I currently live in the yards at union station, and I’m absolutely disgusted by, the management staff here and the cleanliness of the apartment, all the reviews about roaches and homeless people harassing you, is true, I’ve been here for only about 3 months, in that time, I’ve been lied to by management, had a guy masturbate while looking through my window, have cockroaches, had black mold on move in day, and have been overcharged in rent, horrible place don’t live here, Erika and tom are the manger’s I worked with on move in, I asked Erika about the roaches and she lied to my face saying, “ the reviews about roaches are for a different apartment complex that just bought them out, I’ve talked to other residents that have reported roaches since before I moved in, and she said she never got their reports, very unprofessional manager, that seems to care more about her makeup then her job, as far as Tom, he is a temp so i can give him the benefit of the doubt but he lost my Esl on move in, and this last month i got overcharged 300 for my cat which i have an Esl for. As a 22 year old male moving in to his first apartment on his own, I’m really disgusted and disappointed with how this apartment runs/ operates, some friendly advice save your money and go somewhere else

Do not move here. Place is nasty as hell. Asked jobeth if there was roaches the goof ball said no 2 different times and said it was from a different complex and all I'm seeing is roaches. You can see them on the walls as you walk around, or they are in the elevator. This place needs to be torn down. Moves in a week ago and already looking for a new place to live.

I love this place, but they've recently begun failing to stop homeless people from getting in and living in the stairwells and common areas, which endangers us all. I have had to step over homeless people sleeping on the floor in front of the heaters on the way to my car, and both stairwells (indoor and outdoor) have signs that someone has been living in them - if not an outright presence. Residents are getting into verbal altercations with homeless people living in the common areas, and groups of homeless people are doing drugs in their hiding spots around the complex before loitering and leaving garbage on the floors and landings. It feels very frightening to live here these days. I hope that management will do more to keep our community safe from this problem.

I so enjoy living at the Yards. If maintenance is needed, they are on it. The common floors are cleaned weekly The staff is very helpful. The outside area is safe and lots of activities in this area. biking, running, the Riverwalk. Plus I have a great view from my balcony

It is a pretty good place to be your kind of off the beaten path of the main downtown there's a nice little store by The Yards and a Safeway not too far away with other shopping especially with Portland coming back around it would be a good place to start if you're moving here or just want a new experience the yard that Union Station and the yards are different the yards is home forward and you can have section 8 and they have reduced rent. Just came under new ownership we'll see how it works. Now with the measure of 110 going through a couple years ago it makes these guys' job so much harder to vet people that aren't going to come in here and just steal or go crazy they got a big job so be patient and if you do get in here please respect us and where you live now.

The new maintenance people are amazing! I had an issue with my kitchen sink. Not only did maintenance promptly repair it, they also repaired an unresolved issue with one of my windows that the previous management company's maintenance team failed to properly repair. The repairs were made without leaving a a mess behind as well. 5 stars just aren't enough. This maintenance team deserves a super nova rating!

I currently live here and all I can say is… do not live here. I live in the units right behind Union station on the ground floor. My neighbors are nice enough and generally keep to themselves but some cause major problems. One of them lets their dog off leash and roam around unsupervised to go potty so at least twice a day I hear them calling for him, I even held him in my unit for two hours because he was scratching at my door while they were no where to be seen! Not to mention my upstairs neighbors who I’ve reported to the police and managment for what I can only assume is domestic violence! I hear them throwing things around and yelling at each other every week and even have video recordings. Every one I’ve turned to had said they will look into it but not once have I seen management or police turn up to talk to me or them. When I first moved in November, there were roaches and they sent a pest control person twice…but he did close to nothing and I took care of the rest with raid and traps. There’s now ants all over the place! My dishwasher constantly pops out of place, the doors are not properly sealed so mold and moisture are a constant. When I reported this to management, THREE TIMES, they gave me a dehumidifier and said here’s the best we can do. Our stove burnt out one night while my partner was using it, popped and spit flames at him and then wouldn’t turn off so we had to unplug it for the entire weekend before they fixed it. We had a crazy methed up homeless man smash out front window and smear blood all over our car and leave a shoe behind and no one came to clean up a literal biohazard, they told us to do it on our own and it took them a whole month to get a new window because they’re “custom”. My partner bought a bike so I requested access to the bike storage and they put us into the parking garage instead and, even with a lock, his front tire, seat, and all the lights got stolen within a week because there is no security monitoring who goes in or out. Save your breath and look somewhere else!

Pretty terrible place. They take advantage of lower income people! Definitely haunted. People in the office are nice, but are never on the same page about rules/regulations. Get ready for the fire alarm to go off often at night! Anytime you try to cook your fire alarm will go off too! Toast? Fire alarm. Spaghetti? Fire alarm. Cereal? Fire alarm. It knows. If the people yelling at night don't wake you up the trains will. The only time I requested maintenance, I came home after work to an inch of water covering my kitchen and bathroom. Dogs pee in the hallway or stairs/elevator frequently. Laundry room is gross. Roaches running around everywhere. Too expensive for what it is, wouldn't recommend, but on the cheaper side I guess.

The application process is AWFUL. We applied, and waited. We never got a phone call back, we had to call to move our application process forward. They never gave us follow up emails. It was like I was begging them to take our money. On top of that, when we applied my fiancée paid for both of our applications. When I went to submit my application on my phone, it made me pay. So we paid for 3 applications instead of two. They said they'd refund us, they didn't. It's been over a month, we finally got approved, and they won't refund us the money that the website made us pay. We haven't moved in, because life sent us in another direction. But there is no communication, they are extremely hard to contact, and they will not discuss refunds on money. I'm thankful I don't live here. They always said "the manager is in a meeting," when we called mid-day around 1:30pm. When we called at 5pm, we were told the same thing. What kind of meeting lasts 3.5 hours???

Manager is mean to people with disabilities. They won't even fix the outdoor elevator so handicapped people that struggle with using stairs can get upbto the walking bridge to connect with needed transit and other services. Some buildings have mildew in them and several buildings have several different types of roaches. The Manager refused to treat my apartment and I had to call the housing authority to get them to come out so they would begin trating my apartment. They were only going to do one treatment at the end of April, we are in June 2025 and I still have coaches. Also, the property is supposed to be no smoking but they do not enforce these rules. DO NOT MOVE HERE!

