Lovely place with such nice friendly people working there - Oliver at the front desk deserves a huge pay rise! Whenever you walk in to the front desk, Oliver always greets you with a big smile, and makes you feel so welcome - a real star whose incredible nature should not go unnoticed. ****IMPORTANT - avoid renting through fllat.com - awful experience*************************************************************************** Keith was bullying, cowardly, deceitful, awful customer service, and with v dodgy practices. Everyone at Fllat.com was rude and obnoxious. It comes from the top. *******************************************Again this is NOTHING to do with Theory, but please Theory, if you don't want your reputation ruined, end your partnership with Fllat.com and Keith, or make them change their behaviour URGENTLY************************************************************************ The same is true of the maintenence men. Theory - please promote them ASAP. The vast majority of cleaners, maintenance men, front desk people etc are lovely (I can't remember your names, sorry guys) - deserve pay rises to. Amazing facilities - pool, bbq, outdoor sitting areas, work rooms, pool table, lovely gym, and such nice interior design! And such a fun, vibrant area around!

Do yourself a favor and look elsewhere. I don’t usually leave reviews, but this place deserves a warning label. Between the constant smoke, sewage smells, and water damage that causes mold, Theory is a disaster. Management ignores complaints, and incentivizes 5 star ratings from residents and maintenance never fixes anything long-term. It’s extremely overpriced for the experience. Don’t be fooled by the look of the building; there are much better options in NOMA.

Oliver, our resident concierge, is honestly the nicest person. He always greets me in the morning when he’s on duty, and anytime I have a maintenance issue, he helps me report it right away and it gets fixed super fast. (Also appreciate the fast response and great service from the maintenance team!) I really enjoy chatting with him every morning — it always puts me in a good mood before heading to work.

I was looking to stay in the NE area because I truly love it here. When I walked into Theory, I was warmly greeted by Oliver. He was SO kind and friendly, assisting me in connecting with the leasing office even when I had difficulty navigating the website. 😅😅 To be transparent this interaction made me want to explore this place further, really comforting and genuine feel from the start. Laurin, the leasing agent, was simply AMAZING! She patiently answered all my questions, no matter how difficult or repetitive they were ( sorry Laurin! lol) and guided me through the entire process with grace. 🤍 On move-in day, Oliver continued to be outstanding, helping me reserve the elevator and even giving treats to my dog to calm his anxiety - what! Truly; I couldn’t have asked for a better experience. Thank you both for everything!

Update: I want to specifically mention the stellar experiences I’ve had with Halefom (maintenance lead), Mamadou (Concierge), Joseph (Concierge lead) and Brittany (property manager). These individuals have made staying here significantly better and easier. I can’t say enough great things about them to my visiting guests!! Original Post: Moving to theory was such a great decision. Location, price point, luxury build, and safety. I toured at least 15 places, so my decision was definitely worth it. Thank you to the management team and special shout out to Kaida and Bea. Kaida single handedly sold me on the tiniest apartment I would have never saw myself in. It’s PERFECT just for me and my little fur child. You won’t regret moving here. Just like any new construction buildings there will be few issues but those do not trump the beautiful experience you will have living here.

My experience with Fllat, one of the rental companies operating in this building, has been extremely disappointing. From the beginning, the unit I was given did not match what was promised in my lease—I was supposed to receive a master bedroom, but never did. Despite sending multiple emails for more than two months, there was no resolution or follow-through. When I decided to move out because of this ongoing issue, the company informed me that they would keep my security deposit, even though they had failed to meet their contractual obligations. I would strongly recommend that future tenants carefully review their contracts and document everything in writing, as my experience has shown a lack of accountability and transparency in how they handle tenant concerns.

Living here has truly been the best experience. The building is always spotless, the amenities are great, and the staff make such a difference every single day. The concierge team is wonderful. I especially love the weekday morning concierge who always greets everyone with a smile, it’s the nicest start to the day. Brittany and Paytin are fantastic - so helpful, responsive, and kind. Maintenance is also incredible! Quick, efficient, and genuinely friendly whenever you see them around. I honestly wish I could name every single person on the team because they all deserve credit, but I’m terrible with names (please forgive me!). Just know that every interaction I’ve had, whether it’s concierge, management, or maintenance, has been consistently positive. You can tell everyone here really cares, and it makes such a difference. The neighborhood is another huge perk. Trader Joe’s is right around the corner, Union Market and La Cosecha are just a short walk away, and there are always new bars and shops opening up. It’s lively, safe, and just a 10-minute walk to the metro. The apartments themselves are beautiful. Modern, thoughtfully designed, and full of little touches that make life better (the bathroom mirrors with built-in beauty lights are amazing). Friends always comment on how cool the space looks, and it really does feel like home. I can honestly say this is the best place I’ve ever lived. Between the amazing staff, the community feel, and the unbeatable location, I can’t imagine ever wanting to leave. If you’re debating - just lease here. You won’t regret it.

Love the building! Oliver Gwena at the front desk has been super helpful with any questions about the building or packages and always helps me find my Amazon deliveries quickly. He’s friendly and welcoming every time I come in or leave the building.

So happy to have been able to call Theory my home for the past 15 months! Thank you to Mamadou and everyone else on the Theory team for always making me feel safe and at home. If I was not leaving the DC area, I would've definitely continued to live here. Highly recommend Theory if you're looking for the best place to live in DC :)

I recently moved from Arlington to Theory and my experience has been outstanding thus far. The amenities are well kept and the concierge and leasing staff are incredibly helpful and kind - shoutout Mamadou! The unit sizes, finishes (IMO), and lighting are much better compared to other apartments (I toured many in the NOMA area before selecting Theory). This combined with its walkability to the Union Station, the red line, and the activities of Union Market make Theory stand out from other apartment building offerings. The only downside I would say has been the slight smell of sewer gas in upper units in bathrooms farthest from the exterior walls. This is likely in part due to drains drying out in unused apartments. As more people have moved in, it has become much more rare. Lastly, the free capital bike share membership that comes with your lease is a slept on benefit!
