd avoid Hot Springs in general, it was the least interesting/pleasant vacation destination I have been to. The sole highlight was drinkable spring water.

Disappointing. We booked a room at the end of Dec 2019 and stayed one night. We had high expectations as we'd heard so much about it but for the price, we didn't feel it delivered. Room was very noisy - we could hear everyone walking down the hall. Bring ear plugs or a noise machine! When we checked in, we discovered a dirty washcloth wrapped around the shower head plus the carpet had not been vacuumed. Fingerprints on the coffee pot & huge cobwebs on the exteriors of the windows were a huge turn-off. (Granted we were several stories up, but we discovered another review from October 2019 that mentioned the same...so, clearly, someone's not paying attention.) Stopped by the upstairs rooftop bar for a drink and saw people being served on paper plates - really? And three women behind the bar appeared to be drinking. Hmm. We left. Gave the room feedback to the desk upon checkout but only heard a reply back when I replied to a follow-up email survey from Choice. Again, hmm. On the up side: beds are comfortable, decor is kind of urban cool crossed with the charm of the older building, great walkable location. Probably won't be back, even so.

I can't imagine a better place to stay in Hot Springs. This hotel embodies everything I love about Hot Springs: rich history, incredible architecture, natural beauty, and exceptional value. And its location couldn't be more perfect: directly in the center of downtown, across the street from the bathhouses. I love the historic feel and detailing of the hotel, and the rooftop patio with amazing views. And it's so cool that from the 3rd floor of the hotel, you can access a hiking trail directly from the rear of the hotel...perfect for a morning walk with coffee. This is the place to stay in Hot Springs!

This was such an enjoyable place to stay! The old building was nicely remodeled although still had plenty of charm and character. The original floors were gorgeous and I loved that you could still see the original numbers over the doors (I think the building used to house a suite of doctors offices). The beds were comfortable and the linens were nice. The water pressure in the shower was a little lighter than I like, but not inconvenient. The highlight of my stay was the attention to detail and service by Justin, who works at the front desk.

This is going to seem petty, so I'll put that out there right now. When you want to eat or drink at the rooftop bar, there is normally a 40 minute to 1.5 hour wait. They could call your name on the street, send you a text, or give you a call. Nope. Please sit down in the lobby only. If you step out, you can lose your place. This policy is idiotic and wastes everyone's time. Get over yourself and use the most basic technology to enable your customers the freedom to enjoy their time...