My entire floor is infested with cockroaches, including my unit. Every week for several months I signed up for the pest control "cleaning" service, but they do not do anything close to enough. At first I thought they weren't even coming to my apartment because I was always at work and the problem never went away (it was getting worse actually). But one day I was home from work and the pest control people came...they were in there for 30 seconds, and no I'm not being hyperbolic. I was shocked. Aside from that, the new owners changed their hours to M-F 9 to 5, and I work 8 to 5, so I can never go get my packages. They either get dropped off in front of your door or absent mindedly in the mail room, where they get stolen. I've had so many packages stolen at this building. So the only safe place, the leasing office, I can't even get to because they aren't open on Saturdays or until 6 anymore. They are dismissive of this, they don't give two rats about your packages. They also took the online portal down to pay rent, demanding we do it in person, then they refused a check I had for them because it was from my mom. She was helping me out while I paid all the move in costs to my new apartment, I'm getting TF out of this hell hole, thank god. It's dirty, people pass out in the stair wells which you have to step over on your way to work, there are lots of drug paraphernalia everywhere. It's better than being homeless. This is a good transition apartment if you're on the streets until you can get something better. The Yards at Union Station: It's better than being homeless (but not by much). For the love of god, do not move here. Unless you love cockroaches crawling on you in the middle of the night.

DO NOT MOVE HERE Short version: roaches, drug addicts, crime, stabbing, harassment, feces, vomit, mold, uncleanliness/unhygienic, noise, awful management m, slumlords etc. We loved this place when we first moved in but it is now the the worst place we've ever lived. We are so traumatized by our experience for so many reasons, and even in our new place we still have triggers from here. The place is full of cockroaches and drug addicts. We had to contact the office multiple times to let them know we found roaches all over the building and the issue went unresolved (could be still existent because we moved out while it still was). I am literally terrified of finding them now and our anxiety was so high from having them. We also found feces all over the place including hallways and stairwells. There was also vomit in a stairwell that wasn't cleaned by the time we moved out and had been there for months. It was so bad we had to carry our dog to go potty so she wouldn't step in or eat it. The crime is awful too. We often had people jiggling our door handle and trying to get in and we had our car stolen. They were to turn over the security footage but never did and tried to charge us to replace the door lock and for a new fob. We also got our rental car towed because they provided us with a parking permit with the wrong date. They refused to do anything about that as well. We would have to barricade our door every time we were inside in order to feel a little safer. The "security" gates often are broken and don't work, including the doors to the parking garage which allowed everyone and anyone to get inside. We often found people passed out in our hallways and the courtyard. My dog and I were attacked by someone high on drugs that didn't live there. Not to mention the grass patches and grass areas get so saturated and nasty and smell. There also was a stabbing. I had reported screaming that woke me up at 3am and I walked into the lobby being covered in blood when I went to work at 7am. They were completely unhygienic cleaning this up and put their residents at risk as the employee that cleaned up the blood was gloveless, maskless and wore flip flops while using disinfectant spray that he immediately wiped off. This same employee did not wear a mask to fix mold in our apartment at the height of the pandemic and no matter how many times we told management, nothing was done. Speaking of mold, it is everywhere which made me sick to the point I had to miss work multiple times. They make you sign a mold addendum when moving in. I've never had to do that and they told me it was because we live in the PNW. We were new so we thought it was common. After asking around, no one we know has ever had to sign one and I'm told the black mold grows from poor insulation. You can hear every little sound from your neighbors and the fire alarms go off on a regular basis. We had to move our bed to our living room due to the noise of one neighbor who often had "visitors" at every hour of the night. That complaint also never went resolved. After moving out we got a bill for things that absolutely weren't our fault. For instance, we had an anti-slip bath mat in our tub and when we took it out, it ripped paint up. Now they want us to replace the tub and sent us to collections. Who the F paints the bottom of a tub and how is that on us? They also tried to charge us for rent we already paid, which thank god we have receipts and screenshots with dates of when our notice to vacate was given. They also tried to charge us for keys that were returned and also thank god we have a witness for that as well. We are one of many neighbors experiencing these same issues and know many that are currently working with lawyers and housing authorities to make complaints against this company. You can also tell that it was the same problem for many residents in their reviews. One in which they tried to blame another apartment complex pretending it wasn't theirs and the reviewer must be mixed up. I am not interested in what they will have to say after this review. They do not care, so I do not believe their blanket statement of them being "sorry" for peoples experiences as they "strive" to provide a pleasant experience to all residents. They provide their contact info as if they would even care to listen or do anything to fix it. Don't move here. It will scar you.

The units are g there is a serious problem with drugs and violence. I have been harassed and threatened because I have to chase drug addicts away from my front door on numerous occasions. I went to break my lease because I don't feel safe here, and security pretty much has to be at my unit constantly. They still want me to pay a penalty, which I can't afford because I'm a disabled veteran. Don't rent here if you value your safety.

Since Bonni has become the new management person, the place has gone from bad to worst. The place is overrun by bedbugs and roaches. Don't trust the photos they have on Craigslist. I have attached what it really looks like. Random people lurk the halls and try to open apartment doors. A man was attempting to snatch little kids inside the building. There are aggressive animals, drug dealers and little to no help from The Yards staff. Do yourself a favor and keep looking. The price doesn't outweigh the issues and problems you will have here.good luck getting any packages and they are ALWAYS CLOSED. For all following responses from the "other" Yards. First of all, Nick, your leasing manager, is one of the nastiest people I've ever dealt with. There are plenty of reviews that support this fact. Moreover, when I contacted your office about getting more information about the "other" leasing company. No one responded. For all the readers here- avoid "both" Yards. Both are beyond gross and the staff is so rude unless you're paying rent or looking to view a place. Not a honest representation of the reality of these buildings. Stop trying to shift blame. No one buys it.

My partner and I have been living here for the last two and a half years, only because we have been planning on moving out of Portland and didn't want the hassle of moving to another apartment complex before that happened. During our residency we have had both of our cars broken into, in the paid parking area that costs us $150 a month to park in that is supposed to have security. In addition to having a window broken out, a few months prior I came out, mid-day, to a homeless woman who had gotten into my car and was trying to smoke what I assume was meth in my back seat before I kicked her out. So paid parking is a joke to say the least. That's the parking. On to the rest of our issues with this complex and the people who are supposed to be running it: - Every other package we order is either stolen or does not show up at all because the office tends to lose things. - Our dogs have continued to get sick due to the gated area where we take our dogs to relieve themselves due to the absolutely terribly cared for lawn/nature area that has literal puddles of animal urine and piles of feces that never get cleaned up - Maintenance requests for anything either are never taken care of, or get taken care of months after requested. For example, we had leak due to old piping in our downstairs bathroom and the hole they had to put in the wall to repair the leak has not been fixed yet and the leak happened 5 months ago. - The office staff changes so frequently, assuming because of how poorly managed the facility is, that every other time I go in for any assistance there are different people staffed who apparently are perpetually having to learn how to do their job and are almost always completely useless. I could definitely go on, but the key takeaways are that this complex is run poorly, renters are constantly at risk of either being accosted by homeless people or having their vehicles/things broken into and/or stolen, your dogs will constantly be getting sick if you rent here, and to top it all off you get to hear the dozens of trains (day and night) that rumble down the railroad tracks that are a couple hundred feet. 1/10 will never be renting here again and highly advise nobody else does.

How much do I love Yards @ Union Station? Please allow me to account these details: Obviously, we all have our own view of what constitutes the best overall, value. Your own take on what's MOST important to you is personal. Do you want best quality; the lowest price or to get it fast as possible? That's the thing. The general rule in life is you can't have all three. However, Yards "jumped the shark" for me. I got a beautiful apartment right next to Union Station in Portland. I also believe we got a great price. The response of this leasing team; their speeding of the process was, in a word: PHENOMENAL! My first maintenance request here was satisfied in lightning-fast time. I've been here only three days after a terribly, trying, move but honestly think I couldn't be happier with a new living space. Yes... you really need to love trains and rail-cars and exposure to the busy, commuter lifestyle. So far, I do. I also love this apartment so very much and I don't even have my furniture yet. The flooring is perfect for my needs; the kitchen cabinets and drawers appear to be high quality; my super-long balcony...I feel fortunate to have an opportunity to live happily-ever-after here, near the tracks and the clicks and clacks "whistles" and stops. Granted, I'm a recent import and very new to the area. but this appears to be one of the best centralized locations, far enough away from some of the more undesirable areas yet close to EVERYTHING, Portland. Thank you so very much Yards @ Union Station. This opportunity allows me to rise from the ashes after a few, horrible, years of living (and dying) in the state below. I can't think of a better place to let the healing begin! Want an AWESOME place to live in Portland? A great apartment? You gotta check out these Yards because they RULE!

Management at these apartments is atrocious. Communication is near non-existent. I had a bullet come through my ceiling from the apartment above and after notifying them and they inspected, said they would follow up, all I got were two maintenance notices, each for a week long period from 9 - 5, so that maintenance could come in and out to repair a tiny bullet hole. They were a no-show for both weeks and I told them not to bother until after I moved out. Not anything about putting my mind at ease at the potential or not of more rounds being fired into my unit. When they decided they want me residing there any longer, they claimed to have a witness who alleged I threw a couch/loveseat over my balcony onto the walkway below to bolster their case to have me evicted. Not only that, but they claimed I moved out 4 days after I had actually done so. I received no notification that it had gone back to court and they won a judgement against me. If you value your safety and/or sanity, YOU DO NOT WANT TO MOVE INTO THE YARDS AT UNION STATION.

I rarely rank anything, but this place takes the cake. Absolutely the worst, bottom of the barrel apartments. Their towing policy is no warning, so just moved in? got a rental for doing some repair work on your car? Oops they already towed you because their office is never open and you didn't get their crappy sticker to put in the window. Fire alarms go off at least once 1 week that wonderful combo of weed smoke and cooking will set it off every time. Homeless make the area unsafe, have had delivery orders stolen in under 2 minutes. This place is unsafe and not recommended for living.

DO NOT MOVE HERE - they accidentally gave a new resident a key to MY apartment. I only found this out because the new resident had opened my door and scared the hell out of my girlfriend and me. Yards at Union Statement Apartments then completely denied it, HESITATED to send someone to give us a new lock (and he came 3 hours later than they said he would, late into the night), and never called or emailed us to apologize. How does that even happen?! Horrible customer service overall. New women employees w/ black hair and the other with glasses are extremely rude. Customer service has dramatically gone downhill since their arrival.

Roaches, car break ins, heroin needles, crazy violent neighbors. The list keeps going. Stay far away from this place. After my car got broken into the second time in my three years of living here they tried to charge me for a replacement garage door opener for the garage that my car got broken into. Saying that they were not responsible for the items in my car even though I do not own that item and it's theirs. Front office inattentive and disorganized. Terrible security stands on the corner of NATO and Ironside Terrace smoking cigarettes and not doing their job. Maintenance comes into your apartment with no mask during a pandemic. One of the maintenance guys with a white truck. Made comments about me and my political affiliations when doing a simple repair in my apartment. Maintenance manager thought a major leak was coming from my apartment came into my apartment at 7 AM unbeknownst and began to saw my wall while I was sleeping. They didn't fix the wall where they had thought into it for almost 2 weeks. Just plain terrible. Rent cheap as hell though.

I lived in the yards (phase B) building from September 2012 to June 2014. I chose the location over the internet, and asked the friend I was renting with to take care of paperwork. The paperwork was fair, and John helped make it clearer. We rented a 2 BR/2BA apartment without a parking spot. I was surprised (happily so) to have a washer/dryer unit, in addition to the fridge and dishwasher. Some other units don't have a washer/dryer unit so they use the laundry room upstairs. We were allowed to paint the walls, as long as we paint them back before moving out. So we chose light yellow. Over two years, john, Sabitino, stephanie and Karen were always helpful. Betsy was always available to special requests, especially after being a good renter. We placed few maintenance requests, and they were answered usually during the same week. The leasing office also held few packages when I needed them. One of the inconveniences are the train noise. But again, there is railways all over Portland.

Living in Complex B3 (783) This apartment complex has it's flaws, but overall, I have loved living here. When we first moved in (Aug 2013) we fell in love with the views. The interior is bright and setup well for a downtown apartment. The gym is ok, not great but not bad, and I liked the secure entrances. We paid for a garage parking spot, and I have to say (even though it's now around $150) it's been so worth it! Finding parking in the area is a pain, plus you have to pay for it anyway (and who wants to wake up at 7am on Saturday to pay for their parking?). The surrounding area is actually really quiet for downtown. There is a bar down the street, as well as a corner market (which has a decent selection of wine and beer). You can find most anything within urban walking distance, and there is a Safeway close by as well. This complex is also VERY dog friendly! The Yards also has an online bill pay, auto pay setup, and maintenance request forms. It's made things here very convenient. However, from the time we moved in to now, the complex has gotten kinda trashy. There is one maintenance staff for each building, and they are overwhelmingly understaffed. There has been a person with a courtyard facing apartment that has been throwing glass (cups, plates, bottles, etc..) out of their window onto the ground. I have almost been hit by one (I was hit by the shatters of glass). This courtyard is a huge dog walking area and gets a large amount of traffic. I believe it is the same person that screams out of their window to "shut up" anyone talking in the courtyard. I've reported this many times, but since they can't find who is doing it, they aren't doing anything about it. I do have many of my neighbors watching out for this though... There has been an increase of graffiti in the elevators, and whenever the office puts a sign up, someone will write nasty things on it. The elevators are also scary at times. The sounds and shakes are terrifying when they happen, and they are really sloooooow. I do like how most people don't just throw away items of use, they will put them out in the hallway, with a "free" sign, for others to use if they will. Most items are gone the same day, but occasionally they will be there for a few weeks. I'm not ashamed to admit that I've gotten some really nice stuff from the hallway. :) The whole set of complexes are extremely dog friendly. Since I moved in, I've gotten a dog. because of this simple thing, I've met and made more friends here than at any point in my life. I love the people I've met and I'm going to be very sad to leave. This place is a huge community and the people really stand together and are very friendly. There are the "outsiders" that just want to keep to themselves, and the "always annoyed" people, but for the most part the people here are quite nice. I ended up creating my own dog walking and pet sitting business just for The Yards residence, because there are so many dogs here. I've actually done really well so far, and I will keep a few clients even after I move! All in all, it has been a lovely stay here at the Yards. The reason we are moving is because of rent increases. GSL (the management company) raises the rent around 10% every year. Just can't afford over $1200 - $1400 for this place...

I'd agree that I'd give zero stars like everyone else. I didn't even get to move in complex because of errors and no call backs. I called to view the unit and had scheduled things and that went fine, bought in my credit app check and was approved in the morning....and then it goes downhill from here.... I went in to view the townhouses and had an appointment, and while they did have me scheduled, I had to wait 30 minutes to view the property. I asked some basic questions about monthly sewage/water and oddly the asst mgr didn't know the answer. It was a great location and price so I thought "Ehh...I'm easy going...I'll deal with it" and told them I'd decide tomorrow. I called the next morning and left a VM stating to call me back. Then called again at lunch time to finally reach someone and I advised "Hey, I saw the townhouse yesterday, I wanted to take the one I saw" and the agent stated "Oh Summer? is helping you, she's in training so I'll just note it and she'll call you tomorrow when shes back to go over details" and I replied " its the unit I want because theres 2 townhomes" Leasing agent " yeah, its the one you saw" I get a call from Summer? saying "Hello, etc etc etc, come sign this day etc etc etc....yes its the available unit you looked at" and I'm pretty excited I go in to sign...guess what...paperwork isn't ready, agents aren't ready, and I wait 45 minutes to sign my lease. Once again I ask " hey just wanna make sure its the one I looked at, the corner one" and the agent I was signing with said "yeah yeah, I'm sure its that one" I sign and finalize everything and go walk to my car and I think...hmmm... let me go double check... YUP!!! ITS THE WRONG UNIT AND TOWNHOUSE! I walk back to the leasing office and go "Sooo that's the wrong unit I just signed for" and the agent tells me "Ohh, I'll just fix the unit number since yours isn't even listed as available" and I'm like "F*CK....* Guess what...30 minutes later I get a call from the leasing agent "Sooo I just finished talking to my manager and it looks like we were putting you in the coming available townhouse and not the one you looked at because someone else signed for that before you did" and I'm like "but you and the other agent assured me its that unit that we saw together!" then some blame words from the leasing agent came out stating the agent I was working with on the phone is new so things got messed up and I was over it at that moment.... Honestly the ladies are nice but EVERYONE is pretty much new and they cant keep a staff or appts. And funny thing is my friend was the one that got the townhouse!!! Which I'm happy for him since he gets to move downtown but ya...the headache with that place isn't worth it. Good luck to those who live there or thinking about living there

DO NOT MOVE IN HERE I sincerely wish I could give 0 stars to this apartment complex. From the date I moved in I had many problems. They first gave me the wrong building address, as the address that would supposedly be mine. I had no idea this was the case until I had a package delivered and it went to the wrong building, it seemed peculiar to me, but maybe just a mistake. THEN they put a notice of eviction on my door, for not paying "my" electricity bill, as I had set it up with the address they had given me. They demanded I back pay my electricity bill, and the money I had payed for someone else's bill was completely ignored. The apartments are extraordinarily cheap, I'm now paying 100 more a month for quality, so the place is somewhat of a rip off in the first place. There is an unsettling stench throughout the building that is sometimes masked by whatever cooking may be occurring on your floor, but the regular smell is that of an outdated gym. On a variety of occasions I walked into the building to find homeless people asleep, or smoking in the stairway, or overdosing. This was nice. In addition to this, they advertise the complex and garage as being "secure", it is clearly not. My car was vandalized in the garage, as someone had let the air out of my tires, as they did to other cars, stole license plates, and broke mirrors and tail lights. Let's move on to the staff. Upon move in there was one very nice young lady who knew pretty much everything there was to know about the building, she was always helpful and could provide answers in a timely fashion, her name escapes me at the moment, but I did appreciate that, you may be worth the one star. Aside from that, all of the staff has no idea what is going on in the complex at any given time. They would always give me answers to problems I knew weren't correct, or they would refer me to the manager who's signature line was "I'm sorry its out of our hands". Upon moving out I didn't give a full 30 days of notice, which is strange to have when your lease has a firm ending date. They said the only way around this was for me to pay an extra month's rent, so they took my deposit. Fine, by a technicality in the lease, they were correct in that I didn't give them a full 30 days notice. I asked to talk to the manager again, who said all payment was dealt in corporate and again... "Out of her hands". She said she would have corporate call me to help solve my problems. Of course I never received any calls and she would not give me the information to call myself. Now that I have moved out, they called me saying that I still owed a certain amount of money, and wanted my forwarding address so they could send the bill to me. I gave it to them, and a couple weeks later received the bill. I promptly sent out a check to the address provided and never heard from them again (or at least I hoped). Moving on to today. I receive a call from a collections agency. For the amount that I sent the check in for, seems peculiar, but at this point, not surprising in the slightest. I asked them if I could speak to the Yards before committing payment to a collections agency, who were very nice and helpful. I called the Yards, unfortunately, and was given the same speech again, "There's nothing we can do, the check was never cashed, and there's no way for you to prove that it was sent". He again referenced the mysterious corporate as handling these things. I suggested that I could have taken them to court, and he snapped back "Well you should have done that". Needless to say my list of frustrations were never ending, remedies to my problems were never provided, but instead avoided. It is an unsafe, unclean, and unprofessional place to live. I am beyond glad I found a new place to live, and HOPEFULLY never have to deal with them again. I hope people will read this and find a better place to live and save you some problems. As I wish I would have known these things prior to my move-in.

i just moved out of this shithole because it was literally killing me. there is mold in the walls and floors and staff lies about it. we had to get the city involved. while i was there, for nearly 10 years, i had to switch units twice due to issues. the first time they put me in a ground floor unit where i experienced 3 break-in attempts in a 2 month period. staff just acted like that's the norm here and wouldn't allow me to relocate unless i brought a note from a therapist which cost me more time and money. it was traumatizing. i experienced nerve damage due to mold exposure and am taking these idiots to court. i have documentation and am not taking this lightly. management changed hands no less than 4 times in the time that i was there and the most recent team are some of the most vile, disgusting, human wastes of potential you will ever meet in your life. they speak to working professionals as if they are children. they don't give a shit about the well being of the tenants or building, they certainly don't give a shit if you die. this place feels like a place where people come to die. the entire building should be condemned, if we want to be real. if you value your life and sanity, do not live here for any reason whatsoever. and all that shit? that's before you even get into the neighborhood, constant noise be it from neighbors (i had 2 neighbors beside and below me making bass and violent domestic disturbances noises all hours, every f-ing day, no matter how many times i reported it, it never got better, this went on for years!!!!). expect to be randomly accosted when you're just trying to walk to the market to get grocery. random stabbings are commonplace, as are animal/human feces/vomit/messes in the halls, elevators, and trash rooms. maintenence doesn't do basic things properly, literally a hole in the roof of the 941 building that, if fixed properly, could have prevented the rot currently happening in their walls. they know, and they continue to do nothing. the city knows, and still they do nothing. we wouldn't be surprised if they paid off the city so they could continue robbing people of their money and health. this place is disgusting, absolutely unliveable conditions. i wouldn't wish this place on my worst enemies. yes, it's that bad. i'm now paying more for a far small unit in which the toilet barely works, still 10000% better than this shit hole of a place. no joke.

If i could give 0 stars i would. I guess i'll describe my "1 star" experience. Lets start off with the Leasing Office. They do not treat you like the paying customer, infact they expect to be treated as if they are the customer. Office hours are supposedly 9 to 6 Monday through Saturday, closed on sundays. They used to be open every day, which meant you could recieve packages every day. Well, not any more. They cut Sunday being open, and reduced Saturday 12-6. It really varies for them. Some Saturdays they open at 9am and are gone by noon. Or they don't even open at all. They close randomly during the week, sometimes they leave at 2 or 3pm with a sign that says "we closed early, we'll be open tomorrow", which is usually a guestimate on their end. They make no attempt to actually have the place staffed. Randomly they just close of office and say "out on a tour". They seem to change policies weekly on packages. They won't sign for anything, they will sign for stuff. They'll send your packages back if you don't pick them up for 2 days. Which is really difficult to do if you have a job and try to get to the leasing office before they close at their stated 6pm, only to find out they left early. When it happens multiple times in a row, you are the one that is screwed out of getting your package. The entire office staff make it seem like the residents are an inconvenience to them. Most, if not all, of the leasing staff are rude and lack any sort of care at doing their jobs. Just sitting and prepping rent increase letters They seem to care more about residents who are Section 8, Low Income, or on disability. Hell, they have people leaving here that's not even on the lease! One lady who lives off the ground floor facing the courtyard in 783 used to have piles of cans sitting on her back patio. I'm not talking about a few bags of cans and bottles, I mean 20 to 30 garbage bags full of them. I've seen her several times digging through the dumpster for cans. She begs alot for smokes, and I've seen her digging through the cigarette receptacle countless times. She used to make excuses about paper and the like being put in there and it catches on fire. Now she casually just pops the top of it off and rummages through, and to hell with everyone else. She does have a key to get in the building, and usually waits outside the door to get in, or calls after people to leave it open. Suffice to say, one of the biggest dirt bags around. The grounds are usually a pig sty. Transients are always going through the dumpster, throwing garbage every where. They recently installed gates around the two outside dumpsters. It does little good when transient just open them, it's as if and unlocked gate is somehow going to deter bums from throwing garbage every where. It, no doubt, costed several thousand dollars to buy and install those gates, which is obviously passed on to the residents. Lighting in the courtyard of 783 has been broken and laying in pieces on the ground for about 3 years now. I guess it adds to the decor. Some would say this place is decorated in early Fuck. Transients, and some "residents" who are not authorized to be here, damage or rig the entrances of the building to not close all the way, so they can enter the building. Sometimes the entrances don't work at all, probably thanks to the dirtbags who jimmy-rig the doors so they stay open. Usually the courtyard door to building 783, the keyfob reader detects the key, but the door won't unlock. Power outages, which have occurred three times since i've been here. When the power goes out, all entrances are locked shut. The leasing office is suppose to have someone let people in every 15min, but during the last outtage, not one of them was around. There is no emergency lighting in the stairwells either. I'm sure that has to be against a regulation some where Don't live here. Pay more and get a place where they appreciate you as a customer, not just an ATM

I have lived in the yards for a few months now and have been consistently impressed by the customer service. I believe they've had a management change within the past year which would explain the negative reviews from previous years. So far the communication has been great and everyone in the front office has been so helpful.

Wow, let me tell you how come I will never live here. A few days ago I called and the guy that answered was nice, said there were units for the time frame that I was interested in and stated that we could come down on Saturday for a tour even though they were short staffed. We get there.... Julia, does not acknowledge us, we said hi and then stated why we were there - she did not ask us to sit down. She states that there are no units for that time frame. Then she just looked at us like with a look of disdain because we were still there. We asked about seeing a unit because we could possibly move earlier. She said no, showed us 1 picture of a smaller unit's living room, and said they don't hold units. What the fuck? Terrible customer service. We will never be back. Hey, at least we saved money.

First of all, BEDBUGS! BEDBUGS BEDBUGS BEDBUGS!!! The very first night I slept in my new apartment I was swarmed by bedbugs. When I went to management the next morning they begrudgingly hired an exterminator while heavily hinting that I was the one that brought them. It took five months, two exterminator trips, and several hundred of my own dollars to finally get rid of them. Bedbugs aside, ive found poop in the elevator on more than one occasion and urine in the elevator and stairwell on more than one occasion. Lastly, the managers don't really seem to care about their tenets as the two times I've spoken to them I felt talked down to and disregarded. The unit itself was decent though.

Good looking secure building with rooftop access. As cramped as this area is there is still street parking in this area. Your only other choice is to pay for private parking (about $140.00 a month. My friend D. has a studio apt. I think it's $600.00 plus electricity. The kitchen id good size and the bathroom is huge. The patio is small but the view makes up for it in entertainment value alone.

If you don't READ the entire lease agreement then you may experience some problems with management. Pros: A.) Spacious living rooms, bedrooms w/ clean units. B.) The grounds are kept very clean by maintenance. C.) Fitness center, Rooftop Terrace, Patios, Garbage/Recycling room D.) Convenient location(Walkers paradise, Runners euphoria, Public transportation riders best wishes) E.) Management is down to earth but professional. F.) Online payment option for rent(ACH free, Visa $20, MC$30 per month) G.) Most neighbors are quiet & respectful(If you don't bother them then they won't bother you) Cons: A.) Parking spots(Hit or Miss during off-peak hours) B.) Trains Noise(It's pretty loud if you live in certain areas of the complex) C. Trains(leave 10-15 mins early because the trains will slow your commute) D.) Staircases(scratches on wall from residents moving in/out, smells soggy & dull) E.) Laundry room only on 1 floor in the entire building.

They didn't completely screw us over upon move out. we received most of our deposit back which was a nice surprise. However they charged us a fee twice and lost so much of my paper work that my head started to feel like it was spinning. I would go talk to people in the office and I would be told many different answers to the same question. The fire alarms go off very regularly in the 815 building and you will see people that do not live there sneaking into the building/sleeping in the hallways. I personally have had people try to break into my apartment while living there and had people banging on my door constantly because they thought the old property manager still lived in my unit. It was almost impossible to leave my apartment without being accosted. Long story short, yes the rent is fairly inexpensive for the location but trust me you're going to be paying for the location in other ways.

The Yards is a very value friendly apartment to live in with proximity to quite a bit. I see the mixed reviews and wanted to give you a very candid one. We have a great apartment on the top floor, though I've heard from others that the bottom floors often get broken into through the open windows. In addition, we lucked out and our apartment faces the river and the two bridges, which is spectacular. The only really issue is the noise from the trains and potential delays when there is a train crossing. Once you get used to it and perhaps with the aid of a sound machine, you'll sleep right through it. Sometimes people leave things in the main hallway by the elevator, let their dogs pee in the elevators, and are destructive of the property but this is due to the people living here and their general respect for one another which honestly could happen anywhere. I have to say that the neighbors I have, have been generally respectful and have had no issues with. They allow dogs, which is great for pet lovers. I believe it is up to the owner to pick up after the dog, train them etc. While this generally happens there are always accidents and the cleaning staff generally gets to it with in a few days. It's a generally secure building with underground parking and while the proximity to Chinatown brings in some interesting people, it generally safe. They also have a new night patrol which I'm sure helps out a bit too. The management is quite nice and they take care of things as soon as you report them, such as a clogged sink or issue with an appliance. They will also sign for your packages and let you know they have them. I've had no issues with the staff at all and have found them quite attentive. While it isn't the most beautifully desirable place to live, it's well situated, close to everything, generally clean. Honestly at the price, you aren't going to find a better place in this area. I would recommend it and even just signed an additional renewal. I believe a place is what you make of it, for the good and the bad. Hope this helps.

Lived here for less than 6 months due to bed bug issues at the complex. On the day my roommate and I moved into the apartment, we found a bed bug crawling around in one of the bedrooms. We put the bug in a plastic bag and presented the management company with the issue and they were insistent that we must have brought the bed bugs in when we moved in. We tried our best to clean the place and ensure there were no further bed bug issues. 4 months later, bites start to appear. I started seeing bugs and looked at the bed posts against one of the walls in the master bedroom. I have never seen an infestation this extreme anywhere. I told the management company right away and they insisted it was still our fault. The manager said they were going to send a pest management company to come and look at the issue. In order for them to do this, all items needed to be removed 3 feet from every wall and entirely out of every closet and cupboard throughout the entire apartment. We did not move all items far enough from the walls apparently because the pest control company did not perform any treatment or inspection. The manager told me, I needed to stay in the apartment and continue to sleep in that room to ensure that the bed bugs stay present so they can be treated. I refused to stay in the apartment any longer. I demanded to leave with receiving a full deposit returned to me even though my lease wasn't up. The manager denied this request, I stated we had this issue from the day we moved in, the manager stated the apartment was professionally inspected prior to us moving in so my roommate and I had to be responsible for the bed bugs. I demanded to have a copy of the supposed inspection report and the manager said she does not keep that information at the leasing office. I knew this was a lie and I said I would return the next day and she could give me a copy then. When I came back to the apartment the next day, a notice was taped to my door stating I would be able to leave the apartment complex without penalty of breaking the lease but I had to be out in 4 days. They understood they were getting called out on their lie. We moved out and threw away nearly everything due to the infestation. The management company did return my deposit but not after deducting two beg bug infestation treatments totaling over $600. In all, utterly abismal management and manager who's entitlement is only topped by her ignorance to understanding her job to "manage" a property and provide a safe place to live. Worse decision one can make is to decide to live here. Picture says it all.

The place could be a solid. The location is good despite the loud train noise. However, the staff is really poorly organized and seems to be chasing their azz most of the time. They are more worried about lunches and breaks than actually getting things accomplished. If the were better organized or had better leadership the entire place could provide a great value for hard working people.......................................... I hope the ownership reads these reviews and makes an effort to improve the staff..

I live now in the C building, the yards newest building. My 1 BA/BD has a D/W unit which is great! A small gym on the ground floor is so convenient for rainy days. The management is always helpful, and I asked them few times to keep packages for me. I enjoy the common spaces on each floor. I like it here.

I love my apartment. Great view, super clean, mostly quiet. The building was sooo clean 20 months ago but now has been terribly dirty for several months. I even have to clean the gym and elevator of unspeakable filth from time to time. The management seem overworked and confused. What are going to do?

One star too many. DON'T LIVE HERE! Your packages will disappear. You'll have meth-heads on your roof. Your apartment will flood. The hallways will smell like trash because the chute is consistently backed-up which will bring fruit flies into your apartment. And the workers will lie to you to get you to move in, in my experience. I was told I could terminate a lease w/o paying an extra fee after 3 months -- that was a lie to get me to sign the papers. And only after the last month of my lease began was I informed that my verbal notice of moving out wasn't sufficient and that I'd need to do it in writing as well. So I'm locked into this shithole another month! They'll fuck you ever way they can think of -- then they'll keep your security deposit.

Hi, I'm giving this place one star only to write a review otherwise I wouldn't give not even a star of rating...this is why. I recently got offered a position in down town Portland and as many may know down town Portland is a very upbeat fast passé part of Portland many might agree that living there is suggested to save commute time. I was told by many that an apartment there is usually takes a long time to get into considering their waiting list which is about 1year-4 year waiting list. Insane! Regardless the rumors I thought I'd try my luck and ran into a few apartment of which one of them was The Yards At Union Station Apartments...about a few apartments I applied to...sent the rental application forms and waited. David (who goes by Dave sometimes) one of the staff employees at The Yards At Union Station called me eager to tell me that there is an apartment that matched exactly my request of space, that was available, which he said I needed to put half of the deposit down right away being approved for the application so that I don't loose it. Hal's of the deposit 150$ out of 300$. Told me I was approved with my moving date set up, December 12th. I gave my landowner 2 weeks notice of evacuation to the current place of residence and made plans to move into the new place. December 8th which was a Thursday David calls me...four days before I have to move in...he tells me that there was something that occurred and my moving was not being approved anymore. I've asked for my deposit money back and said they are not refundable...how can I know he didn't just rob me of the 150$ with many other applicants he must have said he approved, I've asked of him to show me where it states that it's not refundable and he couldn't show me on the legal paper agreement for the application. Very low morals, poor customer service skills and no work ethics!!!! I wouldn't recommend this place to anybody, the staff here is horrible. Honestly it's not the money what bothers me mostly but the way he handled the situation was very unprofessional and sad to see that this is how they make a living and how comfortable they stay thinking they are so great. Luckily I had a place that I found to stay in that 4DAYS short notice...but god forbid it was somebody that had to end up on the streets because of poor work ethic skills and the negligence of the staff there. Terrible place and I wish there was a box of no star rating.

First we were told we could get tandem parking. Then we gave them money. Then they told us there is only street parking, at the same price as garage. So we gave them more money. Then the day before we moved in, as i finished boxing up my belongings, they called to say there is no parking, at all and no refunds. After calling a lawyer and the housing authority, they have agreed to return the holding fee, because they in fact have not had even any single parking spaces for 6 months. Thankfully we can continue to stay where we are. This situation might have rendered some homeless. Wish I could rate them with a zero.

The apartments itself are ok. But the leasing and management staff here are AWFUL! The second you need help with, let's say a car getting broken into or your washer breaks... They are no where to be found. They have the worst customer service I've ever experienced. Rude staff and not helpful what so ever.

This review is written in behalf of my Disabled mother who is a current resident as of 3/6/2016 Julia and David, the leasing agents, are responsible for processing the documents new tenants sign and submitting them to section 8 for subsidized applicants. THEY DID NOT DO THIS!!! I just found out that the rent is due on the 1st and sec 8 doesn't know anything about it. Now my disabled mother faces eviction in two weeks time if she doesn't come up with $928 dollars plus late fees. Julie and David both refused to talk with me as I am not on the lease and do not have power of attorney. I speak for my mom, period. They both hung up on me several time's and refused to provide any solution to the problem at hand. They demanded power of attorney to talk with me but do not have any documents for us to sign to make it happen. FYI: I speak to my mothers doctors, phone and cable providers, and lawyers all with out power of attorney. I'm family and she simply gives written or verbal authorization. Now my Disabled mother faces eviction and living on the streets and The Yards at Unions Station could care less. Don't live hear. The negative rumors about the staff are all true. They are incompetent and have forced my mother into this situation by not processing the rental application and paper work they were obligated to submit in the first place when she applied. If you are on Sec 8 look else where or be very careful as I fear you too will be facing eviction soon after you move in. I think this was done intentionally as a form prejudice against low income subsidized applicants.

I was moved into a 2 bedroom town home for ~$1700 a month not including utilities or water.1st off, the town home did not have a working washing machine and this was not mentioned before we moved in.It took the Yards 27 days to get us a new washer unit.2nd my water meter was broken and overcharged me for 6 months,it took that long to get an investigation from the water company.The leasing office did not have maintenance look at our meter 1 time during that 6 month span of complaints.3rd,My neighbors at the time were a family of 5. A mother a father and 3 children,ages 2,4,and 6.These children are all on the autism spectrum,the 2 and 6 year old had to be on separate sleep schedules or they would attack each other leading to screams and pounding throughout our town home.The 2 and the 6 year old were separated by their sleeping schedules when one was asleep the other awake. So whoever was awake at the time plus their 4 year old sibling would entertain themselves by jumping on a 13 foot diameter outdoor trampoline. This trampoline is indoors and upstairs in their master bedroom. Unfortunately our masters shared a wall. If it wasnt a constant shaking and thuds from the trampoline it was screaming and fighting. I understand the family is doing the best they can, So i asked to transfer town homes. The Leasing office would not allow this and wouldn't take into consideration THAT THATS NOT NORMAL. In the lease it states any noise "thats not normal living noises" as a noise violation. A full size outdoor trampoline in your master bedroom is not normal. So our only option was to downsize from a beautiful town home located in a very pretty courtyard,to a two bedroom,street level on NW naito. I now enjoy cigarette smoke from all of my neighbors ,the bass from car stereo systems who park outside,My patio items get stolen,in the summer when I open my windows my apt gets a beautiful aroma of urine because all of the dogs in the complex relieve themselves outside and etc..I ran out my year lease here and asked for a transfer, again zero consideration for a descent tenant. I have never missed a rent payment,I have caused no damage to my apt or the yards at union station,I have zero noise complaints,I do whats required by my lease and try to live peacefully. Its very unfortunate "the polices of the yard" can't help you catch a break from time to time.If you get stuck with noisy or unbearable neighbors,dont spend money on soundproofing foam panels because they dont work. If the transfer policy was edited and allowed for tenants of good standing to transfer units based on circumstances,my experience here would have been greatly improved. Personally I wouldn't recommend living here to anyone I liked. When I moved in a few years ago it was nice. Now I'm trying to find somewhere else to live; The rent has risen and the livability has dropped. The staff is not particularly friendly, or responsive to concerns and issues. The fire alarm is pulled in the middle of the night by transients that make their way into the building, Apparently the scam is that they then see who left their apartment unlocked and rob them. A woman (a resident) was mugged recently in the courtyard, during the day, but according to the Management we have 24hr security. The roof top area which is supposed to be one of the "amenities" is inaccessible due to the door being broken. It's a good thing this building has 2 elevators because at least one of them is often broken. Either the transients or one of the people who lives in the building is trying to melt the elevator buttons and has burned random wall spots and papers posted by management. The poster that said they used to accept packages is accurate. Sometimes they do, sometimes they don't, sometimes they're delivered to the door of the apartment, but at one point a bunch of packages were just left by the mailboxes, in full view of any one who might want to sneak in and steal them. Or another sketchy resident who might take them. Used needles, melted wax, baggies and other trash in the stairwell have put me off climbing the stairwells as have random homeless people doing drugs there, drinking and hanging out (read:engaging in sexually explicit acts). At one point the lights in the hallways were off for almost a week and the emergency lights were the only things lighting the hallways, the stairwells were pitch black, even in the day, as they're in the center of the building. The only explanation I ever received for this was some vague reference to how the emergency light system was not working properly. I personally have found people passed out in the hallway and at least one person who was so out of it that they were screaming about spiders attacking them and the police had to be called. Pretty sure there's at least one person running a flop house style arrangement in their apartment as you see questionable sorts standing outside of doors "waiting" for people to come home. And constantly, I mean on the daily, people either follow you in or ask you to let them in. I won't let people in voluntarily but I'm also not going to confront people who may be violent, on drugs, mentally unsound or all of the above. If the management could fix all of these issues. this would be a really nice place to live as it's very convenient to downtown, and I will say the actual apartments are a nice size. the 1&2 bedrooms have washer dryers, balconies, and pretty good closet space. I know nothing about the bed bugs one person posted about, but I wouldn't pick up anything from the hallways. You would think from some of the reviews that they're written by people who have been evicted, and maybe that's true, but sadly many of the other issues they've listed as being problematic are true.

Do not move here unless you enjoy being perpetually bothered by homeless, dealing with a useless staff, don't mind having your vehicle broken into, and walking through clouds of pot in the hallways. They also charge exorbitant fees for any little infraction. They do not work with you at all and their company policy is to take you to court for every little thing with no exception. Yes the rent is low for downtown but even at half the price it's not worth everything you have to deal with. I have lived here almost a year and if all the small flaws were all there was to deal with then it would be a fine place to live, everything I listed above pushes it over the edge. And if you are a vet I would suggest being homeless over this place. Actually I would advise anyone to be homeless over living here.

Ever since Betsy has been in charge, the Yards at Union Station has improved dramatically. Prior to her, it was a convenient place to live. Close to transit, easy to get downtown. Since Betsy, the staff has improved considerably. It is now a pleasure to walk into the office. They pay close attention to the quality of living here, and that is noticeable. So, now it is convenient, and enjoyable. I've lived here a long time, and have seen many administrations. I sure am glad to have Betsy back!

I have never actually lived here, however I have gone to see the apartments and felt I should share my experience. The staff was very unfriendly and unhelpful, we worked with Lauren specifically. There was no interest in actually renting the apartment to us, only informed us of the workout center and never offered to show it to us. The website is not accurate for apartment pricing, parking availability/pricing, or their actual pet policies. The building seems somewhat run down and not well maintained. Overall in my search I would pass this one up.

I really do like living here. College student, work at night. I mean theres always something to do close by. The only thing I don't like is JOHN!! the guy is a dick in the office. not the one with the beard. but everyone is always tight other than that!

Do not live here. Do not visit friends who live here. DO NOT WORK HERE IF YOU VALUE YOUR INTEGRITY. Even if the agreement sounds good (the fine print in the paperwork has some red flags), you will get petty fine after petty fine followed by indifferent lack of service starting the day after you move in. And no one can help you move in without paying to do so. The complex (and your rent payment) subscribes to Pacific Audit Services, which constantly spies on the parking lot ready to jump on anyone who might possibly have misplaced a permit or not be able to read tiny inconspicuous signs, or got out to look for a place to pay to park (like your guests). Expect no mercy from the leasing office. Five minutes of confusion is a gross violation in their eyes.
